The Sustainable City by Diamond Developers, which represents the first operational Net Zero Energy city in Dubai, scooped an impressive five awards. -S R E D is responsible for the following multi award-winning projects. The Campbell Gray Amman Hotel & Campbell Gray Living mixed-use project started with the acquisition of two plots of land at the entrance of Abdali, Amman in Jordan’s new downtown. Envisioned as a landmark development highlighting the entrance to the district, it has been designed to include a five-star hotel (Campbell Gray, Amman) on one end and a residential, retail and office complex (Campbell Gray Living) on the other. All rooftops are landscaped to provide usable spaces which take full advantage of Amman’s unique climate. Additionally an underground passage was also designed to link Campbell Gray Living and Campbell Gray Amman Hotel

in order to provide a better tenant experience and more efficient integrated services. The idea of creating a gateway and a landmark framing the entrance to Abdali is apparent in the architectural design of two seemingly identical towers forming a mirror image of one another. The residential tower was fitted with balconies, while canopies adopting a folded envelope concept, unfold horizontally over the ground floor retail element. The first completed apartment at Campbell Gray Living features layer upon layer of detail in its interior design. Despite an impressive list of brands and makes, the apartment is not remotely ostentatious but instead beautiful in its simplicity. All materials are of the highest calibre and combined in a classic, contemporary style to render the apartment as stylish and comfortable as possible.

Its exclusive amenities for residents include a club room, cinema, male and female gym and spas with private outdoor ‘New York style’ roof top swimming pools, designed to respect residents’ privacy and cultural needs. Diyar Al Salam is envisioned as a 47,000m² urban retreat within the city of Jeddah, designed to evoke a sense of tranquility and serenity. The symbol of the ‘dove of peace’ became the prevailing theme throughout the development, inspired by the meaning of its name ‘Homes of Peace’. The client’s brief was to create a community within a community, anchored around an expansive sky garden. It also called for 140 units in a variety of different types and sizes ranging from one to five bedrooms, including eight exclusive two-storey penthouses with private swimming pools. The design includes an array of amenities directly accessible to the sky garden including a club room, day care, library and separate women’s and men’s health clubs. M TOWER is a mixed-use commercial building located on the intersection of two

vibrant streets in Jeddah. The 11-storey building is comprised of 88 medical offices, four retail shops, two cafes and open air, elevated terraces. At first glance, the exterior gives the impression of stacked, rotating, glazed boxes. This gives a lightweight and soft aesthetic to the tower, while it is anchored by a heavy, stone-clad base. Larger setbacks on the street fronts present a more pedestrian-friendly environment, allowing for green spaces and open plazas in an effort to redefine and improve the urban nature of the street.    solutions, EPL Novospace is a South Africa-based interior architecture firm creating inspirational designs for a range of clients across multiple sectors. RCL Foods is the result of a merger between five individual companies, requiring a fourlevel office building with a work environment focussed on people. The client wished to stand out from its competitors with a truly outstanding office. The intent was to foster a sense of unity and energy, with creative spaces and the opportunity to generate chance interactions. By creating an enjoyable and inspiring workplace, the attraction and retention of talented personnel can be maintained. After extensive research into the needs of the client together with similar corporates

in the same field, Novospace presented a number of overall style concepts, with the ultimate decision going to ‘Funky Raw’. Internal finishes were chosen to contrast against the white and charcoal exterior of the building, incorporating raw exposed brick, concrete, polished cementitious floors, rough sawn timber and an array of steel elements. Carpeting and internal screening has been chosen to echo the horizontal lines and shapes of the building as a whole. These rougher finishes are juxtaposed with elements of bright colour and glass components using bespoke, locally produced furnishings and light fittings. The result is a warm and rich interior that connects earthiness with modernity. This is matched with large-scale colourful art installations and

a strong visual wayfinding system. Massive typography is a feature carried throughout the project, with inspiring messages mounted, etched and patterned into walls. A subtle approach is taken to link the interior with the nature of RCL Foods’ business – the occasional table supported by cutleryshaped legs is a whimsical touch. Specific facilities needed for the project included test and development kitchens, a public food shop, cafés and a skybar. These were integrated around a dramatic central atrium to encourage collaborative working practices. Many offices are suspended and cantilevered around this atrium on multiple levels and at different angles, with striking glass walls looking out onto the area. Open staircases with mesh balustrades and natural timber

flooring retain light and airiness through the space, while bridges have break out areas with lively seating options. Small work pods and call booths are distributed through the office to allow spontaneous collaboration or immediate privacy. Throughout all this, services and electrical facilities are cleverly integrated and concealed discreetly. The ultimate result of Novospace’s work is a truly African working environment – one that departs from the familiar sameness of competing companies to create its own bespoke industrial aesthetic and identity. ‘Do things that can’t be done’ is an inspirational message proudly presented in tall letters on the wall of a meeting space – a sentiment that could be equally applied to Novospace’s philosophy.

  - high-rise development project ‘No 4’ is located on Bourdillon Road, Ikoy, the most exclusive residential area of Lagos in Nigeria. Developed by Kaizen Properties Ltd and built by El-Alan Construction of Nigeria with an architectural design by P&T Architects & Engineers based in Dubai. The ultimate design is a result of a very careful analysis of both location and culture. The brief required the 25-storey building to have two penthouses – to be occupied by the developer. There were also to be 22 four-bedroom apartments, 11 threebedroom apartments and six four-bedroom duplex apartments which would be offered for sale. Communal facilities had to match the prestigious development and included a 20-metre lap pool, children’s pool and

playground, tennis court, gym, games room and multi-purpose room. The L-shaped building’s placement on the site follows the two adjacent streets in order to secure the furthest distance from any future tall buildings which may be constructed on neighbouring plots. There are only two apartments per floor with windows facing in all four directions. As people in Lagos prefer their staff to live outside their apartment, the units have been designed with only one entrance door and a lockable door into the bedroom area for extra safety. Raising the ground floor adds to the security of the development and makes it feel less ‘fenced in’ while inside the premises. Curved balconies have been included to the two elevations facing the road to create an attractive curvilinear appearance to the

building. The balconies are large enough to be used as external rooms and relaxation areas while providing windows with shade from the sun. Their glazed balustrades also ensure residents can enjoy unobstructed views across to the lagoon. Full height floor to ceiling glazing has been used for all main living areas and bedrooms. This provides a very large amount of natural light and excellent views even when seated. A further impression of spaciousness is created by 3.2 metre high ceilings. As the site is set back from the street, it allows for large trees which break down the scale of the tower. This helps to avoid the tower appearing to ‘crush’ the neighbourhood of mainly lower buildings. Its award-winning architectural project, Midane Private Residence, is in a fabulous location with views of Zahleh city and the Bekaa Valley. However, the shape of the plot, its access and slope all presented challenges to the property’s overall design. The client’s brief was for a high-end residential property with a 30% built up area. He also requested an independent apartment for his mother to be implemented within his residence. While it needed to communicate with the main house, it was not to affect the privacy of either properties. The apartment has therefore been designed with an independent

entrance from the roadside and a private entrance from the main residence side. The project integrates indoor and outdoor spaces in a very special way due to the importance placed on this type of lifestyle by the client. Outdoor areas including the terraces, garden, pool and Jacuzzi have been designed to be large, functional and mostly beautiful. Due to the sloping nature of the plot, the garden has been divided into two main levels. The first is an extension of the entertainment floor and can also be accessed by stairs leading from the dining room terrace. The second garden area is at lower basement level and, providing a visual continuity to the upper garden is planted mainly with fruit trees.

The design team took inspiration for the office tower from a traditional Qatari Dhow. Using the inspiration of the Dhow’s sail, the façade for the tower’s south face is clad in a

prefinished aluminium shading device placed over the top of the aluminium curtain wall system. The podium is devoted to primarily above grade parking and again the Dhow is used to inspire the design. The podium’s façade provides the illusion of rippling water through the use of a kinetic façade. Clad with thousands of suspended aluminium panels the power of the wind activates the façade and gives the effect of moving water. The interior public areas continue the same theme as the architecture, drawing further inspiration from the sea. The main lobby ceilings are articulated wood following similar geometry to the feature façade. Similarly, the main reception desk is wood and glass, a contemporary abstract of this traditional sea vessel.

Following several design concepts, the client, Al-Tijaria – a Kuwaiti commercial real estate company, approved the final proposal of a slightly curved tower as it succeeded in the main aim of maximising the sea view from all units. The resulting shape not only looks pleasing but has also allowed Arab Architects to have a higher elevation as it proves more structurally stable. The tower is beautified throughout with blue, grey and silver glass panels. Their different shades express the various types of apartments while also acting as an appealing aesthetic feature. As the client’s first project in Bahrain, Al-Tijaria Tower fulfils its brief to form an exceptional landmark in the city.

   within SNCF (the French national rail operator), AREP Group delivers projects ranging from large metropolitan areas and urban districts to individual buildings and street furniture. Its reputation is based on an ability to conceive and create multi-modal stations in dense urban areas. Designed in association with Groupe 3 Architectes, AREP’s award-winning project Casa-Port Railway Station faces the port of Casablanca in Morocco and is at the meeting point between the medina, art deco district and new developments in the city centre. The station had to be rebuilt in anticipation of the increase in passenger numbers in the future where 25 million travellers are expected to use the station every year.

Materials and lighting draw on the architectural modernity of Casablanca while benefitting from the main principles of Moroccan traditional architecture. These include geometric patterns, lighting design, simple materials and the use of traditional techniques. Under its large roof, the transport hub houses waiting areas, circulations and services together with retail outlets and a twotier underground car park with 380 spaces. Forming its major element, the concourse opens up on to a large forecourt on the southwest and the platforms on the north-east. As if in readiness for the prospective new transformations, the station has been devised in a way that allows its future connection with a potential regional express line station.

S-House in Jordan was an opportunity to guide a client with very traditional views towards a more modern approach as both a concept and a way of living. This emphasises YM Architectural Studio’s philosophy – to always take that extra step beyond in generating the perfect answer to the client’s vision and requirements. The design took a traditional central courtyard and abstracted and expanded it until

the home itself became an L shape around two sides of a larger courtyard and outdoor pool. The two-storey plus basement house incorporates external staircases and a layered concept of different materials that pushes the visual axis towards the outdoors. Materials include composite wood, plaster and paint in addition to local Jerusalem and Ajlouni stone claddings. Light colours aid in reflecting sunlight, with south-west elevations mostly closed off to prevent excessive heat from the sun and minimise energy consumption. A 3D triangular pattern on this orientation creates changing shadows over the course of the day. The home is finished with a full Fusion energy tracking system for efficiency and control.

The BSTC Tower stands in a premium location at the heart of Jeddah, Saudi Arabia. It is the commercial twin to two underconstruction residential towers that retains a modern and confident identity of its own. Its commanding height and poise create a remarkable new addition to the city’s skyline. The elliptical plan serves to minimise heat uptake from the sun, saving energy, while also maximising views for users. It is surrounded by modular fins projected to the direction of the sun. Granite is widely used in a range of

colours for both exterior and interior, providing natural palettes and materials that match with the expanses of glass and aluminium. The tower comprises a 4-star business hotel across the first 14 floors, two floors of serviced apartments, and 24 shell and core offices. At the zenith of the project is a signature destination restaurant with full 360 degree views. A further restaurant on level 1 provides all-day dining for residents. Basement floors provide car parking and service areas for the hotel, and a separate nine-floor parking building for the building as a whole is topped by a swimming pool and spa. As the tallest tower in the area, and the only building with a fully glass façade, BSTC tower will become a landmark icon in Jeddah.

The property is in a unique location with views of the skyline of Kuwait City Towers as well as a wide, panoramic vista to the sea from three sides. As the client has a daring and dynamic personality and a colourful lifestyle, she wanted to reflect her character through the villa’s design. Therefore, the concept had to be distinctive, different and unique with the capability to fulfil a number of both functional and entertaining requirements.

Consequently, the main reception rooms on the ground floor are divided into two parts, unified by a distinctive, curved wall. The master bedrooms are connected with a bathroom and dressing room via a hung transparent bridge between the indoors and outdoors. The daughters’ bedrooms are gathered together in one volume, ignoring the villa’s standard height. The dining space then ‘floats’ above the daughters’ rooms and features a panoramic window, framing the sea view. A massive space then extends between the ground floor and the roof, linking the different volumes and linear horizontal surfaces. While the lower part of the building is shown as two volumes trying to move separately in slow motion, the upper part moves in a faster motion and in different directions.

The interior design for the lobby, brasserie and bar of the Le Royal Meridien Beach Resort and Spa Hotel in Dubai expresses the brand’s DNA exceptionally well. It also creates an upscale, chic and contemporary design, offering another dimension of hospitality style for guests in the already wide range of hotel choices in Dubai. The Le Royal Meridien brand design guidelines request cartography as a reference and so LW used heritage maps of Dubai creek as the carpet patterns. A sense of place

Tamba Restaurant

is created in the hotel lobby by a stunning, specially commissioned, metal mesh, deconstructed Arabic dhow (a traditional boat) by the British sculptor David Begbie. Tamba Restaurant in Abu Dhabi features an urban loft style interior with subtle Indian accents and a sophisticated twist. The client’s brief was to create an upscale destination venue with memorable key features to make it unique and engaging. A dramatic show kitchen engages guests at the heart of the space while a cluster of commissioned interpretations of oversized temple bells hang over the central bar from an exposed ceiling with unexpected gold painted ducts. Full height decorative screens divide the space while also creating layers and depth to the space.

It aims to provide superior architectural and engineering solutions derived from each project’s surrounding physical, environmental and cultural context. The first of alnasser + partners’ two latest awards relates to its own head office in Amman, Jordan. The aim was to build an efficient, functional and comfortable office building using a cubic shape to avoid wasting any available space. Located in a residential area, the structure has been given three main elements: a frame to provide a modern impression and distinguish it from its environment; an isolated core for the building’s circulation needs’ and a roof that’s expandable

for adding an extension according to the company’s future growth. The creation of JP Jets’ VIP terminal lounge called for a bold, contemporary scheme to create an outstanding, high security building with maximum safety requirements. The resulting dynamic form responds to the uniqueness of its location in the relatively rural area of Aqaba in Jordan. Through its extensive glazed section, the reception and lounge areas opens out on to the city’s vast mountainous landscape. The building’s two masses interact with one another in an articulate fashion with overlapping spaces and a rough, earthy coloured façade. This enables the structure to camouflage itself beautifully with the natural surroundings which at the same time stands out from adjacent buildings.

   - architect and lead consultant with experience in 14 countries. Its projects range from retail showrooms, hotels and upscale residential towers to large urban developments. The company’s award-winning design for Coastal Towers was inspired by Saudi Arabia’s national tree, the Phoenix Palm. Located in KAEC, a mega project along the coast of the Red Sea in Saudi Arabia, the towers occupy a prime 60,000m² site. Coastal Towers comprises a central 60-storey tower consisting of hotel and residential apartments; two beachfront seafacing residential towers of 26 storeys each; two inland residential 36-storey towers; and beach-front retail. As prayer is an important part of Saudi culture, the central tower’s design

takes the shape of praying hands; in Islam the hands are not put together but remain separate with a space between them creating a void. The project located its most dense parts of the masterplan to capitalise on the coastline views. Due to the importance of this aspect, the towers were angled to ensure that the vast majority of the units enjoy uninterrupted vistas of the water despite the density of the development. This provides more pedestrian connectivity with retail and F&B all along the sea facing edge of the site. Overall, the design of Coastal Towers embraces the heritage of the existing culture and celebrates its role as a community, marketplace and ecosystem.

HA I  an architectural and design practice based in South Africa that focuses across both an African and international spectrum. The company’s award-winning interior design project Sun Central Convention Centre is located within the International Sun City Resort in Rustenburg, North West Province. The new convention centre is a complete refurbishment of the existing facility at Sun City, transforming it into a world-class facility with all the latest technological requirements. It has a business aesthetic conducive to conference and meeting activities, allowing users to interact and network with others within the space. The coffee shop for example, is an area for refreshment, meetings and relaxation between conference activities. There

is a sense of luxury within the stylish interior but this still remains within the business/resort design language. The use of texture, materials, finishes, colour and form all add to this interesting formula. A new pre-function space allows for networking opportunities before and after conferences outside the grand ballroom. Here the use of LED light features creates a floating effect of the floor, walls and ceilings. The King’s Ballroom is also a multi-purpose space but has a more luxurious ambience. The use of an antique mirror finish on two walls creates the illusion that the space is double the size, while chandeliers within the ceiling coves throw interesting shadows of an organic nature on to the ceiling. This contrasts beautifully with the rectilinear design language within the space.

Its award-winning design is a direct interpretation of the Nikki Beach brand, clearly developed around the beach, holiday and entertainment themes. Inspired by the vision of Jack Penrod, founder and owner of Nikki Beach Worldwide, the look is all about remaining natural and simple. The property is divided into four main components – the hotel, villas, Nikki Beach Restaurant & Beach Club and the residences. Even though each of these different elements of the property can operate separately, they are all connected through the landscape as well as the

general design theme, colours and materials. The architecture is contemporary with sleek, straight and clean lines and a blurred transition between inside and outside spaces. Rooms, suites and villas are oriented towards sea or city views around an efficient double loaded corridor. The hotel’s interior design features the brand’s signature white as a dominant aspect while nature also plays an important role. This is reflected through the use of light ethnic and untreated wood, seamless flooring and unfinished concrete floors. Every piece seems to be derived from nature – directly inspired by the beach, sea and sky with an overall focus on relaxation and a feel-good holiday mood.

The portfolio is diverse, with approximately 64,000 properties under management, covering 39,000 hectares across seven municipal regions. Johannesburg Council Chamber is a prime, award-winning example. This new, state-ofthe-art facility has received a 5-star Green Star SA design certification in the Public and Education Buildings’ category. The building’s design was inspired by the term ‘lekgotla’, a Tswana word referring to an outdoor meeting space which is circular in form. Conceptually, its essence is that anyone is allowed to speak without interruption. The form itself is that of a transparent drum – a cylindrical structure enveloped

entirely by a glass façade with vertical fins covering the curved outer ‘skin’ of the building. The glass building envelope enables an uninterrupted visual link between the indoor and surrounding outdoor spaces. This allows the outside world to have a visual connection with the building’s occupants, which is symbolic of a constant dialogue between the public and municipal officials. The Council Chamber has a total floor area of 793m², excluding the services core. Its total seating capacity is 361 seats for councillors including future expansion and 158 seats in the gallery for the public and media. The interior chamber is the main focus and heart of the building and is intended to be a space that promotes transparency, dialogue and interaction between its end-users.

 I  a multi-award winning design studio, specialising in both traditional and contemporary settings. Its skilled consultants are extremely passionate about guiding clients from the initial concept through to a timely, on-budget completion. The company was commissioned by a client who had purchased 20 residential plots within Pearl Jumeirah, Dubai. Zen Interiors’ brief was to create a show villa to inspire potential buyers. The five-bedroom villa was designed and decorated on a tight budget but with stunning results. Most of the furniture was from Zen Interiors’ own furniture range plus a few key designer pieces. Retaining a tranquil feel was a prerequisite and so a water channel was integrated into the home to introduce a natural element. Taking advantage of the villa’s

vast natural light, superb sea views and modern vibe was a must, as was appealing to a diverse mix of viewing clients. Emirates Hills involved the transformation and remodelling of a 10 year-old villa. The client was an Indian national with a wife, two grown-up children and an extended family who required a grand home, ideal for entertaining and accommodating guests. Throughout every stage of the project, Zen Interiors adhered to a very strict time schedule to adhere to the owners’ religious Hindu doctrine. As the original five-bedroom property was very dark with classical styling and a rather cluttered layout, the first step was to create an open plan layout. A medley of earthy, warm colour was then incorporated, inspired by both the desert tones of Dubai and Indian spices.

  arch. Hatem Attiyah in 1999, Darwasa Designs is an architecture and interior design company based in Riyadh, Saudi Arabia. Hatem and his talented team of architects and designers was commissioned to develop a turn-key project including everything from the architectural design and interiors to the FF&E (furniture, fixtures and equipment) packages of ARH Private Residence. The resulting, award-winning project comprises three storeys and showcases a refined mix of natural materials, functional high-end furniture and superior lighting. The reception room features a full height, 14 metre long wall clad in walnut wood veneer. This has been constructed with ample depth to create display niches with integrated lights and wide window cells.

White Travertine marble extends throughout the ground floors, complemented by a bare concrete column separating the family sitting area from the dining space and open kitchen. Carefully chosen chandeliers then add a touch of character and drama to the overall ambience. Another main element of design is the main staircase which is made of steel, teak and glass. It stands out as a sculpture which is visible from the exterior as well as inside. The master bathroom features a stunning, living green wall while the guest washroom is complemented by Zebrano wood veneer cladding. Darwasa Designs involved the client at every stage of the project, even travelling together with him to Milan and Valencia so that he could see and feel the quality of the proposed anchor pieces.

 A + P has pioneered a holistic design approach to architecture through a wide range of work from urban planning, public, civic and cultural buildings to product and furniture design. Its award-winning project Capital Tower Jeddah is composed of hotel apartments, offices, restaurants, retail shops and a banquet hall with parking across three podium floors and a basement. The client’s brief was for a unique landmark building with a contemporary design while being environmentally responsible. While developing its concept, Collaborative Architects sought to create a sense of destination; the ascension to a peak shaped by the convergence of lines drawn from its surroundings. From these lines, a pure, clean geometry is formed, creating a bold, crystal-like icon.

Both the placement and hierarchical composition of the building create various levels of green terraces overlooking the sea and defining the orientation. The linear façade treatment optimises and filters natural light into the spaces while also minimising heat gain by incorporating several different materials, as well as the alternation between solid and void areas in the facades. At 135 metres, the monumental height of the tower stands out against the surrounding buildings. This establishes an identity that redefines both the skyline and immediate area as well as the urban fabric across the city of Jeddah. Pointing upwards at the sky as a symbol of growth and progression, the tower is part of the creation of new opportunities, the transition into a new era and, ultimately, the vision of the future.
