Welcome!

It’s that time again to indulge in the finer things in life. Beautiful jewellery, clothing and accessories, superyachts, eye-catching destinations and incredibly fast cars are but a few of the things you will see in this issue. As always, London makes the destination hit list. This time we venture into Knightsbridge, known for its iconic

department store Harrods and equally iconic garden square addresses such as Cadogan Place, Cadogan Square and Hans Place. We also explore Thailand, India and Australia; three beautiful countries in the Asia Pacific region. Many are drawn to Thailand for its unshakeably cool persona, beautiful beaches, stunning scenery and friendly people. In fact, it is quite popularly known as ‘The land of Smiles’. Turn your attention to India, a destination steeped in history – its spices are world-renowned and its cultural events attract people in droves. Last but certainly not least we have Australia with its natural wonders such as the Great Barrier Reef, fantastic beaches, deserts and attractive mega cities. What do all these countries have in common you might ask? Stunning properties is the answer, and we have got expert market commentary for that additional seal of approval. While you decide on your destination of choice, we have some exciting games pieces to add a bespoke touch to your home. In addition, two companies provide advice on how to give your entertainment space that wow-factor. Finally, an epic South Pole adventure with White Desert and an exclusive ultrarun top the list of exciting activities you’ll love. Victoria Taylor victoria@ipropertymedia.com

“O Peter Preedy Director Alexander Millett

Patrick Alvarado Director Nicolas Van Patrick

Richard Isadore Founder York Estates

Richard Barber Director Sales JLL Knightsbridge

n the border of Chelsea, Kensington, Hyde Park and Mayfair, Knightsbridge is home to the most iconic department store in the world as well as some of the biggest brands, while at the same time retaining a neighbourhood feel” says Peter Preedy of award-winning boutique London agency Alexander Millett. With its exclusive shops and internationally renowned restaurants, London’s Knightsbridge offers a wealth of amenities for residents. Here we take a look into what makes Knightsbridge consistently such a sought-after area. Patrick Alvarado, director of Nicolas Van Patrick explains: “Living in Knightsbridge offers the best of both worlds for its residents: they enjoy the tranquillity of ‘Knightsbridge Village’ and the green spaces of Hyde Park and its numerous garden squares, while at the same time benefiting from some excellent retail opportunities, international fashion houses and private banks.” Richard Isadore from York Estates agrees: “On the one hand it feels very much like a village with its conservation areas and tree-lined roads, mews and outdoor café society, and on the other you are aware that you are in the cultural heart of London.” Richard Barber from JLL Knightsbridge sums it up: “The name Knightsbridge is synonymous with luxury. People come here to go to places like Harrods and Sloane Street. Then they might explore Harvey Nichols and the surrounding squares. You’ve got restaurants like Zuma and Dinner by Heston Blumenthal, and some very famous hotels as well. Piccadilly aside, it is very much the central point of traditional London. If you want to live in the high-end of London, you want to live in Knightsbridge.”

Exacting Standards This immaculately presented two-bedroom raised ground floor apartment on Hans Crescent has been elegantly designed internally to exacting standards. Located in a period building close to Harrods, the apartment features a generous reception room with a 3m high ceiling and stunning herringbone oak floor. This reception room leads to a beautifully presented bespoke kitchen with Miele appliances. Two double bedrooms are quietly situated to the rear of the apartment. The master bedroom offers an en suite shower room in Italian marble and the guest bedroom also has a full en suite bathroom. The property features Lutron lighting, and is wired to accept a full audio-visual system. £2.6m / €3.01m / $3.51m Alexander Millett | Peter Preedy t: +44 20 3968 1080 | e: contact@alexandermillett.com

Garden Square

This stylishly refurbished ground and first floor maisonette is situated in Rutland Gate House – a well-run purpose-built block situated at the southern end of Rutland Gate. The property is just moments away from Brompton Road and its excellent shops and amenities and enjoys views towards an impressive garden square. The accommodation comprises three bedrooms, a reception

This ideally located Grade II listed maisonette totals approximately 3,000 sq. ft. The spacious accommodation flows in such a way that it offers the owner an exceptional and convenient home, which delivers a contemporary twist throughout. A dramatic front living room provides huge windows with original-style Victorian shutters. Charlie Woods Lettings Consultant Russell Simpson

Kate Flynn Director Lettings JLL Knightsbridge

So what type of properties are on offer here? Charlie Woods, lettings consultant at Russell Simpson told us “Traditionally, Knightsbridge is well known to be home to some of London’s finest garden square addresses, namely Cadogan Place, Cadogan Square and Hans Place. Almost 20 years ago saw the start of new build blocks, such as The Knightsbridge and, recently, One Hyde Park, and a very different character started to emerge, offering on-site parking, swimming pools, porters and other amenities under one roof.” Richard Barber from JLL Knightsbridge told us who comes to live here: “A lot of people looking in Knightsbridge aren’t looking for a permanent home but more of a pied-à-terre. They are looking for something they can lock up and leave securely, with good security and a concierge service. But then on the other hand you’ve also got plenty of people looking for permanent homes, and they may be looking for freehold tenure so that they feel they own it.” Patrick Alvarado added, “Most buyers today are international, although many of the existing residents have owned these houses for years. Many of today’s buyers have their Knightsbridge property as their London base while others are investors who want exposure to the Prime Central London property market due to its perceived resilience to volatility.” Peter Preedy of Alexander Millett told us what’s available: “You don’t need as much money as you think to live here – £500,000 will buy you a very pretty little flat just off Sloane Street. It might only be 362 sq. ft. but it has everything you need. At the more sensible size range £2.6m will buy you a beautiful two-bedroom property less than a minute from Harrods. Records are most definitely still being broken though. At the top end of the scale, a penthouse at One Hyde Park is on the market for £175m.” What about renting? Here’s Kate Flynn from JLL Knightsbridge: “The Knightsbridge lettings market is now firmly a landlord’s market again. The influx of students recently has shortened supply, meaning there is not much availability and so the prices are back firmly to pre-pandemic levels and landlords are back in the driving seat in terms of what they can get.” Looking to the future, Peter Preedy tells us, “Knightsbridge has and always will be globally renowned as a destination address in London, and both international and domestic buyers will always want to live here. A small number of prestigious new developments, in conjunction with refurbished traditional homes on the better streets will keep prices stable for years to come.” Richard Isadore sums up this bright future: “There is nowhere in the world quite like Knightsbridge. The museums, restaurants, parks and schools have all withstood the test of time and are only becoming more exclusive and famous as the years pass.” He believes “There has never been a better time to live, or invest, in a home or property here.”

Charming Location This shuttered three-bedroom character property, available to rent with JLL, is situated in Lennox Gardens Mews. The charming home is finished to a high specification, and sits in a wonderful mews just off Walton Street. The property consists of a master bedroom with en suite bathroom, two further double bedrooms, one further bathroom, a shower room (en suite), guest cloakroom, large reception room, very spacious kitchen/dining room and a utility room. Further benefits include wooden floors in the reception room and parking for two cars. Per week £1,750 / €2,027 / $2,365 JLL Knightsbridge | Kate Flynn t: +44 20 3617 6790 | e: kate.flynn@eu.jll.com

Wonderment and Harmony This beautifully detailed house is a hidden jewel, which combines laid-back modernity with the warmth of natural materials. The unique, low-built, freehold home is set behind a 47-foot-wide façade, and enjoys south facing views over the gardens to the rear of Brompton Square. The accommodation offers the flexibility to provide either four- or five-bedroom suites, a study, media room, swimming pool, stunning bespoke wine cellar and private garaging. The house has been designed to create an atmosphere of relaxation and intimacy, while clever architectural design and thoughtful space planning manage to evoke a sense of wonderment and harmony. Mandarin Oriental Hyde Park

Reimagined and reinvented

ocated between glorious royal parkland and the buzz of central Knightsbridge, Mandarin Oriental Hyde Park, London offers the essence of timeless heritage, coupled with contemporary flair and impeccable service. As part of the most-extensive multi-millionpound restoration in the hotel’s history, inspired by the natural beauty of neighbouring Hyde Park and the glamour of the 20th century Golden Age of travel, internationally-renowned designer Joyce Wang oversaw the redesign of the spacious 141 guestrooms, 40 luxurious suites, and all public areas. All rooms in this stunning hotel offer views either over Hyde Park itself, a quiet courtyard or fashionable Knightsbridge, and many of the hotel’s suites feature private terraces and balconies. The ninth floor offers two penthouses – Mandarin and Oriental – which can be interconnected to create one of London’s largest suites with three bedrooms offering unparalleled views of Hyde Park and the city’s skyline. The hotel is also home to the world-renowned restaurant, Dinner by Heston Blumenthal, where diners can explore historic British gastronomic dishes with a twist.

This beautiful project will bring its residents great joy and ease of access to a host of sights to see and activities. They can attend a premiere at the Bolshoi Theatre, walk along the historic streets all the way to the TSUM and the Zaryadye park, go for a run in the Alexander Garden, or admire the stars of the Kremlin from their personal terrace. The crystal elements in particular will envelop lobbies, stairs, galleries and residential f loor halls. Overall, the Kuznetsky Most 12 by Lalique Club house is uniquely designed. It will be a place that will become a family favourite for whole dynasties for many years to come.

Watchmaker Jacob & Co worked with Bugatti on how to reproduce the visceral sensation of the iconic Bugatti 16-cylinder engine in a timepiece. After almost a full year of development, the answer was the Bugatti Chiron Tourbillon. The watch case is inspired by the flowing lines of the car, and the movement, intended to duplicate the Bugatti engine, sits under a large sapphire crystal. Push the right-hand crown of the timepiece and the engine comes to life – the crankshaft turns and the 16 pistons pump up and down, just like a true internal combustion engine. Two "turbochargers" (down from four in the actual Chiron engine) on the side of the engine block spin while the engine

Custom collaboration Devised as a true collaboration between Rolls-Royce Motor Cars and BOVET, the owner of the recently unveiled and totally unique coachbuilt “Boat Tail” Rolls-Royce requested that 100% bespoke BOVET timepieces were integrated into the vehicle’s dashboard. Using the revolutionary patented Amadeo system, these timepieces transform into a wristwatch, a pocket/pendant watch, and a desk clock before returning to a dashboard clock. ituated along 1.5 miles of coastline on one of the most breathtaking islands in the Caribbean, Cabot Saint Lucia is anticipated to become one of the world’s greatest residential golf communities. The property brings together the best of luxury real estate and world-class amenities, complete with a masterful Coore & Crenshaw-designed golf course. The latest addition to the ever-expanding Cabot portfolio, Cabot Saint Lucia builds on the success of the highly celebrated Cabot Cape Breton, known as Canada’s number one golf resort. With limited real estate available, this is a once-in-a-lifetime opportunity to call this island paradise home for generations to come. From turnkey villas to oceanfront lots for custom residences, the possibilities to create your dream home in Saint Lucia are endless. From hill-top sites with sweeping panorama views to beachfront lots, each site offers unique features and stunning vistas. If the effortless nature of a luxury turnkey residence appeals to you, Cabot Saint Lucia’s first built product, The Fairway Villas, are now available for purchase. Starting at USD$3m, The Fairway Villas are positioned across heights of land on the property and offer stunning views of the golf course, beaches, and ocean beyond.

To many, the crown jewel of Cabot Saint Lucia will be the Par 71 championship coastal golf course designed by Bill Coore and Ben Crenshaw, Cabot Point. The resort is centred around this beautiful 18-hole routing, weaving through lush terrain, over rocky outcrops and to the edge of tropical bays. Nowhere is this philosophy clearer than on the 16th hole, which Crenshaw claims to be “one of the most spectacular greens [he] has ever seen, anywhere in golf ”. For many, a round at Cabot Point will be a once-in-a-lifetime experience. For Cabot Saint Lucia members, it is just one of the benefits of calling this place home. As an owner at Cabot Saint Lucia, you’re joining a community of like-minded families. Grant, his boyfriend David Garnett and his

mistress Vanessa Bell. These three lived in a

curious ménage and all three were conchies

– conscientious objectors – so the men were

obliged to work on a nearby farm. In between long hours on the land, Grant painted his life at the house. The idea for the present show was to recreate his first solo exhibition of 1920 on its centenary year. Covid played havoc with that plan – indeed pictures were still arriving on the eve of the opening as curator Dr Darren Clarke muttered darkly about paperwork. The 31 canvases finally assembled include landscapes, still-lives and portraits – best known are Venus and Adonis (Tate), a work that is said to have influenced Henry Moore as an art student. Clive Bell, the influential critic, wrote of the 1920 show: "At last we have in England a painter whom Europe may have to take seriously," but the Telegraph called it: "a show of the most defiant modernity." The exhibition is hung in a purpose-built gallery which is part of the Charleston complex, but be sure to step inside the time capsule that is the farmhouse itself where walls, doors, cupboards and tables were all hand painted by Bell and Grant and the rooms – some designated by their famous occupants – take you on a journey through the Bloomsbury bubble. The private collector’s museum has become a phenomenon of the 21st century. There are some 400 of them around the world, and an astonishing 70% of those devoted to contemporary art were founded in the past 20 years. Although private museums have been accused of being tax-evading vanity projects or ‘tombs for trophies’, the picture is far more complex and nuanced. Georgina Adam’s investigation into this extraordinary proliferation, based on her recent visits to over 50 private spaces across the US, Europe, China and elsewhere, delves into the reasons behind this boom, the different motivations of collectors to display their art in public, and the various ways in which the institutions are financed. Private museums can add greatly to the cultural life of a community but their relationship with public institutions can also be problematic. Should private museums step in to fill a gap left by declining public investment in culture, and what are the implications for society and the arts? At a time of crisis in the museums sector, this book is an essential and thought-provoking read.

The Rise and Rise of the Private Art Museum

Georgina Adam is a journalist and author who has covered the global art market for over 30 years. She is a contributor to the Financial Times and The Art Newspaper, where she was Art Market Editor from 2000 to 2008 and is now Editor at Large. She is the author of Big Bucks: The Explosion of the Art Market in the 21st Century (2014) and Dark Side of the Boom: The Excesses of the Art Market in the 21st Century (2018).

‘I have been much looking forward to Georgina Adam’s book about private museums: she is uniquely well placed to write about them and understands the motivations of those who have established them. She has written a very clear, brilliantly well informed, highly topical and wide-ranging critical analysis.’

Pousn and the Dance The National Gallery, home to the world's second most important collection of works by Nicolas Poussin, would like us to reconsider a painter we often dismiss as stuffy, unfashionable and academic. Presenting a collection of his paintings themed around dance and dancers, they hope to reveal a different artist: one who takes delight in riotous and sometimes frankly rude scenes inspired by classical legends, where half naked and often drunken figures whirl across the canvases. Desperate to get to Rome as a young man, Poussin threw himself into the study of antiquity on arrival, and many of these dancing figures were taken straight from the classical moulds he meticulously studied. MAGIC TOUCH the

A plethora of projects make up Intérieur London’s portfolio

ntérieur London was launched in 2009 by David Ferns to provide luxury interiors for private clients and developers within the international and UK prime residential and hospitality markets. Today, the company leads the field in luxury residential interior design and architecture in London, which has become the international epicentre of super prime interior design. An award-winning company, they have designed some of the most prestigious residential projects in London such as 190 Strand, 375 Kensington High Street and the recently completed Royal Warwick Square development in Kensington. Current projects include an apartment in Venice Beach for a famous film producer and a large private villa in Saudi Arabia.

Postmark London is one of many projects that has been graced with Intérieur London’s magic touch. This f lagship development by Taylor Wimpey London is located in the heart of Central London and consists of 681 luxury apartments and 23,000 sq. ft. of commercial space. Intérieur London were chosen to take on the project owing to their ability to design cutting-edge residential spaces that are tailored perfectly for contemporary living, combined with their unique conceptual approach. The residents’ wellness centre concept was influenced by five-star luxury spa hotels. They wanted to avoid the cliché industrial luxe approach that you see in many other developments, and believed that the wellness centre should be an aspirational space and retreat from the urban environment. Materials used include classic soft natural tones and finishes throughout with dramatic warm lighting designed to create an air of relaxation and calmness. Another recently completed project on a much smaller scale was the full refurbishment of an apartment in Knightsbridge, London. This project incorporated a traditional scheme using panelled doors and moldings, combined with some contemporary elements. The furnishing colour scheme includes white with blue and gold accents to create a simple and timelessly elegant environment. With so many outstanding projects under their belt, it is easy to see why Intérieur

Private Residence London

London is the interior design firm of choice for so many clients. The penthouse collection at Westmark Tower in the Berkeley Homes f lagship development at West End Gate represents the ultimate in penthouse living. The tower overlooks all the great parks in Central London, and this was one of the influences for the interior design concept. Organic elements and forms are a common theme throughout, from the hand-stitched leather f lowers in the panelled hallway to the chandeliers and hand-embroidered headboards. Intérieur London’s quest to put their mark on a host of projects doesn’t stop there. They were also asked to design a home for a private client in North London. The property, with 10,000 sq. ft. of living space, features three floors above ground and a basement level that

includes a cinema room, spa area and a gym. A soft palette of colours and textures was used to create a beautiful and relaxing contemporary home. A host of wow-features include: a hallway with a vista through to the beautiful landscaped garden at the rear and a bespoke four-metre crystal chandelier that commands attention.

ew Burlington Place is a private residence situated in the heart of Mayfair, only a stone’s throw away from the busy shops of Regent Street and Savile Row. The refurbishment and interior design, including the beautifully bespoke furniture created by multi-award-winning project manager and interior designer Hani Dessouky was carefully considered and meticulously thought through. Intérieur London’s goal was to create a luxurious 3 bedroom, 2 ½ bathroom, private residence from what was once known as Mayfair’s smallest one-bedroom house. One major consideration was how to achieve an open plan design in a very small house. To create the new living spaces and multifunctional open plan on all floors, large steel beams were installed. Floor-to-ceiling bay windows were introduced on three floors that dramatically altered the internal look and feel and enhanced the building with natural daylight. In addition,

to facilitate the feeling of space, 2.4 metre extra tall walnut doors were used throughout the house. The company included a Rako intelligent mood lighting system, bespoke wardrobes combining high gloss lacquered doors with walnut interiors and bespoke designed integrated handles in solid walnut finish. The hallway has an Italian crystal chandelier, while the kitchen features semi-gloss lacquered and tobacco-stained oak units and splashbacks in Brazilian origin Cosmic Black granite. Renovation to the bathrooms was tastefully done. The family bathroom features imported Italian fixtures and fittings combined with Italian walnut vanity units and Calacatta Gold book matched marble in large slab format, plus a signature shadow gap. Overall, Intérieur London’s attention to the quality of the design and the detail of the finish defines who they are. They take a lot of pride in what they do and it truly shows with this and many other projects they have taken on.

aving a separate TV room in which to lounge and immerse yourself in the screen is a wonderful luxury and this TV room designed by Nicky Dobree is no exception. The walls and ceilings have been clad in timber making it a cocooning and cosy place to retreat to. Rather than trying to disguise the TV, it has been given centre stage, framed by a wenge timber box that incorporates the speakers and the high definition screen, whilst hiding all the cables. It hangs on the wall as if it were art. Hanging the TV at the right height

and distance from the sofa is key to comfortable viewing. The TV room is a place where you just want to relax, unwind, turn off from the outside world and focus on whatever entertainment is in front of you which means comfortable and generous seating. The L-shape sofa from Flexform offers just that. It invites you to sit back and relax, tuck yourself up with a cashmere throw and immerse yourself in the world of film and entertainment. Sheepskin beanbags are a perfect addition for the younger members of the family to lounge in, too. Lined and interlined blackout curtains block out the light during screening time. It is these different layers of texture that help to soften the space and make it so comfortable and luxurious. In a world where we seem to be spending ever increasing amounts of time in front of the TV, having a well-designed TV room will make all the difference.

hen Jeffreys Interiors were asked to restore and design the interiors of Yester House, a vast William Adams designed stately home in East Lothian, it was to help the owners create their dream family home. Whilst the main house required careful restoration with absolute consideration of original features and the historical significance of the building, down in the basement level the warren of rooms once housing the staffs’ quarters, original kitchen, pantry and laundry were turned into a colourful modern playground. It’s an entertainment zone, where this young family can while away evenings in the cinema room, work out in the gym, entertain friends

and play pool in the fun-filled home they’ve created. In true Jekyll and Hyde style, the serene colour palette and pristine cornicing dies away when you enter the basement level, making way to a richly coloured, industrial-style maze. Exposed pipes run across the ceilings, flagstones and mismatched rugs lie underfoot, and the space generally becomes edgier and more intriguing. The pool room is a visual cacophony of colour and texture. Industrial piping and bare Edison bulbs stand against an ox-blood red ceiling which flows down into downpipe walls. The harshness is mitigated with a sumptuous teal velvet sofa, mirroring the teal felt on the pool table itself. The sofa is adorned with floral House of Hackney cushions while the walls are covered with pop-art images and memorabilia. Jeffreys worked closely with Ideaworks to ensure the cinema room was designed to perfection, both aesthetically and practically, to create a truly incredible viewing experience. Sound, lighting, comfort, and style come together in this room to create a completely immersive space.

he Cullinan Black Badge is a Swiss army knife on 22-inch wheels. It has every tool in the box you could possibly need in a motor car. The 6.75 litre V12 engine is linked to a versatile 8-speed gearbox that will both launch or glide you to your destination – be it to The Ivy restaurant in London, or a remote hunting bothy in Scotland. Not only does it have 4-wheel drive but also all-wheel steering to take on rough terrain and tight corners with the same ease. To find out just how practical the Rolls-Royce Cullinan Black Badge is, I headed for Northumberland and the Yorkshire Dales, eager to take the car off the tarmac and onto some of the least cultivated wilderness remaining in England. The county of Northumberland in the rugged north of England is beautiful and sparsely populated with spectacular giant sand dunes shielding those that live on the coast from the tempestuous North Sea. Warkworth, close to the town of Alnwick and the seaside village of Alnmouth is dominated by the semi-ruined Warkworth Castle. Finding a challenging off-road experience in this rugged country proved more difficult than I thought possible so, in the quest for off-road nirvana, I headed south towards Yorkshire. The tide was out when I arrived at the sandy and shingle laden Saltburn beach, framed by the magnificent Huntcliff. The Beck River cuts the beach in two but wasn’t in full flood. Nevertheless this is a heavy car, weighing in at just over two and a half tons - would it sink? I stepped from the car onto the soft wet sand to take a picture, and a puddle instantly appeared around my feet. A small crowd descended towards the car in the same way you might expect salvage hunters looking to claim reclamation rights should I need them to push or pull the car from danger. They gracefully allowed me to photograph the car before they took selfies and then watched to see my fate when I tried to move the car. The sand was so wet the tyre marks quickly disappeared, as did I to make my way back to the highway. Next stop: the Yorkshire Dales in search of rougher terrain. Wensleydale, famous for its cheese, is also home to Hardraw Force, England’s highest unbroken single-drop waterfall located in the village of Hardraw. No cars are allowed near this beauty spot so I parked and hiked to the top of the falls. From here the road north to Swaledale climbs steeply. The highest reaches of the pass are not flanked by dry stone walling, which gave me the opportunity to try out adventurous off roading. At one point the front nearside wheel rose free from the ground while the other three scrambled on the limestone and grassy terrain. I then reached the top and all four wheels finally planted on the summit. Here it was that I opened the rear door, deployed the electric picnic seats (clad in beautiful Mandarin leather to match the rest of the upholstery), sat down, and enjoyed the view. With the Cullinan Black Badge, a car which is indeed Effortless Everywhere, is there any need for another? Probably not. The 50m 2008 DL Ortona-Navi-built motor yacht Arbema is available for charter and, with a volume of nearly 600 GT, there is more than enough room to accommodate and entertain your guests. Arbema has a steel hull and an aluminium superstructure that ensures superb stability, and with a maximum range of 4500nm her cruising possibilities are virtually limitless. The huge salon on the main deck, with plenty of comfy seating and a formal dining area, is the hub of the interior, though there’s also a generous sky lounge on the upper deck. The yacht can accommodate 12 guests across six cabins, including an owner’s suite on the main deck, a VIP cabin on the bridge deck and on the lower deck a further 4 guest cabins which include two doubles and two convertibles. In addition to this, there is a dive instructor and triathlete/cyclist/marathon runner – all of whom are keen to help guide/train guests accordingly.

Interiors Masterclass Alexander Wong from Alexander Wong Architects shares his advice on creating ultra-luxe superyacht interiors LUXURY IS COMFORT Comfort to me means not only well proportioned and ergonomically correct designs, but they should also be visually pleasing, and in the case of designing cabins at sea, it is better to have fewer sharp corners. Plush cushions on well-upholstered sofas, padded walls with leather, and smoothly curved handrails in high gloss timber or lacquer are details that will remain lingering in the memory of your guests on board for decades.

Exquite degn

One of the most luxurious boats in the Mediterranean, Lauren L is an exquisitely designed yacht boasting 20 cabins and 40 berths – the ideal base for a summer celebration. There is also an abundance of thrilling activities on offer including water skiing, kneeboarding, windsurfing, snorkelling, deep sea fishing and kayaking as well as access to a Jet Ski and three Waverunners. Those wanting a slightly slower pace can enjoy the on-board gym or a dip in the ocean before relaxing on the sundeck. Other amenities include four guest area decks, inside and outside dining areas, a children’s playroom, continuously updated film and music library and a beauty salon and spa, just to name but a few. For the ultimate in relaxation, Lauren L boasts zero speed stabilisation to ensure comfort at anchor and whilst underway.

LUXURY IS SENSUAL Our sense of luxury is deeply psychological and saturated with images of our perceptions on sensuality. Nothing cuts closer to the point than introducing hyper tactile materials like cashmere, leather, raw silk, faux fur, marble, satin, velvet, high gloss timber, crystals, and lacquer. These all bring out the drama and contrast between warm and cold, hard and soft, textured and smooth making the experience totally unforgettable and quietly touching.

LUXURY IS GLAMOUR Revisiting the Art Deco Era is an obvious choice but not necessarily the most straight forward one. Any objects of desire must be perfectly lit in this special setting and therefore closely collaborating with an experienced lighting consultant would be highly recommended. You can include dark rosewood in high gloss finish contrasts with shimmering crystals inspired by the creations of Lalique and Swarovski. Classic deco pieces of furniture adds precedence to this space exuding an air reminiscent of a time when “The Great Gatsby” was written.

LUXURY IS FANTASY My ‘Futura’ project will have you traveling forward in time where you will arrive in a fantastic realm. Inspired by Luc Besson’s “Valerian and the City of a Thousand Planets”, spiral sunshades mimic Verner Panton’s chandeliers to create a translucent backdrop for energy-pod inspired futuristic sofas and go-chairs at dining by Lovegrove.

While the stunning Roaring Twenties inspired monochrome interior design is thoroughly on-trend, the yacht is a timeless classic on the charter market thanks to its spacious living and sleeping arrangements, selection of entertaining and dining areas (including four bars), steam room and pool, and a five-deck exterior configuration that includes a sun-deck Jacuzzi and bar and lounge seating. Australia

R

enowned for its natural wonders, beaches and deserts, Australia is one of the world’s most desirable countries. While we could go on and on about how blessed the entire country is, we’ve decided to whittle down our focus to Sydney: a stunning cosmopolitan city with superb beaches and equally superb homes.

Magical Sydney

With the help of Michael Pallier, managing director of Sydney Sotheby’s International Realty, we delve a little deeper into what makes Sydney so attractive. “Sydney is a truly multicultural, cosmopolitan, international city, being the largest city in our region of the world,” he states. “It is spoilt with not only the best natural harbour in the world but some of the best beaches in the world. Australia is also blessed with a stable government and prosperous economy coupled with world class educational facilities and a good healthcare system plus an international airport within 30 minutes of the Sydney CBD. All of these attributes plus our all-year-round climate makes Sydney, in my opinion, the most liveable city in the world.”

Michael Pallier Managing Director Sydney Sotheby's International Realty

Plenty of options

As Sydney is one of Australia’s largest cities, Prisca Edwards, who is director of sales for the Crown Group, Australia shares her thoughts on the key suburbs that high net worth property investors are attracted to. “Areas like Alexandria, Waterloo and Green Square are just 5km from the city, two stops to Sydney International and Domestic Airport and a 20-minute drive to the world-famous beaches of the Eastern Suburbs.”

The main property types in Sydney include freestanding homes and duplexes, with most of the available properties being studios as well as one-, two- and three-bedroom apartments and penthouse. Michael adds, “The luxury residential market in Sydney appears to be the world’s leading city for luxury property growth. It is the strongest market I have experienced in my entire career. Closed borders have seen affluent Australians purchase at home instead of abroad and many expats returning to Sydney have decided to relocate permanently, along with the low interest rates, which have in turn expanded purchasing powers.”

Outstanding development

Rental trends

So, what should we make of the rental market? Anthony Caudullo comments: “The Sydney Rental market remains resilient during the recent lockdown period. According to REINSW August 2021, vacancy rates sat at 2.6% across Sydney. This is in comparison to July 2020 pandemic which saw vacancy rates rise to 5% across Sydney. “Historically, rental yields have been around the 3.5%-4% and with the negative impacts of Covid-19 since 2020 we’ve seen a slight push back in those returns for investors. “We’ve found over the last 12 months, tenants are moving towards a presence of looking for a property to live in that can offer a work, live and play mantra and our Crown Group Developments provide that across all aspects which not only provides for our tenants for the duration of the lease but also our investors looking to maximise their return.”

What’s next?

Sydney’s property market is strong, but what should we make of the future? Michael Pallier says, “With a higher demand than supply and auction rates at over 80% in most parts of the HNW suburbs, and a strong economic and employment growth expected due to lockdowns being lifted I believe we will continue to see Sydney prices climb and will continue to do so for the rest of the year.”

What makes Phuket an attractive place to live is its diversity. “Phuket is just as suitable for a group of young friends looking for a week of partying in Patong as for a family requiring a more childfriendly residential environment,” says Alex Seago, managing partner of Pulse Real Estate. Kittiwat Namsawatwong who is marketing director at List Sotheby’s Thailand says that Phuket is the “Jewel of the Andaman Sea.” He adds, “Phuket has one of the most attractive property markets in Thailand. With many flawless beaches and breathtaking scenery, a consistently improving infrastructure, and newly developed amenities on the island, Phuket is a renowned holiday home and investment destination in South East Asia.”

Low on cost, big on luxury and amenities

Norbert Zuber Managing Director Phuket Luxury Homes

Norbert Zuber, managing director of Phuket Luxury Homes, shares similar positive sentiments as Alex and Kittiwat... “Mirroring Thailand’s overall low cost of living while not forsaking the signature Thai high standards, Phuket as a whole tends to be lighter on the wallet than neighbouring countries, a huge plus point for all those looking to visit or migrate.

“The fact that the island offers world-class lifestyle options and acclaimed, diverse cuisine options also adds to its overall appeal. Phuket has world class educational as well as medical facilities that add further value for those looking to live on the island. Phuket’s geography coupled with an efficient international airport is another major plus point, making over half the world’s population reachable within a direct 3-4 hour flight.”

Pick and choose

Kevin Hodges Sales Manager Phuket Siam Real Estate

Kevin Hodges, sales manager for the Phuket branch of Siam Real Estate says there are a host of key subdistricts that property investors gravitate to. “In 2021 we’ve seen most activity in the areas of Kamala, Surin, Bang Tao and Cherngtalay on Phuket’s West Coast. These areas have remained relatively vibrant throughout the past year.” He also adds, “in the south of Phuket the districts of Rawai and Nai Harn have also been active with property buyers. On Phuket’s east coast the Cape Yamu Peninsular has seen the development of some of the most luxurious properties on the island, rivalling the ultra-luxury villas on Phuket’s West Coast.” Phuket also provides a wealth of opportunities for property investors, coupled with a wide variety of property types. Norbert tells us, “Phuket’s property market is extremely diverse where one can find budget studio accommodations for as little as US$30,000 right up to US$25,000,000 waterfront mansions. Serviced apartments, condominiums, landed property such as private villas and most recently the Internationally Branded Hotel Residences are all widely available for sale or rent in Phuket.”

A buyer’s market

We posed the question of who buys properties in Phuket... Alex Seago says, “pre-covid, it was an even split between purchases for residential purposes and pure investment purposes. Due to covid, tourism has come to a halt, and the property investment market with it. This is a good time to jump on the boat though as tourism is set to rebound as soon as we are able to travel more freely again, and investment properties can be picked up at a bargain price right now. Singapore and Hong Kong are long-established investor markets in Phuket.”

Is renting an option?

Has the rental market staggered? The answer is a definitive no! Kittiwatt states that the “rental properties in Phuket are in high demand, specifically a condominium because you can have 100% freehold ownership whether you’re Thai or foreign. And the rental yield for the rental property in Phuket is quite high compared to other cities in Thailand.

Picturesque views Only a minute’s walk from Surin Beach, this lovely villa designed by multi-awardwinning Gary Fell of GFAB Architects offers panoramic sea views. The future is bght

“We expect the mid-to-luxury end of the property market to perform well over the next few years,” says Kevin. “Phuket has already reopened to foreign tourists and we have many buyers looking to purchase 2nd homes and future retirement homes. Our clients want to spend more time in Phuket due to the fabulous lifestyle the island offers its residents. We strongly believe the global situation over the past 18 months will lead to an increase in demand for Phuket property. People the world over value the opportunity to spend more time living in a place such as Phuket.”

ome to Himalayan peaks, diverse cultures and cuisines, India has also become a “promising destination for lavish homes,” says Furqaan Gola, chief executive officer for Luxury Properties, India. “With a huge industrial population and families living in magnanimous homes through generations, the concept of luxury real estate is not new, rather it has only modernised to suit the requirements of the new generation”, he continues.

Location, location

Anish Antony CEO & Head of India & Sri Lanka John Taylor

If you’re eager to know the most sought-after locations that property investors seek, then Anish Anthony, ceo and head of India & Sri Lanka at John Taylor has just the answer. “Undoubtedly, most of the Luxurious projects in the country are located in bigger cities like Delhi, Mumbai, Bangalore, Hyderabad and Chennai”, he says. “However, some second-home locations like Goa, Alibaug etc. are also in the top list of HNW and UHNW Individuals and these locations offer lavish and luxurious properties.”

Destination breakdown

Furqaan Gola Chief Executive Officer Luxury Properties

Of the most sought-after locations, Furqaan Gola gives us a bit more insight into Bangalore and Mumbai. “Bangalore is famously known as the Silicon Valley of India, with many start-up, overseas investors opting to call the area home,” he says. “The buyers are a new generation of millionaires who are luxury home driven. There has been an immense rise in demand from HNW and non-resident Indian citizens keen to invest back home.” On the other hand, Mumbai, which is the city of dreams “hosts some of the most expensive addresses in the world,” Furqaan continues. “Areas such as Malabar Hills, Tardeo and Juhu are the most sought-after.”

Types of properties

“Luxury properties are available as apartments – simplex, duplex, triplex or penthouse formats,” explains Anish. “Further properties include villas, bungalows or farm houses. Most of the luxury properties in these locations are brand new builds. “However, in some locations where there are some restrictions for new developments, old mansions are purchased and re-furbished. Examples are Lutyen’s area in Delhi, Malabar Hills in Mumbai etc. Apart from brand new, Goa has some old Portuguese colonial style homes and there is very good demand for the same.”

Property features

So, we have unravelled where all the beautiful properties are in India, but what about their features? Furqaan states, “The properties have transformed and modernised according to international influences. The super wealthy who have a taste for the finer things have always been on the look out for the opulent penthouse and luxe smart real estate.” Anish adds, “Luxury buyers in India look for factors like location, amenities offered in the community, views, a private pool, specifications of the materials used in the house etc. They are ready to pay premium for views, floor rises, corner properties, properties facing particular directions etc. Apart from that, most of the Indian buyers are very particular about ‘Vastu’ or ‘Vastu Shastra’ which is an Indian system of architecture.”

he redesign of The Oberoi, New Delhi, dubbed ‘The Gold Anniversary Renovation’, is a harmonious pairing of cutting-edge innovation and time-honoured tradition At the hotel entrance, a metal screen composed of flexible hexagonal shapes provides a view into the reception area while directing the flow of guests towards the marble-clad passageway along the garden-facing windows of the lobby. Once under the classical arches of the passageway, guests can linger over sunlit views of the garden and outdoor water feature before heading through the lobby to the reception desks, The Club Bar or the restaurants. The comfortable lobby lounge is appointed with contemporary furniture inspired by the designs of New Delhi’s city planner and architect, Sir Edwin Lutyens For entertainment purposes, guests can indulge in a range of activities including a trip to The Club Bar, just off the entrance corridor – an intimate bar and cigar lounge. Under a coiffured ceiling, the bar’s rich red and maroon palette creates a dramatic air that is heightened by the dark wood wall panels and patterned wooden floor. Brass light fixtures and traditional hand knotted rugs add warmth and elegance. Beyond the bar counter that divides the space, the Cigar Lounge’s floor-to-ceiling humidifier is designed to resemble a classic library

bookcase, while an antique globe recalls a time of distant travel and great discoveries. The Oberoi New Delhi’s guest rooms and suites have received a significant increase in size. Each is designed to feel residential and luxurious, contemporary and classic. Design features include upholstered panels depicting the Tree of Life, brightly coloured, vibrantly patterned, locally woven fabrics and Lutyens’ inspired furniture. PRISHTINA MALL Autumn of 2022 will begin with the opening of Prishtina Mall, the largest destination mall in South East Europe. The importance of the opening of this mall is not just local in nature, but also regional. With a location connecting the whole South East Europe, a building area of 239,111 m2 and a leasable area of 114,000 m2 it aims to become the destination for leisure and entertainment in SEE. Accredited by Edge for its eco-friendly structure and accessible for everyone, Prishtina Mall interior offers an ecstatic change of ambient for its clients. It has been projected and designed by the world wide credited LaguardaLow Architects, and its architectural value lies in the way the local beauty of the countryside is linked to the interior of the mall: high ceilings, glass-dome atriums breaking through all floors to let the sunlight in, green gardens filled with plants, enjoyment, and relaxation. “...the era of the shopping malls and entertainment centers with low ceilings, narrow aisles, and very dark ambience, is over.” - Mike Pugh, CEO of Prishtina Mall The construction of Prishtina Mall is going all according to plan, and upon its completion it will be housing the biggest play zone in Europe: A 6,700 m2 of space all dedicated to excitement and fun, with all kinds of games and activities for children and adults. It will have over 200 international brands, the leading cinema operator in Europe, over 5,000 parking spaces and employ 2,500 people.

“We are creating something that will be amazing, that will certainly be sector leading and will certainly put Kosovo on the map for shopping and entertainment. It will be the envy for a lot of people, and the happiness for a lot of people who will come and spend time with us.” - Mike Pugh, CEO of Prishtina Mall.
