It is nice to know that someone actually responds to residents.” In addition, another resident wrote the County saying he traveled an 8-mile stretch from Southgate Boulevard to Broward Boulevard without stopping. The Green Lights Program will next complete the remaining northsouth corridors, which is scheduled to be completed by the end of the year. In addition, the Broward County Traffic Division will continue to make refinements to the program and will then integrate minor roadways into the project. Last month, the Broward County Traffic Division reported that it synchronized and re-timed 480 traffic lights of the east-west corridors in the county — 20 corridors altogether — from Flamingo Road to A1A to improve traffic flow and reduce delays and stops. The division reported that reducing the number of unnecessary stops along the county’s busiest streets will minimize fuel consumption, reduce greenhouse gas emissions, reduce travel delays, reduce economic losses and improve safety. It’s believed that $14.4 million will be saved in fuel, and 300,000 metric tons per year will be reduced in greenhouse gases. The County Commissioners Office said the Green Lights Program has received positive responses from the public. One Broward County resident,

Mr. Barletta has been spinning this failed project for three years now, and your story, unfortunately, has picked up some of his spin. The beach and Downtown parking meters are not working on Wi-Fi. They

function on a cellular network with JCI footing the bill for cell modems. Nor are these meters user friendly. They are extremely difficult to use. Not a single component of the $13.9 million Wi-Fi network is working. The City borrowed the money to pay the $13.9 million up front. The City continues to pay debt service on this loan.

This project was a disaster from the first day and should never have been undertaken. Consider as a comparison that FPL has recently converted its meter reading to an automated system and it seems to be working very well. FPL is not using Wi-Fi technology. It’s interesting to note that the City Manager’s proposed reorganization demotes Mr. Barletta. He will no longer be a department head. Frankly, I believe anyone responsible for such an extraordinary waste of City money, staff time and effort should be fired. Our City can’t afford such costly incompetence. In the latest issue of the Hollywood “New Horizons” flier there was an article about the City of Hollywood beginning to issue warnings and subsequent fines to homeowners who have fichus hedges that are overgrown and block visibility from driveways and also those hedges that have become unsightly because of the white fly infestation. I understand the issue with the overgrown hedges, as they could cause an accident because of poor visibility. But, do we really need to burden the citizens of Hollywood with warnings and fines over the poor condition of fichus hedges during these economic times? People are struggling to keep their homes, and the condition of their hedges, through no fault of their own, shouldn’t be one more thing for the City to nit-pick about. How about the City developing a program to spray for these pests like they do for mosquitoes? No money for this type of program? OK, then why are we spending money to pay City employees to write warnings and issue fines? The majority of citizens don’t have the money to have these damaged hedges removed or to pay a fine if they can’t. How about helping homeowners by publishing information on how we can get rid of the white flies first? I think our City leaders need to get their priorities straight; the appearance of our hedges aren’t even close to a top priority in my neighborhood, but maybe they are in theirs? Florida Youth Orchestra fights for state funding BY CARON CONWAY LEAD CORRESPONDENT caron@hollywoodgazette.com

A group of dedicated young musicians in the Hollywood-based Florida Youth Orchestra gave up part of their spring break last month to travel to the state capital to protest proposed budget cuts that would threaten nonprofit arts organizations throughout Florida. The regional orchestra packs 1,000seat venues in South Florida and has performed at the Kennedy Center in Washington, D.C. and twice at Carnegie Hall in New York City. But the March 17 performance had special significance for close to 70 orchestra members who made the 357-mile bus trip to Tallahassee to present a free concert in the Capitol courtyard for passersby, including state legislators considering funding cuts to nonprofit arts groups. The Florida Youth Orchestra, which was founded in 1988 and now boasts 360 members ages 6 to 19 from the tri-county area, relies on funding from the state and Broward and MiamiDade counties — especially with corporate and individual donations dwindling in an economic downturn. Government funding “has allowed us to create programs and serve more of the community,” said orchestra president Myra Weaver, who founded the group with her late husband, Bob. These additional free services include interactive children’s concerts in communities of need and after-school music education programs at nine Title I schools and for Kids In Distress clients, who also benefit from a summer music camp. “These kids are learning something that might change their lives forever,” Weaver said. She said it’s “embarrassing” that Florida was second in the nation in appropriations for the arts back in 1994 and is currently ranked 49th. “It shows no regard for the arts as an economic factor,” Weaver said. from nonprofit arts organizations. “Every dollar we get from the state, we give back tenfold,” she said. “It’s counterproductive to cut funding for the arts when the return is so great.” The benefits students receive from an arts education are incalculable: not only improved proficiency in math but also other important skills, such as cooperation, commitment, focus and flexibility, Weaver stressed. “These are attributes that will last a lifetime, even if they don’t become a professional musician.” To drive home the importance of an arts education, student musicians fundraised to pay their own way to Tallahassee, giving up treasured vacation days, and put on a show outside the bustling Capitol building, where signs proclaimed that they were “On A Mission To Save The Arts.” “We wanted to put a face on our funding: This is what your dollars buy. They represented all arts groups,” said Weaver, who the previous day visited the offices of 44 state lawmakers to distribute concert invitations and

literature on the benefits of an arts education. “I felt like they were impressed that we presented ourselves personally. We definitely motivated some of the legislators who might otherwise not have gotten the whole picture,” she added. Late last month, Weaver was holding out hope of some budget tweaking that would result in at least a partial preservation of arts allocations. In the wake of Gov. Rick Scott’s recommendation of “zero dollars for arts and culture,” Florida’s nonprofit arts organizations found a supporter in state Sen. Eleanor Sobel, who “gathered a coalition of people to fight back and restore some of the funding,” Weaver said. “[Lawmakers] had no intention of even discussing it.” Less funding than in the past would be “nowhere near what we need,” she added. “We depend on state and county funds. You know how many organizations will have to shut their doors? That’s a tremendous loss to our economic and our social structure.”

But opposition to spending tax dollars to keep nonprofit arts organizations afloat has perhaps never been more apparent than at this time of budget crunches at every level. Marketing consultant Steve Phelan, who responded to an e-mail campaign on the arts funding issue, went so far as to say that unless people are willing to directly support arts group, “they don’t deserve to exist.” Phelan said he devotes time every week to fundraising and volunteering for nonprofit organizations, including community theaters. “None of those hours are spent bullying the government to steal money from other people to pay for them,” he said. “I think the arts are very important. But I’m tired of paying for other people’s entertainments, especially when they are not self-supporting.” The Florida Youth Orchestra is “looking for funding 24/7,” Weaver stressed. “We write grants, we do fundraisers. We leave no stone unturned in trying to keep this going. We definitely need the community to come on board and recognize what they have to lose.” The Florida Youth Orchestra is open to ages 6 to 19 who reside in Broward, Miami-Dade or Palm Beach County. There are various orchestra divisions to accommodate all levels of playing ability. Weekly rehearsals take place during the school year on the campus of Nova Southeastern University in Davie. Local restaurateur breathes life into Downtown district BY CARON CONWAY LEAD CORRESPONDENT caron@hollywoodgazette.com

Given the sketchy survival rate of new restaurants, particularly in a challenging economic climate, opening two eateries in a nine-month period in the same neighborhood might seem like a risky business move. But Downtown Hollywood restaurateur Jimmy Sklavenitis banked on a tried-and-true recipe for success, and it paid off. Sklavenitis opened The Greek Joint on Harrison Street with his brother Chris in early May of last year and then introduced diners to The Big Easy Bar and Grille on Hollywood Boulevard, which he opened Feb. 1 with business partner Chris Eberle. Both restaurants have been garnering favorable reviews from patrons and critics alike. It’s no stroke of blind luck for Sklavenitis, who previously opened three other establishments Downtown: SAS Martini Lounge, which he has owned since 2007; Universe Café, which he owned with Eberle from 2003-07; and Taverna Yiamas, which Sklavenitis opened and sold in 2007. He learned the ropes of the restaurant business running popular Hollywood Beach eateries Giorgio’s Grill and Taverna Opa. Sklavenitis admitted that opening a new restaurant in uncertain economic times is a risky venture. “If it would be my first time around the block, it would definitely be a harder time than I have now,” he said. Sklavenitis stressed the inherent benefits of introducing a restaurant concept that fills a niche while appealing to a wide market. Toward this end, The Greek Joint offers a vast array of ethnic specialties that include gyros, hummus,

moussaka, souvlaki and spanakopita, as well as Buffalo wings, cheeseburgers, barbecue ribs and grilled wild Atlantic salmon. The Big Easy specializes in Jimmy Sklavenitis New Orleansstyle cuisine and live jazz and blues — a rare combination in South Broward — and also serves up a large selection of American fare. Among the menu offerings are Louisiana delicacies like jambalaya, gumbo, red beans and rice, shrimp or oyster po’boys, cornmeal-crusted catfish and beignets. Live music, available in the evening Wednesday through Saturday and on Sunday afternoons, is another strong draw, especially in the wake of the closing of popular downtown fixture Sushi Blues Café. Further enhancing The Big Easy’s New Orleans vibe is a mural painted by local artist Rob Robi that wraps all around the upper part of the 6,000-square-foot restaurant’s interior and depicts revelers on a French Quarter balcony. Local diners are likely to find some of the mural’s subjects familiar, including musicians who have performed at The Big Easy, notable Hollywood businesspeople and loyal customers. Notable Downtown icons include Lisa Liotta and photographer Tom Olsen, who recently celebrated 10 years of business in the district, can be spotted in the mural. The latter group has helped fuel Sklavenitis’ strong entrepreneurial spirit. “I’ve been around for a while, and we

An emphasis on the human aspect of business has much to do with the success of Sklavenitis’ Downtown ventures. He believes it’s important to “hire good people and train them to be good servers.” Customers appreciate a pleasant ambiance that includes “the way they’re greeted when they come in,” Sklavenitis said. “It’s not the restaurant and bar business. It’s the hospitality business.” Opening and running a restaurant is “not for everybody, that’s for sure,” he stressed. “It’s not glory. It’s anything

but glory. You’re washing dishes, you’re cleaning floors. It’s hard work.” Sklavenitis has chosen to invest his energy, time and money in Downtown Hollywood time and time again because of its central location and unique small town feel. “I love Downtown Hollywood. It’s quaint,” he said. “Locationwise, we’re smack dab in the middle of everything. The research should bring significant “new” solutions to save, protect and redevelop our precious reefs. A group of Hollywood residents, professionals and business owners have banded together to bring the gradual deterioration of Hollywood’s US-1 corridor to the attention of the Mayor, City Manager and City Commissioners. Called the New Image Task Force, the group’s focus is to stabilize and improve the community, particularly in the area between Sheridan and Johnson Streets along US-1. The members have witnessed an increase in the number of vagrants, prostitutes and drug dealers, and they believe city officials need to give lasting attention to these matters in an ultimate effort to correct and restore Hollywood. Member Kimberly Longmire said that although the New Image Task Force is sensitive to the situation of the homeless in Hollywood, the group would like to see social services provide the necessary resources to help these individuals get off the street and would like to see an increase in code and law enforcement to address illegal activities. “Good businesses don’t want to come to the Downtown area because of these issues,” Longmire said. “Hollywood is a great City. We want to clean up the City and beautify it to open it up to potential investors.” More than 60 people attended the Feb. 16 and March 16 city commission meetings to bring

their concerns to the City, and City Manager Cameron Benson addressed the New Image Task Force at the March 16 meeting, stating the City would begin to implement certain measures to address their concerns. “They are raising very good issues,” City Manager Benson said in an interview. “We’re happy to see that they’re bringing these things to our attention. We do have to get rid of slum and blight.” He recommended that the City create an overlay district to promote uses and standards that reflect the changed character of US-1 from a primary north-south corridor to a more localized neighborhood traffic way; increase police presence between Dixie Highway and US-1; establish anti-prostitution and homeless assistance programs; and increase code enforcement and simplify the magistrate process in an effort to improve housing quality, among other things. City Manager Benson said the City had taken a step back with patrol and code enforcement in Hollywood because of the downturn in the economy, which he admitted led to an increase in criminal activities, but they will now take corrective measures as early as the end of April.

“The goal is start on Federal Highway and go west, street by street, until the end of the City to correct these problems,” he said. “[The members of the New Image Task Force] live in this community. They see things going on. It’s always good to have additional mouths to tell us what’s going on. I welcome their input, and we’re going to address these problems.” New Image Task Force member Connie Villiers-Furze wants improvements to the US-1 corridor to keep her two children safe. Currently, Villiers-Furze does not feel her children are safe in her neighborhood. “We are in fear for our children’s safety,” she said. “We don’t feel safe having our kids walk home from school or ride their bikes or even just go to CVS for a loaf of bread. We have to do something to change this. Our idea was to have the Mayor, Commissioners and City Manager who don’t live around US-1 to know what we have to deal with. We’re a strong force, and we’re here to stay.” Both Longmire and VilliersFurze have noticed a willingness from the City to address their concerns, with Villiers-Furze even noticing an increase of patrolling in the area, but they hope the City follows through with their suggestions. “For me, I’ve heard years of the City talking about doing something, so I hope they do something about it,” Villiers-Furze said. “We need Hollywood to be beautiful.”

Winning the Battle against Chronic Illness By Janet Gerner, LCSW Growing older can be a challenge when you are in the best of health. Weekly action plans, brainstorms and problem solving techniques empower participants to take control, which leads to better decision making and symptom management. LOVE HOLLYWOOD STYLE. Hollywood Beach, 2006: New Year’s Day. My Hollywood Girl and this writer are knee deep in the ocean. “OK, now you only have one question to answer. Do you want to get married here or in Charnow Park?” Ninety Days later, (April 1st) more than 400 friends and family arrive to share our special day. We gathered by the shoreline. When she said “I do,” at exactly one minute past four, a small airplane flew over us, towing a banner that read, “Bobby & Susan - It’s a Shore Thing, Promise.” Then, our guests flung 401 bright yellow Frisbees into the ocean. Under a huge tent, we enjoyed a tropical feast, the sound of steel drums and a perfect sunset. In the five years since, we have witnessed a simple gathering of seven people, lavish affairs at the Marriott, traditional tribal weddings and a bride and groom traveling down the Broadwalk in a rose-covered bicycle displaying a sign, “JUST MARRIED AGAIN.” Love Hollywood-style begins at the beach. Best friends go fishing, swimmers race the waves, fellow sun worshipers enjoy a cool one, all while the sand castle builders excavate. There is a myriad of loves on Hollywood Beach. We LOVE pizza. Our barrier island offers 16 locations that serve this culinary icon. Which is the best? How do we rank ‘em? It’s really a matter of taste. Everyone is an aficionado. Pizzalove is in the eyes and taste buds of the beholder. Two of our special places are actually not on the Broadwalk, not even in Hollywood. A couple of miles from here in Dania Beach is Antonio’s, a local favorite since 1978. Tony Sr. recently taught our 10-year-old granddaughter to flip pies. Most Friday nights, she becomes Pizza-Rhea. It all starts with the garlic rolls and ends with the

BOBBO. The second is El Tamarindo in nearby Hallandale. Sergio presides over a REAL coalfired oven, which reaches 800 degrees. Experience “Old World” pizza in a surprisingly cozy place. His homemade coconut flan is the best in the universe. We LOVE burgers. Walk, jog or bike down the Broadwalk to Philly Subs & Grill for the best on the beach. Their Bobbyburger — it’s big, really big — it’s good, really good. We LOVE to be fit. At 7:07 every morning, we gather on the sand in front of Philly Subs for our forever young morning stretch. For 18 minutes, we cherish the magnificent sunrise. We LOVE music. Almost every evening, the sounds of live music fill the ocean air along the Broadwalk. From Latitudes to O’Malley’s, enjoy classic rock, Latin beats and the rhythms of the islands. If you’re lucky, John Ricci will appear at the Band Shell on Johnson Street singing romantic love songs. Close your eyes, and you’re truly transported. Open them to see couples of all ages dancing to Sinatra classics. We LOVE romantic dinners. Oceans 11 on the Broadwalk offers the best view on the beach (without the crowd). Sip a glass of wine with your lobster feast. Be sure to chat with Vinnie, the ultimate host and a true mensch. Sushi lovers can stroll south down the Broadwalk to share a roll or two at Sushi Thai on the Beach. Try their Crispy Duck in a delicious ginger teriyaki sauce with a glass of plum wine or your favorite saki. We LOVE nature. Last season, we witnessed a momma loggerhead turtle prepare her nest, then lay dozens of eggs. When the baby turtles hatched, we were on hand as they scampered into the ocean. On the Intracoastal side, we

are honored by the frequent visits of passing manatees. Our pelican friends soar past our terrace. Porpoises jump and dance a few yards from the wave break. The sea oats sway in the breeze. If you’re lucky enough to live by the beach, you’re lucky enough. We LOVE ice cream; who doesn’t? A special welcome goes to our newest purveyor of everyone’s favorite frozen treat. Ben & Jerry’s is now on the Broadwalk, just north of the Band Shell. Say hi to Olga and her wonderful team of super scoopers. They have as many flavors and sizes as we have bathing suits on the beach. Every day is sundae at Ben & Jerry’s. We LOVE the sunsets, too. At the end of the day, we position ourselves at one of the several choice locations along the Intracoastal. Ours is Giorgio’s. Enjoy everything on their menu, and witness the best of the best sunsets in South Florida. As this glorious day comes to a close, we always say, “We can’t believe we live in paradise.” It’s a love thing, for shore. Enjoy. Hollywood to move forward with $7.9 million Fire Rescue complex BY BRETT DALY | brett@hollywoodgazette.com ASSOCIATE EDITOR

The City of Hollywood has decided to move forward with the construction of a new Fire Rescue and Beach Safety Complex on Hollywood Beach, which will cost an estimated $7.9 million, to replace the aging Fire Rescue Station #40 and to replace an outdated Public Safety Complex presently located within the Michigan Street Garage. The City broke ground on April 4. The Fire Rescue and Beach Safety Department and the Hollywood Beach Community Redevelopment Agency identified a need for new and improved facilities and a need to better utilize the vacant historical buildings located at 347, 349 and 351 Madison St. and the vacant CRA property located at 707 S. Ocean Drive. Public Affairs and Marketing Director Raelin Storey said the existing Fire Station, built in 1963, requires substantial renovations and lacks modern amenities like female bathrooms and separate dormitories for female and male firefighters. In addition, the Safety Complex, she said, does not contain enough space to meet the needs of beach safety personnel. The new complex will be

Hollywood resident Max Greenberg has found his calling — he has found a job that brings him happiness, excitement and a sense of accomplishment. Greenberg found musical theater. To date, Greenberg has performed in “Oliver,” “A Christmas Carol,” “Oklahoma Jr.,” “Fiddler on The Roof Jr.,” and he recently completed a performance in “Cirque Dreams Broadway,” alongside Tony-award nominees and Broadway stars, and will appear in the BMT production of “Camp Rock” premiering on April 29. And Greenberg has accomplished all this by the age of 11. “I have a passion for acting and singing and dancing,” he said, adding that singing is his favorite. “I get to have fun with it. It’s not hard for me, and I am lucky to have a lot of teachers who help me.” Greenberg said his recent performance in “Cirque Dreams Broadway” at the Broward Center for the Performing Arts has been the biggest production he’s had the opportunity to be a part of. The show pays tribute to “The Phantom of the Opera,” “Fiddler on the Roof,” “CATS,” “Hairspray,” “Chicago,” “La Cage Aux Folles” and more than a dozen more Broadway sensations. Broadway director Neil Goldberg created and directed the show and helped Greenberg with his part in the

Greenberg paid homage to the Broadway show “Oliver” through his singing and dancing to “Consider Yourself,” a song from the musical. “I’ve never been in a Cirque performance before, and I have never worked with so many Broadway professionals before,” Greenberg said. “I watch what they do, so I can learn from them. I am fortunate to learn from all these experienced people, and I hope to meet new people and pursue my passion.” Greenberg said he is also extremely fortunate to have a wonderful family who supports him, as well as wonderful teachers — both musical teachers and educational teachers — who support him. But Greenberg has one person he thanks above all others. “I want to dedicate all my work to my [late] grandpa,” he said. “He was great to me, and I know he’s proud of me.”

Dear Super Senior, Thanks for the positive feedback on the column. When it comes to real estate investing — investing of any kind, really — it is key to understand your personal situation as it relates to what investments you are considering. Specifically, you should consider your risk tolerance, goals and (perhaps most importantly) your ability and skill. There are many ways to invest, and many real estate opportunities out there. My suggestion is to consult a professional, understand the risks (of any investment) and make an informed decision you feel good about. Warren Buffet famously offered the following advice: “Investment must be rational. If you can’t understand it, don’t do it.” Your question about being too old leads me to believe you assume real estate investing is lucrative only because of appreciation of the asset/ property. Historically, real estate investing was primarily focused on cash flow. Simply stated, this means an investor forms a buying decision on a property based on the amount of income that property would produce in a given year. The idea of buying real estate to capitalize on appreciation is a relatively new idea and not a particularly good one. Over the past 40 years, real estate in the U.S. has appreciated at a rate of about 5.32 percent per year (including the recent bubble up and burst). Although this is a decent return and better than one

could expect in many CD, money market or savings opportunities, it is only one part of the story. When a property produces cash flow, it is in addition to the appreciation accumulated over time. The “buy and quickly sell” strategy, sometimes called “flipping,” is not an investment strategy but a speculative play, and one I do not recommend. For a Super Senior, real estate might be an excellent investment medium. If you were to purchase a property to rent out, for example, this would provide you with monthly income. I have seen young families buy real estate that supplements their income now and promises to hold value for the future. In 15 years, they could sell the investment property and send their children to college. To properly determine the best place to invest your hardearned dollars, contact your trusted financial adviser to assess the risks and rewards. Dear Pink Realtor, After years of renting in Hollywood every season, my wife and I have decided to buy. We have been shopping for a winter home all season and keep seeing condohotel opportunities. Everyone says that these are not timeshares, but they seem to be more like timeshare than condos. So far, we don’t feel comfortable with the concept, but the prices are so low. Sincerely, In Condo-Tells we Don’t Trust Snowbirds Dear Snowbirds, We get many questions about condo hotels. You are not alone in your confusion about them. A condo hotel, also known as a hotel-condo or a condotel, is a building that functions as both a condominium and a hotel. Condo hotels are typically high-rise buildings developed and operated as luxury hotels, usually in major cities and resorts. These hotels have condominium units which allow

When they are not using this home, they can leverage the marketing and management done by the hotel chain to rent and manage the condo unit as it would any other hotel room. Basically, you own a hotel room. One source of confusion is in the type of advertising that is legally allowed for condo hotel projects. Some condo projects have advertised themselves as real estate investments, but because the value of these condos as a real estate investment is not entirely clear, the U.S. government currently disallows use of any reference to “investment” when advertising condo hotels. The analysis of the economics of a condo hotel unit is the primary reason they are not allowed to be called “investments.” Establishing a value, return or projecting income is extremely difficult because of the challenge of getting accurate information about the potential income stream. Sellers do not provide data or estimates for room rates or occupancy levels for fear of coming under U.S. Securities and Exchange Commission (SEC) regulations on investments, as opposed to real estate regulations.

The primary factors that contribute to the financial outcome in ownership are rental revenue, appreciation or depreciation, lending and tax deductions. Rental revenue is shared with the management company, and owners typically pay no upfront fees for management, which includes the marketing and reservation of the units. Typical monthly fees for units in the rental pool include FF&E (furniture, fixtures and equipment) reserve and resort fee(s). Although the revenue splits between owner and management company do vary from project to project, most hover around 50 percent. Most condo hotels, and especially branded hotels like Westin or Ritz-Carlton, are strategically located in resort economies or popular urban destinations, which allow for high nightly rates and consistent year-round occupancy. Rental income from hotel guests is at the mercy of travel patterns and may decline. Just like traditional real estate, appreciation is never guaranteed. This very scenario most recently occurred in Las Vegas. Several of the more notable condo hotels have sold for less in the resale market than during preconstruction. Financing is generally costlier for

a primary residence. Mortgage rates may be a full point higher, and in the past, this was especially true because financial institutions were unfamiliar with the condo hotel concept. Preconstruction purchases require a significant down payment, and buyers will not see financial return or be able to use their unit until the hotel is completed and ready for operation. Furthermore, owners may have to purchase extra insurance to protect against liability claims and some types of damage or loss. As with most condominiums, owners of condo hotel units are required to pay fees, commonly referred to as HOAs. The fees and services can vary a great deal. Factors causing a fluctuation are the hotel’s star rating and operation level and its physical location. A property located on the ocean, for example, can experience coastal weather regular basis, which in turn can increase the need for more regular maintenance to the exterior of the building. Along those same lines, a property located in a ski resort must weather powerful winter storms and must also deal with snow removal services. Exceptions aside, many of the fees and services found in HOAs are fixed and fluctuate very little from project to project. Services such as these usually

include general unit utilities, common area utilities, individual room and building reserves, grounds maintenance, exercise area use fees, security, pest control, mechanical repair costs, safety alarm systems, parking area and pool area maintenance, and owner management and administrative services. Items related to hotel guest impact are generally not included in the HOA fees; these would include housekeeping and costs related to hotel staffing and operation.

Most of us are under the misconception that fit people work hard and spend most of their lives deprived in order to achieve their amazing bodies. Nothing could be further from the truth! I’ll let you in on a little secret… It’s not hard to get and stay fit. It’s not about hard work and deprivation. It’s all about boundaries. Let me explain. When you were a child your parents set boundaries around you. They were the authority on what was or wasn’t acceptable behavior. You had to complete your chores before dinner. You had to finish your homework before going out to play. You had to eat all your vegetables before dessert. If you failed to comply with these boundaries, then you knew there would be consequences. As an adult you, and only you, are the authority on what is or isn’t acceptable behavior.

You are in the position to set boundaries around yourself. These boundaries serve as a framework of order around you — a rock of support in an otherwise chaotic world. With self-imposed boundaries, you can assure your success in anything, specifically with weight loss. Your fitness boundaries have to be self-imposed — no one is going to do it for you. Don’t look at this as a bad thing! Self-imposed boundaries are selfempowering. Your Fitness Boundaries It’s time to introduce boundaries back into your life. These boundaries are the key to unleashing your ideal fit and healthy body. 1. Fitness Boundary One: What you eat. If you were to be perfectly honest with me, you could list off the foods that are unhealthy and fattening. So why are you still eating them? Place boundaries around what you will allow yourself to eat. Acceptable food items include whole foods, vegetables, fruits, whole grains and lean meats.

2. Fitness Boundary Two: How you exercise. I know you’re not an Olympic athlete, but that doesn’t mean you can simply pass on exercise. By now, you are well aware of the host of benefits that exercise provides. With regular exercise, you’ll look great, feel amazing and have more energy than ever. Place boundaries around how often you must exercise. Choose exercise that is challenging and fun — don’t be afraid to try new activities that improve your strength and endurance. 3. Fitness Boundary Three: When you indulge. Let’s face it — we live in a world where indulging has become the norm rather than the exception. When you live life without fitness boundaries, every day is an opportunity to indulge. These indulgences all add up quickly, causing your clothes to become tight and your energy levels to drop. Place boundaries around when you can indulge. You’ll find that by limiting your indulgences you’ll end up enjoying them even more. Don’t just give in to every temptation because temptation is EVERYWHERE. Instead, plan your moments of indulgence and practice discipline and self-control. Weddings, parties and vacations are great opportunities to indulge; a co-worker

bringing donuts into your office isn’t. Putting It In Action Sit down and take a long, hard look at your lifestyle. Are you eating as healthy as you could be? Are you exercising three to five times each week? Are you indulging too often? Answer the following questions: 1. What three food items can I eliminate from my daily diet? (These should be nutritionally void items.) 2. When can I schedule exercise into my week? (Pick three to five days, and select a specific time frame.) 3. When will I allow myself to indulge? (Don’t go overboard here, especially if you need to lose weight. Enjoy a treat a couple times each month, and do so guilt-free, knowing that you’ve maintained healthy food boundaries the rest of the time. Remember that self-imposed boundaries are self-empowering. Fitness boundaries put your fitness results on autopilot. If you know what constitutes an acceptable meal, then choosing what to eat just got a whole lot easier. It will feature drinks, hors d’oeuvres and a silent auction, along with sand pits, hammocks and tiki torches to fulfill the Margaritaville-type ambience. In an effort to restore its historic clubhouse, the Hollywood Women’s Club will host a Margaritas in Paradise Fun-raiser and Auction on April 15 to help raise additional funds toward the $125,000 to $150,000 needed to complete restorations of the building. The Women’s Club has already performed interior upgrades and beautification to the clubhouse, as well as the rebuilding of the building’s termitedamaged front wall and replacement of its roof. Now, the club has to complete the replacement of the foundation, which was built on sludge and will require the clubhouse to be raised in the air while 25-foot-deep pilings are erected and the entire foundation is replaced. Built in 1927 and a designated National Historic Site and Hollywood Landmark, the clubhouse has a significant meaning to the 90 plus members of the Women’s Club and to the City itself, and because of this, they will do everything they can to raise the necessary funds. They are now reaching out to the community for help. “Anyone who is historically inclined to preserve the history of the City of Hollywood should be interested in helping us,” said Linda Thornberg Martyn, a

We recently missed some key project deadlines in my company. I scheduled an urgent team meeting to figure out what happened and how we could ensure it didn’t happen again. Consistently honoring our commitments to our clients is vital to what we stand for, so I viewed our recent misses as catastrophic. We had received several new projects all at once and rather than “plan the work” and then “work the plan,” we just started working as fast and hard as we could. Roeder wants the community to understand that individuals born with Down syndrome deserve love and respect just like any other human being, and she said it's organizations like Gold Coast that help make that possible. Gold Coast hosts a series of events to give individuals with Down syndrome the opportunity to interact with other people and families in their same situation. The organization, for example, hosts the Buddy Walk each year on Hollywood Beach and hosts workshops designed to educate families on ways to improve and fulfill the lives of individuals with Down syndrome. Roeder loves being a part of this. “I know I can't change the world and I can't change society, but we can teach Alex how to adapt to society,” she said, noting that she and her family teach Alex to accept who he is. “He's a blessing in our lives.” Roeder's little sister, Arianna, has also taken it upon herself to educate people about Down syndrome in her own way. Roeder said that when children were teasing Alex because of his slow speech, 4-year-old Arianna told them his slow speech was a result of his Down syndrome and they shouldn't bother him about it. In addition to volunteering at Gold Coast, Roeder also started a

theater program at South Broward High School that incorporates children with disabilities into the production. She enlisted the help of 10 children

in special needs programs for the “Wizard of Oz” play she directed her senior year of high school. For her efforts, the “Miami Herald” presented her with a Silver Knight Award, which acknowledges 15 students from all over Broward County as leaders and contributors to society. The Silver Knight Awards program recognizes students who have not only maintained good grades but who also unselfishly apply their special knowledge and talents to contribute significant service to their school and community. Roeder said winning the award, as well as having the school incorporate her initiative into its curriculum for the last four years, is the most heartwarming thing to her. And her brother and his sparkling personality inspired it all. “He's such an inspiration,” she said. “He doesn't let his disability defeat him, and he puts so much effort into everything he does. Any big sister would feel proud of a younger sibling who picks up a book and reads for the first time. But when Daniela Roeder's little brother, Alex, said it was his turn to read to her, she felt exceptionally pleased. For Alex, the milestone of reading underscores his incredible determination and his unlimited potential to achieve anything he wants despite being born with Down syndrome. Inspired by her litter brother, the 21-year-old Hollywood resident has taken it upon herself to become an advocate for individuals living with Down syndrome, a disability she doesn't even recognize in Alex anymore. He is simply her little brother. And in an effort to make others feel the same way about people living with the disability, Roeder started volunteering at the Broward Gold Coast Down Syndrome Organization, which strives to enhance the lives of individuals with Down syndrome by helping them reach their full potential by providing family support, education and social activities, according to its website. In the 11 years Roeder has volunteered for the organization, she has planned and participated in dozens of events and fundraisers to increase awareness about individuals with Down syndrome and to improve the lives of families and individuals living with the disability. While many young adults her age are consumed with their personal social life, Roeder now sits on the board of directors with her mother so that people with Down syndrome can live fuller, richer lives. “I thought that volunteering would help me understand my brother's disability better and understand him better,” Roeder said. “And it did. These events raise awareness and help people accept individuals with Down syndrome for who they are.” Named after John Langdon Down, the first physician to identify the syndrome, Down syndrome is the most frequent genetic cause of mild to moderate mental retardation and associated medical problems and occurs in one out of every 691 live births in all races and economic groups, according to the National Association for Down Syndrome. It is a chromosomal disorder caused by an error in cell division that results in the presence of an additional third chromosome 21 or “trisomy 21” and that causes delays in physical and intellectual development. The association points out, however, that

2011 Legislative Session Update Hello from Tallahassee! So far, the 2011 Legislative Session has been quite the battle, but one I relish. As I am sure you know, those of us who live in Broward Sen. Eleanor Sobel County do not always share the same priorities and values as Floridians who live to the north of us. This just means I have to fight twice as hard on your behalf. I’m pleased to report that several of my bills are moving through their committees. My effort to expand access to Florida Kidcare passed the

Committee on Health Regulation unanimously. Furthermore, many of you have complained about the Legislature’s struggle to pass a bill banning texting while driving. I decided to take a different tactic — I proposed a bill which would require driver’s education courses to teach students about the dangers of texting while driving, much in the way that courses teach about the dangers of drunk driving. That bill passed the Transportation Committee unanimously. Both these bills are now awaiting hearings in the Education Pre-K-12 Committee. Meanwhile, the insurance industry is pushing a major bill this year which will affect almost all Floridians. Senate Bill 408 will give the insurance industry

everything they want — at the expense of the consumer. I disagree with this approach. We should focus on the consumer first. For years, the insurance companies have been promising to lower premiums if we pass their legislation, but I have yet to hear about costs going down. I oppose SB 408 and have been fighting to include consumer-friendly amendments in the bill. So far my colleagues and I have successfully amended the bill twice: first, maintaining the current requirement that insurance companies pay out on policies up front (before repairs); second, requiring insurance companies to file with the state before raising rates. I am working hard to keep these amendments in the bill and include others of their ilk. I am also very closely involved with an issue that could adversely affect all utility users in Broward County.

Legislation passed a few years back imposed several very costly mandates on our water utility and outfall system. In the coming years, our system will be required to make significant, expensive upgrades. These costs will be shifted to ratepayers. Though I strongly believe in protecting our fragile waters, I also believe there is a more fiscally responsible approach than our current system. I am working on a bill (SB 796) which will delay implementation of these mandates, as well as change some of the other restrictions the law created. As always, I want to hear from you. Downtown fashion designer wins Designer’s Choice Award Hollywood resident and fashion designer Kayce Armstrong has more than sketches and fabric swatches, supermodels and fashion shows on her mind. Although the owner of Art of Shade in Downtown Hollywood has received numerous awards and recognitions — including the Designer’s Choice Award at Miami International Fashion Week last month — for her high-fashion designs made entirely out of recycled materials, Armstrong feels passionate about bringing more art, culture and fashion to the Downtown Hollywood area in an effort to boost the local economy. Armstrong, who opted to forgo the hustle and bustle of Miami and Ft. Lauderdale and instead bought a house in Hollywood, opened Art of Shade in Downtown Hollywood because she saw the potential of growing her business in the area. But eight years later, Armstrong admits she feels frustrated with the current art and culture scene of Downtown Hollywood and the current business scene as well. “Half of Downtown Hollywood is vacant, and it’s going to stay that

way unless we turn it into an artist’s community,” Armstrong said. “I’ve been seeing business around me crumble, and I’m upset with what’s going on. It’s time that somebody speak out because I think it could easily turn around.” With the success of her business, Armstrong is looking to expand to a bigger location in Hollywood — a location that would feature a teaching center and a recycling center and would create more jobs. The avid Hollywood supporter would also love to bring fashion shows and charity events to Hollywood to attract business and visitors but said she needs help to do that. “I’ve wanted to do fashion shows here, but who’s going to come, who’s going to support it, who’s going to fund it,” she said. “We need the spaces [in Downtown Hollywood] to be little cafés and bars and art galleries. This will draw people to Hollywood.” Armstrong said she would love the City to work harder to fill the vacant store fronts in Downtown Hollywood and would love to see them better publicize the existing stores and restaurants. negotiate prices to get businesses here,” she said. “On some days, Harrison Street is a virtual ghost town.” To bring people to the area, Armstrong and her employees host trunk shows at her store, located at 2028 Harrison St., and to support local businesses, she recommends various restaurants and boutiques in Downtown Hollywood to her customers. They in turn send customers her way, as well. She said the small business owners in Hollywood stick together. And any visitor who walked into Art of Shade would have a lot to look at. Art of Shade presently has nine different collections that have been inspired by everything from global warming to the DJ group Birdy Nam Nam, according to the boutique’s website. And, all her designs are made out of recycled materials like handme-down clothes, seat cushions and shower curtains. “I am inspired by the world around me,” Armstrong said on her website. “Things in nature, politics, music and art. I will not allow myself to be confined by corporate demands for mass production. Fashion to me is more of an art and an expression of individuality and gives us the opportunity to be different.” To revitalize Downtown Hollywood, Armstrong thinks the City should take a cue from Delray Beach because she noticed it has a great downtown area with restaurants, boutiques and stores lining streets with hundreds of patrons visiting them. In addition, she would like to see the City of Hollywood revamp Downtown Hollywood like they did Hollywood Beach and the Broadwalk. She said she notices Lisa Liotta working like crazy to do just that but wonders how much one person can do herself. “I think we need to be progressive and current,” Armstrong said. “We need Downtown Hollywood to be full of flavor and full of things to do for both residents and tourists.” And because Hollywood is her home and her business has reached a point where it’s successful enough to expand, Armstrong would love to keep her boutique located here. She loves to ride her bike to work and envisions a thriving Downtown art and culture scene where she can expand her passion for fashion and for Hollywood. “We’re sticking it out and only hope to grow,” she said. “We’re hoping to bring more jobs and business to Hollywood.
