Emma Stone has risen from Hollywood nobody to become everyone’s favourite leading lady STILL celebrating her recent best actress Oscars win for La La Land, Emma Stone’s star is definitely burning bright. La La Land, an old fashioned movie musical, tells the story of an aspiring actress named Mia (Emma Stone) and a would-be jazz-club owner named Sebastian (Ryan Gosling) as they try to make it in Hollywood. When it opened the Venice Film Festival in late August, the audience burst into applause 10 minutes into the showing. Similar reactions followed in Telluride and Toronto with the film also wowing fans, especially those of the old fashioned musical, in cinemas across Australia. Let’s ignore one of Hollywood’s hunkiest leading men, for a moment, and just say that Stone sizzles on screen. She sings, she dances, she acts, is there anything this girl can’t do? No wonder she is a director’s favourite while resisting the pressure to be a diva. By the way, it helped La La Land that she and Gosling were old friends who had already made two films together—Crazy, Stupid, Love in 2011 and 2013’s Gangster Squad. In case you didn’t catch the first one – get it on download or DVD - he played an incredibly slick, womanising playboy, and she was the one woman who initially rejects his advances. In the second, Gosling stepped into the role of a ‘40s-era playboy cop and Stone was the social etiquette coach torn between him and mob boss Mickey Cohen, played with menace by Sean Penn. “It was nice to be friends with the person you’re doing all this crazy stuff with—learning to ballroom dance or sing duets live,” Stone has said. She adds that making La La Land made her “re-fall in love with that Hollywood idea of Los Angeles because I wasn’t looking at L.A. that way at all”. Born in Scottsdale, Arizona, on November 6, 1988, she began acting as a child, in a theatre production of The Wind in the Willows when she was 12. Stone later moved to Hollywood with her mum and lived in a two bedroom apartment right near the Farmers’ Market. Soon she was making her television debut in a reality show called In Search of the New Partridge Family but, unfortunately, it never took off. After other more successful small television roles, she won a Young Hollywood Award for her film debut in Superbad (2007), and received positive media attention for her role in Zombieland (2009). The 2010 teen comedy Easy A was her first starring role and earned her nominations for the BAFTA Rising Star Award and a Golden Globe Award for Best Actress. This big breakthrough was followed by the Crazy, Stupid, Love with Gosling and Steve Carrell, and a supporting part in the critically acclaimed drama The Help (2011), based on a popular book about life in the South. By now the young actor was on a roll. She played Gwen Stacy in
the 2012 superhero film The Amazing Spider-Man, and its sequel in 2014, gaining even more fans for her on-screen charisma and likable acting style. Taking a step into something serious, she was nominated for an Academy Award for Best Supporting Actress for the role of a recovering drug addict in Michael Keaton’s black comedy-drama Birdman (2014). These days it’s odd to think that Stone’s first job was in the Three Dog Bakery – apparently, she can still recite the menu. Pair that with the fact that she is now one of the highest-paid actresses in the world and it must have been a dizzy ride for the talented redhead. It’s a cliché but fans will be pleased to know that Stone hasn’t let fame go to her head because she is “blessed with a great family and great people around me that would be able to kick me in the shins if I ever for one minute got lost up in the clouds”. She’s also had her own burdens to bear, something that may have kept her grounded. Her mother was diagnosed with breast cancer but has since made a full recovery and Stone herself suffers from asthma and has spoken openly about her own experiences with anxiety. As for where she lives these days, she’s bounced between Los Angeles and New York City, in part because of work but also because of her private life, which she is notoriously private about. During the production of The Amazing Spider-Man in 2010, she dated co-star Andrew Garfield going on to have a four year relationship. But they have since broken up and she’s moved back to New York. Stone is politically astute – she’s appeared on Saturday Night Live a number of times, even hosting the popular show which has, of late, poked fun at Donald Trump through actor Alec Baldwin’s genius impressions. She was even brought on to do an homage to the late and beloved Gilda Radner, a comedienne who was married to Gene Wilder, for the show’s fortieth anniversary. She’s also an active campaigner for breast cancer awareness and has also supported the World Wide Fund for Nature and a charity for children with autism. As for the big screen, she will soon star in Battle of the Sexes, which chronicles Billie Jean King’s legendary rise from tennis star to genderequality crusader. But perhaps the final word about the actor should go to her co-star Gosling. He has told ETOnline: “Emma Stone is just, like, constantly opening Christmas presents. There’s no one like her. As soon as she signed on to the film (La La Land), I knew it was going to be good.” He previously gushed: “We made two films together and now three, and so you know it’s great to work with people you know. I think it brings the best out of them because you know one another, and you are able to help each other in a way that you can’t if you’re strangers.”

I’m looking at ways to accentuate the raw beauty of the face, mimicking the appearance of real skin. Paying attention to the type of products you use and tailoring the amount to the type of skin you have will make achieving a perfect skin simple, which will leave your friends questioning if there is any product there at all. Adding creamy, light-reflecting textures to the higher planes of the face instead of drenching the skin with colour will add the perfect barely-there dimension to the skin. SUBSTANCE Label talks to Gold Coast entrepreneur Deb Farnworth-Wood
March 2017 marked the 10th anniversary of businesswoman Deb Farnworth-Wood’s arrival on the Gold Coast, fresh from the UK. In that short time, we have seen her grow her Australian Skin Clinics medi-spa brand from just one clinic to 56; launch a high-end active skincare range; and even move the business into international waters. A national finalist in last year’s EY Entrepreneur of the Year competition, Deb has a reputation for driving quality, professionalism and business growth through empowering her people and coaching her teams. Deb arrived at our interview casually dressed in jeans and a loose shirt. She was laughing with a woman who emerged from the lift with her – a stranger that she had engaged in conversation about the beautiful Gold Coast weather – the first giveaway of her British origins. When we ordered drinks it was no surprise that she ordered a pot of tea with milk on the side. “I should drink more water” she smiled, “but I just love tea.” Yet despite this easy demeanor Deb displays a

sharp commercial acumen and tenacity in business with a commitment to its growth. She combines long hours, a hectic schedule and a grueling travel itinerary.
Her business has been described as a hyper gazelle in terms of speed of growth. The now five-year-old Australian Skin Clinics franchise has been positioned in the BRW lists for the last three years. In the past year Deb merged the Australian Skin Clinics brand with Sydney-based clinics Ella Rouge, doubling her clinic footprint and providing the leverage of 24 leases in the Sydney market. Over the next twelve months she will be transitioning the Ella Rouge clinics to the Australian Skin Clinics brand while continuing to open more clinics across Australia. In 2016 the brand also launched into New Zealand with clinics in Auckland and Christchurch and a third is due to open shortly.
BUSINESS Not content with this Deb also bought a majority shareholding in Balense – a niche cosmeceutical skincare range developed by Gold Coast businesswoman Wendy Reiner. Together they developed a range of 14 new active skin care products targeted at the most common problem skin concerns. Deb is passionate about the new range. “Balense’s Wendy is incredible - I call Wendy the pocket rocket,” Deb says. “Her depth of research, knowledge and understanding of skin care delivery systems combined with her commitment to be the best is what makes our range so good.” Made in Australia, Balense uses mainly European ingredients, recyclable packing and are vegan, cruelty free, paraben free and marine friendly. The antiageing serum is now a patented formula and competes with even the biggest of cosmetic brands. Deb reports that it is the combination of high-quality ingredients and advanced delivery systems which include time-release technology that ensures the products are so effective. Customers are reporting that they can see improvement in their skin in as little as a week. I was intrigued to know what drives Deb. It’s common knowledge that she moved to the Gold Coast to retire, yet only managed a few months at home before diving back into business. Having now spent a few hours with her it’s easy to see that she has a need to be busy, enjoys the challenge of business and would find it impossible to wake up to a day without a hectic schedule. Deb is the most enthusiastic about her team. “I work with a group of extraordinary people,” she exclaims, “without them it would have taken years to achieve what we have done so far and every day I bring them new ideas, new things to work on and they never complain.” What started as a head office of just seven people, including Deb, has grown to 58 spread across offices in Sydney and Gold Coast. When asked about the future Deb breaks into a smile. “Lots,” she says enthusiastically, “we are launching a new high performance anti-ageing inclinic treatment this month and nine new Balense products mid-year but that’s only a fraction of what is to come.”

Menu evolution at Moo Moo Moo Moo the Wine Bar and Grill restaurant group is bringing greater texture to its renowned steak-led offering with the launch of its new restaurant menu. Hailing the changes as evolutionary rather than revolutionary, owner Steven Adams collaborated with group executive chef Trent Robson to bring more balance to the offering by tapping foodie trends, embracing seasonal changes and meeting client tastes. Moo Moo regulars will notice that the specialty steak selection remains untouched – the result of its refinement just a few months ago. “We are extremely happy with the performance of the beef dishes – the consistency is there so there was no need for change,” Steven said. He is also thrilled to note that supplier, Jack’s Creek – a Wagyu and Black Angus specialist based in Gunnedah – was recently named the world’s best beef producer in the World Steak Challenge for the second consecutive year. “It demonstrates that we actively choose the best beef product that is available for our customers,” Steven said. However, keen that Moo Moo is not labeled as purely a steak restaurant, Steven and Trent have put great effort into creating extraordinary nonbeef options as well as lighter dishes with female clients in mind for this new menu. “We wanted to freshen up the menu while achieving a really good balance to it,” Steven said. “It was a collaborative effort that saw our ideas come together quite seamlessly and the result is an evolution rather than a revolution of the menu.” Steven is particularly excited about the Moo Moo Spicy Chicken Hot Pot, a fresh arrival on the venue’s increasingly popular list of shared mains. Saluting the approach of cooler weather and a surge in hot pot popularity, the dish soaks a whole chicken and vegetables in a delicious blend of apple cider, chilli and ginger. “It is something quite different for us, but with the hot pot on trend we felt it was a fantastic way to enhance our shared mains offering, which continues to work extremely well for us,” Steven said. With fresh seafood delivered daily, new lighter options include the Yellowtail Kingfish Sashimi accompanied by samphire, okra, chickpea miso and sake vinaigrette as a cold entrée. Bringing even more variety to the hot entrée selections is the Hervey Bay Half Shell Scallops with dukkah mayonnaise, coleslaw and sausage pork cheek or butifarra. An addition to the mains menu is the Crispy Wagyu Brisket Salad, proving a classic alternative for the light eater, while working in the house specialty. APPLE PIE OVERNIGHT OATS Vegan, gluten-free, nut-free option, soya-free, oil-free, advance prep required, kid-friendly Serves 2 or 3 Soak time: overnight, or for a minimum of 1 hour Prep time: 10 minutes INGREDIENTS 85g gluten-free rolled oats 375ml unsweetened almond milk, plus more as needed 1 tablespoon pure maple syrup 1/2 to 1 teaspoon ground cinnamon, to taste 1/2 teaspoon pure vanilla extract Small pinch of fine sea salt 1 large Honeycrisp or Gala apple, unpeeled, grated 3 tablespoons chia seeds Ground allspice Ground ginger Topping suggestions: Raisins or chopped dates Ground cinnamon Chopped walnuts or pecans Diced apple Drizzle of pure maple syrup Coconut Whipped Cream METHOD This recipe tastes like a freshly baked apple pie, while still being incredibly nutritious and light. I soak the oat mixture overnight and serve it chilled. If you’ve never tried oats this way before, expect to fall in love with their soft, creamy texture and incredible convenience. I love that overnight oats let me enjoy all the heartiness and texture of oatmeal while also keeping cool; they’re a perfect breakfast option for summer months. I especially love Honeycrisp apples in this recipe— their sweet and tangy flavour complements the cool oats and hints of cinnamon and maple syrup perfectly. If you’re truly not a fan of cool oats, don’t worry: You can heat this up and enjoy it warm, too. 1. In a medium bowl, stir together the oats, milk, maple syrup, cinnamon, vanilla, salt, grated apple and chia seeds until thoroughly combined. Taste and season with allspice and ginger. Cover and refrigerate for a minimum of 1 to 2 hours, or up to overnight. The mixture will thicken and the oats will soften. If the mixture is too thick for your liking, you can add a splash or two of almond milk and stir until combined. 2. Portion into bowls and add your desired toppings. Serve chilled, or reheat it in a saucepan on the hop and serve warm, if you prefer. Leftovers will keep in an airtight container in the fridge for a few days. Make it nut-free Swap the almond milk for nut-free milk and the pecans or walnuts for toasted pumpkin seeds. For Banana Bread Overnight Oats, mash 1 large or 2 small spotty bananas and use them in place of the apple. Omit the ground allspice and ginger and add a dash of ground nutmeg instead.

SALTED CHOCOLATE HEMP SHAKE FOR TWO Vegan, gluten-free, nut-free option, soya-free, grain-free, oil-free, kid-friendly option Makes 1 litre Prep time: 5 minutes INGREDIENTS 425ml unsweetened almond milk 1 large frozen banana, roughly chopped 3 or 4 large pitted Medjool dates, to taste, or 2 tablespoons pure maple syrup 3 tablespoons unsweetened cocoa powder 3 tablespoons hemp hearts 1 tablespoon coconut butter or nut butter 1/4 teaspoon ground cinnamon (optional) 1⁄8 to 1⁄4 teaspoon fine sea salt, to taste 4 ice cubes METHOD Cool down and bliss out with this creamy chocolate hemp smoothie. You’ll be amazed at how a pinch of sea salt brings out the rich, complex chocolate flavour. In spite of the fact that it tastes like a milk shake, the smoothie is actually incredibly nutritious! Hemp hearts provide both protein and omega-3 fatty acids, while cocoa powder adds a concentrated dose of antioxidants. I love the addition of coconut butter, which has a rich, buttery taste and luxurious texture. If your blender has a hard time blending dates, I recommend using the maple syrup option instead, or you can soak the pitted dates in boiling water for twenty to thirty minutes before you begin. 1. In a high-speed blender, combine all the ingredients and blend on high until super-smooth. Tip: Coconut butter can be difficult to locate, so feel free to substitute peanut or almond butter in this recipe. Make it nut-free: Swap the almond milk for 1 400ml can light coconut milk (chilled) and use coconut butter in lieu of the nut butter.

FELICITY COHEN Label talks to the effervescent and engaging CEO and Founder of WeightLoss Solutions Australia Felicity has always led a healthy and active lifestyle and her commitment to helping others with their weight problems started when she established WeightLoss Solutions Australia in 2000 on the Gold Coast. Her passion to reach out and help those needing solutions for permanent weight loss, better health and better quality of life remains her number one mission.
How did you come to a career in weight loss surgery? I have always been passionate about health. I became acutely aware of the struggles and complications that so many people suffer as a result of excess weight, and saw that there was a need to reach out and look for solutions for permanent weight loss. I watched my own mother fail on the diet roller-coaster and then became aware of the multiple medical diseases associated with excess weight, so many of which can be resolved or put into remission with effective and sustainable weight loss. I started my career in bariatric surgical patient management on the Gold Coast in 2000. At that time it was considered to be last resort, taboo surgery. Doctors were frequently not on board with referring patients and I have witnessed a huge shift in attitude not only amongst the general population but amongst GPs and specialists slowly accepting that for many people who suffer from the chronic disease of obesity that surgery is definitely the best solution to offer a patient to live a better quality of life and free of the diseases such as Type 2 diabetes, sleep apnoea, high cholesterol, risk of heart disease, stroke and the list goes on.
How has the industry changed in the time you have been working in it? Since 2000 medical technology has changed drastically. Originally, we were only able to offer the Gastric Band solution to patients. For patients who live close to their clinic the band is still a good option in the lower BMI range. It is less and less popular as patients for many reasons do not always live well with the band; typically, due to lack of contact with a multi-disciplinary team to educate, support and manage them and not in a position to access the adjustments needed to succeed. In the last few years we have seen the introduction of the Sleeve Gastrectomy. The popularity of this procedure has grown and grown. It is a still minimally invasive or key hole surgery; there are no foreign body implants and patients achieve excellent outcomes. Weight loss results are excellent; improvement of medical conditions significant and quality of life changes all make this a very attractive option. I absolutely love the results we observe in this cohort of patients daily. I hear patients tell me consistently that their only regret is not doing it sooner. We are also able to offer mini bypass and bypass procedures. The advantage now of being a full service dedicated bariatric clinic (only QLD clinic that is focused 100% on bariatric patient management) is that we can offer the best procedure for each individual. We now have the Orbera intragastric balloon for patients who need to lose around 15-20kgs. This is exciting because it is endoscopically performed and nonsurgical. The changes that have taken place over the last 17 years mean that we can offer best procedure according to individual needs, and hope that the solution will provide lifelong results. 60 LABEL MAGAZINE AUTUMN 2017
PROFILE What is the part of your job you find the most rewarding? I love what I do and I am genuinely excited by my work every day. I actually surprise myself that after 17 years I derive so much satisfaction from helping people achieve their goals. One of the groups of patients I love the most are young woman who suffer from endometriosis; Polycystic Ovarian Syndrome and other fertility issues who are told that pregnancy is not an option unless they lose 50kgs or more. Right now, we have two ladies who are around 26 weeks pregnant and their weight loss goals were all about starting a family. For many people who suffer the complications of obesity, it has just got all too much. Within 12 months they are off multiple medications; no more sleep apnoea (sleeping well and far more day time energy) they are more mobile and enjoying life every day. Seeing people who were once sitting on the sidelines of life as observers or chauffeurs to their kids transform into active parents and grandparents and doing all the activities that they had always wanted to do but couldn’t is extremely rewarding to observe and share with our patients. The positive stories are endless. So many people wait a lifetime before considering surgery and then they see results so quickly and within 12 months have completely transformed themselves. That is the mix of rewards for me every day! Seeing people live life to the full is fantastic!
What is the part of your job that is the most challenging? I would have to say helping people overcome the fear of surgery. Yes, it’s surgery but it’s one day in your life that could not only save your life but become the key to improved quality of life forever. Once people get over that first hurdle it becomes so much easier. When you love what you do meeting the challenges daily are just acceptable parts of the day. Accepting the challenges; facing them and dealing with them is the best approach. I believe in a solution to each and every problem. I’m the ultimate optimist!
What are some of the most exciting developments you are seeing in the weight loss surgery industry? Right now, I am very excited about offering patients the newest available technological advancements in bariatric surgery. The introduction of non-surgical approach to surgery is the best development I have witnessed in 17 years. Just imagine the opportunity to perform similar procedures (like sleeve gastrectomy) without surgery! We are the first Gold Coast clinic to be offering Endoscopic Sleeve Gastrectomy. This will be day surgery only. For many patients, this will be an ideal option. I think we will see more in the future that is non-surgical but with equal results as the surgical interventions.
When you are not working what do you like to do to unwind? I love to spend time with my kids. They are both at university but we spend time together often. My son has become the number one chef in our household and cooking together and sitting down together for dinner is very important to me. I try to have a family holiday every year and have recently taken up skiing. Skiing is such a great family holiday; such a contrast to our climate and environment and so much fun.
What is your favourite way of staying fit and healthy? Keeping fit is essential to me to be productive and positive at work every day. I think if you keep your exercise varied you will always enjoy it and maintain it. I do a mix of gym sessions including spin classes; outdoor fitness and running.
What do you love most about living on the Gold Coast? I feel like I have grown up with the Gold Coast over the last 17 years. I am so grateful to have raised my kids here. The changes for our community are exciting to be a part of. We have more vibrant art and culture growing here every day and we are no longer just a location that supports beach culture; there is more and more to offer locals. Everything is accessible. Our active and healthy community options are fabulous for residents. I love the Gold Coast marathon and plan to sponsor as many patients who choose to get involved this year. We have wonderful organic and fresh food markets; my favourite is the Arts Centre Markets. Fashion and food have also changed drastically in 17 years. When I first moved here buying a good baguette was impossible. Nothing is missing here now.
Describe your perfect Sunday? My perfect Sunday starts quite early. I run with a group of the funniest, loveliest girls on a Sunday morning frequently followed by exploring the best place for breakfast. I typically head to the markets after that. Sunday night is often dinner with the kids at a local restaurant. I still fit in some work on Sundays but never find it a chore. I enjoy Stand Up Paddle Boarding and find it very relaxing to be out on the water. I have also discovered the benefits of floatation tanks! Not for everyone but for me I get the best night’s sleep after a float so this could creep into my perfect Sunday! There are never enough hours in the day to do everything! WINTER WONDERLAND The Queenstown Winter Festival is the southern hemisphere’s biggest celebration of winter – and everyone’s invited. When it comes to winter, there is no place better to celebrate the season than in Queenstown. The Queenstown Winter Festival celebrates the start of winter like only Queenstown can, with street parties, music, comedy, family fun and madness up the mountain. On Thursday, June 22 the celebrations begin, followed by four days of fun, jam-packed with events. From family events to DJs and nightlife - there’s something on the programme for everyone. Queenstowners have always loved winter but it was made official when the very first Queenstown Winter Festival took place in 1975. A group of locals decided that the start of winter was a great excuse to have a party. They organised races on the mountains, with lollies for the little people and beers for the bigger people. With a concert or two and a town-wide ball thrown in, Winter Festival was a great success. News of the fun spread quickly and the next year people came from further afield to join the festivities. Since then the Festival has evolved into New Zealand’s - and perhaps the southern hemisphere’s - biggest celebration of winter! The event attracts more than 30,000 visitors, all celebrating the arrival of winter in true Queenstown style! Screen Queen Gold Coast girl Melanie Briton showcased her talent for acting in classes with Reel Management before LA Producer Benni Atoori sought her out to play the role of Jenna in feature film MFA, alongside Francesca Eastwood and Clifton Collins Junior. Bypassing the small screen, Mel would go on to play Sophie in a film called Water and Catherine in The Unclaimed. The former St Hilda’s student hosted US friends and Disney actors on the Coast recently and is as eager to prove herself as she is to show off her hometown. When did you first realise your potential as an actress? When I was 10 years old, I did my first audition for a TV commercial and I landed the role. My agent said that never happens as the general process is 100 no’s for every yes. I then landed the next TVC role that I auditioned for, which was so exciting for me, but unfortunately I was unavailable for the filming dates.

I believe it all started when I was very young, as my mum always told me stories of how much I loved Charlie from the kid’s TV Series ‘Hi 5’ and all I wanted was to be on TV just like her. Ever since I was old enough to go to the movies by myself, I’ve loved going and watching every film there. It’s always been so inspiring to me, getting to watch some of my favourite actors perform and watch the film industry drastically evolve over time. What was your breakout role in feature films? It started from an extra role on my first feature film, where the director and writer wrote a character into the film for me as they thought I had a lot of potential. From there it has just been about constantly learning more and more, and working as much as possible. What projects have you been working on lately? I have just returned from Los Angeles after working on ‘M.F.A’ with actors Francesca Eastwood (Final Girl), Clifton Collins Jnr (Pacific Rim, Star Trek ) and Leah McKendrick (Bad Mums). As of right now, I am going out on as many auditions as possible and am waiting for the final approval of my US work visa, as I have another film on the horizon, that I can hopefully talk about very soon. What role were you most interested in playing? Definitely Jenna in MFA, as it’s my biggest role as of right now and it was my first real taste of working in what is in my opinion, the most fascinating industry there is. ARE WE SELLING THE FARM? Recently there has been much speculation about the amount of foreign ownership in Australia and about our laws surrounding it. The Foreign Investment Review Board (FIRB) is an authority that assesses applications from foreigners who want to invest in Australia. Before a foreign person is able to invest their money in Australia, they may be required to seek relevant approval from FIRB. Foreign investment can be prohibited if proposals are found to be contrary to the national interest.
COMMERCIAL LAND A foreign person must receive a no objection notification before acquiring an interest in commercial land. There are different criteria depending on whether the land is vacant or not and the value of the land.
Many think that wealthy Chinese investors investing in Australia are pushing up property prices. According to the Department of Foreign Affairs and Trade, only 2.5% of all foreign investment comes from China.
BUSINESS A foreign person must receive a no objection notification before acquiring an interest in a business. In general, approval is not required if the business interest will be less than 20% and the businesses are valued at less than $252 million.
WHO IS A FOREIGN PERSON? If you are not an Australian/New Zealand citizen or Permanent Resident or you are not on a temporary Visa and purchasing a property with your spouse as joint tenants, you are considered a foreign person. CORPORATIONS AND TRUSTS A corporation or a trust is considered to be a foreign person if the individual does not ordinarily reside in Australia or if a foreign corporation, holds a substantial interest in that corporation. A person holds a substantial interest in a corporation or trust if the person holds an interest of at least 20% in the corporation or a 20% beneficial interest in the trust. ESTABLISHED RESIDENTIAL DWELLINGS Non-resident foreign persons are prohibited from purchasing established dwellings in Australia. Temporary foreign residents can purchase one established dwelling as long as the dwelling will be used as their principal place of residence. NEW DWELLINGS, VACANT LAND AND RE-DEVELOPMENTS Foreign persons need to receive approval before purchasing new dwellings, vacant land and re-developments. A foreign person is exempt from obtaining approval if a developer has obtained an exemption certificate for the new property being bought, if the property was inherited or if the property was awarded by way of court order (i.e. divorce settlement).
It is a requirement that each proposed acquisition of an interest in land by a foreign person be separately notified, unless otherwise exempt.
FEES Seeking FIRB approval is not cheap. A foreign person is also not guaranteed approval even if the relevant fees have been paid. To apply for approval, fees range between $5,000 and $100,000 for each transaction. WITHHOLDING TAX In 2016, legislation was passed requiring the withholding of 10% of the purchase price of property sold for more than $2 million. A Seller of property worth over $2 million is assumed to be a foreigner unless they prove otherwise to the Buyer. The only proof of Australian residency is in the form of an Australian Tax Office (ATO) clearance certificate. If a Seller does not obtain the certificate from the ATO and provide to the Buyer, then the Buyer must withhold 10% of the purchase price and pay it to the ATO. The Buyer may be liable if the Seller is a foreign person and does not provide the certificate. Withholding the amount places an obligation on the Buyer to pay money to the ATO, even though it is the Seller’s obligation to pay the tax. Foreign Sellers should seek accounting advice prior to entering into the transaction.

is essential. You may have to try talking to them a few times, as the topic can be very confronting for them. It helps to use words that are direct, but use them in a manner which is calm and composed. If you’re not sure what to say, it’s always best to use simple questions such as ‘does your partner blame you for her/his bad moods?’ Or ‘do you feel like you’re always walking on eggshells?’.
It is an appalling reality that there are countless victims of domestic violence among us, and they stretch across the whole community. In fact, one in four Australian women has experienced physical or sexual violence by a partner and on average at least one woman a week is killed by a partner or former partner in Australia. This is why it is crucial to ensure that sufferers are able to reach out, get help and feel safe again.
2) Don’t judge
With Domestic Violence Prevention Month coming up in May, it is important to remember that domestic abuse is a very real and prevalent issue and everyone can do their part to ensure family and friends are safe and living in risk-free environments. Tala Scott, a domestic violence survivor, suffered in a violent relationship for over 25 years until she found the courage to leave. She has now co-founded Evolve Today to help women escape similar situations and has provided advice on how to spot a friend in trouble and help them out of a domestic violence situation. How to spot a friend in trouble: • Normally someone suffering from an abusive relationship may become more withdrawn than usual. They will distance themselves from family and friends. • Their demeanour and self-confidence may have diminished. • When they are around their abusive partner, they can be submissive in an attempt to avoid any arguments or tension that usually escalates once they are alone. If you noticed your friend apologising to their partner a lot, take note.
When discussing such a sensitive topic it’s important to remember that every individual will deal with a situation differently. If the person’s first reaction is to stay in their current situation or home, we mustn’t tell them to leave or get angry or upset with them. In these situations, victims often feel isolated and need to be willing to take the first step rather than be forced. It takes a great deal of strength for someone to leave their home and they will face many obstacles following this choice. 3) Provide options It’s imperative for victims of domestic violence to know that there are various paths which they can take. Let them know that there are local and domestic violence agencies in place who will offer specialist support and advice. Encourage them to participate in programs specific to their situation and healing modalities. It would also be helpful to inform them of the various websites and hotlines available such as Lifeline and The Domestic Violence Line. 4) Foster their self-confidence and support Being a victim of domestic violence can damage self-worth and confidence. Encourage the friend to participate in activities outside the confines of their home such as physical exercise, yoga or meditation. Building their self-love will help motivate them to face the issue that confronts them and take the necessary actions to get their lives back. 5) Be patient
• If your friend has unexplained bruises or continually attempts to hide the bruising, it is worth enquiring about and keeping an eye on them.
The first step towards resolving the problem is recognising there is a problem. Do not pressure your friend to take action straight away, as they may need time to explore their options and decide what is best for them and their family.

Instead, try this: a) Think strategically. Make a list of the key objectives of your role and create a pie chart that demonstrates exactly what to spend time on and what to avoid. b) Become the director of your own movie and script the efficiency of your day, as you WANT it to be, clearly and in detail. If you can imagination it, you can take the steps to make it real. 4. EXPLORE NEW TIME-EFFICIENCY TECHNIQUES Explore fresh ways of doing things. If you haven’t yet come across these methods, they might help: The Pomodoro Technique, Ken Hudson’s Blitz-it Techniques, and email management best practice such as ‘How Harry Got Organized’. 5. TAKE FULL-OWNERSHIP OF YOUR TIME Empower yourself to take a stand. a) Stop being the ‘yes’ person. Say ‘no’ gracefully to demands that aren’t within your set of priorities. b) Release your perfectionist. Give yourself permission to work without time-wasting anaysis paralysis. c) Stop procrastinating. You’ll carry the weight of an important task until you complete it so just drop the load now and get it done!
