I’m amazed that it’s already been one year since our magazine was launched and delighted with the positive reception it has received from the LB community.
We hope it will become a welcome distraction from your normal routines as it keeps you informed of what’s happening in Montenegro and new developments and activities awaiting you on your next visit.
Meanwhile, as we mark the approaching end of the year, we reflect with great satisfaction on the incredible success of our community in 2022, and thank you all sincerely for your continued support and involvement in the community without which none of our efforts would have succeeded. We are so happy that there is a wide group who now consider Luštica home and will continue to work hard to ensure it always remains your “happy place” and the home and community you were searching for.
This issue we have some fantastic content to share with you. Taking you from the peaks of Durmitor National Park, to Montenegro’s finest wineries! Introducing you to Montenegrin fashion designers, and for those of you who love history, dipping into the fascinating story of Montenegro’s first printing press in Cetinje! Plus, you can find out about the newly opened highway which is all set to take you with ease from Luštica to the spectacular mountains and ski slopes. As always, our main focus is on our unique community, of which we are so very proud. It has been an exciting year for all of us and so much has taken shape that to fit it all in a single issue would be impossible! Read on to find out about Ciccio’s, our vibrant new tapas bar, catch up with Centrale’s retail ambassadors and learn some more about life at Luštica Bay through some insightful interviews with people who live, work and play here.

Winter Crown
Not more than a few hours North of Montenegro’s incredible Mediterranean coastline, you could be forgiven for believing you had travelled thousands of miles to a separate country entirely! As you make your winding way up from the coast you will notice an incredible change taking place before your eyes. The pebbled beaches and sun-soaked Adriatic vistas fall behind you as the wild and rugged landscapes of central and northern Montenegro seem to appear as if from a dream. It is this spectacular transition from Mediterranean paradise to rough and rugged beauty that makes this eclectic nation one of the most unique landscapes in the world.
As you head north these landscapes become more and more mountainous, until you reach an area of the country described by the director of Montenegro’s national parks, Aleksandar Bulatović as “The wealth and jewel of our citizens” - Durmitor National Park. Renowned as one of Europe’s most beautiful natural destinations, Durmitor comprises 390km2 of spectacular cliff faces, daring summits, deep river canyons and views that simply cannot be done justice through a camera lens. It is quite simply otherworldly. Over the spring, summer and autumn months, Durmitor is a favourite among outdoor enthusiasts and adventurous thrill seekers, who flock in their thousands to summit the 48 peaks, fly across the ravine on zip wires and brave the icy cold waters of the Tara river on one of the areas many white water rafting adventures. However, it is over the winter months that Durmitor’s true, enchanting nature is revealed. As snow falls and the lush green disappears beneath a soft coat of spectacular white, the park takes on an image of unearthly beauty, to rival even the most spectacular of Europe’s natural destinations.
The national park also boasts an amazing host of local wildlife, including European wildcats, grey wolves and, if you’re very lucky you may even catch a glimpse of one of the areas’ elusive brown bears! With such incredible biodiversity and breathtaking natural vistas, in 1980 the park was declared a UNESCO World Heritage Site and benefits greatly from the protection and international attention the accolade brings.
Within the park, one of the most impressive features has to be the Tara River Canyon. This spectacular, icy blue river winds through the park and at it’s deepest, flows through a canyon with 1,300 metre walls, making it the world’s second deepest river canyon after the Grand Canyon in the USA! If visiting over summer and autumn, this is a great place to enjoy white water rafting. However, over the winter months, the freezing cold water makes this a dangerous endeavour, so make sure to check that there are companies willing to do this to avoid disappointment!
PLAN YOUR WINTER VISIT
This stunning protected landscape offers a wealth of opportunity to enjoy nature and the great outdoors and with many accommodation options, it’s the perfect place for a weekend winter getaway!
Information on available activities and the local area can be found online or by visiting the visitor centre in the park’s administration building where you can spend time viewing their fascinating exhibits and discovering more about the history and culture of the area.
One of Durmitor’s most desirable winter destinations is the charming town of Žabljak. Over the summer, Žabljak is teeming with tourists, come to hike the park’s trails and make the most of the great weather in the great outdoors. However, as the snow begins to fall, these sun seekers are steadily replaced by Montenegrins and tourists alike who flood to the town to enjoy the very best ski slopes in the country! During the ski season, the town is brimming with life and energy and sporting
some of the area’s best bars and restaurants, becomes a haven for those looking for a little post ski excitement!
If skiing isn’t your thing or you’re looking to spend some time in the park itself, then winter is one of the very best times to head out on some of the less challenging hiking and walking routes. Walking beneath the canopy of snow-capped trees with the gentle sounds of running water is a truly magical experience, made all the better by the minimal number of tourists sharing the trails! However, make sure to wrap up warm and be aware that many of the more difficult routes will not be open during the winter months.
So, whether you’re an avid outdoorsman, a thrill-seeking ski enthusiast or just looking for something a little different from your usual trips, the spectacular winter crown of Montenegro, Durmitor National Park is a must see location!
A Sword in one Hand
AND A PEN IN THE OTHER
Found in central Montenegro, nestled on a small plain and sitting in the shadow of Mount Lovćen - a mountain that holds a great respect in Montenegrin folklore - you will find the former royal capital and home to some of the country’s most renowned historical institutions, Cetinje.
This 15th century town of 15,000 people has been the site of many of the nation’s most important events and is considered to be the place from which Montenegrin culture and spirituality was spread to the rest of the country.
When we consider the origins of the written word and the historical figures who mechanized the way in which words were transformed into prose and verse, our thoughts are generally transported to the dusty halls of renaissance Europe and the machinations of Joseph Gutenburg, the creator of the very first mechanical printing press and namesake of one of the most famous books in the world, the Gutenburg Bible. However, while Gutenburg may have gotten there first, on January 1st 1494, forty years after the very first complete book was printed, in an unassuming corner of the Adriatic, the Slavic language received it’s very own representation in print. On the Obod Hill, Cetinje from the heart of a press brought to Montenegro from Venice, by Ivan Crnojević, came Oktoih prvoglasnik (Octoechos of the First Tone) a book that would be the catalyst of Montenegro’s cultural and spiritual growth and place the nation at the forefront of Europe’s
most culturally advanced nations.
The Obod printing press, recognized as the oldest press in South-East Europe and the oldest state printing press in the world, became a vehicle for growth and development in the region, establishing a printing tradition that rivalled the times biggest European players, in Venice and Germany. At a time when the nations of Europe were battling for control and waging war with their neighbours, Montenegro defended it’s borders with a sword in one hand and a pen in the other. It was not only through the lives of soldiers that this ancient country was able to uphold it’s rich heritage, but through the stories and histories that came from the Obod Printing Press. This powerful tool allowed the rapid spread of information and was a great source of national identity and pride within the country, laying the foundations of a culture and spirituality that still exists to this day.

During its use the press printed five works, including the Oktoih Prvoglasnik:
Oktoih petoglasnik (Octoechos of the Fifth Tone), which was probably printed during 1494 as a logical successor to the previous book; Psaltir sa posljedovanjem (Psalter with Additions), considered, from a technical view, to be the most perfect among the first five books; Molitvenik, a collection of texts with specific liturgical purposes and Četvrto jevanđelje – the last known incunabula from the Crnojević dynasty, which was most probably printed in 1496.
All five of these books were printed by Archimandrite Makarije, a remarkable individual who was not only a highly skilled printer, but one of Montenegro’s greatest thinkers. A gifted theologian whose work and legacy left a deep imprint in Montenegrin culture.
Sadly, the smooth running of the press was not to last without interruption as the indomitable power of the Ottoman Empire reached the Adriatic. The Ottoman invasion would see the pen drop from the hand of Montenegrins as it firmly clasped the hilt of the sword in a desperate attempt to repel the Ottoman advance.
Following the Ottoman victory, Montenegro’s then leader Đurađ Crnojević was forced into exile and the printing traditions of Montenegro were suspended. However, this tradition found new life with Montenegrins living abroad and Venice soon became a hub of Montenegrin printers and, in 1519, a printing house was established which would continue printing in Cyrillic until the mid-16th century.
Printing would not return to Montenegro until 1834, 340 years after the exile of Đurađ Crnojević, when Bishop Petar II Petrović Njegoš bought a printing press in St. Petersburg and established a printing house that would play a significant role in the rise of the Enlightenment in the Adriatic.
20 years after its inception, the printing house would play an incredible role in the defence of Montenegro’s freedom once again. When Omar Pasha Lata’s army attacked in 1852, the country’s ruler Prince Danilo Petrović, ordered the letters of the printing house to be melted
down in order to replace the spent ammunition, fired in defence of the nation’s freedom. It was then that he exclaimed “For as long as there’s Montenegro, there will be printing!” True to his word, following the successful defence, printing would return to the country after restoration of the printing house in 1860.
Since 1860 the printing house has never ceased operation and continues to produce works to this day! These days the printing house is far more advanced than in its early years. However, while the methods may have changed, the printing house still remains an integral part of Montenegrin culture and will continue the centuries long tradition of printing for many years to come!

Luštica Bay recently collaborated with ‘Mediterravie’ who are travel and leisure influencers that curate all things Mediterranean from around the world. They join us in this issue to share what Mediterranean lifestyle and aesthetic means to them, and their impressions when they stayed with us.

When we think of Luštica Bay, our minds drift off to the deep blue sea, slow living, delicious healthy food, and the scents of lavender and rosemary. This lifestyle is a fantasy of many, whether you call this place home or come to visit. It is true to its motto, ‘A place to belong’. Our lasting impression was the feeling of being in a beautiful town, organically emerging beside the Adriatic. It is a project that has been passionately envisaged and shows all the
hallmarks of being meticulously considered –to the very last detail.

In ancient Greece, a dinner without company was considered a disappointment. Therefore, food in Mediterranean countries represents a special way of connecting with loved ones. And this charming town offers you just that, whether it’s your first coffee of the day or the last drink of the night. We discovered that the vibrant promenade at Marina Village was alive with unique restaurants, cafes and bars that offered wonderful Mediterranean inspired cuisine and the perfect atmosphere to relax and take in the stunning surroundings.
But the Mediterranean lifestyle presupposes more than just the food we eat. The secret lies not only in creating a perfectly composed diet, but also in having the confidence to live life to the fullest while finding the perfect balance in eating, working and living habits. This is the secret to happiness as well as the key to longevity. Luštica Bay encompassed all of this and had a very special relaxed vibe. Whether a homeowner, visitor or working here remotely, this sense of harmony and balance is perfectly aligned.

Our name Mediterravie comes from the French words La vie méditerranéenne which means Mediterranean life. Throughout our stay in Luštica, we experienced just that: Mediterranean life at its finest. This is a place where you belong, a place that makes you feel at home even if you are far from it. It offered us warmth like no other place. Luštica is just a full circle, everything that you need for happiness is right here. That is why this collaboration holds a special place in our hearts.
What’s remarkable is the feel of so many places combined into one perfect little town. Walking down quaint streets, you can find yourself thinking you are in the South of France. The next moment you feel like you’re in Tuscany, surrounded by the most incredible scent of lavender and rosemary. But what’s most exciting is that when you take a short stroll to the pristine beaches, you realize you are in this lovely Mediterranean country located on the Adriatic Sea.
Our recommendation is that you wake up early, go down to one of the beaches and let yourself drift off. Be present at that moment, listen to the sea making its path to the shore and get into its rhythm as you let go of any of your problems. We found everything we represent and stand for in Luštica. Our days started in a typical Mediterranean way, with morning coffee on the balcony surrounded by singing birds and overlooking endless sea depths. Going down to the Marina Village promenade is a spectacular way to spend a leisurely lunch with colourful Mediterranean cuisine.
Something we never skip is an afternoon nap, or what the Spanish would call SIESTA. What made our siestas even better was the peacefulness of this place, a striking contrast to city noise. You could find yourself enjoying the complete privacy of Luštica Bay in one moment and, at the other, choosing to experience the urban noise of the beautiful surrounding cities. Our evenings would usually end at the same place our days started, on the balcony. Drinking a glass of wine and observing Luštica at night.
Luštica is a place you need to experience, a place you find yourself loving in every season of the year, which is rare to find! Mamula Island:
Set to open in spring 2023, Mamula Island will bring new life to a historic islet and 19th-century fortress while preserving and honoring its past. The previously uninhabited islet—a short boat ride from Herceg Novi, Montenegro, and the Croatian coast—and long-abandoned structure are being revitalized to create a sophisticated destination where a luxury hotel concept and world-class culinary offering will be complemented by a holistic spa and a historic-memorial gallery.
Sitting at the entrance to the Bay of Kotor in Montenegro, this location was an optimal place to build a fortress to protect the region and its waters—or at least so thought AustroHungarian general Lazar Mamula. In 1853, he opened the doors to a sprawling stone stronghold, and the fortress and small island have been referred to as “Mamula” in his honor ever since. Hospitality visioner Samih Sawiris is now ushering in the dawn of a new era, giving life to the structure once again by creating Mamula Island, the first and only hotel and spa on this land.
Architecture firm MCM London is preserving the structural integrity of the existing buildings while restoring and renovating them to include historic and functional contemporary 26 guest rooms and six suites. These will be accompanied by a glass-covered courtyard, a memorial gallery, a holistic spa, three restaurants, four bars, three outdoor pools, and the hotel’s own beach. Taking inspiration from the original fort’s most prevalent motif of the arch—a symbol of strength and support but also renewal and openness—archways will appear throughout the interior of the property.
The concept of the arch will also serve as the starting point for bespoke furniture by weStudio, who are leading the property’s interior design, directed by Piotr Wisniewski. Spaces will be infused with references to the surrounding region and cultural heritages: materials like local Cevsky stone, aged brass, solid oak, and breathable, organic textiles will draw from tradition while appearing modern and durable. In addition, artwork is being made specifically for the property by local artists with color palettes that will draw directly from the islet’s landscape, mixing earthy tones with bright hues in contrasting harmony. A holistic spa, a wellbeing program, and the culinary vision of French-Canadian chef Erica Archambault—of the Michelin starred Parisian restaurant Septime—will round out the property’s offerings.
Mamula Island’s restaurants, bars and spa will be open to bookings by non-hotel guests, with boat transfers offered to both overnight and day visitors. Furthermore, the hotel’s memorial gallery will be accessible to the public all year round and will elaborate on the island’s history. This insight will cover everything from the fortress’ initial foundation to protect the Bay of Kotor to its dark past during WWI – II, shedding light on a complicated history and paying respect to its past.

INTERVIEW WITH HOMEOWNER: INTERIOR DESIGNER EVELINA ANDERSON
Evelina Anderson is an interior designer and property developer who, along with her family, made her way to Luštica Bay four years ago and has made it a ritual to return each year! While originally from Poland, Evelina has lived in England for the last 15 years, alongside her husband Stuart, their daughter Annabelle and their two beautiful yorkies; Pepsi and Lola. The family are among many who have purchased property in the bay and made Luštica a part of their life. We spent an afternoon with Evelina to get the lowdown on what it was that brought her to the community and what really sets it apart from the rest!
1. How did you hear about Luštica Bay and what was your first impression of the destination?
I came across Luštica Bay on booking.com when I first decided to spend some time in Montenegro.
It’s safe to say that I fell in love with this destination Bay at first sight! I absolutely loved the architecture and the feeling of inner peace that I found here. The bbeautiful, calming view of the open sea with the striking background of the mountains makes this place extra special!
2. In your opinion, what is the thing that makes Luštica a place to belong?
You never get tired of Luštica Bay! This incredible place offers a sense of peace and tranquillity that can’t be found elsewhere. I am excited to be a part of the project during its infancy and look forward to witnessing its steady and continuous growth.
3. How did you decide to purchase an apartment in Luštica, and can you describe the moment you made this decision?
In hindsight, I think I made the decision to be a part of Luštica Bay from the day I arrived in my rental apartment! I loved the fact that Luštica isn’t your “typical development”, and I absolutely loved the architecture of the properties, the greenery, and the attention to detail.
I remember I called my husband and told him that I wanted to buy a property here! He thought I was being silly - but as always he supported my decision. I was so lucky I met Ana from sales department and she told me about the fantastic opportunity of being able to sign up for the payment plan that allows you to pay for the property in 16 instalments. This month I made the final payment so I can now proudly say that I am the owner of a property in this fantastic development!
4. You live between London and Luštica –do you think you can describe the contrast between the two different communities and lifestyles, and how do you balance the two lives as a family?
Luštica offers an escape from the hectic day to day life of the inner city and the hustle and bustle of the London lifestyle. The laid back of life and the great quality of the coastal air recharges both the soul and mind! London’s city lifestyle can be very overwhelming, so Luštica Bay feels like an escape from that life and an opportunity to recharge our batteries.
5. What are your favourite activities to engage in, especially during the winter?
My husband is very keen on tennis and is looking forward to seeing how the new Centrale tennis courts play. I personally enjoy being able to walk in the sunshine with my
new-born daughter to explore the newly developed parts of Luštica Bay. Although, I’m also really keen to try the new golf course once it opens. There’s so much choice for us all!
6. As an interior designer how inspired were you to design your home in Luštica Bay, and where did that inspiration come from?
I spent many months leading up to a handover of the apartment with a concept in mind. It was important for me to keep a theme of “being at one with nature” choosing colours to accentuate the Lovćen mountains and surrounding areas. As important as the aesthetics of the apartment, I wanted it to be functional and cosy at the same time. I based the whole design around an image of Mount Everest that I purchased at an auction at the Maddox Gallery in London. It was important for me to bring a bit of our London home with us, back to our new home in Luštica!

A True Sense
OF BELONGING IN CENTRALE
Marko Ristanović, an infrastructure project manager at Luštica Bay, has just been handed the keys to his cosy new apartment in Centrale neighbourhood. His account is a testament to Luštica Bay’s commitment to creating a thriving and breathing community, reflecting a genuine sense of belonging in the destination. Having held a professional role as an employee in the construction of the building he now resides in, only adds to the distinctiveness of his story and this special corporate project.
We found out how he and his family are getting along in their tailor-made, Centrale home.
You recently received the keys to your apartment in the new Centrale neighbourhood - how does it feel to live every day in the town you’re building together with your colleagues?
If I had to describe it in one word –UNREAL! This is something you can’t compare with an everyday event or
one isolated moment of joy; the joy is permanent and omnipresent in our new microworld. Needless to say, the Company carefully planned out the whole process, and on our side, we were just patiently waiting and preparing for, to date, the move of our lives. We are just so happy. Naturally, much of it has to do with the fact
that I was also personally involved in the construction phase together with the rest of my projects and design colleagues, who were slowly giving the life to my family’s new nest. I had a touch of stage fright having to step into ‘the client’ shoes, but it is a true privilege and an honour to be a buyer in Luštica Bay.
You mentioned your personal engagement in the construction process. How does this dimension add to the overall experience, and does it bring a higher level of commitment or emotional connection in completing the project?
I suspect that it might not be entirely professional to say that your personal emotions can be so present during one engineering phase of the project, but I must admit that there were plenty of emotions there from start to finish and ultimately, it really was a very personal thing to me. Basically, this whole journey from its conceptual phases to the final realisation ignited a unique emotional connection between me and the project, and naturally so, solidified my relationship with the development as a whole. Similarly, although some of my team members in the projects department did not partake in the program, their dedication to this project was very inspiring, being aware that they are building homes for their colleagues.
Finally, commitment to good and hard work is always there, when you are operating in a development such as Luštica Bay. It was the same for the building in question and we are always very motivated to bring joy and happiness to all our clients (or better yet, neighbours). The dedication was naturally heightened here, given that we all personally knew and felt how important our product is to the end-user.
Luštica Bay, as is the case in a number Orascom destinations, developed this employee scheme enabling employees to purchase apartments under favourable financial and payment terms. How important was this to you and why did you ultimately opt to be a part of this destination?
Luštica Bay is part of Orascom’s big family, where employees do feel a sense of belonging to a wider family, and a program such as this one reflects just that. Being a part of this employee scheme has changed many things in life for me and my family and it has allowed us to reach a major milestone in life. Being part of this destination is not just about owning the apartment itself, it is also about the added benefits, services and possibilities that cater to our daily family needs. Our kids just love the sports courts and beaches, and we are overjoyed that we have these amenities and this nature just a couple of minutes from the apartment. Centrale a very peaceful place, but not one without its vigour and character; it really is designed to suit various types of buyers and residents, but perhaps especially those who want to nurture the ultimate family vibe. If and when we feel like going out for a nice sunset dinner, Marina Village with the wealth of its offer, is just around the corner
As a new homeowner, how do you experience Luštica’s slogan ‘a place to belong’, compared to when you were “just” an employee?
I just realised during that interview that, since we moved from Tivat to Centrale, we haven’t left Luštica peninsula at all. We’ve settled into this neighbourhood so quickly, naturally and effortlessly that I haven’t even realized this. That is to say that, without a shadow of a doubt, we feel like we belong to this place. To be honest, even before my new “resident” role, my family always loved hanging out around Luštica Bay – weekends, free-time, after work, we were always heading here. Now we are homeowners and we get to enjoy it that much more.
What are your family’s impressions of life in Luštica?
We’ve been living in Tivat for the last fourteen years, but Luštica was part of our lives for much of that time in a way. Now that we’ve really become part of it in our new home, my family couldn’t be happier! The kids are very excited to meet their new friends, they are already attending classes in their new local school here and are slowly getting exposed to a variety of activities available in the destination.
What do you do together as a family here?
My wife and myself are just in love with the positive energy of being near the sea and nature. Beyond that, Luštica’s dining and hospitality scene in general is exquisite, with a high level of service, making your life that much more tasteful. The kids are having the time of their lives with the great choice of outdoor activities and sports. We often go hiking, fishing, biking, swimming (not these days obviously but we cannot wait for spring and summer 2023 to start!). Most of the time we are spending quality time with our friends in the garden, with some ‘pršut’, cheese, wine and few drops of cold ‘rakija’. Today life truly couldn’t be better!

What rental packages do you have on offer as part of the Luštica Bay rental program, and which ones would you recommend making use of this winter?
We have prepared a number of winter and holiday offers a variety of tempting benefits for our valued community to make use of. Whether they want to book our apartments for the weekend or stay for longer, we are offering carefully tailored packages that include some of the following: early check in, an elegant breakfast at our amazing 21 Bistro, complimentary transfer to or from Tivat airport, 10-25% discount at selected retailers in the village such as MC2 by Tenero Fashion, Bogner or Home Glow. As part of the offer, children stay for free and can enjoy a 25% discount at the Kids Club. Furthermore, as always, we provide complimentary Wi-Fi, bottled water and coffee making facilities in all our apartments.
Today, the rental pool has quite a number of rental units, ranging from one bedroom to two-bedroom apartments, as well as townhouses, with all being on offer as part of the long and short term packages. Can you give us any more information about these properties?
Our rental pool currently has 60 apartments in the program and is expecting at least a 20-30% increase in these numbers by next summer. So far 54 apartments from the Marina Village and six from Centrale are a part of the program. Our apartment categories range from beautiful spacious studios to grandeous three-bedroom apartments and town houses, with sea views surrounded by the beautiful untouched nature of Luštica Bay.
All apartments come with a fully equipped kitchen, terrace or balcony and all the trappings of a luxury hotel such as high speed Wi-Fi, bathroom amenities, complimentary bottled water and coffee making facilities.
It is important to highlight that the rental aspect is only part of the program, and that the rental team of Luštica Bay is an incredibly important part of the hospitality sector, offering a personalized approach to each guest?
The rental program in Luštica Bay is much more than simply a program for renting apartments. We offer tailor-made experiences to all our guests at a unique destination with a lot to offer. Do you see that the trend of those who, through the rental program also opt for an oasis for working remotely, growing?
In previous years we have seen an increase in the number of people who have used the opportunity to work remotely while enjoying the mild climate, privacy and beauty that are a part of Luštica Bay throughout the year. Aside from renting apartments short term, we also get a lot of inquiries about long term renting which we also provide year round.

It is not a rarity that many guest who come to Luštica for a couple of days or longer, having rented a residential unit, later on decide to buy real estate here. Why do you think that is?
Having a unique location and being a project of great value, Luštica Bay is held in high regard among the luxury marinas and estates in Montenegro and region, thus people who come and experience its beauty for a short period become enchanted with the project, the spectacular surrounding nature and the opportunities that lie in Luštica Bay, and simply decide that this is the place to belong. We have had many buyers coming to the rental department looking for apartments either to get the feel of life in Luštica or simply to start enjoying their new home even before their own apartment is finished.
This rental program and rental team undoubtedly represent a great support to all the homeowners in Luštica, looking to rent their homes while they are away. What are the principal reasons as to why they decide to become part of the program?

Christmas Cheer
Celebrated by millions worldwide and beloved by adults and children alike, there’s nothing quite like Christmas! A time of warmth and love and, for many families, one of the few times a year when everyone can be together!
Whether it’s Christmas hits, sung a little too loud, families gathered around a dinner table or grandpa asleep in his chair after a few too many Christmas tipples, Christmas is a time that brings us so many special memories and if
only for a moment, takes us back to the magic of our childhood, desperately trying to stay awake to catch Santa or running downstairs in our pyjamas to see what can be found under the tree! However, despite all of this, perhaps the real star of the Christmas show is the food and drink! A popular expression asserts that ‘We don’t count calories at Christmas!’ and we’re here to tell you to treat yourself and help you along the way!
Below you will find two recipes to help make this year’s Christmas feast that little bit more extravagant!
Let’s start with a Christmas favourite, Mulled Wine!
Mulled Wine:
A drink that not only warms the body but fills the heart with warmth and love! The catalyst for many an honest, late winter’s night conversation between friends and family, mulled wine can be traced back as far as 20AD to the Roman Empire and found popularity in 12th-Century France where it was known as ‘spicy wine’. While the essential flavours are generally the same across the board, there are all sorts of variations on the traditional recipe and ingredients can be added, changed or removed depending on your own personal taste!
One of the great things about mulled wine is that you don’t need to splash out on a fancy bottle of premium red as, due to raise in temperature and addition of spices, the original bouquet of flavours will be lost. If you choose to make the recipe using white wine, then you must include around three more spoonfuls of sweetness.
HOT WINE, SPICE AND ALL THINGS NICE!
Ingredients:
- 750 ml of wine, preferably red but you can use white if you prefer
- 100 ml of water
- 1 tbsp of sugar
- 1 pinch of ground nutmeg
- 1 tsp of chopped ginger - 5 cloves
- 1 stick or half a tsp of cinnamon
Preparation:
Additional ingredients could include:
- cardamom - apples - lemon/orange - cranberries - currants - walnuts
- vanilla - black pepper - bay leaf - honey - star anise
Step 1: Mix the water and spices together in a pan over a medium heat until it boils
Step 2: Set the water aside for 10 minutes to allow the water to cool and the flavours to settle
Step 3: Strain the water through a sieve to remove any excess spices and leave the infused liquid
Step 4: Add the infused water, the wine and sugar to a saucepan and heat on low to avoid boiling.
Step 5: Remove from the heat and cover for 30 minutes to allow the flavours time to settle.
Step 6: Pour yourself a cup and enjoy!
We recommend choosing no more than three or four additional ingredients so as not to overwhelm the flavour of the drink. In addition, if you’re looking for a little extra Christmas kick, add a drop of cognac or rum to the mixture!
For those of you who don’t drink, fear not! We have a solution! Substitute the red wine for grape juice. You will not need to include water in the recipe if using grape juice and instead can mix everything together in a pan at the start. You may want to add lemon to the recipe for a little extra flavour!
Kuglof: FRESHLY BAKED CHRISTMAS SPIRIT
This recipe is a Christmas favourite in Montenegro and a number of countries in the region. Traditionally baked in a ring pan, Kuglof is a deliciously sweet cake packed with Christmas flavour!
Ingredients:
- 250g butter
- 250g sugar - 3 eggs
- Vanilla essence
- 150g baking powder - 500g flour
- Juice of half a lemon - 1 glass of rum - 3 tbsp cocoa powder
- 250ml milk
- Powdered sugar
- Raisins & chocolate chips (optional)
Preparation:
Step 1: Melt the butter and mix in the sugar
Step 2: Add the eggs, vanilla, zest and lemon juice and mix together
Step3: Add the rum and then gradually mix in the flour and baking powder
Step 4: Gradually add milk to the mixture, Step 5: Coat the inside of the baking tin with butter and sprinkle in a little flower
Step 5: Pour 3/4 of the mixture into the tin
Step 6: Sprinkle raisins and chocolate chips on top
Step 7: Add the cocoa to the remaining mixture and add a little milk and mix together
Step 8: Add the remaining mixture to the tin and bake at 180˚C for 45 minutes
Step 9: Remove the cake from the oven and sprinkle with powdered sugar Let the cake sit for at least 30 minutes to cool down and then – feast!

NATURALLY EXCELLENT
Bavarian Wool is made from the wool of the Merinoland sheep - a breed mainly found in southern and central Germany and the Wurttemberg region, and which accounts for over 30% of the German sheep population. The merino wool used for BOGNER is sourced exclusively from certified, organic, and high-welfare sheep farmers in Bavaria, who guarantee that the animals are kept in a species-appropriate and resource-friendly manner on alpine pastures and meadows free from fertilisers.
Merino wool is considered one of the finest and softest wools, ideal for outdoor activities due to its moisture and temperature regulation, breathability, as well as antimicrobial and thus odourless properties. Even when wet, merino wool provides comfortable warmth with an absorption level of up to 30%.

Modernity and Tradition
The Bay of Kotor and its stone settlements are valuable and unique examples of traditional construction. Stone has been the natural choice for builders in this area for centuries.
It represents a core material which, under the artful hand of the stonemason, can be transformed and traditional shapes can be recreated within contemporary forms and modern architectural designs. This is how we can bring traditional architecture back to life and inject some fresh energy in timeless designs. When it comes to the planning of the coastal towns in upper settlements, the slope of the terrain was the reason behind the urban planning approach, with the construction of many asymmetrical buildings, while in the lower settlements, positioned along the coastal roads, we often encounter a row of stone houses. The houses in this area were typically built facing the ocean.
Delightful Tiles
The roofs of village houses are predominantly double-sloped. Towards the end of the 19th Century, handmade roof tiles took over, and after the tile and brick factory in Krtole opened in 1908, the quality of these roof tiles increased greatly.
A Sign of Success
The majority of the houses in Boka Bay did not have balconies until the urbanistic transformation of the city took place during the baroque era. They were built onto the facades of the houses of wealthy owners such as the owners of ships, wealthy merchants, and even successful mercenaries.
Traditional Beauty
We differentiate between two types of houses typical to this coastal region - single and multiple stories stone houses, with single-story houses found at the core of rural architecture along the Adriatic coast.
Room for All
In the 18th & 19th Century, a large multi-story house consisted of three typical rooms: The lowest area – “konoba”, was intended to be used by men, the residential section on the upper floor by the whole family, while the loft area would have been occupied by “kužina”intended solely for women.
Sculptural elements were made of stone, prefabricated in local quarries or those on Brač & Korčula islands. The selection of the stone was guided partly by suitability but also influenced by personal and social prestige, as well as certain mystic beliefs.
Beautiful Wooden Doors
The doors in the traditional architecture of Boka Bay were manufactured using mostly wood, traditionally coloured in green and white. The rich frieze around the doors and windows was a good indication that the occupant residing there was wealthy.

THE OLD AND THE NEW
When designing the buildings in Luštica, we observed the nuances of the historic buildings of Kotor, Perast and Herceg Novi and found inspiration in the old-world materials, details, and construction methods. The historical aspects of old stone buildings with their red tile roof formed the artistic reference about our choice of materials, colour selection, and the finer detailing of the architecture.
Every design detail reflects the richness of the Montenegrin heritage, inspired by traditional fishermen’s villages, implemented with the aesthetic functionality of a luxury resort.
The construction of the environment of the development will be carried out in a way that ensures a feeling of harmonious architectural composition between traditional and contemporary styles.
Our design principles are based on the natural character of the site and the context of the localheritage, while its modern twist offers ecofriendly living spaces that resonate with our commitment to nature.
Mediterranean features such as arches, shutters, and pergolas, have created homes integrated within the landscape and the local architectural character, while natural materials such as stone, clay tile, plaster and wood are used in thoughtful ways in order to reflect a more minimalist and streamlined aesthetic.
Throughout Montenegro, buildings seemingly stem out from the earth. The prevalence of rock gave rise to the tradition of stone masonry as a method of construction. The use of traditional stone in cladding and paving conveys a sense of place and history. Local stone is the principal
material for façade walls and paving, broadly following traditional building techniques.
We are building a town that is deeply rooted in and connected to the Montenegrin culture; every design detail reflects the richness of Montenegrin heritage and is implemented with careful thought given not to only the aesthetic but the functionality also. Our creative vision is anchored in our master plan - local vernacular duly inspired by traditional materials and old building techniques generating contemporary forms.

Inspired by of the artistry of sculpture, Katarina Zlajić is taking design to the next level and putting the Montenegrin fashion world firmly in the spotlight. Her work is already being exhibited globally and she has caught the attention of Vogue Italia, NOT JUST A LABEL (NJAL) and more.
SHAPING WEARABLE ART
Katarina Zlajić’s relationship with sculpture began when she studied sculpture at the Faculty of Fine Arts in Cetinje. Stepping into the world of fashion, she realized that she could develop her work by conceiving her pieces as artforms. Sharing insights, she explained how she adopts a meticulous creative process –together with quality artistry and selection of material, the shapes and colours I feel and use for original design are also crucial for my outlook on life and aesthetics.
This is a welcomed move away from the disputed global trend of ‘fast fashion’ or ‘Faust fashion’ which involves satisfying the insatiable appetite of the consumer with poor quality disposable fashion. In contrast, Zlajić’s work is far more considered and sustainable. In fact, her works become cherished pieces of art. Each piece is designed meticulously as a sculptural form. Always highly tactile, her work excites and challenges traditional notions of art. This isn’t about the ‘high-brow’ untouchable art exhibited in galleries. Instead, Zlajić’s aim is to bring the beauty of art out onto the streets and to create wearable artwork. Because of the process, my designs stand out, she told us - in my opinion, together with the artistry and selection of materials, the designs are remarkable because they are artforms and easily recognizable in this context, she adds.
Forever inquisitive, Zlajić continually explores her creativity and this manifests itself in stunning collections that include necklaces, rings bags and more. Central to her work is the sense of discovery in the creative process; I constantly like to explore and experiment,
learning new and unknown things. I am exploring new shapes and forms because I want to experience something different, she said. Very often in the fashion world, designers are drawn to the idea of a muse who influences their work and careers. Take Herbert de Givenchy and Audrey Hepburn, or Jean Paul Gaultier and Madonna, or Hermès Chairman Jean-Louis Dumas and his muse of Jane Birkin which resulted in the covetable ‘Birkin’ bag. We wondered if Katarina has a muse or considers a certain type of woman when she’s designing her pieces. Her response is as captivating as her pieces as she never focuses on a person or profile during the creative process. Instead, her pieces reflect the essence of the women who choose to wear them - “by wearing jewellery, like everything else we choose, it speaks about us on a deeper level: who we are, how we live, how we feel, whether we sympathize, how we breathe and how subtly we walk on this planet she stressed. I opened myself up through my creativity, and I am happy that people recognize subtle energies and want to be a part of them”.
FROM JEWELLERY TO DRESS DESIGN
Zlajić continues to grow as a designer and has now moved onto dress design incorporating the sculptural element of zippers in her work. Describing this she said, “Dresses are something I have dreamed about for a long time and worked on for a long time. The first dresses were made entirely of zippers, and this is something I want to continue doing”. Now that she has taken the bold, but not entirely unexpected, step into garment creation, her creativity is gaining momentum. New models
of dresses are already in process and again something different from the previous ones. All the collections she makes, including the dresses, are made by hand, with all the necessary precision and consideration for quality during the entire production process.
A SPECIAL CONNECTION WITH LUŠTICA BAY
Some months back, Zlajić’s designs were part of Luštica Bay’s highly successful fashion show which was warmly received by the Montenegrin and international community. Zlajić points out why exhibiting her work on the catwalk in this sort of environment is important to her - I feel inextricably linked to nature and spend a lot of time in it. Luštica, with so much natural beauty, was the most beautiful runway for my dresses, she said.
With this in mind, we were curious to find out what item of jewellery she would design inspired by Luštica Bay. The response was encouraging as it seemed that just one item would not be enough - Luštica is so inspiring that I would probably make a collection rather than make one piece. Adding to this she explained - Nature is a great driver for my creativity, and the nature and the architecture of Luštica melt into each other. Katarina Zlajić is certainly a Montenegrin designer to watch as she goes from strength to strength with her spectacular designs.

Prosperity
A NEW VISION FOR MONTENEGRO
For the last seven years, Montenegro has undertaken a project of mammoth proportion. A development that will open the country up to tourism, both foreign and domestic, in a way that has yet to be seen in the Balkan region. Whilst the project’s full completion date is still a relatively distant goal, the first stage of construction is concluded, and the first 41km of the country’s new major highway are in use today, opening up a route of travel between Smokovac and Mateševo. The importance of this development cannot be overstated. For years the nation’s many tourists have been limited in their ability to travel with ease, due to a lack of developed infrastructure in central and northern
Montenegro. However, the opening of this stretch of highway signals the dawn of a new era of development and commitment to growth and prosperity across the country. An important milestone for a nation that recognizes and welcomes the many benefits of international tourism.
Construction of the highway has been no easy feet, with multiple companies and contractors and thousands of workers required to finish the project. However, the benefits to local people and tourists are many. The highway will greatly improve the ease of travel between rural communities and the many small towns across the north of the country, allowing for, not only, much
more pleasant travelling for the thousands of tourists who flock to the country from neighbouring nations each year, but vastly superior routes of delivery and commerce into an area that was previously difficult to reach. It will be a catalyst for growth in the area and offer locals the opportunity to develop their communities and share their spectacular part of the world with others. The project stands as a testament to the nation’s unwavering commitment to developing infrastructure and fostering a culture that encourages investment and growth and points to a bright future ahead for the northern provinces and country as a whole!

BETWEEN LAND AND SEA
As for the general public, for our Luštica residents and visitors too, the highway’s construction offers a new way to explore this beautiful country. Heavy summer traffic and poor infrastructure have often put visitors and residents off extending their stay to include visits to Montenegro’s central and northern provinces. However, with the highway’s construction, a host of new adventures have opened up and made more accessible to those on the coast! Montenegro’s north provides some of the most spectacular landscapes and, unlike many of the towns on the coast who thrive over the summer seasons, offers year-round adventures! This new possibility for tourism to exist outside of the summer months has the potential to transform the economic landscape of the north and create a vast array of new opportunities for the locals of the northern towns.
The highway is on track to connect the north and south of the country like never before. Living on the stunning coastline, it’s easy to forget that only a few hours’ drive you can experience another side of Montenegro, with its own culture, cuisine, and landscapes to discover. However, the project gives people
from both the north and south the opportunity to experience the other side with ease!
Nestled on our peninsula and in our residences, especially during the colder months, it is important to keep reminding ourselves of the larger ecosystem which we are proud to belong to. With that in mind, we would like to encourage all of our residents and visitors alike to make use of this fantastic new asset, test these the new routes, drive on the new and still off the beaten tracks and roads, behind the familiar adventurous cliffs, recognizable scenery and backdrops of our characteristic Montenegro!

My dear readers,
Christmas! That wonderful time of year! As we come to the end of another 12 months and the festive season begins, and the warm glow of hundreds of Christmas lights begins to light up the streets of Luštica, I’d like to let you know that I have received all the letters that you have written to me and that the elves and I are getting ready to deliver all the presents that we have worked so hard to make for you all this year! I’m looking forward to making my way over and enjoying some Christmas cheer with you all, in the cosy bars and restaurants in town! I thought that this year, as my gift to you, I would tell you all a little bit more about the story of Santa and what it is that is important at Christmas!
As you all know, I live at the North Pole, Lapland to be precise, which is where you will find my incredible toy factory and all the elves who help make your Christmas dreams come true! But what you may not know is that I am not the first Santa, and I won’t be the last! You see, when I was a boy, my father was the one who would load up his sleigh and deliver your presents each Christmas, but on my 48th birthday, when my father had become too old to buckle up his big leather belt, pull on his fur-lined red hat and fly across the world, I took over, making me the youngest Santa Claus ever, and the very first from Montenegro, which made me very happy! And, since that day I have spent every Christmas Eve flying faster
than the speed of light, across the whole world to deliver gifts to little boys and girls as they sleep soundly at night! The joy that this has brought me cannot be replaced by anything!
I want to leave you this year with my one Christmas wish! I wish this year that anyone who reads my message remembers to keep the child in them. Don’t let yourselves grow up. I see too many of you who become too involved with their lives and forget what’s truly important in life. When we’re children we want to dream, we want our wishes to come true but as we grow, we forget how much we loved to dream and what imagination truly meant to us. So, this Christmas, I ask you to remember. Remember the joy of waking up on Christmas
as a child and running downstairs, filled with the anticipation of presents under the tree and reindeer prints in the snow, to find that your wishes had been answered and Santa had been in the night! Remember to dream, to imagine and to wish again! Never stop believing in miracles! Oh and … don’t forget to leave out a warm drink for me for me and a carrot for my reindeer. It’s hungry work visiting all the boys and girls of the world! But most importantly I wish you all a truly, very merry, healthy, and happy Christmas!
