he 2016-2017 International Property Awards has now concluded following an extensive series of judging and glittering regional presentation dinners held in Kuala Lumpur, Dubai and London. We are now able to reveal the three ultimate World’s Best Award winners as well as those who have achieved a prestigious International Property Award. The World’s Best Property was awarded to Joseph Leone Le Palais Royal. Located in Hillsboro Beach Florida, Le Palais Royal took over 10 years to complete. The stunning result is a chateau with all the conveniences and technology of the 21st century yet which provides the charm and intricate detailing of bygone eras. The World’s Best Architecture award was won by King’s Cross Central Limited Partnership for its project Gasholders London. Built within a refurbished triplet of Grade II-listed cast iron gasholder guide frames at the heart of King’s Cross, part of the architects’ vision is that the building’s façade appears alive and responsive to passers-by, while most of its 145 residences have private balconies or terraces with views across the capital. The World’s Best Interior Design award was won by Alexander Wong Architects for Carmen Futura. Inspired by films made famous by an acclaimed film director, Carmen Futura presents a futuristic fairytale within Cinema City Langham Place in Hong Kong. It will be tomorrow’s ‘Vertical Cinema City’, benchmarking a new era in cinema development. AQG worked with world-renowned architects WKK, who along with adding value and design quality to the project increased the confidence of investors. WKK’s architectural approach embodies several significant design principles that include inspiration, innovation, building efficiency and contextual integrity. Particular attention being paid to the way in which the buildings are set into their context, how they relate to the ground and engage with their surroundings, along with the people who inhabit them. With Bahrain’s history of Dhow building, fishing and pearl diving, wind-filled sails were the inspiration for the apartment buildings at the Hanging Gardens of Dilmunia. D business operations in Hong Kong in 1988 with the goal to provide quality design consultancy services in both interiors and architecture for corporate, institutional and international clients. The company’s two latest awardwinning projects were both for The Hong Kong Jockey Club, one of the most recognised brand names throughout Asia. The first involved the design of a new leisure interior environment for the Club in Beijing, China. The client’s brief called for two existing venues totaling 1,088m² to be redeveloped into one new private dining venue named ‘The Capital’. This exclusive environment for the Club’s members and their guests features a range of different sized rooms to accommodate
80-90 people with a variety of table settings. Displaying creativity, quality and timeless elegance, the rooms provide different dining moods for both lunch and dinner experiences. The second project was to create a modern betting venue and a unique entry experience to the Club’s Happy Valley Racecourse, Hong Kong to attract members, horse owners and their guests. After considerable research to achieve the client’s goal, Inarc Design won the design competition for this new retail interior environment. The existing facility of around 50 years old was substantially renovated to provide a special venue in which members and their guests could enjoy city night-racing. Named ‘The Members Entrance’, its design reflects the mood and excitement of horse-racing in Hong Kong.

Main Building, Macau Traditional Chinese Medicine Science and Tech Park is an emerging development in Zhuhai, China. The 68,000m² tower standing 60 metres tall will be the client’s headquarters with rentable offices, an exhibition centre, business incubation centre and service centre. Responding to the client’s request, Aedas has integrated ecological and humane working spaces, green roofs and outdoor terraces into the design.
The St. Regis Chengdu, China
When transforming MOKO, a mall situated at Mongkok East, Hong Kong, Aedas took a design strategy which used the least to create the most. The project was finally completed throughout eight phases over six years while least affecting tenants and income. The approved design has given the outdated shopping mall an entirely new look and feel. The St. Regis Chengdu is a luxurious, 45,000m² hotel in Sichuan Province, China. Its 279 guestrooms and suites are artfully designed to blend the Art Deco style with traditional elements of Sichuan culture. While also incorporating discreet state-of-the-art technology, the hotel’s design achieves a balance and harmony between form and function.

A A was established in Sofia, Bulgaria in 2005 as an innovative design bureau offering a wide range of architectural and urbanliving design services. Its award-winning project Capital Fort is a large scale, high-rise development in a key location within the city of Sofia. The project consists of a 126 metre high tower and a 40 metre low-rise building, both standing over a retail podium and underground parking. The tower has 12 high-speed elevators serving 24 office floors and three mechanical floors. Offices located on the top floors benefit from incredible views of the city and surrounding area. The low-rise building brings a visual balance in the spatial composition while providing
excellent conditions for open space offices. The two levels of the podium accommodate the grand lobby, winter garden, restaurants, conference centre, event space, fitness and retail area. Vast and spectacular public spaces within the building are key elements of the project. The Grand Lobby is one of a kind in the region and its interior is a strong competitor to the world’s best cases. Innovative design and construction techniques, as well as original combinations of materials are also implemented into the interior of these spaces. As the first phase of a larger project to develop a new high-rise business city, named Sofia Capital City, Capital Fort is reshaping the city skyline of Sofia, creating one of the new landmarks of the Bulgarian capital.

The business was the brain-child of British national Nikki Hunt who moved to Asia in 1990 following brief stints in Hong Kong and Jakarta. Her business partner, Andrea Savage, spent many of her early years in Kenya and Australia, and went on to study interior design in London. She moved to Singapore in 2000, joining Design Intervention 11 years later and became a partner soon after.

The Modern Chinoiserie House is a twostorey property belonging to a Singaporean couple with four children. Every room in the house has a feel all of its own, with individual attention lavished on each single item within the property, whether it be a bronze leather stool or bistro table. While some rooms such as the kitchen are necessarily clinical, though nonetheless stunning, other areas primarily designed for periods of relaxation are a multicolourful mix of soft furnishings. bedroom house, along with four bathrooms, a master study, a children’s study and a sizeable family lounge. Equally remarkable in quality is Mount Faber Apartment, another Singapore residence. Once again, Design Intervention pushed the boundaries of its own creativity to produce another top quality product. Compared to the interior design at The Modern Chinoiserie House, Mount Faber has certainly a more modern feel and appearance, though no less homely. Mount Faber is also on two levels: Downstairs is glossy, smooth and polished, while the three bedrooms and upstairs study possess a softer and calmer ambience. More than 6,000km from Singapore, and with a three-hour time difference, is the Balmoral Apartment in New South Wales, Australia. On the outskirts of Sydney, and close to Balmoral Beach, this deluxe residence
is another brilliantly designed property where east was commissioned to meet west. The clients, a retired couple who have lived in the area for more than 20 years, purchased this apartment that is large enough to cater for their growing number of grandchildren. The brief was to inject a touch of Asia and, once again, Design Intervention delivered another exotic habitat. Possibly the highlight of the entire experience is the wonderful outdoor terrace high above Sydney’s Middle Harbour which combines soft chairs, sensible tables and cultivated shrubbery. Finally, back in Singapore, is Design Intervention’s own single floor studio that was once a British Army barracks in colonial days. However, it is now a mixture of hi-tech clinical workspaces and areas of soft fabrics and furnishing where some of the more relaxed company meetings can be staged.

The aim was to establish a permanent ‘family haven’ for the owners, which would stand the test of time and always be a welcoming place for children, friends and family to visit. Visitors entering Valentia Manor are left in no doubt as to its pedigree with their first impression being that of the beautiful sweeping double free-standing staircase leading to the upper floor. Throughout the selection of fittings and fixtures and the application of finishes throughout the property, care has been taken to remain true to the French chateau theme. This has resulted in a seamless portrait of elegant European style. Wherever possible, in the construction process, strategic arrangements were made with suppliers to provide solid oak floors, marble, air-conditioning technology and Siemens’ appliances. While the ground floor is all about hospitality and entertainment, upstairs is a
haven reserved for the family’s living space. Boasting five sumptuous en suite bedrooms, it is an elegant retreat for the owners and their special guests. The hotel has 300 rooms including apartments and executive suites, an executive lounge floor with food and beverage services, a lobby, bar, restaurant, swimming pool, business centre and infrastructure for events. The project’s award-winning interior design was entirely created by Anastassiadis Architects Studio. The aim was to create contemporary ambiences, with a touch of Brazilian style and culture by exposing important Brazilian artists’ work in the public areas of the hotel. Located in front of the lagoon, the lobby concept was developed and inspired by the
freshness and lightness of water. The magnificence of the hotel is reflected in the welcome area with its 37 metre high ceiling and superb works of art. Once guests have entered the bar, they will find a gorgeous video projection by artist Daisy Xavier which reveals a woman swimming in blue water. The restaurant also enhances the feeling of nature and the ocean through delicate shades of oyster. Furthermore, the project features a private club in the executive lounge, as well as a pool in shades of green and bronze lined with bissaza tiles. Throughout the hotel, Anastassiadis Architects’ stunning interior architectural design is entirely customised, from door handles and bed linen to grandiose bronze wall screens.

This design gives a lightweight and soft aesthetic to the tower, while a heavy, stone clad base anchors it to the ground. By implementing larger setbacks on the street fronts, Lifestyle Developers has created a more pedestrian friendly environment. At the same time, green spaces and open plazas have been introduced to redefine and improve the urban nature of the street.

The company’s award-winning project DLR Lexicon at Dun Laoghaire, Dublin consists of a public library including an auditorium, gallery, café, library headquarters, car park and a new public park. The project’s brief was two-fold: firstly to reconnect the domains of town and harbour by means of a new public place anchored by a civic landmark, and secondly to provide a multi-media library and cultural hub for the whole community. The building is wedged into a granite escarpment and directly relates to the two levels of the park. Materials chosen
for its construction follow the traditional Dublin palette for public buildings – granite and bronze. The Lexicon’s design strategy is based on a philosophy of integration, where all elements, from the building structure, internal linings joinery and furniture each contribute to and amplify the design intent. A voluminous concrete shell has been rigorously engineered in order to form the space. The concrete is naturally white and lined with oak bookshelves and panels for acoustic modulation. Facing the sea and overlooked by the civic institutions of the town such as the church, grand hotel and town hall, the Lexicon takes its place as a 21st century archetype.

B A was established in Buenos Aires, Argentina in 2003. Since then the company has provided clients with excellent quality projects, ranging from office buildings and small uniquely designed hotels to large residential developments and large urban planning. The company’s award-winning architecture and interior design project, ‘B54 – Recoleta’, stemmed from its client’s desire to design a new brand for a ‘gourmet hamburger experience’ restaurant. A vital part of the design was to grasp the identity of the brand, referring to both the quality of food and the young generation to which it was addressed. Based on this, Carla Bechelli created a modern aesthetic with dynamic and flexible spaces,
spatial fluidity and surprising innovative and original details. These include the recycling of colourful, used plastic beverage lids as decorative wall coverings. The existing building was deep and narrow with little visual connection between its three levels. By replacing the façade with glass, the interiors are bathed in natural sunlight. This has been emphasised by the triple-height glass roof and a glazed marquee. Natural materials were used to be in line with the ‘natural’ cooking/gourmet concept such as concrete, wood and steel. Additionally, an inner green plaza forms the heart of the project, bringing the green landscape inside. This responds perfectly to the client’s brief to offer a ‘respite from the hectic city life’.

A 23 metre high atrium in the centre of the building ensures daylight and views from all workplaces while 430 parking spaces are available across three underground floors. L is an architectural design practice based in Uruguay with more than 25 years of experience and over 1,500,000m² of buildings completed in seven countries. The company’s multi-award winning project Lux Punta Carretas is a new benchmark in sustainable, high-design architecture in Montevideo. The client, Sures Bienes Raices, commissioned the firm to design a multitenant office building in Montevideo that is also likely to accommodate a main tenant. As both businesses have their own different structures, functions and main goals, the design’s main challenge was to merge different requests while still achieving a unique aesthetic for this part of the city. One of the key considerations was to design the building so that it would fit
sensitively into the neighbourhood and existing landscape while also maintaining a consistent architectural language with surrounding buildings. Forming part of a new generation of midsize buildings in Uruguay, Lux Punta Carretas’ dramatic vertical garden extends to the full height of the building while its inclined floor-toceiling glass façade creates a striking, natural landmark. For Ponce de León, landscape is architecture, and so it has created a continuity between the park, trees and buildings where the facades literally extend the park into the sky. Ultimately, Lux Punta Carretas will form an outstanding silhouette in Montevideo while enabling its tenants to work in the city yet still reap the benefits of a natural environment.

A, based in Porto Alegre, Brazil, has presented two stunning, award-winning architectural projects. The first is Sense, a gated neighbourhood located in the seaside city of Xangri-La in south Brazil. The development has 144 plots for detached houses bordering a lake of around 35,000m². Its main concept is luxury and simplicity, focusing on each material’s inherent elegance. The design seeks to exude the very essence of Brazil through exposed concrete, wood and glass as well as the integration between the buildings and surrounding nature. Reinterpreting the traditional tropical veranda, the project creates transitional spaces that
allow contemplative views towards the lake and gardens while also acting as shelter for the interior spaces. The second award-winning project is The Esplendido Residencias, a hybrid building that unifies high-end residential and commercial spaces. , Sarco Architects is a family-owned and run, boutique architectural firm located in San Jose, Costa Rica. It works exclusively with international clients, providing high-end custom architectural design services for luxury vacation homes and investment properties in Costa Rica, Panama and the Caribbean. Sarco’s award-winning architectural project, Casa Magayon, is within a dense jungle site in Papagayo, Costa Rica. The clients’ brief was for a vacation home to meet the needs of an extending family as their three children become adults. While it had to sleep up to 12 people and be familyorientated, the property also had to be flexible
in design to appeal to the luxury vacation rental market. The property’s hillside location determined the positioning of the driveway which in turn led to the home’s ‘upside down’ concept. Thus the main entrance is on the upper level along with the main social areas, providing the most impressive ocean views. The layout features two wings – the first being the main building and the second housing four guest bedrooms. Creating the desired tropical jungle feel, Sarco broke up the layout into two ‘pods’ within the guest wing, connected to the main wing by an external covered breezeway. This solution enables the couple to have a smaller home if there by themselves or a larger home if guests are staying.

M, Red Group Luciano Gerbilsky is an architectural and interior design practice which takes pride in establishing exactly what each client requires before commencing work. The company’s award-winning project, Walden House in Valle de Bravo, is a fourbedroom weekend home for a couple with three children. Due to the young ages of the children, it was important to create connected spaces that could be utilised fully without feeling crowded. It was also vital to see the swimming pool from every angle. The initial concept was to create a house around an open social area with privacy provided in the bedrooms, each with its own
bathroom and terrace. There is a formal living room inside and another to the side of the pool under a high ceiling which gives the sensation of sitting outside while being shaded from the sun. This area has a fireplace enabling it to be used as an additional living area even during colder weather. Behind the open living room is the second dining area and grill where meals can be enjoyed without leaving the garden and pool area. A TV room has been located conveniently close to the social area but far enough away to avoid noise. The resulting design of Walden House has fulfilled the clients’ dream for a home where they can enjoy the company of friends and family in a beautiful setting.

Audi commissioned Informov to design and construct the company’s new headquarters in Brazil, with responsibility for all phases from concept and construction until moving, overseeing all finishes, furniture and materials. The challenge was to translate the spirit of Audi’s brand pillars: Sportiness, Progressiveness and Sophistication. The great success of the project was the concept of “Audi Platz”, an area of
decompression with all the necessary infrastructure for both work and fun – a stage for presentations and bands, space to welcome the whole company for coffee breaks and snacks, video games, a snooker bar, and the perfect location for informal meetings. The main objectives were to achieve better synergy between the areas; improve the exchange of information among employees; increase overall productivity and creativity by introducing specific work areas, such as focus rooms, phone booths, collaborative areas; and for Audi to be able to proudly display a brand-new headquarters. Informov’s design and layout proved so successful that it has become the standard to be followed by all other Audi offices around the world.

P E, Maldonado, Uruguay, Estudio Cinco Arquitectos carefully considers each project’s site to determine different starting points for the ensuing architectural design. Its award-winning residential high-rise project Onix Punta del Este has been conceived on the basis of this approach to great effect. The 23-storey tower has become one of the first constructions to reach the newly permitted 63 metres in height. The building consists of a 15-storey tower standing 45 metres high (which complies to the former lower height regulations) supplemented by floors 17 through to 22. Due to its differential design, the project offers a varied typology of units and prices in accordance with the spatial
needs and costs typical of the peninsula. All suites face at least one beach while two apartments have views over both beaches of Brava and Mansa. The two exclusive penthouses on the 23rd floor also benefit from multiple orientations. This allows occupants to enjoy the beautiful sunrises and sunsets of Uruguay’s Atlantic Coast. Onix Punta del Este’s gym, spa and solarium as well as its indoor and outdoor swimming pools are all located on the 16th floor. This makes the project the first of its kind to locate its leisure amenities on one of its upper floors, providing a privileged orientation and stunning views. The combination of all these features has resulted in the building becoming a unique and spectacular addition to the town.

property developer based in Mexico. The company’s award-winning mixed-use development, Town Center Zibata, is located in the city of Queretaro. It is the first planned community in Mexico, where all of the urban, commercial, social, natural and aesthetic elements are designed in relation to each other. The aim is to create public spaces as a substantial part of the residents’ lives. The project covers over 1,200 hectares in which more than 45,000 families are going to live in the next 25 years. As a fundamental part of Zibata, the Town Center is the most important area to be developed in the project in which social
coexistence will take place for residents and visitors. It includes residential buildings, corporative complexes, commerce and services, all surrounded by the natural landscape that characterises Zibata. Technology is fundamental for the proper functioning of the entire project, ranging from construction and maintenance to management and sustainability. Furthermore, the design of Town Center was based on the sun’s orientation, to take advantage of the daylight and the shadow projected by the trees that will help to reduce the temperature inside the houses and other buildings. The idea is to achieve an eco-friendly design that promotes natural ventilation and reduces the need for air conditioning.

The company’s award-winning project Rossi Atlântida is in a highly desirable coastal location at Atlantida Beach in Xangi-la township, Brazil. The client’s brief was for Pedro Gabriel | Bonini Arquitetura to design a condominium resort development, complete with all associated leisure facilities and amenities on a 170,000m site. Due to restrictions imposed by the local urban planning authorities, an essentially horizontal volume was adopted for the architecture to meet the maximum height limit of just seven metres. Four condominium typologies were devised ranging from onebedroom studios or apartments through two,
three and four-bedroom apartments to fourbedroom houses. The apartment blocks consist of two floors each with ground floor units having a private garden facing the lake and second storey units having a balcony that gives access to the penthouse. The blocks of houses are composed by twinned floor modules, while a large lawn facing the lake, limits the private area of each unit. Totalling 456 apartments and 16 houses, the overall constructed area of 61,000m supports a generous, central condominium complex. This includes an artificial lake, a security cabin with access control, an administration office, squares, soccer and tennis courts, indoor and outdoor swimming pools, a beauty salon, fitness centre and much more.
