  H K since 1981, Henderson Land is a leading property developer with businesses in Hong Kong and throughout mainland China. The company creates award-winning residential and commercial developments such as those featured here. The master plan for Double Cove Phases 2-3 Starview and Starview Prime focuses on all development being around a raised park positioned above a series of community, retail and leisure facilities. A controlled 24-hour pedestrian footpath runs through the centre of the park while sleek residential towers are located along its perimeter. Lobby bridges connect each tower to the park and nearby MTR station. The main concept of Double Cove Phases 4-5 is ‘living in the park’. The towers are arranged in two curves to follow the shape of the site and its coastal lines. Surrounded by natural woodland

and with a large, landscaped podium between the towers, a residents’ park is created in the centre. As the last phases within Double Cove they are situated closest to the waterfront and have a panoramic sea view. Square Mile Tai Kok Tsui Urban Renewal has a strong architectural identity and features an intricate alignment between aesthetics and commercial sense. For example, the residential lobby is not typically located at ground level, thereby releasing more valuable retail space. By situating this lobby at upper levels, a dramatic homecoming is created as residents are directed through a highly choreographed series of architectural spaces. The purpose of this presentation is just to show that the above development projects are under the portfolio of Henderson Land. ML   established property developer in Malaysia with a reputation for delivering a wide range of high quality, award-winning projects. UMCity Office Tower is a showcase of ‘living, leisure and business’ in beautiful surroundings within the mixed-use development UMCity. It is part of the UMLand Medini Lakeside masterplan, a one of a kind lakeside development presenting a unique opportunity for businesses to be part of a green and sustainable community. Through the rejuvenation of a disused 13-acre manmade lake at the heart of the masterplan, more than 50% green space will be revitalised. This lakeside park is envisioned to attract a melting pot of people by discerningly connecting the built environment to the natural ecosystem.

Shading structures were inspired by natural elements such as the sky, forest, lotus flower and the wing of a dragonfly. These were interpreted into abstract forms within the lush green landscapes and shimmering waterscapes. UMCity Office Tower is equipped with a grand lobby, café and 18 floors of high-tech offices rising above the podium. The company’s award-winning project 20 Fenchurch Street is a high-performance, energy-efficient building that replaces an obsolete office tower in the heart of London. The client envisioned an exceptional addition to London’s skyline. It was to comprise of a stunning double-height ground-floor lobby and 32 levels of ‘premier’ Grade A office space designed with maximum efficiency and flexibility for potential clients. The resulting design breaks with common architectural expression by enlarging the floor plans at the top of the building instead of at the bottom. This creates additional public space at ground level and provides extra

leasable floor area to the valuable upper stories. Uniquely crowned by a three-level Sky Garden, this forms London’s first publicly accessible tall building observation deck. It features 360-degree views of the city, beautifully landscaped gardens, an open-air terrace, two restaurants and the ability to host a variety of functions, making it a year-round public amenity for the city. Another crucial element of 20 Fenchurch Street is the public Pocket Park at the base of the building, providing approximately 1,000m² of hard-scaped public space. Overall, this innovative project offers businesses and public visitors alike the opportunity to experience stunning views of London and embrace 20 Fenchurch Street as a new landmark for the capital.

 D  founded in Hong Kong in 1988 to provide quality interior design and architectural design consultancy services. The first of the company’s two awardwinning projects involved a commission to provide the architectural and interior design for an approximately 1,500m, three-level residence in Beijing, China. The Municipal Government of Beijing had stipulated that the existing dilapidated residence be replaced by a quality building in a classic European architectural style. Respecting this, Inarc Design perfectly matched the client’s brief for a large, extremely comfortable home for himself, his wife and their two teenage children. Spacious formal areas were also created for entertaining business associates and friends. However, the client’s key goal of

providing privacy and security between the family’s living spaces and entertainment areas has been successfully achieved. Inarc Design’s client for its award-winning leisure interior was The Hong Kong Jockey Club. The brief called for the complete demolition of an existing venue called the ‘Derby Bar’ in the basement of the clubhouse. The area was then to be redeveloped into two entertainment venues named ‘The Melody and Derby Lounges’ for members and their guests. Two visually distinct yet interconnected venues were created for both ease of service and guests’ convenience. Each venue is acoustically isolated and offers different moods, while complementing the architectural philosophy of this well-known clubhouse, originally designed by Inarc Design in 2004.

 H D and Interiors is a highly successful architectural and interior design company based in Turkey. The company has won multiple awards for its project Konforist edu.suites in Istanbul. The girls-only student accommodation offers private space equally suitable for socialising as well as studying. All custom-designed suites are furnished with desks, kitchen niches, bathroom and bed compartments while some include terraces and balconies. They range from single and double units to three and four-bed dormitories, each carefully planned to provide optimum space. Renda Helin’s main goal with their design is to make every student feel at home and comfortable within their living environment.

Great care has also been taken in the design of common areas which include a café, hobby kitchen, study room, cinema, swimming pool, sauna, Turkish bath, fitness and laundry areas. Positive colours and messages have been incorporated and the waggish names given to all areas (and even the washing machines) turn each one into a unique space or object. The building itself has a semi-detached structure and so its most important part is the front façade. Therefore, its exterior window shutters feature concept colours and are designed to offer shade and privacy. They also transform the façade into an interactive design and bring life to the building, making it instantly recognisable as a place for the young.

   in 1987, Toronto-based Flora Di Menna Designs (FDM) has garnered numerous awards for excellence. Westwood Luxury Estate Residence involved a team working together in creating a meditative calm throughout the property. Although the clients wanted to maintain the sense of grandeur and openness with this home of over 12,500 square feet, they also wanted to create intimacy and human scale. FDM’s brief was to make each space function individually and within the floor plan to ensure a smooth transition between formal and informal areas. Built in 2004, Eagles Nest Golf Club wasn’t living up to the high standards set by the exceptional Doug Carrick designed golf course. Contracted to create the hospitality space for top golf events, charity balls, weddings and

banquets, FDM selected only the highest quality materials that would stand up to the rigours of a thriving golf club. For example, solid quartersawn, hand-scraped oak floors, leathered finish on granites, chrome light fixtures, cowhide upholstery and natural wood and stone. General Electric Global Headquarters; Grid IQ Innovation Centre is a state-of-the-art, 200,000 square feet facility in Ontario. One of its most innovative areas is the Innovation Customers Experience Centre. FDM was contracted to provide a complete interior design package to bring the new facility to life plus all four floors of office, common and amenity spaces. The company conducted extensive research to fully appreciate the products on offer before designing the appropriate backdrops for the experience.

The company was asked to renovate an unused 6,000sq ft location on the second floor of one of the Prince Jewellery & Watch Company’s flagship shops in Tsim Sha Tsui in Hong Kong. It also created a dedicated events area and a space to allow VIP clients a level beyond anything Prince has provided in the past. The second floor VIP lounge was designed to give maximum flexibility. Krispace needed to integrate into one seamless area an event space, restaurant facilities, a wine cellar, an open bar and a watch museum.

The foyer cleanly divides the main shop from the private VIP area. A spiral stairwell and waterfall chandelier made for a clean transition from the busy shop to a more private experience. The museum was designed to mimic the shape of a watch dial. In the lounge, heavy, imposing tufted couches invite you to sit and never leave. Dark curtains were added for increased privacy as guests were introduced to individual watches while partaking in drinks and hors d’oeuvres. In the dining area, solid wood seating and chandeliers were chosen to follow the Art Deco aesthetic of the space. Others features included Versace wallpaper, white marble and dark oak panelling.

 D S is an awardwinning company formed by two architects in 2006 which brings personalised and bespoke services to its clients. The Show Suite @ The Orchard Residences in Singapore covers 2,465 square feet in a highend residential tower. Topic Design Studio’s client gave the designers a free approach in creating an artistic and luxurious show suite where their collectable artworks and artifacts could be showcased. As the artworks are oriental in nature, South-East Asian materials were chosen, including a majestic and royal colour palette and floral and exotic patterns with subtle contrasting textures in simple lines and frames. Its eclectic mix of European, modern classic furniture was juxtaposed with oriental colours on backdrops in the final

design to complement the array of paintings throughout the interior. Topic Design Studio was also commissioned to renovate a four-bedroom apartment of 2,562 square feet within the St Regis Residence on the exclusive Cuscaden Road. The existing apartment featured a minimalist, masculine interior while the new owner wanted a cosmopolitan feel to the interior that reflected his wide travelling experiences. This led Topic Design Studio to create a concept which took the form of a ‘mind tour’ to form a bespoke apartment that stimulates the imagination. Beginning with an elegant private lift lobby, the apartment unfolds into a straightforward layout. This is complemented by well-proportioned loose furniture featuring different details and finishes as well as elaborate wall features.

 , Qatar is necessitating a new, sustainable and efficient way of transporting both people and freight around the country. With the slogan ‘It is not about architecture, it is about vision’, and established by Emiri decree in 2011, Qatar Railways Company (Qatar Rail) was given the mandate to design and develop then manage, operate and maintain the country’s rail network. The Qatar Integrated Railway Project (QIRP) currently under development by Qatar Rail comprises an integrated railway network, consisting of the four lines Doha Metro with approximately 100 stations, in addition to a Light Rail Transit network that will serve the residents of the new Lusail city. This will not only connect destinations within Lusail, but

also to Doha by means of the Doha Metro. As the key component of the QIRP – with phase one including around 37 stations – the Doha Metro will serve as the backbone of the public transport system in the Greater Doha. A key concept within the design of the Metro network is one of creating varying scales of identity for the network, line and station. Network identity reflects the overall QIRP brand using recurring design elements to shape the architecture of the stations consistently throughout the network and offer brand recognition. Individual station identity is achieved by displaying features specific to each station and related to the local context and/or to the line theme. By integrating curated content throughout the stations, the Metro Network will serve as a cultural vehicle for Doha.

  , Design Studio – Architects is the culmination of a 30-year journey of two architects. The collaboration of founders Ala Eddin Mansour and Manar Sirriyeh with a team of resident architects and rooted affiliations enables the studio to provide first-rate consultancy and expert executions across the full architectural spectrum. The brief for the award-winning project was to build a two-storey, contemporary house in Riffa area of Bahrain. A main aim was to celebrate the outdoors and so the property is integrated with the garden which offers total privacy and features water as an important element. The architectural concept was inspired by the traditional local courtyard-house considering orientation as

an important concern of the design where the requirements entail wide windows all around the open space. On the ground floor, the spaces are grouped into two main zones: the guest zone and the family zone including the gym and spa facilities with a service zone located between the two to serve them both. The site of the client’s original house (which was to be demolished following completion of the new home), included several historical buildings which were to be preserved. The existing family Majlis was restored as a winter living room as well as a two-storey structure which now serves as the outdoor garden room and a sanctum office. Materials such as wood, stone and marble feature throughout the house to enhance its natural surroundings.

time that the hotel was closed to the public. This maintained a cost effective schedule that would be proportional with the predicted future earnings potential of the hotel. Due to its unique riverside location within a conservation area, the exterior’s transformation had to be carefully planned. The new stainless steel and glass railings tie the previously disjointed halves of the building together, while the new Welsh slate cladding on the entrance provides a striking first impression for guests. Internal features include bespoke new bars and a curved oak staircase offering guests access to enjoy the stunning roof terrace views over the harbour. The public spaces are completed in a light, bright style with modern décor and fittings.

Its principal designer Louise McDonnell became internationally renowned after she built her own home by renovating an old factory in the centre of London and named it the Violin Factory. This renovation was subsequently featured on the Channel 4 television programme ‘Grand Designs’ in 2004 and after 12 years the episode is still repeated and watched by many. McDonnell Associates handles all aspects of every project: design, material selection, construction and interior design and its philosophy is as ambitious as it is simple namely to create ‘the best of both worlds’. To quote Gwenda Brophy from The Telegraph in October 2007: ‘…there were two separate camps of buyers - those who would only consider period properties with their ‘character’ and original features, and those who favoured the easy-living low-maintenance

of new build. Period properties were derided as a black hole for money by new-home fans, while new build equalled bland for Victorian property aficionados’. Both camps are right of course. No one really wants a Victorian property with Victorian plumbing or a new build with small rooms and low ceilings which will look dated in 10 years’ time. Therefore, McDonnell Associates transformed a Victorian property formerly used as a hostel into two spectacular properties, one a restoration (The Old Vicarage) and the second a new build (The Townhouse). The property, located in Church Street, sits within the Isleworth Conservation Area. The street itself consists of a picturesque ribbon of 18th and 19th century houses and cottages, most notably the early 18th century London Apprentice Pub on the river Thames. The building was decidedly derelict. Apart from a lack of conservation during many decades

(all chimneys were removed, brick walls were replaced with breeze block etc), the building was in such a serious state of disrepair that eventually the roof and both the first and second floors were beyond salvation and had to be completely replaced. It was ultimately decided that the new building positioned to the left of the existing building would be built in the same, but slightly more gothic style. The purpose was to create one uniform building that would seamlessly fit in to the conservation area instead of a (restored) original building with a new build side annexe which would not be in keeping with the colloquial style. Given the fact that many of the 19th century cottages in the street were rendered and painted in various colours, it was decided to render the complete building in an approved conservation shade of blue with the exception of the chimney columns. Part of the new building was built using reclaimed brick referencing the original

building, while the remainder was made using Structural Insulated Panels. The Old Vicarage is a unique example of a restoration where one can have the best of both worlds: One can have the character features and timeless design of a Victorian property, including 3.6 metre high ceilings, well-proportioned rooms, fire places, etc. But also every imaginable feature of a new build is included. This means underfloor heating on every floor, a cinema room, a 2,000 bottle wine cellar, ‘killer’ kitchen sufficient to rival a small restaurant and the master suite with a dressing room for even the most ambitious wardrobe and the ultimate master bathroom including hamman, sauna and river views. The renovation has been nothing less than a complete transformation from a building at the end of its life into two homes. Together they combine the character features of period properties with all the features and functionality one could wish for in a new build property.

Also in the CBD, the site is adjacent to city mass rapid transportation (BTS/MRT) and close to the airport link station. The design reflects the taste and personality of the metropolitan area. Targeting wealthy businesspeople and families, it offers upscale facilities, privacy and community amenities,

More than 600m of superb dark rosewood panels the wall of the 250m apartment. The 300 year-old rosewood has been polished seven times and coated with a vintage car finish technique by an Italian old-timer restoration workshop. This treatment gives the noble old rosewood a high-grade finish and a three-dimensional depth. Another request from the client called for a room divider, also made of rosewood, leading from entrance area to living room area. To pay tribute to his passion for flying, the partition was designed with movable slats reminiscent of aircraft wings.

Superfire Residences

Superfire Residences is a three-tower condominium project of 685 units in Istanbul. Standing on a Y-shaped, 44,992m² plot, its design aim was to create a new high-rise development in harmony with the surrounding non-urbanised site. The two 30-storey and one 35-storey blocks offer a mixture of lofts and flats targeted at young professionals and families. The top of the parking podium features an outdoor landscaped pool deck and recreation area. T  is a boutique interior design firm which provides highly personalised residential design services to an international client base. The following projects are award-winning examples of its work. ‘The Box’ is located in New York City’s Garment District, a centre for fashion and design. This unique 4,500 square foot apartment includes a 500 square foot terrace, and resides in a 12-storey, Art Deco building constructed in the 1920s. The aim was to maintain the historical elements of the space while providing all modern necessities. A challenge was to ensure multiple entertainment spaces without sacrificing the intimate spaces. This was accomplished with the use of pivot and pocket doors, as well as

glass partitions. The space plays with volume vs void and visual vs physical in a dynamic yet functional way. ‘The Tower’ is located in Luxembourg, and consists of four 250-year-old landmarked buildings, three of which have been fully gut renovated and joined together. Layers of style were created within the space: an old exterior corpse with a minimal interior base, complemented by, again, traditional furnishings. The furnishings offer a farmhouse feel to the contemporary dwelling, while also providing balance for a coherent and fluid space. The result is a unique and bold, yet cosy place to live. A centrepiece of the design is a custom aviary, which acts as a living art piece while functioning as a home to the household parrot, within a tower for which the project is named.

Rook Café Delicatessen project refers to an old building located over ancient ruins and its renovation into a contemporary commercial environment. Meteora, the huge black stones which are included on the Unesco World Heritage List, are also in the vicinity. These inspired the concept of the project’s black cubical structure extending from floor to ceiling and treated with mineral powders. With Voronoi Clinics, the creative challenge was to develop a powerful clinical

identity, adaptable to a variety of layouts and scales. Moreover, the brand had to establish a strong presence in the medical community without following the typical elements of clinical environments. Inspiration came from Voronoi diagrams – a way of dividing space into a number of regions, Voronoi cells. This design hints at the cellular rejuvenation and reconstruction that takes place in plastic surgeries. Situated in the economic heart of Piraeus, in the vicinity of the Economic University, the Harbor Suites is a boutique property. It introduces a new concept in short stay lodging, comprising five apartment suites. The innovation of the design lies in the built-in OSB structure. Developed in a polylinear way, this accommodates all functions and utilities, while maximising comfort, privacy and ergonomics.

 I’  for this five-bedroom villa on Palm Jumeirah focused on creating a timeless, coastal feel that was technologically advanced. The client desired a clean, clutter-free environment that was warm and welcoming, with customdesigned invisible storage. Influenced by the colours and shapes of the seascape visible from most rooms, organic silhouettes that echoed the curves and swells of the ocean were used and the colour palette was limited to serene oceanic tones of white, grey, aqua and teal. Folding doors, floor to ceiling windows, curved walls, raised ceilings, and a light, streamlined interior design all contribute to the open and airy feel of the villa. The client requested many entertaining, social, and relaxation spaces throughout the

property. A majlis, two living areas, outdoor lounge, pool bar and a massage room are just some of the extra special spaces created. Additionally, every area is fully furnished and accessorised, even down to towels in the bathrooms and hairdryers in the bedrooms. Zen Interiors also installed an advanced home automation system throughout the villa, where all home entertainment, curtains, blinds, appliances and air conditioning are remotely controlled by iPads. Creating a project of this scope and scale within five months was challenging yet incredibly rewarding. Our client had wanted to sell the villa upon completion, yet when he saw the home at the handover, he immediately changed his mind, which is a fantastic testimonial to Zen Interiors’ work.

 C A, a wellestablished design company based in Mexico, was commissioned to create a new and contemporary hacienda. The clients, a family of three, requested a place where social events for up to 350 people could be hosted between its built areas and gardens. The property located in Yucatan also had to remain sufficiently flexible for use as an occasional country house. The resulting Hacienda Chaka originated from the owners’ liking for old houses and traditional haciendas with wide corridors, high ceilings, airy terraces and vivid colours. Grand terraces linking the indoors and outdoors to promote the contact and enjoyment of the hacienda’s gardens were also given prime consideration.

Arturo Campos Architects’ award-winning design consists of two axes; the first consists of the wide access that connects the kitchen and dining room, spacious areas with high ceilings and old mosaic pasta tiles. On entering the house through the front door, an original chaka tree from which the property takes its name can be seen. The tree was carefully preserved on the site and forms a central feature, ensuring every space in the hacienda has a direct connection with the gardens. Beyond this is a large swimming pool, forming the second compositional axis which includes the entrance, lobby, terrace, chaka tree and pool. The project fulfilled the clients’ wishes for a property constructed with local stone and wood with the ‘soul’ of a hacienda that provides maximum contact with nature.

The company fuses high-end interior design with couture fashion to form a unique design philosophy. This combines the form and function of interior design with the craftsmanship of couture fashion for the ultimate in modern luxury interiors. The Luxe Interiors’ award-winning project 112 Colmore Row follows on from its successful conversion of a five-storey Georgian townhouse on Mayfair’s Park Lane. It was converted into the London headquarters of a rapidly expanding investment and development company which then required a boutique HQ for its Birmingham office that mirrored the Park Lane project. The final design was very much driven from the initial concept boards.

Layout was locked in and the client had no changes to make to them. Therefore, all that was left to finalise were the exact finishes and the colour palette. Merging luxury hotel, high end residential and office environments, 112 Colmore Row gives staff and visitors an immediate sense of luxury and grandeur from the first moment they step foot in the building. Every element including the etched glass graphics which greet you upon entering the dramatic, all black entrance hallway, inspired by the Chanel stores of Paris and Los Angeles, have been designed, considered and implemented. Each minute detail needed to convey to investors and staff the level of quality the company was prepared to go to. Leaving no stone unturned, the interiors have been transformed from generic,

This has been offset against the classic oversized architectural details of coving, architraves and skirting to create a townhouse feel with a modern twist. Subtle nuances or juxtaposed styles and finishes became the champion of the concept, delivering points of interest, quality craftsmanship and considered design. The client wanted to ensure the colour palette used had a timeless feel and so The Luxe Interiors proposed earthy tones of French grey and stone. Finishes chosen were also those befitting a private members’ club or a classic smokers’ den. Tan leathers to match walnut doors, piano black with ebony macassar bespoke cabinetry, iconic Porta Romana lighting, dark leather upholstery

and elegant Chase Erwin flawless silk handmade curtains. Luxury had to be evident in the immediate aesthetic, by touch as well as by the finer details such as precision of stitchwork, spacing of studs and alternating of textures. At first glance or from a distance, 112 Colmore Row’s interiors give a sense of classic London townhouse style. However, on closer inspection, the details stand proud. The client’s brief of creating a working environment with the welcome of a five-star hotel, the luxury of a Mayfair townhouse and the convenience of a well planned office environment has been perfectly achieved. Ensuring each and every detail is considered from initial concept has allowed the process to deliver the design led features required to help set this project apart from the generic, modern office design.

Every aspect of the building was brought to the forefront during planning stages and further enhanced its value. One such successfully planned design execution was the use of ‘in-between’ spaces or loggias (known in Malay as serambi). Explained in more detail, these internal voids formed from the design of the towers were accentuated with full helical twist sky garden features, while also acting as a passive solar control device. Located within D’Twist is an exciting new business hotel that will comprise of 188 duplex suites and 122 hotel suites. This luxurious

It was designed by RDA Harris Architects with input from Mercure which brings the influence of its worldwide brand to work within D’Twist’s local landscape. The hotel will feature bold, evocative, modern design elements that rightly contrast various contemporary elements such as glass, metal and wood. It will provide restful spaces for relaxing or for socialising, and recreational facilities to please residents of all ages. In line with the brief, two linear tower blocks were envisaged, with the central lobby

forming a T-shape. Each tower will have three units per floor and all units to be oriented and laid out to take advantage of available views. The two towers will sit on a podium with an attractive landscaped deck on the roof. A bridge will link the podium deck to a cascading sequence of pools with adjoining pool decks. A second bridge will link both towers on the staging floor containing a gymnasium, reading and viewing lounges. By creating this new community, the developer’s initial aim is to draw young professionals seeking a home that is unique and different. They will form the nucleus of the community that will continue to draw other like-minded people, whatever their nationality. In a nutshell, the great appeal of The Loft can be described as being ‘the ease of withdrawal from the rat-race or rejoining it revitalised’.

-  Quada specialises in high-end residential homes in the south east of England. The company takes pride in its contemporary design concepts, suited to creating exciting and unusual buildings as well as homes with intimacy and warmth. Harford Manor in Holyport, Berkshire has won two accolades for Quada this year. These awards follow on from a similar developer’s award achieved in 2014 for another contemporary designed country house, ‘Blue Jay’. Located in Claremont Park, Esher, Surrey, this was one just a few houses of this size and cost to be sold in this high value area in the first half of 2015. With Harford Manor, Quada’s aim was to produce a new-build house which

was contemporary in design in a market sector dominated by neo classic pastiche – namely Georgian and Palladian. The site was originally occupied by a rather spacerestricted house with extensive equestrian facilities. Hence Quada redeveloped the building to be more commensurate with its amenities and surroundings – a mini estate of 40 acres with commanding views over paddocks and woodland. A dramatic roof arrangement drove forward the design of the building as a whole. This well-composed form is in harmony with the tree line and arboricultural nature of the site. In many ways the appearance of the building and the landscape are inter-linked and as both mellow over time, the building will appear rooted to the landscape.

The challenge was to create residences that exude elegancy and luxury, while still maintaining a legible floorplan for the purchaser to review and choose the suite most suited to their liking. A digital version of the ‘coffee table style’ brochure was produced to allow prospective purchasers to zoom into particular layouts.

Specific attention was given to detail in the exterior elevation, features and finishes to cater to a niche market of purchasers. The exterior detail was inspired by the timeless Beaux Arts movement and the elegance of Paris, with a focus on the grand scale of construction. By using symmetry and balance combined with a commitment to classical tradition, grand, yet understated, style is brought to the building’s façade. The client’s brief asked for a contemporary and elegant main residence with ample indoor and outdoor space to entertain guests and extended family in a variety of formal and informal settings. Given the rather understated style of the property’s architecture and the client’s desire to avoid interiors that shouted ‘Florida beach house’, DJDS took a more international design approach. This involved bringing together artfully applied custom lighting installations, textures, furniture sourced from all over the world, finds from the client’s travels, vintage pieces and a variety of custom designed furnishings. A well-considered material concept allows a seemingly effortless flow from one area to the next while imbuing each of the soaring primary spaces as well as the more private secondary spaces with its own distinct

feel. Subtle Alabama limestone creates an elegant atmosphere with its velvety texture or more rustic feel with its split face version throughout the house. Walnut wall panels, flooring and joinery form a beautiful contrast with the stone finishes and add warmth and character. With Dorothee and the client working closely together throughout the project, each design approach has been individually tailored to suit individual preferences, a thought or observation shared or an aspect they discovered together. The stunning result is a home where every area and the design within it have their own special story and background. “Creating a home with and for a client is a wonderful journey,” said Dorothee, “and it is incredibly rewarding when you can look at what you have achieved together.”

Base Interior felt the strongest fixed element of the period architecture was the beautiful 18th century windows with their graphic pane arrangement to the top light. This detailing became a source of inspiration that held the fixed architecture at the centre of the interior scheme.    world’s luxury brands, Belfast-based luxury interior specialist Portview Fit-Out places an intense focus on client relationships, training, infrastructure, supply-chain management and accreditation. The company has recently completed an award-winning new 5,000 square feet London flagship store project for Japanese luxury fashion brand Issey Miyake. With a frontage of 60 feet, the store occupies a prominent position between Bond Street and Hanover Square in the centre of Mayfair. The £900,000 fit-out took 16 weeks to complete and the Portview team worked with a scheme created by Miyake design collaborator Tokujin Yoshioka. Taking cues from Miyake’s ‘reality lab’, they combined the concepts of technology and craftsmanship.

Yoshioka’s design required Portview to strip out the fittings inside the lower two floors of the 1950’s building, leaving walls and columns bare. Rough concrete columns were installed to contrast with bright blue anodised aluminium panels that highlight display areas and clad the lift shaft. With unprecedented attention to detail, the panels were fabricated in Germany, then anodised by a specialist company in Switzerland. A doglegged staircase positioned in the centre of the floor plate incorporates a glass balustrade, allowing light from the street facade into the basement. Issey Miyake’s own design IN-EI folded lamps and cove lighting by Iguzzini around the ceiling offer additional illumination throughout the store, and Yoshioka’s tables, appearing to balance precariously on angled stands are used to display accessories.
