ith a prime London location adjacent to Regent’s Park, St John’s Wood owes much of its housing stock today to the Eyre family, who developed the area in the late 18th and early 19th centuries. According to London agents Beauchamp Estates, who recently published a full report on the area, “while it catered and appealed to relatively affluent merchants and successful authors, artists, and scientists, the gentry considered it just outside their orbit. However, the then relatively inexpensive villas, with large gardens and tree-lined avenues, have never lost any of their appeal and St John’s Wood has steadily established itself as a discrete, ‘under the radar,’ part of ultra-prime central London.” It is these very houses of course which still draw people in today. Daniel Daggers, founder of Daniel Daggers Real Estate, has been in the business for over 20 years and has managed the sale of more than £3bn of residential property. He loves this area: “It’s that great mix of beautiful housing stock. Many, if not most of the super-prime houses have been refurbished over the years, so while the façades are usually stunning originals, the internals have often
been completely, and uniquely renovated. Residents thus enjoy every modern convenience in a beautiful historic building.” Ian Green, Director of Ian Green Residential says, “The broad, tree-lined avenues and stucco-fronted villas are the trademarks of this well-heeled district of north-west London, with new developments and redevelopments popping up all the time for those with contemporary tastes. The biggest changes in the last five years have been along Avenue Road where houses have been demolished and new mansions built that will one day sell for between £30 million and £75 million. To the west, there are wide streets of early and mid-Victorian white stucco and brick villas and terraces. Along the busy thoroughfares, numerous apartment blocks range from Victorian mansion flats to Art Deco edifices and others built in every decade since.” He adds: “There are many attractions that draw people here – the American School, Lord’s Cricket Ground and a high street with its designer boutiques and restaurants. Mainly though the area is the first suburb north from the West End and central London, offering spacious tree lined roads with family houses and large gardens. Its public green spaces plus its proximity to Regent’s Park make it a lovely place to live and it also has great transport facilities with easy access to the city and Heathrow airport.”
Jeremy Rosenblatt, Director of Vantage Residential states that “Living in St John’s Wood provides the best of both worlds. You feel like you could be far from the hustle and bustle of town but are very close to it. It has a warm village feel about it and having sold properties in the area for the past 28 years, I often find that my clients move within the area and seldom move out.” Similarly, Marc Schneiderman founded Arlington Residential in the area over 30 years ago: “Today prices range from £2.5m plus for a 3 bedroom apartment in an established quality building, to larger detached houses on streets such as Hamilton Terrace or Avenue Road requiring a budget of £20m upwards. There are a handful of homes in the area able to achieve £60m plus if you are fortunate enough to be able to persuade the owner to part with it – some of the more special houses have been in the same family occupation for many decades. Like a floating city, Wuhan floats on the surface of rivers and lakes. The project design was inspired by the unique water culture of Wuhan. Based on "water", the designer invited his friend Ouge, a musician, to create a piece of unique music for this space, and integrated the sound art into space expression here. "Sound and space constitute the framework of the design concept. Sound is integrated into the context of contemporary art and sound tracks are interwoven and mixed invisibly in the space, so that visitors walk as if in a sound field, interacting with the art installations in the space and motivating the emotions of the whole space. Visitors start their tour with a tea space, where the sound of water droplets activates visitors’ auditory system. Then they enter a high corridor, which provides a sp atial atmo sphere of temple s for instantly silencing people. In the corridor, the light and the sky colour mix mutually, and the sound of water droplets is high sometimes and low sometimes. The sound source is located in the roof of the second floor just above the spiral staircase. Therefore, the guidance of

the tour route is beyond ordinary visual guidance, but a process of "seeking for a sound source". Listening to the sound whiling going upstairs from the corridor, visitors can also "view" the stairs in the box, the bronze mirror on the f loor, and the hanging stone which constitute a complete art installation with a special art environment. The light darkens here, and the reflection in the mirror looks like the surface of a pool of water, attracting people to stop and feel their blurred environment around. The sound of water droplets does not correspond to the real dropping water, but to the art stone hanging from above. So far, illusion and reality coexist, and sound and space are integrated.

The water on the first floor statically expresses a kind of extreme quiet, while that on the second floor emphasizes the sense of mobility of the space. t's hard to know whether to start at Tate Modern for the Lubaina Himid solo exhibition or at Tate Britain for Life Between Islands which explores artists who came to the UK in the 1950s as part of the Windrush generation as well as artists influenced by the Caribbean heritage. Either way, these two major exhibitions shine a light on a hitherto overlooked collection of black artists who have one way or another transformed post War British culture and society. The landmark exhibition connects 40 artists with works of photography, sculpture, portraiture, drawing, painting, video and other installations. Artists represented include Frank Bowling, Peter Doig, Chris Ofili and Aubrey Williams alongside many less wellknown names. Among the subjects covered in photographic panels are the rise of Black Power and the Black Arts Movement and London's' grime scene. The continuing resonance of colonial history is a powerful recurring theme and a sense of apartness and separation from homelands is often present in the works. While graphic reminders of the slave trade are thankfully few, this show inevitably leaves one with a sense of disquiet. Tate Modern's Lubiana Himid celebrates the life of this 67-year-old Turner Prize winning artist and curator. Born in Zanzibar, Himid came to the UK when she was just a baby after her father's premature death. An early member of the Black Arts Movement, her work was largely overlooked until 2017 when she won the Turner Prize and was projected onto the world stage. There's also a lot of theatre in this show and surprising references to European art history. One of Himid's most sassy works, A Fashionable Marriage, is a room full of life size cut out figures inspired by the 18th century satirist Hogarth's series of paintings of an

Who inspires you? Women in general Favourite book? Love in the time of Cholera – the language in the book is just beautiful. Favourite film? Le Mystere Picasso – a remarkable documentary by French Director Henri-Georges Clouzot. It shows Picasso’s working methodology and is completely fascinating – you feel you are getting into his creative thinking and there is a feeling of empowerment that being an observer in Picasso’s making gives one.

Describe your childhood… I was born in Libya and had a very peripatetic childhood, travelling from country to county in Europe mostly. I was quite shy and yet madly creative – not at all interested in books other than art. I came to live in the UK when I was fifteen, so memories are vast and varied. One of the best moments I had was at one of my schools (I went to 12!) – my art teacher was so amazing and encouraged me to enter an art competition which I won. I then had the confidence to start drawing images of pop stars and selling them to my peer group at school; that was when the fun began as I found out I had some kind of talent that was recognised.
Black and white features prominently in your designs. What is the story behind this? I have always had a love of the simplicity of graphics and the contrast between the mark and the background – so what simpler than the purity of black and white with which to make a statement? This personal vision I had developed into part of the TF company’s brand ‘look’ when we started and it went from there.
Obviously education is key and training helps us all to develop an understanding of whatever is good or bad within our specialisms. So this feeling is no different to that. I teach a lot whenever I can and the experience of working with different designers and students helps me to understand the language we speak as designers. What’s the strangest request you’ve received for a job? Nothing feels too strange because everything is a challenge and I love that. The more diverse my commissions are the more exciting I find it.

How did you get started in interior, product and textile design? I started off by doing a degree in Fine Art, which in my case was sculpture and print-making. I then did an MA at Edinburgh and was lucky enough to do a second MA at the Royal College of Art. By the time I started there I had transitioned to design – the printmaking side of my work had become key to my creative ideas. Plus, as I was a single mum I was able to make more of a living from my application of print to product. I then went straight to Japan after winning a major travelling scholarship when I left the RCA. I had a list of numbers to call when I arrived in Tokyo and had no idea that the first number on the list would not only turn out to have the most amazing contacts in the fashion and interior scene, but would end up being my agent for 25 years. What was your ambition for the Timney Fowler business when you first started? None other than make a living at the beginning – by then I had 2 children – and I had begun to travel to Japan frequently. Grahame Fowler and I opened a studio in Portobello and had begun to build up a reputation for interior design, fabrics and wallpapers in London. How has the business grown? In the thirty years since Timney Fowler started we have grown in size. We’ve had good times and once or twice harder times. However, our philosophy has basically stayed the same with regards to our creative attitude and never seeking the mainstream.
Your clientele is high-end. Was it always your dream to design for those type of clients? When we started out it was our dream to design for like-minded people who had no real products on the market to put into their edgy homes… as I said our first studio/ retail outlet was in Portobello and we just found that actually it was the hub of the creative community at that time – So they were our clients. The wonderful thing was that as our creative clients grew and their work was well recognised – then so was ours, so it was a completely natural step that took us to designing for what turned out to be the ‘high end’. What has been your most memorable design and collaboration? TF’s most memorable design has to be the Roman head and my most memorable personal collaboration has to be with Linda McCartney. Paul contacted me originally to work on the World Tour and then I met Linda. She and I worked together for the last 10 years of her life and it was a complete privilege… she taught me so much in so many ways and I still hold our friendship and partnership dear to my heart. How do you know when interior design is ‘good’? It’s a feeling very often that is built through the experience of making and doing.
Tell me a bit more about The Grand Designs Water Tower project? How did you feel when it was nominated for a BAFTA? I designed this project for clients who were also friends – Lee and Graham. They had already started filming for the Grand Designs TV show, but they needed help, really, with the whole design concept and just getting it up to scratch. I think my budget was a credit card, which was shocking because it didn’t have any limit on it. But I gave myself a tight budget as no budget is a rather scary concept! The colour theme became a big starting point and led the design process. I started with a darker blue at the bottom, and then used a white and pale blue colour scheme at the top of the building. The top room was actually an old water tank, and we cut out windows all around that tank to make it into a 360-degree view. When I heard the project had been nominated for a BAFTA, I didn’t expect it. I think I was surprised because time had gone on and I moved on quite fast. That's what I do. I always multitask. Overall, it was lovely and very surprising. Your work keeps inspiring the interior design community. What does the future hold for Sue Timney? More please! I really enjoy the challenge nowadays of working with Timney Fowler and my own ST design consultancy in a more commercial market – large hotels, or interesting developments that have a fresh way of approaching the market. I’m very interested in looking at those larger companies who are looking forward and making more eco- and creative-friendly developments.

The 2019 Geneva Motor Show saw the debut of the Piëch Mark Zero electric sports car concept. This autumn the company announced that progress is being made on the production model under the name Piëch GT, which is now in trials phase. nother phenomenal judging session has concluded and we can now reveal the winners of the 2021-2022 Africa and
Arabia Property Awards. Now in its 28th year, The International Property Awards recognises,
2021-2022

celebrates and elevates the achievements and progress of companies the world over.
As always, our judging panel had the exciting task of scoring entries from these two highly competitive regions, and the entrants went above and beyond expectations. Several projects won multiple awards for Arabia including B5 Design and Balwin properties which attained no less than 7 awards for 5 projects. Receiving three 5-Star awards was Naseej BSC with its CanalView project: luxurious residences set in beautifully landscaped gardens in the heart of Dilmunia, Bahrain. Among the highest scoring entrants for Africa was Magnolia Realty Ghana. The company’s residential development called The Mulberry features homes with elegant architecture that’s simplistic yet eye-catching. One of its stand-out elements is The Hive, an interactive family-oriented urban space with amenities to foster entertainment, relaxation, health and wellness. In addition, Pam Golding Properties in South Africa secured three 5-Star awards for outstanding work in the real estate realm. These are of course but a few of the top Africa and Arabia entrants who will go on to compete against other exceptionally talented award-winning companies from Europe, the UK, Asia Pacific, Canada, the USA, Caribbean, Central and South America to find the World’s Best in each category. 5 Design was established with the vision of offering creative design and fitout solutions that meet their clients’ expectations. Each one of the company’s projects is truly unique and delivers a special experience through the seamless fusion of design and operation. B5’s private residential palace design in Qatar is one such project that exemplifies exclusivity and elegance. The project’s classic interior design is inspired by 18th century French décor and includes a timeless layout that emphasizes luxury. Influenced by the study and analysis of some of the best buildings and palaces that have been constructed in the past, the residence is truly magnificent.
The central atrium, at a total height of 16m, connects all the floors in the home. It is the main circulation area between all of the spaces as it includes elevators, staircases and corridors. The atrium was developed using carved patterns across the floor, walls and ceiling. Glass fibre reinforced gypsum coated walls with classic decorative moulding and heavy-textured wallpaper and cove lights are but a few of the elements that envelop this beautiful home, and they blend together in perfect harmony. The choice of furniture and lighting adds a striking balance to the design. Overall, achieving this look without adding excessive detail was key to the success of this project.

Private Royal Majlis
B5’s Private Royal Majlis project is inspired by 17th and 18th century European décor. All the elements used embody a timeless style that is redolent of elegance and comfort. It is truly the joy of creation that has enabled B5 to create another stand-out design. Initially, the company faced several problems including height limitations and issues with ventilation, but creative thinking dissolved all the dilemmas. Functionality and shape are the two main elements that have been considered and on this basis these components provide a sense of harmony throughout. Everything from the furniture and lighting to the wall décor was taken into careful consideration and in line with 17th and 18th European style.
The grandiose interior includes lots of neutrals that will never go out of style. Paired with a variety of textures, including the curtains, the B5 team created plenty of interest and layers – important factors when strong colours are out of the picture. Neutrals also create a calming setting, where one can focus on the tasks ahead or unwind at the end of the day. Even the selection of pillows and artwork creates a quality and enjoyable environment. Additionally, the ornamentation that graces the walls and ceilings throughout gives off an air of luxury and sophistication. In capturing the essence of unique design, this project makes a lasting impression on all who step through the door.

The St. Regis Cairo hotel project is part of a 197,000 square metre mixed-use development on a prime site along the banks of the Nile River just north of downtown Cairo, Egypt. he National Social Security Fund, Uganda (NSSF) manages assets worth over $4.3 billion, invested in fixed income, equities and real estate in East Africa. The NSSF currently owns around 2000 acres of prime land in Kampala and other metropolitan areas. Its real estate strategy entails the unlocking of value on prime land, by conceptualising mixed use residential and commercial projects. The 550-acre Solana Lifestyle and Residences project provides 3,000 housing units, with supporting retail, commercial, leisure, institutional and sporting facilities. Set in Lubowa, a highly desirable green suburb of Kampala, there is a sense of being in a semirural environment, but the Central Business District is close by, as is Entebbe Airport
and its expressway. The surrounding area is well served with private schools, medical facilities, childcare settings, convenience retail and places of worship. Solana will be the first development in this area to offer a true live, work, play and stay environment. Embracing the concept of New Urbanism, with pedestrian friendly communities and a great range of leisure options, the project sets out to create an oasis of calm. Green building principles are used in the design of all buildings. Architecture here responds to the traditions and forms of buildings of East Africa and the Indian Ocean Basin – in essence, a timeless architecture which also captures the innovation of modern design. A key element is the inclusion of the outdoor room or “braza”, a traditional public meeting place – apartments feature courtyards, while villas and bungalows all have verandas and outdoor entertainment areas. Each residential
community enjoys its own clubhouse facility and swimming pool, and will have a central estate management centre, and police and fire station. The planned retail, commercial and leisure offerings will appeal not only to purchasers of Solana Residential units – whether they be young professionals, families or retirees – but also those living in the surrounding affluent area of Lubowa, young people from Kampala seeking the amenities on offer, and ex-pats from Entebbe. A great deal of time, thought and innovation has been devoted to services such as efficient and effective waste management, ICT, voice and data provision, digital satellite television and security, all elements which can often be taken for granted, but only if they are well considered, as they have been here.

aterfall is the largest mixeduse development in Africa and the largest property development in South African history, ultimately combining over 28,000 residential units housing an estimated 80,000 people, with approximately 2.5 million square metres of Gross Leasable Area for commercial, retail and office space, which will eventually accommodate a further 95,000 people. This extensive urban concept development can be found in Gauteng, the economic hub of South Africa. At the epicentre of this energised precinct, the 130,000m² superregional Mall of Africa is a beacon celebrating connected living. The mall’s award-winning architectural form is inspired by the geological beauty of Africa. It reflects this splendour using wood, stone, glass, concrete and other natural materials. An interior example here is the glass roof and light wood used to create ‘trees’ in the centre court of the mall, which takes its inspiration from the forests of central Africa. The layout of the mall is unique in that it comprises both straight and curved walls with high shopfronts and an abundance of natural light. The main court areas are accentuated with their own identity and this, in combination with the racetrack layout, makes it easy for the shopper to navigate. The central spine is a key area of the design in that it links
various offerings to provide a seamless retail experience with an incredible, dramatically large, environmentally friendly roof covering. Many of the Waterfall City tenants have taken a stance on sustainability and environmental sensitivity, like international business brand Deloitte. Their impressive 42,500m² South African head office was awarded a Silver LEED (Leadership in Energy and Environmental Design) rating in April 2021. This smart building’s energy performance is optimised with solar panels, renewable back-up power, and enhanced ventilation to reduce electricity usage from air-conditioners. Other features include blinds that track the sun, rainwater harvesting and storage, indigenous landscaping, and a bottling plant in the basement of the building to provide glassbottled water as an alternative to plastic bottles. BD Collective is an award-winning design firm focused on materialising sophisticated design into inspired physical spaces. Positioned in the exclusive area of District One, Dubai UAE, XBD Collective were approached by a young family of four to design a villa tailor-made to their unique tastes. The design brief was to create a four-bedroom residence with an impeccably detailed interior scheme. Large open spaces were necessary for hosting family and peers, whilst more understated family spaces were needed for privacy and comfort. The design consisted of rich materials and textures, specialist joinery, high-end finishes and strategically placed decorative and indirect lighting to create

ambience and heighten the sense of luxury. Upon entering the property, an impressive entranceway is covered in Crema Dolce marble, vertical gold accents and crystal elements. Eyes are further drawn to a black St. Laurent marble window that features a custom-made crystal chandelier design of molded glass leaves. Situated within the sought-after gated community of Emirates Hills in Dubai, XBD Collective transformed a commercial project into a striking residence for an influential family of four. The client wanted a u-shaped structure with indoor-outdoor living experiences. Organised across two levels, the layout of the villa comprises different multipurpose spaces to support functionality. with floor-to-ceiling windows that open onto the outdoor landscaping. Upon entering the home, a statement Vibia wire-grid chandelier is suspended above a Cattalan Italia centre table. Terraces Villa is a modern-style luxury residence in the middle of the trendy Emirates Hills suburb in Dubai. The villa is to house a family of three generations. As is the case with any home that is to be constructed in the context of a city that never sleeps, it was important for the client’s family that the building was designed as a warm home; a place of retreat and serenity. The client wanted the team to explore the idea of a large central atrium that visually connects all levels. In addition, a grand front entrance with a strong identity became a requirement, as well as a rear garden and terrace area for hosting occasional events.
The client’s brief for The Ariant Residence located in the Palm Jumeirah, Dubai was to create a contemporary classical ninebedroom family home that maximises outdoor spaces, and directs itself toward the views overlooking the beach facing the prestigious Dubai Marina. The client was also very eager to explore energy saving systems and green building techniques. The hardscape design utilises a neutral colour palette that complements the main villa design. A light travertine stone to the terraces and balconies is used throughout to offer a natural feel, whilst the swimming pool tile is aqua blue to enhance the effect of water in the proposed infinity pool. The project was tailored to stand out as an exquisite home and XBD Collective provided that and so much more.

The first of many projects which showcase the company’s undeniable abilities is the Skills Tower office design. It encompasses a bold and contemporary tower that changes appearance as it rises, emphasizes transparency and lightness, and responds to the balance between architecture and nature. In order to make the most of natural light, a variety of materials was used to create a softer and more subtle play of light and shadow. The impressive building rises to the tenth floor, with the first two floors being dominated by a magnificent entrance hall.
Villa Azalea was built to offer guests total relaxation and a unique experience. The Atlas Mountain that the site overlooks was motivation for the design’s open, outward facing orientation. The villa is characterised by its high transparency which allows the construction to fit harmoniously into the surroundings, with open fragmented glass walls showcasing views of the mountains. Almas Delux 5-star hotel consists of 99 bedrooms and suites as well as various leisure functions such as a large lobby, two restaurants, a bar and sitting areas. The project is surrounded by carefully treated gardens, while the façade of the building is clad in wooden slats used in combination with an exposed concrete slab and a series of glass panels along the terraces. The use of these durable and natural elements embodies the special interest of integrating sustainability into design.

The company has established an enviable clientele with longstanding relationships reflecting its commitment to perfecting unique interiors. With a passion for ancient Egypt, WAI’s client wanted to mirror specific elements throughout the design of Sofitel Dubai The Obelisk. The building itself is shaped as an immense obelisk standing 51-storeys tall in the heart of Dubai. Impressive pharaonic columns stand tall within the 18-metre high entrance lobby, carved with ancient Egyptian hieroglyphics. A nine-metre wide golden falcon sculpture takes centre stage over the reception desks. The falcon symbolises the Egyptian god of the sky Horus, representing immense power. Falcons are also the UAE’s national bird and a potent symbol of the nation’s strength and heritage.
The French restaurant’s design elements include luxurious Egyptian motifs and bold colours such as white, black and gold. Fluted columns, plaster reliefs and bulbous light fittings appear throughout. The client also wanted WA International to deliver an English gastropub. The design concept was inspired by the client’s fondness for cats, therefore the cat goddess Bastet became the Egyptian reference. Her story is carved in hieroglyphic stone panels, while large images of her silhouette adorn the rear walls. The executive club offers an impressive 360° view of Dubai. The colours were kept light and fresh with touches of pale green. Mirrored columns with art deco palm leaf patterns were used to reflect the views throughout the space. Touches of French sophistication and contemporary ancient Egyptian accents are also evident. All these interior elements blend to create a truly spectacular design.

ncuoglu Architects+ACP & Summa Construction formed a strategic design alliance to create the Niger Ministry of Finance project. Oncuoglu Architects+ACP is an international architectural practice composed of a dynamic and experienced team of architects, designers, planners and engineers. Summa Construction is an international contractor with diversified interests and operations. Established by its Honorary President Mete Bora in 1989 in Ankara, Turkey, Summa Construction carries out top quality operations in 14 countries in various sectors ranging from construction to energy. The Niger Ministry of Finance project, as a part of the modernisation of the city of Niamey and the improvement of the working conditions for public officials, was started in
July 2019 and after 14 months of construction was completed in September 2020. The building was built with a total area of 22,700m² which includes offices for 600 individuals, meeting rooms, archive and documentation rooms with parking provided for 111 vehicles. As the new urban focal point of Niamey, the building is 17-storeys high, making it the tallest building in both Niamey and Niger. Additionally, floor-to-ceiling windows allow for breathtaking views. A combination of warm and cool colours, textures and materials with acoustical characteristics has been used to give a more focused and efficient working environment. With the integration of digital and physical libraries, conference and meeting rooms, it will be a hub to encourage the collaboration of public and private sectors to develop the future.

eld Architects is a modern architectural design studio that specialises in designing bespoke luxury homes that not only bring endless joy but also have a cohesive relationship with nature. The company’s ‘Ode to the Industrial Revolution’ project located in Johannesburg, South Africa was designed to allow for adequate privacy from neighbouring properties. The client asked for a playful and functional interpretation of the barn house and industrial style which fully embraced the potential of the surrounding natural landscapes. Living spaces were required to work in harmony with the trees and to be spread out across the site, creating a variety of scenic walkways and visual linkages, all complemented by the garden spaces.
In terms of style, the client sought a feeling of cosy simplicity accented by the bold geometrics and volumes more reminiscent of internal industrial environments. Strewn across the site are extruded, sunken and raised forms which are interpretations of the traditional barn style home creating a playful and exploratory experience. Furthermore, the client wanted to make use of simple, durable materials that require minimal maintenance. They wanted to create a sustainable home to harness the optimal potential of the site. Sustainable principles such as rainwater harvesting, natural ventilation and lighting, green roof strategies and solar collection were explored. Overall, the end result is a house which makes a visual statement while still blending seamlessly with the exterior.

NGS Architects
GS Architects is an award-winning multidisciplinary practice established in early 2009 in Dubai, UAE. The company specialises in residential, commercial, retail, landscape and multi-use sectors. The company’s 0/2 Mudon project is situated within one of the most revered residential areas in ‘New Dubai’. The initial design and structure were inspired by the clients’ lifestyle and current economic situation. The Covid pandemic meant that they would be spending more time together, therefore the design would need to function as a workplace, for the family to get together as well as a place to relax and unwind. The brief was very concise: to create zones for greeting guests including a work area, a play area for the kids, swim/spa, an outdoor dining setting, and a BBQ area overlooking the pool. The project was to be fully automated and controlled by the touch of a button. The client
also asked for the architecture to be crisp, clean and efficient. NGS architects kept existing trees and added a larger variety of plants to make the surroundings more exotic. The man cave was pivotal to the arrangement and architecture of the whole project. It was fitted out with a pantry equipped with a bar, fridge, sink and ample cabinet/drawer storage and houses a working area extruding from the TV wall that sits opposite the pantry. The pool area features a Jacuzzi, hydrotherapy jets, a water curtain, nozzles and year-round temperature control. The BBQ area is a one-piece marble slab structure with storage underneath. It has a stainless-steel BBQ pit as well as a lighting system/sink and a smoke extractor feature which sits opposite a towering custom designed pergola. Overall, the project is a place to be alone, indulge in hobbies, work and hang out with family and friends.

SA Architects International were contracted by TDIC / Aldar Properties as the design architect and lead consultant to undertake multi-disciplinary design services for Jawaher Al Saadiyat. The Jawaher Al Saadiyat development is located in an exclusive area of Saadiyat Island overlooking a golf course. The development consists of 83 high-end villas and townhouses with supporting community facilities including a gym, minimart, café, restaurant, salon, swimming pool, multi-use games area and an open parkland within a gated community. The development has been designed to create a safe and vibrant community where the outdoor public parks/spaces and street character complement the individual residences. The exclusive six-bedroom villas and some five-bedroom villas have been placed to the north of the site where they have an
uninterrupted view of the golf course. The bulk of the development comprises four-bedroom villas which are the most popular format for growing families. The architecture is contemporary with sleek lines and a mix of modern materials and textures. The planning of the villas and townhouses integrates both external and internal spaces seamlessly producing more user-friendly residences that reflect the modern lifestyle. All villas have two kitchens: a show kitchen and a service kitchen with external access. They also include a lift shaft which can be fitted out by the owner in the future. All villas have staircase access to the roof, whilst the fiveand six-bedroom villas have two staircases. Numerous design features not only enhance the spaces but also create an atmosphere of comfort and relaxation.

s renowned interior architects and designers, Jackson and Co Designs provide exceptional services from the drawing board right through to the finished project. The production studio, which is currently under construction, and belongs to one of the longest standing TV stations in Ghana will be a wonderful sustainable and solar-powered build. It is one such project where the architecture and interior design is being handled by Jackson and Co Designs. The final result will be an area used by award-winning producers, actors, dignitaries and celebrities, as well as to educate upcoming media talents and much more – a first for Ghana. The project site had three blocks of twostorey structures on it. With the client’s budget and brief in mind, Jackson and Co concluded on remodelling block A and B and demolishing part of block C for the design of a three-storey mixed-use building consisting of a production
studio on the ground floor and offices on the first and second floors. This forward-thinking design has taken the environment into consideration via solar power and reserves in place for back-up, water storage and recycling. Non-flammable recycled material was used for the exterior cladding without compromising on style. Further elements include wooden parquet floors and plenty of natural light. Once completed, the public will be treated to a café that will lead into a rice field-inspired garden, a first in the capital. By thinking of the users wellbeing, the architect has allowed the ample inclusion of natural light and ventilation throughout the build. There will be editing studios, along with radio and recording booths. For added appeal, changing rooms, a training centre and the studios can be spilt to accommodate live audiences when needed. Overall, this project is thoroughly thought through and will be an eye-catching and noteworthy design.
