“Maleny to trial eBike Hire!”

E-bikes are widely seen as one of the best ways to reduce urban traffic, especially in areas without effective public transit systems.

vehicle parking in Maple Street, Maleny the eBikes don’t take up parking spaces.

This plan is to make Maleny a healthier and safer place.

A bicycle with a motor is fashionable, healthy, and environmentally friendly. The first patent for an E-bike dates to 1895, and as recently as 2012, these electrified bicycles represented just a tiny niche in the industry. Now E-bike numbers are booming and have exploded in popularity.

A Maleny community initiative, involving e-bikes, is set to get more commuters out of their cars and into the fresh air.

Traffic misery in Lawyer Street, Maleny

To the vehicle users in Lawyer Street, Maleny, especially before and after school hours it is a misery to have to drive and park in Lawyer Street, Maleny.

Traffic congestion has reached new levels, particularly since the new petrol station opened on the corner block between Bunya Street and Lawyer Streets, Maleny. This area was already a heavily used passageway as it leads into the Lawyer Street industrial area and also has an expanding landscaping business opposite. Of recent times another impediment has come from the parking of a number of tow trucks protruding onto the roadway right on the junction of all these businesses.

Lawyer Street itself has kerb and channelling on one side of the roadway and on the opposite a mixture of kerb and rough deep gullies on the opposite side. There is legal parking on both sides of the roadway which is heavily used by people attending the Maleny State School in Bunya Street, Maleny.

The roadway is narrow as a result of two sided parking and people often not too keen to get as close as possible to the unformed side of the roadway and the street carrying two direction traffic. As a result the traffic flow is heavily impacted.

Lawyer Street, Maleny is a designated Sunshine Coast Council thoroughfare.

Traffic in the area is only going to get heavier s time goes by, so now is an appropriate time for consideration to be given by the Sunshine Coast Council how traffic flow might be best handled into the future.

Who remembers the “windup” gramophone or even had one on which were played vinyl records. The phonograph was invented in 1877 by Thomas Edison and were used well into the 1950’s.

In the 1960s, the use of 8cartridges and cassette tapes were introduced and took over.

Bins4Blokes

In collaboration with the Continence Foundation, the Sunshine Coast Council has installed 102 male incontinence product disposal bins at public amenities locations across the region. This initiative is a welcome step towards ensuring our public facilities accommodate and provide adequate services for everyone.

The Continence Foundation Bins4Blokes campaign is an Australia-wide awareness and advocacy campaign promoting the installation of incontinence product disposal bins in male public toilet facilities.

There are many men who ride bikes, run and walk along our pathways who may need assistance – we have identified the gap and now we can ensure we provide these bins at all public amenities across the region in the future.

To find out which public amenities are serviced by this new initiative, check out The National Public Toilet Map: https://toiletmap.gov.au/.

Around Glass house Electorate with Mr Andrew Powell M.P.

I’m surrounded by intelligent young women aspiring for my job!!!

I was recently joined at work by Kelly who is a Year 10 student at Maleny State High School. She is joining me for a week of “work experience”.

We were supposed to be in Parliament this week but with the sad passing of Queen Elizabeth II the sitting was postponed.

So whilst the week will include a trip to Queensland Parliament for a day. She also accompanied me out and about in the Glasshouse electorate.

Kelly and I have also visited Government House, where we paid our respects to Her Majesty Queen Elizabeth II on behalf of you, the people of the Glass House electorate.

Day two of Kelly’s Work Experience is going to be hard to top! A tour of Queensland Parliament (where she eyed off the Speaker’s Chair and met the ClerkMr Neil Laurie.

Rest In Peace, Your Majesty

Recently a petition to rename Cross River Rail was launched to name Queensland’s first underground rail line, to the Elizabeth Line. This would be a fitting tribute to Her Majesty to acknowledge the 70 years of service to the Commonwealth by Her Majesty Queen Elizabeth II. It would be a lasting tribute to her inspirational dedication and commitment to the people of Queensland.

You can sign the petition at the web address: https://queensland.typeform.com/to/Fl3YY0at? typeform-source=l.facebook.com

I was also honoured to be present at the Proclamation Reading - proclaiming the new Kingin the Legislative Council at Queensland Parliament. Long live the King!

Also I caught up with the new YMCA Queensland Youth Parliament Member for Glass House, Maia Raymond of Crystal Waters. Maia is passionate about and active in her community and enjoys supporting environmental action.

National Child Protection Week

As part of National Child Protection Week, I recently joined members of the command team at the Australian Centre to Counter Child Exploitation to discuss online exploitation - particularly through social media.

Their work is vital - and you can help them track down predators and keep kids safe.

I heard how twenty-one per cent of parents and carers say child sexual abuse is too sickening to think about – and more than one in 10 parents would be too embarrassed to talk about it if their child was exploited.

This National Child Protection Week, we highlighted how the ACCCE works globally with our partners to combat online child sexual exploitation.

Traffic misery in Lawyer Street, Maleny

One solution put forward was to prohibit parking on one side of the roadway, leaving the side without completed kerb and guttering as a “no parking one”. It was suggested that this was the cheapest option for council whilst still allowing two way traffic. The cons of this suggestion is the reducing of the number of parking bays. This is not in the best interests of the area taking into account just how heavily used the parking spaces are already used.

Another option is to increase the width of the roadway and build a dedicated walkway ensuring that the rough edge and depth of drop on that side of the roadway is rectified. To council the con of this idea is cost. Council does not wish to spend that money and is awaiting for properties on that side of the roadway to be re-developed meaning that the property owners would in fact have to pay the cost as part of the redevelopment. This could take

some years as not all property owners are not in a position to develop those blocks at this time.

Another option is to turn the street into a one way thoroughfare. This would allow no loss of parking places. Parking is only going to continue to

In the proposal for one way traffic flow the direction of the traffic flow is important for a safer traffic flow.. By entry to Lawyer Street at the intersection near the new Mobil service station gives some protection from traffic coming down Bunya Street from the direction of the Maleny State High School. Also traffic leaving Lawyer Street near the Maleny RSL, especially during the peak traffic time before and after school has some assistance from the Maleny State School pedestrian crossing supervisor as that person stops traffic allowing students to cross Bunya Street.

Associate this with a “left turn only” at that intersection causing traffic to make use of the round about on the township side of the bridge at the bottom of Maple Street gives a safer, and most likely quicker exit from Lawyer Street.

The extra traffic flow following recent Bunya Street developments and increasing traffic in the vicinity of the Maleny State School should have been taken into account when the prior mentioned development was considered.

Maleny-Montville Road Vegetation Management

After a successful roadside clearing between Montville and Flaxton and between Maleny and Landsborough, the Department of Transport and Main Roads (TMR) are now turning their attention to the stretch between Montville and Maleny.

TMR’s maintenance contractors will be clearing vegetation and trees close to the road to improve visibility of road signage, improve sight distances from adjacent driveways and intersections and maintain clear zones from the edge of the road.

“This is very welcome news and will, hopefully, restore many of our iconic views as well as remove

weed species from our roadsides.” said local State M.P. for Glasshouse, Mr. Andrew Powell.

A huge thank you to the Montville Chamber of Commerce and particularly Otto Lechner for their continued advocacy on this issue.

Please take care and drive safely when driving the route for the next two months.

Interior Paint Tips for your home

The way you apply your paint is as important as the colour itself. If you are wondering how you can make the most of this colour trend in your own interior, here are some useful tips to give you the confidence you need when painting your space.

60 – 30 – 10 Rule

The 60-30-10 rule is a very easy-to-follow approach that designers often use to create well-balanced rooms using colour. This concept follows the classic rule to add balance and depth to a room.

60% of a room colour is achieved through a dominant wall colour.

30% of a room colour is achieved through the joinery, furniture, carpet, wood trim, textiles, etc. 10% is the accent colours that create a focal point in the room such as a pendant light, cushions and artwork. It’s the icing on the cake! Here are some examples of interior spaces where the green paint colour is 60% dominant, natural timber as the 30% and the peach used in 10% as an accent in furniture, cushions and artwork.

Once done, remember indoor plants are actually good for you! Because as we all know, plants purify the air we breathe by helping to filter out nasty pollutants.

Use filler to make the surface smooth

For a smooth paint finish, you need to start with a smooth surface

1. Choose a filler designed for the surface you’re painting. For interior wood we recommend a plastic Wood filler. For plasterboard or hard plaster we recommend a premium flexible gap filler, especially if any movement is likely.

2. Make sure the area is clean and scrape away any loose paint or plaster.

3. If the edges of the hole are cracked, unstable, or if the hole is too large, a self-adhesive patch will make the job easier.

4. Apply a layer of filler over the area ensuring to completely cover any holes, cracks or patches.

5. Spread the filler across the area in multiple directions and once the area is covered use a single downward stroke to remove any excess product.

6. Once dry use a fine sandpaper to give it a light sand for a smooth, consistent surface.

QUICK TIP

A quick wipe with a damp sponge before the filler sets will smooth out small ridges and save on sanding time later.

Ultramarathoner Robbie Balenger from Texas in the USA outran and outlasted a Tesla Model 3 by 100 feet after he outran its endurance.

Glasshouse Mountains claim Two more victims

Once again a local popular tourist spot has been the scene of a dramatic rescue. Another male climber in his 50’s who was climbing on the Glass House Mountains was critically injured when he fell about 20m while hiking on Mt Tibrogargan on September 20, 2022. The incident occurred near Chicken Rock Tibrogargan, which is one of the steepest parts of the climb. He suffered serious head injuries as a result of his fall. He was transported from the scene by helicopter.

It followed just three days after a teenage climber suffered serious injuries at Mt Ngungun on September 17, 2022.

Sunshine Coast local SES controller Brendan Casement said, “There has been a spike in injured hikers in past months. He calls for improve safety at the popular tourist spot. He said, “Climbers are just simply not climbing to their limitations and abilities and as a result become unstuck.

A SES spokesperson said climbers should be aware of their limitations, take sufficient water and a phone with them and be dresses in appropriate clothing, especially footwear.

If you need assistance - Contact SES on 132 500.

Now is the time to take action!

Local Rural Fire Brigade cers have revealed a possible grim prediction for the coming Sunshine Coast re season. We could be in re season ahead if

the predicted third La Nina occurs.

Whether you live in the country, near the coast, in the suburbs or on the urban fringe, planning for bushfires could save your life and your home. Bushfires are scary and stressful. We don’t want a re-occurrence of the 2019 - 2020 fires on the Sunshine Coast.

He continued, “Whilst we don’t want to over empathise the possibilities. The predicted rainy season would potentially cause a heightened risk for the coming years because of an increased fuel load.

Controlled burns help to mitigate fuel loads ahead of the the name of safety to continue to keep on top of any areas that could possibly be a danger during any fire incident.

It is important to get in and clean and tidy up now, when a fire is imminent it is then too late to start the cleanup.

If you ned to do a controlled burn on your property then reach out to your local Rural Fire Brigade about how to go about it. . They are only too happy come out free of charge and discuss what they can do and how they can help them.

An Old Codger’s Thoughts & Opinions

For decades now we have heard the calls for a local arts and entertainment centre to be built, and while almost every level of government has agreed that we need one, but for one reason or another we are no closer to having one. That is until the sound that there might be a Casino built in the new business centre in Maroochydore. That sound is coming from no other than the Mayor of the Sunshine Coast, Mayor Mark Jamieson and his council executives who have written repeatedly to State Government Ministers asking for a Casino licence for the Sunshine Coast to be strongly considered.

This in spite of the fact that a ReachTel’s survey of Sunshine Coast residents found that 75.8% said that they would not support a casino, even if it included a new convention and exhibition centre.

Over the past few years we have seen inquiries into already operating Casinos in Australia reveal the web of criminal activities and money laundering schemes being operated through casinos. Casinos are also heavily involved, if not directly, but indirectly involved in people smuggling and wildlife smuggling.

Those Inquiry Bodies reveal that the various levels of government seems reluctant to confront organised crimes conducted through legal casinos. What is more the Casinos themselves play no part in attempting to reduce criminality within their premises, in fact they not only condone it, but instigate a lot of it.

Local Federal Member of Parliament Mr. Andrew Wallace has long and hard fought against having a casino on the Sunshine Coast pointing out that they were anti-social for the average family.

The most common presenting issues for the family members who attend Australian gambling support services relate to impaired family relationships, emotional problems and financial difficulties, followed by social difficulties, impaired physical health and employment problems.

Already we have many of those problems from the already established gambling facilities on the Coast.

Any Casino that is built on the Sunshine Coast will undoubtedly be built by a foreign company, most likely from China. Already we see that foreign companies operate mainly from their home country to circumvent many of Australia’s laws and taxes. Do we really need it?

Truthful Jones says

And he swears that it 100% true. - No Bulls##t”

Truthful tells that when he went to church last week the Priest told the following tale in his sermon;

When everybody on earth was dead and waiting to enter Paradise, God appeared and said,” I want the men to make two lines. One line for the men who were true head’s of their household, and the other line for the men who were dominated by their women.

I want all the women to report to St. Peter.” Soon, the women were gone and there were two lines of men. The line of the men who were dominated by their wives was a million miles long, and in the line of men who truly were heads of their household, there was only one man. God said, ”You men should be ashamed of yourselves. I created you to be the head of your household! You have been disobedient and not fulfilled your purpose! Of all of you, only one has obeyed. Learn from him!

God turned to the one man, “How did you manage to be the only one in this line?”

The man replied, “I don’t know. My wife told me to stand here.”

There must be a moral to this sermon somewhere, but I am not sure what it is and sometimes the lessons learnt are not always clear!

Remember When?

As children visiting Grandparents on a Sunday afternoon and sitting in their lounge room that looked similar to the photo on right. No child was game to misbehave or disturbing the furniture. It always looked pristine.

Upcoming changes to residen1al tenancy law With Trove Easton of Easton Lawyers, Maleny

Part 1

From 1 October 2022 a number of changes to residential tenancy law will commence in Queensland due to

commencement of provisions of the Housing Legislation Amendment Act 2021. This is a further measure to regulate leased properties.

Body corporates will also need to make sure these new regulations are complied with in their schemes.

Major points

From 1 October 2022 there will be increased:

premises (instead of three days); and tenants can authorise emergency repairs up to the equivalent of four weeks’ rent (instead of two weeks’ rent).

Selling or buying a property!

Upcoming changes to residen1al tenancy law

With Trove Easton of Easton Lawyers, Maleny

The Minimum Housing Standards will require rental premises to be: weatherproof; structurally sound; fixtures and fittings to be in good repair; free from pests, damp, mould; and there are further criteria.

Rental property owners should take note of the new Minimum Housing Standards and plan ahead for any work that may need to be undertaken to comply with the legislation by 1 September 2023.

It is possible that the new regulations may lead to disputes in body corporate schemes as to which party is responsible for what – the owner or the body corporate.

Property owners should aim to clarify their obligations with the body corporate prior to the Minimum Housing Standards being enforced on 1 September 2023.

Upcoming changes to residential tenancy law

Part 3

Ending tenancies

Under the upcoming amendments, landlords will no longer be able to end tenancies ‘without grounds’, however tenants will still be able to do so.

Tenants will also still be able to end tenancies where the property is not in good repair or fails to meet the Minimum Housing Standards.

This may lead to disputes over whether the property is compliant with the Minimum Housing Standards.

There will also be new grounds for landlords to end tenancies including: at the end of a fixed term agreement; to undertake significant repair or renovation; or in preparation for sale of the property.

However, where there has been a serious breach of the lease by the tenant, the landlord will still have to seek an order from Queensland Civil Administrative Tribunal (QCAT) to terminate the tenancy.

Pets

Under the amendments it will be easier for tenants to keep pets in rental properties.

Landlords can only refuse a request to keep a pet on identified reasonable grounds, for example it if would breach body corporate by-laws.

However, consent may be subject to certain conditions such as only keeping the pet outside.

Further, if landlords do not respond to requests within fourteen days, the landlord’s consent to the pet request will be implied.

One frequent enquiry that we are getting at the moment is for a loan increase to build a granny flat or second house on your property to rent out for additional income.

Whilst that is obviously subject to council approval and the zoning of your property, in many cases we are seeing that the rental income from building a granny flat or second home exceeds the repayments on the additional loan, meaning that the granny flat not only pays for itself but also provides additional income for you.

We would be pleased to discuss with you how this would work and run some calculations for you. The issue on the minds of most borrowers in recent months continues to be rising interest rates. This has resulted in a lot of home loan borrowers seeking a better deal by refinancing to another lender to cushion the impact of higher interest rates.

Some lenders also have offers of up to $4,000 cash back to help make the process of refinancing a loan even more attractive.

We are available to assist with a free review of your home loan to ascertain whether there are any improvements that can be made to your existing arrangements in terms of interest rates, repayments and fees.

We are available to discuss your situation 7 days a week.

Thanks to everyone that has already booked, and a full refund will be provided. Tickets for the Smart Pups Raffle are still available, and will be drawn on 1st week of November.”

Who Gives A Crap? - We Do!

What do we really mean when we say our toilet paper helps build toilets?

We trust that our partner organisations know how to best improve global access to proper sanitation – that means our donation could go to building toilets. To put it into perspective, a child under five dies every two minutes from diarrhoea diseases caused by poor water and sanitation.

Profits from the sale of this toilet paper is used to building toilets, but could also mean it supports larger clean water projects. This is a win - win situation!

Travelling Jackaroo “Getting to the Top”

Another great fundraiser

How is this for another great fundraiser?

The folks at the Great Moscow Circus have replaced the side curtains on the semi trailers that they use to shift the circus from place to place. This left the old ones they removed to be disposed of.

Well, up for auction now is a huge banner with the advertising for The Great Moscow Circus printed on it. The banner has been travelling around Australia with the circus for many years. it has seen more towns and more of Australia that I ever will. What a tale they it could tell if only it could speak.

Thanks to the folks at “The Great Moscow Circus” who have donated it to my fundraising. It is now up for auction with all proceeds going to one of my charities and the purchaser can pick that charity.

The banner size is approximately 6m x 3m. This would be absolutely awesome for someone’s man cave to hang on the wall or for a shed. If you would like I can also sign it with a date and a letter of thanks for you to frame and hang with it. I mean how often would you get the chance to have a giant circus banner for a man cave item.

Be a real “Mate”

I was recently invited to the Dardanup Heritage Park which is located in Dardanup, approximately 15 minutes from Bunbury in West Australia.

It was absolutely amazing.

The museum houses a large display of equipment that twas used to develop our nation over the past 120 years.

The Parks equipment includes steam and diesel sawmills, mill settlement, engines, tractors, dozers, horse-drawn equip, military, memorabilia and much more. The drill hall even houses a Leopard tank

Most of the vehicles and machinery have been fully restored to working condition and it is great to see some of the vehicles being driven around the Park.

It is well worth the visit if you are ever in Bunbury, West Australia. If not, then just check out the web site to see some of the old agricultural equipment and industrial machinery from our pioneering past.
