Welcome to the latest edition of IP&T+ magazine! For this issue, I wanted to focus attention onto the conjunction between past and present, exploring the ways that history can inform contemporary design. The feeling of nostalgia is strong throughout this issue as we discover the architects, designers and developers who are making the old new by transforming historic properties into present-day spaces.

Innovative and extraordinary projects such as Luca Curci Architects’ Floating Glass Museum bring the past into the future, as they seek to highlight the challenges of today through a visionary design made with cutting-edge methods. The innovation doesn’t stop there, as our Property & Design section demonstrates several companies that are pushing the boundaries of traditional property development. Vintage elements shine through in our Industry News section, where we explore the latest trends in interior design and feature some of the recent news from across the property world. Our high-end wallcovering feature, Distinguished Décor, highlights the companies and design houses that are at the height of exceptional decoration.

When investigating hotels for our Hotels & Travel section, I made a point to select beautiful buildings that each had a unique historical look and fascinating cultural heritage. Set in the gorgeous City of Light, the Hôtel Dames des Arts invites you to dive into the world of a Nouvelle Vague film. In Girona, the Palau Fugit Hotel will transport you back in time, all the way to medieval Spain. Lastly, the charming Bella Grande Hôtel, Copenhagen, an original hotel since 1899, has recently re-opened after extensive renovation.

MIAMI BEACH CLUB INDUSTRY NEWS

Award-winning Auberge Resorts Collection has been appointed by the Miami-based global developer Witkoff and Monroe Capital to manage The Shore Club Resort & Residences in Miami Beach, Florida. The re-imagining of this icon – set to open in 2027 – will see it restored and elevated to welcome the world’s most discerning individuals once again, not just as a hotel, but as the city’s most exclusive new permanent address.

A historic landmark both architecturally and socially, The Shore Club has stood at 1901 Collins Avenue in the heart of Miami Beach since 1949. As an Auberge Resorts Collection property, this world-famous three-acre playground with 175 feet of ocean front will encompass not only the original Shore Club and its Art Deco contemporary, The Cromwell Hotel, built in 1939, but also a new 18-story residential tower and a free-standing residential villa, both designed by the globally esteemed Robert A.M. Stern Architects as the lauded firm’s very first ocean front project.

De-Luxe DXP, a new high-rise development by Aedas, is a luxury residential development in Sector 37D, Gurugram, India comprising 8 towers, a 3,200 square metre Clubhouse as well as an integrated commercial block with 21,000 square metres of retail offerings and a basement carpark.

The design concept, ‘A Gateway of Gurugram’, is brought to life through iconic high-rise residential towers. The varying building heights create a dynamic skyline, offering clear panoramic views from each unit. A largely passive environment design has been adopted with the aim of creating a more climateresponsive development. Buildings have been carefully oriented to optimise natural light and ventilation, enhancing the overall energy efficiency of the towers and reducing reliance on artificial lighting and climate control systems.

Design Director and Aedas Principal, Rafael Acosta, believes that “the design brings a unique blend of creativity and functionality to the project, seamlessly integrating modern aesthetics with sustainable principles.”

THE WALES BY PINTO

The Wales, a neo-Renaissance condominium building, complete with a gorgeous new construction Penthouse, has been completed by developers Adellco. Formally known as the Hotel Wales, it is located at 1295 Madison Avenue. Steps from Central Park, Avenue, NY, it is in the heart of the Upper East Side’s coveted Carnegie Hill Historic District.

Adellco Founder, Matthew Adell said that “move-ins are well underway and we’ve delivered the building within an impressive timeline. The result is the perfect marriage of old-world aesthetic and new, modern interiors including the newly constructed Penthouse.”

Dating back to the turn of the century, The Wales features interiors by globallyacclaimed design firm PINTO. The building’s original façade was restored and helped inspire PINTO’s design approach.

According to Pietro Scaglione, Designer & Art Director of PINTO, “We appreciated Adellco’s vision for the building which complemented our firm’s speciality: classic architecture and design with a contemporary twist. We paid homage to the rich history of the property from the glamorous lobby to the extraordinary Penthouse.”

The crown jewel of the property is that full-floor five bedroom Penthouse spanning 4,179 square feet with five full baths and two powder rooms. It is on the market with an asking price of $23 million USD.

PAVILION TERRACES

Pavilion Terraces, an architectural marvel, has been unveiled by the Greek award-winning firm 314 Architecture Studio, within Little Athens at The Ellinikon, Europe’s largest urban regeneration project.

The development consists of seven buildings, each boasting six stories and a total of 156 one to five bedroom terraces. The central landscaped courtyard is a vast natural amenity for residents and visitors alike and at the ground level, the retail component will include fashion boutiques, cafes and restaurants, an organic market, a bakery, and a supermarket.

Built with sustainability in mind, Pavilion Terraces complies with EU Taxonomy Principles and KENEK A Energy Performance and promotes wellbeing with low emission materials that enhance the indoor environmental quality. The development features EV charging and solar panels throughout and equips each apartment with a natural gas boiler for underfloor heating and hot water.

rchitecture firm Luca Curci Architects presents Floating Glass Museum, a groundbreaking project where the boundaries between art and nature blur and the water becomes a canvas for contemporary expression. The project has been conceived in collaboration with Giulia Tassi Design and an international team of architects and designers with the support of artificial intelligence.

Founded in 2006 by Luca Curci, an Italian artist, architect, and designer, Luca Curci Architects focuses on architecture design, from urban planning to interior design, as well as bioclimatic planning and green building. Since their establishment, they have realised projects for residential buildings, private houses, villas, restaurants and hotels and spas.

Inspired by the Venetian rich cultural heritage and the intricate craft of glassmaking, the Floating Glass Museum blends tradition and innovation, with cutting-edge design and a dedication to sustainability. Through meticulous research of materials and attention to the surroundings, the museum is designed to be a sanctuary where the history of glass meets contemporary experimentation.

Luca Curci Architects’ Floating Glass Museum looks backwards to the past in order to pay homage to the future. Its use of traditional Venetian glass elements to create its futuristic design emphasises the impact human actions in the past and the present have on the future. By drawing attention to the effects of climate change in this novel way, they hope to inspire people to consider how their choices may impact the world around them.

The Floating Glass Museum represents a global initiative, intended to be a symbol of environmental awareness and the unique space where art, nature and tradition converge. A balanced fusion of contemporary art and sustainable design that promises to invite contemplation, reflection and discovery.

The project will be presented in several cities that have been significantly affected by climate change, including Dubai, New York, Hong Kong, Singapore and Busan.

Interior trends and home finds to look out for in 2024

With the overwhelming success of recent pop culture media such as Succession and Saltburn, it seems to be no surprise that minimalism and cold-toned neutrals are on their way out, being replaced by quiet luxury, maximalism, and the “old money” aesthetic.

This timeless style is translating into interior design in the forms of antiques and sustainable decorating, particularly with elements of dark wood, which is also seeing increased use as wall panelling. The variation on wall decoration extends even further, with stripes and geometric patterns becoming increasingly popular. Vintage and vintage-inspired patterns for wallcoverings and textile elements such as curtains are also on the rise, with design houses such as Watts 1874, Arte and Iksel at the forefront of these enduring decorations.

Colour-wise, interior designers are reporting that browns and earth tones are making their presence known, as are hints of deep cherry red. The overall effect is one that is subtle and atmospheric, especially when complemented by soft, vintage lighting. Collectables, such as one-of-a-kind pieces and items that show off personality are being used to create a bespoke, custom look and feel to interiors.

In the kitchen, intricate marble and silver accents are taking pride of place, and coloured cabinetry is becoming an increasingly popular method to display a unique sense of personality.

This swing towards colour reflects the large shift away from plain whites and greys that have dominated kitchen design for the last few years. Similarly sidelined are the smooth textures and angular shapes of modern furniture, with designers reporting a large uptick in favour of soft textures and classic fabrics such as corduroy, mohair and velvet.

nni Varnäs, the designer behind luxury wallpaper company Ennisance, credits her Nordic heritage as her inspiration. Growing up in Finland, she lived next door to her grandmother, an artist herself with a passion for Chinese arts, who imbued Enni with an artistic spirit of her own.

Enni’s innate and profound connection with nature forms the foundation of her vision, and inspires Ennisance to create the finest wallpapers, intended to endure for generations.

Utilising paper backed silks and gilded papers as the primary materials, Ennisance employs watercolours for the artwork and delicately woven silk thread for hand embroidery. The design process takes place in the Nordic region, while the intricate artwork is created in the rural landscapes of China, employing centuries-old hand painting techniques. The particular hand embroidery method used by Ennisance can be dated back over 900 years.

Wallpaper design ‘The Orchard’ is an interpretation of Enni’s 100-year-old apple and pear trees in her Swedish countryside garden. It is hand painted according to the traditional Chinoiserie wallpaper technique on either dupioni silk or gilded paper. The design comes in 12 colourways and with various types of detailed hand embroidery added on top of the hand painted elements. Each order is custom-made and is adjusted to best fit the space.

‘The Starling’ is inspired by the majestic bird known for their gracefully synchronised aerial murmuration dances, a common sight in the Nordic countryside in late autumn and early spring. Since starlings are typically seen from a long distance, the individual bird’s stunning beauty is frequently missed, something Enni seeks to remedy. The design is painted onto either dupioni silk or plain silk. Enni expresses, “I wanted to emphasise the beauty of the starling by mixing the water coloured elements with skilful hand embroidery.” The silk thread stitching, metallic silk details and miniature glass pearls allow the bird to shimmer and sparkle gently when light is reflected onto it. The Starling comes in just two simple colour ways: Summer and Winter.

Ennisance design ‘An Ode to Mr. Austin’ is another one that had its origin within Enni’s garden, in this case, it was her prized rose trellis that served as the inspiration for this beautiful wallpaper. “My rose trellis holds a special place in my heart within my garden,” she says. Living in the Nordics, Ennis describes how winters can bring a sense of unease, as harsh winds and temperatures as low as -25º Celsius in the Lake Mälaren valley where she lives pose a threat to her ambitious collection of English climbing roses. “An Ode to Mr. Austin represents both a dream and a practical reflection of the ideal rose trellis, acknowledging the continuous nature of gardening and finding beauty in imperfection.” She concludes, “it serves as a reminder that even beneath the most immaculate rose trellis, dandelions and weeds still thrive.”

Since 1978, Andrew Martin has been at the forefront of global interior design, shaping furniture, fabric and wallpaper trends throughout the decades. One particular focus of theirs has been the mural wallpaper, with some of their latest collections being presented as the ultimate choice for designers and individuals seeking to add a touch of whimsy to their homes and design projects.

Over the last few years, their ‘Mythical Land’ collection has become an iconic design in the world of wallpapers, and has been featured in countless magazine and interior articles. It has been used widely in hotels, by renowned interior designers, and by private individuals worldwide.

he historic house of Watts 1874 has been associated with tapestry throughout its long and decorated history, but the development of their Tableaux Sceniques collection sees tapestries transformed into beautiful scenic wallpaper.

This idea was birthed during a collaboration with museum La Cité Internationale de la Tapisserie in Aubusson; in addition to the Aubusson archive, they were given the intellectual property rights to other magnificent pieces from private collections.

A primary example of one of the beautiful narrative tapestries is Daphnis & Chloé, created by Étienne Jeaurat (1699-1789), which follows the triumphs and tragedies of its titular characters as they journey towards lasting love and happiness. The original tapestry remains part of the permanent collection of the Cité Internationale in Aubusson, but it is now possible to host a version of it in your own home.

WATT S 1874

Watts 1874 have worked with museums and private collections to transform historic works of art into wallpaper

Using cutting-edge photomosaic photography, Watts 1874 translate and democratise centuries-old tapestries into beautiful wall art. The original tapestries are photographed on-site by Gilles Alonso, who as the artist commissioned to photograph tapestries in the Aubusson museum, has an invaluable understanding of this pictorial textile art.

Following this, a considerable amount of time is spent in the studio, viewing the content and discussing the deconstruction and reinterpretation of the source material. With the dawn of digital printing, what was previously unfathomable or prohibitively expensive is now both plausible and possible, and narrative murals such as Daphnis & Chloé have returned to take their place in interior fashions.

THE CURATION, CARE AND INTERPRETATION OF EXTRAORDINARY ORIGINAL ARTWORKS

THE BASIS OF IKSEL’S ANTIQUE WALL DÉCOR COLLECTION

Founded in 1988 by Mehmet and Dimonah Iksel, Iksel Decorative Arts started as a studio to hand paint the couple’s designs for interior decoration. Their inspiration comes mostly from a pre-industrial revolution world, and incorporates elements from several different countries, most notably India, where the couple had a home for over a decade. Encompassing many cultures and periods, Iksel’s collections include architectural, botanical, ornamental, and scenic décors.

The Iksels were the first in the design industry to recognise the potential of the digital revolution. In 2001 they digitised their vast archives of hand painted panels and décors and invented a new form of art – wherein they derived the highest resolution printing from decorative painting. Combining practicality with ultimate luxury, they have transformed wallpaper into custom frescoes, leading to work that is easily recognisable by elaborate painting and finely textured backgrounds.

Iksel’s archive collection is an extraordinary convergence between original 18th century decorative works and stateof-the-art technology. Through their connections with important antique dealers, museum directors, château owners and private collectors, Iksel received access to original 18th century East India Company wallpapers. It was through these acquaintances, and their confidence in the quality of Iksel’s work, that it was possible to slowly piece together such a rare and valuable collection of antique wall décors.

These amazing wallpapers can be offered to clients at a fraction of their value due to Iksel’s method of scanning them at the highest possible resolution into their image bank. “It is impossible to distinguish our prints from the originals,” Iksel have said. “We have baffled many experts with their realism.”

Many of these wallpapers were in poor condition or featured incomplete scenics when they were acquired. Iksel took the liberty of interpreting and reconstructing the missing parts and restoring and refreshing the image digitally, whilst being careful to preserve the patinas and atmosphere of the originals.

One such example, ‘Swan Lake’, a recent release by Iksel, is inspired by 18th century designs, when remarkable works by French artists were in demand. This composition, hand painted in the Iksel studio in a soft colour palette, represents a classic example of 18th and 19th century scenic wallpaper themes.

Omexco

Natural materials and eco-friendly methods are at the heart of Omexco’s wallcoverings design principles

A Belgian family-owned manufacturer of fine wallcoverings since 1976, Omexco is represented in more than 80 countries world-wide. Their products are designed at the brand’s atelier close to Brussels and are mostly produced locally or in collaboration with specialised craftsmen around the world with eco-friendly materials and methods.

Omexco launches five to six new collections per year all of which are developed in-house with its own designers or in collaboration with famous designers or artists. Printed, woven or natural, each one of the creations is handmade, custom cut and aims to bring a sense of poetry to your spaces.

One of Omexco’s latest collections, ‘Intuition’, makes use of a diverse range of natural materials, looking to emphasise the inherent richness of natural fibres in their purest form. Carefully curated by their design studio, the interplay of weaves, rhythm of the stripes and meticulously crafted geometric patterns aim to illuminate the myriad treasures these materials have to offer.

Another collection recently unveiled, Archipelago, is a captivating tale of the elegance of Capiz shells, interwoven with the shimmering brilliance of mica minerals. Archipelago effortlessly combines the timeless sophistication of luxury with the exquisite beauty of Capiz and mica materials.

THE HÔTEL DAMES DES ARTS BRINGS A CULTURAL REVIVAL TO THE HISTORIC ST GERMAIN REGION OF PARIS

A former 1950s theatre school has been transformed into the design-inspired Hôtel Dames Des Arts in Paris, France. The interiors were composed by internationally renowned Paris-based designer Raphael Navot, named ‘Designer of the Year’ by the Maison & Object Awards 2023. Navot took the history of the local artists who lived and thrived in the area as his inspiration for the overall aesthetic feel throughout the 1950s-era building.

His vision is a celebration of French culture, past and present and represents the marriage of philosophy, art and music within a social setting. Navot intended to recreate the sense of wonder and discovery that artists would have felt in this same location in the 1920s, being at the forefront of a movement that was cutting-edge, diverse and liberal, and which continues to thrive in the local St Germain community.

The hotel also conveys something of the film industry of the time, which can be seen and felt in some of the hotel’s

touchpoints, and in the heavier typography on creative materials and art pieces. Navot has purposely retained an elegant Parisian flair in his design and brought some industrial touches to the inviting yet minimalist guest rooms.

With the exception of two chairs from Navot’s own range for Roche Bobois, everything was made bespoke. This includes the charred Black Oak floor and the signature fluted ‘demi cylindre’ design in solid oak covering the walls in various public spaces and in the guest rooms. The floor, designed by Navot himself, was charred with a flame to blacken and then covered in a protective resin.

The hotel is set in the heart of St. Germain on the famous left bank and a stone’s throw away from Notre Dame Cathedral. With its lush and tranquil ground floor garden courtyard and bright open-air rooftop bar, complete with extraordinary views of Paris, it provides a breath of fresh air in the heart of the City of Light.

Located close to the River Seine and in the artsy ‘Quartier Latin’ area of Paris’s Rive Gauche, Hôtel Dames Des Arts is also a member of Preferred Hotels & Resorts, the world’s largest independent hotel brand. It offers a meeting space, a fitness studio and a spa treatment in addition to three dining venues, indoor restaurant and rooftop bar.

The art in the hotel was specially curated by experts, who sourced over 700 genuine pieces all with links back to St. Germain. As a result, each room has its own unique collection of artwork. Akin to a set in a Nouvelle Vague film, the interior design, décor, music curation and scent are an ode to the five senses, all adding to the atmosphere of a hotel that is ultimately an immersion in the spirit of the Left Bank – embracing passion, nonconformism and elegance.

he Bella Grande, a classic boutique hotel in the heart of Copenhagen, has recently opened undergoing extensive renovations. Situated in a historic building in which travellers have set foot since 1899, the Bella Grande is a timeless yet contemporary hotel where nostalgic charm meets modern sophistication. With a sense of luxury and comfort, guests will be set at ease in the completely reimagined rooms and suites designed to offer travellers a calm retreat in the middle of Copenhagen.

The hotel features 108 rooms and suites, a beautiful Italianinspired atrium courtyard, a gym and bike rental, along with meeting and conference facilities and the large and festive Italian restaurant Donna. With iconic dishes and a colourful interior, Donna brings the essence of Italy to the centre of Copenhagen. Located in the old town of Copenhagen, just steps away from the City Hall Square, almost every attraction is easily accessible by foot, with public transportation available right outside their doorstep.

Bella Grande is the second hotel by Copenhagen Food Collective (Cofoco), and the sister hotel to the Coco Hotel, also in Copenhagen. Since 2004, Cofoco has been instrumental in shaping the culinary landscape of the Danish capital. By seamlessly blending affordability with exceptional food experiences in a way locals could understand and relate to, the group revolutionised the gastronomic scene in Copenhagen. Due to overwhelming positive response and loyalty over the years, Cofoco has grown from a single restaurant in 2004 to 18 popular restaurants in Copenhagen today, each with their own unique direction. Offering a wide variety of gastronomic experiences, the restaurants take inspiration from all over world.

The Bella Grande is also taking determined strides towards a sustainable future. Among other initiatives, they are fuelled by sustainable energy sourced from Cofoco’s solar park in Jutland. Additionally, they contribute to planting trees in Kenya through their partner, Eden Restoration Projects. Together with their guests, they expect to donate more than 5000 trees in 2024.

AWARD-WINNING STUDIO EL EQUIPO CREATIVO CONVERTED AN 18TH CENTURY PALACE INTO A CHARMING AND SEDUCTIVE DESTINATION HOTEL

El Equipo Creativo used the ‘two Gironas’ as their creative starting point. The first is the Barri Vell: an emblematic district of weathered stone façades, hidden cul-de-sacs, porticoes and stone ramparts.

In contrast, the designers have highlighted the lighter side of the city – namely the vibrant colours that bathe the townhouses flanking the River Onyar along with Girona’s most famous spring celebration, El Temps de Flors (The Time of Flowers). These influences, enhanced with striking modern art and crafted objects, create a hotel that begs to be discovered and enjoyed.

“We aimed to create a sense of high luxury minus the pretensions,” El Equipo Creativo said. “To respect the original architecture of course, but be fresh, elegant, surprising and at times a little disruptive.”

Palau Fugit unfolds in two principal parts, both adapted to the needs of modern travellers and experience hunters by the Barcelona-based architecture studio Isern Associats. The first is the

original palauet. Here, an arched courtyard, renamed ‘La Placeta’, holds the reception area, restaurant and cocktail bar and a tucked-away spa-for-one. Guests ascend to rooms via the palace’s original staircase.

When reimaging the interiors of Palau Fugit, El Equipo Creativo sought to instil a ‘feminine’ presence throughout, using a selection of materials and textures to create rich visual experience. This is further enhanced by a curation of paintings, sculptures, murals, and photographs – all of which are original works by local artists.

Although each room and suite presents a design story unto itself, gothic arches and porticoes – a dominant architectural motif of Girona’s Barri Vell –are a recurring influence throughout.

Gateway to the Costa Brava and the capital of Catalonia’s famous Empordá region, Girona offers an enticing mixture of gastronomy, culture and natural beauty. Its well-preserved historic buildings date back over a millennium, and the city’s restaurants are renowned for their local wines and imaginative

take on Catalan cuisine that fuses produce from both land and sea.

Thanks to the network of bike and walking tracks that zigzag all over the region, Girona is fast becoming a popular base for international hiking and cycling enthusiasts. More recently, the city’s ancient landmarks were used as locations for the TV series Game of Thrones – a testament to Girona’s authentic medieval character.
