EDITOR I

t is unbelievable to think that half of this year is gone already and I am sure you will all agree that we have once again been blessed with the mildest winter! We only heard about the cold that the likes of Gauteng experienced. Although, I did enjoy the couple of days that we could spend under a warm blanket in front of the TV. In this issue we bring you a collection of articles and features including beautiful homes, décor, sustainable resources, developments and, as always, a focus on lifestyle. We would like to thank our contributors, new and established for making time in their busy schedules to share their thoughts, knowledge and insights with us. The Student Genius article from Daren Denholm, the Memory Guy, is the first of a two part contribution; the next one will focus on the Corporate Genius. We have extended our national footprint with both printed and electronic versions and LUXE will now be seen at all the slow lounges of the international airports around the country, and our emag will be distributed to the Private Property database of approximately 350,000 readers. Congratulations to Jessica Bradshaw, the winner of our Granny Mouse competition. Hope you have a ball! Also look out for two new competitions in this issue. The first is a stay at the The View Boutique Hotel and Spa and then also the chance to win some of Haute Cabrière’s Chardonnay Pinot Noir. Check our Facebook page for details on how to win.

This photo was taken the day we got engaged. Hilton took me to JHB on a hot air balloon ride and asked me to marry him up in the air. I told him he did so, so that I couldn’t escape.... We are emigrating to the UK soon and I leave to start my new job literally the day after our wedding, we will be apart for a few months waiting for Hilton's spousal visa before he and our cats can join me there. We really wanted to win this so badly as we won’t be having a honeymoon after the wedding due to my leaving so quickly and so we thought what better way to spend a weekend before our big day relaxing together and going through our final preparations at our wedding venue. We absolutely love the Midlands and I’ve never been lucky enough to stay at Granny Mouse until now and so as you can imagine I am ecstatic to be given this incredible prize, to us it’s our wedding gift! Thank you again for this wonderful blessing Much love Jess & Hilton

ecent droughts have been widespread and are having an ever-increasing impact. Rapidly increasing costs of electricity and the reintroduction of load shedding by ESCOM combined with ESCOM’s challenges, all of which seem likely to continue, are making it essential to consider smarter alternatives.

ADAM WATSON Property Developer DEVELOPMENTS WildWILD GeeseGEESE Developments

Traditionally the opposition has been as a result of the cost and unreliability in the introduction of these technologies, but costs have in recent years significantly decreased and the technologies become more reliable.

PROFESSIONALS WITH INNOVATION IN PROPERTY DEVELOPMENT

Over 25 years experience in property management and development.

Homes that are now constructed with a combination of alternative efficient sources of energy and water saving systems, that include the integration of smart technologies, will soon be the sought-after option by new buyers that are increasingly feeling the effect of rising utility costs, water restrictions and power outages, and as a result are wanting more independence, more control and less costs. With the increasing demand for estate living in South Africa and with the large number of new estates in planning or the early development phase, there is an important opportunity for developers to introduce these measures not only to individual units, but to an entire estate on a large scale. It will not be long before we not only have smart, energy and resource efficient homes, but the introduction of smart, energy and resource efficient Estates. With the generation capacity available with the latest solar technology, combined with significant improvement in storage, the returns on solar are now at a level where it should be installed in every new home. Water is currently the lowest cost utility but is the most essential, across our nation. We have an aging infrastructure and this is sure to put an increasing strain on the ability to ensure water quality. The latest innovations in recycling sewerage mean that large Estates have an opportunity to put recycling plants in place. Soon Estates will be driven by smart integrated systems from the moment you enter the access point. Homes will be networked with point to point fiber linked to an onsite head-end that will provide internet and communications to all homes. All homes will have a combination of solar energy and piped gas for heating and cooking from a supply on the estate boundary. Recycling plants will provide both drinking and grey water. Smart meter technology and digitalized consumer services will ensure an efficient Estate with reliable and affordable energy and resources that for the greater part will be independent of the grid.

There remains significant resistance from developers in SA to introduce renewables and to construct both energy and resource efficient smart homes and estates, despite the writing being on the wall.

10

With new smart metering there is an opportunity to run consumption audits that can evaluate a home’s and an Estate’s usage, and this in turn should lead to better control of appliances such as geysers, pumps, irrigation systems, etc. and to an efficient Estate that will provide significant savings and reliability to its community.

he rationale is not so much to compare, but merely to emphasise that we need to embrace and explore new things, new ways in order to grow and move forward. Growth is so imperatively important for the survival of the human soul.

During the beautiful month of May of this year, we undertook a trip to a new country that we have never visited before. Exotic Turkey was our destination. We visited the incredible city of Istanbul, eating our way through the most divine Turkish cuisine and having long and interesting conversations with random strangers that we will never see again. We visited Cappadocia in the centre of Turkey and undertook the most amazing hot air balloon ride. The experience of floating through the early morning sky with literally hundreds of other hot air balloons was surreal and overwhelmingly beautiful all at once. This was one of the things on my bucket list and somehow this experience has elevated my whole being to a new level. “Fear stagnation not adventure.” - Debasish Mridha When we open our souls to new experiences, magic happens. Our eyes start seeing life in different and brighter colours. We notice smells that was hidden before to our sleepy senses and we are attuned to previous foreign sounds that now make sense to our souls. During our travels through Turkey, we carried a bit of every person that we encountered home with us. They came alive in our stories and antidotes. We relived conversations on religious views, world politics and influences and also just jokes. We remembered the kindness shown to us and the hospitality of the people. We were changed by the encounters and experiences. After travels you arrive home, the exact same person, but yet a little different too. “Change is fearsome, but stagnation is lethal.” - Debasish Mridha

NATION Stagnation is the enemy of growth. Stagnation is the safe haven of comfort. Stagnation guards the windows of the soul in order to prevent the light to shine in.

you are waiting for the years to tick by in order to cash in on your company pension? •

It was Leonardo da Vinci who said: “Iron rusts from disuse; water loses its purity from stagnation... even so does inaction sap the vigor of the mind.” When you look at water in a pool of stagnation, you will notice that over time the water loses its sparkle and turns murky and muddy. Over time the crystal clear water starts to smell and is infested with unhealthy organisms. The water is polluted and unsafe. In order for this pool of water to become clear again, we need to make the water move and flow. Movement and flow brings energy which brings life and healthy growth. People who stagnate have allowed their minds to turn into murky pools of water. They get stuck in their pool of comfort or even fear which holds them captive in stagnation. Most times all they need is just a little help to open up a channel, in order to flow into a new direction again and to ensure growth and light into their lives. •

We miss out on so much of enlightened conversations when we choose to stagnate in our friendships.

Greatness does not come to pass in a day, but is designed to unfold to you in phases. Life is made to manifest itself in phases and the universe expects you to move from one phase to another. The path to the destination for your life is forward movement. All people are loaded with enough potential to move from passive acceptance to positive intent and motion. You do not need to travel to exotic far off places to grow. You merely have to implement a few changes. It might be as simple as a trying a new hair style, reading a new book, driving a different route to work or having a conversation with somebody you have never met before.

When you find yourself stuck in the same spot for a long period of time, and the faces that you are seeing around you are still the same ones you have been seeing for the past five to ten years, or the challenges you are facing today are the same ones you have been facing for months or years, then you have stagnated.

Have you settled just because it is easier to be comfortable than to really work at letting the light live within you? I challenge you to embrace innovation and encourage you to grow. You were meant to move, not stagnate. Life is after all, for the living!

Mi d Year Market

MOME N T UM “Ramaphoria! What a wonderful way to start the year. Investor confidence was restored; the rand strengthened; the economy stabilised and there was a general injection of positive sentiment. However, this has since been dampened somewhat by a contracted economy in the first quarter of the year, with business confidence waning. So where exactly does this leave the property market?

UMHLANGA

T

he Pam Golding Property Index is a national barometer that measures sentiment at grass roots level. At this critical juncture in our political landscape, it may be encouraging to escape from the emotive noise and investigate exactly what our property indicators are saying from a rational and sensible perspective. Overall, we are seeing that the Western Cape as a region is still strengthening in terms of house price inflation; and Gauteng, which took a knock in 2016, is finally starting to rebound. KZN has experienced the highest house price inflation compared to both the Cape and Gauteng regions, year on year since 2001. During the first quarter of 2001, KZN homes were substantially cheaper on average than Western Cape house prices and slightly cheaper than those in Gauteng. After experiencing robust growth (stronger than both Gauteng and the Western Cape), KZN homes are now worth more on average than homes in Gauteng and have closed the gap with Western Cape prices (despite the recent surge in the Cape housing market). The average selling price in the Western Cape is R1,4 million; the average selling price in KZN is now R1,2 million and Gauteng averages around R1 million. In the price band under R2 million, the PGP house price inflation from January to April 2018 reveals that South Africa as an average has experienced growth of 4,08%. Gauteng is trading below the national average with a growth rate of 3,27%, and KZN and the Western Cape are both trading above the national average at 4,43% and 11,18% respectively. This exceptional growth in the Western Cape is particularly noticeable in this lower price band, however, the upper price bands have slowed considerably. According to FNB, the house price inflation in the red-hot Atlantic Seaboard slowed to a barely positive 2.3% in the first quarter of the year. The tempered growth in the Cape Metro is to be expected, given its unprecedented performance over the past three years. It appears that this market is now stabilising to more rational norms and prices are adjusting to meet market demands. Growth in the Cape Metro as a whole has stabilised at just over 10% in early 2018.

031 561 5300

Holiday towns and coastal metros are generally experiencing better growth than inland metros. Growth in these coastal sectors of the market is sitting at just over 6%. This stronger inflation indicates demand as a result of the semigration of Johannesburg city dwellers to the coast, and it also speaks to the burgeoning market of retirees seeking an idyllic lifestyle along our sunny shoreline. Tshwane has commenced the year on a high and is driving the rebound in Gauteng. There has been considerable development in recent years in Tshwane, with a strong focus on mixed-use sustainable developments. Given the relative affordability of homes in Gauteng, and the fact that at least half of all first-time home owners purchase their homes in Gauteng, activity in both Johannesburg and Tshwane looks set to strengthen this year. The positive market forces in Tshwane are encouraging, as activity levels in Gauteng generally have a ripple effect across both KZN and the Western Cape. Given that Gauteng is the economic power house of the South African economy, it can be a good indicator and predictor of what’s to come in the other regions. On the ground, the agents are finding that the market has shifted from a sellers’ market to a buyers’ market, which means that sellers need to be mindful of their competition in the market-place. Well –priced stock is selling within a few weeks of being listed. Stock that is incorrectly priced is now sitting for as much as six months. Buyers feel they have options, and hence are taking longer to commit.

Terri Greeff 082 455 6833

KZN has recorded the strongest growth in prices since 2001

In closing, we are encouraged by the activity levels in the market-place and the fact that buyer appetite in the coastal metros, where lifestyle drives demand, is still good.

In the last issue I wrote about four upcoming residential estate trends for 2018 which were: Price-point driven demand, investors focusing on leveraging their short-term rental return opportunities, successful developments being defined by a key differentiator and continued growth of the retirement sector.

I

believe that these four factors will continue to define the gated estate space in light of new development opportunities coming to market or in the pipeline. One hot topic that has emerged in recent months has been the one of Land Redistribution without Compensation. The uncertainty around this, combined with the economic challenges that we face, has not been good for overall market sentiment. Much of this is sparked by a lack of clarity around what this means, which will most likely continue to exist until after the 2019 national election. Regardless, this process could have a positive impact on the economy, if implemented correctly, and should have zero impact on residential property that has current, or clearly planned use. The show must go on though and the positive news is that, apart from certain price sensitivities, the movement within secure developments from Umhlanga to Salt Rock is still outperforming any other area in the country. The greater Ballito area continues to transfer over R2,7 billion per annum, which is enormous. The same goes for the greater Umhlanga area (Umhlanga, Gateway and Izinga) which has transferred R2,1 billion in the last 12-months, which is significantly up from the 12-months before that. The result is that, in many cases, buyers are seeing good capital value appreciation and benefiting from ongoing area and infrastructure growth. This will continue, especially for those who identify good

development opportunities first, at the best price. Many of the buyers are coming from the greater areas but also largely driven by those from areas such as Berea, Morningside and Upper Highway, as well as the ever-growing Gauteng market. Currently 45% of the buyers on the North Coast come from the triangle that exists between Umhlanga, Berea and Hillcrest. When assessing new development opportunities, many will be posed with the dilemma of knowing where to purchase, regardless of whether it’s for primary residential or for investment. Below is a 4-step selection criteria geared at helping a buyer assess a development opportunity. 1. The developer – When identifying whether to look at a purchase within a new development, the first thing to look at is who the developer is. It’s vital to assess if they have a development track-record and if they have completed similar scale projects before. There are enough credible developers around to not have to take a risk in this area. If they have had prior success then the chances are very high that they will have researched the product, appointed the correct professional team, allocated resources to marketing, and will generally create a high demand for the product that will allow them to sell and deliver in the shortest possible time frame.

The positive news is that, apart from certain price sensitivities, the movement within secure developments from Umhlanga to Salt Rock is still outperforming any other area in the country.”

2. Location – The adage of "location, location, location" always rings true. In the context of KZN, this would largely apply to an estate or development within greater Umhlanga, Sibaya Coastal Precinct or Greater Ballito. Those are the areas where buyers will continue to thrive, and see value growth, regardless of external economic or political factors. Buyers at developments such as OceanDune Sibaya or Elaleni Coastal Forest Estate have seen between 25% and 55% capital appreciation in less than two years, based on the value attached to a good product within a great location. 3. Market research – This has become one of the most crucial components of planning any development upfront and the fastest growing service within a business such as ours. As a buyer assessing a new development opportunity, it’s important to ask a developer about the extent of the market research that they did upfront. If the development is new and the developer has engaged a formal research study the chances are very high that they have configured a product around what the market is looking for, as opposed to what they may think. The chances are then also good that they have conceptualised their own differentiators, looked at international trends, and are very clear about the depth of the market and their target areas. All of this has a significant impact on the project success, and their rate of sale, which is a crucial component for any buyer. 4. Off-plan benefit– It’s no secret that the best investment returns are achieved when investing early within a new development. The reason is that the cheapest pricing happens at the beginning of a project and the units that are selected early are generally the most desirable and as a result, their price will escalate at a faster rate. The best purchase opportunities exist when there is a 12 to 24-month lead time between when the purchase price is secured and when the transfer occurs. Generally, the purchase is secured with a 10% deposit, which means that you are enjoying an increase in value on the full price of the property whilst only having to invest 10% of that into an attorney’s trust account. The longer the lead time between deposit and transfer, the more money you can potentially earn before you’re required to pay your first bond instalment.

Homes are fitted with a SMEG oven and hub, have fibre, are pet-friendly and boast remarkable landscaped gardens,” explains Butch James, Balize Sales Director and legendary Springbok rugby player. Located on the renowned Beacon Hill and overlooking Umdloti village below, Balize boasts the best views within the Sibaya Coastal Precinct. With

24

easy access to the N2 highway and M4 freeway, its central placement means that King Shaka International Airport, the business hubs of Umhlanga and Ballito and surrounding nodes within Sibaya Coastal Precinct are all within close proximity. At the centre of this, Sibaya Coastal Precinct will also be home to a retail piazza with a myriad of dining choices, medical suites and an educational institution offering schooling from Grade R up to Matric, all within walking distance of Balize Private Estate. Residents of Balize will have convenient access to the Heleza Boulevard; a roadway which runs through the Sibaya Coastal Precinct, allowing unhindered movement throughout via walkways and cycling lanes. “Location really is everything when it comes to owning the perfect home and there is no doubt that, with its spectacular sea views, central location and unlimited access to a variety of family-focused facilities, Balize Private Estate takes poll position,” expresses Butch. Spanning over 1000 hectares, and undoubtedly the most prestigious node in the country, the Sibaya Coastal Precinct encompasses some of the most beautiful coastline in KwaZulu-Natal to become a distinct place to live, work and play. As a purpose-built precinct centred around connecting people to each other and to nature and the environment, the Sibaya Coastal Precinct fuses

residential, retail and commercial developments. Forward-thinking, functional, modern and infrastructurally-advanced, this holistically-planned precinct will soon become the location of choice for families looking to embrace every facet of life from recreational to relaxing; and everything else you could need in-between including educational institutions, sporting facilities and essential services. Balize boasts many of its own attractions that make it a place to call home, including state-of-the-art facilities, guarded gatehouse with 24-hour security, catch-and-release dams and shuttle access to the beach, along with a clubhouse, pools and braai facilities. “Our clubhouse is really enticing with impressive features that make this an estate that caters to the whole family. With a resort-styled infinity pool, babies’ and kiddies pool and children’s play arena, fire pits with braai facilities and the facilities to be able to host your private get-togethers – Balize offers something that makes this a home well-lived in,” adds Butch. Opportunities within Balize Private Estate include Villas, Cabanas and Penthouses, specifically designed with a blended lifestyle in mind. All Villas and Cabanas will feature a double lock-up garage with storage racks to store your surfboard or surf-ski safely and comfortably. Villa living at Balize offers a host of lifestyle benefits; enjoy the privacy of a freestanding home while benefitting from being within a secure estate with access to world-class lifestyle amenities on your doorstep. Accessibility becomes a breeze as all Villas have on-

grade entrances which means you won’t ever have to negotiate steps when entering your home. Most Villas have the option of adding a plunge pool to enhance their exclusive outdoor space at Balize. Privacy is paramount, and each Villa will feature an exclusive-use garden where carefree relaxation awaits you. Homes flow onto a generous terrace that has a space for your braai, bar fridge, a work surface and prep bowl which means that al-fresco dining at home becomes a way of life. The Cabanas at Balize Private Estate provide an ideal living space for those looking for uninterrupted ocean and sunrise views over the beautifully landscaped estate. The ideal lock-upand-go home, each Cabana has its own double lock-up garage and enjoys easy access into and out of the estate. With amazing elevated sights these homes turn every day views into a picturesque panorama. Each Penthouse is designed to make your home a place where light, air and aesthetics come together with a raised roof and expansive high-level windows. Elevate the mood of your living area with hues and silhouettes inspired by the sea. Balize Private Estate is a place where light, air and aesthetics come together to create a magnitude of harmony. A place rich in relaxed experiences and holding true to being distinctly coastal, displays unquestionably the finest ocean views within the Sibaya Coastal Precinct.

For more information, please visit www.balize.co.za or contact the sales team to book your site visit and experience the phenomenal 180° sea views for yourself.

INFANT WELLNESS CENTRE

A new world for infant health and wellness using the power of the water

SAFE - INNOVATIVE - STERILE LifeBaby welcomes our parents and babies from 2 days - 36 months. Our clean and sterile infant wellness centre strives to better the health and wellness in all our babies through power of the water. WATER FLOATATION • We offer Floatation from 2 days to 10 months, this natural movements of the body moving through the sterile water helping relax tension, teething, cramps, and pains. Creating a natural placement and balance body.

is the warm aches of the

• Babies who participate in early swim programs are proved to be more intelligent, socially adventurous, better co-ordinated, better self-esteem, independence and confidence then those not in a baby swim program. • Our Floatation is timed according to weight and age of the baby, correct procedure is followed through to ensure maximum results are reached with each session and babies are not over exposed or over stimulated. AQUATICS, SWIM SAFETY AND BATH ROUTINE • Life Baby follows a soft method when exploring swim safety and bath routine. We start babies from 3 months to 36 months to better equip our babies to understand their movements and become aware of their surroundings while in the water. Age is the biggest enemy for learning to swim. The longer it takes to expose baby the more their swimming abilities and natural reflexes decline. • We incorporate land based activities to better increase gross and fine motor skills, and sensory activities.

• LifeBaby techniques have been perfected to accommodate each baby’s needs (separation anxiety, teething, reflexes, water confidence or swim safety). Each baby is gaining a different benefit from the water each session. • Babies have a natural affinity for water therefore they learn to swim through discovery, fun and play. • Despite the gentle structure of our classes each lesson provides a complete physical workout, strengthening babies heart, lungs, and respiratory system which in turn aids the development of the brain. INFANT MASSAGE • Infant massage has led to weight gain in pre-term infants, increases noted vagal activity, gastric motility, insulin and IGF1 levels following moderate massage pressure which form underlying mechanisms. • Infant massage is known to significantly decrease paternal stress. • Assists in easing tummy troubles, teething pains and boosts their muscle development. • Infant massage also helps to calm baby and soothe them to sleep.

Please ensure babies are fully fed and have had a good nap before each session. Allocated time in the water begins from 5min and we grow to a maximum of 20min for Floatation and Aquatics.

It’s August and Women’s month, 31 whole days dedicated to all the caring, brave, funny, fierce and fantastic females out there who are doing it all:

R

aising kids, dominating their careers (some of them expertly juggling both), making ends meet and finding some ‘me-time’ in between. The treadmill of life can be exhausting so why not inject some empowering colour into your world? This month Plascon is all about Urban Rock (B4-E1-2), a shaded but strong deep blue that symbolises the strength and courage of women in South Africa and around the world. Urban Rock is the colour of trust, responsibility, honesty and loyalty. In the meaning of colours, blue is the helper, the rescuer, the friend in need. It’s a giver, not a taker and always strives to achieve peace, balance and harmony. “Just like a woman!” says Plascon Digital and PR Manager, Zurita Moore. Moore says that as Urban Rock is a colour that exudes inner security and confidence, she suggests painting it in a strategic place in your home so you can feel its power. “Working like a talisman, Urban Rock painted at an entrance is a great place to absorb the colour’s composed effects to empower you to start your day on the right foot. Similarly, if you’ve had a rough day, it creates a comforting space to enter into as you walk through the door.”

30

POWER & POISE WITH

URBAN ROCK

Colours like Urban Rock are trending in the world of interior design and especially as part of the monochrome look in kitchens. To take it to the next level, Designer Maurizio Pellizzoni says, “Combined with metallics like polished brass, it can add a luxurious feel to any interior from upholstery to woodwork. This colour can be used with a statement piece or even to dominate a room with walls painted in a sophisticated tone.

Social Links Facebook: @PlasconSA Instagram: @Plasconsa Twitter: @PlasconSA Website: www.plascon.com

So which colours and accessories work well with blue to achieve a calming yet deeply empowering atmosphere in your home? Moore suggests metallics such as brass for a luxurious feel but Urban Rock also goes perfectly well with wood, nude pinks like Pumpkin Spice (O3-C2-1), neutrals such as Shell White (O3-B2-3), corals like Salmon Mousse (O3B1-4) or just good old versatile black. Much like putting on that power suit for a new job interview, a deep calming and empowering blue like Urban Rock could just be the perfect way to create a poised and calming space where girl power reigns and you can just be the woman you want to be. 31

TIDES As steady as the tides. life constantly uncovers the treasures hidden within us.”

E L E GPERSONIFIED ANCE www.cabriere.co.za

Haute Cabrière, situated in the picturesque Franschhoek valley in the Western Cape, focusses exclusively on the creation of wines from the Chardonnay and Pinot Noir grape varietals.

T

he cellar was originally founded with an emphasis on the production of sparkling wines made according to the traditional French method of bottle fermentation, referred to in South Africa as Méthode Cap Classique. These wines are produced under the Pierre Jourdan label along with a still wine, Tranquille, and fortified dessert wine, Ratafia. Other still wines are produced under the Haute Cabrière label and the most famous is the blend of Chardonnay and Pinot Noir, along with the Pinot Noir Reserve.

Family Tradition at Haute Cabrière

The farm’s origins date to 22 December 1694 when French Huguenot Pierre Jourdan was granted a piece of land in Olifantshoek, today known as Franschhoek, which he named after his home town of Cabrière. In the early 1980’s Achim von Arnim, then still Cellar Master at Boschendal, purchased a portion of this land, aiming to establish his own winery to create wines in the style of the Champagne region. A few years later, Von Arnim acquired another piece of land, now known as Haute Cabrière. Situated on the slopes of the Franschhoek mountains, it reflects a similar type of terroir as that of Burgundy in France. Today Achim’s son Takuan heads up production at the cellar and continues to create outstanding wines from Chardonnay and Pinot Noir, inspired by the philosophy that the unique characteristics of the vineyards and terroir are pivotal to the creation of wine, and that human intervention in the cellar should only facilitate the process. 40

Tasting Room and Restaurant with a spectacular view

At the Haute Cabrière Tasting Room, guests can enjoy wine tastings overlooking the spectacular Franschhoek wine valley. Cellar tours offer guests the opportunity to learn more about the farm’s rich history and provides a behind the scenes look into the winemaking process. At the end of the tour guests are treated to a dramatic display of sabrage – the art of opening a bottle of Pierre Jourdan Méthode Cap Classique with a sabre. By prior arrangement Hildegard von Arnim can also present private cellar tours and tastings in French or German. Haute Cabrière Restaurant offers lunch and dinner in the majestic mountain cellar restaurant or on the terrace overlooking the valley. Chefs Nic van Wyk and Westley Muller’s cooking style is firmly rooted in French technique, incorporating uniquely South African flavours. A highlight is the six-course tasting menu, each course thoughtfully paired with the Haute Cabrière and Pierre Jourdan wines.

ART SCENE Text Barbie Meyer | www.barbiemeyer.com Images Supplied by Artist

Barbie Meyer, actress, singer, writer and art lover was asked by Imbizo Gallery owner, Isabel Roos, to chat to us about the work of painter: Frances Schandera-Duarte.

B

orn and bred in Mittweida, Germany, Frances Schandera-Duarte has the sort of good looks, as my Mother would say, “that would stop the traffic”.

Upon meeting Frances, one realizes very quickly that she is just as gorgeous (or perhaps even more so, if that is humanly possible) on the inside as opposed to the more obvious, dark and exotic outside. Frances is a full time painter who is gentle and softly spoken yet determined and highly efficient – the latter being “a very German trait”, she laughs. She is quick to bubble into laughter and admits that she really is not a complicated person and would simply describe herself as ‘happy’. Something she tells me that she thinks about frequently is: “You can have everything but if you’re not happy within, you have nothing. I have so much to be grateful for because happiness is an enormous gift”. 43

Frances spends half the year in Germany and the other half in sunny South Africa. This globe-trotting lifestyle came into being because of a trip she first made out to this country seven years ago to complete her Master’s Degree in Art. She fell in love with her South African soul mate and the Country in quick succession (and in that order). “Of course I love Germany,” she tells me, “it’s my home, but the warmth of the South African people, the vibrant colours and the climate in South Africa is simply incomparable.” Frances ‘celebrates Africa daily’ when she is here. As I listen to her speaking passionately about our land, I realize that she possibly has the edge over most of us in this country. She is one who actually chooses Africa as her love whereas many of us born here take it somewhat for granted. Good lesson in that. She is a total breath of fresh, snowy German air punctuated with warm, sunny, African thoughts – I like her. Everett Duarte, her husband, is also a full time artist and together they have Santi, their seven year old daughter who is blonde, bold and loves the warm Indian Ocean and unicorns with an unbridled passion. Frances, your early works were created using a very much cooler colour palette – why’s that? Africa has changed that! Quite simply those were the cooler, whiter, winter colours of Germany that I used before. I had no idea what I was in for when I started painting in South Africa over seven years ago. I was suddenly exposed to a country just bursting with colour: wild Strelitzias, incredible landscapes and so on. It is exciting as my work is naturally growing bolder, more vibrant, warmer and brighter. Even the scale of my works have become bigger to echo the space and vibrancy of this country. Painting is a journey for me – so there will always be change and ebb and flow. When I paint in Germany there will be change again… and I like that. What inspires you to paint the next piece? Beautiful things inspire me: flowers, landscapes, foliage, water – but I think the basis is always colour. The colour of things inspire me to paint – I want to capture a likeness of those colours on the canvas. I paint from my gut. Do you mix your colours or work straight from the tube? I really enjoy the mixing of colours, that is a big thing for me but there are a couple of exceptions which are just stunning straight from the tube. Take the colour ‘Sap Green’ for instance – it is absolutely gorgeous and impossible to mix – believe me I’ve tried! It’s a rich green that runs into a yellowish colour if you thin it down – I’m totally addicted to it. You will see a great deal of it in my paintings…and I’m really not even a very ‘green’ person! Your pieces appear ‘textured’ – tell us how you do this? Yes, I love texture and experimenting with things other than just oil paint in my works. I often incorporate sand or gauze and mix oil, water and ink to achieve 44

Every artist dips his brush in his own soul, and paints his own nature into his pictures.” Henry Ward Beecher

various interesting layers and effects. To me, a painting should beckon the onlooker to want to reach out and touch it…that for me is a really cool compliment. Would you agree that your art is an expression of yourself? Yes, a selfish one! I am very spoilt as I get to do what I love doing every day of my life. I don’t even have to draw a flower like it is - I give you my interpretation of it. My pieces are most definitely an expression of myself. What did you want to be when you were small? There were two things: firstly an artist and secondly a marine biologist. My parents, being very ‘sensible’ and ‘German’, (laughs) didn’t think a career in Arts would be a sustainable life-style and so we compromised. I studied the most creative thing they could get their heads around: fashion design. And I am glad I did – as it gave me a great eye for aesthetics and colour pairing. Do you do Commissions? Yes, I do – and I think the fashion design stood me in good stead for being able to sharpen my skills in following the client’s brief. But I have to say that commissions can also be pretty stressful

as the client may be prescriptive and what is in an artist’s head is not necessarily what is in the client’s head! Do you ever make mistakes and paint over works? Yes, I do, but I don’t call them mistakes just ‘happy accidents’. And often these happy accidents are even better than if I had put down exactly what was in my head. In fact I find that the original picture in my head never turns out exactly how I planned it – I just have to do it and see what works. And then yes, sometimes if I have overworked a piece, I simply can’t go back. It drives me nuts as there is such a fine line between reaching a good point in the painting and totally overdoing it until the freshness and excitement has gone. In those cases I get a big fat brush and paint it white and start again (she laughs). Do you own and admire any other artists’ work? I love Hodgin’s work and would love to own one. I hugely admire the abstract expressionist work of Cy Towbly. And of course, we own a life-sized Marke Meyer sculpture entitled ‘Summer’ - I was the model for this piece (and that’s how I met Everett who was painting and exhibiting with Marke at the time – but that’s a long, juicy story

for another day!) Highlights in your career? Mmmm…receiving international recognition for a piece of mine entitled “Collage” in the Marianne-Brandt Competition 2001 would be high on my list. Also up there was winning a competition in Germany at The Art Club – that was for a very white, snowy water lily scene. Am I allowed a 3rd highlight? (laughs) because I have to add that my top highlight was becoming a Mother to Santi. Has Motherhood changed you in any way? Absolutely. It’s funny because before I had my daughter, I didn’t really think about things, I just ‘did’. Now it is different as I work harder and longer on a painting. I want to be a better painter, I have become more ambitious. I suppose I want to be the best Mother and role-model that I possibly can be to her and I need to be more responsible to do that! What do you do when you’re not painting? I do the marketing and the admin and the more normal, boring stuff. Then I spend as much time with Everett and Santi as I can… preferably outside in the sunshine.

For a good meal you can head for one of the restaurants on the beachfront, Wilsons Wharf in the harbour area or join the trendy crowd in Florida Road. The Suncoast casino has loads of entertainment options as do the many shopping centres. The CBD is the main business hub in Durban. A number of large businesses have their offices in the area and it is still a thriving retail centre. The Golden Mile stretches from Ushaka to the Suncoast Casino Complex. Its broad promenades make it perfect for running, cycling, walking the dog or skateboarding. The warm waters, protected by lifeguards and shark nets, are popular for swimming and surfing. The iconic Moses Mabhida Stadium was one of the host stadiums for the 2010 World Cup. It is close to the Kings Park Stadium which is home to the Sharks rugby franchise. Adjacent to the stadium is the Peoples Park, popular with families for its play area, cafe and sports fields. Other parks popular with parents are the Botanical Gardens, Bulwer Park and Mitchell park which also has a small zoo.

"Do what you love and you will never work a day in your life!" - Marc Anthony. Growing up my brother repeated some version of this famous quote more times than I can remember. Working in the not so glamorous field of accounting for most of my working career, this honestly did not make too much sense.

N

ot all of us start out our careers doing something we love and we most often have to settle on something that pays the bills. The very last thing that I ever expected to do, was anything in the beauty industry. However, the beauty industry has changed so dramatically over the last decade or so, that studying in the beauty or holistic industry has now become additional skills that every person can benefit from. Let me tell you my story. After working in the corporate field all my life, I decided, at the age of 40, to do a Reflexology course. Reflexology was introduced to me by a family member and I fell in love with the concept. I did this course in 2016, and in 2017 I started my own beauty college. I have completed some of the courses the college has to offer and plan to do every one available to eventually, in a couple of years, be approved to work on a cruise liner. What a career change, you might say. However, my brother's words are suddenly ringing true! This is what I have learnt about this industry in the past year.

BEAUTY

Beauty is a skill that all ladies, but I believe men as well, must acquire. If we gain this knowledge, we can apply it and pass onto our kids so that we will know how to look after our own skins and bodies properly from an early age. Remember it needs to see us through our entire life. We all see the beautifully made-up faces in magazines and wish that we can look like that and.... yes, we can!!! Small make-up techniques and skills are all that is needed!

We also offer masterclasses, for example. Bring your own make-up, and in a couple of hours we will teach you how to work with the make-up that you have, to give you that gorgeous look.

Beauty Specialist Training Centre do not just focus on beauty aspects, but also the holistic modalities. These include Reflexology, Aromatherapy, Diet and Nutrition, Holistic Massage, Sports Massage, etc. Once again, we all think I am never going to use this? However, the essential oils used in Aromatherapy for example, we use in our daily lives. How many of us drop lavender in our bath water at night when we feel tired? Do you know that there are oils that can assist is in all aspects of life!

hile WINTER is mild along the shorelines of the Durban golden mild, we can still feel the effects of the brisk, biting and cold winter’s wind that comes down from the Drakensberg Mountains; the wind that bites at our skins, leaving behind ashen memories of our once bronzed sun-kissed skins. Oh Boy! What to do. We spend countless coin, at countless counters, and yet alas our skin stays ashen, and our lips broken. The solution is a surprisingly cheap one – Coconut Oil. Well actually, it is so solid it may be mistaken for a wax, yet it quickly melts away when applied to the skin. Coconut oil is thick, rich and luxurious just begging to be massaged into our dry wintery skins, relieving cracked areas, reducing wind swept cheek burns and leaving luxurious layers on our lips. Worried that it might be greasy? While it is thick going on, due to its natural nature and molecular structure it disappears relatively fast.

Winter morning has broken. We stand with hands wrapped around mugs that release curls of hot steam wisps into the cold morning air, looking out at the beauty of the sunrise. Then we get dressed, and the poetic words fall away to the reality of winter skins.

Worried that it may smell unpleasant? Make a generous helping for the week, mixing in 5 drops of Rose/Neroli/Lavender essential oil to every 50ml of oil. Coconut oil has a high anti-oxidant value, which when applied topically (onto the skin) controls free radical formation, thus preventing oxidative stress (ageing). The high anti-oxidant value also improves the healing ability of the skin, often reducing bruising too. Collagen, one of the main components in our skin’s make-up, ages through a process called glycation. Rich level of Vitamin E and K, as well as minerals, strengthen dermal skin tissue and improve the appearance of lines and wrinkles by reducing collagen cross linking, which appear as deep wrinkles on our skins.

While being numbed by the chill I stand cemented to the ground and admire the beauty of sunrise On a winter's morning.” Dr Nombuso Mthethwa, KZN

Even those of you who battle with some form of eczema or dermatitis should try out some of the healing properties of coconut oil. Perhaps you hesitate as you have already been through countless remedies and feel safe with what you know. Try it. And the emphasis is on try. Find a small patch of skin, dab on some coconut oi morning, noon and evening to that same spot. You may even feel safer applying the cream you currently use over the coconut oil (once it has absorbed of course) Add an extra dimension of care with just one drop of Neroli Essential Oil to every teaspoon of coconut oil, thereby reducing dry, red and irritated facial skin. As an added bonus, coconut oil has a SPF rating of around 7, which is just enough to get you to work and back.

COCONUT

It is probably also a daunting thought for those of you who battle with skins with bacterial, viral or fungal infection to use coconut oil, but give it a try. Coconut oil has powerful antibacterial, anti-viral and anti-fungal properties. Combined with the Capric acid, another component found in coconut oil, it is difficult for acne-causing bacteria to return. Lauric acid boosts the anti-viral properties of coconut oil making it an effective treatment and prevention of reoccurring viral and fungal infections, especially when combined with equally powerful and preventative essential oil of Tea-Tree. So next time your walking group all gather along the promenade to stretch your legs in the crisp winter air, take a minute to share all these wonderful coconut insights. And we can then all return to admiring the morning sunrise on crisp winter mornings, moisturised and wrinkle free! Coconut oil is now so freely available, so make sure to check the label. Ballito’s Lifestyle Centre was developed 15 years ago and had a big impact on the small community at the time, changing shopping patterns completely. In April 2017, it was dealt a massive blow with the launch of a new 70000m2 regional mall directly across the road. 26 national tenants, comprising 30% of the tenant mix, including almost the entire fashion component, closed their doors to move over the road at the end of March 2017, resulting in a loss of 12000m2 or 40% of previously tenanted floor space.

lives, and has become the big focus of this centre. The new Eat Street node offers a choice of niche restaurants in a cosmopolitan, open air environment. It is now a street scene setting with stunning architecture, attractive landscaping and hardscaping, outdoor seating and beautiful lighting, all topped with great food and superb service. New restaurants include Mythos, Mo Noodles, Lupa, Salsa, Peron Peron (a unique Argentinian Grill), Blackstrap Craft Distillery and Alchemy Bar, with 45 on Eat Street and Katmandu opening their doors later this year. Loyal customers still frequent their ‘old favourites’, such as Beira Alta, Zara’s Café and LOAF Café & Gin Bar which were also revamped, while other new foodie offerings in the centre include Chateau Gateaux Patisserie, Krispy Kreme and Melissa’s.

W

ith the opening of the new shopping centre across the road, a decision was taken to “redevelop” the Centre. The face of the North Coast had changed rapidly over the past few years, and it was necessary for the Centre to evolve as well. A redevelopment and repositioning project ensued to ‘differentiate’ rather that ‘dominate’. Two major areas of redevelopment were identified, being The Market, a 1600m2 permanent food market, incorporating carefully selected local artisanal food entrepreneurs, and Eat Street, a family fine-dining node. Food is a huge part of our

By far the biggest talking point around the refurbishment has been the opening of The Market. Featuring an array of locally-created food in a carefully designed, contemporary, open-plan setting, The Market is a wonderful addition to the centre’s already impressive food offerings. The array of artisanal food traders includes Home Grown Organic Produce, Yoli’s Bakery, Science of Coffee Roasters, Taylor’s Meats, Scoop Ice Cream, The Juice Kitchen, Bavarian Deli, Robson’s Brewery, Tree, We Are Food, FISH, Bird & Co., Cumin & Coriander, Olive-ATwist and Orchids & Exotics. On the shopping side, anchor tenants Lifestyle SUPERSPAR, Woolworths Foodmarket, TOPS Liquor store and BBS MICA remain, while new tenants include Dis-Chem, Sportsmen’s Warehouse, Baby City and Toy Zone, with smaller boutique stores such as The Gentry,

GENIUS SERIES 62

Student Edition

Daren Denholm, known as the Memory Guy, is a Northwood old boy and the highest placed African competitor and the only person to compete in the World Memory Championships six times in a row, from 2006 - 2011.

D

aren, the founder of GeniusSeries.com shared insight into his journey with LUXE – from being diagnosed with ADHD and battling as a student, with little hope of passing his university degree, to becoming a world-renowned expert at the art of retaining facts and helping others to do so. Preparing well is vital for a less stressful experience that will boost your confidence. Stay healthy - Start every day with a healthy breakfast, take a multivitamin, drink plenty of water and get enough sleep. During sleep, information is hardwired in your brain, making your learning more effective. Try to maintain a healthy physical, emotional and spiritual life. A lot of mental energy gets depleted through studying and you need to find a way to replenish the well. Don’t allow distractions - Be specific about what you want to achieve and think about this every day. Your brain never sleeps and continuously provides answers in line with what you deem to be most important as well as what you think about most often. If you spend most of your time on social media, you’ll be distracted and your brain won’t be working at peak performance.

and working on your concentration. It’s much better to split your studying into short, focused study sessions made up of 20 to 30-minute segments of time followed by a short five to seven-minute break in between. This not only gives your brain a chance to rest, but also an opportunity to reflect and reinforce what was learnt. Highlight key information only - A recent study of university students across the US found that highlighting information with a pen was the least effective study method. This was because most had the tendency to highlight too much information rather than sticking to the core details. Completing past papers under strict time frames was found to be the most effective method. Use flash cards - One of the most effective study methods pinpointed by the US study was the use of flash cards. This entailed writing key facts on cards and then reviewing them frequently to commit them to memory. Trying to get faster at recognising the key points will increase your focus as it gives your brain something to work towards.

Double your productivity - You can do this simply by halving a to-do list. Achieve more by doing less. You’ll be a lot more productive if you choose one or two major areas of focus each day. This can be one or two sections of a subject, for example, or one or two subjects separately – for instance English in the morning and maths in the afternoon.

Watch the clock - One of the best ways to increase your learning speed is to time yourself. You’ll usually manage to do what you need to do in the time limit you set yourself. You’ll be amazed by how much more productive your brain is when it has a very limited time to complete a task or learn a section of work. Set a specific goal for the session. Your brain is at its creative best when it has a problem to solve. The more ambitious the goal, the more energy you’ll have to achieve this goal. Achieving the goal is less important than working towards it.

Give yourself a break - Never study for long periods at a time. Even an hour is too long, unless you’re practising a past paper

Take time to reflect - At the end of each day spend 20 to 30 minutes reflecting on all core information learnt that day. Eighty

percent of information is lost within a 24hour period if not reflected on correctly. Learning without reflecting is like eating without digesting. Spend one to two hours reflecting on your work each week. Stick to the key facts - You can accomplish 80 percent of your work with 20 percent of the effort by first isolating key information and using this as a foundation. Once you have this in place you can focus on the less important information. Don’t be overwhelmed by the volume of work. Break it up into bite-size chunks and just keep building consistently. At the end of the study session get a blank piece of paper and try to recall as much as you can. Then check to see what you’ve remembered and make notes. Doodle - Avoid a mental block in an exam by taking a deep breath, trying to stay calm and doing your best to doodle any key information closely related to what you’re “looking” for. Stress immediately shuts down your ability to access your long-term memory, but doodling closely related information almost always triggers your brain into finding the answer you’re looking for. Think positively - Change thoughts such as “I’ll never remember all of this stuff ” and “I can’t cope” to positive thoughts such as “My work is planned, all I have to do is stick to my daily schedule” and “I can do this!” A change in attitude can do wonders to ease your mind and ensure you study effectively. When a moment of panic sets in take a minute to refocus with some deep breathing. It’s a tried-and-tested way to relieve anxiety and refresh the mind. The Denholm Family Daren and his wife Kath live in Tinley Manor with their 3 children , Jack, Alistair and Abigail. Daren is a born and bred Durban chap and Kath was born and bred on a farm in Northern Zimbabwe. They are both passionate about God and education and they long to see lives changed through these. Kath is a speech therapist, by profession. Before meeting Daren, she had researched him thoroughly and longed to have him train her and her colleagues in the world of memory. But alas she could not afford him. By chance they happened to be in the same group at a church Alpha Course and the rest is history. Daren trained her up, free of charge and Kath competed, with him in the World Memory championships in China in 2011. Before children, in their spare time, Daren loved to surf and Kath loved to watch nouveau movies and socialise. They both enjoyed travel and meeting other cultures. After children, they no longer have spare time! 63

There is an entertaining story about a lawyer in North Carolina who bought a box of rare and expensive cigars, then insured them against fire. A few weeks later, after smoking all the cigars, he filed a claim against the insurance company, claiming that the cigars had been destroyed "in a series of small fires".

LEGAL MISTAKES Humorous or Costly? U

nsurprisingly, the story goes that the insurance company refused to pay, arguing that he had consumed the cigars in the normal way. The lawyer sued and won. The judge concluded that, on the wording of the policy, the insurance company was liable - it had failed to limit its liability by defining what would amount to an "unacceptable fire".

Once consensus is evidenced in a written agreement it is only in very limited circumstances that a contract is unenforceable. For example, it will generally not help a party who wants to avoid honouring an agreement to argue after the fact that it was entered as the result of a mistake. This was essentially the finding by the Supreme Court of Appeal in the case of Botha v RAF.

The company, rather than incur the costs of appeal, paid up $15,000, whereupon it reported the lawyer to the police. He was arrested and subsequently convicted on 24 counts of arson - intentionally burning insured property - and sentenced to two years' imprisonment and a fine.

The good news for Mr Botha was that he had entered into a settlement agreement with the RAF. The bad news was that a significant portion of his expenses, that should have been included in the settlement agreement, were excluded as the result of an error. Importantly, this error came from Mr Botha’s camp and was unknown by the RAF at the time the settlement agreement was concluded.

The story is surely not true, but it does illustrate the importance of ensuring that parties to an agreement are appraised of all the facts, clear on what they are agreeing to and that related contracts are properly drafted. The most important aspect of any agreement is consensus. The function of attorneys is to facilitate the reaching of consensus and thereafter to properly and clearly record what has been agreed. 64

Mr Botha tried to argue that the mistake was grounds to effectively cancel or amend the agreement. The SCA held that because the mistake was not common to both parties and it was reasonable for the RAF to assume there was consensus, the mistake could not be relied on as grounds for cancellation.

The lesson again is that it is important for parties to agreements to be appraised of the facts, clear on what they are agreeing to and for related contracts to be properly drafted.

RE BALANCING When it comes to successful investing, maintaining your share portfolio is at least as important as your initial investment decision.

R

egularly rebalancing your securities portfolio should form a key part of your investment strategy because it helps to ensure your portfolio remains aligned to your objectives, which in turn helps to ensure that you are positioned to meet your investment goals. However, many investors avoid rebalancing – much to their detriment! What is Portfolio Rebalancing? A portfolio’s risk and return characteristics are mainly determined by its asset allocation. Rebalancing is primarily aimed at minimising risk relative to a target asset allocation, rather than trying to maximise returns. However, investors often question the benefits of rebalancing, especially after periods of strong market growth. They find themselves wondering:

If my portfolio is doing so well, why do I need to rebalance?” Preserve your portfolio's risk characteristics. When we first help clients build their portfolios, we do so based on how much risk they want to take and their long-term investment goals. However, market movements over time result in the makeup of portfolios changing. Share performances differ relative to each other, and across sectors. Sometimes growth shares fare better and sometimes value shares outperform. Relative market performance changes your portfolio composition. During times of strong market growth, you may be tempted to take on more risk in your portfolio. Conversely, the theory of loss aversion states that we hate losing money more than we like making it. When stock markets go down, and you see losses in your account, it’s tempting to react immediately and make changes.

Either doing nothing or making too many changes to your portfolio could therefore mean that it drifts away from its original asset allocation. This impacts both the risk profile of your portfolio and your ability to meet your investment goals. Take a structured approach to your portfolio adjustments. Rebalancing is best approached in a structured and planned manner. Making wholesale changes is not advised. If the shares in your portfolio have performed well over time, you should smooth the switch into new shares in your portfolio. Unless you have a share in your portfolio that has not delivered on your investment needs, the generally accepted method for rebalancing your portfolio would be to adjust up to 25% of your portfolio on a quarterly basis. If you sell a large portion of your shareholdings, you should also consider reinvesting part of the proceeds in fresh investments. This should be done based on your risk appetite, financial goals, investment horizon and investment objectives.

financial goals. Be disciplined about rebalancing your portfolio. The biggest enemies of rebalancing are complacency and overconfidence. To remain on track, you need to be vigilant about maintaining discipline. For example, although many investors are hesitant to rebalance when markets are at a high, it definitely makes sense to do so, as it allows you to realise profits when shares have risen sharply above the price you originally paid for them. Unfortunately, many investors become emotionally attached to shares that have done well, or conversely, can’t bear to sell out of a losing position and end up realising further losses. The outside perspective of a qualified professional who is not as emotionally invested in your portfolio as you are, is invaluable when it comes to ensuring your portfolio remains aligned to your original investment goals.

Take account of the big life events. It also makes sense to adjust your portfolio when your life circumstances change – whether it involves buying a property, getting married, changing jobs or having a child. This is especially true for investors who begin investing in shares at a young age, as they may initially take on more risk – especially if they enjoy some early successes. You also need to consider if your portfolio is aligned with your objectives in later life. Regardless of your starting point, however, when these life-changing events occur, it makes sense for all investors to review their accounts and ensure their portfolios are aligned to their
