by Caron Conway Lead Correspondent While it has been said there’s no such thing as a “free lunch,” two years of free rent in the heart of Downtown Hollywood will be a reality for one lucky business. As part of the Radius Retail Space Giveaway, one new or existing business will be selected to move into a 1,741-square-foot space in the Radius mixed-use development rent-free for the next two years, compliments of FIRM Realty, the Hollywoodbased development company sponsoring the program. The rental waiver alone

is valued at more than $96,000. The prize also includes waived common area maintenance and trash costs, business support from SCORE (Service Corps of Retired Executives), and a business starter kit with tools from local companies. The winning business, which will be selected by a panel of judges and announced May 21, must provide a refundable security deposit equal to two months’ rent, and is responsible for paying its own electric and water bills. “They pay zero to us as a landlord,” said Robin Robins, FIRM Realty leasing direcFREE RENT continues on page 5

FREE RENT continued from page 1 tor and the president of the Downtown Hollywood Business Association. “It’s a phenomenal deal for a business to not have the overhead.” The Radius Retail Space Giveaway is the brainchild of FIRM Realty president Steve Berman. Any new or existing retail or service business or nonprofit venture may enter, as long as it meets the City of Hollywood’s zoning guidelines for Radius Drive. Applicants must submit a two-page, typewritten business plan that includes a business history, if any, along with references and financials of the individual submitting the application. Supporting materials of up to five pages may be included. Mail-in entries must be postmarked by May 12. Email entries must be sent before midnight on May 13. A well-rounded panel of judges – including Robins, a SCORE representative, an attorney, an accountant and business journalists – will review the applications and select an entry whose business use is complementary to Radius’ existing tenants, which include Starbucks, Smoothie King, Salad Creations, FedEx Kinko’s, RBC Bank and Metro PCS. Radius consists of approximately 45,000 square feet of retail space and 311 condominiums in a 15-story development at 1860 Radius Drive. Robins called the Radius Retail Space

Giveaway a “win-win” for one lucky business as well as the entire Downtown District. “Bringing any new business into the community is going to help the local economy,” she said. “We’re trying to get the word out because it is a great opportunity for somebody, no strings attached.” FIRM Realty also is looking for corporate sponsors to provide services and products such as flooring or paint for the free retail space. Applicants must send four hard-copy applications to The Radius Retail Space Giveaway, 1930 Harrison Street, Suite 505, Hollywood, Fla. 33020. Entries may be submitted via email to submission@retailspacegiveaway.com. Submission of the application is automatic consent to verify all information being provided. Full details are available at www. retailspacegiveaway.com. For additional information, call Robin Robins at 954926-2510, ext. 23, or email her at Robin@ FIRMRealty.com.

Downtown Master Plan approved by Laura Burdick-Sherman Senior Correspondent After years of dissenting views and controversy, Hollywood finally has an approved master plan for the downtown. Technicalities are all that remain for developers to have guidelines for future development said city spokesperson Raelin Storey. City Commissioners voted to adopt the city’s Downtown Hollywood Master Plan at a special meeting held on April 15. Downtown CRA Executive Director T. Neil Fritz and the city’s Department of Planning also green lighted the plan. “What the Commission did last night was say ‘this is our vision, and this is what we think should be developed around the circle and within the downtown CRA area.’ Now it will be very clear to developers with zoning in place. Zoning was outdated, and developers wanted to be able to do much more than existing zoning allowed. We are updating the whole zoning code so it will basically reflect a modern vision for that area to look like,” said Storey. She said Commissioners asked Zoning staff to begin right away working on zoning regulations, and to eliminate planned development until the new code is in place.

<

Food

Once the code is in place, said Storey, any proposed plan that comes forward will be measured against the existing zoning and pending zoning. The more stringent of the two would be followed, she said. The HOTGolf Project was considered exempt, said City Commissioner Richard Blattner. According to Neil Fritz, the HOTGolf Project is a project called ‘Hollywood on The Golf ‘ proposed for Block 53 and has been through technical advisory at the city. The parcel lies between Taylor and Filmore streets on the east side of Federal Highway. He clarified the rationale for eliminating Planned Development until zoning regulations are in place, and why the HOTGolf project was considered to be exempt. “By eliminating PD [Planned Development], the value of land becomes based on what can be built on in that is in accordance with the zoning. That is in contrast to someone buying property or assembling parcels and then coming to the city for approval to build something that justifies the price they paid for the land. The City of Hollywood’s Police Department and Fire/Rescue Department recently announced the Employees of the Year for 2008. These individuals were nominated by their peers to receive their departments’ top honors. Hollywood Police Officer Ernie Candelmo was awarded the Department’s Officer of the Year for 2008. Candelmo has been with the Hollywood Police Department for 23 years and was recognized for his professionalism, exceptional patrol techniques, leadership and work ethic. This past year, he helped solve a series of residential burglaries and an armed carjacking where he was able to recover the victims’ belongings and a firearm used in a South Florida home invasion. Community Service Officer Toby Sussman was awarded the Department’s Employee of the Year for 2008. Sussman has been with the Hollywood Police Department for 15 years and was recognized for her work ethic, courteousness, enthusiasm and professionalism. Sussman’s helped solve a vehicle burglary case because of her attention to detail and quick thinking. CSO Sussman was also commended for her actions in two sepa-

The Hollywood Fire Rescue and Beach Safety Department recognized Technical Business Analyst Lisa Blouin as its employee of the year. Blouin has been instrumental in implementing programs and system enhancements to increase productivity while reducing employee stress including: Speed Shift an automated firefighter scheduling program, a computerized inventory tracking and ordering program, Computer Aided Dispatch (CAD) reporting enhancements and a Mobile Fire Inspection module for SunPro, the Department’s fire reporting program. “Lisa is a valued and respected Fire Rescue and Beach Safety Employee who always performs her job in a positive and cheerful manner,” says Fire Chief Virgil Fernandez. “Lisa is an asset to the Department and her fellow employees.”

MAY 2009

This Mother’s Day holds special significance for a child advocate at the Hollywood branch of ChildNet as she celebrates the recent adoption of her daughter. Kelly and her husband Sergino first welcomed little Mya into their home and their hearts as a foster child through ChildNet in May 2008, just four days after Mother’s Day. Mya, who turned 2 in November, officially became the couple’s daughter March 20. As the child advocate supervisor at ChildNet’s South Service Center, Kelly was well aware of the need for stable, loving homes for Broward County’s most vulnerable children. ChildNet, a private, not-for-profit organization selected by the state to serve as the local communitybased care lead agency, protects abused, abandoned and neglected youngsters, helping to place them with temporary and permanent families. Years ago, Kelly had taken classes to become a foster parent, but it wasn’t until she met Sergino, who shared her interest in fostering and adoption, that her plans began to take shape. The couple attended classes together and were still newlyweds, only six weeks into their marriage, when the call came in from Kids In Distress: “We have a child who needs a home.” “The same day we said yes, we got her,” recalled Kelly, who had only a couple of hours to prepare for Mya’s arrival. When they got the call, the only baby item in their home was a crib that Kelly fortuitously decided to put together the week before. Mya came to her new family at the age of 18 months after stays in a couple of other foster homes. She threw tantrums and had a hard time warming up to Sergino. “It was an adjustment period for a while,” said Kelly. “But we stuck through it, and we really fell in love with her.” Despite her training as a child advocate, “that human emotion takes over,” Kelly said, and she feared that they might not be able to keep Mya permanently. The day the couple filed the petition for adoption, Kelly said “a big weight” was suddenly lifted. Mya became their daughter in every sense of the word – on paper as well as in their hearts. Creating happy endings for Broward’s “special needs” children is the mission of ChildNet. These are youngsters who are difficult to place for any of a number of reasons, because of their age, ethnic background, an emotional or physical diagnosis, or in the case of sibling groups, according to ChildNet adoption specialist Annabelle Ang.

New Dad Sergino takes a break from biking to give a kiss to Mya.

“There’s a great, great need for committed and understanding parents,” she said. Children over the age of 5 are much harder to find homes for than babies and toddlers, and teen-agers are the least adoptable age group. It’s a shame, Ang said, because all of us, despite our age, have “a lifelong need for a family.” For every child who is placed in a permanent home, “There are 10 others that are languishing year after year,” Ang said. “We know the success stories – the children who find a good, stable, loving home – and then you think of all the others.” The process for adoptive parents begins with an orientation meeting, followed by a 30-hour training and preparation course. Once a home study has been approved, prospective parents can learn about and meet children available for adoption. After a match has been made and visits have taken place, the child is placed in the home for a supervision period of at least 90 days. When the child’s counselor gives “consent to adopt,” a hearing before a judge is scheduled to legalize the adoption. The process takes about a year or less “from sitting in the classroom to sitting in the courtroom getting their adoption order,” Ang said. “The timeframe is tailored to the needs of the child, and we are here to meet the needs of the child.” Parents bear no out-of-pocket expenses in the adoption process, and their child receives a free college education at a state school. ChildNet also offers post-adoption support services and community resources for those parents who want them. This Mother’s Day, the best presents are those that cannot be found in a store, that have no price tag. For Mya, those priceless gifts are two loving parents who “absolutely dote over her 24 hours a day,” said Kelly. “We are her forever family.” For more information on fostering or adopting a special needs child, call ChildNet’s administrative office at 954-4146000 or visit www.childnet.us.

Shingles now preventable In my practice as a general Internist I frequently encounter a debilitating condition that affects mostly my elderly patients. This condition is known as Shingles. Shingles (Herpes By Richard J. Zoster) is a painful Wilbur M.D. condition caused by reactivation of an old chickenpox infection which has remained dormant at the base of a sensory nerve. It usually begins as an uncomfortable or painful sensation which may vary from itching, tingling, or burning, to a very severe aching, boring, or lancinating pain. After a few days a rash consisting of small round blisters on a reddened base erupts on the skin where the nerve travels. It almost always occurs on just one side of the body. It is most common on the trunk (50%-70% of cases), and around the eye (10-15% of cases). Over a period of 7-10 days the rash progresses from red blotches to blisters, then to pustules, and finally to crusted lesions which may last for 2-3 weeks. In most people it reaches its maximal intensity during the second week and then decreases. Shingles is much more common and severe in older individuals. Over 1 million new cases occur in the United States each year with more than 50% occurring in people over the age of 60. It is not acquired by contact with other people with Shingles, but only by reactivation of an old infection. People who live to age 85 have a 50% chance of contracting Shingles during their lifetime. Pain and discomfort is the major complication of Shingles. Other complications may include blindness in those whose eye is affected, nerve damage, deafness, encephalitis, hepatitis, and scarring. These complications are more common in the elderly. The most common debilitating complication is pain which persists for more than 90 days after the rash is gone. This is called Postherpetic Neuralgia. It may persist for months, sometimes years and

then decline with time. The pain can be severe and has resulted in suicide in some individuals. Treatment for Shingles is available. Oral antiviral medication given within 72 hours of the appearance of the rash can significantly reduce the severity and duration of the outbreak. It may also reduce the risk of developing Postherpetic Neuralgia. The sooner this medication is started, the better. It is given for 7-10 days. Steroids can produce some improvement in the healing and the acute pain, but may also cause undesirable side effects in some individuals. Narcotic analgesics can also be prescribed to help the pain. Treatments for people who do develop Postherpetic neuralgia are complicated, not always effective, and frequently associated with adverse effects. Prevention would be much more beneficial. In May, 2006, the FDA approved a vaccine called Zostavax for people 60 years old and older. In June of 2008 the FDA made this vaccine an official recommendation for these same people, whether they have had Shingles or not. The vaccine decreases the incidence of Shingles by 51.3%, and Postherpetic Neuralgia by 66.5%. The vaccine is given as a single dose. It is stored frozen and must be given within 30 minutes of reconstituting from the freezer. Relatively few people are unable to receive the vaccine, either due to an allergy to its components, or to an impaired immune system. The average wholesale cost of the vaccine is $150-$200 dollars. Those with Part D Medicare can be reimbursed. Coverage by private insurance is determined plan by plan. It is estimated that if used as recommended the vaccine will decrease the number of new cases in the US by more than 280,000 annually. My recommendation for people over the age of 60 is to ask their physician for the vaccine, even if they must pay for it themselves.

Editor’s note: On Thursday, April 23 at 5:31 p.m. an email was sent by Gerry Gunzberger’s son Ron. The body of the message read, “My mother wanted me to let you know her husband Gerry passed away a few minutes ago at their home in Hollywood. Dad -- being both a rationally thinking scientist by training, plus always wanting control of everything -actually helped write his own suggested obituary nearly a month ago.” Below is a portion of the obituary written by Gerry Gunzberger.

Retired plastics manufacturing executive, chemist, and community activist Gerry Gunzburger died Thursday at his home in Hollywood, Florida. Gunzburger was the husband of County Commissioner Sue Gunzburger. He was 77 years old. Gunzburger was born in Berlin, Germany, in 1931. He came from a family of very cosmopolitan assimilated Jews – a family which had lived in Germany for hundreds of years. As the Nazi threats against the Jews grew, Gunzburger and his parents wisely fled Germany in late 1936. His grandmother and aunt, who opted instead to stay in Berlin, both perished in the Holocaust. The family fled first to Denmark, but were detained on arrival at the airport, denied asylum, and forced to leave the country within one day. Next came six months living in Norway, before eventually obtaining visas to live in France. The family arrived in Paris in

1937, and found safety there – until the Nazis invaded France in 1940. Separated from his father, Gunzburger and his mother were able to escape Paris on one of the last trains out of the city on June 13, 1940, just hours before the Nazi troops marched into the city the next morning. The train was strafed by German fighter planes and forced to stop twice before reaching France’s western seacoast. Gunzburger and his mother then hitchhiked south in a French Army truck in a mad dash to escape the advancing German troops. When France surrendered to the Nazis, Gunzburger and his mother found themselves trapped on the German side of the lines. A French Air Force officer helped smuggle them across the border the next day into unoccupied Vichy France. After being reunited with his father, the family moved to the southern port city of Marseilles. Despite having a relative in the United States willing to act as the sponsor, the family was unable to obtain a visa to emigrate to the U.S., which strictly limited the number of European Jews allowed to seek safety here. Finally, after narrowly escaping arrest by the French Gestapo, Gunzburger was able to obtain Colombian visas for his entire family from the father of his best friend in parochial school. The boy’s father was the Consul General of Colombia in Marseilles. They arrived in Bogota, Colombia with just $300 and started rebuilding their lives. Gunzburger’s parents worked to create a

Gerry Gunzberger (1931-2009) clothing business, starting in their own home. Gunzburger’s small bedroom doubled by day as the sewing machine room. In time, the business became rather successful. As for Gunzburger, he attended the nation’s top university -- Universidad Nacional de Colombia -- and earned his bachelor’s degree in chemistry. He also spent his free time in Colombia racing motorcycles and cars, winning several trophies in officially-sanctioned road races in the early 1950s.

In lieu of flowers, the family kindly requests that contributions be made to the “Gunzburger L’Dor V’Dor Fund” at Temple Beth-El of Hollywood, 1351 S. 14th Avenue, Hollywood, Florida 33020. The fund supports programs in the temple’s Gunzburger School of Religious Studies.

The Hollywood Gazette’s monthly networking event hosted by Hollywood Dave and Buster’s brings community leaders out to network and raise money for local charities. The April 22 event raised $545 in two hours for Gilda’s Club of South Florida. Does raising money for Gilda’s Club make you gorgeous? Apparently so.

Al’s winning tips Some good players enjoy all the many decisions a player needs to make. It’s what makes blackjack the most involving and popular table game in By al jacoby the casino. However, some blackjack players, especially beginners, are unsure about the most elementary aspects of the game. So, to set up the coming articles on basic blackjack strategy, we’ll cover a few basic do’s and dont’s to keep in mind as we progress further. What Is The Objective Of The Game? The aim is to beat the dealer. Seems obvious, doesn’t it? But, depending on your first two cards dealt, there are two routes to consider. One way is drawing cards until the total adds up to 21, or as close as you can get without busting. If you wind up with a better final hand than the dealer, you win. A tie is called a “push”, and no one wins or loses. However, the second important objective strategy is to recognize that when the the dealer shows a weak upcard (2-6) he is is in a potentially breaking situation. In that event, you do not draw. You stand pat. According to casino rules, the dealer must hit and is more likely to bust, (go over 21) and if he busts, you win the hand as long as you haven’t broken as well. This the player’s big stick. The Casino’s Advantage. The dealer has no options, at all, and must play the hand according to fixed set of rules. However, he or she has one advantage, and it’s a big one! If you draw cards and bust, the dealer collects your cards and your money! It doesn’t matter if the dealer eventually busts too. Your money is gone! This single rule gives the casino its most powerful edge vs. the player. But perfect basic play will get you close to evening up the odds. Card Values. All picture cards count as 10; all numbered cards count as their actual value. The Ace is different. Depending on the strategy called for, it can count either as a 1 or an 11. When your first two card are an Ace and a numbered card, you have a soft hand.

What is a “Blackjack?” When your first two cards are an Ace-10 or an Ace-picture, you have a “natural” 21 and have won all the marbles! And you get paid 3 to 2 in many casinos, Unless the dealer also has blackjack. In that case, you and the dealer tie (in casi-

no lingo, a “push.”), and no money changes hands. The Deal. The dealer starts with the player on his left and continues dealing around, including herself., until everyone has two cards. The dealer’s first two cards are one card down (also called the hole card) and the other card facing up (called the upcard). When all the initial cards are dealt out, the dealer will turn to the first player on her left for the players decision Hit or Stand Signals. Its is very important to be crystal clear as to your intentions. Where cards are dealt face up, you may not touch the cards. You do not call out your intentions. Casinos prefer a firm forefinger tapping on the green felt for a HIT, and to STAND, a side-to-side waving of your hand held flat just above the table. Other casinos deal player’s cards face down, especially in one or two hand-held games. Here, you do pick up the cards. For a HIT, scrape the held cards softly toward you. To signal STAND, you just slide your cards face down under your chips.

Remember, It’s a One-OnOne Contest. Sure it’s great fun for the entire table to whoop and holler when the dealer busts. But blackjack is not a team sport. It doesn’t matter what’s going on to your left and right. It’s just you and your skill versus the dealer. So, concentrate and stay focused and play your own game. This brings us to the end of what I referred to earlier, Kindergarten Blackjack. Now we get into the good stuff. In the next few articles, we’ll be covering the actual basic strategy play that is the heart of playing winning blackjack. Bye bye, See you next issue!
