Six London estate agents talk us through what makes these eclectic properties attractive to buyers, and what developers and potential homeowners alike need to take into consideration before taking the plunge. “London is a city very much in touch with its history, and a large proportion of that history is read through its buildings” says James Klonaris from The Modern House. “Many of our clients think of themselves as custodians of historic buildings rather than owners, and I would argue that we experience a greater connectivity to our surroundings when we live harmoniously with the past. Spatially and materially, lots of historic buildings offer a scale, grandeur and means of construction that would no longer be financially viable today.” Simon Murphy, CEO of Battersea Power Station Development Company agrees: “Historic conversions, like Battersea Power Station, offer so much more than simply a place to live – they offer a chance to buy a slice of British history.” Joseph Bate, sales manager at Johns&Co told us “Buyers are drawn to properties which have a unique or interesting story behind them. Battersea Power Station is a Grade II listed building on the banks of the River Thames. It is one of the largest brick buildings in the world and is at the centre of one of the largest regeneration projects in Europe. andle Siddeley, The Lord Kenilworth, founded his design business, which also takes his name, in 1975. Now described as a ‘leading landscape architecture, construction and maintenance company’ he has spent the last 45 years, designing bespoke gardens and installations not only for some of the most discerning of private households, but also for important public spaces around the world. With a seemingly unending passion and flair for outdoor design, today he is as busy as ever, but what has changed over those 45 years, and who has influenced him in his impressive body of work?

Randle’s father John Siddeley was an interior designer who worked on the Harlequin Suite at the Dorchester Hotel, the Park Lane Hotel in London’s Piccadilly and the Okura Hotel in Japan, as well as working on projects for English actor Peter Sellers. Randle says that he certainly drew inspiration from his father: “I grew up in the interior designing world, but my interest in gardening started as a child, so I always had it in my blood. In my late teens my father had a couple of projects that needed landscaping. I suggested to him that I could do that. I got involved, and he gave me freedom to do my own thing as opposed to being under his watchful eye.” Today Randle still loves getting involved in the design process. “Fortunately, I have a very good visual memory. So, I can walk into a space and come back to work, and I can imagine that space without actually referring to a picture. I think, ‘now I know how I’m going to start implementing
the initial structure of the garden.’ The whole design of the garden is there to bring joy, and then of course seeing the finished result at the end of the day, as well as having an exhilarated client.” His designs are wide ranging from the tidy symmetry of classical garden design to modern city gardens, huge rolling landscapes to planning open public realms. Does he have an identifiable style? “I generally want my clients to have ownership of how we reach the end product. So there’s not one particular style that I can pinpoint simply because everybody is so different.” In terms of Randle’s inspiration, it comes from not only his years of experience, but also learning from the client what their likes and dislikes are. Who then does he admire in the landscaping world? “There’s a lot of professional and creative people out there who I admire.” Historically speaking he says that he admires the work of Humphry Repton, an important 18th Century landscape gardener. “In Repton’s book, he shows
the before and afters, he does a sketch of what the garden or parkland looked like, and then you flip over the page, and you end up with what it is going to look like, a before and after.” So inspired was he that Randle now has his own book called The Garden, Before & After. It has gone on to win a number of awards, which he says is “very gratifying.” Randle acknowledges that much has changed in the 45 years since he started his business … “With the 3D drawings that you can do now, you can give everybody a pretty good understanding of what the space can look like.” Now, the projects are often international: “Over the last ten years I have been doing a lot of work in Hong Kong, to name just one country. One project in particular that I worked on was located in Discovery Bay which required me to design six different gardens.” Of course, travel has been impacted in the last twelve months “Everything is UK-based at the moment. I’ve got a project planned in Hampshire and there are lots of things that we’re doing in central London, too.” Randle it seems has plenty of energy, ideas and inspiration to continue designing for the foreseeable future, and to carry on innovating and adapting as he has so successfully all this time. Briggs' talents included not only his storytelling that entranced both the adults who read his books and the children who were lucky enough to have them at bedtime, but wonderful drawings and paintings of the characters he was depicting. His books have sold millions of copies and several have been adapted for stage and screen most notably perhaps The Snowman, the animated version of which is screened annually at Christmas. Despite his reputation as one of North America’s greatest 20th-century colourists, Milton Avery's
work has never been shown in Europe. Now however the Royal Academy hopes to present a selection of 70 of his most celebrated paintings from the 1930s – 1960s. The works typically feature scenes of daily life, including portraits of loved ones and serene landscapes from his visits to Maine and Cape Cod. Marvel in the colour sensibility and balance that runs throughout his work – a style that was to have a major influence on the next generation. It is a long overdue celebration of an American master who, in Marc Rothko’s words, celebrated the world around him with a poetry that “penetrated every pore of the canvas to the very last touch of the brush”. Online shows become the norm cross the globe, museums have adapted to the new realities posed by the COVID pandemic. In many countries this means new lockdowns as governments battle to control infections. Many museums re-opened in the summer only to be forced to close again – one of the most important shows affected was Artemisia at the National Gallery which had an all too brief flowering but can still be seen online by members. Hundreds of virtual shows have taken the place of live events. Hopes are again being raised that vaccines will begin to enable the re-opening of our museums, in particular the smaller regional ones that cannot rely on well-heeled trustees.

Faced with building delays due to COVID, India's new Museum of Art & Photography (MAP) in Bangalore launched last December with a digital display of works from the sub-continent. MAP's digital platform now offers curated experiences allowing audiences to interact with exhibitions and events from home. The collection of over 18,000 artworks, predominantly from the subcontinent and dating from the 10th century to the present, is wide ranging, with tribal and folk art as well as contemporary and pre-modern works continually being acquired. Among the opening exhibitions which can still be seen online is Bhuri Bai: My Life as an Artist charting the life of the Bhil painter, muralist and illustrator whose lively visual vocabulary records her experiences and travels as a contemporary artist.

RARE PORTRAIT of cross-dresng king comes to light
A miniature bought 'unseen' during the 2020 lockdown and originally believed to be of Sir Walter Raleigh has proved to be a portrait of Henri III of France (1551-1589) and one of a very rare number of images of the king. Experts at Philip Mould were also excited to discover the signature Decourt when conservation work began. Jean De Court was an important French court artist of the mid 16th century, reputed to have painted both Mary, Queen of Scots and Elizabeth I. Henri III was a notorious cross-dresser who often wore elaborate dresses at jousts, banquets and in court. Courtiers who followed his eccentric style were said to resemble “whores of the brothels” with “their hair long, curled by artifice, with little bonnets of velvet on top of it. ... so their heads look like St John's on a platter” – a description that could equally be applied to the hairstyle of Henri in this miniature. The St John the Baptist gag turned out to be somewhat prescient. Henri was assassinated by a Catholic fanatic after 15 troubled years on the throne, his reputation for sodomy

lipping through the portfolio of Nanas Design is like looking at an eclectic wonderland of interiors, and that is very much intentional. “We like to be chameleons,” explains director Mariko Konno. “Whenever we take on a new project, we always try to see things through the clients’ lens. This helps us understand their needs and wants, and better reflect their lifestyle.” Nanas Design was born in 2018 and is the brainchild of Mariko Konno and Saki Funayama. Both ladies have over a decade of experience in the property, design and construction industries. But it was not just their love for style that drew them together, it was also their shared experiences. “We both grew up outside of Japan and have been exposed to many different cultures and aesthetics throughout

our lives. This not only allows us to be more versatile, it also helps us draw from both Eastern and Western influences when we design,” says Saki. At first glance, the common thread that ties all of Nanas Designs professional work together might not be obvious. However, upon closer inspection, you will be able to see the influences of their Japanese heritage that has made the design firm such a powerhouse in their field. For one, they are known for their attention to detail, especially when it comes to craftsmanship. They also believe in efficiency and putting everything to good use. “Japanese people traditionally don’t like to
waste things, they would even cut up an old kimono and use it as coasters or wiping cloth,” shares Mariko. And last, but definitely not least, the concept of Kaizen is something they adhere to. It’s a Japanese philosophy that means ‘continuous improvements’. This ensures that their designs are always at the highest level and are able to withstand the test of both time and functionality. Michele Chagnon-Holbrook, Owner, Casabella Interiors he first thing to consider when designing a bedroom for high-end clients is how to create a timeless look that feels both soothing and sophisticated. Timeless finishes are essential to achieving this look; try to stay away from trendy finishes and gravitate to classic colours such as soft blues, greys, beige, and white. Consider the walls an opportunity to bring in something original such as creating custom wallpaper from a piece of artwork your client loves. Go bold with lighting, incorporate an oversized headboard, and use mirrors
to expand the sense of space. Let the nightstand be your source of bling by incorporating gorgeous hardware and different finishes such as mother of pearl. And, don’t forget the pillows which are excellent accent pieces. Michele also loves the power of texture. An essential part of good design is not just the furniture, accessories, and colours but also the layering of textures. The texture of a fabric can dramatically change the way a chair will feel when you sit in it and sensation is very important in a luxurious bedroom. Texture also provides a balance so you don’t have too much of one thing. When thinking about colour, Michele advises using soft neutrals for the bedroom, especially classic white in all of its simplicity layered with grey tones, or the spa-like soft blues. Bringing all of these considerations together – finishes, wall treatment, texture and colour – and keeping them in balance will result in a bedroom your client will never want to leave.

Falcon 6X rollout
The Falcon 6X from Dassault Aviation was first launched in February 2018. Entry into service is expected next year. The ultra-wide body twin-engine aircraft has a maximum speed of Mach 0.90 and a range of 5,500NM, allowing non-stop flights between Beijing and San Francisco. It can also fly from Washington D.C. to New York, then continue on to Geneva without having to refuel. The Falcon 6X is fitted with the brandnew and all-digital EASy III flight deck and avionics suite, along with FalconSphere II and FalconEye systems, providing flight crews

ustria is a land blessed with the most beautiful snow-capped mountains, crystal clear lakes, pretty alpine villages and incredible historic architecture. What is it like to live here though? What draws people in? We spoke to Alex Koch de Gooryend from Knight Frank’s International department: “When we first started working in Vienna, a lot of people were looking at it from a lifestyle perspective: the cultural elements of the city, the huge number of art galleries and theatres. It’s a fairly small city so you can walk everywhere and it’s very safe and secure. The market has changed a little bit over the years – now we are beginning to see more people coming over and looking at it as an area for potential relocation.” Richard Buxbaum, head of residential real estate from Otto Immobilien, (Associate Partner of Knight Frank in Vienna) told us, “One of the most important things during the last 9 to 12 months has been the extraordinary healthcare system, and I think the combination of great education provided by the international schools in Vienna, and our health system will bring in more and more international clients.” Richard says that over the last nine months he has seen a “30% increase in interested clients coming from around the world to invest and live in the city.” Away from the capital, for some it’s the lure of the mountains which beckons – Johnny Cartwright from Savills Ski told us “Zell am See, Kitzbuhel, Lech, St Anton and Obergurgl are popular locations. There is a big demand for Austrian resorts from Germany, the Czech Republic and other Eastern European countries such as Hungary and Slovenia. Zell am See and Kitzbuhel are dual season, so they are busy all year round. Lech, St Anton and Ischgl have been more winter locations as they are high altitude resorts and very snow-sure, however, Lech is now
becoming much more popular in the summer as it has opened a new golf course.” The call of the mountains is self-evident but Johnny explained the added draws – “There’s beautiful scenery and a good climate all year round. Austria is a clean and efficient country. Hotels and restaurants are all very welcoming to their guests.” Evelyn Hendrich from Hendrich Real Estate guided us further around this beautiful country and back towards the cities, “Vienna, as the capital, is known for its high quality of life and has been voted as the most liveable city of the world several times in a row (according to the Mercer Study). As well as its international schools and excellent healthcare system, Vienna offers a vibrant cultural life, and is known for its wonderful cuisine. It is a beautiful city full of historical buildings from all periods, surrounded by lovely green landscapes. Vienna is known to be a safe city and is a society hotspot. Then Salzburg, for example offers a variety of those same qualities, but it is best known for the summer festival where, for six weeks in the summer, people can enjoy a rich cultural and social life. Even close to the cities we have lakes, woods, mountains, vineyards.

Evelyn says, “International clients are looking for apartments, mansions, chalets and castles in Austria´s prime locations. They ask for the bedrooms to feature en suite bathrooms and walk-in closets. A wellness area with sauna and steam bath is often requested. A spacious garage and quarters to accommodate staff is desirable, too.” In the mountains, Johnny says that people are looking for “Privacy, views, accessibility to the mountain, as well as accessibility to the towns.”

“Everyone who comes to Vienna, stays in Vienna,” says Richard. “They move their families first and then their businesses. We have a lot of international headquarters in Vienna. Some people establish businesses here and some return, having made their money elsewhere because they see it’s an interesting city in which to live.” Richard’s colleague Martina Gruber who is head of international network management with Otto Immobilien states, “There are two kinds of clients – those who would like to live here and those who would like to invest, maybe to come to Vienna later when they are retired or in another situation. They differ between originally looking for apartments to invest in, but when they come to live here, they prefer apartments in old buildings or old villas because they like the Viennese tradition and the Viennese charm.” Austria it seems has plenty of charm, no matter which area you search in.

The soon-to-open building offers serviced office spaces where the design seeks an equilibrium between contemporary needs and cultural values of Saudi Arabia. This is manifested in the choice of local materials, culturally driven design approaches and the detailed consideration of spatial configurations of offices post covid-19. Dar Al Omran’s scope included Architectural, Engineering and Interior Design services as well as construction supervison.

award-winning companies – the focus on finer details and quality is a constant reminder of how much work goes into every design.
Throughout the years there has been an influx of beautiful projects across Europe and this year was certainly no different. Mercury Tower in particular secured six five-star awards across three categories, while Gowin & Siuta Pracownia Architektoniczna snagged four five-star awards for its Rotunda PKO Bank Polski w Warszawie located in Poland. With four five-star awards under its belt, Asterus Development’s Business Park Rostec City project is the epitome of an integrated development, and once complete will feature business, social and sports infrastructures along with landscaped public spaces and a park on the Moscow River embankment. While judging for the UK was no easy feat, Chancellors managed to stand out from the crowd to secure six five-star awards for the Estate Agency Single Office category across six counties. Griggs won four five-star awards for two projects: 37 Newlands Avenue, and Hanstead House, a luxury residential development in Hertfordshire featuring 11 elegant two-bedroom apartments. These are but a few of the projects that have stood out this year, and we are truly pleased with the outstanding levels of expertise that you continue to showcase. With its emphasis on freedom, fitness, health and wellness it was about living The Shore way of life. Z was able to be very clear about who it were marketing to, and set out to create a plan which would see the project
through, from sparking an initial curiosity to helping residents’ dreams come true. From press advertisements to video production, printed brochures to social media, and a series of events; over a period of three years, Z took care of it all. They even created a craft gin for the project. Z works hard to not only excite but to reassure and satisfy an often diverse group of stakeholders, helping them to make short term decisions with confidence, which often carry with them long term consequences. The new National Conservation and Storage Centre (OMRRK) is actually five buildings

The buildings now provide world class support for the Museum of Fine Arts, Museum of Ethnography and for the National Gallery, with conservation and restoration spaces and storage facilities. The centre’s design aimed to create harmony between new and existing buildings, reflecting their 19th Century architecture, while also using simple geometry and classic proportions. Inside there are cutting edge art storage rooms, restoration workshops and artwork diagnostic labs. The site is now home to the Central European Research Institute for Art History. There is also a deep level garage and a visitor centre. With its geothermal heat pump system, solar panels and green roof areas, this key development truly has innovation at its heart.

JSC F-E has presented an impressive project that has won three awards. The design of Reef Residence, which is a new deluxe clubhouse, reflects passion and artistry. Located on the Sochi Black Sea Coast, the unique natural landscape of this area, along with the concierge service and a beautiful multiservice, including spa and fitness centres, a complex of swimming pools as well as walking and children’s areas represents the gold standard of high quality of living in the Russian Riviera. The architectural solution exploited by the Reef Residence complex was developed by Project Meganom, which is considered one of the most successful design companies in Russia. The main building of Reef Residence is a 12-storey complex, and in an effort to offer residents the opportunity to feast their eyes on the views, the architects designed a cascade of wide terraces. Transparent insets in the
terraces’ parapet walls are key to the everchanging sea becoming an inherent part of every apartment’s interior. The Reef Residence complex also includes two villas with separate entrances and their own outdoor lounge zones with swimming pool, waterfall and tropical gardens. Both are situated below the apartment building level and are in close proximity to the calm waters of the Sochi Black Sea Coast, while being totally autonomous. Setting the highest quality standards for seaside apartments, the Reef Residence complex provides an example of responsible and lean development of the Sochi coastline. , PSJ I is a highly experienced developer, focused on the use of innovative technologies and sustainability to not only create homes, but also great communities. The design brief for PSJ I’ Vily Třebonice near Prague was to achieve simple shapes and forms, with innovative use of the available space, along with maximum privacy. The client requested that the 12 homes offered a high standard of living using quality materials but always remaining mindful of the environment. In creating the property, PSJ I had to consider how the buildings would sit on the existing plot whilst making best use of the natural resources available, such as land, soil, and rain water.
The project was based on one house shape with a variety of details – a unique but unified set of structures, offering an overall character for the location. The design concept was for imposing high ceilings, up to 3.6 metres, creating spaces with personalised interiors suited to each home. Each property boasts an enormous terrace with a connection between indoors and outdoors in every room. To further enhance life in the development, the project included communal areas for socialising and play, such as an adult workout zone and basketball court, as well as children’s playground. The properties enjoy cooling and radiant ceilings, plus underfloor heating via heat pumps, a green roof offering insulation within the house, and an integrated rainwater irrigation system.

A versed in design and construction and recognises that its responsibility is inextricably bound to the physical and human environment. Its award-winning project involved the redesign of The Garden House – a two-bedroom bungalow located on the southwest side of Wandsworth Common in London. All the non-original parts of the bungalow were demolished prior to the extension and renovation, leaving a small portion of the garden elevation and the full original roof finished with curved tiling. The fence by the entrance was modernised with the use of hardwood trellis, which replaced the existing non-original brick boundary wall. Contemporary wood frame and aluminium-
finished windows were installed in the garden and a generous black metal door with glass panels replaced the small existing door. The interior materials were carefully chosen with a range of neutral colours taking centre stage, whilst a clever balance of natural and artificial lighting allowed for an airy and well-lit environment. Natural oak wood planks were fitted throughout, with the exception of the shower rooms which were clad with porcelain tiles. The bespoke kitchen was designed and built onsite with MDF natural oak veneered panels, quartz worktops and simple appliances, while the shower room in the basement features a slightly illuminated area that is made possible by a Velux sun tunnel. All the elements incorporated elevate the project to a higher sense of luxury.

F ’E is an awardwinning project by Capvest Group: a company founded in 2001 in Switzerland with the vision to create a leader in urban real estate investment, management and development offering a “one-stop shop” for investors. Located in the capital city of the Lausanne West District in the Vaud Canton of Switzerland, this mixed-use residential development was constructed on an ancient empty site, and plays its role by revitalising and giving a new aesthetic and green look to its neighbourhood. The project affirms strongly its presence in the urban context, occupying a residual slender parcel of 644m² with a footprint of 135m², leaving space for urban private gardens on the
ground floor and a common green area in the north-west part of the site. The building, structured around four levels above ground and an underground level, is oriented south west/north east to offer multiple exposure angles. It is composed of thirteen new apartments, mostly addressed to the increasing student’ population and to young professionals looking for their first real estate investment. The ground floor houses two symmetrical apartments with private outdoor space; the first floor has four studios, each with a large balcony, while the second floor replicates the typology of the ground floor, this time with a long linear balcony of 23m² for each apartment. There are four studios on the third floor and a single penthouse apartment on the top floor set across 106m².

The company’s Kennedy Garden project makes the dream of an idyllic home in a natural setting come true: extended across six components, Kennedy Garden has a total of 511 residential units of various sizes, fixtures and fittings. Orchidea in particular has a southfacing courtyard and concludes Kennedy Garden in the north. Orchidea comprises 124 rental apartments under the Vienna Housing Initiative with living area of approximately 52m² to 97m².

The aim was to introduce a new product in the Cyprus real estate market. Renowned as the tallest landmark in Nicosia, 360 is a jewel and a reference point generating pride in the city’s residents. Combining hotel services, as well as safety and security, the project enjoys 360 views of the city and beyond and allows both residents and visitors to engage in a host of activities. 360 Nicosia is a 34-floor high-rise residential building and 135m in height. -E A provides full architectural design, programming, urban design, master planning and graphic and interior design services for clients in both the public and private sectors. The four award-winning projects this year represent but a handful of the company’s outstanding portfolio of designs. The first project, Spectrum, is located at Bischoffsheimlaan, along Brussels’ most important arterial road, in the heart of the business district, near the Madou Tunnel. This striking corner structure has 11 floors of office space, and at the back, on the much quieter Noordstraat, there are six stories for offices and housing units. Etterbeek City Hall was born out of an effort to create synergy between the various public services and to provide optimal service to the public. The new City Hall incorporates
civil services for the Municipality of Etterbeek, which includes a neighbourhood police station and local social services – all in one, easy-toreach location. ZIN is a multifunctional circular building that is comprised of offices, 127 apartments and a hotel with 240 rooms, as well as sporting and recreational facilities, restaurants and commercial businesses. It is located in the North District of Brussels, a business area of 1,200,000m2 with a layout comparable to that of La Defense in Paris or Canary Wharf in London. Eden Tower is a top-notch example of new urban in-and-out living in the middle of a bustling metropolis. The 98-metre-high residential building with its 263 flats is a prime combination of a striking high-rise architecture with spectacular views, overall clarity and omnipresent lush greenery – it is a new icon of sophisticated living.

, KR Properties is now one of the largest development companies in Moscow. Specialising in the renovation of historically significant buildings, KR Properties manages a portfolio of major assets including offices, apartments, commercial premises and warehouses. Situated in central Moscow, just a short walk from Red Square, the club house Kuznetsky Most 12 by Lalique was constructed in 1877. This immaculate 19th century building has been sympathetically restored into 61 luxury apartments by KR Properties in collaboration with the iconic crystal manufacturer. This unique partnership has led to Lalique creations being incorporated in many of the fixtures, fittings and furnishings in the interior.
The project comprises three buildings with separate entrances, lobbies, lifts and stairs, decorated with Lalique fittings, along with the bathrooms of each apartment. For the renovation KR Properties was even able to refer to the original plans for the building to ensure a sympathetic restoration. The project aimed not only to remove relatively modern unsympathetic additions to the interior, but to pay tribute to the original architects by reinstating many original features which had been lost. Marketing for this project included specifically designed logos and colour palettes. In keeping with the concept of sales privacy, there was no direct advertising and the website carried only minimal public information. Marketing was further enhanced by beautifully presented bespoke literature, beautiful events and even a film.

Located in downtown Timişoara, Iulius Town is one of the most impressive real estate projects opened on the Romanian market in 2019, and it is the largest investment in the region by companies Iulius and Atterbury Europe. Iulius Town benefits from an ultra-central location and creates a direct and natural connection within the city centre of Timişoara, linking important tourist objectives and central attractions with the main relaxation destination and the largest regional business hub. R, Atlas Development was tasked with creating a residential high-rise development known as Park Stolits. Located in Yakaterinburg, a capital of constructivism, this project is quite unique, with the city not seeing any new designs in this style for quite some time. Taking this into account, the company has designed the Park Stolits project architecture in the style of ‘contemporary constructivism’. Each of the ten buildings in this development is named after a world capital and all are connected by a unique two-storey gallery, which combines all the necessary infrastructure under its roof. It has a family clinic, a dental clinic, a pharmacy, cafés and restaurants, a fitness centre
with a full-size swimming pool, a beauty salon, a children’s club, and much more. In the circular gallery you’ll find five comfortable lobbies. Each lobby has an entrance to two of the city houses The spacious courtyard was thought up by European architectural studio S&P Architektura Krajobrazu. The courtyard will feature jogging and cycling paths, promenade areas among mature trees, a playground and a man-made brook with a picturesque pond. In order to achieve a truly unique exterior appearance, a composite façade structure was used which flawlessly combines clinker bricks with ventilated and render façade systems. It truly is one of the most uncompromising housing estates in Russia.

P B, on the island of Thassos, you can find The Caeli Villa 200 metres from the sea. Developed by Novalis Terra Properties, the building is constructed across two levels, astride a linear axis. On the ground level you will find the living room, dining room and kitchen on one side of the axis, while the two guest rooms and a bathroom are located on the other side. The main bedroom can be found on the first floor – it is coupled with a bathroom and walk-in wardrobe. The clean minimal lines throughout are combined with the richness of the surroundings to create a peaceful space. The use of stone, water, large windows and white tones are used to highlight the
architectural design. Other elements such as earthly tones, uniform clean surfaces and handmade objects add to the personality of the space while preserving its simplicity. Novalis Terra Properties also incorporated white plaster, white metallic elements, warm tones and monochromatic surfaces which all harmonise with the surrounding atmosphere. Everything has been conceived to provide maximum space and a sense of openness to the owner, and every aspect of the interior design has been carefully selected, from the intricate stone detailing to the positioning of the windows – all these contribute to the sense that Caeli Villa is an exceptional residence.

A V is based in Zagreb, Croatia. His striking designs are enhanced by his signature use of light to outline structures, and reflective surfaces to mirror the cast light. There is a beautiful simplicity about his clean lines and sense of proportion and perspective. Villa Eleven is a four bedroom, five bathroom family home on an elevated site in Dalmatia, above the Adriatic Sea. The villa is designed to bring peace of mind and privacy while also blending with its environment. The whole property has been raised 250cm off the ground to enable the sea to be visible from every corner inside. The exterior is finished in a mixture of concrete and stone. The
overhanging roof provides shade for the main terrace and the white colour of the building serves to reflect the heat of the sun away from the interior. All lights are LED, while rainwater irrigates the garden. Both internally and externally, this property perfectly delivers Ante’s signature use of light and mirrors, with pillars which by day reflect the ever-changing sky, and by night transform into architectural lamps, with thin bands of light outlining the profile of building. Inside, the feeling is clean and contemporary with high ceilings and cool surfaces. The mirror-clad stairwell is particularly striking, with LEDs under the treads turning this functional area into something truly architectural.

S designed and developed by Stylus Architects for a private client located in Roehampton. The brief was to create an open plan entertaining space on the ground floor which visually connected to the garden whilst retaining and refurbishing the existing living room at the front of the house. Two additional bedrooms were added and the garden was also integrated into the design. The project features a visually floating Corten exoskeleton which frames the glass sliding doors behind. The internal and external spaces are visibly separated by the Corten feature frame, but the boundaries of the internal and external spaces are dissolved through the matching floor finishes, levels, and the large glass façade.
Internally, the kitchen overlooks the dining area and the dining table is centred on the vertical carved brick slot wall which seamlessly lines up with the linear lighting trough above it. This is mirrored in the geometry of the adjacent roof light. At night, the wall and ceiling trough light up, providing a warm background light to define the edges of the recesses. The dining table is centred under a large feature pendant light, which provides further light and emphasis to this central design. In short, Stylus Architect’s layout of this single residence creates a visually stimulating space that communicates with the viewer in different ways, depending on the angle from which the building is viewed.

N Z has for nearly 20 years provided end-to-end design services for all manner of clients, including developers and architects, as well as commercial and residential property owners. Here, the Designworx team worked remotely, as the home was situated on the other side of the world – on the Isle of Man, off the western coast of England. They say that technology and globalisation have given them the tools to communicate, “so that we can operate seamlessly with the clients to provide an overall design that they love.” The original 18th Century house was retained, but latter extensions demolished, to make way for a new wing. The new extension was to house not only the family
living area, but also the kitchen, bedrooms and underground gymnasium, steam room, children’s media space and cellar. It was down to Designworx to design a colour scheme, layout, furnishings and accessories for each room. It was important that the spaces felt welcoming and warm while incorporating striking contemporary elements such as a glass walkway between the buildings, and ultra-modern bathrooms throughout. Working remotely meant that there was a greater focus on effective and clear communication to enable the clients to see exactly what the designers had in mind. The end result blends a time-honoured building with its new structure, and delivers an interior which reflects the family and their passions and interests.

With the environment firmly in mind, The Asteroid has been designed to create a minimal environmental footprint both during and after construction. The Asteroid will have photovoltaic panels installed on the metallic roof, there is a provision for charging points for electric cars and even the fountain will used recycled water. Inside, each floor will enjoy a covered veranda looking out onto the surrounding area, and those who work there will have access to a private roof garden overlooking the city.

V has been established for almost twenty years. During that time they have worked on many projects which have helped to shape and define the city of Łódź, Poland’s third largest city, 120km from Warsaw. Monopolis is one such project. The main building, which dates back to 1902, is one of the most recognisable in Łódź. The renovation of this former vodka bottling plant creates almost 2,500 light-filled modern workspaces. Along with its food and beverage outlets, concert stage, art gallery, museum and service and fitness facilities, Monopolis provides the city with a great place to work and to relax. With its famous façades, iconic chimney, barrel vaults, industrial lamps and original
staircases, the historical integrity of the main building has been retained, while at the same time adding not only new buildings, but focusing on small details such as street furniture, which all serves to create an amazing location. Designed by Polish architect, Grupa 5 Architekci and with sustainability, safety, security and innovation at its heart, the offices are based in the main historic building, as well as in two brand new buildings. It is this combination of the historic with the contemporary which sets the project apart. RQ T’ A I is based in Lisbon’s prestigious Bairro do Chiado. This talented young team are known for their signature subtle blend of refinement and modernity on both residential and commercial spaces in Portugal and overseas. It is that subtle blend which is represented in the redesign of the common areas of the Hotel Eva Senses in Faro. The design concept for the project was to open the hotel to the city and to also bring the city into the hotel; opening it up more to locals as well as hotel guests. As well as improving the façades to encourage more visitors and light into the lobby, the main design concept was a
combination of comfort and modernity both in the lobby area, and on the pre-existing mezzanine. Finely cut walnut wood and warm French oak is combined with elegant and welcoming deep button-back upholstery. Stunning marina views and a double height mural await diners at Bar Adão, where the furnishings are finished in velvet and brass. All the custom furniture was designed and made locally. The hotel now also boasts a beautifully presented bespoke wine shop as part of the lobby offering. As the hotel owner is a renowned wine producer in Portugal, this new outlet not only supplies the hotel itself, but also retails to members of the public locally.
