Around Glass house Electorate with Mr Andrew Powell M.P.

First Home Buyers - Stamp Duty “Gone”

We've got the plan to lift Queensland from last to first on the home ownership ladder. If you build or buy a new home, for your first home, you will not pay a single dollar of stamp duty in Queensland.

Abolished. Gone. Finished.

We will offer a big boost into existing homes for first home owners by raising the threshold for full stamp duty concessions up to $700,000, with partial concessions up to $800,000.

In the next five years, we will scale-up housing approvals by 25%. We’ll also be unlocking land for housing, fast-tracking approvals and delivering the infrastructure to kick-start new housing developments.

Copper theft is something we are seeing all over the electorate. It’s why many of our street lights remain unlit. The LNP will introduce, if elected in October, will tackle the growing scrap metal blackmarket costing millions in repairs and driving-up

costs for Queenslanders, by banning the sale of scrap metal to unlicenced dealers.

There were cheers and tears (of joy) when I shared with the Maleny Men’s Shed that they’d been successful in Round 120 of the Gambling Community Benefit Fund.

They received $19500 and the funds will go to their parking and driveway - allowing them to finally open their “new” shed.

Congrats to President Duncan and his team. Their perseverance has paid off.

POLITICAL COMMENT MADE BY One Nation Leader Pauline Hanson

“Australians should stop voting for the “same idiots all the time” as the country suffers through a per capita recession.”

Maleny Streetscape plan soon to be unveiled

The final plans for the Maple Street, Maleny streetscape improvements are about to be released. Council has been working with the Maleny community to re-set the Maleny Placemaking project since the 2005 inception with the delivered streetscape works to date. This part of the planning project has been ongoing since early 2022 and has included significant public intervention along the way.

Sunshine Coast Council sought feedback from the community to understand the key areas of Maple Street which need improvement, and if the concept design

first implemented in 2002 needed any updating to meet the values and vision of today’s community. The envisaged streetscape must be functional. This means that it must be responsive to the needs of all its users. A comfortable streetscape involves consideration of elements that enhance amenity, usability and the wellbeing of its users.

The changes are designed to create a safer and more sociable feel for those who use the area. The project will involve raising pedestrian crossings extra public seating and the planting of shade trees.

To foster a safer streetscape environment; improvements will include better defined crossing points, new lighting and improved accessibility where possible.

There will also be a reorganisation of vehicle parking throughout the area.

Could Australia be driving towards an economic depression?

“An economic depression is a period of carried long-term economic downturn that is the result of lowered economic activity in one major or more national economies. Economic depression maybe related to one specific country where there is some economic crisis or involve a number of countries at the same time.”

Australia has faced economic depressions in its history, notably the Great Depression of the 1930s. During this period, unemployment soared to around 30%, and many families struggled to make ends meet..

At that time the social safety nets such as “the dolefamily assistance - etc were minimal, and the economic hardship led to widespread poverty, homelessness, and a decline in living standards. This historical context serves as a foundation for understanding how contemporary Australia might navigate a similar crisis.

The world economy is presently in a perilous state and it is always possible that Australia could see another depression within a current lifetime.

What would it be like - do we really have any idea what that life would entail?

Living in Australia through an economic depression would be a multifaceted experience shaped by historical precedents, societal resilience, and governmental responses. This exploration encompasses the impacts on daily life, the adaptive strategies employed by individuals and communities, and the broader economic and social policies that aim to mitigate the effects of such a downturn.

In a modern economic depression, the immediate impact on daily life would likely mirror some aspects of the past.

Unemployment rates would rise significantly, leading to financial insecurity for many families.

This could result in increased reliance on social welfare programs, charitable organisations, and community support networks.

Consumer behaviour would change dramatically. People would have to prioritise essential spending and cut back on nonessential items. This shift would affect various sectors, particularly retail, hospitality, and entertainment, which are more vulnerable during economic downturns.

Factories most likely would shut down, farms and homes could be lost to foreclosure, mills and mines abandoned, and people suffer from hunger.

“Making Do in poverty”

Home ownership rates might decline as people struggle to meet mortgage payments, This would potentially lead to increased demand for rental properties or governmentassisted housing.

Australians have historically demonstrated resilience in the face of economic adversity. Community spirit often flourishes during tough times, with people banding together to support

each other. Informal networks, such as neighbourhood groups and social clubs, play a crucial role in providing emotional and practical support to vulnerable community members.

On an individual level, people might adapt by seeking alternative sources of income. This could include taking on multiple part-time jobs, pursuing freelance work, or engaging in the gig economy. Additionally, bartering and sharing resources within communities can help alleviate some financial pressures.

Education and retraining become vital strategies during economic depressions. Many people may return to educational institutions to gain new skills that are in demand, positioning themselves better for the job market when the economy recovers. Governmentsponsored training programs and incentives for businesses to hire and retain employees can facilitate this transition.

Moreover, targeted support for small and medium-sized enterprises (SMEs) is vital, as these businesses often suffer the most during economic downturns. Grants, low-interest loans, and tax relief can help keep these businesses afloat, preserving jobs and maintaining economic stability.

Long-term Recovery

Government Response

Some signs of depression are prices deflation, financial crises, stock market crash or even bank failures, or even specific behaviour of economic agents or population, that are also common or also non common elements of a depression that do not normally occur during a recession.

Long-term recovery from an economic depression requires a strategic and multifaceted approach. Investment in innovation and technology can drive economic growth and create new industries. Emphasizing sustainability and green technologies can also position Australia as a leader in the global shift towards a more sustainable economy.

The role of government is crucial in mitigating the effects of an economic depression. Policymakers can implement a range of measures to stimulate the economy and support those most affected. Fiscal policies, such as increased government spending on infrastructure projects, can create jobs and boost economic activity. Monetary policies, like reducing interest rates, can encourage borrowing and investment.

Social welfare programs are essential to provide a safety net for the unemployed and underemployed. Expanding unemployment benefits, providing direct financial assistance, and supporting food banks and housing programs are critical steps in ensuring that basic needs are met.

Education and workforce development remain pivotal in ensuring that the workforce is adaptable and equipped with the skills needed for future industries. Collaboration between the government, private sector, and educational institutions can foster a culture of continuous learning and innovation.

Conclusion

Living in Australia through an economic depression involves significant challenges, but the country's history of resilience and community support provides a strong foundation for overcoming such adversity. Through adaptive strategies at the individual and community levels, coupled with robust government intervention and long-term strategic planning, Australia can navigate the complexities of an economic depression and emerge with a more resilient and diversified economy.

By the end of the decade. It will be mandated that all, cars in California will alert you by continually beeping at you if you are exceeding the speed limit. They will continue to beep until you reduce speed to the legal limit.

Once it is legislated in one spot then you can bet that it will become a widely legislated procedure.

This technology is known as intelligent speed assistant (ISA) technology. Today, modern systems are required by law in Europe, which mandated them on new vehicles starting for the 2022 model year. The systems rely on road sign recognition cameras and databases.

An Old Codger’s Thoughts & Opinions

“Is

there a place for Nuclear Power?”

Ever since the privatisation of large parts of the Australian power industry the cost of this basic product has continued to grow. It has also been accentuated by calls for more action to reduce climate damage as a result of climate damage.

Much has been made about renewable energy from solar and wind. Firstly, is the use of solar and wind as we presently do really helping the environment or making it worse?

Only as little as a couple of weeks ago Victoria went through a period of severe electricity shortages as a result of lack of wind and solar and current coal powered powerhouses could not cope. This will only become more regular as those power-houses shut down for good.

After months of mounting speculation, Mr Dutton, Leader of the Federal Opposition confirmed that under his proposal, the first of seven Commonwealth-owned nuclear reactors would be in the energy system by 2035 and all would be operational by 2050 to assist with provision of power into the national grid.

There has been much emotional discussion from both sides. Noway are we suggesting the use of nuclear power, but we must have non-emotional discussions and report facts with accuracy and not emotional quips!.

Truthful Jones says And he swears that it 100% true - No Bulls##t”

Truthful had, his Irish cousin told him in a letter from Ireland that two of his friends, Gerry and Paddy walked their local pet shop. Right away they go over to the bird section.

Gerry says to Paddy, “That's them”. The clerk comes over and asks if he can help them. “Yeah, we'll take four of them birds in that cage up there,” says Gerry. “Put them in a paper bag.”

The clerk does this and the two men pay for the birds and leave the shop. They get into Gerry's van and drive until they are high up in the hills and stop at the top of a cliff with a 500-foot drop.

“This looks like a grand place, eh?” says Gerry.

“Oh, yeah, this looks good,” replies Paddy. They flip a coin and Gerry wins the toss. “I guess I git to go first, eh Paddy?” says Gerry. He then takes two birds out of the bag, places them on his shoulders and jumps off the cliff.

Paddy watches as his mate drops off the edge and goes straight down for a few seconds, followed by a ‘SPLAT'.

As Paddy looks over the edge of the cliff he shakes his head and says, “Screw that, this budgie jumpin' is too dangerous for me”.

A few minutes later another friend, Sean strolls up. He too has been to the pet shop and he walks up carrying the familiar paper bag. However, instead of a parrot or a budgie, he pulls a chicken out of the bag, and launches himself of the cliff with the same result as poor old Gerry.

Once more Paddy shakes his head – “Acchh, first there was Gerry wit' his budgie jumping, then Sean then trying this hen gliding…”.

Plan Now for the next fire season

The Queensland Fire and Emergency Services is advising that now is the time to prepare for the coming fire season. A well prepared home is easier to defend and reduces the risk to surrounding properties.

The peak fire danger here is generally around spring. While these are traditional peaks of the bushfire season, local conditions can drive dangerous bushfire activity at any time. Defending your home through a bushfire is a demanding and stressful task. You need to be mentally and physically ready.

Your safety depends on your preparations and the decisions you make. Make your bushfire survival plan now and know exactly what you can do to protect yourself, your family, and your property.

Bushfire preparedness efforts primarily focus on reducing the likelihood of fires starting and limiting their spread. Controlled burning, vegetation clearing, and maintaining defensible space are among the key prevention measures. These efforts significantly reduce the number and impact of fires when they do occur.11

Buying residential property in Queensland?

With Trove Easton of Easton Lawyers, Maleny

Buying a residential property is a major financial transaction for most people. So, it’s vital you seek the advice of your solicitor before you sign any contract. With increased numbers of residential properties changing hands in Queensland and a recently revised standard residential contract we thought this was a great time to review a few residential contract basics.

Over the next few weeks, we will review the fundamental issues in residential conveyancing for buyers and sellers of houses, units, and town houses.

Solicitors and real estate agents

Solicitors and real estate agents have very different roles in sale of residential property, and it is important to understand those differences.

Solicitors are experts that are trained in this area of law and will

guide you through the conveyance to ensure your interests are protected. Every property and conveyance is different, so your solicitor will advise you on the need for any special conditions or any other legal issues that arise.

Real estate agents represent the seller and receive a commission from the seller when the property is sold.

The real estate agent is responsible for getting the best price and contract terms for the seller and is not qualified to give legal advice on the contract, draft clauses or modify the pre-printed standard contract in any way.

Trove Easton of Trove EastonLawyers is also a sworn in notary public.

How much battery power do I need for my home?

Purchasing a battery is a big decision and you want to make sure you make the right choice – especially when we’re talking about battery size. At Redback, we get it. It’s difficult to know what battery will work best for your home and your lifestyle.

We always recommend talking with an accredited installer in your area, as they’re fully trained to look at all your individual needs and advise on the correct sized system.

RedEarth’s PowerOasis is a fully integrated, ready-to-run and modular Battery Energy Storage System (BESS) catering for the niche 50-400kVA power range. It has the option to use both the inbuilt solar PV MPPT or AC-coupled solar PV inverters can be added.

When we speak with our customers it is an informative consultation process. We take our work, installation and customer relations seriously.

Maleny SES looking for volunteers

Maleny State Emergency Service Group is looking for some volunteers to help get our community through the next disaster season.

You can put your desire to get involved to good use and serve our community. An easy way to do that by becoming a State Emergency Service (SES) volunteer.

Active SES members perform a diverse range of functions to respond to local, state and national disasters and emergencies. By joining the SES you may respond to many different types of activations as a result of disasters and emergencies.

An SES volunteer has an opportunity to participate in and develop a variety of emergency and rescue skills, including chainsaw operations, flood boat operations, road crash rescue and land search.

Not only will you be helping your community, you will make some great mates along the way.

Volunteers are given training to ensure that they have enough skills to be able to handle whatever task you need to do..

Highly invasive fire ants have been detected on the Sunshine Coast.

Fire ants were first found in Australia in 2001 and are believed to have entered through the Port of Brisbane. The fire ants in South East Queensland have now spread to over 850,000 hectares so far.

The National Fire Ant Eradication Program has confirmed two fire ant nests were detected in Nirimba near Bells Creek. An emergency response now underway to assess the extent of the fire ant infestation and develop a treatment plan.

Fire ants were last detected on the Sunshine Coast in Beerwah in 2017 and declared eradicated in 2020. Fire ants are attracted to disturbed soil and other organic materials, and they can be transported through humanassisted movement of such products.

Fire ants can have devastating impacts on our environment, economy, human and animal health, and our outdoor way of life.

If you think you may have fire ants, take a close-up image of the ants or nest and report it on the National Fire Ant Eradication Program website or by calling 13 25 23 as soon as possible.

For more information including fire ant first aid, maps of detected nests and more simply visit: https://www.fireants.org.au/

“I
“Now I am in Tasmania” ….. continuing on with my mission!

am now in Tassie”

Every so often on this trip I’m privileged enough to be invited to some very VERY special places, and and recently I went to a private collection of Australian History in the forested hills of Tasmania.

This old fella has spent a lifetime collecting everything from Jacks to Cobb and co lanterns, to tools and so much more… as you’d imagine I’m like a kid in a candy shop in places like this and it’s such an incredible experience to be able to see collections like this that contain so much of our history that’s been saved and preserved.

The owner and myself have a bit in common in regards to how we both don’t like seeing things being scrapped.

Be a real “Mate”

Make sure that you look after your matesTreat them all well!.

There are no places for bullies or abusers.

It is a great feeling!

Remember when mechanics at the local service station. checked your oil, and water for you when you filled up with fuel..

Then here is a bit of nostalgia in Deloraine Tasmania, it’s like stepping back in time, the old oil bottles still in use and a mechanics workshop at the servo, once a common sight across the country, now something only seen in the country and very seldomly at that.
