YARD SALE FOR KIDS CAMP FUND AUGUST 10TH AND 11TH - A Yard Sale is being planned for the Community Kids Camp Fund. The yard sale is brought to you by the Red Carpet Treatment in partnership with the Children’s Aid Society of Stormont, Dundas and Glengarry. The Yard Sale takes place Saturday August 10th and Sunday August 11th from 7am to 1:30pm at Pommier Jewellers’ courtyard 6 Second Street East. This event is open to the public, everyone is welcome to attend, and 100% of the proceeds go directly to sending children to camp. “Our goal throughout the year is to send 100 community kids to camp to help them reach for a moon full of possibilities. The cost to send just one kid to camp is $500

I am just past Earthway Chiropractic Clinic, the small restaurant on the left side (black railing around the patio area). The outside is going through a sprucing up at this time but inside you will find a little piece of natural goodness….
*The shop will be open 9am to 4 pm on Saturdays only..* Unfortunately, due to this, I will no longer be a weekly vendor at the Farmers’ market at The Brick on Saturdays. I have truly loved having the opportunity to be there as a vendor the last two seasons, it has allowed me to meet the best people ever!! I thank you all so much for that and I hope to see you at my shop regularly.
This new space, will allow me to host all of my regular seminars and whatever else I can think of to help you live your best life ever!! I will eventually offer kids cooking seminars as well…could be interesting? Continued from cover. Last Saturday morning, I attended the soft opening of a new local joint promoting healthy eating. Sylvie Thibert, aka “The Health Nut” is not new to Cornwall. Over the last few years, you might have seen her at one of the various farmers market of the region, may have tasted some of her goodies while visiting a trade show or perhaps even have attended one of her cooking seminars. If you’re a Seeker Reader, her face and logo will definitely be familiar to you as she is one of our regular columnists. The full time specialized educator started her little business after she, herself, lost 55 pounds using Ideal Protein Products. She picked up a passion for healthy living and healthy eating. She has made the switch to clean, natural, organic eating and wants to share what she has learned with others, feeding them and educating them. Her store reflects her passion. While there, I witnessed a constant flow of clients coming in and out of the fresh new store. Many of them came bearing gifts, as they have made a deeper connection with the owner. Sylvie has quite the following and she truly gets what business is all about. Business is not about the items you sell; business is about people. Spencer, 7, The Health Nut’s #1 fan
And a true people person she is. Welcoming, inviting, she interacts with every single one of them and even knows them all by their first name. From old to young! “Oh good! You have brownies!” said Spencer, who is only 7 and really enjoys Sylvie’s treats.
Sylvie Thibert is a true people person Tables and chairs are available for those who would like to eat in and have a coffee, or better yet, a “Green tea for charity”. Being highly community orientated, Sylvie will donate all proceeds from the sale of green tea to a different charitable organization every month. This month’s proceeds will go to Baldwin House.

Looking at the variety and abundance of items available for sell, I couldn’t help but ask Sylvie how she does it all. “I find time wherever I can. It’s all about being organized”, she replied. “I do a little bit here and there, but having my space will make everything so much easier. I won’t have to carry everything to and from the commercial kitchen. I’ll be able to do everything here after work and freeze everything right away. I can host my cooking seminars here too! And be able to open rain or shine, all year round. It was the next logical step” An inviting little nook where you can sit back, relax and have your tea or coffee

A NEW MUFFIN RECIPE muffin recipe, which I have baked many times. It uses a whole seedless orange, skin and all. I began my recipe to discover I didn't have any oranges. So, I used some marmalade in place of the orange. The flavour was similar, but they didn't rise up quite as high as Jean's recipe. Here is her recipe along

Welcome to the month of August, everyone. Marlene here, I hope you are enjoying the on and off Summer/Fall weather that Mother Nature has been thowing at us. It's time to start thinking of having some more Summertime FUN!!! There are lots and lots of Summer "Deals & Steals" out there to be had. Now is the time to increase your summer wardrobe: Sandals, shorts, skirts, shirts etc. They are all on Sale at the many Thrift stores: Agape, Salvation Army & Value Village and even at many of the retail stores. Fashion Tip for this week: There are many occasions throughout the different seasons, when you will be wearing something "Summery" or if, you plan for a Winter or Spring vacation. You might as well get in on all these deals while they last and in doing so you are then helping out your very own community with your donations and contributions to the organizations which are running the thrift stores, here in our beautiful city of Cornwall. (A gem along the St. Lawence River.) For my birthday, last week, I had the pleasure to eat at a very unique little restaurant, the Tiny Table, on 4th St.West (across the street from the Fire Station.) It is delicious, Vietamese food that is home cooked and hand made with all fresh ingredients. It is a quaint restaurant with only 5 tables inside and one on the front porch. Please be sure to check out and try this fairly new business. (You won't be disappointed, trust me.)
Another very exciting New business venture that I am involved in, is being a Google Representative's. assistant. My partner, John Lister and I just did a Google Business Panaramic photo shoot, for a restaurant that is located in Upper Canada Village. The old barn was beautifully decorated for an upcoming wedding that evening. It truly is a very interesting and different kind of place to hold your wedding reception and even get married in an old church. This is a "Virtual Tour" of the restaurant/business where you can see what it looks like before even traveling there to check it out. It is ~Google~ extending "Street View," for businesses. In this case the restaurant got "dressed up" by being set up for a reception with the addition of flowers and decorations. When YOU are comfortable in your own skin... YOU are BEAUTIFUL!!! My tenant never pays their rent on time ... now they are 2 weeks behind this month and they will not return my calls. How can I evict them? – Terry D., Cornwall Oh the joys of being a landlord…. First off the most effective way to insure you receive your rent on time each month is to properly screen your tenants prior to signing a tenancy agreement. Take the extra time and have them fill out a detailed application for the rental and more importantly take the time to go through the application to verify information. Here are some tips: - What kind of income does the applicant have? Get a letter of employment and a couple recent pay stubs. - Are they currently renting another apartment? What is their reason for leaving? Did they give proper notice? What kind of reference will their current landlord provide? - Take a drive by their current place of residence. Is it clean and neat? Or is there clutter all over? Unfortunately even thorough checks can fail at times and you get stuck in a frustrating situation and a tenant who doesn’t pay their rent. Now before I get into what is involved in an eviction process it is important for me to first say that I am NOT a licensed paralegal nor am I licensed to give legal advice. Every situation is different when it comes to dealing with tribunal and tenant issues and I advise you to seek out your own legal advice. The following is simply to give you an idea of what to expect in a straightforward eviction process.

The Eviction Process If your tenant fails to pay rent on the first of the month then you can fill out and deliver an N4 ( to End Tenancy Because of Non-Payment of Rent) notice on the second day of the month. This is your first step for beginning an eviction process through the Ontario Landlord and Tenancy Board, all forms can be found on this site (http://www.ltb.gov.on.ca/en/) The N4 notice gives the tenants 14 days after delivery to pay their rent. If they pay before the 14 day deadline then the N4 is cancelled but if they fail to pay then on the 14th day you can fill out an L1 application with the board to request a hearing. There is a $170 application fee and you can fax it in with a credit card number.
The next step is to wait for your application to be reviewed and returned with a tribunal date which usually takes about 7 to 10 days. When the application is returned from the Landlord and Tenant Board office they will provide you with a copy to give to the tenants as well as instructions along with the date set for the tribunal. Now when it comes to tribunal you have 2 options, you can choose to represent yourself or you can hire a paralegal to take care of things for you. If you have no experience you should have an experienced paralegal take care of the matter as they are trained to deal with these cases and this will greatly increase the chance of a judgment in your favor. They do however come with a price tag of approx $400 and maybe more depending on the extent of the case.
Bottom Line It is neither cheap nor quick to have a tenant evicted. An entire eviction process could possibly take up to 3 months and cost thousands of dollars in fees and missed rent. Be proactive instead of reactive and SCREEN YOUR TENANTS properly. Keep lines of communication open and make it clear to your tenants that if they need a couple extra days one month to get their rent in that you require a heads up so you know what is happening. After losing many battles with Mother Nature already in the 2013 we were finally able to withstand her wrath this past weekend. She didn’t go down with out a fight, making a strong presence throughout the weekend. On Friday night, I traveled to Mohawk International Raceway in Hogansburg, New York for a full program along with a visit from the TUSA Mod Lite Series. It was an exciting night with first time MIR winners in both the Modified and Sportsman divisions as Zach Aubertine won the Modified feature and Brad Winters took home the win in the Sportsman division. Aubertine was chased across the finish line by Carey Terrance, Billy Dunn, Chris Raabe and Danny Johnson, who was making a surprise appearance at the track in the Travis Stacey owned car. Brad Winters has been racing the Sportsman division for several years, and has always been a tough competitor but his first win had eluded him up until Friday night. He came out the winner with a strong field of 30 Sportsman cars on hand. Mike Arquiette, Mike Maresca, Louis Jackson Jr. and current MIR point leader Corey Wheeler rounded out the top five. Dan Ferguson captured the TUSA Mod Lite Series victory while Allen Peters took the win in the Pro Stocks.
It was an exciting night at Brockville Speedway on Saturday night. The evening started off with the Sportsman, Rookie Sportsman and Rookie features from last week that was postponed due to rain. The current Sportsman point leader Shane Pecore continued to add some distance between himself and second place in points after a big win to begin the night. Kurtis Lee, Chris Herbison, Dana Aikins and Bruce Makinson rounded out the top five. Josh Powers won the opening Rookie Sportsman feature while Josh Kirkland won the 4cylinder Rookie main event to conclude last week’s program. Mother Nature was beginning to make her presence known, as heavy black clouds began to roll in. These dark clouds literally went around the track, with rain reported to the North, East and West of the Speedway but nothing more then a very light sprinkle at Brockville Speedway. In the Modified main event, Andy Lloyd captured his first career win. Andy has been racing for several seasons and has had some good finishes, but has had some tough times during that stretch. It was great to see him in victory lane. I was watching the race with Andy’s father Steve, and he was just a “little” excited watching his son win the 30 lap feature. Bobby Herrington crossed the finish line in second place, with Tim O’Brien, Kyle Dingwall and Pat O’Brien rounding out the top five. Dylan Evoy picked up his first Brockville Speedway win of the season in the Sportsman division with Kurtis Lee and Chris Herbison matching their second and third place finishes from the earlier feature. Paul Klager won the TUSA Mod Lite feature event, while Jasmine David won her first ever feature in the Rookie Sportsman class. Other winners on the night include Pascal Racette in Street Stocks and Quincy Roberts in the 25 lap Jiffy Muffler Rookie Division Series race. Despite off and on showers throughout the afternoon and early evening, Cornwall Motor Speedway finally won their battle with Mother Nature. It has been a tough year at Cornwall Speedway with several rained out events. A full program was in store, highlighted by round two of the Canadian Nationals Series for the Modifieds. It was a tough night on equipment in the Modified 100 lap feature as Laurent Ladouceur, Carey Terrance and Chris Raabe all ended up with heavy damage after flipping their cars in separate incidents. Raabe led the race early and had a flat tire and had battled back into the top five when his flip occurred late in the event. Mario Clair won the race with Luke Whitteker and Brian McDonald completing the podium. Steve Bernard and Joel Doiron rounded out the top five. In the Sportsman division it was Corey Wheeler picking up the win
SEEKING SPORTS over Rickey Thompson, Cory Winters, Louie Jackson Jr. and Mitch Primeau. Other winners on the night include Dave Bissonnette in the Pro Stocks and Scott McGill in the Mini Stock division. This coming weekend I will be at Can Am Motorsports Park on Friday night, as Mohawk Raceway is closed for the week with their local county fair. I will be back at Brockville Speedway on Saturday night as they host a full program along with the return of the Ford Dingwall Vintage Modified Series and a Dash for Cash for the Five Stars (top five in points) in the Sportsman division. My weekend will conclude at Cornwall Motor Speedway on Sunday night for a full program. The Baseball Hall of Fame voting needs a makeover. Currently, the Baseball Writers Association of America (with some limited Canadian content) vote and 75% support from the 569 ballots cast is required for induction. The Class of 2013 is…nobody. Craig Biggio, he of 3,000 hits and 400 stolen bases while playing just about every position except pitcher came the closest with just over 68% in his first year of eligibility. Other first timers included Mike Piazza (12 time all-star catcher) and Curt Schilling (of the bloody sock fame). Oh yes, it was also the first time Barry Bonds and Roger Clemens were eligible. Bonds and Clemens are arguably the two faces (or heads) of the steroid era (now joined by Alex Rodriguez) and, not surprisingly received 36% and 37% support. Their merits for the Hall of Fame are fodder for another column. My gripe is with a bunch of writers and broadcasters who cover the games that have the ONLY say on who gets enshrined. I’ve always asked the question, why not have current, elected members of the Baseball Hall of Fame have a vote and their totals count for half of the support needed for induction (combined with the BBWAA)? Who knows better than former teammates, opponents and managers who deserves to be inducted? Would Biggio, Piazza and Schilling have been voted in by their peers? Would that not add to the prestige?
And I’ve always marveled at how NOBODY gets 100% support for HOF induction. Really? Which writers are going to say that Greg Maddux doesn’t belong in the HOF when his name is on next year’s ballot? He’s one of the few from the steroid era to be clean and put up all time numbers (Frank Thomas is another one). And don’t get me started on the “well he deserves to get in but not in his first year of eligibility”. Either they’re Hall worthy or they’re not. I feel better now. Thanks for allowing me to vent. Life in the Rear-view Mirror When you finally let go of the past, you can see things so clearly. The rosecoloured what-ifs, disappear and in it's place is what could be, a fresh start and a clear path to the future. I have been guilty of checking the rear-view mirror in life too often, always ready to go back and revisit the past; but with this move, the help of new friends and even some unintentional communication, I realize I am not doing myself or anyone any good. I turned the page and am ready for a new chapter.
I had the pleasure of spending the longweekend with new friends in Kingston, my very dear friend was celebrating her 50th birthday by skydiving in the day while an elaborate birthday party plan took place. We gathered for a big celebration at her place after her adventurous declaration and sky bound journey ended. Her husband and a crew of friends prepared a spectacular backyard party, complete with a Tiki Bar, a live band, more food than you could imagine and two cakes for my friend and her twin brother. Tarps and tents were set up, in case of rain and a light sprinkle did occur for a while but it did not dampen our spirits and festivities continued throughout the evening.
We sang, we danced, we shared some laughs and it was a fantastic night. In the midst of it all, met several of their neighbours including a former Cornwall guy and his wife. While there I realized that more and more I am embracing my new community, I am meeting new people, I am not feeling like an outsider and I am looking forward to future times as well. From time to time we think about the past and people who were once a big part of our lives, but there is also a time when we need to let go, see it for what it was and not dwell anymore. Sure the unknown can be frightful, and I am sure I will have some apprehensive times ahead, but it also can be very freeing, realizing I am not clinging to the past anymore. What lies ahead is unknown, but what I have realized is that I am where I am supposed to be right now. So now when I have that tendency to look back, it will be more to show where I have been and the path I took to be where I am.

Hopefully this will be a continuing trend. It was great to see the downtown sector so lively on a Wednesday Night. It was nice to see couples out strolling through the downtown, women enjoying a "Girl's Night Out" a a comfortable pace and friends chatting while making their way along the sidewalk.
