However, if you are an employer, you must be very careful not to waive any of your rights under the Employment Relations Act.

Collective bargaining is at times an adversarial process and the union is not your friend. Remember, the role of the union is to get the best outcome for its members. The union will set out in writing its claims. More often than not, the claims will include requests for increased remuneration and non-monetary claims.

Leeann Watson Chief executive of the CECC www.cecc.org.nz

The law is that two or more employees can join a union and ask the union to start negotiations for a collective agreement.

If the employer has seriously breached the duty of good faith, thus significantly undermining the bargaining, then in some circumstances the Employment Relations Authority can step in and decide on the terms of the collective agreement. Bottom-line therefore, is to act in good faith at all times from the get go.

It can happen a little bit here and there but before you know it you are bleeding profit badly. We have yet to find a business that we can’t find a 10 percent improvement in. It involves systematically working through every element of the business. In terms of cost of goods, can you do a joint venture and get a joint volume discount? Buy in bulk yourself and get a price point? Are prices checked to quotes? Calculate optimum stock levels? Do you monitor wastage? Wages. How are your rates set? Do they have a direct correla tion with your pricing policy? What performance measures are in place? Are they adhered to and corrections made to employee outputs and behaviour? There isn’t space in this opinion piece to go through all the vari ous overheads and how best to control or reduce them. Make a time to go and see your advisor and thrash this idea out. As we said – there’s an easy 10 percent in it for you. That’s worth some of your time.

Martz Witty Witz Endz martz@witzendz.comLimited

The duty of good faith also requires parties bargaining to conclude a collective agreement unless there is a genuine reason not to, based on reasonable grounds.

Check things first, what are your competitors charging, are you selling what stands you out above the others? Get that value proposition cemented. If the cost of goods sold is out of control, then you will need to negotiate with suppliers. A joint reduction in costs is better than losing the whole sale.

When times are tough it’s a very common thing to “cut costs” and there’s definitely some merit in it. But… yes, we used the “but”. It’s prudent to, first and foremost, assess margins and whether your gross margin is being eroded or is that overheads are Marginsaccelerating.areparamount so they need to be looked at and assessed first. Creating and maintaining an accurate pricing system and policy sets the foundations.

• You MUST be oozing enthusiasm!

A Union has made contact and has started collective bargaining! What next? First, take a deep breath.

If you’re in manufacturing what is your employee and equip ment productivity looking like? Are you even measuring it? A fundamental business principle is what you can measure you can manage. At a recent assignment we found that employees had “excess capacity” or an ability to be 25 percent more productive – at absolutely no extra cost. Staggering! That left the client with two options. Shed some capacity or grow into the additional production available. They chose the latter because good staff can be hard to find. We prefer to call excess costs as profit leakage. By plugging the holes profit immediately stops leaking.

The second is that due to all sorts of factors – within our country and outside of it – the economy is doing some strange things. The cost of some goods and services are at a level that is a crisis, the housing market is looking a little dicey and supply chains are causing all sorts of disruptions that have flow on effects. No one realistically expects the economy to improve as a whole for some time still. Here in Canterbury, businesses think that will be next year. This uncertainty, combined with an inability to predict, creates havoc which is causing problems for both businesses and consumers. The third thing, is that despite the outlook, our regional economy is in exceptionally good shape and this should be bringing some semblance of comfort to businesses within the Buildingregion.consents and construction activity in the region are at record-breaking levels. Retail spending has bounced right back to where it was prior to pseudo-lockdown we faced in February and March this year. The labour market, whilst under extreme pressure, is still cranking out new jobs left right and centre. The primary industries and manufacturing sector continue to produce goods for overseas markets, and when they’re doing well, everyone else does well – they’re the backbone of our economy. On the opposite side, consumer and business confidence are both low.But it’s not a crisis. Our regional economy is not in crisis. Our confidence is in crisis. But it shouldn’t be, because relative to the rest of New Zealand, we’ve got it good and our economy is in a position where even in the very slim chance that things do get worse, we are in a prime position to come out on the other end intact.

Having advised a number of employers involved in collective bargaining, the claims often come as a shock. On the face of it, they can appear completely ludicrous and detached from economic reality. However, good faith is simply not a case of outright dismissing such claims. You should support any counterclaims with objective information.

We are getting many requests about how to control costs with the rampant inflation. The stark reality of this is that costs should be being controlled all the time, not just when something unexpected hits.

If you have not yet obtained expert legal advice by that point, then it is time to do so. If you’re an employer, avoid informal chitchats with the union prior to or during the bargaining process.

Breaking down collective bargaining

What’s really going on with the economy? 2022 has stepped across the halfway mark and it’s becoming increasingly clear that a swift return to normality and an economy roaring back to life is going to take more time than first thought. Partially driven by inflationary pressures, geopolitical tensions and a good old-fashioned winter of discontent, the daily commentary by economists, politicians and households throughout the country are increasingly featuring prophecies of recessions and depressions. We’re in a crisis, they say. Things might get better, but they might not. Buckle up. Let’s look at the facts. Three things are clear.

• You will need a good understanding of business and be able to talk to everyone from trades people to CEOs

Partofthe CAN

The first is that no one really knows what is going on with the economy. Economic commentary – much like this – is based on assumptions, which are in turn based on incomplete and inaccurate data, to try and paint a picture of what might be looming around the corner.

The negotiations are called collective bargaining. When bargaining, both the unions and employers must act in good faith. Very helpfully, the government has introduced a code of good faith in collective bargaining, designed to guide the parties on the obligation to act in good faith.

The common kickback we hear is “but our customers won’t pay it”.

There are a number of rules. First, the union must serve the appropriate notice when initiating bargaining. Then the employer must notify all employees whose work the collective agreement covers. Once the union has initiated bargaining, the legislation captures you. The parties must then endeavour to agree on the terms of a Bargaining Process Agreement. This is a useful agreement as it sets out how the parties will conduct the bargaining.

Controlling costs during high inflation

Seventeen years later search for basic business data is still an international time-wasting radar. Would you rather have your people walking the streets or selling?

When looking to sell your business it pays to spend some time considering who is likely to buy your business; put yourself in their shoes and detail what they are likely to be looking for. You may have considered selling your business to a suitable employee or family member, but finding a buyer with the necessary skills, interest and money isn’t always that straightforward.

Who will buy your business?

Jimmy Barnes - Flesh and Blood tour Thursday 21 July, 8:00PM

The “list my business for sale” option gives you a great range and a bigger pool of prospective business buyers. There are many types of buyers - they could be after an investment, or taking charge of their own work life and lifestyle. They may have been made redundant or find themselves out of a job in middle age, or perhaps they are new immigrants looking for a great opportunity.

If you are looking to sell, it can be good to list the type of buyers your business is most likely to appeal to, what they will be looking for and how much they are likely willing to spend to secure your business. You are looking to match your business with its most likely buyers - these are the buyers that will most recognise the value of your business. Ensure your business is “sale ready” and pitched in terms of their interests, pushing cashflow, good systems, and a business with a future. These are the things business buyers are mostly looking for - they also want to know that your business can be easily transferred into their hands.

Communication is one of the fundamentals of Whilebusiness.itseemslike a good idea to speak the same language to ensure everyone is heard and understood, this isn’t necessarily the case with data. So, let me ask you one question: What is data? This is a great question because we hear this word every day without noticing that many industries use this word very differently. When does this innocently simple word become an enigma and everyone uses it to refer to different things without any explanation? In this article, we are talking about data as prospecting data: a list of companies or individuals who we have identified as our target market. Think of an address book full of names of people who are likely to buy from you - that’s what data is in the context of this article. Today I want to share with you three ways to grow your prospecting list.

Frankly, I find that the whole business data supply industry is failing to support sales professionals. As a business owner, I feel sad and sorry for those who pay for this time and as a salesperson myself, I find it hard to believe how my peers settle for that. Back in 2005 when we started what is now known as NZ largest B2B database, whoiswhere, from scratch, one of my motivations was to stop good businesses paying their salespeople to walk the streets scribbling down who is where in their notepads. As a business owner, I felt walking the streets can be done well by one company (like whoiswhere) so that everyone else will stop wasting time and resources.

Maybe you are bored, wish to retire, or it’s just time to get out! There are many reasons people may choose to buy your business.

All have their own reasons for wanting to purchase a business, and many have already identified the type of business they want to purchase and the price they are willing to pay.

Thousands of businesses change hands every year, with varying levels of success. To get the sale you want, it pays to understand the business sales process, to know who your likely buyer will be, and to have your business well prepared for sale.

1. You can search the internet to find contact details of businesses. While this is a very common approach and much faster than walking the streets, the downside is that it takes quite a bit of time.

3. You can buy a list from a reputable list supplier like whoiswhere.co.nz. This is the fastest way to get a targeted list. Plus, you can apply different selection criteria and use insider knowledge to achieve better targeting. Research shows that in 2022, when we have access to all kinds of tools and technology, up to 40 percent of the time sales professionals are using is on searching for whom to call.

4. Give permission - finally, giving your team agency and permission for their job is critical. If you tell them that you trust them to get the job done, and you demonstrate this, then they are more likely to take ownership and responsibility. This will empower them to take charge, and be response-able!

• Give people space and opportunity to reflect on their results and then discuss what worked well and what they could potentially do differently next time

• Acting on what needs to change to make course corrections

3. Work to the strengths of your teamensuring you have the right people doing the right jobs is always a bonus. When you know what each of your team is best at, you can then position them to work to their strengths. When people can do their best work, they are more engaged and more productive and this leads to better results.

Taking responsibility or being accountablewhich comes first? Sometimes responsibility and accountability are viewed as the same thing. They are however slightly different in that taking responsibility is the willingness of an individual to complete what they’re being asked to do in the course of their work. Being accountable is retrospective and relates to what has been done; it is the willingness of someone to reflect and accept responsibility for the outcomes or results of a project. Why a shared sense of ownership matters When we are trying to motivate people to carry out their work more effectively, they need to be able to have some influence, ownership and support for change where necessary; particularly when situations and objectives can change week by week. Accountability need not be a scary word People often think of the word accountability in a negative sense, but it can be a positive depending on how it is applied and lived. By changing the narrative and considering it as a positive thing, then you may find that your team identifies creative ways to increase their accountability. Create a shared sense of ownership Both responsibility and accountability are required for individuals and teams to function

It’s reasonably easy to put together a plan, but it’s much harder to execute that plan with razor sharp focus, especially when the ground keeps moving. So, how can you transform good ideas into meaningful actions? The answer typically has three facets. The first is in knowing what needs to be done; to identify priorities you might need to revisit your business plan, have a discussion with your team or talk to other stakeholders to determine your best course of action, match the various tasks to the best person or people for the job, and then supporting them to get on with it and make it happen.

How to create a culture of responsibility Rob Clarke CEO Learningof Architects Space, support and permission to fail

• Sharing results and celebrating successes.

10 | Newswww.canterburytoday.co.nz |

A useful starting point to increase accountability is to discuss it with your team. Ask them what they would like to be accountable for, while sharing your expectations at the same time. Then work with them to figure out some practical ways you can support them.

Here are some starting points for creating a culture of responsibility:

you find the current climate motivating or exhausting, a challenge we all face at the moment is the importance of putting our precious time and energy into the things that are going to make the biggest difference - executing on the right tasks, at the right time, to help you achieve your goals.

Accountability and responsibility is a two-way street Stephen Covey said, “You can’t hold someone accountable for results if you supervise their methods”. The ideal is that you set parameters, and then allow people to take responsibility for their methods and their results. As a leader, it is your responsibility to create a supportive culture that allows people to feel safe and/or confident to step up. This could mean acknowledging where people have made a difference, rewarding successes, and using failures as opportunities for improvement by providing training where people might fall short. For example: • Keeping people in the loop, providing constructive feedback and updates on changing plans

1. Make sure everyone knows what is expected of them - this provides surety in their role so they can confidently apply their skills and experience to the job at hand. You can do this through coaching, ongoing discussions and regular check-ins.

2. Define what is important togetherdiscussing objectives and setting goals together can create a shared sense of ownership and the space for people to assume responsibility for achieving them. Regularly revisiting how these goals are tracking will help people recognise and appreciate progress.

In a business environment where things can literally change by the day, how do you keep your people focused and your business activity moving in the right direction?

Linking these discussions to your organisational goals will help people to see how their contributions make an impact. By including every team member in the process of taking responsibility and being accountable, you will start to build and strengthen your organisation’s ability to make an impact, regardless of the changing circumstances so that you can all remain focused on, and take ownership of, what makes a difference. CT

Responsibility is the cornerstone Whether you are a large organisation with multiple teams, or a one-person operation collaborating with others, how do you help those you work with to take charge (within their remit) in a way that gets results and moves your business forward?

Sometimes responsibility and accountability are viewed as the same thing. They are however slightly different in that taking responsibility is the willingness of an individual to complete what they’re being asked to do in the course of their work.

effectively and get the desired results. When people are unable to take responsibility and lack accountability, it can significantly jeopardise results. But if this is lacking in some parts of your organisation, where do you start?

“You can’t run supermarkets with empty shelves. And the New Zealand market clearly needs more competition. “We are also looking at how to implement compulsory unit pricing on grocery products which will give shoppers the ability to better compare products. “Plus, we’re getting ready to launch consultation on the code of conduct that retailers will have to adhere to. “Whilst we work to establish an industry regulator the Commerce Commission will take on these responsibilities temporarily. “Once established the ‘watchdog’ will help keep pressure on the grocery sector, by providing annual state-of-competition reviews to keep supermarkets honest, as opposed to the check-in after three years recommended by the Commission. In May Consumer NZ announced it launched a petition asking Minister David Clark to put consumers first and go beyond the Commerce Commission’s grocery market study Consumerrecommendations.NZchiefexecutive Jon Duffy said “We need more competition to drive down prices and give New Zealanders a fairer price at the “No-onecheckout.isgoing to start up a competing supermarket without reliable access to wholesale groceries, but currently the duopoly dominates access to wholesale supply. “The Commerce Commission has recommended the supermarkets consider supplying other retailers. We think this is unrealistic to expect from an entrenched duopoly used to calling the shots. That is why we’re launching a petition.”

“Alongside the retail stores, supermarkets have wholesale arms. “We are calling on the duopoly to open these up to would-be competitors, at a fair price. The saying goes, three’s a crowd, but in the case of New Zealand’s supermarket duopoly… this couldn’t be further than the truth. The Government has put supermarkets on notice and the message is clear-cutchange at pace to increase competition and be prepared for regulation, Minister of Commerce and Consumer Affairs, David Clark, announced in May. “The Government and New Zealanders have been very clear that the supermarket industry doesn’t work. It’s not competitive and shoppers aren’t getting a fair deal. The duopoly needs to change, and we are preparing the necessary legislation to do that,” David Clark said. It comes as part of the Government’s formal response to the Commerce Commission’s market study into New Zealand supermarkets. The report found supermarkets earn $1 million a day in profits, straight from the pockets of Kiwi consumers. The Commission made 14 recommendations including introducing a mandatory code of conduct to establishing an industry regulator and ensuring loyalty programmes are easy to understand and transparent. The Government has accepted 12 of the recommendations and is taking stronger action on the other two. “The two recommendations not accepted relate to implementing a voluntary wholesale access regime and to a review of competition in three years. “These issues can’t be kicked down the road. We need to address the underlying drivers of the lack of competition now. “I spoke with both supermarket companies this afternoon to make this very clear. They know what is expected from them and the length of time we are prepared to give them to change before regulation kicks in,” David said. “Given the pressure New Zealanders are under due to global inflation and cost of living increases, we can’t afford to wait three years. “Budget 2022 delivered a cost-of-living payment for about 2.1 million Kiwis to help with the impact of rising prices and fixing our supermarket sector is another action the Government can take. “Our supermarkets know they’re in the spotlight, and we’ve recently seen some posturing around price rollbacks. “However, it doesn’t fix the systemic problem at large – which is a lack of genuine competition in the sector.

While Rebecca acknowledges that the last two years have tested the tourism sector, she says the silver lining is that Covid has provided an opportunity for reflection – a chance to do better, so to speak. Indeed, between legislative change on freedom camping, to community-led destination management plans and individual business innovations, Covid – and the forced downtime – has, in many ways, created the perfect storm for significant improvements to be made within the “Ourindustry.futureis full of possibilities to do tourism brilliantly and live our fundamental values of kaitiakitanga and manaakitanga,” Rebecca explains. “Many businesses have considered their products and what they want to offer when international visitors can return… and changes have been made to ensure the New Zealand tourism experience is one that New Zealanders can be proud of,” she adds. Although it’s still too early to assess how busy it will be, the sense is that summer will be the first big leap forward for the sector, with forward bookings from Australia and USA leading the way – but it won’t be a bounce back to 2019, Rebecca warns. Putting us back on the map Prior to the pandemic, just 0.03 percent of all global travel came to New Zealand. As Rebecca puts it – “we were the equivalent of a Maserati car.”

BOUNCING BACK

“The single biggest driver of future visitation is word of mouth, so we want everyone who is here on holiday to go home, share their stories and rave about why New Zealand is a special, memorable, and unique holiday,” she explains. However, while overseas visitors are gradually beginning to return to tourist destinations around New Zealand, many opportunities to cash in on their presence have been hampered by critical employee shortages.

But while this may sound romantic in theory, Rebecca recognises that it’s going to take a co-ordinated effort by many private and public organisations to get Aotearoa back into consideration again for international travellers.

In order to replace the 72,285 workers that have been lost since the first year of the pandemic, Rebecca acknowledges that the industry will need to offer compelling reasons for people to choose a career in tourism.

“The importance of our domestic market was placed in the spotlight once lockdowns were lifted. “The industry is enormously grateful for the support from Kiwi holidaymakers who provided the lifeblood for many tourism businesses over the last two years.

When COVID-19 declared biological warfare on humanity in January 2020, nobody was prepared for the global emergency that was about to unfold.

By Rosie Duff Silver linings From her first internship at Christchurch and Canterbury Tourism, to her recent appointment as chief executive of the Tourism Industry Aotearoa (TIA) – it is abundantly clear that Rebecca Ingram is well-equipped to lead the sector’s Reflectingrecovery.ontheevents of the past two years, Rebecca shares her excitement in helping assist the tourism industry return to being a major contributor to Aotearoa’s prosperity. “I feel privileged to be joining TIA at this extraordinary time in the history of New Zealand tourism – a time when we can truly start moving forward. “As borders open, optimism is flooding back and our members can’t wait to get back to what they do best – showing the world what makes New Zealand so special,” she says.

Now at this point, two and half years later, the pandemic hardly requires an introduction. Though, while it is fast becoming a fading memory in many parts of the world, here in New Zealand, it’s been a bit of a different story. With some of the world’s strictest pandemic border controls, the country has reported fewer than 2000 Covid-related deaths since 2020 and has remained closed to all international tourists – up until now. Indeed, on May 11th it was officially announced that New Zealand would be fully reopen for business come July 31st. Following this news – which no doubt prompted a sigh of relief from business owners around the country – the question on everybody’s lips, is how will our tourism industry bounce back post-Covid?

“Particularly aviation links to our key tourism and export markets around the world and cruise connections. Auckland and Christchurch airports are working very hard to link New Zealand again,” Rebecca explains. “Travel enhances human connections, supports critical supply chains, brings vibrancy to communities, and supports other sectors including food production, transport, and services. When tourism is done right, the economic and social benefits are significant,” she

Just how might this be done, you ask? To answer this, Rebecca draws on her own personal business experience.

towards the new $54.2 million Innovation Programme for Tourism Recovery as well as the Government’s Tourism Industry Transformation Plan, as two initiatives that will help turbocharge the sector’s recovery. “We are also pleased to see the new investment of $2.975 million in the i-SITE network which will ensure the network is fit for the future,” she adds. In addition to this, $1.55 million dollars has been specifically allocated to support TRENZ, New Zealand’s largest international businessto-business travel and trade event. Support, of which ensures TIA can start planning and preparing with confidence for 2023, which is set to be a two-day event held in Otautahi, Rebecca explains. Moving forward, Rebecca has faith that in the vibrant near-future, visitors will remain at the core of the Aotearoa experience – whether they have travelled from the neighbouring town or halfway around the world. “What we offer here is unique – people come for our landscapes, but they leave with affection and deep appreciation for our people. Our warmth of welcome and generosity of care is very special,” she concludes. CT

in years past, concerns have increasingly been raised about our national environment – from Northland to Te Anau –being irreversibly damaged by the congestion and pollution associated with heavy tourist activity. By way of the borders closing, this pressure has been momentarily relieved. But with overseas visitors finally set to return, can the tourism sector embrace more sustainable practices? Even at the cost of profitability? Well, as it turns out, with 1,600 businesses already signed up to TIA’s Tourism Sustainability Commitment, many within the industry already have. Rebecca strongly recommends tourist operators educate their customers about the Tiaki Promise, which is a commitment to care for New Zealand, now and for future generations. “We know that visitors to New Zealand generally want to do the right thing but don’t always know precisely how to do that. Promoting the Tiaki Promise to visitors is a great way to support kaitiakitanga, as it shows them not only why they should care for your place, but how to do it. “TIA also supports the Destination Management Planning that is underway in many regions as this ensures tourism in our communities is reflective of what each community wants,” she adds. Though, perhaps most importantly, it is vital that we have healthy, thriving businesses that can focus on giving back to their communities rather than simply survival, Rebecca says. “It is important to retain a long-term view and continue investing in the infrastructure needed by both the visitor and resident economies. Demonstrating guardianship of New Zealand can be done more easily when businesses are financially sustainable,” she reasons. Roadmap to recovery It’s anticipated that New Zealand’s international tourism market will take more than three years to recover to pre-Covid levels. Indeed, between navigating global supply-chain issues and restoring connections to markets – Rebecca and the TIA certainly have their work cut out for them. As things kick back into action globally, Rebecca notes that the challenges the industry is experiencing are consistent with those in other countries. However, there’s no doubt one of New Zealand’s largest priorities is rebuilding connectivity to the rest of the world.

“When I think about my own TIA team and how to care for and retain them, I’m thinking about paying a fair wage, the working environment, and conditions on offer, including training, flexible working and I look at how I can support growth by building skills and capability within the “TIAbusiness.isalsoworking

across Government and the industry to look at practical ways to support our members with the workforce they need – most recently this has included advocating for transition plans for tourism as part of the immigration rebalance announced by government,” she says. The sustainability imperative Between rolling meadows peppered by sprawling vineyards, through to snow-capped mountain ranges and the Southern Lakes; it’s no secret that New Zealand’s natural environment is a major drawcard for overseas visitors. While Rebecca struggles to pinpoint her favourite tourist destination, she reveals she can’t go past enjoying some fine fare against the backdrop of one of New Zealand’s spectacular settings.

This is overcome through using what he calls a ‘consensus algorithm’. Essentially, this refers to a procedure in which all of the users of the blockchain network reach a common agreement to verify the present state of the data spread. “So, for example if you added some zeroes to your balance, that transaction would get rejected because it wasn’t consistent with the majority of the other copies of the blockchain.

Breaking it down Much like Mr. Nakamoto, Ross Carter-Brown, chief executive at BitPrime New Zealand, first became interested in cryptocurrency

Decrypting

As enthralling as it can be to think you’ve cracked onto the next big thing, Walsh points out that it’s worth remembering, like most things, “It’s buyer beware – no one should expect to get rich, and they should also be prepared to lose all of the money they put in.”

By Rosie Duff cryptocurrencies after feeling ‘disgruntled’ with the global financial system. After investing in Bitcoin himself, he established BitPrime – a full-service cryptocurrency retailer – in early 2017, to help facilitate such investments within the New Zealand community. Ross explains that to properly understand the application of cryptocurrency, one must first hold a basic understanding of ‘blockchain’ – the technology that most cryptocurrencies operate on. Put simply, a blockchain is a system of recording and distributing information. Whereas a traditional database – like a spreadsheet – usually structures its data into tables, a blockchain structures its data into blocks that are strung together. Hence the funny name. Most importantly, the key property of this technology is that once information (such as transactions of a cryptocurrency) is added to the blockchain and encrypted with a hash, it’s permanent and immutable. In other words, it can’t be tampered with. Now, the kicker, Ross says, is that by operating on the blockchain network, cryptocurrency – like Bitcoin – sidesteps the need for a central authority, such as the bank, to regulate it. “It’s ultimately controlled by the users rather than a political body,” he explains. This enables cheaper and speedier processing of transactions and protects users from issues beyond their control – such as political uncertainty and unstable monetary policies. However, much like with anything, the system has its’ tradeoffs. Like perhaps, if you lose your account and password, you can’t rely on the bank to reset it. “Also, when things are decentralized, it’s hard to make decisions since there’s not one person calling the shots,” adds Ross.

Money's a funny thing. A paradox in itself; it can serve as a source of immense pain and of intense certainlySaidmostrecognisedcryptocurrencyWhilstposted31,000aluminiumthereBut,onimmuneaSatoshipseudonymousSuchworthlessForathebacked)inToday,5000instrumental—Indeed,Sometimespleasure.simultaneously.historiansgenerallyagreethatmoneyinsomeformoranother—hasplayedanroleinsocietyforatleast,thelastyears.theprimarymediumofexchangeistheformoftraditionalfiat,(government-currencies.Largelydependentonstrengthofanygivencountry’seconomy,fiatcurrencyholdslittleintrinsicvalue.thisveryreason,itcanquicklybecomeiftoomuchisprinted.issuesdeeplyfrustratedoneindividualbythenameofNakamoto.Somuchso,hehatchedplantoinventaformofexchangethatwastosuchunpredictability.OneeveningJanuary3rd2009,justthathedid.upontheadventofNakamoto’scurrency,werenopaperstacks,nornickel,orcoppercoinsinsight.Merely,linesofcodeandanannouncementviatheworldwideweb.hewasn’ttoknowitthen,his–‘Bitcoin’,asitcametobe–hassincebecomeoneofthecontroversialcommoditiesincirculation.tobegold’sdigitalequivalent,it’snotsomethingtobemissed.

As to the success of these endeavours – “It really comes down to how each country implements it,” explains Ross. “We’ve seen the likes of the Reserve Bank of New Zealand actively looking to float what’s known as a central bank digital currency (CBDC). “But a central bank could design a CBDC that uses a blockchain, yet it could all be managed from centralised data centres, which makes a single point of failure,” he says. So far as the future of the crypto sector oes – “I’ve lived and breathed this for many years, and I still can’t keep up with every single development. “[The space] is moving so quickly that no one person, or no one company can actually keep up with all the individual advances of technology,” Ross admits. All in all, one certainty remains; from bartering to banknotes right through to Bitcoin, society’s obsession with money shows no sure signs of Butceasing.astowhether the ‘cult’ of crypto will prevail? Your prediction is as good as mine. So far as Satoshi Nakamoto is concerned, “If you don’t believe me, or don’t get it, I don’t have time to try to convince you, sorry.”

“In this sense, it’s a much easier investment to manage if you have a long-investment timeframe, because you’re not so worried about the volatility on a day-to-day basis,” explains ChristopherRoss.Walsh, the founder and chief executive at MoneyHub New Zealand, says it’s anyone’s guess how cryptocurrency will perform as an investment. Though he warns individuals to proceed with caution. “The reality is it’s very easy to buy, but the wider use of crypto is still in its infancy,” he says.

Bitcoin and beyond Not to be left in the dust, many central banks are increasingly recognising the efficiency of blockchain technology, and are accordingly looking at ways to leverage it.

14 | www.canterburytoday.co.nz

“Does that make things clear, or more confusing?” laughs Ross. Is it worth the hype? Here in New Zealand, the main use for cryptocurrency currently tends to be speculative investment, says Ross. “We’re seeing a lot of individuals in the business community adding cryptocurrencies to their portfolio – it’s becoming much more common,” he explains. However, being that it’s a newer asset class, cryptocurrency is largely subject to significant upward and downward movements. As to be expected, this often attracts a lot of media coverage. Ross contends that despite the negative press, many investors have enjoyed great returns by employing a buy-and-hold investment strategy.

Recycle: recycle items that can be recycled, check your bins to see what your biggest waste is and consider having an extra bin for other materials you use most, and check your local council to understand how you can dispose waste. Transport and travel Travelling can cost a lot of money, it’s also one of the reasons there is pollution. Travel less, use public transport, walk, cycle, e-bike, or scooter, it’ll be better for your mental health, wellbeing and the environment. Water waste Ensure your building isn’t leaking, ensure taps are off when not in use, and no machines are using water. If the water meter reading changes overnight, there could be a leakage problem. Look out for washing machines, dishwashers, toilets, showers, taps, and urinals – that could be wasting water. Use low-flow shower heads, half flush toilets, keep hot water to 60 degrees Celsius, and check for toilet leaks with some drops of food colouring in the cisterns. Energy use and power Most Aotearoa businesses can save 20 percent on their energy bills by cutting down energy use to reduce pollution. Reduce energy use by checking your premises are sealed and insulated, ensure all heating and air conditioning is tuned, choose the most energy-saving light bulbs, appliances, and tools, and minimise using hot water when possible.

18 | Newswww.canterburytoday.co.nz | Resources When reflecting on the state of Aotearoa New Zealand’s three waters sector, there are a number of complex challenges that warrant swift address. Access to clean drinking water is a fundamental right that is currently not being adequately met for one in five New Zealanders.

Certainly, the statistics speak volumes and there’s no question that critical change in this sector cannot wait another day. That’s why a new report setting the scene for the transformative work needed could not have come at a more important time. We Are Water – Ko Wai Tatau Three Waters Workforce Development Strategy is a joint collaboration between Waihanga Ara Rau Construction and Infrastructure Workforce Development Council, Water New Zealand, Department of Internal Affairs, Taumata Arowai, Connexis, and industry.

It’s estimated that the three waters sector will need an additional 6,000-9,000 skilled workers over the next 30 years if we are to meet safe drinking water standards and improve environmental outcomes. Research triggered by the proposed three waters reform has highlighted in excess of 75,000 small water providers will need to be onboarded by the sector over time following implementation of the Water Services Act 2021, which establishes drinking water standards and regulates all water suppliers.

Strategic Goal 3: DESIGN FOR CAREER PROGRESSION

Recommendation 13 – Build and leverage data. Recommendation 14 – Create a values driven sector.

There is a positive perception inside industry that a new level of collaboration is required for successful growth. Recommendation 9 – Create flexible, consistent Recommendationpathways.10 – Develop leadership and mentorship programmes.

New Zealand’s water sector is entering a new stage of management that incorporates regionalised (and localised) Maori knowledge oversight. Commissioning Maori-led research on this topic is needed to progress in a way that upholds the articles of Te Tiriti o Waitangi.

In the face of considerable infrastructure deficit and massive workforce competition, there is a signficant need for growth and strong leadership at all levels. in the water

Rau General Manager Assurance Mike Grumball says the sector requires a national stategy that clarifies exactly what the workforce needs are for the next 5 to 10 years. “This strategy will help us to develop long-term career pathways to attract and retain workers.

“We need to look at how we can attract people into the sector who are just starting out in their careers as well as those with transferable skills from other sectors, including people heavily affected by COVID-19. “We want to ensure greater diversity, and this means a particular emphasis on recruitment and support for Maori, women and people retraining from other sectors.”

Following two interactive webinars to discuss the report, which were held in March and April with strong turnout from industry, Grumball says the next milestone is for industry to work together to act on the intent of the report. “The next phase of the work will involve collaborating with industry to explore how the fourteen recommendations can be implemented. I strongly urge the sector to get involved in this opportunity to establish the framework for future growth.”

For many years, the Customs Brokers and Freight FederationForwarders(CBAFF) of New Zealand represented a sector the public knew very little about. The global pandemic has changed that, with extensive coverage in mainstream media about the logistical challenges of shipping cargo in an out of the country. There is now more understanding of the role of customs brokers, who represent importers and exporters in clearing goods through Customs, and of freight forwarders who organise the transport of freight by air or through shipping lines. CBAFF was established in 1996 but its origins date back much further. It was created through an amalgamation of the New Zealand Society of Customs Brokers (NZSCB), which was founded in 1921, and the NZ Institute of International Freight Forwarders Associations

A network for forwardthinking solutions Travel | Custom Brokers and Freight Forwarders Federation flow of New Zealand’s vital exports and to facilitate imports in the face of factories and ports being locked down internationally, container shortages, port backlogs and changes to shipping schedules. It provides members with daily updates on all information relevant to the industry, from government, shipping and air freight operators, standards and guidelines and other news and events. It also provides a national member business directory for those seeking support moving their freight. Freight forwarders move almost all cargo that travels in an out of New Zealand, from cars to clothes, heavy machinery to grocery items. Chilled goods to chemicals, animal feed to medical equipment. Moving goods around the world, especially now with so many ‘speed bumps’ currently likely to be encountered on those journeys, requires a vast amount of knowledge and expertise, networks and relationships.

Borders are reopening and Kiwis who have been hibernating in our little corner of the world for the last two years are certainly taking advantage of this new found freedom. Planning the perfect holiday comes with a large amount of forethought and often times, a large amount of money. Airport timings, layovers, currency conversions, itinerary planning and hotel booking, all essential elements to organising a trip. With both time and money involved, the feelings of pressure to have everything run smoothy can quickly arise. But- as we all know- travelling comes with so many unexpected hurtles and complications that can only be experienced as they are happening live. Flights cancelled, disappearing baggage, catfish hotels, snarky Uber drivers- this list really could go on and on.

In the moment, these issues really can seem like the end of the world, but once the crisis has (hopefully!) been averted it is these very moments that bring people together on a trip and become the memorable moments that you will reflect upon for many years to come. It really does come down to embracing the journey as much as the destination. Travel is about many things, perfection not being one of them. Challenging yourself, learning, expanding one’s perspective, appreciating the beauty of life, and having an adventure lie at the root of why people love to travel. In many studies, travel has even been shown to actually make people smarter, stimulating the growth of new connections of cerebral matter in the brain.

Embrace the journey, not just the destination

Hokitika Airport

Connecting people and places, welcoming visitors and locals, Hokitika Airport is the gateway to the West Coast.

Arrivals and departures by air into Hokitika come with the visual treat of the Tasman Sea alongside the airport runway, high mountain peaks on the eastern backdrop, and the patchwork Canterbury Plains beyond the Southern Alps — a taste of the region’s impressive natural attributes.

Hokitika Airport serves as the regional airport for Westland and the Grey districts, the towns of Greymouth and Hokitika, and — to the south — the vast wilderness regions of Westland Tai Poutini National Park, Franz Josef and Fox glaciers, Haast and the World Heritage Area of Te Waipounamu South West New Zealand. The schedule of daily services to and from Christchurch, and connections to Wellington and Auckland, ensures that Hokitika Airport plays a key role in supporting the local economy and community by offering the most convenient, quickest business and leisure travel options in and out of the West Coast region.

The airport is an important tourism hub welcoming visitors with hospitality, a range of rental car services and ample parking. There are scenic flights operating out of the airport, and the recently completed terminal extension features a new arrivals gate, baggage collection area, open space seating and extended views of the runway. Locally-owned and operated, and open during the terminal’s normal operating hours, the small Runway Cafe offers an authentic taste of the Coast for customers looking to enjoy good coffee, nourishing snacks or a local beer. The airport also offers a convenient meeting room and event facilities for business meetings and seminars, including small workshops and conferences, board meetings, and evening events. Catering is available. Hokitika itself is a thriving tourist centre with an historic business centre, a wide variety of accommodation, cafes and restaurants. It’s also a popular setting off or overnight stay for cyclists on the multi-day West Coast Wilderness Trail, running between Greymouth and Ross, which helps explain the frequent arrival of bicycles and their riders at the airport. An active member of the New Zealand Airports Association, Hokitika Airport is run by a small management team. The airport operates just like its bigger cousins, hosting regular services, charter and private aircraft 365 days a year. CT Hokitika Airport plays a key role in supporting the local economy and community by offering the most convenient, quickest business and leisure travel options in and out of the West Coast region.

From there, you can get a 360-degree view of the island and it feels like you’re at the top of the world.”

“The leader of the mutiny, Fletcher Christian, took control of the Bounty and they sailed off. They stopped by Tahiti and picked up 12 local women and six men. They took the Tahitians with them and eventually found Pitcairn Island.”

The snorkeling is pretty good too. You can fly to Norfolk Island from Auckland, New Zealand and Brisbane and Sydney, Australia. Located north of New Zealand, Norfolk Island is roughly two and a half hours flight away. The locals, very proud of their history, are constantly celebrating their heritage. For example, Norfolk Island has their own flag and language which is still taught in school. And, even though Norfolk Island is an external territory of Australia, their national anthem is “God Save The Queen”. This has continued, showing respect for their British connection. Rose says Norfolk Island really is a holiday destination, neatly summed up by their visitors’ survey. “The top three things that visitors enjoyed was the beauty of nature, the friendliness of the locals and the culture and history.”

Norfolk Island is also a natural paradise as it’s home to over forty endemic species of plant. They also have five species of bird that can only be found on the island. Visitors to Norfolk Island have a real variety of activities to choose from. From snorkeling in the coral filled bays to scenic boat cruises around the island to hiking in the mountainous terrain, there’s really something for everyone. If you’re into history and culture, you can become entrenched in the Tahitian influences. “There’s their dancing, cooking and weaving which you can become involved in on some of the tours,” Rose says. Emily Bay is a horseshoe shaped bay on Norfolk Island which is full of coral and quirky fish. It’s a great swimming spot toowith a permanently anchored pontoon in the middle that you can swim to and dive off.

Norfolk Island – a small island with a big history

Norfolk Island Regional Council, Tourism and Economic Development team leader, Rose Evans, says it started with the Polynesian settlement. After that the island housed two convict settlements. Once those were closed down, the island was granted to the Pitcairn Islanders. “Back in the day, there was a ship called the Bounty. There was a mutiny and the captain was thrown off the ship to a smaller boat.

She says the Captain Cook lookout is pretty awesome too. “Captain Cook landed on the eastern side of the island. Unfortunately, he pulled up where there are some sheer cliffs. They somehow scrambled up these cliffs to get onto the island.”

Baunti Tours welcomes you to beautiful Norfolk Island. We are Norfolk’s premier Tour Company and Booking Agent. Norfolk Island Norfolk Island is a unique and tiny South Pacific island. At around 5km by 8km, it’s a tiny dot in the Pacific which is rich in culture and history, making it the ideal place for a holiday.

These days, the locals celebrate the arrival to Norfolk every year. In fact, Rose says they celebrated it just last week. “Not only is the history and culture rich but the island itself is amazingly picturesque,” says Rose. Because it’s a volcanic island, it’s actually pretty high. There are a few low areas where beautiful beaches can be found but it’s mostly rolling green mountains. “You kind of feel like you’re in the country sometimes because the cows roam freely and have right of way.”

The story continues that they set up camp on Pitcairn Island. They built a village, developed a language and had children with the Tahitian women. However, the island soon became overpopulated. Because Norfolk Island was a British ruled island from the convict days, Queen Victoria granted the people from Pitcairn Norfolk Island. So, they sailed off to Norfolk Island and have been there ever since. “Basically, the locals on Norfolk Island are the descendants of that mutiny on the Bounty,” says Rose.

There are ship and aircraft wrecks, fishermen and farmers, artists and artisans, legends of the past and larger-than-life local characters. Geography Some 860km east of Christchurch, the Chatham Islands are an archipelago of 11 islands with around 650 islanders living on the only the largest islands of Chatham and Pitt. The islands sit on the Chatham Rise, a large, relatively shallow (no more than 1,000 metres deep at any point) part of the Zealandia continent that stretches east from near the South Island. The Chatham Islands, which emerged only within the last four million years, are the only part of the Chatham Rise showing above sea level. The geography of the Chatham’s is intriguing. The highest mountain on the island is 299m and the extinct volcanoes in the north are fascinating. It can feel like you’re on another planet. The vast 180 sq km Te Whanga Lagoon is a huge contrast. History The indigenous Moriori people arrived around 1500 and developed a peaceful way of life which was interrupted in 1835 with the arrival of Maori from New Zealand’s North Island.

About the company Quality Building Services provides commercial and industrial air conditioning and mechanical and ventilation systems, including:

• Project management services

• IQP inspections

A common mistake non-professionals make, Eddie says, is not realising that there are different solutions specific to different climatic and functional conditions. The wrong choice can be costly. Newer buildings and buildings in warmer climates require a lower-watt appliance – but someone inexperienced could unknowingly select a higher-powered option that ends up costing them more than it needs to for the same amount of output.

• Peer reviews • Fault finding and repairs

Director Eddie Garden enjoyed many esteemed roles between entering the industry in 1989 and establishing QBS in 2011. He says people shouldn’t look at air conditioning, heating and ventilation systems as “just another appliance”. Enlisting the help of a professional service provider like QBS makes all the difference when it comes to clients receiving maximum value for Thisinvestment.isQBS’ main priority and what led Eddie to establish a company that offers a luxury many large companies can’t – taking the time to not rush through the job list.

• Electrical services. cooling, drying, ventilating or warming the space, yet still costly to run. QBS only uses systems from major brands like Fujitsu, Mitsubishi Electric and Daikin that have decades-long records of success in local settings and climates. The company ensures its staff attend all the latest training and education seminars provided by industry heavyweights and also conducts in-house reviews to monitor the effectiveness of the systems it uses. As proof of its commitment to improving the community’s quality of life, QBS has sponsored the Canterbury Rugby Union with its systems since 2012 and is one of very few companies who have maintained carbonzero certification since its establishment.

BrainTree is located at 70 Langdons Road in Papanui, Christchurch and is now fully open to the public with a commercial café onsite and plenty of visitor parking. There is now significant data to show that a total wellness approach - covering exercise, diet, cognitive stimulation, education, and social connection - has a hugely positive impact on the lives of people living with a neurological condition. Medical specialists can prescribe medication to alleviate disease symptoms, but lifestyle changes can also make a significant difference to how a person can live with their conditions.

Michael says the company grows, concentrates and then sells their carrot products so they can be used in things like foods and beverages. “We’re an ingredients company so you won’t see us on the shelves.”

The Government's Water Services Bill (currently being drafted) means drinking water suppliers will have a primary duty to supply safe drinking water. If you're off town supply and have any workers drinking your water, you'll need to meet these requirements. Increasingly it's looking like we need to take control of our own water health.

The Reverse Osmosis water purification process is internationally recognised as being the most effective over the widest range of contaminants and the most economical compared to other available technologies.

Many towns and villages in Mid Canterbury are struggling with consistent water supply. Water sampling shows worsening nitrate contamination in Canterbury in general. Recent news of degrading asbestos pipes in our region is also disturbing. There is a solution though. A way you can safely determine the integrity of your own water supply - filtration.

The Reverse Osmosis unit provides ultrapure water for those looking for the highest quality of filtered water in both rural and town water applications. The unit will remove all contaminants including lead, chromium, nitrates, barium, cadmium, as well as virus. This four-stage filtration process consists of a sediment filter carbon filter reverse osmosis membrane and a post carbon filter. This unit is easily installed by a handyman, or a plumber can install a unit in approximately 90 minutes.

Canterbury and Southland have among New Zealand's highest rates of bowel cancer which is thought to be linked to high nitrate levels in our water. Bore water and private water schemes are vulnerable to nitrate contamination, as well as heavy metals, pesticides, E Coli, giardia, and water borne viruses. Filtration Canterbury has a solution for every situation, whether it's city, town, or rural water supply. We need to take a serious look at the water we consume. Taking control ensures we're getting the pure water our bodies need for optimum health. As a successful New Zealand owned and operated business, Filtration Canterbury is ensuring everyone has access to quality drinking water no matter what the challenges are. We are committed to ensure that you have access to safe drinking every day and are here to help. Why choose us? Our expertise Our services include providing advice and recommendations to assist with water filtration solutions for issues in domestic town and rural water supply. Better for everyone A complete range of household filtration systems to ensure that your family is drinking safe water free from chlorine, bacteria, and other water contaminants. We care We can arrange for a comprehensive water test to be undertaken and then build a system to directly treat the water you and your family are drinking. The healthy choice Our filtration systems help with the removal of Chlorine odour, Nitrates, Lead, Chromium, Barium, Campylobacter, E coli, Giardia, and water born viruses.

With the new water regulations requiring local on farms supplying water, it has become more important than ever that the water suppliers now have a duty to supply safe drinking water. Anyone that supplies drinking water should have an effective way to identify and manage risks to ensure drinking water is safe and now have a responsibility to check the water quality in a regular basis and report the results back to Taumata Arowai the new crown entity dedicated to water services and the regulator for water in NZ.

Richard Ellis of Filtration Canterbury lives in the Alford Forest area of Mid Canterbury. A while ago he was approached by local farmers to come up with a solution for their shallow bore water concerns regarding nitrates. These were families worried about the wellbeing of themselves, their children and in one case a pregnant woman. Richard met the challenge and Filtration Canterbury was Afterborn.more than 25 years in the food production, chemical cleaning and filtration industry, Richard decided to use his knowledge in these industries to provide a personal and professional service to ensure that everyone is able to have clean drinking Richard'swater.40years as a dairy contractor; extensive experience in food and beverage filtration; food production; sanitation and chemical cleaning, puts him in a unique position to advise on and recommend a water filtration solution that's spot on for your situation. The recent Selwyn Business Survey, a quarterly survey organised by the Council, shows local businesses are more positive about the outlook over the next six months. The February survey of 120 businesses from over 17 different industries shows confidence growing after being affected by the COVID-19 global pandemic. The results showed 28 percent of businesses were expecting their profits to increase over the next six months and nine percent are expecting to hire new staff. This is compared to 10 percent of businesses which reported reduced profits over the previous six months, while six percent of businesses reduced staff in that Counciltime.Group manager of Community Services and Facilities, Denise Kidd, says it was good to see the positive outlook despite the challenges of the pandemic. “It’s particularly pleasing to see businesses reporting that they’re planning to hire over the Selwyn businesses increasingly confident about the future next six months. Especially as autumn and winter are typically quieter periods for hiring.”

The pandemic led to challenges accessing supplies and finding skilled and semi-skilled staff. Businesses are also expecting costs to rise in the next six months. However, there were also positives for business, with 35 percent reporting a closer relationship with customers, while businesses also reported an increase in use of online services, more flexible work arrangements, increased use of local suppliers and more efficient use of staff and resources. “We know there are still challenges to come, but it’s good to see businesses and our community working together and adapting well and that we’re well placed for the long-term,” Denise says. The certification involves an audit to certify the measurement of the university’s greenhouse gas emissions on campus and a commitment to reducing emissions from a 2019 baseline.

“As a specialist land-based university, Lincoln University is uniquely placed to take a leadership role in advancing sustainable practices in the sector, including across our campus and throughout our learning, teaching, and research activities. Our Sustainability Plan highlights our commitment and the actions we are taking to achieve this role”.

Lincoln’s measures to reduce carbon emissions are already underway. New solar installations on-campus are now delivering a total of 250,000 kWh direct to the university’s network - enough to power 35 average-sized houses for a year or charge 12,500 electric cars. Coal-powered heat generation will be phased out by 2024, diesel generators by 2030, new buildings have to adhere to Green Star building standards, air travel emissions are to be offset, and the vehicle fleet is being converted to carbon zero. The university is seeking to reduce carbon emissions for field trips, already encourages cycling and carpooling, and is working to reduce waste, including composting food waste from the food halls. All operational greenhouse gas (GHG) emissions required under the international standard for carbon footprints, ISO 14064-1, including vehicles, business travel, staff and student daily commute, fuel, electricity, paper, and waste were evaluated to gain the Thecertification.emissionsare measured annually. The inventory is independently verified to ensure it is accurate and complete and to be certified you must continually manage and reduce emissions. CT

The new village will employ more than 200 construction workers during its peak and it will create about 120 full-and part-time time jobs once the village opens. Ryman already has eight villages in Canterbury, which are home to 2,080 residents. Ryman is building new villages at Riccarton Park, Northwood, and has permission to build another new village on Park Terrace, overlooking Hagley Park in Christchurch. The company was founded in Christchurch in 1984 and has grown to become New Zealand’s largest retirement village operator.

Ryman Healthcare plans a new village in Rolleston

officer Chris Evans said Rolleston doubled in size since the Christchurch earthquakes and had a growing number of retirees. Faringdon is a new master-planned community with brand new infrastructure and is already home to 6,000 residents. “Our analysis shows there is a shortage of retirement living and care options in the area and this will only grow in the years ahead as the population ages. “The site is close to everything Rolleston has to offer and makes it a compelling buy for us. It has all the makings of a fantastic spot for a Ryman community, and we can’t wait to start building.’’

The new village in Rolleston’s Faringdon development would be home to more than 280 residents. Ryman plans to build townhouses and serviced apartments along with a care centre offering rest home, hospital, and dementia care.

Timarugovt.nz/cityhubDistrict Mayor, Nigel Bowen, welcomed the project reaching its next stage, saying a key aspect of the Isthmus proposal was their demonstrated ability to bring the community on the journey to get behind redevelopment projects. “Having Isthmus and Gap Filler on board will mean that work can start this summer on the first stages of the project,” he says. “The changing nature of cities and the challenging retail environment means that we have to be highly strategic to ensure that council and private investments work in tandem to ensure long term sustainability and vibrancy.

“We are looking forward to being able to draw on the significant experience of Isthmus and Gap Filler as we start to work with business, the community and building owners to plan a bright future for Timaru City.”

“We are urbanists and curious about new ways to do things, and aim to be pioneers in our approach to community participatory design for towns and cities from Northland to Southland,” said Helen. “We look forward to embracing the can-do innovation of Timaru people and helping us reimagine how to experience our city.”

Timaru’s City Hub project takes its first steps

The multi-million plan to guide growth and investment in Timaru City Centre over the next decade and beyond is taking shape.

Helen Kerr from Isthmus says they are really pleased to be part of the Timaru City Hub project at a time when the city is dreaming big and backing itself. “Isthmus and Gap Filler have come together to build on the excellent work already done in Timaru to amplify, enable and test untapped potential of the city and bay. “Both are based in Otautahi Christchurch and have collaborated on many projects that explore how people interact with their cities.

A new website which will feature project updates, background documents and enable people to sign up for updates and provide feedback has now been launched at Timaru.

“This is a unique and ambitious brief—a unique opportunity to meaningfully evolve public spaces to catalyse investment and draw people in. “Together their approach builds local capacity and deepens relationships within the community. Isthmus is a leading design studio who are regenerating Aotearoa by connecting land, people and culture.”

Innovative urban design studio, Isthmus Group, has been appointed as urban design consultants to work with council and community stakeholders to deliver the master plan for the Timaru District Council’s City Hub project. The designers, which have been involved in projects such as the upgrade of streetscapes in Auckland’s Newmarket and the Invercargill City Centre, were among six companies from across New Zealand and Australia tendering for the Theywork.will be working in collaboration with award-winning Christchurch placemaking social enterprise Gap Filler, which was behind a huge number of innovative projects in the wake of the Canterbury earthquakes and has since undertaken projects across New Zealand. The company was selected based on its proven track record on relevant projects around New Zealand, good depth of experienced staff and having the project team leaders based in Christchurch enabling easily access to Timaru.

Isthmus started the New Plymouth Foreshore redevelopment more than 20 years ago and recently returned to develop the Ngamotu New Plymouth City Centre Strategy. In partnership with Ngati Te Whiti it looks ahead to the city becoming a cultural, leisure and community hub, putting steps in place to leverage existing natural assets.

The changing nature of cities and the challenging retail environment means that we have to be highly strategic to ensure that council and private investments work in tandem to ensure long term sustainability and vibrancy. “

There are currently six apprentices enrolled in the programme who are attending Ara for face-to-face training one day per fortnight for the duration of their third apprenticeship year.

Ara’s provision of this electrical course at the Timaru campus is welcome news for local industry to be able to train and retain skilled electrical workers in the region. “We have always recommended that those looking for an electrical career complete Level 2 and 3 at Ara to kickstart an apprenticeship.

Nigel Davenport, chief executive at Venture Timaru says the Timaru District’s economic and tourism agency is thrilled to see both the electrical and painting and decorating courses being provided locally to meet the needs of industry. “We are entering a period of unparalleled development and construction in the district across key projects such as the Scott Base Redevelopment build, the Theatre/Heritage project and the extension to Aorangi Stadium.

“As a region, South Canterbury continues to enjoy high employment rates, meaning the number of people taking part in on-the-job training and apprenticeships is on the rise,” says Dr Glynnis Brook executive director of Academic, Innovation and Research at Ara. “Working with industry partners and other Te Pukenga institutes, Ara can help open new doors for learners, in terms of providing accessible, regional learning, which is tailored to local needs.”

“With the majority of the pipeline now complete, we can go back to using our full allocation from the Pareora source and reduce our reliance on the Opihi supply, while we work on long term options for the secondary intake.

“The city engineers 90 years ago designed a really effective path through the Gorge, which we really couldn’t improve on, and it’s a site of high natural and cultural value,” Grant says.

The SaniTube liner, which we first used in New Zealand as part of the Downlands upgrade, is a special woven textile liner that brings pipelines back to better than their original strength. The liner for section two of the project is currently en-route to New Zealand and is planned to be installed from May 2022 onwards.

The final section of the project is the technically complex section through the Pareora Gorge, where an innovative pipe lining technology will be used rather than a replacement of the pipe.

60 |

“Completing this job three months ahead of schedule wouldn’t have been possible without a significant and dedicated effort from our contractors and subcontractors, so I’d like to take the opportunity to thank them on behalf of the whole community.”

“The use of proven pipe lining technology enables us to reuse the existing pipelines and reduces the need for significant groundworks along the gorge, it’s also quicker to install and more flexible so allows for the ground movement that can be experienced.”

Ara Institute of Canterbury’s Woolston campus in Christchurch has traditionally been the only provider in the South Island to deliver block courses in painting and decorating.

“There are so many opportunities for our rangatahi to be part of it all. “It is therefore hugely important that we add even more locally based training options going forward, especially for our construction and trades sectors to provide training in a way that first and foremost works best for industry and their workforce.”

The third section of the pipeline, laying 13.5km of new pipeline between Pareora Gorge Road to Claremont was accelerated to offer better security of supply following the Timaru water discolouration incident. “ ”

“The ability to now continue off-job training locally with Ara towards completion of the Level 4 qualification is of real benefit to both apprentices and their employers,” adds Erin McNaught, director of Business Services & People at Industrial Controls. Another industry collaboration resulting in a new delivery is the Painting and Decorating Block Course which Ara is contracted to deliver for stage one BCITO apprentices with intakes in July and October.

An agreement between Ara Institute of Canterbury and The Skills Organisation Incorporated (Skills), sees Ara deliver the Certificate in Electrical Engineering Theory & Practice (Trade) Level 4, to Skills Electrical apprentices (Year 3), at Ara’s Timaru campus.

In 2021, Venture Timaru and Master Painters NZ (the national representative body for the painting industry) jointly approached BCITO about catering to local apprentices in South Canterbury.

CT

The Pareora Pipeline has been designed as three overlapping projects, which has enabled the job to be locally delivered using a majority of local contractors.

South Canterbury trades employers are buzzing with the news that their year three electrical apprentices can now undertake part-time study at Ara Institute of Canterbury in Timaru, while continuing to work locally in the region.

“Recent events have underlined the importance of this project, so it’s great for the Timaru residents and the business community that we’ve managed to complete this critical piece of water infrastructure ahead of time,” he says.

Following consultation with local industry, including Skills and Venture Timaru, it was determined this delivery model was the best option for apprentices and employers, since it spaces out time spent away from the workplace.

The existing Pareora pipeline, installed in the 1930s, is a critical pipeline that carries water 37km from the upper Pareora River intake to the Claremont water treatment plant and reservoir on the outskirts of Timaru. It provides approximately 60 percent of water consumed annually from the Timaru Water Supply.

“To have apprentices undertake training at Ara in Timaru means that our workers can learn from the comfort of their hometown. “We’ve also found that it’s been a tremendous help for our apprentices to have local training on a campus that’s purpose built for our trades, with great facilities and amenities,” explains Grant Jenkins, owner of Grant Jenkins Contracting in Timaru. As well as partnering with Industry Training Organisations (ITOs) in South Canterbury, Ara has also been assisting Otago Polytechnic in the set-up of a BCITO Painting and Decorating Block Course in the Otago region.

Two of the three sectopms of the Pareora pipeline project have now been commissioned bringing the $15 million project a major step closer to completion.

Drainage and water manager Grant Hall said that the completion of this section offers better supply capacity and resilience for the network.

According to Bradley, operators should expect another 18-24 months of hardship before they could secure enough staff in order to bring relief and some stability. These in-between months are going to be a long slew of nothing but blood, sweat and tears for the sector that has taken faced relentless blows. But if there’s an industry that can rise in the face of adversity, it certainly is the hospitality industry. The people that manage and infiltrate this industry have developed a staunch sense of resilience and in combination with their overwhelming passion for what they do drives their ability to never stop and solider on. With such well known restaurants’, bars, hotels and entertainment scattered in Queenstown and surrounding areas, the pressure is always on to keep standards up at a certain level. A good reputation is notoriously hard to earn, and super easy to lose. Especially with the popularity of online review platforms such as trip advisor and peoples own social media accounts. A slow customer service experience lived by one family, can now be broadcast to an entire circle of people.

Staff shortages begin to bite be nearly 10 percent of Queenstown’s entire population. The impact of rising interest rates, food and beverage costs as well as staff costs are heightening this issue, the seemingly ongoing uphill battle to getting operations back at 100 percent. With costs mounting, paying unsustainable hourly wages to retain staff and keep customers rotating through the door is an unfeasible bandage that some have no choice but to take. New Zealand’s minimum wage sits at $21.20, entry level hospitality roles such as dishwashers in Queenstown are being advertised with an hourly rate of $28. The constant pressure and unruly costs are really starting to erode on business operations and hindering substantial growth opportunity within the hospitably community.

Aden Motel is the ideal place to stay while you’re experiencing this magical part of New Zealand. Available from May 2022 – 31 August 2022 One of New Zealand’s final Covid related restrictions has been dropped earlier than expected –pre-departure testing. Travelers are no longer required to return a negative Covid test prior entry to New Zealand, reducing a lot of the barriers for visitors intending to come visit. The hospitality and tourism sector welcome this change, a step in the right direction for one of the industries most affected from the events of the last two years. Queenstown, New Zealand’s most popular, picturesque winter wonderland is a hub for Kiwis and international travelers, especially during the winter season. However, as it seems, the industry simply cannot catch a break; if it’s not one thing it’s Nowanother.thatthe tourists are streaming back in, a critical worker shortage in the region means that the financial reprieve of having tourists back into New Zealand simply cannot be taken advantage off. The stress of having minimal staff and running businesses on mid capacity is a massive loss of opportunity for restaurateurs and others in the hospitality sector who have been desperately waiting for a reprieve. Currently, there’s estimated to be a staggering 1,000 job vacancies, that equals out to

Fergburger Group general manager, Stephen Bradley, says they couldn’t cash in with so many staff shortages. “A lot of operators around Queenstown in the hospitality sector would be running at 60 to 70 percent of the staff they need and that’s before staff are sick and with the Covid stand-down. So, we don’t have the staff to be open.”

Some in the industry feel some government support would do well in recruiting workers to the area, surging employment but with little chance of that happening, it seems they just have to keep trucking on as best they can through the winter season. CT

“We’ve been primarily based in Riccarton, but we wanted to grow our sales and provide Christchurch homeowners with a really good option for sales agents,” Thomas says. “So, we decided to put an office in Papanui.”

Part of the reasoning behind the move to Papanui in particular was the fact that they’d had an office there before. Back in 1988, Whittle Knight based an office in Papanui but later, directors decided to operate from one head office. With a large team of qualified professionals, Whittle Knight provides a comprehensive range of diverse skills to better assist property sales, management and real estate. The Government estimates recent changes to First Home Grants and First Home Loans will help thousands more first-home buyers every year. However, Century 21 New Zealand owner, Tim Kearins says most Kiwis don’t even know these opportunities exist and there must be more promotion. His comments follow the government’s Budget 2022 announcement in May, aimed at assisting more first-home buyers. The Government increased the house price caps for the First Home Grant and entirely removed house price caps from the First Home Loan.

“Raising the price caps for the loan scheme opens the door to first-home buyers with a five percent deposit who can now purchase at any price if they can afford to service the lending. “The old price caps, like $400,000 for Taupo, saw virtually no properties qualify. It’s great

that many more people and properties now qualify,” he says. The government has estimated that these changes mean funding is now available for approximately 7,000 extra First Home Grants and 2,500 extra First Home Loans every year. Since 1st of June, house price caps on First Home Grants increased in most major cities, including Auckland (from $700,000 to $875,000), Hamilton ($600,00 to $725,000), Tauranga ($600,000 to $875,000), Wellington ($650,000 to $925,000), Christchurch ($550,000 to $750,000) and Queenstown ($650,000 to $925,000). “Yes, interest rates are increasing, but so too are opportunities for first-home buyers this winter. Thousands more now have access to two key government schemes designed to get them on the property ladder. “That’s a positive, but they should be better promoted otherwise that extra support in Budget 2022 will simply be not taken up. “Hopefully securing a mortgage will soon not be as difficult with imminent changes to the CCCFA. House prices are also softening which will gives entry-level buyers more chances and choices,” he says. The Century 21 leader says in recent years first-home buyers have increasingly been locked out of the property market. While it remains difficult, he says, it’s arguably more achievable this winter and that’s one silver lining in the current real estate market. “Rents are at a record high but opportunities for first-home buyers are more plentiful. If a tenant can become a homeowner that will help their lives considerably over the longer term,” Tim says.

Importantly, for properties to sell, vendors need to hitch their sale price expectations to this year, not last year. Likewise, buyers need make sure their offer reflects the present day, and not undervalue a property on the basis that it could go down further when it may not. “A slower market really tests agents, and you need to make sure you’ve engaged someone who’s proactive and hungry as the internet alone won’t sell it. People, not advertising, sell properties in this type of market. Look for agents who have an active network of potential buyers and listings in a similar price band so they can refer people onto your place,” he says. Tim says it’s worth freshening up the marketing material. This includes reordering the photographs and written spiel to reflect what potential buyers have said they like about the “Someproperty.vendors think they’ve got an amazing kitchen and so want to lead with that. However, if buyer feedback is all about the outside deck and views, then that’s what you need to accentuate in your refreshed marketing.” He says one of the best things frustrated vendors can do is local research.

CT

“Kiwis still want to buy houses, particularly when they keep reading that interest rates are likely to keep rising as the year goes on. Many buyers see this autumn as a bit of a sweet spot, helped by vendors increasingly motivated to sell before winter sets in,” he says.

“There are plenty of buyers who drive past a house and say that will be $1 million and keep driving. However, the vendor may now be happy to take $900,000. Hence, putting a price tag on it will only help draw more buyers in,” he says.

With New Zealand’s real estate market witnessing more houses being passed in at auction and the number of days it takes to sell lengthening out, Century 21 New Zealand is encouraging vendors not to give up. Rather, property sellers should change tact to make it happen.

“Coming up with a sufficient deposit is often the big problem so that’s what these two schemes help to address. They’re not the silver bullet to home ownership but they’ll certainly help many young Kiwis get over the line,” Tim says. First Home Grants give eligible first-home buyers up to $20,000 for a deposit with property price caps having been now raised to better reflect market prices. First Home Loans allow eligible buyers to purchase a home with a five percent deposit with no price caps. Tim says since late last year there have been fewer opportunities for buyers with less than a 20 percent deposit to get finance due to the Reserve Bank’s Loan-To-Value Ratio restrictions (LVRs). Further, banks have been conducting ultraconservative assessments on borrowers, largely because of Credit Contract & Consumer Finance Act (CCCFA) requirements.

“See what similar properties in the neighbourhood are making. If they’re still fetching good prices, your real estate agent will remind buyers of that. “If local prices have slowed, however, the cold, hard reality is motivated vendors will need to adjust their sights. Ultimately, you can’t beat the buyer.”

The Century 21 leader says auctions in a quieter market are less likely to be successful, however that does not mark the end of the road. “Auctions identify cash buyers with preapproved finance, ready to buy today. Even if they don’t buy at your auction, they’re preferrable buyers to work with as vendors know they can at least push play with them relatively quickly,” he says. Price by negotiation in quieter times potentially loses people. Some buyers are reluctant to be the first to name a price, or wrongly presume a property is worth more than it is.

Govt needs to better promote its first-home buyer support

“While sale activity has declined, it’s not a buyers’ market yet. It’s a more balanced market, where sellers now face more competition while buyers have more properties to choose from. “It’s requiring patience, but properties in demand continue to make good money,” says Tim Kearins says. Tim says it’s important for vendors to remember that demand remains, with new buyers entering the market every month.

Features include only needing to enter a job once to have it flow through to invoicing and - being cloud-based – access is available at anytime from anywhere with a wifi connection. With an easy-to-use customer portal, driver app and auto-pricing, office and fleet can run smoothly with minimal face-to-face contact.

MyTrucking is the powerful transport management tool that has helped keep the wheels turning for hundreds of trucking businesses for more than eight years. The simple yet powerful cloud-based management software has assisted these businesses to tame the paper trail, save time and create efficiencies. It all started with one rural family wanting to help out another. Wairarapa couple Sam and Sara Orsborn developed the software to assist a friend whose local transport business was drowning in paperwork. Once word got out about MyTrucking, other local livestock transport companies got in touch and it seemed there was demand for such a system. Sam then worked with a local developer to make it more widely available, and the rest is history. In April, MyTrucking celebrated eight years in business and over that time has clocked up some impressive numbers, including having invoiced more than eight million jobs for users in New Zealand and around the world. With a truckload of features to help make life easier for the people who run trucking businesses, the goal is to provide a practical, easy to use solution that is a game changer for many. MyTrucking is designed by truckers, for truckers.

“It’s all about reducing time, removing mistakes, improving communication and making invoicing easy,” Sara says. “Job information flows from your daysheet to the driver, the customer and the invoice – and you can ditch the paper diary.” If you’d like to know more about how MyTrucking our friendly local team would love to hear from you. We offer demos and a no obligation free 14-day trial, so you can see for yourself what all the fuss is about. www.mytrucking.com

Data-driven decisions

3. Lower unnecessary idle time.

New Zealand Trucking Association

The interdependencies and challenges across our supply chain have a large knock on effect, raising the cost of goods and services as businesses struggle to absorb the costs themselves. This is a whole of society problem, so what can telematics do?

7. Get the data you need to help make buy or lease decisions.

Fleet-wide visibility Whatever the shape or size of your fleet, EROAD can track it. Our telematics devices can be fitted to trucks, trailers, vans, machinery, utes and cars and you can even add EROAD’s tracking tags to critical equipment and assets. Data is uploaded automatically via the Cloud to EROAD’s platform, which provides a range of fleet management tools and reports to help manage tax, compliance, productivity and health and safety. There’s no better time than now No one can afford to lose money through an inefficient fleet. As costs rise, it’s important to understand where you could be losing money (or making money) –whether it’s through excessive personal use of company fleet cars, unnecessary idle time in your heavy trucks or under-utilised assets that could be sold. It all starts with accurate tracking. Improve ROI on your fleet Fleet costs are substantial for any business. Telematics could improve the return you’re getting on your investment. Fleet managers who proactively take on the challenge of fleet efficiency by using tools and data, can easily reap the rewards.

2. Improve visibility of fuel spend.

Supply chain issues have been hitting the headlines a lot lately. The effects have been felt by almost everyone, especially those running a fleet. As a result, fleet management has become even more important – as businesses feel the pinch from rising fuel costs, driver shortages and long wait times for parts or simple repairs.

Envirowaste, EROAD customer Why EROAD makes good business sense: 1. Get better visibility of your vehicles’ location Give customers real-time ETAs.

5. Plan maintenance and servicing in advance to avoid lengthy downtime.

Unlock savings in your fleet today

Telematics may not offer a silver bullet for all our supply chain concerns, but it does offer a lot of little things that come together to create transparency in your supply chain and support better decision making. Taking data from your fleet of vehicles including distance travelled, engine hours, driving behaviour, idle time, route taken and much more. This can then be analysed by fleet managers and business decision makers to make changes and reduce costs or improve efficiency. It can save your business so much on the bottom line, just by having the view of what your fleet and your drivers are doing Alexander Group, EROAD customer. It doesn’t matter what size your fleet is. If you’re looking to make life easier and you want your company to benefit and run more efficiently, you’ve got to move to something like EROAD. I don’t know how we would survive without it.

Focused on bringing you the very best building experience

Jamie has been a builder for 20 years and feels it’s pretty important to have a builder running the building company. “It just means you get the answers straight away,” he says. “If a customer has a question about the building company, I can answer it.”

These days, Jamie is mostly hands off the tools although he says he likes to be on site with his teams as much as he can. The team has been busy, too. They’ve currently got four homes under construction and are looking at building another three to four this year. He says they’re working on three build pricings that are looking to go to contract at the moment. “Next year, we’re hoping to build 12 homes,” Jamie says. Stroud Homes Christchurch North offers free quotes and free site evaluations. They also offer what they call a black and white quote. “We can turn a quote around in 24 hours if you choose one of our Stroud Homes’ plans. “Plus, all of our packages come with fully loaded inclusions, which means there’s no hidden costs for the customer.”

On top of their fully loaded inclusions, Stroud Homes Christchurch North also offers bonus and premium inclusions. Bonus inclusions are extras offered by home builders in the area that are of no extra cost. For example, bonus lighting, heating and cooling. Premium inclusions are for those looking for a touch of luxury. These are paid inclusions that involve things like upgrading to free standing baths, premium tap ware or floor to ceiling tiles.

It means the customer knows exactly what they’re paying for and can be confident in what they’re buying. The company offers several different house and land packages. There are several packages on ten acre blocks as well as residential. “All packages include the standard inclusions so there’s no hidden costs,” Jamie says. The home design plans are fully customisable or, you can bring in your own design and work with the team to bring it to life. The building teams are made up of local builders who understand the region they’re building in so you can be sure your build will look fantastic. Jamie and the team can also assist with obtaining building approval for builds that are on titled land and fit in the building envelope.

Stroud Homes Christchurch North also has a guaranteed supply of frames and trusses to further avoid building delays.

Stroud Homes Christchurch North - and Stroud Homes in general - are extremely customer based. “We understand that for most people, building a new home is one of the biggest financial investments and commitments a person can make,” Jamie says.

Emissions from the construction sector have leaped 66 percent in a decade and the built environment is responsible for approximately 20 percent of New Zealand’s carbon footprint.

The NZGBC are helping to make this happen by introducing robust authentication schemes, such as Green Star and Homestar, which measure the health, warmth and efficiency of New Zealand homes and buildings.

Leading the engineering, surveying and planning industries by example, Davis Ogilvie (DO) is proud to announce they have achieved carboNZero certification for their eighth consecutive year.

DO are taking steps to reduce their impact on the environment and mitigating their emissions with the purchase of local carbon credits. This local support aims to increase the area of native forest in New Zealand while providing an income for landowners, reducing New Zealand’s greenhouse gas emissions to the atmosphere, and allowing biodiversity to flourish, reduce soil emission, and improve catchment water quality.

| Sustainable Building After launching a Net zero carbon road map last year which called for a building code that aligns with the zero-carbon-act, the NZGBC is prompting a change. Climate change is the most serious and pressing issue of our time, and the science is clear. The Intergovernmental Panel on Climate Change says that we need to achieve net zero carbon emissions by 2050, and to reduce emissions by 50 percent by 2030, if we are to avoid a range of climate change impacts.

NZGBC’s rating tool Green Star is an internationally recognized sustainability rating system. It is used as a tool to support stakeholders in the property and construction sectors to design, construct and operate projects in a more sustainable, efficient, and productive way. The Green Star tool measures energy, water, materials, indoor environment quality (IEQ), transport, land use and ecology, management, emissions, and innovation of homes and buildings.

Being a member of the Superhome Movement is further validation of DO’s commitment to a future New Zealand that’s environmentally respectful. In additional, Davis Ogilvie has taken on initiatives to help minimise our impact on the environment, including installing solar power systems in our Christchurch and Nelson offices, the use of Biofuel in all vehicles, staff tree planting days, promoting waste minimisation and partnering with the Department of Conservation and on various environmental management projects. DO’s commitment to reducing carbon emissions complements a company culture that encourages greater collaboration and sharing of expertise, of which clients reap the Contactbenefits.Davis Ogilvie’s Christchurch, Nelson, Greymouth or Timaru office today for leading engineering, surveying and planning services with a conscience. What could make a building more resilient to climate change and environmental challenges during its lifetime? There is more to this than making a structure earthquake-strong and weather-tight. Rain on the Plains A warming climate brings greater water-carrying capacity in the atmosphere: we can expect heavier winter snow on higher ground and more frequent rain or hail than experienced last century. Drains could be overloaded as ‘fifty year flood frequency’ becomes perhaps ‘ten year frequency’ and detaining flood water will be needed to help roadside swales cope. In the east of NZ, climate change may mean the year’s rain falling in uneven bursts between periods of drought: rain water storage may become a part of resilience for buildings as well as farmers. Garden watering and toilet flushing are good uses for stored rainwater, reserving piped supplies fore essential uses. Water storage is also really useful in civil emergency, such as after quakes. What’s the buzz? Warmer temperatures and dwindling frost nights may allow mosquitoes to spread their habitat southwards, boosting demand for insect screens on windows. Longer growing seasons may favour home food production, coupled with fashionable edible decorative gardens. The resilient home needs space for raised garden beds and healthy soil left on site after construction: free from lead paint scrapings or construction debris. Warming to the idea Sunshine is the free heat that a resilient design incorporates by increasing north-facing glazing and reducing on the south, provided the structure has internal thermal mass to absorb heat by day and release it overnight, achieving temperature stability. External shading from mid-summer heat is important too. Insulation needs to be extensive, and be placed outside the thermal mass of the floor or sunlit walls, for it to work. Placing carpets on insulated concrete floors does not work: floors need to have attractive surfaces such as tiles, to let the energy flow in and out.

Future Living Skills A more resource-efficient, less polluting future will call on a new life skills from building users as well as designers and constructors. We may need to know something about local food production, low-carbon transport, waste and water minimisation and community resilience. These topics feature alongside energy and eco-design in a community education programme which is freely available in Christchurch and Waimakariri. Property & Construction | Sustainable Building Homestar measures the health, warmth, and efficiency of New Zealand homes, using a rating tool from 6 to 10. Homestar rates a home’s performance and environmental impact across several categories including density and resource efficiency; energy, health and comfort; water; waste; materials; site; home management; and an optional innovation category. Since certification started, the demand for Green Star buildings has already doubled in the last two years and there are now 10,000 homes registered with Homestar, compared with the few hundred there used to be, Andrew says. This increase is due to more volume home builders wanting to know about Homestar, as well as ANZ offering a lower mortgage interest Throughrate.the authentication schemes, Andrew says he hopes to normalise having energy labels on all New Zealand homes in the future.

Photo-voltaic panels are most useful on building where most of the energy use is 9am to 5pm, such as schools, factories and offices; although fast developing battery technology may soon make 24 hour power storage cost effective for households. Decentralised power production increases resilience by reducing reliance on large and distant generators, linked by the national grid.

NZGBC has 540 members who work with the government to focus on healthier, low carbon buildings. They run the NZGBC board, tools on the website and also have input on what NZGBC does as an Theorganisation.summaryof Green Star, Homestar and other tools are available on the New Zealand Green Building Council’s website: “It’swww.nzgbc.org.nztakenoverayear

Resilient buildings

The business case for green building As well as being good for the environment and health, green buildings are good for the bottom line. Green commercial buildings deliver better returns for owners and investors, and are in greater demand from tenants. International evidence shows that green buildings enjoy better occupancy and better returns, and have lower operating costs (including energy). The principles of green buildings also apply to housing, where energy and water efficient homes cost less to run, and are warmer and drier, delivering health benefits to people living in them. It’s taken over a year of analysis to align their processes with the Homestar process, but the result is that we now have thousands of homes being built to a higher standard for New Zealanders.

- NZGBC chief executive Andrew Eagles

About the NZGBC NZGBC is created by the construction property sector and continues to be run by the construction property sector. The NZGBC represents more than 520 companies and organisations, including government departments, banks, energy companies, insurers, property and construction companies, architects, developers, designers, and tertiary education institutions. This includes many of the NZX50. These members have a combined market turnover of $20 billion. We also work with local government members, representing over 60% of New Zealand’s population.

Kainga Ora, a New Zealand housing government agency have also jumped on board and are now working alongside NZGBC. This has resulted in all their buildings being built to Six Homestar0 or above. While this means thousands of New Zealand homes built by the government agency have to now be up to this standard, there have been a few challenges to get there, Andrew says. “We had to look at the way Kainga Ora works, which meant looking at their quality assurance process and working with their construction team.

The book, After the War, (The RSA in New Zealand), by Dr Stephen Clarke provides great insight into the founding of the RSA.

It is and has always been associated with the support for former service personnel who have served their country. It is about people helping people. It was focussed more on former service personnel during WWI as the social support systems that exist today did not exist immediately post-Gallipoli and WWI. This provided the template for the future of the CMRSA, which as the rebranding indicates, is The Original RSA dating back to December 1915. That original purpose still exists today. What has changed is driven by the question: How does an RSA deliver its core functions today and what is necessary to achieve that?

After the recent turmoil associated with the necessity to sell the building at 74 Armagh St to service debt, the executive committee conducted some strategic planning. Part of the planning was looking back to see how the RSA had managed to arrive at the The Original RSA point that it was necessary to sell, as well as looking forward to the future, to imagine what the needs of currently serving and future serving NZDF personnel would need from the RSA when they left the services.

It was clear that in the current climate the CMRSA was not the most professional of organisations in the hospitality field. Many hospitality organisations were suffering post-earthquake as well as during and post the lockdowns associated with the Covid pandemic. If the professionals were suffering, then an organisation like the RSA had no reason to be in that field. This asked the question as to what is the purpose then of an RSA? This question took the association back to its roots and the reasons behind why the RSA, or its predecessors, were formed 106 years prior.

It is acknowledged that comradeship forms a part of that support, as does access to the Veterans Affairs entitlements due through service, along with advocacy for former service personnel to other government and NGO organisations that provide services that may be of benefit to former service personnel. Wise use of existing hospitality venues does away with the need for the RSA to own their own building, as has been the case in the past, so the footprint of the RSA is by necessity reduced. What is needed is a centralised hub where former service personnel from across Christchurch can meet with support service providers to assist them in plotting a path to full reintegration back into society, as well as ensuring that their health and wellbeing are restored to the best possible level. This is not to say that remembrance is Formerforgotten.service personnel need to gather, to be still and to remember those who have passed. In its early form Anzac Day was about the former service people being with and supporting each other in that process, in a place that they could claim as theirs - not necessarily a building, but a place. Traditionally it was the Dawn Service, with the civic service being the place of remembrance for the remainder of society, and still today it is that coming together with comrades across the years to remember those who have passed. The process of how this all works out is still under discussion, and will need wider discussion with other partners who have supported the RSA over the years, as we try to find the blend that meets the needs of the older service personnel and the younger generations who meet and socialise differently. A challenge well worth addressing. CT Original RSA PO Box Christchurch354 8140 (03) www.christchurchrsa.org.nzoffice@theoriginalrsa.org.nz379-9724
