Vince Liuzza of Liuzza Realty Group | Berkshire Hathaway HomeServices
Business Spotlight
Because of the ever-changing real estate industry, Vince Liuzza, owner and broker of Liuzza Realty Group, had been looking for a larger company to partner with for a while. His objective was straightforward: He wanted a company that could provide an equity benefit and increase support for realtors and clients, especially Sanctuary homeowners. Vince would soon find the perfect fit.
“Jennifer Rice, managing partner of Berkshire Hathaway HomeServices | Preferred Realtors, reached out to me at the end of 2023 about merging Liuzza Realty Group into Berkshire Hathaway HomeServices | Preferred Realtors,” Vincent explains. “We finalized the terms in the spring and announced the merger in April. It’s now complete, and we’re excited about the future.”
The merger has already proven advantageous, leveraging Vince’s $35 million annual business into a $350 million franchise. This notable growth offers Liuzza Realty Group realtors enhanced financial, technological, educational, and marketing support. “Partnering with Berkshire Hathaway HomeServices has elevated our listing portfolio to a national and international platform while retaining our strong brand identity,” Vince notes.
With the merger, Liuzza Realty Group can access Berkshire Hathaway HomeService’s extensive resources. “We are just beginning to take advantage of the vast resources that Berkshire Hathaway HomeServices offers its partners and realtors,” says Vince. “This makes us more efficient and productive.”
The merger has also shifted Vince’s focus. “Berkshire Hathaway HomeServices | Preferred Realtors now handles all the administrative tasks I was responsible for when Liuzza Realty Group was an independent brokerage. This gives me more time to manage and market my listing portfolio,” he explains.
Looking ahead, Vince is enthusiastic about expanding his “Sanctuary Collection” through Berkshire Hathaway HomeService’s national and international Luxury Collection platform. He is eager to work with and mentor the 160+ talented realtors in the company and to expand the Berkshire Hathaway HomeServices | Preferred Realtors franchise throughout the region.
“Our combined experience and expertise, along with our parent company’s financial stability, positions us as the best real estate company in the region to handle all of our clients’ real estate needs,” Vince concludes. With offices spanning southeast Louisiana and the Mississippi Gulf Coast, Liuzza Realty Group | Berkshire Hathaway HomeServices | Preferred Services is poised to lead the market in this new chapter.
the FORSHAG FAMILY
By Greta Honsberger
The Forshag family has built more than just a home in The Sanctuary. Casey, Sally, and their three children, Olivia (6), Kurt (5), and Charlotte (4), have collectively created a space full of love, laughter, and family memories. They are a young family that appreciates and celebrates spending time together.
The Forshags’ decision to build their Sanctuary home was heartfelt and practical. Casey, a third-generation builder with Forshag Construction, has been building in The Sanctuary since 2015. The couple always envisioned their home in The Sanctuary, but fate was the catalyst to bring their dream to fruition. Fate came with the impending arrival of their third child in 2019, prompting them to expedite their plans. Four years ago, Forshag Construction completed a home for the family of five.
Living in The Sanctuary offers the Forshags a vibrant
community that they love. Surrounded by family and friends with children of similar ages, there’s never a dull moment. The neighborhood buzzes with activities and friendships that enhance their daily lives. “There’s never a lack of entertainment and fun with so many young families around,” notes Sally.
Casey and Sally’s meticulous attention to detail is evident in every corner of their home. Their favorite rooms, the garage playroom and outdoor kitchen, are family favorites. The garage playroom was initially designed to house their boat and provide a comfortable space for their two late dogs, the area transformed into an ideal playroom for the kids. The ability to contain the mess or open the garage door to play outside makes this space a bit hit with everyone. Sally is particularly fond of this area, adding, “Ideally it’s a one stop shop.”
in Robert lend a unique touch to their living areas. Each mantle holds a special meaning: one from the Atchafalaya Basin, where Sally was born and raised, and another from the Pontchartrain Basin, from Casey’s hometown area. With a nod to Louisiana artistry, the Cypress pieces remind Sally and Casey of their roots.
The Forshag’s outdoor space is another favorite place where they spend time. A cozy corner brick fireplace with a couch and a couple of chairs is comfortable and inviting for gathering. Extending from the fireplace is an outdoor kitchen with a griddle flat top and a custom spot for Casey’s pride and joy, the XL Green Egg. It’s the perfect space for them to relax or to entertain a few friends. Their favorite time to sit by the fire is during the winter. The space is enclosed on three sides, offering great protection from the cold. The roaring fireplace makes it a snug and comfy spot to be, especially during football season.
The open floor plan of the Forshags’ kitchen and living room provides a central gathering spot for everyone. The heart of their home, this space is where family meals are enjoyed, and activities blend seamlessly, creating an environment of togetherness. This space is the hub for this busy family, whether enjoying home-cooked meals like meatballs and spaghetti or fried speckled trout freshly caught by Casey.
Busy is an understatement regarding keeping up with the three Forshag children. Daughters Olivia and Charlotte, both active gymnastics participants, will soon grace the stages of the Elite Dance Academy to hone their budding ballet and tap skills. In addition to gymnastics and dance, Olivia, a first-grader at Ponchartrain Elementary, plays the piano. Excited to begin kindergarten at Ponchartrain, Kurt has boundless energy and keeps busy with Kid Strong, T-Ball, and FNA.
The Forshag home has several furnishings that tell stories of craftsmanship and personal significance. A custom-made Cypress dining table from Southern Farmhouse & Furnishing anchors the kitchen and dining space, while sinker cypress mantles from Southern Wood k
Their vacation home in Pass Christian is a favorite
destination, providing year-round opportunities for swimming, fishing, boating, and precious family time.
Locally, dining out is an entertaining experience, with the kids favoring Bistro Byronz and Fat Boys, while Casey and Sally enjoy date nights at 527, among other local favorites.
Local shopping caters to each family member’s varied interests. The kids love visiting Learning Express and Target, while Sally enjoys browsing Paisley Boutique, Juniper & Co, Fashions for Kids, and Joe’s Shoes. Casey, on the other hand, likes to check out what’s new at Marsh and Bayou and Fairly Local.
Though Sally’s one word to describe her family is “wild” due to the perpetual motion of three young children, the Forshag family wouldn’t have it any other way. Sally adds that their theme song would be “Jump Around” by House of Pain and explains, “If you walk into our home, 9/10 times there will be at least one kid jumping and dancing on the living room coffee table and sofa. If only we had a little goat, it would be a constant scene from Mrs. Doubtfire. I would say that “wild” perfectly encapsulates the lively and energetic atmosphere of the Forshag home. From movie nights featuring “Top Gun” and “Maverick” to endless hours of fishing and boating, the Forshags enjoy their time together, laughing, jumping, dancing, and making memories.
Their Sanctuary home is a special place for this family of five. “This is the first home we’ve built for ourselves and will always be remembered as the home our children grew up in,” says Sally. Their lively and busy home is a living storehouse full of memories, love, and welcomed chaos. The Forshags’ story, though still in its very early stages, underscores the importance of family, community, and organized chaos.

IS SELLING IN SEPTEMBER THE RIGHT MOVE FOR YOU? IT’S TIME TO DISCOVER ITS ADVANTAGES FIRSTHAND!
While there are several optimal times throughout the year to sell property, September stands out as a particularly advantageous month. There are multiple reasons why selling your property during this time can be beneficial.
Why Choose September? September is a promising month for real estate transactions, with properties often selling faster and at higher prices. As summer ends and children return to school, families can focus on house hunting, leading to increased buyer activity and a favorable market for sellers.
Timing the Market for Selling Your Property The real estate market is notoriously volatile, making it difficult to time sales and purchases perfectly. However, some trends remain consistent, such as the surge in spring activity, a slight summer slowdown, and a renewed uptick in September. This pattern, known as “Selling September,” is influenced by various factors.
The Fall Surge in Real Estate Activity September is an ideal time to list your property, as pleasant weather,
post-summer routines, and pre-holiday can boost buyer enthusiasm. With heightened activity before the slower winter months, it’s a prime opportunity for a quick and profitable sale.
Considerations for Schooling and Relocation When Selling Families often move in early fall to avoid significantly disrupting the school year. Listing your property in September aligns with a peak period when many buyers are eager to make a move.
Enhancing Your Property with Nature’s Staging
September’s natural beauty, hints of cooler air, and the beginnings of a foliage change can significantly enhance home staging efforts and add to your property’s appeal. These seasonal elements can increase property viewings and make your home even more attractive.
Is September the Month to Consider Selling Your Property?
Selling in September doesn’t guarantee fast sales or bidding wars. The home’s condition, pricing, and local market are key factors. However, understanding seasonal trends can guide your decision. September offers a prime opportunity with increased buyer activity, motivated families, and appealing seasonal weather. Ultimately, choose a time that fits your goals. When ready, consult Fine Southern Properties to expertly navigate the market for the best return. Call Christine Westenberger or Amanda Colceriu-Dandu.
Gertie’s second chance:
From Shelter Dog to Fire Dog
In this issue of The Sanctuary Living, we wanted to introduce you to Gertie and share her beautiful, happy ending story.
Gertie’s story began on April 23rd when the St. Tammany Parish Department of Animal Services found her walking along the road in Pearl River. She was taken to the STDAS shelter, where it was discovered that she was not chipped. As no one claimed this sweet girl, she remained in the shelter for four months; however, July 8th would be the day Gertie’s luck and life forever changed.
That day, the nine-year-old sweet and smart lab mix went with other shelter dogs to an adoption event at the Bush Fire District 9 Fire Station. As the day passed, people came in and out, and many dogs were adopted. When the event was over, the volunteers looked around and excitedly realized that every dog from the shelter had found a home except Gertie. Although it was remarkable that the other dogs had found their homes and families, it was painful to see that no one had adopted precious Gertie. When it was time for folks from the shelter to put her on the transport truck to return, Gertie turned and looked at Anne Brewer, an animal lover and shelter dog advocate who was a volunteer at the event. Her eyes were filled with sorrow at knowing where she would return. Gertie was heartbroken, but Anne didn’t take long to declare that Gertie would not be returning to the shelter that day. This lady with a heart of gold, whose husband happens to be the Fire Chief of Fire District 9, answered Gertie’s prayers.
veterinary services to military dogs, working dogs, and shelter dogs in need. At VetNaturally, Gertie received a comprehensive exam from their caring team, who assessed her needs to ensure she remains happy and healthy. Her well-being is crucial, especially in her role as a Fire Dog, where she helps keep the firefighters of FD 9 calm and uplifted while on duty. Gertie now receives regular acupuncture, shockwave and massage therapy, skin treatments, dental cleanings, and check-ups to maintain her top condition. VetNaturally has generously committed to providing these treatments for Gertie free of charge.
Now, Gertie is busy giving and getting love and attention from her coworkers at FD 9 and helping other dogs in desperate situations like hers. She recently celebrated her birthday, which was also an adoption event. She wants other dogs without homes to be able to find their families like she did.
Anne devised a brilliant idea for Gertie’s new home: the District 9 Fire Station. She presented the idea to the chief and made a strong case for Gertie. After some persuasion, they agreed—Gertie would officially become the station’s permanent resident! This idea was well-received by everyone, and on that fateful day, Gertie became Gertie the Fire Dog.
Gertie’s next stop was VetNaturally, where Dr. G. has established a program called VetNaturally Cares. As a way to give back to the community, this excellent program offers discounted
What seemed like a heartbreaking day that could have led to an equally heartbreaking life for Gertie turned out to be a day with a happy ending. Gertie’s story makes me happy for a couple of reasons. First and foremost, Gertie, who was truly down on her luck and otherwise defeated by life, was given a home with her very own people who love her. Second, this story reminds me that some people in the world have big hearts and are willing to do what’s right to make the world a better place for those in need, like our girl, Gertie the Fire Dog. Thank you, Anne Brewer and Fire District 9, for giving Gertie a home.

It’s almost Fall, Y’all!
Check out the latest pet tips to keep your pets happy and healthy in the upcoming months. There is a Fungus Among Us!
Tis the season for mushrooms! They will soon start to pop up on the front lawn, back yard, and walking routes. While most mushrooms are safe for ingestion, others can be highly toxic. Like me, you probably aren’t a mushroom identification expert, so just say no. It’s not worth the risk. Pay attention during walks and when your dog is sniffing around in areas of higher grass.
If you think your dog has ingested a mushroom or any other toxic substance, call the ASPCA animal poison control center at 888-426-4435. Board-certified toxicologists are on call and ready to help you with any poison event.
Wildlife Alert!
It’s almost hibernation time! This means that wild animals –like skunks and snakes – are out and about, busily preparing for their winter nap. If you are walking in wooded areas, keep watch for small animals or reptiles and keep your respectful distance. Most wildlife will scamper or slither away when you and Fido approach, but be vigilant all the same.
Let there be Light!
Days will soon get shorter, so make a plan for how you will be walking your pet with less daylight. In Louisiana, this is a welcome event with respect to the heat index, but we still
have to plan for the dangers night walking will bring. It’s one of the biggest dangers is passing cars not being able to see your dog. I recommend reflective collars, vests, and even wearing reflective gear on your person.
What About the Joints?
Often pets with arthritis or joint disease experience more discomfort during cooler temperatures. If you see any limping or decreased desire to go on walks, it’s time for a veterinary check-up. At VetNaturally, we have many holistic options for joint and arthritis support, including omegas, Assisi loops, dasequin, massage therapy, and other options. If you go to our Instagram, click the link tree at the top. You can download our free guide to helping your old dog thrive. Yes, free. It has our top tips and tricks for keeping your dog healthy and moving well.
Check for Ticks!
Did you know that ticks can go without food for up to TWO years, sitting on a blade of grass waiting for a host: your dog or you? And they thrive in damp environments. Most ticks will accumulate on the face, ears, or armpit areas, but check everywhere after outdoor play. There are wonderful natural tick repellents that contain essential oils. We like the brand Pure and Natural for their convenient sprays and wipes. Just a little wipe down before a walk, and you can help deter ticks from attaching.

Should Your Landscape Have a Maintenance Contract?
Investing in a beautiful, well-designed landscape adds significant value and curb appeal to your property. However, even the most expensive landscape can’t take care of itself. It will quickly lose its luster without proper upkeep, resulting in costly problems. Regular maintenance is the backbone of a thriving landscape. It’s not just about keeping things tidy and cutting the grass; it’s about ensuring your outdoor space is healthy and vibrant year-round. The following list includes the minimum care required for your landscape investment.
Monthly Maintenance Essentials for a Healthy Landscape:
1. Lawn Care: Regular mowing, edging, and fertilization keep grass lush and healthy and prevent weeds and pests from taking over.
2. Pruning and Trimming: Properly shaped trees and shrubs look tidy, and removing dead or diseased branches promotes healthy growth.
3. Weed Control: Consistent weed removal prevents invasive species from choking out desirable plants and keeps your garden beds looking neat.
4. Irrigation System Check: Monthly inspections ensure your sprinklers and drip systems function properly and prevent over- or under-watering.
5. Mulching and Soil Health: Refreshing mulch and monitoring soil health provide essential nutrients and moisture retention, promoting strong root systems and overall plant vitality.
6. Pest Control: Use targeted pesticides to manage harmful pests while protecting beneficial insects. Applying pesticides during the cooler parts of the day helps avoid plant damage.
Investing in a professional maintenance contract is more than just a service, it’s a commitment to the long-term health and beauty of your landscape. You made an investment when you decided to landscape your property; like many investments, it takes consistent care to preserve and enhance its value. A professional maintenance contract is the most effective way to preserve the value of your landscape for years to come.

Liliana Geier MEET YOUR NEIGHBOR & MISS SLIDELL
In 2023, Liliana Geier experienced a moment of immense pride as she was crowned Miss Slidell in the local preliminary pageant. “It was such a thrilling and proud moment to have the opportunity to represent St. Tammany Parish and move on to compete for the title of Miss Louisiana,” she recalls.
Participating in a Miss America Organization pageant is not just a competition but a journey of personal growth. It encompasses five phases: evening wear, fitness (previously swimsuit), private interview, talent, and an onstage question. For Liliana, the talent portion and the onstage question stand out as her favorites. While many competitors might dread the onstage question, she relishes the challenge. “I absolutely love the challenge of answering tough questions on the spot,” she says. Liliana also enjoys performing baton tricks to an enthusiastic audience. Interestingly, the only time she felt nervous about her talent was during the Miss Louisiana competition at talent practice when she was concerned about accidentally knocking out a light with her baton. Otherwise, she was confident and ready. With nearly two years of guidance and support from her coaches, Liliana confidently entered Miss Louisiana. She credits their support with helping many women, including the current Miss America, achieve their dream titles.
Liliana highly recommends pageantry to young women who wish to enhance their interview skills, build lasting friendships, and receive college scholarships. “Competing in both the
Miss Louisiana and Miss Louisiana USA organizations has allowed me to connect with so many incredible individuals,” she shares, emphasizing pageantry’s life-changing opportunities. Looking ahead, she plans to participate in more pageants, though she has yet to decide which one will be next for her.
Beyond her achievements in pageantry, Liliana’s dedication to her community is inspiring. She has visited several schools to educate students about her Community Service Initiative, “Live with Passion for Compassion,” an anti-bullying campaign. Additionally, for the past two years, she has worked one-on-one with autistic children at Northshore Autism Center as an ABA technician, showcasing her commitment to positively impact both on and off the stage.

An Upcoming Special Arrival
Kristin and Lenny Lassus’s newly completed Sanctuary home provided a beautiful backdrop for a joyful celebration in anticipation of their second grandchild, expected by daughter Emily and son-in-law Bryan Hodnett. The festivities were made even more special with three (almost four!) generations in attendance. The Italian Lemon Garden-themed shower, hosted by Kristin Lassus, Susan Donnelly, Ciji Lassus, Lisa Schaal, and Joy Gothard, featured delicious fare catered by Coffee Rani and delightful desserts including a cake from Zoe’s and adorable cookies from Kate’s Custom Cookies. Guests enjoyed games before showering Emily and Bryan with gifts. CH Design Studio, the interior designer for the Lassus’ new home, also lent a creative touch to the shower’s decor, while the Grateful Host provided the festive balloons that brought it all together. The gender of the Hodnett baby, affectionately known as Bean, remains a surprise, with a due date of August 21, 2024.

It’s ME Time!
Now that the kids are back in school, carving out some ME time is important. Below are a few tips on how to relax and prioritize yourself.
• Indulge in Self-Care Get your schedule organized and pencil in some self-care appointments. Who doesn’t love a spa day? Getting your hair and nails done is a great way to relax and feel good about yourself. Or make an appointment at a medispa and get that Botox you have been wanting. You won’t just be treating yourself; you will be taking care of yourself.
• Exercise Whether it’s cardio or weight training, getting back into shape after a busy summer is the best way to reset your fitness goals. Plus, the endorphins and oxytocin released during a workout can significantly reduce stress and uplift your mood.
• Take a Bubble Bath A bubble bath with essential oils when all the kids are asleep is a soothing way to wrap up your day. Light a candle and turn on some calming music to enhance your experience.
• Garden Working in your garden is a productive way to nurture your soul. Whether it’s going to the nursery to pick out plants or planting flowers and herbs, gardening can be very therapeutic. Plus, it is gratifying to grow something beautiful for yourself and your family. It’s a

rewarding feeling to reap the fruits of your labor.
• Organize Turn on some music and organize your closet. Pull out your fall clothes because dressing should be accordingly to the weather and the season helps you feel in tune with the present. Feeling present is important for your self-awareness and peace of mind.
• Listen to Audiobooks Find an audiobook with a great story, lie down with your eyes closed, and let someone read to you. Let go of the stress and take your mind on a journey through a good book.
• Cook Something Different Buy a cookbook and make a new dish for your family. Many people find relaxation in creating in the kitchen. Trying a new dish to serve your family is a win-win because you get the enjoyment of making it, and they get to savor it.
• Create Get in touch with your creative side by finding a quiet spot to open a sketchbook and draw, or take out some paints and create something beautiful on a canvas. Art can be fun and relaxing while producing self-expression.
SSA’S ATHLETIC COMPLEX UPCOMING RENOVATIONs Game-Changer for St. Svholastica AcademyStudents
In August of 2023, the St. Scholastica Academy (SSA) community embarked on a mission of urgency to transform its dated athletic complex into a state-of-the-art facility. The necessity for this renovation became apparent during the 2022-23 school year when the varsity soccer team was forced to host a playoff game at another school’s stadium due to the poor condition of SSA’s soccer fields. For Sheri Gillio, Head of School, the students not being able to play on their home turf highlighted the need to prioritize a plan for a safe and high-quality space for SSA’s student-athletes.
The original athletic complex was inspired by former SSA President Marguerite Celestine and former Athletic Director Art Lyons, who envisioned a dedicated space for students to practice and compete. After many years of relying on public facilities and laboriously coordinating with their schedule, the need for SSA to have its own athletic space was undeniable. The initial complex gave SSA its own athletic space and served its purpose well for many years. However, in recent years, the deteriorating conditions, including poor drainage and an unsafe track, have highlighted the urgent need for a significant refurbishment.
The renovation project is ambitious. Its goal is to create a top-tier athletic facility that meets the needs of SSA’s athletes and restores the school’s home-field advantage. The first phase of the renovation, developed in partnership with Greenleaf Architects and Simpson Sports Engineering, will address critical issues such as drainage, field relocation, track resurfacing, safety lighting, and parking improvements. These upgrades will benefit all SSA girls, from athletes to those participating in physical education classes and whole-school events.
Fundraising efforts to support this project have been in full swing since last August. Twenty-twenty-three’s annual fund was dedicated to the renovation, and other creative initiatives, like the “Color Clash for the Complex” peer-to-peer fundraiser, were also successfully launched. The proceeds from the upcoming “1903 Minutes of Giving” on September 4 and those from the Falaya Fling will further support the athletic project.
The SSA community has played a crucial role in the project, with generous donations from parents, alumni, and local businesses, such as Northshore Toyota, which will generously sponsor the high jump area. Further, SSA’s faculty and staff have shown their commitment by giving 100% participation and aiding to set a record for last year’s “1903 Minutes of Giving.”
It is this collective effort that is driving the project forward and making SSA’s vision of a premier athletic facility a reality, providing students with the resources they need to excel both on and off the field.
If you want to support the renovation of the SSA Athletic Complex, contact Marcy Donham, SSA’s Director of Advancement, at mdonham@ssacad.org or call 985-892-2540 ext 111
