Plans released for proposed Golf Clubhouse on the precinct

Sunshine Coast Council has funded the Maleny Golf Club to have plans for a new sustainably designed golf clubhouse to be built on the Maleny Precinct at North Maleny. This sustainability aligns with the Sunshine Coast Council environmental aspirations.

It is hoped that funding can be obtained jointly from the Sunshine Coast Council and the Commonwealth and State governments to cover the expected $2 million cost of build. Maleny Golf Club Manager, Mr. Steven Porter believes that the council could contribute through the sale of a number of blocks on North Maleny Road off the original precinct land portion. He continued to say that the long termed ownership pf the clubhouse through agreements with the Maleny District Sport and Recreation Club always remains with the Sunshine Coast Council. He believes that the clubhouse could become the meeting place for other community groups. The new clubhouse would add to the ever increasing popularity of the Maleny Golf Club which now has a reputation as one of the finest in the region and as such it is a course on the Sunshine Coast that must be played. This in itself will lead to a number of benefits to other small businesses in the Maleny Region.

Nearly 10,000 motorists travel this stretch of road daily, and motorists should prepare for potential delays, with lane closures and reduced speed limits expected during the three-week construction period.

Juvenile Crime continues to make our streets unsafe

In 2015 the Palaszczuk-Miles Government watered down our laws and as aresult. youth criminals are running riot and Queenslanders are living in fear.

For the sake of Queensland residents this must change.

Adult Crime, Adult Time will bring back consequences for actions and send a clear message to youth offenders.

We also need to get serious about early intervention and rehabilitation with purpose.

Landsborough-Maleny Road Upgrade

Approximately 1.2KM of Landsborough-Maleny Road between McCarthy Road and Obi Lane South is scheduled to be resurfaced in late August this year. The near 10,000 motorists who travel this road daily can expect improved road quality and extended pavement life once the project is

complete. Delays are expected during constructionwhich will take approximately three weeks.

And yep, when they’re done, I’ll be asking they keep going from Obi Lane South all the way to the Icebox and Bald Knob Road. Because we all know that needs doing too!

COMMENT MADE BY

Premier Steven Miles

When asked if he would reintroduce 24-hour right of entry notice provision for Queensland worksites.

The then Energy Minister Dr Anthony Lynham announced that partners Lacour Energy and Goldwind would partner the Stanwell Corporation, a wholly owned Queensland owned electrical distributor would build the 450 MW Clarke Creek wind farm after sealing an agreement to sell nearly 75 per cent of the energy generated to Stanwell Corporation. He refused to say just how much government subsidy or grants flowed to Clark Creek Windfarm.

At a recent Ordinary Meeting of the Sunshine Coast Council, Council voted to progress a motion to the Local Government of Queensland’s (LGAQ) Annual Conference which will be held in Brisbane from October 21 to 23 October to seek statewide support for the State Government to introduce mandatory device limitations and standards to control the speed and capabilities of personal mobility devices.

Sunshine Coast Mayor Rosanna Natoli said safety continued to be a primary consideration for people choosing these personal mobility devices as a travel option and that safety concern extended to people on pathways, footpaths and roads. The Maleny Streetscape project aims to improve the function of Maleny’s main street.

It will add to its ‘sense of place’ so it can continue to be a place that is loved by residents, supports local businesses, and remains a valued hinterland destination. To avoid impacts on our community and traders over the busy summer holiday season, we are planning to start construction in early 2025.. The project incorporates the area of Maple Street between Myrtle and Teak Streets. Approximately $2.9 million will be allocated to this beautify Maleny project as part of the Maple Street streetscape project, The design includes:

Microshield is also a low odour coating when used internally on doors and panelling.

MICROSHIELD PREMIUM VARNISH

Microshield Varnish combines the latest values in u/v inhibitors and stabilisers, with the best blend of premium resins to give the user maximum performance in a clear gloss finish. How does this work? The u/v inhibitors soak up the suns rays, converting them into heat and then provide for their egress, through dissipation within the film. The stabilisers protect the coating by rendering the “free radicals” of u/v inert and neutralising them. Then they regenerate themselves and proceed to continue the protecting process throughout the coatings life. The balance of selected resins offers excellent flexibility (to reduce brittleness) and extends the lifespan of the coating, at the same time maintaining a tough abrasion resistant clear gloss.

Online shopping has become a very popular way to shop. As with everything there are two sides - who knows.

I really doubt that you would make any real savings or get a better product range than shopping locally.

One of the down sides is that your paint may arrive in a damaged condition causing a messy problem!

Is a hybrid better than an electric car?

Hybrids and plug-in hybrids are generally a better choice if you don't want to plan trip routes in detail.

EVs are a better choice if you have a lot of charging stations in your area, want to completely get rid of gas costs or have an eye on reducing your carbon footprint as much as you're able.

A hybrid vehicle cannot run without the hybrid battery, so vehicle owners must invest in new hybrid batteries periodically, which can make vehicle maintenance expensive.

Dirt, sand, pet hair, and water can wreak havoc on a hybrid car's battery and other vital components.

Need a Roadworthy Certificate?

Maleny Service Centre have a Licenced Roadworthy Inspector on the premises and we know only too well what it takes to make your vehicle safe and roadworthy.

All vehicles (including trucks, motorbikes and trailers) must have a Safety or Roadworthy Certificate (RWC) if being sold, registered for the first time or being re-registered in Queensland. Registered Vehicles cannot be solid without a RWC.

An Old Codger’s Thoughts & Opinions

Juvenile Crime

“How can this society scourge be contained”

From the onset it must be said that the process of merely locking juvenile criminals up will never work. That is not to say that some juvenile criminal should not be kept in custody. It is the associated work that needs to be done in partnership with incarceration that is important. All things working together.

In Queensland, under the Criminal Code (Qld): a child under 10 cannot be tried and/or sentenced for an offence and under 14 can only be charged if he/she was shown by the prosecution that the child understood that their offending behaviour was seriously wrong.

Some governments want to increase the age of criminal responsibility to 14 or even 16 years. This would immediately reduce crime figures because those offences committed by those children in the increased age band would not be counted in statistics - this making it appear that crime figures were dropping, when in fact they were not.

Much of juvenile crime is caused by lack of education, family influences such as parental neglect or a family history of criminal activity, and peer pressure, including gang involvement and the desire for social acceptance.

Most likely the most common cause of juvenile criminals comes about through neglectful parents who quite simply cannot be bothered - parents with bad parenting skills.

The vast number of juvenile rimes, approximately 70% are committed by the same offenders and studies have found that this number increases when young juvenile criminals are incarcerated and are allowed to simply fill in time in jail.

There is no simple answer to this problem and despite many reviews no concrete conclusions have been reached to attack the problem. There are answers though, but politicians generally are too timid to attack the subject because of political backlash.

Truthful Jones says And he swears that it 100% true - No Bulls##t”

Truthful’s neighbour, Mrs O'Clery was in town on a shopping trip. She began her day finding the most perfect shoes in the first shop and a beautiful dress on sale in the second.

In the third, everything had just been reduced by 50 percent when her mobile phone rang.

It was a female doctor notifying her that her husband had just been in a terrible car accident and was in critical condition and in the ICU.

The woman told the doctor to inform her husband where she was and that she'd be there as soon as possible.

As she hung up she realised she was leaving what was shaping up to be her best day ever in the boutiques. She decided to get in a couple of more shops before heading to the hospital. She ended up shopping the rest of the morning, finishing her trip with a cup of coffee and a beautiful chocolate cake slice, compliments of the last shop. She was jubilant.

Then she remembered her husband. Feeling guilty, she dashed to the hospital.

She saw the doctor in the corridor and asked about her husband's condition. The lady doctor glared at her and shouted, 'You went ahead and finished your shopping trip didn't you! I hope you're proud of yourself! While you were out for the past four hours enjoying yourself in town, your husband has been languishing in the Intensive Care Unit! It's just as well you went ahead and finished, because it will more than likely be the last shopping trip you ever take!

For the rest of his life he will require round-theclock care. And YOU will now be his carer! The woman was feeling so guilty she broke down and sobbed.

The lady doctor then chuckled and said, 'I'm just pulling your leg...He's dead. Show me what you bought.'

Buying residential property in Quensland?

With Trove Easton of Easton Lawyers, Maleny

Buying a residential property is a major financial transaction for most people. So, it’s vital you seek the advice of your solicitor before you sign any contract. With increased numbers of residential properties changing hands in Queensland and a recently revised standard residential contract we thought this was a great time to review a few residential contract basics. Over the next few weeks, we will review the fundamental issues in residential conveyancing for buyers and sellers of houses, units, and town houses.

Solicitors and real estate agents

Solicitors and real estate agents have very different roles in sale of residential property, and it is important to understand those differences.

Solicitors are experts that are trained in this area of law and will guide you through the conveyance to ensure your interests are protected. Every property and conveyance is different, so your solicitor will advise you on the need for any special conditions or any other legal issues that arise.

Real estate agents represent the seller and receive a commission

from the seller when the property is sold.

The real estate agent is responsible for getting the best price and contract terms for the seller and is not qualified to give legal advice on the contract, draft clauses or modify the pre-printed standard contract in any way.

Disclosure obligations

As a seller of residential property, you are required by law to disclose certain information to a buyer before they enter into a contract. There may be penalties for failure to do so additionally a buyer may be able to terminate the contract and recover compensation from you.

Some examples include the following, you must: give a disclosure notice to a prospective buyer if the property has a pool and there is no pool safety certificate; disclose all encumbrances affecting the property; notify a buyer if the property is recorded on the contaminated land or environmental management register; or

if there is an application or order about a tree on the property.

Additionally, before settlement you must: advise a buyer whether the property has compliant smoke alarms; an approved electricity safety switch;

obtain and give a buyer with a clearance certificate from the Australian Taxation Office; and provide a pool safety certificate or notice of no pool safety certificate.

If you’re selling a residential unit or townhouse, you must also provide the buyer with information about the body corporate.

Your solicitor will assist you to ensure you satisfy all these disclosure requirements.

Should you have any questions please contact our office on 07 5494 3511 Monday to Friday between 08:30 and 17:00 AEST.

Maleny had a proud dairy past ….now not too much!!!

In the early 1900’s and with land being cleared, abundant rain and rich red soil, the focus around Maleny moved to dairy farming. The lush green hills of Maleny are awash with Kikuyu grass introduced from South Africa in 1919 to support the burgeoning dairy industry.

Butter and cheese co-ops and factories were built and the industry flourished. In the 1950’s Maleny supported some 300 dairy farms. Then came deregulation and by 1980 only 20 remained.

Maleny SES looking for volunteers

Maleny State Emergency Service Group is looking for some volunteers to help get our community through the next disaster season.

You can put your desire to get involved to good use and serve our community. An easy way to do that by becoming a State Emergency Service (SES) volunteer.

Active SES members perform a diverse range of functions to respond to local, state and national disasters and emergencies. By joining the SES you may respond to many different types of activations as a result of disasters and emergencies.

An SES volunteer has an opportunity to participate in and develop a variety of emergency and rescue skills, including chainsaw operations, flood boat operations, road crash rescue and land search.

Not only will you be helping your community, you will make some great mates along the way.

Volunteers are given training to ensure that they have enough skills to be able to handle whatever task you need to do..

Maleny Rotary Club advocates that businesses wear purple on Fridays to support Domestic Violence Awareness

The Maleny Rotary Club is joining the campaign with other Rotary clubs on the Sunshine Coast and throughout Australia in being highly visible and active in the promotion of Respectful Relationships and Domestic Violence Awareness.

This campaign supports not only business staff, but all individuals in wearing a Rotary purple Anti DV shirt each Friday to draw attention to the prevalence of domestic violence committed within our communities. The front of the purple T-shirts says, “Together we say NO to Domestic and Family Violence”, while on the back is printed “Yes to Respectful Relationships.”

This campaign is proposed to commence on a date yet to be fixed in September 2024 and will be launched at Barbers of Maleny. This project signifies how seriously Maleny Rotary views the devastating effects of domestic violence on communities..

If you want to purchase a polo shirt, t-shirt or cap supporting this Rotary cause for yourself or your business simply contact a Maleny Rotary Member or visit their Facebook Page at: https://www.facebook.com/rotaryclubofmaleny

“I am now headed north”

Please make a donation It is a great feeling!

Well it’s official and thiss the most modern vehicle I’ve ever owned, my new 1997 Hino Tilt tray truck. This is the start of the next adventure, but first I have to get it home to Maleny from Melbourne so I can work on it. Made it to Wagga Wagga on the first in the tilt tray, nice 500km first day from Melbourne. This trip that took me 3 days in the tractor lol) , I did have a low air alarm about 20kms out of town that scared the bejesus out of me because I’m used to any sort of alarm from being in the tractor being a low oil/pressure alarm

I’m still getting used to the principles of Air in trucks, I’m permitted to drive from dawn till dusk and came in right on it this avo but still within time. It’s a good feeling. Drives great, I’m bloody happy with it!!! Also, notice the new hat - “New adventure.needs a new hat”.

Be a real “Mate”

Make sure that you look after your matesTreat them all well!.

There are no places for bullies or abusers.

Thank you to TAFE NSW - North Wagga Primary Industries Centre for letting me swing by for a yarn and for doing a fundraiser yesterday , was bloody great to catchup and say “Gday”. . You’ve got fantastic people and facilities that I’m sure the students absolutely love.
