Budget season is upon us, and I have been working diligently on getting a draft budget sent to the Finance committee. The final draft will be presented in November.

The Anacapa remodel is moving along and I provide weekly updates in my weekly report as well as on the website.

The new company is AAA Landscape Maintenance. AAA is a family-owned business and has been in business for over 40 years. They have a great reputation and references. I can’t wait for them to start in January.

• We still have residents who ride their bicycles on the sidewalk. This is so dangerous, and someone is going to get hurt. Please walk your bike while on the sidewalk.

• Due to the technical mishaps at the July meeting, all agenda items were placed on the August agenda. Most items were tabled except for the following:

As most of you have heard, we lost a valuable Corte Bella and FirstService employee recently. Tito Rosado was more than an employee; he was a friend to many of the residents and employees. If you want to send your condolences to his family, you can drop off your card with Leann or Jodell, and we will be happy to address it to mail it out.

I want to provide you with some reminders and updates on what in happening within your community:

• All dogs must be always leashed while out in the community. This includes during yappy hour.

• Due to all the rain, there have been unusual amounts of weeds/spurge weeds and suckers under Olive trees and overall overgrowth of plantings within homeowner lots. Please make sure you are maintaining your lots per the community rules and guidelines.

If it’s October, it is time to start welcoming our seasonal residents back from their summer homes to our beautiful community! While the weather and the surrounding areas are as you would expect this time of year, Corte Bella is in a transitional phase. And this fall/winter season will be unlike any we have experienced in some time.

First, we will not have the use of The Anacapa for the Holiday Buffets. The renovation began in July and our General Contractor continues to coordinate the renovation through the use of SubContractors. Not everything has gone exactly according to plan. Our contractor discovered black mold in a few locations which required remediation before construction could continue. The delay is unfortunate, but from a health perspective, the discovery and remediation are a positive. Be aware the sub-contractors are being paid by our General Contractor so they don’t get paid if they are not actively working. The Board is working hard to mitigate any delays and we have commitment from our contractor to “stack” some of the subs, to move the project along.

You may have heard we lost a few of the long-term employees assigned to Corte Bella through our management company, First Service Residential. The reasons are varied, some left due to the renovation of the Anacapa, one left voluntarily, and we recently lost a long-term employee assigned to maintenance who passed away. We lost our lead Accounting person who had

been assigned to our account for years when she left to pursue a position in the ministry. FSR has assigned a new accounting professional to our account and there is also a new controller. We are working through the changes and ask for your patience as we do.

We’ve had Gothic Landscaping since at least 2017. The complaints about the quality of the landscaping have escalated to a deafening level over the last several months! Our Building and Grounds Committee put together a comprehensive RFP and the BOD voted to accept the proposal submitted from AAA Landscaping with the contract taking effect on January 1st, 2023

Finally, an RFP created by the Finance Committee was recently mailed to 6 companies who were pre-qualified and expressed an interest in bidding on the management contract for Corte Bella. First Service is included in the six. One of the prospects is an organization who manages restaurants but, works closely with another company who handles the HOA management. The bids are due back mid-October, will be evaluated and then presented to the BOD to make a decision regarding the management contract. The current contract with FSR is structured to renew automatically for 12 month increments. It requires a 60 day written notice to cancel.

It has been a busy summer here and the activity is sure to continue in the coming months. If you’re just returning to Corte Bella from your summer place, welcome back! I hear some of the Happy Hour regulars have moved temporarily to the Golf Club and the Golf Club extended their hours of service to help us out. Please stop by and say Hi!

October is normally the month that begins our community’s social activities in earnest. Many of our traditional events such as the Fall Festival will not be held this year while the renovation of the Anacapa is underway.

In this month, the Wine and Dine Around the World events would be starting up, Sunday Cabarets would happen, and the Anacapa would host both an Octoberfest dinner and a Halloween costume Happy Hour.

The Salvation Army Christmas Angel Tree will be ready on November 4th for you to select your Angel, a disadvantaged child who is waiting for you to make their Christmas a magical one. Each Angel hanging on the tree provides a child’s name and age along with a list of their Christmas gift dreams. Bring the unwrapped gifts back to the tree with the original Angel tag attached before December 16th and the Salvation Army will take care of delivery. Here’s your chance to make a child’s Christmas a very special one. Every year, Corte Bella is amazingly generous – please help continue the trend.

Decorate your golf cart for the season and join in the fun for a real Christmas holiday parade in Corte Bella! Use your imagination to create something special to share with your community. Parade route will encompass the “circle” and through the San Ramon Christmas streets. There will be a prize and bragging rights for the best decorated golf cart. 3. On rear patios low voltage lights may be installed under the patio cover only if the bulbs are downlights and no portion of the bulbs, string/wires, sockets, and fixtures may be visible to neighboring lots or street. Lights must be turned off when not in use.

The Arizona Fire and Medical Authority has several ways to help protect you and your family:

Residential Emergency Lockbox –

A heavy metal box which is installed on an individual’s home and contains a key (or keys) to the house. The box is locked by a special key to which only the Arizona Fire and Medical Authority has access. If there is an emergency in the home, the Arizona Fire and Medical Authority will use its special key to open the lockbox and use the key to gain entry to the home. This can save precious life-saving time and save property because the firefighters will break down the front door to enter your home if someone is unable to answer the door. In that case, you would be responsible for the costs to replace the door, frame, and wall damage. The one-time fee for a lockbox is $50.00 and will be installed by the Arizona Fire and Medical Authority volunteers.

Ambulance Membership Program –

Even when you are doing everything right, you can’t always avoid accidents and emergencies. However, you can plan for them.

An ambulance membership shields you from the out-of-pocket costs your insurance company does not cover. For an annual fee of $75.00 per household, a membership provides you and your family with piece of mind when medical emergencies happen.

It’s a wonderful time to open your security door to let in the fresh air!

• If you are installing a new security door, please choose a style that is within our Santa Barbara style. The Aztec and Desert designs are nice, but here in Corte Bella stay away from designs with kokopellis, coyotes, cacti, etc.

1. 1.Color must be brown, beige, black, bronze, or match body color of house.

2. 2. Simple decorative design must be within the architectural design of Corte Bella.

Remember it is not always better to ask for forgiveness rather than ask for permission!

• Submit all of your exterior changes before you make the change. ARC does not grant variances because you’ve already done it. Please avoid having to tear down what you’ve done because it doesn’t comply with the Guidelines.

If trouble strikes, there is no need to worry about an ambulance bill. Your insurance will be billed for the transport services, but your ambulance membership will cover your out-of-pocket portion of the ambulance service costs.

Membership Benefits:

• Coverage includes each member of your household listed on the application.

• Coverage includes any 911-initiated ambulance transport by the Arizona Fire and Medical Authority. The incident must occur within the boundaries of the Authority’s ambulance service area.

• Coverage includes most physician authorized facilityto-facility transportation or non-emergency ambulance transports by the Arizona Fire and Medical Authority.

Check with your insurance carrier to see what coverages you have.

The CB Vets 2nd Annual Dinner & Dance Charity Gala will be held at the Briarwood Country Club on Friday, November 11th. The Gala will begin at 5:00 PM (doors open for check-in) with two no-host bars (credit card payment only). The program will start at 5:45 PM, and dinner will be served at 6:00 PM. Tickets to this Corte Bella Vet’s event may only be purchased from a Corte Bella Vets member/volunteer beginning October 1st in front of the Corte Bella Fitness Center. Tickets will be $75 (a portion of the ticket price will be tax deductible as a charitable donation), payable with checks or cash only. Your ticket includes a three-course plated dinner (rolls & butter, chef salad, main entree, potatoes, vegetables, desert, coffee, tea, water service, and a champagne toast). “Never Give Up” Award

The Mayor of El Mirage, Alexis Hermosillo, recently presented Dr. Stacey Mcennan of Corte Bella with a “Never Give Up” award at a city council meeting. The awards were presented for the first time to four individuals. Dr. Mcennan received this recognition for her work with the Dysart Community Center and The Alexandria Academy’s program that allows individuals to receive a high school graduation diploma. Over the past six years, approximately 50 “students” ranging in age from 69 to 18 have been presented with a high school diploma through this program. Dr. Mcennan and her volunteer teaching “staff” work tirelessly to help others reach this educational achievement. Note: Stacey encourages any Corte Bella resident that might be interested in teaching a subject or sharing a passion, interesting hobby, or a skill with these motivated students to contact her at smcennan@gmail. com. Hosts select the date, time, theme, and number of guests as well the venue and provide light appetizers.

Our season runs from October to May, and our last event was hosted by Eileen and Eric Gow with a very fun baseball theme. The next event will be in October and will continue with monthly events until May.

Live Healthier and Lose Weight Without Diets

The diet industry in the U.S. is estimated to exceed $72 Billion annually. We are familiar with many popular diet programs on the market, and you may have tried one of these. Most diets work in the short term because they have something in common: they restrict what we eat. We lose weight initially because we consume less calories. People typically lose 5 to 10% of their starting weight in the first six months on a diet, but up to 2/3rds regain more weight than they lost because they go off the diet and resume eating like they did before. Diets seldom work long term. The best approach to sustained weight loss and improved health is to establish enduring, healthy eating habits.

Here are some tips:

• Energy Balance. The foods we eat contain potential energy that our bodies convert into energy for activity and basic function. This energy in food is measured in calories. If we take in more calories than we use, we gain weight. And if we use more calories than we take in, we lose weight.

• Balanced macronutrients. The three macronutrients are protein, carbohydrates, and fats. Each of these plays a critical role in the metabolic processes of our bodies. A good rule of thumb is to try to get 40% of your calories from protein, 35% from carbohydrates, and 25% from fats (but this can vary depending upon your current health and goals). Try to eat mostly complex carbs from whole foods such as raw vegetables, fruits, and whole grains; a mix of various types of fats; and protein from chicken, fish, and some eggs and beef.

• Eat natural foods and avoid processed foods. Food processing reduces the nutrient content and digestibility of food and increases the calories. Try to avoid highly processed foods and eat more natural foods.

• Portion control. Many of us take in too many calories because our food portions are too large. Calorie counting can be difficult, so a good alternative is to use your hand as a portion guide. Your protein portion should be about the size of the palm of your hand, your cupped hand should determine your carb portions, and the size of your thumb determines your fat portion.

• Eat foods you love. Many diets fail because they force us to give up foods we love. Enjoy your food and use the tips above as a guide to controlling what and how much you eat. It is okay to have a weekly cheat meal; just don’t let it turn into a cheat weekend.

• A healthy weight loss goal is 1-2 pounds per week. Check with your doctor for guidance on what type of nutrition is right for you considering your individual health needs. A certified personal trainer or a nutritionist can help determine daily caloric needs and help design a nutrition plan with consideration of your current condition, goals, and health.

SOuL Loses A Sister, Heaven Gains An Angel

Arleen Kann slipped away from this earth and her Corte Bella Las Palmas home on Saturday, August 28th. She was part of the beginning cadre of SOuL (Smiling Out Loud) members. Through the years, Arleen was devoted to SOuL’s fund-raising events, working tirelessly to promote assistance for the SOuL-supported charity organizations.

Arleen shared her professional baking skills by creating delicious confections and specialty items for the SOuL Christmas Holiday Bake Sale. Year after year, her home-baked creations (see photo of her with her signature gingerbread house) were a part of the excitement of the annual Corte Bella event.

Serving on the SOuL governing board for many years, her input into the organization’s growth was invaluable. She leaves a legacy of grace, kindness, loyalty, and determination. Arleen was a true smiling “soul”. Our group will miss her and Corte Bella has lost a truly wonderful champion of humanity.

Barb Shirley’s New Career

A Corte Bella resident since 2006, Barb Shirley now finds herself a published author of two children’s books.

In her professional life, Barb has been an accomplished model for multiple agencies in Chicago and New York City as well as working in commercials and promotions for a number of respected companies such as Conair and Harley Davidson. Barb’s last business venture was in marketing community services.

While she had no formal training to be an author, her inspiration was watching her granddaughter Penni’s love of books. She was determined to write a children’s book that would impart more than just a simple tale. Important story elements would be a child, various animals, and of course the timeless tale of good versus evil. Her primary goal was create a story with a moral in the happy ending and to express the happiness of life.

Her two published books, “Pelli the Big Blue Pelican” and “Good Day Sun”, are available through her publisher, Dorranace Publishing, through Amazon (also on Kindle) or at Barnes and Noble bookstore. Barb was fortunate that she found an illustrator through ASU to bring her stories to life.

She is in the “thought” process stage at this time for her next project but she would like to stay with the rhyming venue like her “Good Day Sun” story, which is an answer to the children’s wellknown book “Good Night Moon”. One of her possible ideas is to do a modern day take on the comic books “Betty and Veronica” (Remember those two teen gals and their buddies Archie and Jughead?)

Barb dedicated her first book to her husband, Mike Shirley (her biggest supporter) and to her granddaughter Penni, her inspiration to create Pelli. Corte Bella is proud of our accomplished author!

Beaujolais: Red or White?

The answer is both! Like its neighbor Burgundy to the north, Beaujolais is a place and a wine. Red Beaujolais is made from the Gamay Noir à jus blanc grape (Black Gamay from White Juice). White Beaujolais is made from Chardonnay and Aligoté grapes. White Beaujolais is hard to find.

There are four types of red Beaujolais to enjoy. The easiest to quaff is Beaujolais Nouveau, also called vin primeur, which is consumed at seven to nine weeks old. It is celebrated on the third Thursday in November. Party time! It will keep for a year or so.

The next level up is Beaujolais Grapes come from the south of Beaujolais and are of lesser quality. The wine is blended and sold by négociants. Theirs is the name you see on the label. Example: George Duboeuf. Serve this a little chilled; it’s a super picnic wine.

A little better in quality is Beaujolais-Villages coming from thirtynine named villages located in the middle of Beaujolais. The soil is granite and sand. The wine is usually a blend from several villages. This wine keeps well for three to four years. Also serve this with a little chill.

The best is Beaujolais Cru from ten special villages whose soil (terroir) and wines are judged superior. Here are a few of my favorites: Moulin-à-Vent, Juliénas, Morgon, and Brouilly. These are wines with depth and character, and can be aged for five or more years.

The flavor profile of Beaujolais is sweet black cherry, black raspberry, violets, roses and ending in a peppery spiciness. Being low in tannin, these wines are easy to drink.

The CB Winetasting Group’s September event was hosted by Linda and Dave Wright together with Debra Damery Lazear and her husband David. Many of you will know Debra, Corte Bella’s resident wine professor. The theme was “Wines of Piedmont”, with 5 stops through the region. Linda and Debra walked us through the background of each wine, its features, and possible pairings.

Next to an enjoyable social event, our group strives to pick up a little wine knowledge at each outing. The group meets on the 2nd Saturday of each month – 5:30 until 9:00 pm. The group meets in a host’s home, rotating across all members. The host creates the theme, purchases the wine, and shares information on their theme. Attending members simply notify the organizer of their attendance, bring an appetizer and $15 per person to the event.

The group leaders maintain the registry, send out invitations and assist the host where needed.

Corte Bella attended the showdown between the D’backs and the Cardinals. The Farewell Tour for three of the Cards’ well-known players was a showcase for Albert Pujols at this particular game with back-to-back homers his first two times at bat. The D’backs went down in flames but 22 Corte Bellans had a wonderful time together at Chase Field.

Patriot Day CB Vets Memorial Program

Sunday, September 11

Patriot Day in Corte Bella, 21 years after the 9/11 attacks, was commemorated with a very solemn ceremony under the direction of CB Vets member, Keith Fowler. Cindy Buda beautifully sang the national anthem and “God Bless America”. Dan Kurtenbach gave the Benediction and Donna Norton, CB Vets President, welcomed the attendees. The Arizona Fire and Medical Authority Honor Guard participated in lowering the flag to half-staff and the Bell Ceremony. Many residents took part in the annual “Walk Around the Circle” on bikes, in golf carts, and walking with friends and neighbors.

Come join The Corte Bella Pickleball Club and our 263 members as we play one of the fastest growing sports in America. Pickleball is fun, social, and friendly. The rules are simple and the game is easy for beginners to learn. But it can develop into a quick, fastpaced, competitive game for experienced players.

• Member Play for November is Monday and Saturday from 8:00 AM to 11:00 AM.

• Men’s Novice Group plays Monday, Wednesday and Friday from 9:00 AM to 11:00 AM.

• Women’s Play is Tuesday and Thursday from 8:00 AM to 11:00 AM.

Chances are, you already know someone who’s an avid pickleball player. America’s fastest-growing sport, a cross between tennis,

badminton, and ping-pong, can be played as either a singles or doubles game, although doubles is typically more popular. Points can only be accrued by the side that’s serving, and the winner is the first side to get to 11 points and be leading by at least two points.

Invented in 1965 in Bainbridge Island, Washington, pickleball has gained popularity during the pandemic, growing 14.8% between 2020 and 2021. According to the 2022 Sports & Fitness Industry report, more than half (52%) of core players (those who play eight or more times a year) are age 55 or older, and almost a third (32.7%) are 65-plus years old.

With the arrival of October, we can finally say goodbye to summer temperatures and get ready for great golf weather moving forward. This was my first summer in the desert in about twenty years and I do believe it was a mild summer. Do not get me wrong, I’m looking forward to cooler weather just as much as you are!

One Year Anniversary: Kemper has now owned the course for one year and I have been on board for 10 months. I have learned a great deal and I appreciate all the good advice received from club members and residents alike. There was a great deal of deferred maintenance around the course and clubhouse to address and we have slowly but surely been taking care of those things. We will continue to improve the golf club as we move into the 2023/2024 golf season.

Overseeding: October is a key month for course maintenance. We spent the last couple of months preparing the course for overseeding which takes place starting October 10th. The course

will reopen October 29th and we will be restricting carts to the cart path for about two weeks after re-opening.

Golf Club Grill Open During Overseeding: In the past, our club grill would close during overseeding. This year we will remain open, and we will continue to serve breakfast on Saturday and Sunday morning. New hours of operation are included in the HOA GM weekly email.

Community Feedback: It’s gratifying to know that residents of Corte Bella understand how important the golf club is to the community. Your thoughts and comments are much appreciated. I typically hear from those of you living on the course, but all feedback from all community residents is welcome. Our course and grounds crew continue work on the landscaping throughout the red rock areas and our bunker improvement project continues as well. If you have any questions, don’t be shy!

Corte Bella Tennis Club News

Sherry Davidson kept looking at the Corte Bella Tennis Club bulletin board’s curled and discolored pictures and determined that new life needed to be instilled in a location that would be the first place a new homeowner would look as they considered joining the Corte Bella Tennis Community. “I want the bulletin board to reflect the fun we have playing tennis in Corte Bella.”

She and her husband, Brad, are both avid tennis players. Brad has been playing since grade school and currently plays on a USTA (4.0) team. Sherry (3.0 team) has only been playing two years but will likely provide competition for him in the coming years as she continues to improve her game. “We are examples that there is something for all levels in Corte Bella.”

They moved here from Leawood, Kansas in 2021 and have thoroughly enjoyed their transition to our community. Their pug Lola appreciates the grass and early morning walks. Sherry is one of those “go getter” type personalities who enjoys being active and meeting new people. She also works part time in Sun City West. Her husband Brad plans to continue working full-time for a few more years. They both belong to several Corte Bella clubs and groups.
