Welcome to the latest edition of IP&T+ magazine! For this issue, I wanted to focus attention onto the conjunction between past and present, exploring the ways that history can inform contemporary design. The feeling of nostalgia is strong throughout this issue as we discover the architects, designers and developers who are making the old new by transforming historic properties into present-day spaces.
Innovative and extraordinary projects such as Luca Curci Architects’ Floating Glass Museum bring the past into the future, as they seek to highlight the challenges of today through a visionary design made with cutting-edge methods. The innovation doesn’t stop there, as our Property & Design section demonstrates several companies that are pushing the boundaries of traditional property development. Vintage elements shine through in our Industry News section, where we explore the latest trends in interior design and feature some of the recent news from across the property world. Our high-end wallcovering feature, Distinguished Décor, highlights the companies and design houses that are at the height of exceptional decoration.
When investigating hotels for our Hotels & Travel section, I made a point to select beautiful buildings that each had a unique historical look and fascinating cultural heritage. Set in the gorgeous City of Light, the Hôtel Dames des Arts invites you to dive into the world of a Nouvelle Vague film. In Girona, the Palau Fugit Hotel will transport you back in time, all the way to medieval Spain. Lastly, the charming Bella Grande Hôtel, Copenhagen, an original hotel since 1899, has recently re-opened after extensive renovation.

MIAMI BEACH CLUB INDUSTRY NEWS
Award-winning Auberge Resorts Collection has been appointed by the Miami-based global developer Witkoff and Monroe Capital to manage The Shore Club Resort & Residences in Miami Beach, Florida. The re-imagining of this icon – set to open in 2027 – will see it restored and elevated to welcome the world’s most discerning individuals once again, not just as a hotel, but as the city’s most exclusive new permanent address.
A historic landmark both architecturally and socially, The Shore Club has stood at 1901 Collins Avenue in the heart of Miami Beach since 1949. As an Auberge Resorts Collection property, this world-famous three-acre playground with 175 feet of ocean front will encompass not only the original Shore Club and its Art Deco contemporary, The Cromwell Hotel, built in 1939, but also a new 18-story residential tower and a free-standing residential villa, both designed by the globally esteemed Robert A.M. Stern Architects as the lauded firm’s very first ocean front project.

GURUGRAM
De-Luxe DXP, a new high-rise development by Aedas, is a luxury residential development in Sector 37D, Gurugram, India comprising 8 towers, a 3,200 square metre Clubhouse as well as an integrated commercial block with 21,000 square metres of retail offerings and a basement carpark.
The design concept, ‘A Gateway of Gurugram’, is brought to life through iconic high-rise residential towers. The varying building heights create a dynamic skyline, offering clear panoramic views from each unit. A largely passive environment design has been adopted with the aim of creating a more climateresponsive development. Buildings have been carefully oriented to optimise natural light and ventilation, enhancing the overall energy efficiency of the towers and reducing reliance on artificial lighting and climate control systems.
Design Director and Aedas Principal, Rafael Acosta, believes that “the design brings a unique blend of creativity and functionality to the project, seamlessly integrating modern aesthetics with sustainable principles.”

THE WALES BY PINTO
The Wales, a neo-Renaissance condominium building, complete with a gorgeous new construction Penthouse, has been completed by developers Adellco. Formally known as the Hotel Wales, it is located at 1295 Madison Avenue. Steps from Central Park, Avenue, NY, it is in the heart of the Upper East Side’s coveted Carnegie Hill Historic District.
Adellco Founder, Matthew Adell said that “move-ins are well underway and we’ve delivered the building within an impressive timeline. The result is the perfect marriage of old-world aesthetic and new, modern interiors including the newly constructed Penthouse.”
Dating back to the turn of the century, The Wales features interiors by globallyacclaimed design firm PINTO. The building’s original façade was restored and helped inspire PINTO’s design approach.
According to Pietro Scaglione, Designer & Art Director of PINTO, “We appreciated Adellco’s vision for the building which complemented our firm’s speciality: classic architecture and design with a contemporary twist. We paid homage to the rich history of the property from the glamorous lobby to the extraordinary Penthouse.”
The crown jewel of the property is that full-floor five bedroom Penthouse spanning 4,179 square feet with five full baths and two powder rooms. It is on the market with an asking price of $23 million USD.

PAVILION TERRACES
Pavilion Terraces, an architectural marvel, has been unveiled by the Greek award-winning firm 314 Architecture Studio, within Little Athens at The Ellinikon, Europe’s largest urban regeneration project.
The development consists of seven buildings, each boasting six stories and a total of 156 one to five bedroom terraces. The central landscaped courtyard is a vast natural amenity for residents and visitors alike and at the ground level, the retail component will include fashion boutiques, cafes and restaurants, an organic market, a bakery, and a supermarket.
Built with sustainability in mind, Pavilion Terraces complies with EU Taxonomy Principles and KENEK A Energy Performance and promotes wellbeing with low emission materials that enhance the indoor environmental quality. The development features EV charging and solar panels throughout and equips each apartment with a natural gas boiler for underfloor heating and hot water.

rchitecture firm Luca Curci Architects presents Floating Glass Museum, a groundbreaking project where the boundaries between art and nature blur and the water becomes a canvas for contemporary expression. The project has been conceived in collaboration with Giulia Tassi Design and an international team of architects and designers with the support of artificial intelligence.
Founded in 2006 by Luca Curci, an Italian artist, architect, and designer, Luca Curci Architects focuses on architecture design, from urban planning to interior design, as well as bioclimatic planning and green building. Since their establishment, they have realised projects for residential buildings, private houses, villas, restaurants and hotels and spas.
Inspired by the Venetian rich cultural heritage and the intricate craft of glassmaking, the Floating Glass Museum blends tradition and innovation, with cutting-edge design and a dedication to sustainability. Through meticulous research of materials and attention to the surroundings, the museum is designed to be a sanctuary where the history of glass meets contemporary experimentation.
Luca Curci Architects’ Floating Glass Museum looks backwards to the past in order to pay homage to the future. Its use of traditional Venetian glass elements to create its futuristic design emphasises the impact human actions in the past and the present have on the future. By drawing attention to the effects of climate change in this novel way, they hope to inspire people to consider how their choices may impact the world around them.
The Floating Glass Museum represents a global initiative, intended to be a symbol of environmental awareness and the unique space where art, nature and tradition converge. A balanced fusion of contemporary art and sustainable design that promises to invite contemplation, reflection and discovery.
The project will be presented in several cities that have been significantly affected by climate change, including Dubai, New York, Hong Kong, Singapore and Busan.
