ondon’s Notting Hill is famed for its annual carnival, now more than fifty years old, and thirty -three years later a film of the same name about the life of a bookshop owner played by Hugh Grant, and starring Julia Roberts, which still brings curious tourists to the area today. Of course, there is much more to this part of London than these two elements of popular culture. After decades of gentrification, Notting Hill is now once again a homebuyer’s destination of desirability, with some of the most historic properties finding their wings and taking flight in popularity. Pricewise, the entry point for small apartments is £1m £1.5m. Larger apartments which are also suitable for families are heading in the direction of £2m - £2.5m. Upwards from that picturesque mews houses can start from £3m, and then the sky is almost the limit with houses overlooking garden squares selling for up to five times those amounts. Christopher Shaw, Head of Savills Notting Hill, explains what makes the area such an attractive place to live, especially for families: “Notting Hill still retains a huge sense of community, many people will move in as young professionals and stay for the next 20-30 years, while bringing up children and moving up the property ladder. Miles Meacock adds, “As an area, Notting Hill has been on a journey of gradual and progressive gentrification over the last hundred years or so. It is now recognised as one of the most popular, green, vibrant and family orientated postcodes in central London.”

An interview with Azlina Bulmer, RIBA’s Director of International, reveals the impact the organisation has had on the architecture in the UK and globally for over 180 years
s champions of past, present and future architectural standards, The Royal Institute of British Architects (RIBA) is a global professional community that drives excellence in architecture. Almost 50,000 individuals are part of this prestigious professional institute and benefit from a wide range of events and services, with opportunities to develop their career in architecture in the UK and internationally. The institute is one of the oldest architecture bodies in the world and was granted its royal charter in 1837. Bulmer says, “Originally, we were called the Institute of British Architects in London, in 1834, and then after the grant of the Royal Charter in 1837, we became RIBA.” The work that RIBA does today and how far its reach extends speaks volumes. Azlina reveals, “The majority of our members are in the UK, and that’s where currently most of the operations are, across 10 different offices. We not only serve our members on a local level, but on an international platform, which is the department that I head up. We opened the first two international offices last year, one in Shanghai and the other in Sharjah, UAE, to serve the Gulf region. We’ve actually got quite a small team but we serve about 7000 members outside the United Kingdom.” In terms of assistance, RIBA provides the training, support and recognition that puts its members, both in the UK and overseas, at the peak of their profession. Associating with the RIBA is very desirable for architects and their clients: “We set the bar very high,” says Azlina, “It doesn’t matter where you are in the world, you can use the initials RIBA next to your name and it instantly gives confidence to clients that you have met the professional standards and will be producing quality designs.” The institute’s six international chapters are what makes RIBA a

truly unique support hub – each chapter is manned by a set of volunteer individuals that serve a specific local area. Azlina adds, “In Singapore, for example, the Chapter has a group of architects that lead and deliver a number of activities for architects on the ground such as talks, building visits and networking events to provide local continuous professional development and support.” Following the launch of the RIBA China Chapter in June 2020, Azlina says that they now have a very successful mechanism to deliver programmes and activities relevant to the Chinese market which has proved highly successful and been very well received. Fast track to the Hello China campaign and 88 Places & Spaces architectural photography competition, and the positive impact that RIBA has had in the country becomes evident. “The Hello China campaign is run by the RIBA team in Shanghai as part of the drive to expand our international operations,” says Azlina. “China is a key market for us with enormous potential. The country has outstanding architectural talent who we wanted to engage with so we set up the Hello China campaign to introduce ourselves. We believe that the RIBA has lots to learn from the architecture profession in China and we are very excited to be able to celebrate the amazing work produced by Chinese architects through our international networks.
“We did that through the ‘four by four’ (4x4) talks delivered in major Chinese tier one and tier two cities: Shanghai, Beijing, Guangzhou, Shenzhen, to highlight and showcase some of the best Chinese architects and provide a forum to discuss key issues in contemporary architecture. And then there is the architecture photography competition, 88 Places & Spaces, with 8 being a lucky number in China. “We have all had a tumultuous 2020, so we thought let’s look ahead to 2021, which will hopefully be a better year. We decided to run this competition to find beautiful images of buildings

and places in China under the four themes of the Hello China campaign: sustainability, craftsmanship, identity and architecture excellence. “We’ve invited people to submit their photos of their favourite buildings and special places anywhere in China. The winners will be included in the RIBA China calendar 2021 with the top four photographs included in The RIBA Collections at the British Architecture Library – one of the world’s largest and most diverse architectural collections.” In terms of future goals, the RIBA is strongly committed to tackling climate change. “It’s the biggest and most important challenge we will face in our lifetime, and our children’s lifetime for that matter,” says Azlina. “Last year the RIBA launched Climate Challenge 2030, to challenge our members to commit to being carbon neutral by 2030; it’s something that we are truly passionate about. The built environment is one of the largest producers of carbon so a more sustainable approach to design will benefit not only the communities and clients that architects’ serve but the planet as a whole, which is a truly international goal.”

The new educational centre is being developed as part of the Liget Budapest Project,
currently Europe’s largest cultural urban development plan. This programme will transform Hungary’s largest park on a scale not seen since the millennial celebrations of 1896. Taking an unconventional approach, The House of Hungarian Music will also serve as a performance,
training and education centre as well as exhibition venue. The interactive music hub is aimed to be a space for exploration of music. The design of this new public area and events venue in Városliget also embraces the surrounding parkland and introduces creative musical work.

here is no one size fits all approach when it comes to office interior design and that’s what makes Design Hub Malta’s work so inspiring. The company’s one-off designs consist of a burst of self-expression, providing room for experimentation and a canvas for playing with a host of elements. There are many considerations for those looking to create a new office. The first is for space allocation and fluidity across every area, with open-plan work spaces needing to be carefully structured. Sean Cassar, managing director of Design Hub Malta thinks that desk clusters create this perfect framework to give different teams an identity. “All desk clusters are a custom product we design, build and supply to our clients. This enables us to plan all dimensions dependent on team clusters and positions within the open plan. For increased visibility, heights of these clusters are carefully calculated depending on the level of vision needed from team to team. The design elements and materials we incorporate increase sound absorption giving the seated user a more focused work aura.” Saying goodbye to rigid spaces and making way for maximisation is also key. Sean agrees and says, “Storage compartments for office use or lockers for staff are usually located in one area of an office. I tend to propose scattering these storage compartments around the office spaces dependent on their function and who would be assigned to use them. Once we have determined positions of usage we can fuse their design into the desk cluster privacy structure. In turn we have managed to free up space in another area of the office, enhanced social distancing and customised a design that fits into the brand identity of the company.” Just like an ideal home, an office space should be comfortable; forced ventilation and fresh air are key to creating this, with acoustics and lighting elements coming in at a close second. Other components include a feature on a floor, wall or ceiling or even all three. Design Hub Malta are at the forefront of combining these materials to enhance brand identity whilst creating a distinct flair.

GOING UNDERGROUND This basement pool design was part of the large-scale
refurbishment of a Grade II listed Manor House in the UK. Aqua Platinum were commissioned to design and build the pool and spa using traditional materials throughout to create a calm atmosphere, and ensure that the natural surroundings remain the focus of the occupant’s experience. The result is an 18m lap pool with eight columns passing through the water. Alongside this feature are double-sized steps running the entire length of the pool, with strip lighting and a bespoke cantilever tile detail. The pool hall is now complete with a unique eight-person spa, with LED strip lighting and warm jets. A Contemporary Edge The design brief for this eye-catching project was to create a family friendly pool and relaxing environment, immediately accessible from the house. The final design provided a clean and bright interior with an attractive and inviting pool colour. A swim jet and spa were added for an element of fun, and made to stand out with a dark contrasting tile tone. The interior finish boasts striking, large format porcelain marble effect tiles, which give the design a fresh, modern edge. LED mood lighting enables the client to tailor the pool house to their needs and the glazed ceiling lantern floods the pool house with natural light during the day, lifting each individual element. It was important for the client that the pool cover remained hidden, and the design remained relatively modest, to maintain the natural balance of the garden and property. Changing Rooms As families change and grow, so do the requirements of the family home; this pool is one such example. Situated in Illinois, USA, the pool had been in existence for 20 years when the Platinum team were called in. The homeowner wanted to reshape the existing diving pool, creating a much more child – friendly environment for his grandchildren. As well as removing the original pool, Platinum made the floor shallower, and installed a helical slide in place of the diving board. Additionally, the new pool has a hidden automatic cover and slot drains prevent water from pooling on the deck. A hot tub has also been installed inside the pool. government also prevented it being shown and sent many works into storage and even destroyed some. Eventually settling in France for the last years of his life, Kandinsky began to experiment with new materials and intricate compositions. Featuring more than 50 works by natural scientist and farmer, Mary Newcomb, this is the most comprehensive survey ever of an artist whose devotion to nature shines through her work. As a self-taught artist, Newcomb was championed and collected by the art dealer Andras Kalman. Having settled in Norfolk after teaching science at a school in Bath, Newcomb began painting and drawing in earnest from the workroom that became her studio, turning her scientific eye to observing the life unfolding in the fields and lanes around her; energetically documenting rural fetes, changing seasons, birds, cattle and insects. She delighted in the minute observation of nature, and wrote in the diary which Kalman urged her to keep: 'I wanted … to remind ourselves that – in our haste – in this century – we may not give time to pause and look – and may pass on our way unheeding.’ In the diary – which has never been published in full – she cites Stanley Spencer, Paul Klee, Picasso, Van Gogh, Graham Sutherland and Milton Avery as important influences on her painting. lexander Wong is a tour de force in the world of architecture and design. He has numerous key projects to his name from cinema chains to supermarkets, and a haul of over 60 awards, including ‘World’s Best Interior Design’ at The International Property Awards in 2016. His incredible designs might be described as futuristic, sometimes even ‘space age’, but with his use of light, shape and sculptural structures this is something he terms “thinking ‘Out Of The Planet’ rather than Out of the Box.” A graduate of Princeton University, his career began in 1989, working for a company which designed hi-tech hospitals. The move into his own business came in the year 2000 in a story intriguingly involving a Swiss banker, two entrepreneurs, and movie star Jackie Chan: “Back in 2000, I left Henderson Land and brief ly worked as the Director of Business Development for another architectural firm. Then, I quickly realised clients recognised my abilities to listen, to design and to actualise their visions, or at least they believed I could. These special

individuals included Mr. Jackie Chan, the world famous superstar, Mr. Michael Ying, Ex-Chairman of Esprit, Mr. Roger Liang, Chairman of a luxury boat manufacturing company called Kingship Marine and the renowned Swiss banker Mr. Philip Jehle. These unique individuals gave me the confidence I needed to become more independent. So in 2001, I started my own firm.” At the outset, his ambition was “...just to survive and possibly grow.” Almost twenty years later, the glittering projects he has to his name are many and varied, but he says that creating cinemas is the “freest” he is in his work. “Altogether, our cinemas were created in 11 different cities for 9 cinema chains totalling 200 screens and 30,000 seats. At the same time, we grew organically and branched out into different areas including residential (Golden Eye, Maison Belle), retail (De Rucci Palace of Sleep, Toy Cathedral, Mura Futura), high-rise towers (Bamboo Futura), office hygiene (Aqua Futura), exhibition & conference (Novotown), hospitality (Lamborghini Hotel Phuket), and now we have just started luxury yacht interiors with an Austrian company whose shipyard is based in Bangkok. So it is like coming full circle with our first project being a shipyard and I guess life is stranger than fiction sometimes. But our core belief remains the same which is ‘Design and innovation has to be based on the cultural context of our clients’.” So what inspires this brilliant imagination? “An image online, a
memory from the past, a new kind of technology, a plant (as in the case of Bamboo Futura for example), a painting, a brushstroke from Chinese calligraphy, films (as in the case of Cinema Futura and Carmen Futura). I also find submerging myself completely in water combined with deep inhalation of oxygen extremely conducive in getting inspirations and new ideas. After a ten minute swim, I get a lot of interesting perspectives on any of our previous ideas regarding a particular design we discussed as a team during the day. In fact, as soon as I get out of the water, I need to write everything down right away. It is that intense.” He tries to swim every night. Is there one project which serves as a defining moment for his business? “There are way too many and all for different reasons which makes it impossible to pick just one. But in the context of allowing the public to notice our designs, then our Carmen Futura for winning the World’s Best Interior Design in 2016 was simply huge for us... It is very hard to look back and try not to forget how we
went through all the challenges and reached this point in our development as a team and a company as a whole. It can get quite humbling, as well as becoming quite emotional for me.” Of course, it’s his name above the door, but Alexander is the first to recognise that these days his team are absolutely key to everything he does, “Design is teamwork and therefore, we need each other like any other collaborative endeavours. It is of paramount importance that we work with the best people in the industry to produce good work and nurturing the best chemistry between individuals to produce the most dynamic output in design is the ultimate goal. That is the Holy Grail.”

Light Touch
Isabella Marques, Architect, Fernanda Marques ernanda Marques Arquitectos Asociados created this bathroom to provide a feeling of openness and tranquillity, and to enhance the quality of light. Wall and floor coverings in neutral shades of white and sand work to reflect the light into and around the room. The limestone floors extend to the walls, the ceiling is finished in white acrylic paint, and other panels in the bathroom in walnut veneer. The external tropical plant-laden living wall was also carefully chosen to create a perfect backdrop to the design, and to add another dimension, becoming itself a work of art. The ceiling-height glass panels frame this feature beautifully. With the emphasis on clean lines, and the feeling of calm and light, the items for the bathroom fittings were selected in white and stainless steel to ensure they worked with the look of the room, keeping the palette pure. 54

The brief for the house, the work of architects Elliot Design Partnership, was to design a flexible open plan four bedroom house with excellent environmental credentials. For the bathrooms, the owner requested a look in keeping with the mid-century modern style of the home’s interior. Working in close collaboration with bathroom design experts Bauformat in Jersey, the EDP team specified a range of products from Laufen. As well as the family bathroom, there is a stunning downstairs shower room clad in black marble tiles. The luxurious and light filled en-suite has been created to provide a relaxing retreat. The large white freestanding bath is enhanced by marble effect walls and flooring. The room features the elegant Laufen Pro S washbasin and stylish vanity, and additional storage is provided by the Laufen Pro S Tall cabinet in Graphite. »

he main focus of this renovation by Texas based company, The Nielsen Collection, was to replace an existing elevated bath with a walk-in steam shower. Key to the design was incorporating the large window behind the bath. By transposing the placement of the water closet with the original shower enclosure, designer Faye Nielsen was able to expand the shower and create a clean line for the cabinetry. There is plenty of storage; a cupboard behind the bath was redesigned with custom shelving, pull downs and, at the client’s request, a built-in ironing board. The striking curved steam shower softens the space and creates a focal point. The front wall of the steam shower is finished in grey glass tiles, and a custom fit curved glass enclosure was created for it. The his and hers custom vanities, by Porcelanosa in a light grey lacquered finish, are complemented with linen-look laminate storage cabinets. Quartz counter tops and porcelain sinks are topped with Graff wall mounted fittings. There is a lift-mirror medicine cabinet by Roburn flanked by Sonneman tubular LED lights. 56

owerful and light with topnotch driver engagement are but a few terms to describe this bold red R8 that was treated as a daily drive for a week. The first taste of its potential was had during a very wet day in Essex, UK. Once you hit the red start engine button on the steering wheel, the world wakes up to the sounds of growls and rumbling. Innovative Austrian company Silent Yachts produced the first oceangoing solar-electric production catamarans in the world. With their electric propulsion, these catamarans are free of vibration and fumes, and require less maintenance than more traditionally powered crafts. ntigua, a member of the Commonwealth, is English speaking, and is very multi-cultural. John J Duffy MRICS – Chartered Surveyor, of Richard Watson & Company, the only Royal Institution of Chartered Surveyors qualified estate agents on the island, gives some background “The country is actually Antigua & Barbuda, Barbuda being a pink, coral sand island, so low lying it can hardly be seen at sea until very close by. With limited exceptions, property on Barbuda is not for sale to foreigners. Devastated by Hurricane Irma in 2017, the island is now being rebuilt.” Of the overseas buyers of property in Antigua John tells us that 65% come from the U.K. with the next biggest selection from Canada. He says that foreigners are welcome to buy both land and property in Antigua but the process requires patience and plenty of cash; “mortgages are not available if you are not employed in the country and
a document called a Non-citizens Landholding Licence (NCLHL) is required which takes three to four months to arrive. Property for foreign buyers is priced in US dollars with the local property market being priced in Eastern Caribbean dollars.” Sales are currently doing very well, especially with buyers realising they can work from anywhere in the world. Most prices start at around US$200,000 and go up to the multi-millions. John says that “Like anywhere, property buying can be a risk but if you use a reputable estate agent and employ a well recommended lawyer, the risks are no worse than the UK and, in some ways, less as all land in Antigua is registered and open to public inspection.” He told us “with low taxes, 365 beaches and lots of sunshine as well as business opportunities, and the government have introduced Nomad working with even more tax free concessions.” Never has there been a better time to move to Antigua.
Pvate Island Vernon Island is located in the centre of Antigua's North East Marine Management Area (NEMMA) with protected islands, coral reefs, fishing and water sports zones. T
here is one easy word to describe St Lucia: stunning. This island offers dramatic natural beauty unlike anywhere else in the Caribbean. A smaller proportion are from the UK and continental
Europe. Detached homes in popular areas such as Cap Estate, Rodney Bay and Marigot Bay, range in price from approximately US $500,000 to US $2.5 million. There is currently strong demand for homes in the US $500,000 to US $750,000 bracket.” He says in all those brackets, buyers are looking for homes with a fantastic ocean view, in a secure and convenient location, with easy access to the airport and beaches. “Property prices are currently very attractive. The market is still considered to be emerging. On St Lucia, property is available at a discount of approximately 30% compared to more mature real estate markets such as Barbados where there are generally more super luxury properties available.” He added that over the last few months there has been a surge in demand as more people realise that they can work from their dream location anywhere in the world rather than being tied to a corporate office. “We expect prices to rise in the medium-term, as St Lucia’s international profile rises and demand continues to grow.”

On Bequia – from US$550,000 for a two bedroom home with pool up to $6Million USD. On Mustique and Canouan – from US$6.5Million upwards. On Union Island the average price for a luxury property is more affordable with new developments starting at US$350,000 for a two bedroom to US$6.5Million. The main island of St. Vincent – from US$250,000 to US$7 million. Michelle says that view and location are essential for luxury property. “I believe the real attraction lies in our safe and unspoiled, authentic Caribbean lifestyle and culture. We are a welcoming country and we enjoy the equilibrium that we have with all who call it home. In addition, our Eastern Caribbean location, away from the hurricane path, provides stability and a safe harbour quality for buyers who are weary of what can be a constant rebuilding process elsewhere. As for the future of the market – I don’t see prices going down but I do believe that our offerings have finally grown into the asking prices.”

hink of The Netherlands, what do you see? Tulip fields perhaps, windmills, traditional clog shoes, canals? This low-lying country has a wealth of delights on offer – both for tourists, and also for those wishing to make a more permanent move here. The Netherlands may be somewhere that doesn’t immediately spring to mind when considering luxury property purchases but, from charming country cottages to imposing townhouses and contemporary new builds to enormous estates, one quick glance at what an agent has to offer at the top end of this market is certain to whet the appetite. Leslie D.T. de Ruiter, Managing Partner at Christie’s International Real Estate told us why he believes that buyers should consider the Netherlands: “The economy is strong, the community is very multicultural. From a financial point of view there is no capital gains tax payable on houses, and mortgage interest tax is deductible. In addition, there is an excellent health care system including insurance, and we are blessed with good schools and internationally very well-known universities.” Leslie then goes on to explain the make-up of buyers “Approximately three quarters are domestic buyers, and the rest are international. We see buyers from all over the world: UK, China, USA, Scandinavia, south of Europe, Singapore, Germany.” The luxury market starts at €1m and rises to €20m and beyond, and there is plenty of choice. Here's Leslie D.T. de Ruiter again “Currently in the Netherlands 2,600 houses of £1 million plus are for sale. Among them a real variety: villas, monuments, apartments and penthouses, estates, townhouses and farmhouses.” According to Leslie, when buyers are considering exclusive Dutch property they are seeking luxury and security, and it’s important for many buyers that kitchens and in particular bathrooms are luxurious. He says that swimming pools are not high on the shopping lists of most people because of the climate, and only 12% of houses have a pool. He is very hopeful for the future of the property market here – “Since the Netherlands is a relatively small country with a strong economy, forecasts are good. Demand is stronger than supply.”
Den Haag A property this special rarely comes to the market. This beautiful home is located in the Van Stolkpark neighbourhood, characterised by its stately homes and located close to the beach. The office was designed to allow employees to feel at home while maintaining a sophisticated and elegant feeling in order to promote productivity. The client wanted the space to feel homey and comfortable as well as sophisticated and elegant. I and UAE, M+N Architecture was tasked with designing a new sustainable headquarters for Provis and Khidmah, subsidiaries of Abu Dhabi real estate developer Aldar. The client’s brief was clear from the beginning: transform a windowless shopping mall unit of almost 3000m² into a sustainable and contemporary working environment for around 200 employees. Located on the first floor of Yas Mall, Abu Dhabi’s biggest shopping centre, the office adopts eco-friendly features to ensure maximum natural light, reduced water consumption and the use of recycled materials.
The sustainabile approach to the design was attested by the achievement of the USGBC LEED Platinum certification for commercial interiors. Situated across three levels, the spaces required some important demolition works in order to create windows and skylights to bring natural light inside the working area. One of the main design features is a 3D ceiling made of gypsum that is enveloped in LED strip lights running along its edges. Fitted out by contractor Design Infinity, vibrant and collaborative open spaces balancing natural and artificial light were created throughout, whilst enclosed private spaces were designed for individual work and for quick meetings among employees.

The First Group’s The One Hotel at Business Bay, is a spectacular 492 room hotel. Ultra modern in design, it is conceived with sustainability in mind, and integrates with its natural surroundings through a series of urban gardens and interconnecting walkways. B D established in 1995 in the historical city of Cairo, Egypt. With specialisations in several design fields the diverse team strives to bring forth distinctive excellence that challenges the design trends of today. The company’s Nüwa Asian fusion restaurant project in particular is a showcase of the hard work and dedication that goes into every design. After a full review of the food and beverage market, Mori Co discovered a lack of Asian restaurants in Egypt. They therefore decided to introduce the new Asian Fusion concept Nüwa – an Asian restaurant offering plates from many different regions of the continent. Given the fact that this is Nüwa’s first branch in Cairo, the choice of its location was very important. MB Designs decided on

housing the restaurant in the Capital Business Park, which is a business centre in one of the most significant neighbourhoods in Cairo: Sheikh Zayed. The design process was inspired by the Asian culture. The colours schemes chosen were earthy and natural, with the usage of dark green symbolising harmony and growth in Chinese culture, while in Japan it embodies freshness. In terms of important elements, the bar was placed front and centre ensuring that it was the main focal point. Pillars, wallpapers, accessories and lighting all came together in perfect harmony to create the right amount of balance. The wallpaper in particular is inspired by Chinese art and addresses specific topics of which nature is dominant, whilst the pillars are used to evoke heroic tales.

B D also tasked with creating a beautiful space within a private residence. The project, which is located in Eastown Residence, New Cairo, is a two-floor apartment, with a dedicated outdoor area overlooking the integrated designed landscape. The interiors maintain a very calming palette, one that is earthy and neutral and yet remains vibrant by the use of numerous accent touches. The true splash of colours results from the owner’s valued art collection. The shelving unit which is one of the main design features provides a beautiful spatial separator as well as a display area for items with sentimental value. The primary area of the ground floor acts as a ‘great room’ which
combines the kitchen, dining and living area in one shared space. By eliminating all barriers in the kitchen such as the walls and doors that traditionally separate a kitchen from the rest of the living area in a home, MB Designs created a freeflowing space. The master suite in particular is reserved as a bespoke haven, created exclusively for the clients. The space was designed using calming light tones, aquamarine accents, and brass touches. The en suite bathroom was designed to highlight the backwall material, as well as to create a warm glow within the space. The pendant next to the sink creates an alternative lighting mood, fully transforming the look and feel of the area.

In 2018 the company entered into a joint venture with Living in Interiors, becoming one of the greatest furniture and home decorations retailers in the State of Qatar. Today the company manages five showrooms and represents over fifty international brands. Butterfly Design Studio has three awardwinning projects, one of which is the P-195 offices. According to the client, the main feature of the corporate identity is their logo. The concept is based on the coordinates, location, time and countdown. Inspired
by the logo of the P-195 offices, the design is minimalistic and futuristic. The light and colour set the cyberpunk feel and within it a wider space is created, keeping a sense of secrecy. The company’s private residence project in Doha combines luxury and uniqueness. Adding a contemporary style to Moroccan elements was the main challenge in this project. The client’s expectations were to have a unique interior with plenty of wall décor, colour, mouldings and shapes. Its third project, The Bentley Luxury Tower is set to be an innovative concept in high-rise residential developments. This prime real estate property promotes refined interior spaces and a lavish external skin, alongside world-class facilities and amenities.

D C project, a contributor to the contemporary urbanisation undertaking in West Africa, is located in one of the most desirable residential areas in Accra, Ghana, and was developed by Acacia Build Limited. The complex is noteworthy for numerous reasons: it offers unique, modern living spaces to its users, verdant landscape, and cocoons its inhabitants from all external noise. The Move North Beach Crescent is a commercial development in the Jubail Industrial City. Based on the concept of a fisherman’s cove, the arrangement of the buildings create a cove effect. The applied grid configuration above references the industrial fabric of the city. Walkways and terraces access different levels and serve to redefine the site’s relationship with the water.

When the clients requested a home of overwhelming luxury, Dubai Design Group created “Whispering Classic”. It is truly a love story between art, gold and pink camellias. As soon as you enter this majestic home, you can see what kind of masterpieces were put on this astonishing project. The spiral staircase enveloped in 1300 porcelain roses, camellias and anemone flowers is the dominant
masterpiece of the interior. 24-carat gold leaves were used for the patina of fine decorations – it is very difficult to use, because there is a very thin border between real art and tastelessness. Professional gold masters and artists spent 120 days putting together the 24-carat gold leaves throughout, which accumulated to 7kg of gold. completed to date, Kuwait based KIM Design Bureau has become one of the leading firms for high end design in the region. House Nashy sits in one of Kuwait’s prime locations. The site, which is adjacent to the private palace of his highness the Emir of Kuwait, rests on high land, offering breathtaking panoramic views of Kuwait’s skyline. The owner, who is architecturally very well informed, requested that the home be minimal and seamless, and provided the perfect balance between daily living and social entertaining. The design concept is built around the word ‘flow’, with particular consideration to privacy as well as open space. The ground floor plan in particular creates a sense of
fluidity without barriers compromising movement. Light floods into the glazed double height living space, while special glass minimises the amount of infrared and UV heat and light coming through. The exterior of the property serves a balance of contemporary needs and a conservative context, which helps to frame the colour palette of the house. Sustainability is achieved using narrow recessed openings on the south façade, and there is an inner courtyard which works as a natural cooling system. This landscaped courtyard helps to make the surrounding rooms feel tranquil and cool, inspiring the use of neutral tones in the interior fabrics and finishes. House Nashy delivers an overall feel of easy living in a contemporary context.

. M.E has established itself with firm genuine roots of being the unmatched leader of creating beautiful housing in Uganda. Hill Top Residency and Ibis Residency are great examples of the company’s tenacity and outstanding ability to create something unique. Hill Top Residency in particular is located on top of Kololo Hill in Kampala, Uganda with beautiful views of the city. The building was designed in a ‘c’ shape creating an open courtyard in the centre. This was done to ensure that every resident is able to take in the beautiful views. The project also includes a swimming pool and children’s play area to allow residents to enjoy social activities. The
interior of each apartment includes a seamless open-plan living and dining area. In addition, balconies are connected along the length of the living room and kitchen to give the impressions of large and airy abodes. Ibis Residency has been decorated using a simple minimalistic contemporary style of architecture and vertical gardening areas along with a roof terrace. The building is located in the Naalya Estate in Kyaddondo, Uganda, and features beautiful views of the neighbourhood, especially from each terrace. Like the Hill Top residences, the dining and living area within Ibis are open-plan. There is also a removable partition between the two and the kitchen area, allowing residents to create an even larger area if they so choose.

D L takes pride in the quality and finish of all its projects and has a growing reputation for delivering individuality and attention to detail. Its Soobadar Private Residence – Goodlands project in particular is a shining example of the company’s professionalism. Located in the north east of Mauritius where the weather is warmer, the home’s position is not shielded by any mountain range and that favours a constant wind flow throughout the year to the north west. The living/dining area is the main feature inside the house and includes two skylights and wide openings which allow plenty of natural lighting. There are four main areas in the house that needed the MARD Design touch as per the client’s request and all are situated on
the ground floor: the living and dining room, greasy kitchen and bbq, and the verandah and private garden, which can be found next to the master bedroom. On the ground floor there is a double-volume living and dining area to give a sense of width and openness with a skylight to allow maximum natural light. The first kitchen located next to the dining area gives a sense of an American open-style aura. The second, a greasy kitchen next to the first and a big storage room extends to a barbecue kiosk area outside. Two master bedrooms featuring high ceilings and private balconies make up the first floor with two en suite bathrooms and walk-in closets, a sitting area and a common terrace. With this home, MARD Design Ltd has achieved a balance between simplicity and a comfortable interior.

, sophistication and contemporaneity, Design House Interiors created this unique and creative residential interior private residence project in Qatar. The project was inspired by world-class hotel lobbies, whilst maintaining the essence of Qatar living. The company was assigned to design the formal areas of the house and the master bedroom, which are all located on the ground floor. The client was very clear with the direction of the aesthetics: she was keen on incorporating wood finishes, as well as a warm neutral colour palette with subtle accents. As a woman who loves to host parties, she wanted the space to serve as many guests as possible. One of the focal elements in the interior was the rotating patterned brass partitions in the foyer. The patterned partitions are reminiscent
of Islamic Mashrabiyas, whilst they also created an element of closure to certain areas without fully enclosing the spaces. The ‘majlis’ is an Arabic term for a space which hosts a large number of guests, and is placed directly adjacent to the main entrance of the home. Several of these areas run throughout the villa, with the main one located on the right side. A selection of functional furniture, with seating aligned against a wall was incorporated. A beautiful beige carpet with diagonal grey lines was customised to the size of the majlis. On the other hand, the dining area was finished in dark walnut, with the walls cladded in engraved wood, along with a three-metre buffet station which subtly melds into the space. With this project, Design House Interiors has fully achieved its clients’ dream concept.

D C is one of the leading companies in construction, interior decoration and refurbishing of palaces, residences, hotels, resorts and office buildings, among many others. The company was given the task of restoring a villa located in the old downtown of Riyadh. The style of the abode was based on an older traditional layout composed of two entrances, one for men, another for women. It had become outdated and not in line with the new vision of the country. The windows were small, and in some cases non-existent – the rooms were clustered and based on an impractical octagonal partitioning. Horizon Design had to bring natural light into the house and create more open spaces,
as well as four bedrooms. In order to create openness, the house had to be redesigned in a more symmetrical and angular layout. While in the midst of the process, the company realised that the style of the home was becoming too modern and since the clients’ father was moving in, they had to add a touch of classical elements to make him feel comfortable. Earthy tones remained dominant, with a mixture of wood and marble components. Ceilings were kept simple and bright, while gold leaves took centre stage on the main tables. A playful floor created more interest in dining room, while the entrance was designed to refract light by using a matt leather marble treated finish.

BD C composed of XBD Interior Design and XBD Architecture. This collaboration brings together an array of skills in both residential and commercial projects. Private Villa – Hidd Al Saadiyat was designed for a young family. XBD focused on careful spatial planning and creative design solutions to create a contemporary and luxurious space. Emphasis went into creating a comfortable and elegant transition between all spaces. The overall design brief for this exceptional private villa at Jumeirah Golf Estates was to create a family friendly home in the signature XBD style on a restricted budget. By keeping a neutral palette but also introducing bursts of colour, XBD fulfilled one of the main
requirements to create ‘a sense of serenity and peace with elegant accents’. This winsome salon in Mirdif City Center was designed for the UAE launch of the famous ‘Juice’ salon chain. The aim was to create an elegant, feminine, and natural space. The design style was modern yet vivacious, and the colour scheme neutral with an organic palette as the furniture and joinery were going to be main focal points. The design brief for the dynamic Private Villa - JSR03 was to create a family home that accentuated the stunning views. The signature XBD Collective contemporary style with sporadic classical touches were used to achieve the client’s brief. The golden mashrabia elements on the exterior façade really made this project unique.
