Demolition of Hollywood Fashion Center makes way for Walmart BY DAVID VOLZ CORRESPONDENT

Demolition of the old “Millennium Hollywood’s City Place,” located on the corner of Hollywood Boulevard and 441 is now taking place. Once this is complete construction will begin on the new “The Place at Hollywood”. Phase One of construction will include five one-story buildings containing over 200,000 square feet of commercial, office and restaurant space. The property will be anchored by a Walmart Supercenter, and will also include Taco Bell, Pollo Tropical and TD Bank. There are a total of 40 acres being managed by Dacar Management. In addition there are several acres of land available for redevelopment on the direct corner of Hollywood Boulevard and 441 owned by Chai Developers and managed by Tobin Properties which include a 153,000 square foot retail store and outparcel that could accommodate an additional 5,000 square foot commercial space. “The Place at Hollywood” is scheduled to open to the public in 2015,

according to Joann Hussey, spokesperson for Hollywood. Davon Barbour, Director, City of Hollywood Department of Community and Economic Development is pleased that the Walmart will soon be built. “Walmart is the world’s largest retailer. The presence of Walmart in Hollywood signals confidence in the market and inspires other prominent retailers, as well as local businesses, to join the new State Road Seven. Private investment such as the redeveloped Millennium Mall where the Super Walmart will be constructed, combined with over $20 million in roadway improvements along the State Road corridor marks a bright new day for the City. This project represents new jobs, area revitalization, and a stronger tax base,” said Barbour.

Opened in 1972, the one million square foot “Hollywood Fashion Center” was home to four anchor stores, Burdines, Jordan Marsh, J.C. Penny and Richards. The Center was a popular shopping destination until the early 1980’s when tenants left the mall in favor of the much larger Pembroke Lakes Mall that had opened nearby. By the early 1990’s less than 30% of the Fashion Center was filled, forcing the property owners to file for bankruptcy protection. The Center was auctioned off in August of 1993 and stayed vacant for the next decade. In October 2003, the mall opened as in indoor flea market and was re-named “The Millennium Hollywood’s City Place”. Property owners invested over $20 million dollars to refurbish and update the property. Upgrades included an ice rink and merrygo-round. Declining foot traffic caused tenants to abandon the mall, which closed its doors again in 2004. In 2012, Walmart expressed an interest in the 40 acre lot; The City of Hollywood approved a three phase plan for the property in late 2013, according to Hussey. Mayor Peter Bober is pleased that the old mall is finally being demolished and that a Super Walmart will replace it. “The mall had been vacant for so many years. I am excited that it is finally being demolished,” he said.

Hollywood Commission passes Hyde Beach Resort The Hollywood City Commission unanimously CORRESPONDENT dvolz@hollywoodgazette.com approved the Hyde Beach Resort project on second and final reading during the regular City Commission meeting on April 16. The project had been known as the Hyde Resort & Residences but now is called the “Hyde Beach Resort,” and will have 40 stories, according to Joann Hussey, spokesperson for the City of Hollywood. The Resort will have 40 year-round residential condominium units and 367 hotel condominium units that owners and guests can stay in up to five months at a time (150 days). The condominium prices will range from $1 million to $1.6 million and the hotel-condominium units from $400,000 to $1.1 million. The Resort will be located on a 1.6 acre lot at 4111 South Ocean Drive just north of the Hallandale Beach landmark water tower. It will include a spa, fitness center and pool. Construction for the foundation of the Resort has begun and above construction is expected to begin in August. The Resort is expected to open its doors in 2016. It is being developed by The Related Group.

A1A reduced to one lane northbound til Aug. 31 for Margaritaville construction

A1A has been reduced to one lane northbound at three block sections at a time between Jefferson Street to Johnson Street due to an FPL duct bank being installed to provide the required electric service to the Margaritaville and future development projects on the barrier island. Work started Monday, April 14 and will continue to August 31 and mostly Monday through Friday with sporadic work at night. The project is on a very tight time schedule to meet Margaritaville time lines and two crews will be working in the corridor, one from the south and one from the north to expedite the completion of the work. Accommodations are being made to fully open A1A between Hollywood and Johnson Street for the 4th of July as well, and may include all of A1A if deemed necessary. Additionally, FPL has provided written notices to all FPL billing customers making

them aware of the project, and as the project progresses through the corridor additional door to door contact will be made as the specific areas are affected by the construction. City Engineering has coordinated with Police and Parks. Straight Talk About Adult Braces

By Dusty Garon Business Correspondent With modern day life expectancy prolonged well past that of our ancestors, people need to continue to chew and smile for much longer. Moreover, as the population ages, the need for dental services increases. “We are seeing a lot of people in the adult population where their parents could not afford to get them braces when they were young. They come into the office and need orthodontic work but they are skeptical about getting braces,” explains Dr. Sperling of Dental Care Center of Hollywood, “with the availability of more efficient wires and bracket systems these days, we can give the patient a more predictable result in less amount of time. Now, even people in their 70’s are getting braces.” Proper alignment of teeth is not only beneficial for cosmetic reasons but there is also a direct correlation to health and well being. Correct form and function of the teeth preserve the gums and bones, improve conditions like TMJ and muscle problems, and prevent teeth fractures and tooth wear. A proper bite will increase

the life of restorations in the mouth and even make routine hygiene appointments more pleasant. YOU HAVE OPTIONS Traditional metal braces are a good choice if the patient has a significant bite problem or severely crooked teeth. They are slightly more effective at moving teeth than clear braces. If you desire the fastest possible treatment time, traditional metal braces are still the winner. Ligatures, or rubber bands that hold the arch wire in place, are often white or clear to compliment the brackets. To some, it may look like you’re just wearing an orthodontic retainer. Although porcelain dental braces have been improved to reduce the possibility of breakage, they are still not as durable as metal braces. Treatment may take longer than with metal dental braces. Ceramic causes more friction to the wire, slowing down the time it takes to move your teeth. There are some clear benefits to using Invisalign. With Invisalign, a

series of custom-made clear, smooth and virtually invisible aligners are re worn each for a period of two weeks. Each aligner moves the teeth progressively into place. You can also remove them to maintain oral health easily without interference. While Invisalign can be a good alternative to traditional braces, there are limitations depending on the severity of your individual case. New Buddha Burger in Downtown Hollywood offers gourmet burgers, including vegan and vegetarian selections BY CARON CONWAY LEAD CORRESPONDENT

The former owner of a popular Hollywood burger and wings eatery has brought a winning new recipe to Downtown Hollywood with the opening of Buddha Burger, a unique restaurant offering vegan and vegetarian burgers in addition to the meat variety. Owner Evan Alichos, the founder of the original Quickie’s Burgers & Wings, opened Buddha Burger February 26 at 2003 Harrison St. with the intention of introducing a unique concept that sets his restaurant apart from the usual burger joint. “My burgers are gourmet,” Alichos said. “I have some unusual burgers that other places don’t have.” The menu’s signature Buddha Burger is a meatless selection because, after all, “Buddha was a vegan,” Alichos said. The black bean burger is made with lentils

and amaranth, a super grain, and topped with organic baby spinach, tomato and a Dijon mayonnaise sauce. Other meatless options include a chargrilled Portobello mushroom topped with baby spinach, tomato and a vinaigrette dressing. For meat eaters, there’s the French Burger, featuring imported brie cheese, lettuce and tomato and Dijon mayonnaise; and the Swiss Burger, topped with imported gruyere cheese, caramelized onions, and lettuce and tomato. Burgers are served on either a challah bun or in a lettuce wrap. Cats in 33020 qualify for free spay or neuter More than 1,500 appointments are available for free spay/neuter for cats residing in the Hollywood zip code of 33020. Thanks to PetSmart Charities, the Humane Society of Broward County was awarded a grant to be used exclusively for the spaying/neutering of felines residing in the Hollywood zip code of 33020. Hollywood is the twelfth largest populated city in the state and also an area that has an enormous number of feral and free roaming cats. As a result there are thousands of kittens born each year and many of them end up in animal shelters. Owned cats, feral cats and neighborhood cats residing in the intervention area are eligible. Included are the spay or neuter; free vaccinations, Revolution for fleas and intestinal parasites and ear notching for ferals. The ultimate goal is to reduce the population of unwanted cats and the number of cats surrendered to the shelter. The goal is to sterilized 2,240 felines. Appointments are necessary and proof of residency is required. Surgeries will be performed at the Humane Society of Broward County and at DPC Veterinary Hospital in Hollywood. The shelter has a limited number of humane traps available for those who feed felines, but are unable to handle them. Developer abandons plans for Sunset Golf Course BY DAVID VOLZ CORRESPONDENT

There was recently a simmering controversy involving the Sunset Golf Course. A number of residents have spoken out against building homes on the nine-hole golf course but at this time, nothing is happening on the property located at 2727 Johnson Street between I-95 and 26th Avenue. There are people who would like to keep the land as a green space and an open space. They posted signs saying “Keep Sunset Golf Course Green, No Development.” News about plans to develop the Sunset Golf Course first surfaced when the proposed developer came before the city’s economic development roundtable, an informal group of city staff members that provide feedback on redevelopment proposals. That developer is CMC Sunset Investments. They indicated an interest in developing the land now occupied by the Sunset Golf Course and putting homes there, according to Raelin Storey, spokesperson for Hollywood. For this development to move forward would have required a land use amendment

that would involve the city, county and various state and federal agencies. It would require platting at the county level. It would also have required site plan approval and rezoning at the city level. Vice Mayor Patricia Asseff would have liked to see the Sunset Golf Course site developed. “There is a developer who wants to get a land use plan change to put in single family homes that would be affordable. The developer would build about 300 to 350 homes,” said Asseff. “I think it would be a good thing for Hollywood.” On March 19 Hollywood Mayor Peter Bober announced the developer has decided, for several reasons, not to move forward with their plans. Mayor Bober was against development of the Sunset Golf Course. “I drew a line in the sand and said it in a public way. I will only support park space, open space, or recreational green space on the Sunset Golf Course in the future. The economy has been difficult, the course tends to flood so people are playing less golf there. My goal is to have a town hall meeting where residents can express their thoughts on that property. People in Hollywood share my sentiment, they want to keep it green and don’t want a housing development there,” said Bober.

Zoning changes approved for new charter school The City of Hollywood will soon CORRESPONDENT have a new school dvolz@hollywoodgazette.com for students in grades six through 12. The Hollywood City Commission approved a zoning change to allow for the new school to be known as Holly Charter Academy. It will be operated by Renaissance Charter School and located on a 10.2 acre parcel of land at 2025 McKinley Street. The property had been occupied by a print shop that had abandoned for many years. The charter school is being developed by MG3 Dixie LLC. The goal is to have it completed by fall 2015. Mayor Peter Bober is pleased that a new charter school will be opening. “When I ran for office, I stated that education was going to be a priority of mine. I am glad there will be an additional option for education in Hollywood,” said Bober. Davon Barbour, the director for the City of Hollywood Department of Community and Economic Development agrees, “High quality education is an important decision factor and amenity for families when choosing a home. The new charter school will provide one more amenity for existing and new families in the surrounding neighborhoods,” said Barbour.

Fautz Associates, volunteers and residents of Hollywood, Florida’s Liberia neighborhood teamed on for Liberia Clean Up Day on Saturday, March 29 from 9 am - noon. More than 57 people participated in the massive neighborhood cleanup which was part of Fautz Associates’ ongoing Keep Liberia Clean initiative. The goal was simple: clean up trash, help the environment and enhance the quality of life for Liberia residents. Following the cleanup, volunteers were treated to a barbeque lunch. To date, Fautz Associates has invested $3 million in improvements within the Liberia neighborhood which spans approximately one square mile, east of I-95 between Stirling Road and Sheridan Street. Median sale price for Broward County single-family homes on the rise A significant rise in median sale price for both single-family homes, up 10.7% from $242,500 to $268,500, and townhouses/ condominiums, up 25.7% from $95,500 to 120,000, show a continued rise from last March, according to statistics released recently by the Greater Fort Lauderdale Realtors® (GFLR), the largest professional Broward County-based association of licensed real estate brokers and sales associates. The number of closed short sales for single-family homes (SFH) is down 53.7% from March of last year (272 to 126); while the number closed foreclosure sales increased 5.8% in the past year (139 to 147). The number of closed short sales for townhouses/ condominiums is down 65.5% percent from March of last year (226 to 78); while the number closed foreclosure sales also decreased 5.1% percent in the past year (237 to 225). The number of new listings also continued to rise across the board. “We should all be very encouraged by these latest numbers. People are finding a renewed confidence in the market, both buyers and sellers, as you can see an increased number of listings as well as an increased median sale price for all those in our community,” said Marnie E. Humane Society offers teens community service hours The Humane Society of Broward County offers teens the chance to earn their required high school community service hours by partnering with a parent and becoming a Teen Pet Adoption Ambassador. The program provides temporary homes for select dogs and cats and as a Teen Ambassador you’ll earn 3 hours for each day the pet is at your home. All supplies needed to care for the ambassador pet are provided. Once the right home has been found, Ambassadors process the paperwork and present the adopting family with their new pet. Ortiz, with the help of teachers, keeps true to tradition and upholds the school’s mission. “There’s a big difference between Nativity and other schools,” said Marie P. Woodson, mother of student Kelly Woodson. “Without a great leader, you don’t get things accomplished. Mrs. Ortiz instills independence and respect in the students, and she ensures that students

are raised well-rounded. Nativity gives them roots, wings and teaches them how to soar.” “She’s a very caring person and taught me to be a confident woman,” said eighth-grader Kelly Woodson. “Nativity prepares us for high school. We have a better understanding of what to expect.” Evy Anise, mother of two Nativity students, had plans to send her boys to another local school. She had even made the required deposit. But after interviewing with Ortiz and hearing her son Michael say he loves his new school, Anise changed her plans. “She was engaged then, and she’s engaged now,” she said, adding that she passes at least 10 private schools on her 30-minute trek to Nativity. “She truly cares and she truly loves her students.” Nativity will celebrate its charismatic leader’s quarter-century commitment to the school June 6 with a mass and several special presentations from students. An end-of-the-year luncheon will cap off the celebration. For Ortiz, retirement is a long way off. She plans to continue her journey at Nativity for years to come. “I still love to come to work,” she said. “Nativity is one, big family.”

Hollywood resident wins event at North American Bridge Championship Janice Seamon-Molson of Hollywood, Fla., (right) and Richard Coren (left) of Delray Beach, Fla., recently won the Rockwell Mixed Pairs event at the Spring North American Bridge Championship (NABC), one of 14 championshiplevel events held in Dallas. Coren and Seamon-Molson have known each other and played together for years. In Florida, when he was 17 and she was 16, their families used to play together at their local club on Friday nights. They attended the same law school, where he finished first in his class, and a year later, she finished at the top of her class. The NABCs are held three times a year across the U.S. and Canada to bring together players of all skill levels, from beginner to advanced, with opportunities for everyone to play daily.

Denise Duhamel, a resident of Hollywood, FL and professor at Florida International University, reads to a crowd of more than 200 students, faculty and staff at Overtime Sports Bar on Friday, March 28, during the seventh annual Clemson University Literary Festival. Duhamel is the author of eight collections of poetry, including Ka-Ching! and, most recently, Blowout. A recipient of an NEA Fellowship, she guest edited The Best American Poetry in 2013. After a weekend of head-to-head Pokémon Trading Card Game (TCG) battles, Hollywood resident Daniel Altavilla earned the esteemed title of Pokémon Spring Regional Champion at the 2014 Pokémon Spring Regional Championships. Held in Athens, GA on April 5th and 6th, Daniel is among only six Masters Division Spring Regional TCG Champions from across North America to earn the esteemed title. Players that achieve a top Championship Points ranking following the Spring Regional Championships will earn Travel Awards to compete at the 2014 Pokémon U.S. National Championships in Indianapolis this July.
