ooh December - how we all love you and look forward to seeing you all year! With the majority of us going on holiday over this time, with perfect beach and pool weather, a festive atmosphere what a fabulous time to spend with friends and family. I'm sure you have noticed but, just in case you didn't, we are surrounded by exceptionally talented, creative, entrepreneurial and very professional individuals and companies here on the North Coast. We've met with and collaborated with so many over the last year - those with drive and ambition, many with an entrepreneurial spirit second to none, creative's producing fabulous work and beautifying spaces - there is no such thing as average here! So thanks to all of you who participated in some way or another - what a pleasure you have made the last year! The opportunity to experience the KZN North Coast from the air was an absolute treat! Special thanks to Rainmaker Marketing for the invitation to their media launch event to showcase Tongaat Hulett Developments pioneering initiative for the KZN retirement market, Retire KZN. Strapped into our very own helicopter, we were taken on a trip along the coast, first up to Tinley Manor Southbank and then back down to Umhlanga to view the Cornubia, Mount Edgecombe, La Lucia Ridge and Ridgeside development sites.

Development in the area is literally booming with a number of small boutique style estates, luxury retirement estates, numerous retail offerings and large scale precincts either officially coming online or construction already having started. All of these developments have taken into account the alluring coastal surrounds and have incorporated nature into their developments. Overnight and weekend's away at both the Hilton Durban and Prince's Grant Luxury Lodge were a highlight for the LUXE team. The attention to detail in both establishments, particularly customer service, was exceptional. Nothing beats top notch service and I think this is just the tip of the iceberg when it comes to travel getaways in our region. To add a bit of summer flavour to this edition, we collaborated with Beach & Beyond to showcase their latest range of swim and beach wear. On location at Christmas Bay in Sheffield, we spent a fabulously fun morning with a great team of photographers, stylists and models - a perfect way to show off our beautiful shores. Enjoy the festive season, and here's to bringing in a spectacular 2017...

OFFICIAL SIBAYA PRECINCT LAUNCH Sibaya Coastal Precinct, one of the most significant and largest place-making endeavours of its kind in KwaZuluNatal, was officially launched on the 4th November by Tongaat Hulett CEO, Mr Peter Staude, Tongaat Hulett Land Conversion and Development executive, Mr Michael Deighton and Mr Sihle Zikalala, MPL; KZN MEC for Economic Development, Tourism and Environmental Affairs. Situated between the natural boundaries of the Ohlanga and eMdloti river estuaries and stretching from the national N2 highway to the Indian Ocean, Sibaya Coastal Precinct incorporates seven nodes and spans over 1,000 hectares of prime beach, forest, river and hilltop land. The Precinct represents a link along the eastern seaboard that will ultimately connect local residents and visitors to an integrated, thriving community. The MEC said the project, which is expected to inject an estimated R50-billion into the regional economy and also result in the creation of some 300 000 jobs, would go a considerable mile to cementing KZN’s reputation as one of the country’s leading regions with respect to property and real estate business. According to Peter Staude, “Sibaya Coastal Precinct is amongst the most highly sought-after,

developable land in South Africa, and is set to boost the potential of KZN’s primary growth corridor. It has become increasingly important for estates to offer more than just a safe environment. The facilities and amenities are becoming an important factor for those looking to invest in these communities.

T

he facilities and amenities available within gated estates will usually depend on the following factors: The size and community structure; the demographic make up; and the geographical location. In most cases the larger the Homeowners Association the more facilities that can be viably provided. Some of the activities that are provided for within these communities include golf, horse riding, tennis, squash, swimming, gym, cycling and fishing. Facilities may also include shops, offices, clubhouse, playgrounds, spas and clinics. Whilst the list of facilities and amenities in some estates are no doubt impressive, it is important for buyers to consider which estates provide suitable facilities and amenities for their needs, as there are running and maintenance costs for all of these and for some, it can be considerable. The placement of certain facilities on the perimeter of estates enables them to cater to non-residents and can minimize the costs to the Homeowners Association, whilst not compromising security. There is a rapidly increasing number and variety of estates within the golden corridor, ranging from large estates boasting a huge number of facilities and amenities to the small, very exclusive boutique estates. In addition to the facilities and amenities, all estates have an internal infrastructure that must be maintained by the Homeowners Association. These may include roads and verges, street and common property lighting, perimeter fence and walls, security systems, water and sewer lines, pump stations, (electrical reticulations), dams and forests/open spaces. Again all of these have a cost associated with their upkeep and whilst the estate is relatively new, these costs may appear minor. The directors of a responsible Homeowners Association will compile a register of all the Association's assets (or liabilities depending

A portion of the levy should be invested and set aside for this purpose. If this is not done, home owners within these estates will find themselves hit with a series of special levies, which, as the estate ages, will become more considerable.

Whilst there is the obvious benefit of being able to pool the resources of these communities, it is important for investors and home owners within these communities not to be afraid to ask questions. It is not always justified, in the long run, to be attracted by a lower levy. It is common for facilities/amenities and other common property to be transferred to the Homeowners Association and all of these will be known and determined in advance, which will enable good planning in terms of cost management. At some point in the development

the control of the Association will also be handed over from the developer to the home owners and the developer will exit. Prior to the departure of the developer, the home owners and the Association should ensure that as they receive the ownership and future responsibility of the various assets and that they receive all the required certifications to ensure that all is in order. For example, it should be verified that roads have been constructed to the required standard and that other infrastructure that is not always visible, like sewer and water lines are not only to the required standard, but that they are where they are supposed to be. Living in a suitable, well run gated estate is sure to transform and upgrade lifestyle significantly. Exposure to luxury facilities and amenities and scenic, secure landscape is enough to convince most to make the change to estate living. 13

SWIM IN CLEAN WATERS

& SPARKLE LIKE JEWELS Are you contributing to the sparkle of your water or are you adding the poison that will ultimately lead to your destruction?

I

love road trips. To steer the nose of your car in a new direction with the promise of stumbling upon new adventures and meeting interesting people, hearing untold and unique stories, is music to my soul.

On a recent road trip in the small Karoo we happen to visit the spiritual beauty of “Temenos”, a breath-taking oasis in the middle of the small town of McGregor. It is in these gardens that a story was whispered to me… the story of a Koi Pond and a young girl called Lily. Lily would come to the gardens daily to sit next to the pond where the Koi fish would swim. The colours of the Koi would remind Lily of her grandmother’s jewels. The Koi fish would come up to the surface of the pond to greet Lily, silently opening and closing their mouths without making a sound. Lily would mimic their greetings. They would silently greet one another. One day Lily came to the pond and sensed that something was wrong. The Koi were opening and closing their mouths and leaping about the water. They were trying to tell Lily something. Lily crouched down to try and understand what they were silently mouthing. “Water! Water!” Lily was puzzled as there was plenty of water that they were swimming in. Eventually a frantic Koi leaped so high that it landed on the grassy bank.

Frightened for it, Lily pushed it back into the water, only to have another Koi leap out of the pond to land at her feet. “Water! Water!” Realizing that something was wrong, Lily ran to the gardener for help. Arriving at the pond the gardener first put his finger in the water and then in his mouth to taste it. There was something bad in the water. Something very bad for fish! He called out and all the gardeners came running. There were many things to do that must be done immediately. They opened the pump to flush out the bad water, every drop. They gave Lily a fresh bucket of water and she carefully lifted each Koi to safety. The gardeners pumped good and clean new water into the pond until it was filled right up and overflowing. Thanks to Lily the Koi was saved. One by one she released the Koi into the new waters to swim like flowers and to sparkle like jewels. And as she opened her palm to let each one go she said: “Water! Water! Water! Water!” When she was done she skipped all the way home. [Come into the Garden…WISDOM STORIES from the Garden of the Beloved]

The story of how Lily saved the Koi made me draw an analogy between our lives and a pond that we swim in. The way we choose to live, will determine whether the water of our ponds is clear and sparkling or whether the water is dark and murky. There are so many things in life that can pollute the water of our ponds, or can contribute to the sparkle of life-giving water. Be mindful of the following three ingredients for a clear and sparkling pond: SURROUND YOURSELF WITH GIVERS, NOT TAKERS “Givers have to set limits because Takers rarely do.” [Henry Ford] People inspire you or they drain you. Choose to surround yourself with energetic, positive and fun loving people who focus on the beauty of living. These kinds of friends and family members serve to ignite the fire within and add to your sustainable joy. They are the life-giving waters that allow you to swim and sparkle with your own jewel - like light.

These thoughts and perspectives will oxidise the water that you swim in, giving life to you and the people that cross your path.

Clean your pond of all bad habits. Practice self-discipline. Start implementing good habits. Detoxify your life. Look after your body and keep fit. Fill your body with good food and practice slow-living. Sleep well; make time for laughter, for sunsets, for long walks in nature. Hold your loved ones close. Find your own north star, your own purpose. “We become what we repeatedly do.” [Covey] Be acceptant of yourself. Practice integrity, show respect…to yourself, your environment and everybody who share this globe with you. Be kind to yourself; be kind to strangers, acquaintances, friends and family alike. LET YOUR RELIGION BE KINDNESS If the water of your pond has become murky and toxic, seek help. Speak up, reach out. You will be surprised how many gardeners are willing to assist with the purification of your pond’s water.

Indeed, price escalation within estates is as much as twenty percent higher than that in free-standing homes. hilst primary residences are not usually classified as investments, the fact that capital appreciation in estates is generally good, gives buyers the comfort of knowing that not only are their homes desirable lifestyle choices, but they are also solid medium to long term investments. For the past two decades, the security estate market has grown in leaps and bounds. Now, in addition to this trend, we are seeing the notion of secure living extending beyond the walls of individual estates and spilling over into precincts as a whole. The threat of crime is not contained by simply having isolated estates within unmanaged suburbs. More and more, home owners are wanting secure neighbourhoods and precincts within which to live, work and play. Along the KZN coastal belt, this burgeoning concept has been implemented with tremendous success. In 2007, Umhlanga Village was facing rising commercial vacancies attributed to growing urban decay and increased competition from the managed precinct in Umhlanga Ridge. These conditions had a negative impact upon growth in commercial and residential values in and around Umhlanga Village. To address this issue, Brian Wright was tasked with founding the Umhlanga Village Urban Improvement Precinct (UIP), which has managed to successfully stem the tide and re-establish Umhlanga as one of the most desirable holiday destinations and property investment locations in the country.

Broadly speaking, the UIP has a dual focus. On the one hand, it provides services on the ground in the form of cleaning, maintenance and security, with a strong focus on green area development. On the other, the UIP is focused on lobbying the municipality for improvement in municipal services and investment infrastructure. It works in conjunction with the municipality to ensure that public services are being delivered to the required standard, and fills the gaps where necessary. The UIP also serves as a community go-to point for service requests, whilst providing credible and relevant news feeds to the local community. With the Umhlanga UIP having garnered so much support, Umdloti has now followed suit and is also managed by a UIP with similar goals and an equally robust commitment to service delivery. Newer precincts, like Sibaya, have taken this managed concept to even greater heights. environment which is underpinned by strong ecological principles. The idea of living in a selfsufficient, secure haven perched above the ocean with sweeping sea views is very enticing, and hence it is not surprising that buyers have been queuing to acquire a piece of this coastal gem. We are certainly noticing the positive spin-offs of managed suburbs in terms of property value. Signature, Sibaya, has set a new benchmark in terms of pricing for vacant land, with stands of 2000m2 selling for as much as R10,5 million. Similarly, a deeds office analysis of price growth in Umhlanga over the past five years,

has shown that Umhlanga prices have risen by approximately 8,8% per annum, as against the national average of 5.9% per annum. The demand for both Sibaya and Umhlanga is also evidenced by the number of developers flocking to these areas. New developments like Oceans Hotel Apartments are achieving record prices of between R55 000 to R63 000 per m2. This is extremely encouraging for KZN as a whole, as managed suburbs and precincts like Umhlanga, Umdloti and Sibaya have firmly placed KZN on the global map as a destination of choice for residents, holiday-makers and investors alike.

COASTAL ESCAPES We chatted to local entrepreneur Louise Smallwood about the phenomenal rise of her five star hospitality business, Luxury Coastal Escapes.

B

orn in Johannesburg, Louise turned country girl after moving first to Hillcrest and then onto a farm in Nottingham Road until leaving for Rhodes University to go on to graduate with a Bachelor of Arts in 2001. She swiftly left SA for London with all her friends from University and only moved back to South Africa in 2015. After working for one of London's best estate agencies, Douglas & Gordon, where she managed luxury high end homes, Louise landed a position with a relocation company called 4square which managed the relocation of McKinsey & Company employees and their families. “This job allowed me to get to know London inside out. I was chauffeur driven around London with clients and their families, showing them suitable homes, schools and doing orientations of neighbourhoods. The experience set me up for my next few years”, says Louise. Onward and upward, Louise went on to manage the relocation of senior executives and top level management of some of the biggest companies in the world with their families into London. In 2009, she set up a business called 'myrelogenie' with a colleague and long term friend, Lorraine Chandler, taking on a major client called Santander Bank (one of the largest banks in Europe) and managed the relocation of all their employees between Europe and London/UK. Louise relocated back to South Africa with her son Joshua (now 5) in early 2015. After never having lived on the coast, she decided that after 13 years of cold UK weather and very few holidays that she was going to live in a holiday destination, where the weather is good all year round. Luckily Ballito is where some of her best friends live and is now also where close family are moving to. With a passion for property and interiors, Louise started thinking about setting up Luxury Coastal Escapes towards the end of 2015.

“I created a website and then promptly forgot about it for a few months. It was only when a friend of mine contacted me to manage their holiday home in Salt Rock, that the ball really started rolling”, recalled Louise. GREENING THE DUNES The holiday town of Ballito continues to enjoy high volumes of property investors who want to purchase homes in the area. Since its establishment in 1954, the area has been a popular destination for those looking for a change of pace. Often described as the Caribbean of the North Coast, it has become a firm favourite among South African holiday makers, foreign tourists and property investors alike.

iving in Australia on and off since 2000, successful Durban born business woman, Lara Campese and her husband, former Australian rugby player, David Campese along with their three kids, Sienna (11), Jason (9) and Mercedes (5), have finally made this beautiful stretch of the Kwa-Zulu Natal North Coast their home. When Lara’s parents spotted a beautiful level plot for sale in Mount Edgecombe Estate, the Campese’s jumped at the opportunity to build their own home. Building within the estate guidelines was easy to comply with. “Even

though there must have been problems at 34

times, this was dealt with so efficiently and professionally, that it never became an issue”,

explains Lara. The building team was professional and on time, making the build experience a pleasant one. With David often traveling, it was important that the family felt safe and secure - this was one of the biggest factors to build within an estate. As Lara’s parents and most of the kids’ friends also live on the estate, the family truly enjoys the community lifestyle. TEN STEPS TO BUYING OR SELLING A BUSINESS Ownership of a business can take place through buying the shares in the company which owns the target business, alternatively buying the business itself as a going concern. This flow chart highlights ten important steps to follow when transferring a business as a going concern.

Ensure completion of an appropriate due diligence. Consider whether a confidentiality agreement is necessary.

03 TAX CONSIDERATIONS Ensure the sale is zero rated for value added tax in terms of section 11 of the Value Added Tax Act. Consider income tax and capital gains tax with reference to how the purchase price is allocated and paid.

07 PURCHASE PRICE

Ensure the purchase price and triggers for payment are certain.

04 CONDITIONS PRECEDENT If the sale is subject to certain events happening then ensure that these conditions precedent are accurately recorded. A special shareholders resolution authorising the sale will be necessary in order to comply with section 115 and 112 of the Companies Act.

06 ADVERTISING

05 EMPLOYEES

Existing creditors can attach business assets after the transfer of the business if the sale is not advertised in terms of section 34 of the Insolvency Act. If the sale is not advertised consider whether the seller will indemnify the buyer from claims made by creditors.

Employees are automatically part of the deal unless prescribed procedures are followed. Check compliance with section 197 of the Labour Relations Act.

08 WARRANTIES & INDEMNITIES Check that any warranties and indemnities are appropriate and accurately recorded.

10 TRANSFER Be clear on when possession, ownership and risk is transferred. *Consider if any regulatory approvals are necessary e.g. competition approval.

Rainmaker Marketing recently conducted a retirement market research study on behalf of Tongaat Hulett in order to assess the retirement demand in KwaZulu Natal.

T

he retirement market is struggling to keep up with the high demand and evergrowing need for more living opportunities. According to the World Health Organisation's World Report on Ageing and Health, the South African population aged 60 years or older will double from 7.7% to 15.4% over the next 35 years. This is due to the life expectancy age increasing, to which baby boomers (born between 1946 and 1964) are expected to live between 10 and 25 years longer than what their parents did. This vast increase is largely due to the improvement of healthcare, and people leading more active lifestyles. The knock-on effect from this is that some established retirement homes are now left with waiting lists that, in some cases, exceed the average life expectancy. Retirement developments on the KwaZulu-Natal North Coast have, to date, been exceptionally well-received, particularly as market demand massively outstrips supply. There has been a significant residential growth from Umhlanga up the North Coast, due to the fact

that KwaZulu-Natal compares favourably with some of the best retirement destinations in the world, which really bodes well for those investing in retirement. With the retirement market finding it easier to visualise a completed product, it is key reason why some developers have had the foresight to commence construction, as well as commit to a healthcare facility, in their first phase and in line with the launch of their sales. The future trend within the retirement market will see a larger portion being younger buyers who are in many cases, investing on behalf of their parents or for themselves. These buyers will be those who have the ability to identify retirement as one of the stronger residential investment classes. Based on the massive demand and low proportionate supply for integrated healthcare in developments, this forward planning gives the younger investors the benefit when they need it later in life, whilst paying off an investment and gaining capital appreciation.

Aside from that, there is a huge demand for traditional residential community facilities such as heated pools, clubhouses, and outdoor recreational areas. A gym, yoga classes and shuttle services to and from shopping malls is also a key facility. In addition to this, people are wanting a pet-friendly environment. Although not a facility, it is definitely a purchase differentiator. Developers in KwaZulu-Natal are certainly setting the trend for retirement development in South Africa, particularly from Umhlanga, up the North Coast.

COASTAL OASIS Presented with the opportunity to spend a weekend away at the newly renovated Prince's Grant Lodge, we of course jumped at the chance!

P

rince's Grant is tucked into its natural surrounds, a true serene haven taking its cue from the meandering estuary/river and quiet stretch of beach.

Meandering up the coast and through the sugar cane fields late on a Friday afternoon, the surrounds made it feel as though we had travelled much further than the 20min drive from Salt Rock. This 15 room, luxury 4 star lodge opened in 1994 as part of the Prince's Grant Golf Estate. The two-story lodge décor is warm with a large double volume lobby featuring a sweeping wooden staircase, domed ceiling, stained glass doors and windows, polished wood, deep pile carpets and plenty of old school charm. Check in service was friendly and although it felt that we had slipped back in time, the guest fingerprint access control was an ode to the here and now. Shown up to our luxury suite where the view literally took our breath away - the suite is dominated by an enormous arched swept head window with smaller sashed windows to the side, providing a panoramic view over the golf course, forested hills and beautifully backdropped by the ocean. Tastefully furnished with a heavenly bed dressed in quality white sheets and feather duvet and pillows. Plenty of plugs (including the ever elusive two pin outlets), soft fluffy towels and a mini bar fridge discreetly hidden in an antique style bureau with coffee making facilities rounded out the suite perfectly.

The wrap around Natal veranda is the perfect setting for afternoon drinks and can be used for breakfast, lunch and dinner, weather permitting. Our first dinner at the lodge was an amazing lamb curry with one of the best poppadoms I've ever tasted. Although the menu is not overly extensive it is sufficient without over doing it - casual bar food mixed in with a la carte, as well as a Friday night buffet option. An extensive wine list is available and the pricing is very reasonable – you don’t have to break the bank every-time you want to dine! The estate offers an 18 Hole Peter Matkovich designed golf course which is beautifully maintained. It was my first time ever on a golf course never mind a golf cart - this was an excellent way to really see the estate with all its nooks and crannies. The estate has 3 beach access points, all with clean and well maintained ablution facilities. One access point has a beautiful pathway through indigenous coastal forest leading out to a beach that stretches for miles. A quiet place for coastal walks, bird-watching and golfing. We arrived with only a few other travellers, perhaps unsurprisingly, no one was in a rush. With plenty of amenities including tennis and squash courts, canoeing on the lagoon, biking and water activities, one of the best things we did on the weekend, was just to relax!

tarting her career as a swimwear buyer in Chelsea, London Jenny Smart began a journey into swimwear that has seen her creating one of the chicest brands in the market today. In 2004, Jenny designed and launched Stormin-a-d-cup, an innovative swimwear brand which she sold into two of London's upmarket department stores, Harrods and Harvey Nichols as well as selling online and exporting to stores across the USA. In 2005, she and a partner started Biondi, an upmarket swimwear boutique that is still successfully training in Chelsea. After returning to South Africa in 2010, Jenny took over the reins of Stunners, her family's long established swimwear store in Umhlanga Rocks. She then set out to expand her operation by launching Beach & Beyond, a chain of ladies swim and resort wear boutiques, offering a global range of brands imported from Peru to Australia, many brands being exclusive to Beach & Beyond. 30ml fried onion 2 cloves garlic crushed 500ml beef bouillon 15ml chives, chopped 30ml parsley, chopped 3 sprigs thyme

2,5ml pepper 30ml onion soup mix 30ml Worcestershire sauce 1 x 400g can cream of mushroom soup

Put potatoes, carrots and onion in a medium sized pot. Unroll the roast and spread the basil pesto over the inside, sprinkle with fried onion and chopped garlic and roll up again. Place the roast on top of the vegetables, fat side up. Pour in the beef bouillon. Sprinkle chives, parsley, pepper and Onion Soup mix over the meat. Pour Worcestershire sauce and mushroom soup over meat. Bring to the boil and simmer for 40 minutes with the lid on Place the sealed pot in the Wonderbag on a mat or cloth and seal. Leave to cook for5 – 8 hours or overnight. Remove the meat and place under the grill for the fat to brown. Spoon the vegetables on a platter and thicken some of the juices from the pot with some onion soup to make a gravy.

Steamed Christmas pudding (serves 8 – 10) 250ml light brown sugar 250ml pecan nuts, chopped and toasted 250ml chopped cherries 15ml grated orange rind

5ml ground cinnamon 5ml ground mixed spice 250ml milk 1 large egg

Finely grate the butter. Mix all the ingredients except the milk and egg in a bowl. Once well combined, stir in the egg and milk, mix together and tip into a well greased 1.5 litre pudding bowl. Cover with a double layer of buttered foil, making a pleat in the centre to allow the pudding to rise. Tie the foil securely with string, then place in a large pot on a cloth. Fill with water halfway up the side of the bowl and bring to the boil. Turn down the heat to a simmer, cover the pot and steam for 50 minutes, then place the sealed pot in the Wonderbag for 4 hours. If you are preparing this pudding ahead, remove the foil, let it cool slightly, then wrap in cling film and then fresh foil. If you are serving it immediately, unwrap and invert onto a deep plate. Serve with cream or custard

enerally speaking, all children (usually below the age of eightish) are fearless and natural artists. I’m sure you’ve heard Picasso’s beautiful words: “Every child is an artist. The problem is how to remain an artist once we grow up.”

And talking of artists – I think we can safely include all the arts: drama, singing, poetry, sculpture – you name it…Children have a wonderful way of just giving them all “a go”. I think it has something to do with before the fear of failure sets in…but that’s a topic for another day. Sitting drawing with my Godchild the other afternoon, we decided to draw her favourite landscape ‘together’. I usually get to draw the fence and then am instructed to colour in the ‘big bits’ – like fields and skies - which understandably can get a little tedious when there are owls, spiders, rivers and ponds to

be created. I love watching her deal with the watery areas. Sometimes the water is a simple wavy line, other times it is more of a rounded blob-pond kind of a shape (which if biggish – I have to colour in while she adds quirky fish or Egyptian goose babies that would make Picasso jealous). And it struck me how water has always been a subject for works of art. Right from prehistoric times, humans would depict water as a wavy line – much like my God daughter’s. Think of the Egyptian symbol for water for instance – it’s instantly recognizable as water. People have always been, and still are, enamoured of water in the arts. Artists constantly strive to depict its elusive glint, transparency, power, wetness and iridescence through their medium of choice. I chatted to two artists - who love the ocean and all that lurks within it - about why they do what they do.

T

ony Riley (whose name really ought to read ‘Tony Wryly’ to match his quick wit and delightful humour) is a large, robust and talented sculptor whose sea green eyes twinkle when he chats about his pieces. Born in Liverpool, he moved to Rhodesia with his parents as a child. After a successful, long and demanding career in industrial management, Tony and his wife, Brenda, now reside in Lydenburg in Mpumpalanga. (Incidentally Lydenburg has THE best biltong in the world he tells me – note to self: try Bakgat Biltong when next passing through). Tony is one of those delightfully bold yet introvert types who have never learnt to completely edit what they say. This means that he answers questions with brutal honesty, hilarity and unpretentiousness – I love that. He and his wife have a gorgeous, sea-facing holiday home on the lower south coast where I had the pleasure of sitting and sipping a cappuccino in his company last Sunday afternoon, in hopes of gaining a little understanding of how the right side of his brain works. Have you always been an artist? Well, it’s only after I retired from a rather demanding career that I returned to my childhood passion of sculpting. I have to admit that I won a few competitions as a child with the old plaster of paris and mutton cloth technique (laughs and lights another cigarette). So yes, sculpting has always been there in the background but officially, it’s been about nine years now that I’ve been at it. To tell you the truth, (and don’t write this in your article please) I’ve always just seen my sculpting as a hobby – well no let’s rephrase that – junk really(!) until my good wife persuaded me to cast a couple of pieces in bronze. Now that was a good choice of hers! I haven’t looked back. It’s a wonderful thing to sell one’s work- it allows one to keep creating. For me it’s not only about the remuneration, it’s about the validation when someone buys my work. What is the one thing you aim to ‘get right’ in a piece? Oh, well that’s easy – the Line (with a capital L please). The Line in a sculpture is everything to me – it must flow – and I don’t stop until its ‘right’. In fact I have no interest in anatomical correctness; so-called perfection is of no interest to me. I don’t mind if half the piece is missing – as long as the Line is there and it feels right. To be quite honest, I see my work more as a design process. I start with a concept but there are many changes that happen before it finally gets cast. A piece never works out the way I imagined it in the beginning – and I’m okay with that. I don’t just want to do what everyone is doing – I like to create a

little drama in a piece. Once I have the Line right – it’s almost as if I don’t have to continue. Then I know the piece is finished...or perhaps I just lose interest at that point... Tell us about the sculpting process and the space where you do it: Well, I work with an oil-based clay – which is wonderful plasticine kind of stuff. It doesn’t dry out which is great. Once a piece is complete I take it off to Bronze Art Africa – a foundry in White River. Here they make the fibreglass mould for me and go through the ancient process of casting it into bronze. I’m not too keen on fancy colours in the patinas, (chemical process that is done to give the bronze its final top colours). They seem artificial to me. I prefer to keep the piece a simple ‘goldy’ colour. It’s truer to me that way and gives the piece the richness it needs. As far as the space I work in – well that’s also easy: anywhere outside! In Lydenburg we have a lovely view of the bush and I work on an outside table. Here on the coast I can’t help but be inspired by this beautiful view of the sea. You know, there’s a pod of about twenty to thirty dolphins that play directly ahead of us here and the whales are magnificent at this time of the year – why would I want to be cooped up inside a studio? What would you want to ‘be’ if you weren’t a sculptor? Lazy! (No, don’t write that). Mmm – nope, I like doing what I do.

T

here are two things which are immediately evident when chatting to the highly perceptive and talented photographer and painter Loraine Laas. Firstly, one increasingly becomes aware from her initial delicate and quiet demeanour, that there is an almost contradictory underlying fierceness and passion to her personality. She strikes me as someone who doesn’t mind if her next meal is bread or Crayfish Thermidor; yet knows exactly to what lengths she will go to, to perfect her art. This is a full time artist who together with her complex mix of serenity and fiery passion also has the patience of Job! Loraine is not someone easily satisfied with quick fixes or instant gratification. She is both consumed by and entirely committed to her art…and that is just my first impression! The second thing which is evident upon chatting to her is simple: Loraine has a deep respect and love of the ocean, and all that lives above and below it. Have you always been an artist? I’ve always wanted to learn and keep learning about my craft. After school I studied art formally in Durban at DUT. My interest in and passion for painting have always leant towards the more traditional realistic painting style but of course at College, one needs to learn what the system teaches! So I threw myself into these studies, starting with photography with an amazing lecturer of that time - Angela Buckland – who just inspired the socks off me. And then I went back to painting. Once I had graduated I realized that to follow my heart I had to study in Italy. They have the most amazing schools where one can go for brief periods. It’s crazy how inspiring the city of Florence is. I spend a couple of months at a time simply attending class, perfecting techniques and being inspired. It is just incredible to walk where Michelangelo walked and saunter down the corridors of the hospital where he studied anatomy. Florence is a city where art just drips off cornices and pillars - the air is thick with creativity. It has a timeless quality. I love being able to watch people walk along carrying cellos and violins, and hearing singing coming down from an open window. My next trip is planned for 2018. This time I will study at a studio attached to the Louvre. Imagine that! Sitting drawing, learning, immersing and surrounding oneself in that sea of art – how can one not be inspired?! Tell us about your painting style: Well, you’ve caught me at a rather exciting time as I am moving into a new phase. I am moving from painting in a hyper realism style to what is now called mega realism, where your painting looks more ‘real than real’. I am in the

midst of painting perhaps my favourite subject – sea life. I have spent a great deal of time photographing fish and underwater scenes and am working from this material. I’m totally committed and very dedicated to each piece. I can’t just ‘hurry’ a piece – it has to take the full length of time it needs. Patience is really a virtue in this style! One has to wait for the layers of oils to dry in-between. I work constantly and a painting can take anywhere from six to eight weeks to complete. You mentioned photography as another of your passions? Yes, it formed part of my studies and I absolutely love it still. I’m 100% a Ballito girl – and have been so fortunate to grow up and live in this incredibly beautiful place on the planet where the marine life is so rich. I have spent a great deal of time out with my Dad and brother on the sea in a ski-boat and have got to know about all the marine life and names of the fish and varieties in our area. So, when it came to taking images and ultimately putting my book together – the sea was an obvious choice for me. My book is about the various tidal pools in the area. Incidentally, I also print black and white images onto Perspex and glass. What would you want to ‘be’ if you weren’t an artist? Oh my, now that’s a difficult one! I suppose I would have gone into the marine biology field. Mind you, even then I would have linked that with my love of photography and painting. Oh wait – I also adore fresh and lovely ingredients! I have done a fair bit of catering in my time – so perhaps I could have donned a chef’s hat or baker’s cap for a time!

In recent years, South African property has been an excellent investment, particularly in the most sought-after coastal regions, where prices have risen fastest.

T

here are various kinds of property investment. Your home is an investment in that it provides you with rent-free accommodation. It may also yield a return in terms of increased value (a capital gain), although that gain may be difficult to realise unless you trade down or move to another region or country where property is cheaper. Of course, if you buy property other than for your own regular use, e.g. a holiday home, you will be in a position to benefit from a more tangible return on your investment. There are four main categories of investment property: • A holiday home, which can provide your family and friends with rent-free accommodation while (hopefully) maintaining or increasing its value; you may be able to let it to generate supplementary income. • A home for your children or relatives, which may increase in value and could also be let when not in use to provide an income. • A business property, which could be anything from a private home with bed and breakfast or guest accommodation to a shop or office. • A property purchased purely for investment,

which could be a capital investment or provide a regular income, or both. In recent years, many people have invested in property rather than shares or savings to provide an income on their retirement. A property investment should be considered over the medium to long term, i.e. a minimum of 5 and preferably 10 to 15 years. Bear in mind that property isn’t always ‘as safe as houses’ and investments can be risky in the short to medium term. You must also take into account income tax, if a property is let, and property taxes. Capital gains tax is charged at normal income tax rates in South Africa, and you may be liable for tax on any profit made if the property isn’t your main residence. You also need to recoup purchase costs of 10 to 12 per cent when you sell. When buying to let, you must ensure that the rent will cover the mortgage (if applicable), running costs and void periods (when the property isn’t let). Bear in mind that rental rates and letting seasons vary with the region and town, and an area with high rents and occupancy rates today may not be so fruitful in the future. Gross rental

yields (the annual rent as a percentage of a property’s value) are from around 5 to 10 per cent per year in most areas (although gross yields of 15 per cent or more are possible), and net yields (after expenses have been deducted) 2 to 3 per cent lower. Yields vary considerably with the region or city and the type of property. Before deciding to invest in a property, you should ask yourself the following questions: • Can I afford to tie up capital in the medium to long term, i.e. at least five years? • How likely is the value of the property to rise during this period and by how much? • Can I rely on a regular income from my investment? If so, how easy will it be to generate that income, e.g. to find tenants? Will I be able to pay the mortgage if the property is empty and, if so, for how long? • Am I aware of all the risks involved and how comfortable am I with taking those risks? • Do I have enough information to make an objective decision? December is filled with the holiday joy of sunshine and water fun in South Africa. And so here in this December issue of LUXE, the Zircon is highlighted, the beautiful blue healing birthstones of December.

ircon also comes in a variety of beautiful earth tone colours of brown, dark red, orange, yellow, green and of course blue. Sharing the December birthstone spot, are two other fabulous gemstones; Tanzanite and Turquoise.

Zircon occurs naturally as Zirconium Silicate (ZrSiO4). Zircon can sometimes be confused with Cubic Zirconia. Cubic Zirconia however is a synthetic, inexpensive diamond simulant resembling colourless Zircon and has a similar sounding name. However, the two are entirely separate substances and have no connection with each other except for the fact that they both contain the element zirconium in their chemical structure. Healers who work with gemstones will tell you that the stone chooses you, and so choosing a jewellery piece for yourself with a stunning blue Zircon birthstone can be a wonderfully unique experience. The finest and best deposits of Zircon stones come from Madagascar and Canada and because these stones are really beautiful they are snapped up for the jewellery trade. So while they really are quite common stones, not all crystal shops carry them, as most have gone to make fine jewellery. The Zircon crystal helps to harmonise your upper spiritual energy and draw that spiritual energy down so that the other parts of your being and physicality are also harmonised. Zircon crystals or stones have an intense energy that is wonderful in helping you to love yourself and others and to recognize the spiritual aspects of yourself, helping you when calling on guidance through prayer or meditation. The zircon is known as a ‘stone of virtue’ after all. It can assist in gaining more wisdom, self-esteem, self-confidence and wealth. More self-confidence leads to better judgment and decisions that affect our life. Zircons are some of the oldest stones that have been used on the planet, and the meaning of their name dates back to an ancient Persian word. This name became part of the Germanic languages and then was anglicised to the English word Zircon. Then again many scholars think the stone’s name comes from the Arabic word zarkun, meaning “cinnabar” or “vermilion.” Others believe the source is the Persian word zargun, or “gold coloured.” Considering zircon’s colour range, either derivation seems possible.

Let’s focus for a moment on the blueness of the zircon, as some of you may want to explore the blue rather than the other variety of colours it comes in. When you choose the beautiful blue zircon, it will further open your truth, that truth which you speak to yourself, as the colour blue opens up the energy around your throat and your throat chakra. Blue brings about calm and peace, great for people who have insomnia and anxiety. The energy of blue is also one of wavelike movements, so this blue calmness will filter down your body like cool water, cleaning out sluggish energy, creating a focused, calm, organized and effective you. When going to a Holistic therapist or Healers who uses gemstones, the gemstone will be placed on and around your body in a crystal layout. One body layout you can try, requires ten Zircon stones, one for each main body energy centres sometimes referred to as a chakra and one to place at the earth star and soul star chakras. During the 1970’s, each of these energy centres was given a specific colour. You may thus choose your gemstone to represent that particular chakra. Conveniently the zircon comes in most colours; you may choose to do your layout with a zircon in the colour represented by that area, e.g. Red zircon on the area of your body corresponding the base of your spine known as the base chakra. Healers have been known to take microspore tape, and tape the particular stone to the particular area. This close contact to the skin enhances the effectiveness of the stone. Now having chosen your birthstone Zircon, now what, how to use it in your day to day life? Well it can be utilised in a variety of ways.

You can wear it as a beautifully set jewellery piece, give your gemstones a special place in your home, place it in the spiritual area of your home, place a large piece in your pets water bowl to energise the water they drink, find a special place in your car for it to sit looking beautiful and reflect the light. My daughter loves to place her crystals under her pillow and hold onto them during the night, which helps to create a sense of calm balance. I have even seen crystals on laptops… Open your imagination and you will find there are many possible ways to find a use of crystal gemstone in your life.

AT KING SHAKA INTERNATIONAL AIRPORT We are living in a challenging time for the country, with a persistent drought covering the majority of our land. Text Christopher Jones

T

he King Shaka International Airport (KSIA) is no stranger to the impacts of this drought, and has undertaken to reduce its water consumption to ensure that there is sufficient water to go around and that is only uses its share of this scarce natural element. Through regular awareness campaigns there has been a push to save water by educating the staff, stakeholders, and passengers on what they can do in their personal capacity and in their own homes to help with the water crisis. There are a number of initiatives already in place that ensure that KSIA uses its resources in a responsible manner. Each month there is an examination of the total water used on site, to gauge the efficiency of water utilisation. Furthermore, the taps in the terminal building have been configured to ensure that there is no water wastage by using sensors and low-flow fixtures. These might seem like small interventions, but when you consider close to five million people pass through the airport each year it quickly resolves into large water savings.

Apart from the educational messages and monitoring, KSIA has been implementing a series of engineering upgrades to make their operations more water efficient and ultimately more sustainable. The various buildings at KSIA are connected by an incredible 11.25km of piping (and this doesn’t even include all the pipes within the buildings!). These pipes as well as all the fixtures attached to them were assessed for integrity and to ensure that none were leaking. Other interventions are focused on ensuring that water pressure is managed dynamically. This is done using “smart pumps” that lower the strain on the motors and pipelines, which means that they last longer. This also ensures that excess water is not released unnecessarily. Finally, in terms of water savings, KSIA is looking at using water sources other than the municipal feed. The two options being pursued in the medium term relate to airconditioners and groundwater-utilisation. With a large structure such as the KSIA Terminal Building there is a lot air that needs to be conditioned and cooled, especially

during the hot, humid Durban summers. The humidity pulled from the air is trapped as condensation, which is pure water. This water can easily be re-used for the flushing of toilets, saving huge amounts of potable water. Borehole water extracted from deep underground can be used in a similar manner. An investigation was done on the possible use of boreholes and a candidate site has been identified. This process is being run with the Department of Water and Sanitation to ensure that all the required licenses are in place before the project commences.
