Cindy Abraham of Keller Williams Realty Professionals Earns Prestigious Designation to Help Homeowners in Danger of Foreclosure

Cindy Abraham, a Realtor with Keller Williams Realty Professionals has earned the prestigious Certified Distressed Property Expert (CDPE) designation, having completed extensive training in foreclosure avoidance and short sales. This is invaluable expertise to offer at a time when the area is ravaged by “distressed” homes in the foreclosure process. Short sales allow the cash-strapped seller to repay the mortgage at the price that the home sells for, even though it is lower than what Cindy Abraham is owed on the property. With plummeting property values, this can save many people from foreclosure and even bankruptcy. More and more lenders are willing to consider short sales because they are much less costly than foreclosures. In the Hollywood area, more than 1300 homes are in danger of foreclosing or have already foreclosed. It is happening in all price ranges. Local experts say that even high-priced homes are not immune. “This CDPE designation has been invaluable as I work with sellers and

lenders on complicated short sales,” said Abraham. “It is so rewarding to be able to help sellers save their homes from foreclosure.” Alex Charfen, founder of the Distressed Property Institute in Boca Raton, Fla., said that Realtors® such as Cindy Abraham with the CDPE designation have valuable training in short sales that can offer the homeowner much better alternatives to foreclosure, which virtually destroys the credit rating. These experts also may better understand market conditions and can help sellers through the emotional experience, he said. The Distressed Property Institute opened in January 2008 and provides training on-site and online. The CDPE is the premier designation for Realtors helping homeowners in distress and handling short sales. “Our goal is to educate as many people as possible so we can help as many homeowners as possible,” Charfen said. If you are a Hollywood resident and would like a confidential consultation about your specific situation, call Cindy Abraham at 954-895-1617.

DINING ADVENTURES with... marty and company Before I start my review on Shenanigans Sports Pub, I just want to mention that all results are in for the best of the best in Hollywood, Fla. With lots of voting going on, it was like waiting Marty Foyer for the results of elected restaurant official to win. Time / food critic ticked down and the last 24 hours was nail biting. I couldn’t wait to hear who won the Best of Hollywood Contest in the Dining and Nightlife category. Finally I received the news, so here goes…Shenanigans has served Hollywood for more than 18 years with the same owner Patrick Utter always putting his blood, sweat and tears into ensuring the quality and quantity of every plate that leaves the kitchen meets his approval. Committed to their business and committed to maintaining their credibility as leaders in the community, Patrick and his beautiful wife, Christine, are totally hands on. (Bravo.) Always out and about, Patrick and Christine are taking mental notes and getting ideas from other restaurants and eateries while eating in those

establishments. A menu consisting of more than 140 items, not counting daily specials, is probably the reason folks eat at Shenanigans two, three, four and even more times per week. The food is good, real good, and the portions are big, real big. When you have a chance to eat at Shenanigans, please bring a friend and neither one of you will leave hungry, and may I add the daily specials are

truly special. LUNCH: Bring a big appetite and a companion. My favorite special is the Shepherd’s Pie, which is enough to share or take the remaining home (yum-o). The Portobello Mushroom Wrap with chicken had the most perfect flavors that excited our table. For the healthy eater, the menu boasts lots of great, big salads, chicken plates and fresh fish…always. DINNER: This time bring a group. For starters, we had the Caesar’s Salad and the Spinach Salad. Wow, what a wonderful start followed by Fish and Chips, Oversized Grilled Wings and Buffalo Rock Shrimp (very interesting and full of flavor). We should have asked for another table as an extension because more food arrived. The Fresh Fish Francaise, along with the Seafood Medley, was cooked to perfection, and we asked our server to please cancel our Prime Rib order – we were just too full. DESSERT: Who had room for anything else, but our server talked us into the Apple Cobbler…one Apple Cobbler with 6 spoons please. What a wonderful way to end dinner. Shenanigans is open seven days a week from 11 a.m. till 4 a.m. (Kitchen closes at 3:30 a.m.) But wait there’s more. There’s also Sunday Brunch from 11 a.m. till 1 p.m., great specials, great drink prices starting at only $2, live entertainment on weekends and lots of sports events for the day. It’s like sitting in your family room cheering for your favorite teams… lots of TVs for all sports events for you to view. Sundays at Shenanigans is for sure the place to hang out with all of your buddies and the kids. Well one would think that after 18 years, Shenanigans is the No.1 Hollywood Sports Pub. Shenanigans is more than that: Actually, I forgot to mention that overall, the highest number of votes received for the Best of Hollywood by Hollywood Gazette readers and fans from all over is – you guessed it – Shenanigans.

Owners Patrick and Christine Utter.

Portobello Mushroom Wrap.

CONGRATULATIONS to Patrick and Christine and their entire staff. Here’s To Good Food… Good Friends… Good Times and Here’s To You.

Letter from the publisher

Annual Best of Hollywood contest winners revealed This year our annual Best of Hollywood contest was held online and in partnership with Facebook for the first time. JENNIFER SANDOMIR PULISHER

BEST SPORTS PUB Shenanigans Sports Pub

Two months and thousands of votes later, the results are in and are listed on the beginning of this page.

I am honored to say that I know most of these businesses and their owners and am very proud of the services they provide consistently to this community. I recently went to visit a small town in North Carolina called Lake Lure with my family in September. I went to visit the same (only) coffee shop each morning because it was the only place in town with free Wi-Fi. The woman who owned the place knew every “regular” who patronized her. She could tell me what they did for a living, about their families and sometimes even more than I think they would want me to know! More than half of this year’s winners are located Downtown or started off Downtown – Hollywood’s own “small town.” There’s something to be said for the popularity of a place where everyone knows your name.

For the second year in a row, Shenanigans has clinched the Best Sports Pub and Dining award and did so with more votes than any other business in the Best of Hollywood Contest. For 18 years, Patrick and Christine Utter have served their award-winning chicken wings and homemade pizza at their family owned and operated business. The business strives to provide patrons with quality food that’s prepared fresh and a wide selection of spirits in a casual, fun atmosphere. With two locations in South Florida, Shenanigans is sure to continue serving great food and great fun for years to come. 3303 Sheridan St.,1300 S. Federal Highway, 954-981-9702, www. shenaniganseastsidepub.com.

BEST DOWNTOWN HOTSPOT Cuenca Cigars

And that’s how I feel about these Best of Hollywood results. I know most of these business owners personally. Many are valued clients and the one thing they all have in common is they are all small business owners like myself looking to do the best job they can in this community. I congratulate each and every winner in this year’s Best of Hollywood Contest and would recommend their services of each and every advertiser in this publication. Thank you for reading!

special EVENTS

World’s largest drumming event takes place at ArtsPark Nov. 7 BY BRETT DALY | brett@hollywoodgazette.com ASSOCIATE EDITOR

At 5:45 p.m. on Sunday, Nov. 7, thousands of drummers across the country will attempt to break the record for the most drummers playing the same beat in multiple cities at the same time. And Hollywood will be a part of the drumming action. The third annual Big Beat event will bring together drummers in 15 cities across North America to not only celebrate the joy of drumming but also to raise money for charitable causes. Resurrection Drums, South Florida’s only drumsonly drum store, will put on the Hollywood event, which will feature celebrities such as Willie Stewart from Third World and Lancelot Hall from Inner Circle; performances by local high school marching bands; and $15,000 of state-of-the-art drum gear that will be raffled off during the event. “For the drummers in our community, this really is a great event,” said Jeffrey Lee, owner of Resurrection Drums in Hollywood. “There are all kinds of drums and all kinds of drummers. Last year, the event attracted 3,000 people, 150 drummers on drum sets and 150 drummers.” Before the main event at 5:45, famous drummers will play on stage and also lead instructional beats for the audience. Drummers are encouraged to register to bring their drums or drum sets to participate. All funds raised at the Hollywood Big Beat event will benefit the Mr. Holland’s Opus Foundation, a nonprofit organization dedicated to promoting music through the donation of musical instruments to young musicians, according to its website. The foundation will in turn donate all the money raised to Hollywood public school music programs. “For some reason, whenever there are budget cuts, our government cuts music programs first,” Lee said. “Cutting these programs out of schools is atrocious. Music is so important to our culture and to our kids 10

“The future of music, the future of drumming and even the future of the arts in general depends on people fighting for these programs.” because it teaches kids so many things. That’s why we’re fighting these cuts.” After the first Big Beat event, Lee and Resurrection Drums were able to donate more than $1,000 worth of music equipment to four Hollywood schools - South Broward High School, Driftwood Middle School, Driftwood Elementary School and Olsen Middle School – and $60,000 was raised on a national scale for similar purposes. “The future of music, the future of drumming and even the future of the arts in general depends on people fighting for these programs,” Lee said. “This is something we feel very strongly about. This event is about preserving the future of drumming.” Starting out with nine participating companies, the Big Beat event has grown to include 15 Five-Star Drum Shops, a group of independently owned specialty percussion stores in North America that are dedicated to advancing the art and science of drumming while preserving locally owned music businesses. “This is the largest drum set event in the world, and it’s a lot of fun,” Lee said. “All the money we raise goes directly to music programs in our schools. I’m a Hollywood ‘rah-rah’ guy; anything I can do to support Hollywood I will.” For more information and for registration forms, visit www.rezdrums.com.

Jeffrey Lee, owner Resurrection Drums, leads last year’s Big Beat crowd in their attempt to break the record for the most drummers playing the same beat in multiple cities at the same time.

Money raised at the Big Beat events goes to Hollywood public schools. Here Jeffrey Lee gives $1,000 worth of drum equipment to students at Driftwood Middle School in Hollywood.

S

avvy shoppers seeking prime meats, fresh seafood, justpicked produce, homemade foods or specialty grocery items have a cornucopia of choices in Hollywood, home to many markets that provide a refreshing alternative to the larger chain stores. Delaware Chicken Farm & Seafood Market has been a local institution at 4191 N. State Road 7 since the Carter family opened their small chicken and egg ranch in 1951. Delaware has since expanded to a bustling retail, wholesale and shipping provider of poultry, seafood, Black Angus beef, veal, lamb, pork, wild game and prepared foods, as well as grocery items and wines. (Open 8:30 a.m. to 6 p.m. Monday through Thursday, 8:30 a.m. to 6:30 p.m. Friday, 7:30 a.m. to 6 p.m. Saturday, and 9:30 a.m. to 4 p.m. Sunday.) Raul Alvarez, a loyal customer since 1986 who doesn’t eat red meat or pork, frequents Delaware for its selection of fresh chicken, turkey and eggs. “There’s a different flavor to it. It’s better than the supermarkets,” Alvarez said. “They’ve got good, quality stuff here.” Doris’ Italian Market & Bakery, at 2424 Hollywood Blvd. since 1947, is the home of fresh meats and poultry, hard-to-find Italian specialty items, deli meats and cheeses, prepared dishes, sandwiches, produce, wines, Italian pastries and wedding cakes. The original of five South Florida stores owned by John and Joe Alfano, the Hollywood location also offers customized gift baskets and catering. (Open 9 a.m. to 6 p.m. Monday through Saturday and 9 a.m. to 4 p.m. Sunday.) Fort Lauderdale resident Mike Waskiewicz, who works in Hollywood, takes out prepared foods from Doris’ a couple of times a week on his lunch break. “It’s the quality of the food. It’s good ethnic food,” Waskiewicz said. “It’s just better than grabbing a sandwich somewhere, and it’s pretty reasonably priced. Everything I’ve ever had is really good. Their desserts are terrific.” Gino’s Italian-American Deli, at 5729 Johnson St., is in its third

Hollywood is home to several farmer’s markets including the ArtsPark Saturday Market (4 to 10 p.m. Saturdays at Hollywood Boulevard and U.S. 1)

expanded location since opening in 1974. The “King of the Meat Market” features homemade Italian sausage and mozzarella cheese, deli meats and cheeses, prepared foods, fresh produce, wines, and Italian pastries, breads and wedding cakes. Father-son owners Anthony and Gino Paparella offer fullservice catering and the complimentary Gino’s Loyalty Card that lets customers earn points on purchases. (Open 8 a.m. to 6 p.m. Monday through Saturday and 8 a.m. to 2 p.m. Sunday.) Former Hollywood residents Carol and Mike Cavallo have shopped at Gino’s for more than 30 years. They continue to make the 260-mile roundtrip drive every couple of months from their home in Vero Beach because Gino’s has “the best Italian food,” said Carol Cavallo. “And some of the nicest people to wait on you,” her husband added. “It’s worth the trip.” The Market Place, open since 1989 at 3325 Sheridan St., offers prime meats, seafood including Florida stone crabs, deli meats and cheeses, wines, catering

services, soups, sandwiches and gourmet takeout that includes several different chicken, fish and vegetable dishes prepared fresh daily. Owner Chris Wolfe said The Market Place’s emphasis on healthy cooking and fresh salads appeals especially to elderly shoppers and area gym members. (Open 9 a.m. to 6 p.m. Monday through Friday and 9 a.m. to 5 p.m. Saturday.) “I can write a short story about why I frequent The Market Place,” said Jodi Bruskin, who recently made the drive from Fort Lauderdale with her mother Sandy, a Boca Raton resident. “The owners and the staff are wonderful, friendly people who make it a pleasure to be at the store every time we visit. And the food can’t be beat.” Mimi’s Ravioli, established in 1972 and opened at its current location at 5714 Johnson St. in 1981, is best known for its prepared-on-premises pastas, mozzarella cheese, Sicilian rice balls and cannoli cream and shells. Owners Frank and Linda Billisi offer more than 100 different pasta varieties, including a low-sodium line, as well sauces, soups,

prepared dishes, packaged pastas, baked goods, catering and imported specialty items, including their own Billisimo brand of canned tomatoes and olive oil. (Open 8 a.m. to 6 p.m. Tuesday through Saturday and 8 a.m. to 2 p.m. Sunday). Recent Mimi’s regular Melissa Elbrand is particularly fond of the ricotta ravioli and new brick-oven pizza and is “addicted” to the sweet potato coconut cookies. Elbrand also appreciates the owners’ readiness to “show a Jewish girl an Italian twist” when it comes to food and cooking, she said. “They’re just so nice and friendly.” Penn Dutch Food Center, established 35 years ago at 3950 N. 28th Terrace, carries everything from fresh meats to fresh flowers. The store also features seafood and deli departments, produce, baked goods, grocery items, wine and beer and a snack bar. Penn Dutch has its own smokehouses and a staff of 60-plus butchers and makes its own sausage, hot dogs and cold cuts from old family recipes. (Open 8 a.m. to 7 p.m. Monday through Saturday and 8 a.m. to 6 p.m. Sunday.) Donna and Bill Lloyd have shopped at Penn Dutch for 33 years because of the convenience to their Dania Beach home and reasonable prices that beat the larger supermarkets, as well as the outstanding customer service provided by Greg Salsburg, the grandson of original owners Edwin and Sophie Salsburg. “You just don’t get that anymore,” Donna Lloyd said. Hollywood is also home to several green markets: The Brothers Farmer’s Market (8 a.m. to 7 p.m. Monday through Saturday and 9:30 a.m. to 5 p.m. Sunday at 4191 N. State Road 7), Josh’s Organic Garden (9 a.m. to 5:30 p.m. Sundays at Harrison Street and the Broadwalk) and the ArtsPark Saturday Market (4 to 10 p.m. Saturdays at Hollywood Boulevard and U.S. 1). The highly anticipated Yellow Green Farmer’s Market, touted as South Florida’s largest farmer’s market, is scheduled to open Oct. 3 with more than 300 booths in a 100,000-square-foot facility at 1940 N. 30th Road. Hours are 7 to 11 p.m. Thursday and 7 a.m. to 4 p.m. Saturday and Sunday.

Change the way you think about your spouse

By Brett Daly | associate editor

BY charles e. howell | charles@cehow.com

Many of us remember the most infamous wedding vow, “Till death do us part.” But exactly what happens to the surviving spouse after your death? Most often we leave the surviving spouse the gift of poverty, a substantial reduction in income and debts that will certainly wipe out any remaining savings. Every day I meet with clients that avoid facing the uncomfortable realties of spousal survivor planning. Two of the most common statements of avoidance are, “I don’t care what happens after I am gone” or “He or she will get my higher Social Security check.” This is a great tragedy because when you are gone, your spouse remains in the circumstances that you have provided. Here is the timeline of the devastating costly events that could have ultimately been avoided if lifetime income planning, insurance and estate planning were done today and over your lifetime when all options were still available. At age 40, you did not take advantage of your good health and acquire adequate life insurance designed to last a lifetime. At age 50, you did not get a long-term care policy based on your health and before you started taking almost every advertised prescription drug on television. At age 62, you ran to start collecting your Social

Security check – a huge mistake when you have a projected remaining life of 20 years. Now fast forward to the last five years prior to your spouse’s death. You will incur medical and long-term care costs removing approximately $250,000 to $450,000 of your accumulated savings. At death, burial and funeral cost $20,000. After death, there will be an immediate reduction or complete elimination of any monthly pension income, if one even existed. Additionally, your surviving spouse will lose one of the two monthly Social Security checks. All is not doom and gloom. By doing nothing your surviving spouse will receive a death benefit of $255 from Social Security. Which plan seems more practical? Planning now or do nothing? I urge you and your spouse to join the ranks of the prepared. The simple truth is the less you plan, the more you pay! Charles has master’s degrees in Taxation, Accounting and Education. McNicol Middle School teacher chosen to serve on national committee After 23 years of teaching in classrooms ranging from early childhood to university levels, one Hollywood teacher has found her niche and has received national attention for it. Jacqueline Carrero, who teaches English for Speakers of Other Languages (ESOL) and Exceptional Carrero Student Education (ESE) students at McNicol Middle School, was recently named to serve on a 12-person committee by the Certification Council of the National Board of Professional Teaching Standards. She will assist with revising the NBPTS Literacy: Reading and Language Arts Standards that help educate teachers on reading and learning strategies for non-native and learning-disabled students. The Board chose her from more than 500 applicants. “Ms. Carrero is really one of the leaders in our school,” said Horace A. Hamm, principal. “She has such a passion for teaching, and she has a wonderful rapport with students, parents and teachers here. This shows the excellence that our teachers have.” A 2008 National Board Certified teacher, Carrero said she is honored to serve on the committee and represent not only the school she has taught at for three years – this year marks the start of her fourth – but also represent her students. “I am an advocate for the ESOL and ESE students because I feel like they’re sometimes forgotten,” she said. “As a black, Puerto Rican woman, I know what it’s like to be a minority. I’m excited because I get to represent this group of students I connect with.” Hamm said McNicol, a Title 1 middle school with 711 students and 49 teachers, has initiated new programs this year to improve student achievements (McNicol received a “C” rating) and said Carrero’s initiatives factor in perfectly. In addition to ESOL and ESE teaching method improvements, McNicol has incorporated a STEM curriculum to promote more hands-on training and project-based learning; implemented a schoolwide discipline plan to not only punish wrong doers but also to build positive reinforcement for good behavior; and added an after-

school tutoring program to help students falling behind in the classroom. They even dedicated a classroom for only parents – called the Parent’s Nest – that’s filled with computers and resources they may need to help them with housing, employment, resumes, etc. “We’re focusing on preparing the high-school ready, college-bound student,” Hamm said, “and our vision is striving for excellence in who we are, what we know and what we do.” Carrero said she tries her hardest every day to motivate her students to do their best and follow their dreams, so they can move on and do well in high school and college. She said she believes in going above and beyond and has even written grants to gain money for field trips. She received two grants from Walmart last year and was able to take her students to the Renaissance Festival. “I love children,” she said. “If you don’t love kids, then you can’t do this job, and I get such a sense of satisfaction knowing that I do touch childrens’ lives. I’m honored to serve on this committee, and I feel like I’m being rewarded.” For more information, visit www. McNicolMiddleSchool.org.

African American Advisory Council, Education Advisory Committee to host Education Summit at McNicol Middle School The City of Hollywood’s African American Advisory Council, along with the Education Advisory Committee, will host an Education Summit from 6 to 9 p.m. on Thursday, Oct. 14. The Summit will take place in the McNicol Middle School auditorium, 1602 S. 27th Ave. The purpose of this meeting is to discuss strategies for increasing the graduation rate among minority students. The panelists will be: • Broward School Board Chair Jennifer L. Gottlieb • Broward School Board Member Ann Murray • South Area School Superintendent Joel Herbst • McArthur High School Principal Todd LaPace • Hollywood Hills High School Principal Chip Osborne • South Broward High School Principal Alan Strauss • Hallandale Beach High School Principal Darren Jones The meeting will conclude with a Q-and-A session. Free parking will be available, and light refreshments will be provided. For additional meeting information, contact Vincent Moss, staff liaison for the African American Advisory Council, at 954967-4236.

German American Society to host two Oktoberfest celebrations

By Brett Daly | associate editor The German American Society of Greater Hollywood, a club established in 1964 with the purpose of bringing together people of German heritage and citizens of the United States, will host two Oktoberfest events this month to celebrate the German culture. Both events will contain authentic German food, German beer and the Bavarian Schuhplattlers, a group of folk dancers who travel the world to preserve the cultures and traditions of Germany, said Jane Matthiesen, president of the German American Society. “People come together and really enjoy themselves,” she said. “They dance, they sing and they have a wonderful time.” The first Oktoberfest will be held on Saturday, Oct. 9 and will feature the Manni Daum Band, and the second will be held on Saturday, Oct. 23 and will feature the Uwe Zehme. Matthiesen said both bands will play lively, upbeat German music that the crowd can easily sing and dance to. The events will take place at 6401 Washington St. with doors opening at 5:30 p.m. A $6 donation at the door is requested, but children younger than 12 enter for free. Free parking is also available. “It’s a German custom that’s been around for years, and people should really come out and see what is about,” said Elizabeth Eckhardt, founder and treasurer of the German American Society. “It’s always a lot of fun.” For more information, visit www. germanamericanclubhollywood.org. hollywood gazette | 954-962-8180 | www.hollywoodgazette.com

Senator Sobel honored by Broward County AFL-CIO for support of Florida’s workers State Senator Eleanor Sobel (D-Hollywood) received the AFL-CIO Leadership Award for her legislative service on behalf of working men and women. Broward County AFLCIO President Dan Reynolds awarded Sobel during the organization’s annual Labor Day event hosted at the Hollywood Westin Diplomat Hotel. The AFLSobel CIO bestows this award on legislators who exhibit strong support of economic and political justice for the Florida workers who keep this state running daily. “I am honored and humbled to receive this prestigious award,” Senator Sobel said. “Truly, this award belongs to the working men and women of Florida who remain dedicated to their jobs despite budget cuts, stagnant wages and statewide furloughs.” During the event, Senator Sobel told of the role unions have played in the lives of multiple generations in her family. “Union membership runs deep in my family. My husband, Stuart, before he went to medical school, was a hotel union worker. My mother was a member of AFSCME in New York City. My brother is a member of the musician’s union. My mother-in-law was a member of United Federation of Teachers and so was I.”

Chaminade-Madonna High School students participated in the Olive Garden’s 16th annual Pasta for Pennies program benefiting The Leukemia & Lymphoma Society, the world’s largest voluntary health organization dedicated to funding blood cancer research, education and patient services. The school collected $4,062 in pennies, nickels, dimes and quarters to support the cause, and their donation paired with funds collected by students throughout the nation added up to more than $6.1 million for LLS this year. “Every penny raised through Olive Garden’s Pasta for Pennies program brings us one step closer to finding a cure for blood cancers,” said Joanne Davis, executive director of the LLS Southern Florida Chapter. “We offer our sincere thanks to everyone who joined together to support our efforts. These results are extraordinary.” For more information, visit LLS.org.

THE LIGHTER SIDE

Are you making these BIG gym mistakes? BY SHONDELLE SOLOMON-MILES | shondelle@synergizeweightloss.com

For the past decade, the Friends of Broward Outreach Center (B.O.C.) has been raising funds to support the services at the Broward Outreach Center, South Broward's only residential rehabilitation program that has helped hundreds of people reclaim their lives and moved them from the streets to homes and a proud place in society. You can help this imperative organization by attending The 10th Anniversary Hollyween Masquerade Ball which will take place at the Diplomat Resort and Spa on October 23, 2010 at 7:00 p.m. The ball features dinner, dancing, a haunted house, silent auction, costume

contest and entertainment provided by Scott Evans Productions. Tickets are $100 per person ($125 at the door). This year’s gala will honor several prominent community members who have been crucial in supporting the work of the Broward Outreach Center including Brian Bowdish of Delaward North Company, Officer Dwayne Cheung of the Hollywood Police Department, Beth Tobin of Starpark, Steve Sampier of Memorial Regional Hospital and longtime volunteer Lorraine Holland. Can you believe we are almost through 2010? If you started a weight-loss or fat-loss program at the beginning of the year and have been consistently following it, then you should see some serious results by now. If not, you may have one (or more) of the problems I’ve outlined below. 1. You are eating TOO much. Even if you are carefully measuring and planning your main meals, extra calories can sneak in during snacking. It is VERY common to significantly underestimate the number of calories you are consuming on a daily basis. If you’re not sure, then write down everything you eat for one whole week. Healthy eating does not equal proper portion control. It is VERY easy to eat too much of the right foods. 2. You are not eating enough. This is counter-intuitive, but the belief that the less you eat the less you weigh is a HUGE recipe for disaster. You need to create a caloric deficit by reducing your calorie intake slightly. If you go too far below your maintenance calories, your body goes into starvation mode, which sheds muscle and stores calories as fat for a future energy source. 3. You are not lifting weights. Cardio burns calories, but it doesn’t boost your metabolism. Resistance training is *critical* to maintaining your muscle and tone. If you’re not lifting weights while trying to lose body fat, then you will lose muscle and tone and your metabolic rate will decrease causing you to burn fewer calories 24 hours a day! 4. You are simply not exercising anywhere near enough. You can only decrease your caloric intake so much before you start losing your fatburning muscle. VERY FEW people are successful at losing weight AND keeping it off without exercising almost every day! Make it a rule to be active at the very least 30 minutes a day. 5. Impatience. Are you impatient? Are you looking for instant results? When it doesn’t happen, you may give up. You have to be resolved to the fact that fat loss and change WILL be slow yet steady! Try focusing on progress, not perfection. 6. Skipping meals. Are you skipping meals? If so, then do not expect to see results. Skipping meals slows your metabolism, causing your

body to store calories rather than burn them. Eat equal amounts of food every three to four hours. Don’t have time? Plan ahead and keep snacks with you always. 7. Too Many Carbs. Are you eating sugary foods or simple, refined carbohydrates? White rice, white flour products, white pastas, soft drinks and sweetened drinks (like juice and the hundreds of products that contain added sugar that’s deceptively listed on ingredient lists with names like sucrose, high fructose corn syrup, etc.) turn off the hormones responsible for releasing your body fat and instead turns on the hormones that store fat. 8. BOOZING. How many alcoholic drinks do you have each week? Alcohol stimulates your appetite, slows your metabolism and it’s loaded with empty (sugar) calories! One gram of alcohol has seven calories, which is more than carbohydrates and protein which each have only four! 9. FAILURE TO PLAN. Are you planning and preparing your meals ahead of time? If you have not planned your meals, then you are more likely to cheat and find yourself off track. Most people are too busy to eat properly in the spur of the moment. Take time on the weekends when you have more time to plan your meals and snacks ahead of time. 10. Lack of Accountability. Do you have a coach or training partner- someone who holds you accountable and ensures you do what you say you’re going to do? If not, chances are you won’t. Consistent exercise is just one of those things that MOST people need help with. I trained for nearly 15 years, have owned my own studio for four and probably enjoy working out more than the average person, and I still have to hire a trainer to keep me on track. It’s just the way it is. As you can see, there are lots of variables to consider when trying to lose weight. If you don’t want it bad enough to do what it takes, it won’t just accidentally happen. If you really want to change, quit playing around with it. Get serious about it and make it an absolute, non-negotiable priority in your life, and it will happen.

HEALTH

WIC Program offers free nutritional support to qualified participants The Broward County Health Department offers a federally funded nutrition program for women, infants and children called WIC that provides healthy foods, nutrition education and counseling, breast-feeding support and referrals for health care at no cost to clients. WIC’s purpose is to improve clients’ health by providing nutritional support during critical periods of growth and development. Each WIC client’s nutrition needs and interests are identified through a nutrition assessment, and then foods are prescribed to help meet the individual client’s nutrient needs. Approximately 41,000 Broward County residents participate in the program, and women who are pregnant, have recently been pregnant, are breast-feeding, have infants and children younger than five years of age, who have a low or moderate income, are at nutrition risk and live in Broward County are eligible for the program. For more information, call WIC at 954-767-5110, 954-767-5111 or visit http://browardchd.org.

REAL ESTATE

“Ask the Pink Realtor”

Hollywood Real Estate Q&A BY ROCHELLE LE CAVALIER | rochellelecavalier@gmail.com

Dear Pink Realtor, I need to do a home loan modification, and it is very important to find out my home’s actual value. Can you tell where to go and find out? Sincerely, Looking for the answer Dear Looking , First, I will answer the question you asked, “How do I know what my home is worth?” Then, I will answer the question I think you are really asking, which is “How do I know if I can do a loan modification?” Both are excellent questions. “How do I know what my home is worth?” When people ask about what a house is worth, there are many ways to answer. In reality, there is only one test of the actual value of anything: market value. Market value is exactly the amount of money one person is willing – and able – and actually pays to another for that item. Market value is often used interchangeably with the term fair market value. At the moment the transaction takes place, the market value is established. Five minutes later, that is no longer the market value but was the market value five minutes prior. Therefore, actual market value is tough to pin down with any certainty. There are many ways to “guesstimate” the value of property. Realtors can do a comparative market analysis or CMA to determine what a piece of real estate will likely sell for. Some appraisers believe the fair market value listed by the county property appraiser is a reliable indicator. However, it is not based on the market value as defined and widely used in the world of economics. In my opinion, the former (CMA) is far more likely to be close. The bottom line is this: There is no way to know with a high degree of certainty the market value of any property, particularly in the foreclosureriddled South Florida real estate market and nationwide depressed economy. For those folks who like to refer to the “real” value of their home as what it was appraised or sold for in 2006...well, I think you know where I’m headed with this one. That was then and this is now. “How do I know if I can do a loan modification?” Struggling to make mortgage payments while weighing the options (i.e., allow the home to be foreclosed, try to negotiate with the lender, list the home for sale, etc.) is stressful and confusing for any homeowner. First things first. You do not need to know the value of your home to do a loan modification. The primary criteria

in determining qualification for a loan modification is the borrower’s ability to make the new modified payment now and in the future. There are 1,600,000 results on Google for the search “loan modification,” and there is a lot of bad information out there. In addition, there are many companies offering to “help,” most of which would like to collect some fees first. I recommend speaking with your lender directly and researching the process using trustworthy sources, such as the U.S. Department of Housing and Urban Development at www.hud.gov. If the source of your information is a company selling services, then proceed with caution. There are some honest folks out there helping homeowners through this difficult process, but I am simply suggesting that you do your own research and take responsibility for managing the process. According to HUD, a loan modification is a permanent change in one or more of the terms of a mortgagor’s loan, allows the loan to be reinstated and results in a payment the mortgagor can afford. This is determined by the lender reviewing income and a detailed financial statement including income and expenses provided and prepared by you, the borrower. The lender will review income and expenses to demonstrate that if granted the modification, you will be able to afford the new, lower payment. You must also demonstrate that you face a financial hardship as a result of lower income or higher expenses, for example. Dear Pink Realtor, How can we buy a second home in Hollywood, Fla.? Sincerely, Snow Birds Dear Birds, We always know “The Season” is upon us when we begin to get calls and questions about second homes. For many, there has never been a better time to consider buying a second home in Florida. Our sunny and beautiful Florida winters have historically been our primary selling point and have made us one of the second-home capitals of the United States and the world. Where else can you swim in the ocean on Christmas Day without freezing? Pair the allure of the tropics with the depressed housing market, add a side of strong foreign currencies, and voila... second home heaven! We have established that your idea is a good one, Dear Birds. The process for acquiring a second home is very simple. Following a few vital steps will ensure a smooth transaction and a good experience,

and these can all be done at the same time and are listed in no particular order. Decide what you want to invest in your second home. Take the time to consider all of the expenses that go along with ownership of a second home and weigh your options carefully. Speak with several lenders, banks, credit unions and mortgage brokers about what loan programs they can offer you. Also, it is important that you not allow multiple companies to run your credit as this may lower your score. Once you select your lender, then consent to a credit check. Find a good realtor. You will know your realtor is good when you have spoken with him/her several times and have established that he/she knows the market, understands both real estate and your goals clearly, returns your calls, follows through with promises made and has provided references which you have verified. I recommend interviewing a few realtors and asking them what they will do for you. Choose carefully and you will be happy you did. Do some home shopping online and educate yourself about the neighborhoods you are considering. Make it a fun experience and imagine yourself living in the homes you see. Ask yourself, “Is it close enough to the beach?” or “Where would I have dinner?” Searching for homes that will fit every aspect of the lifestyle you desire in a second home will make a world of difference. There are several websites that allow you to gather volumes of data about the market as well as see actual homes for sale. Some even allow you to save your searches and come back later. Check out zillow.com, realtor.com and (my personal favorite) pinkrealtor.com for community information, helpful links, real estate resources, mortgage calculators and realtime access to homes listed on the multiple listing service (MLS).

LeCavalier has an extensive background in land development, construction, mortgage banking, and real estate sales, marketing and management with more than 15 years experience in the industry. She is known as the “Pink Realtor” around South Florida where she and her team cheerfully serve the real estate needs of many clients. In addition, LeCavalier serves as Fund Manager for SISCO Limited Partners, a private equity fund that rehabilitates foreclosed properties and rents them via affordable housing programs in Broward County, and she is a licensed Real Estate Agent and an Accredited Residential Manager (IREM, ARM).

Mortgage Troubles? There Are Dignified Solutions to Foreclosure You may have done everything right, but in today’s housing market, it’s becoming more common for responsible homeowners to find themselves with an unaffordable mortgage. If you or someone you know is facing foreclosure and doesn’t know what to do, know that there are better options and very strong reasons to pursue them. Through the new Home Affordable Foreclosure Alternatives Program, or HAFA, you may be eligible for a $3,000 incentive to avoid foreclosure by pursuing a SHORT SALE or deed-in-lieu, two dignified foreclosure alternatives. I’ve written a report that details how you can benefit from these foreclosure alternatives. You can download the report here:

SMALL BUSINESS MARKETING

Marketing should be fun! BY Wendy Crocquet Lieber | wendy@athena-marketing.com

Companies usually fall into one of two categories regarding marketing. They either “get it” or they don’t. Those that “get it” know that marketing is one of the fastest, most effective ways to maximize the value of their business. They know without a doubt that well-known, well-respected brands are worth more in the marketplace. They understand clearly who their target audience is and constantly evaluate their products and services to ensure they beat or exceed their customer’s expectations. They consistently invest in their brand and have the right “tools” to communicate who they are and what they are up to in business in a way that is real and resonates with their target audience. They know where they are going, and they plan their daily, weekly and monthly actions to support their vision. They measure their results and make adjustments to continuously improve their performance. They grow and make a difference with their marketplace. They have fun! Then there are those companies that don’t “get it.” They use marketing as a Band-Aid to try and fix what’s not working within the organization. They dabble with a lot of different ideas but never follow through on anything. They don’t have a clear vision of why they exist, who their best customers are or what problems they solve for their customers. They don’t have a consistent message that they are delivering to their marketplace. They are extremely busy but have no idea what impact their activity has. They hire outside companies in hopes that they will fix their problems but end up disappointed, frustrated and further convinced marketing doesn’t work. (Hint: They’ve done this a few times.) If they experience any growth, it’s usually

not sustainable and accomplished by adding products or services outside of their core offering to distract them from dealing with their real issues and clearly defining who they are and the difference they are out to make. Needless to say, they aren’t having fun. What category does your company fall into? Don’t feel bad and beat yourself up if you vaguely resemble a company that doesn’t “get it.” The power lies in admitting it and then doing something about it. There is no better time to re-evaluate and more importantly recreate the future of your business. The economy and the Internet have created one of the most exciting level playing fields in history that anyone can take advantage of. If you aren’t making the kind of difference you want with your business, admit it and create a new future that inspires you and calls you into action. ACTION ITEM: Carve out some time, either on your own or with a few key people, to discuss the business future you want to live into. Take one hour and let your imagination take over. Extra Credit: Go off-site somewhere that you find inspiring (for example, a cool café on Hollywood Boulevard or a beachside table on the Broadwalk with a glass of wine). Become a company that GETS IT and start having fun! E-mail your comments to wendy@ athena-marketing.com or leave a comment on my blog at http:// wendylieber.wordpress.com/. Wendy Lieber is the president of Athena Marketing, a trusted marketing adviser and resource to companies interested in the growth and success of their businesses.
