ABOUT
Mary is an interior design student with a passion for simple yet creative solutions to interiors. With a background in science and history and also experience in the creative industry as a singer/songwriter and actress, she has always loved bringing creative visions to life. This first drew her to interiors: combining a practical mindset with creative flair. As a current student at Whitehouse Interior Design she is focusing on completing her studies and gaining industry experience along the way. She has current skills in ArchiCAD, illustration, drafting, Adobe Suite and materials/furniture sourcing. Her passion is colour, pattern and innovative modern furniture and materials. With her love of mixing the old with the new in order to create functional and fresh spaces, she aims to give that personal touch in order to make a space that feels like yours.

The travellers Home Bathroom The Client Our clients, Nathaniel and Charlotte, are both in their late 20s and this is the first space they’ve had together. Nathaniel is a biologist and works in the field as well as a guest lecturer at the local university so sometimes he works from home. He finds beauty in nature and show- cases this in his photography. On his time off, he enjoys reading. Charlotte is a writer for a health and beauty magazine. She receives a lot of beauty products to review and clothes from work. Her writing is all about wellness and natural organic products. She loves having a relaxing bath and trying new beauty products. They are both passionate about travel and Charlotte often accompanies Nathaniel on his work trips to new and exotic places. They met while travelling in South America.
Their Needs The design needs to be multifunctional, relaxing and reflect their personalities. Open living, love for the environment and sustainable materials must be present. A large comfortable bed with natural lighting. They need a convertible work reading space for books/travel memorabilia and when they work from home. Storage for makeup/beauty products and an area for beauty routine. A spacious lit up wardrobe with a mirror. Dimmable lights and multiple power out- lets for devices Smooth transitions from room to room.
The Space
The space will be a renovated warehouse space. As a result there are a few things to consider. There are per- manent columns in the corners, ceiling aircon and lights and permanent window fixtures.

Design Statement In our design, we will create a multifunctional open living space with a bedroom, ensuite bathroom, walk in wardrobe and interchangeable study/reading area for our clients. Natural light will be utilised throughout and the study/reading can be easily accessed from the bed. A luxurious bathroom with vanity and open storage for products to be featured will be present. A large lit up walk in wardrobe with full length mirror will accommodate our clients collections. The bathroom and wardrobe will be closed but connected spaces for privacy. The design aesthetic will incorporate muted pinks, blues and greens accented with gold and complemented by light coloured woods and exposed brick and tile. This draws upon the colourful culture of South America, where our clients met. Geometric features and smooth mid century modern furniture will create a relaxed yet lively atmosphere

The bedroom area and living/study area will be open and interchangeable for easy access for our busy clients. The bathroom will contain a spa area, makeup station and a combination of exposed and hidden storage for our clients products. The walk-in wardrobe will contain a mirror and inside wardrobe lighting will easily feature our clients clothes.
The largest area, bedroom and living/study will be open and adjacent to each other to create an open area. The bedroom will incorporate the corner column in its design. The bathroom and walk in wardrobe will be enclosed for privacy but connected by various sliding doors and curtains for accessibility
The furniture will be focused on streamlined designs incorporating storage, the colour palate and comfortable finishings. The floor and wardrobe will be a light wood for easy cleaning and the bathroom a tile. The use of rugs in the living area and wardrobe will break up the coldness of wood. There will be hanging light pendants in the living area, wall lights beside the bed and a round lit up mirror for the bathroom. Lights will be present within the wardrobe closets.
Gold and polished finishes will be present on the handles and decoration. The lighting will be dimmable and easily controlled where possible. Multiple outlets will be available in the study area.

Warm natural oak woods compliment the brass detailing of the bathroom design. The door enters from the bedroom area, through the triangular bathroom zone leading past the curtain sliding door into the walk in wardrobe. The double sink utilises the longest section of the wall and the floating vanity area used to store bathroom items and apply makeup faces the only window with access to natural light. The leaf rugs from Nanimarquina, warm beige tiles and muted pink terrazzo walls create a soft relaxing atmosphere.

The Brief
The Site
The client is a developer who wants to convert an existing warehouse space into an apartment complex. The apartments should cater to a range of demographics and price brackets. The client wants the buiding to retain its unique features and the design should be influenced by luxe brutalism aesthetics and design concepts. The design must have an artistic sculptural edge mixed ith the industrial building structures. The apartment designs should be experimental yet sustainable with a focus on high end interior design and an understanding of the customers lifestyles and the ways in which they may change.
The Brief is to convert an existing warehouse space into an apartment building. Maro Studios have been asked to design two apartments which are to include one-two bedrooms, a bathroom, laundry and pantry. The focus of the design is to be an open plan kitchen, dining and living area. The building is to also have an internal garden/communal areaon the level, ensuring easy access to the lifts and stairs.
The site is awarehouse space located in Surry Hills. Maro Studios have been asked to convert level 5 of the building into two apartments, an internal garden and communal areas with access to the main lifts and the two staircases. Level 5 has brick walls, concrete flooring and ceilings with windows along the East and West walls. There are open voids in the ceiling up to level 6 which may be utlised. Rows of concrete columns are present throughout the level and cannot be moved for structural reasons.

Upgraders
Downsizers
Upgraders require more spacedue to expanding households and aging children. Children are tending to stay home longer and require their own spaces. Upgraders are therefore usualy multigenerational famillies. The parents are generally between 45-59 years old and therefore have a bit more money to spend on their ‘dream home’. They have a more refined taste and want a space to be functional and specific to their household needs. Generally, they are looking to be located within the inner city suburbs (Paddington, Redfern, Glebe), inner West (Newtown, Balmain to Strathfield) and middle ring suburbs (Leichart, Lilyfield etc). Inner city upgraders budgets range from $1-3 million and can be attached style housing or free standing properties.
The vast majority of downsizers are families with no children at home now. Retirement has been pushed back and they want to simplify their lives. They are around 50+ years old and want a lifestyle-rich, low maintenance home. Downsizers want a space where they can ‘age in place’, a home they can stay in and age in. They want a higher standard of living and are downsizing their home in order to upgrade their lives. The space needs to be convenient, functional but still feel like a home in terms of it ability to entertain family and socialise when people are over. They are looking to be located approximately inner West, South Sydney, CBD areas and out of city areas such as Hunter/ Illaware regions. Smaller spaces will require a budget of around $800,000+ depending on location.
Design Statement In Ancient Chinese philosophy, yin and yang is a concept of dualism. These contrary forces are complementary, interconnected, and interdependent in the natural world and create balance in the universe. You cannot have one without the other. In the Whitehouse Towers universe these apartments represent the yin and yang forces, different in kind but related through materiality. Maro Studios will create two apartments on level 5 of the building site for Whitehouse Towers to suit the two demoraphics of upgraders (yin) and downsizers (yang). The yin apartment will include two bedrooms and the yang apartment one main bedroom. Both designs will have a focus on the open plan kitchen, living, dining areas. These areas will be facing towards the East of the building where the main window views are located. Natural light will be utlised from these windows throughout the apartments. Guest bathrooms and access to the firestairs and separate utility areas will be present for ease of use. A modern indoor garden will be present in the communal area outside the lifts using the existing void as a source of sunlight. The design aesthetic will have a focus on luxe brutalism and an industrial homely style. The styling in the furniture and fixtures will reflect this. The upgraders apartment will have a sophisticated colour palette of muted purples/blues mixed with greys, wood finishes and a matte black kitchen. The downsizers apartments will have an organic neutral colour palette of greens/reds mixed with browns and warm beiges with wood finishes and a light brown kitchen. The original structures of the building such as the concrete ceilings and exposed brick will be kept in keeping with the heritage.

Kitchen + Dining
A monochromatic colour palette allows the luxurious materials to stand out. Terrazzo and marble are accentuated by the black cabinetry and tapware. An overhead skylight lights the kitchen island along with recessed downlights. A walk in pantry is located to the left for easy access and the industrial concrete flooring is softened by the rug and soft curved in the dining area.

Living
In the living area, warm woods, violets and soft funishings enhance the sophisticated lounge area and custom bench seating. The marble and concrete materiality continues into these spaces with added sofas and sculptural coffee tables and lighting. The curved bench seating adds underseat storage and creates a centrallised reading area with access to window air and light circulation. The circular coffee table and rug become the focal point with a contemporary pendant light overhead.

Kitchen + Dining
Red grantie, warm natural woods and brass fixtures comprise the yang palette. The warm style is enhanced by touches of green in the dining Nanimarquina rug and the soft curved seating breaks up the hard surfaces. The symmetry of the dining chairs and light pendants is offset by the table decor and greenery is brought into the space on the side credenza. Copious amounts of natural light is available through the windows facing the kitchen island.

Living
The hallway of the Yang apartment is used for extra storage and art display. A corner seating space is offered with soft seating, a small coffee table which doubles as a book holder and a green wall. The colour palette of greens, red and warm neutrals is evident in the marble coffee table by Patricia Urquiola in the lounge space. The rotating ’Albero’ bookcase by Gianfranco Frattini utlises the vertical space whilst the open bookcase generates wall storage.

Lounge
The custom built sunken lounge utilises the skyline city views and natural light from the windows. Two steps down lead into a soft furnished lounge area with wall sconces and an irregular shaped wall nook by Patricia Urquiola. Closely connected to the lounge and dining space, the sunken design distinguishes the lounge zone from the other open plan sections of the space.

The Revival House Paddington Terrace
The Client Our clients are a couple in their thirties with a young child who is about to start primary school. They will most likely remain a single child family and hope that he will continue to live with them as he grows up. Their small dog also resides with the family. The couple are keen to entertain at home and have creative and sporting interests. They enjoy an urban lifestyle and now also require a work from home space due to recent changes. They have a few treasured items which include a chair, a mirror and artwork which needs to be integrated into the design. These pieces represent their interest in Australian, local and sustainable design. They are looking for a space where light is considered, where there is a key relationship between the interior and exterior. The design needs to function around the central staircase which connects the multiple levels. Sustainable sourcing is important to

Design Statement Reviving the 70s style of wood, warm oranges and custom made furniture and fixtures and reviving preloved materials and vintage pieces, The Revival House is an ecclectic mix of textures inspired by the Australian landscape and the local Paddington area. It is in essence retro scandi meets modern contemporary Australian design.
Program The terrace will contain an open living and dining, a kitchen and guest bath. The ground floow will lead out into an outdoor entertainment garden area. The first floor will have the master bedroom, walk in robe and ensuite. The kids bedroom, secondbathroom and laundry will be on the same level. The attic will be utilised as a work/ study space and the basement will be turned into a media/storage room allowing for flexibility.
Spatial Planning
The storage will be kept in the basement for items not needed everyday. The main usable areas for entertaining will be on the ground floor. Private areas are on the first floor and the laundry will be moved here also to be close to the bedrooms.
Materiality
Timber look tiles will be used for durability and cleaning. Wood veneers will be used for cabinetry and coloured glass windows will be used to let light in. Natural stones such as travertine and marble will be used for hard surfaces. Carpet will be used in bedrooms for comfort.
Detailing Brass detailing will be used throughout except for the front staircase which will use black matt metal in correspondence with the glass and metal balustrade. Custom curved walls will be made from glass and wood panelling.

The basement level is used for storage space and an extra entertainment/media room with flexibility to be used when the child grows up. The ground floor opens up into the hallway and leads into the lounge. A curved line flows from the dining, past the guest bathroom, into the kitchen and through to the outdoor area. This feature ultimately helps to connect these spaces. The master bedroom, walk in wardrobe, childrens bedroom, private bathrooms and laundry reside on the first floor. The attic space has been transformed into an office space for a work from home transition.

Entrance
The grand entrance introduces the geometric style of the 70s inspired design. The warm porcelain tiles by Sarah Ellison compliment the acrylic painting by Bec Smith. Reclaimed wood is used for the staircase and the swirled glass partition separated the staircase zone whilst keeping an open lightfilled atmosphere. Black railing and black mtal detailing in the custom glass modernise the space whilst traditional skirting boards and arches retain the heriatge of the building.

Living Area
“Tjuntala Ngurangka” by Nellie Coulthard (1947) was provided by the client and from which the central colour palette has been drawn from. Placed in the living area, the orange continues onto the sofa and the Australiana style is enahnced in the bird coffee table. A modern geometric artwork by Bec Smith add depth to the corner seating which uses a vintage mid century piece mixed with a contemporary green light pendant.

The guest bathroom is located behind the curved wood panel wall next to the dining. Connection to the outdoors and nature is conveyed in the glass wall diretly behind the sink. Warm natural stone and the beige sink and toilet give a muted sense of luxury.

Dining
The dining space connect to the entrance hallway and open living space. The soft green rug grounds the dining zone within the open plan. The wood panelling hides the guest bathroom and the green, orange and purple palette plays on the 70s theme. Both modern and vintage artwork is utilised in the space in order to mix old and new items.

Kitchen
Under stair storage is used as the walk in pantry space. Green terrazo and an uneven green backsplash tile adds texture to the kitchen palette. Brass finishings are used in the sink and door handles to embrace the older nature of the terrace building.
The continuous curved line of the ground floor generates the curve in the kitchen area. Floor toe ceiling glass walls allow natural light to enter whilst the colourfully muted geometric curtain allows for privacy when required.

Indoor + Outdoor
The kitchen leads directly onto the outdoor area. The wood tile continues into the outdoor for a seamless indoor to outdoor connection, The curve of the glass wall similarly continues into the curve of the shade screen. Reclaimed wood panelling add a privacy screen to the outdoor lounge from Janus et Cie. A travertine oval coffee table accentuates the curved lounge and adds another layer of materiality. An adult and child outdoor chair acknowledge the fammily nature of the space and a tiled pathway gives access to the side of the terrace house with grass provided for pets.

Kids Room
The kids bedroom provides a playful engaging space for the child. The custom split complementary artwork was made by Maro Studios and complements the blue tones to the geometric wall tiles. Warm beige carpets are also used in the master bedroom. A kids table area with oval colourful rug, otoman and storage give the space a play area within the bedroom whilst the white translucent light fixtures give a clean fresh touch.

Ensuite Bathroom
The ensuite bathroom has green hexagon marble feature wall with brass sink and light fixtures. The curved bathtub creates asymmetry in the very balanced vanity space. Industrial laminex surface covers hte cabinetry with a white ceasarstone top. Simple beige tiles cover the floor so the the feature wall remains the focal point.

Attic + Home Office
The attic space has been transformed into a work from home office for the clients. Custom lounge seating is situated near the triangular window which reflects the shape of the roof. The warm coloured geometric rug mirrors the wall art piece by Australian artist Tracey Deep.

The Agora Cafe and Retail The Client Brief The client is Merivale, a successful leader in the Australian hospitality industry. Merivale aims to advance their customer dining experience by developing a retail aspect within their dining venues. By doing so, the Merivale empire can explore untapped Australian social and cultural aspects and appeal to a wider consumer. The chosen site is 18-18a Glenmore Road Paddington, NSW. The heritage building is a part of the well known Intersection in Paddington and must appeal to the typical Merivale customer as well as residents and visitors to the Paddington area. The hospitality space is to combine a brunch/lunch unique dining experience with a retail element selling homeware and artisanal lifestyle goods. The new concept must increase the brands diversity and identity of creating “a little magic” in their immersive dining expereinces as well as complement their existing venues. The space must meet regulatory requirements for a hospitality space and be influenced by high end designer stores. An element of bespoke furniture and joinery must be created and ideas of sustainable design must be considered throughout.
The Site/Area 18- 18a Glenmore Road, Paddington, 2021 During the late 1990s-early 2000s, Theo Onisforou created a unique Austraiian retail fashion precinct along Oxford Street. Inspired by the architectural forms of Glenmore Road, The historic Victoria barracks and the jacaranda trees, he developed The Intersection Paddington devoted to the display of high end Australian fashion.

Design Statement In ancient Greek times, the Agora was a crucial component of Greek cities, serving as an open meeting place. Similarly this design will become a multifaceted space for food, retail and social interaction in the Paddington area. Combining Greek inspired cuisine with a ceramics and local produce market section as well as a larger space for events means The Agora can be used by the locals for a number of purposes. Historically, the Agora in a physical sense has undergone many transformations through destruction and building in a cycle of rebirth and today the modern city of Athens surrounds these ruins. These layers documented in the soil strata symbolise our interconnectedness to the earth and are an echo of our past. The space will be a fusion of classical Greek forms with contemporary pastel colours and materials. By designing a space anchored to the spirit of the earth and reflecting our human relationship to time, The Agora will become a quintessentail meeting place for the locals as well as provide a sensory Greek experince with a visual and flavour twist which makes a visit to The Agora a unique affair.

Design Criteria Program
Materiality
The site will contain a retail section, a take away area, casual cafe seating, restaurant dining, an outdoor courtyard, event/meeting room(s), male/ female/disabled bathrooms and a kitchen. This program allows for flow and various multiuse areas in order to utilise the space available and add to the brand of Merivale.
The main walls will be textured white stucco with plaster with pink and white marble tops, natural limestone and terrazzo tile accents. Custom designed rammed earth walls, furniture and bar areas will provide an earth textural element. The outdoor area and bathrroms will be tiled and light pale oak furniture will be used in conjunction with luxurious velvets and pastel cottons and linens.
All levels of the building will be utilised. The first floor will be used for dining and also event bookings as they provide more pirvacy. The ground level entrances will have the retail section facing towards the street and also the point of sale and take away sections. It will contain an indoor and outdoor cafe area as well as male and female bathrooms and a small dining section. The basement will house the kitchen and employee areas as well as the garbage and recycling. Another bathroom will be on this floor and a bar section will open onto the courtyard cafe. The basement level can be accessed via Hopewell Lane.

White matte finishes and tap ware will complement the cream white walls. Custom designed fixtures will add a smoothness and curve to the space. Upholstery will be stain resitent and antibacterial where appropriate. Acoustically sensitive drapery will be used in some doorways to bathrooms and private rooms. Typical mediterranean plants will be featured in the courtyard cafe and custom branding/logo will be printed on takeaway containers as well as on the entrance artwork/mural and signage.

Street Level
The rammed earth walls are the main material design feature of the cafe space. The warm pinks, browns and purples of the earth layers compliment the pastel tones of the overal colour palette. Rock earth sculptures are mixed with traditional Greek design styles. The street level flows from the retail entrance through to the casual cafe seating and dining area, distinushed by floor levels but cohesive within the rammed wall continuty of design.

Retail
The retail display of ceramic items was inspired by the traditional Greek recessed wall design. The custom curved retail storage joinery utilises the stone surace from Axolotl which can be curved into custom shapes. The small arched wall hole connects the spaces and an open skylight enhances the natural light within the space.

Point of Sale
Area for takeaway coffee and pastries as well as to pay. Use of window and custom bespoke glass display cabinet. Custom logo design increases brand awareness and concept for The Agora.

Dining
The dining table space towards the back of the space came form the idea of connectivity through shape, line and visibility. The arch niche provides visibility to other spaces whilst the overhead skylight brings natural light into the zone. the arch shape is continued past the dining tables via a pastel bright blue paint on the floor and opposing wall. This establishes the dining zone within the open plan building.

Cafe
The first cafe seating space is made from a custom curved bench seating with further table and chair seating on the opposite wall. Soft fabrics from Kvadrat compliments the rough rammed earth walls which are enhanced by strip LED lighting. Food is delivered from the downstairs kitchen from a hidden dumbwaiter lift towards the back near the waitress area. The Petra pendant light by Christopher Boots adds to the earth crystal concept and the stone surface from the retail joinery is continued in the custom tables.

Cafe
Deck
The second cafe seating option is a lounge seating opposite the point of sale counter. The painted arches and floor motif is replicated in this space using a pastel purple. Reality hand Hooks from Areaware bring the greek sculptural element into a modern style.
Moving into the outdoor area there is deck seating available to maximise number of patrons which can be served in the heriatge terrace building.

Street Bathroom
The texture and linear form of the rammed earth is reflected in the bathroom wall tile. The soft grey porelain tile allows the pink marble wall to remain the colour focal point of the bathroom. Cermaic sinks by Robert Gordon mirror the cermaic materiality of the retail offerings.

Basement Bathroom
The basement bathroom mirrors the styke of the ground bathroom with a green blue colour palette. The curved wall tile creates a linear floor to the vanity and sink. The green circle sink is offset by an irregular oval mirror and Petra wall light sconces.

Basement Dining
The basement dining is located next to the revolving kitchen doors giving waiters easy access to diners. Janus et Cie outdoor tables and chairs are used with recessed downlights lighting the underneath section. Arch niches connect the spaces and also create areas for extra lighting and artwork display.

Courtyard
The courtyard flooring Nikoi Terrazzo from Di Lorenzo Tiles and speaks to the tradition Mediterranean pavements. The modular outdoor lounge from Eco Outdoor conveys a casual outdoor seating area whilst the high bar tables reflect traditional Greek columns. The rammed earth wall motif is continued into the outdoor space to furthr convey the earth concept.
Courtyard Bar
A courtyard bar is located in the outdoor corner. The custom joinery utilises a vertical linear outdoor tile to contrast with the uneven horizontal form of the rammed earth. bar seating is locaed beside the bar for free flowing movement of the diners. A centralised tree overshadows the bar area and also adds natural shade to the bar seating whilst enhancing the theme of the earth and nature.

Kota is an international digital marketing agency with offices based currently in New York and London. They work with clients around the world specialising in bespoke websites, branding and digital marketing. Kota is an international digital marketing company who is looking to expand into the southern hemisphere by opening up offices in Melbourne and Sydney with expected finishing dates scheduled for early 2023.

The office design proposal should embody or compliment the current creative talent and brand of Kota as a company. The design needs to attract, impress and embrace their new clients whilst remaining functional for the daily use of their employees and staff. The office layout and design must show a consideration of ergonomics, gestalt principles, acoustic control, lighting requirements and an overall materials and colour palette which relates to the design concept and Kota brand. Throughout the design, NSW State Building Regulations must be met in terms of fire, access and health and safety requirements. Furthermore, the proposed design must consider heritage and environmentally sustainable design principles. The design should enhance the Kota brand as a business where clients can feel inspired and confident in Kota’s digital marketing services to promote their own business.

The Site Level 12, 210 George Street, Sydney, 2000 The Poly Centre designed by Grimshaw Architects is due for completion at the end of 2022 and will comprise of 27 storeys and 19,500 gross floor area of commercial space and offices. The building design aims to converge places of work and communal spaces in order to transform the historic neighborhood into innovative and creative commercial district.

White concrete arches add texture and black granite pavers ground the flooring whilst the double glazed curtain wall is framed by dark bronze metal. Design Statement
Technological Utopianism
In the modern world, there is a social anxiety concerning the fear of technology and its impacts on humans and the word. This has been explored in the media and popular culture. However, there is another train of thought in which technology and specifically advances in science and technology will be the catalyst or at the very least help to bring about a utopian ideal. Techno-utopianism views the consequences of technology as positive allowing mankind to make social, economic, political, and cultural achievements. The relationship between technology, nature and human is at the core of the Kota Office Space. The interconectedness of these three spheres conveys Kota’s commitment to digital technology use, their effects on the world and the greater environment and the importance of considering the human element of the creative process as well as how their work can affect the human psyche. Ultimately, the concept of utopia, a perfect society, is where these three aspects intersect, balance out and compliment each other. In this way, the Kota Office Space design aims to create this sense of flow, unity, creativity and wonder at the future possibilities for the business which aligns with the suggested positive trajectory of the human race under technological advancement.

Reception
Waiting Area
Clients and employees enter to the reception area coming off the lifts. Juxtaposition between the smoothness of the custom reception desk and roughness of the custom foam ceiling installation echo the differences between the man made built environment and the natural environment. Balance is found within the curved forms in the same way technnology and nature can coexist.
Potential new clients can wait in the circular cocoon next to reception. Here they can view some of Kota’s notable previous work and gain a deeper understanding of their brand. The indoor garden and elaborate lighting pendant convey the company’s values; relationship to the Earth, digital excellence and development of creativity.

Break Out + Presentation Space
The custom ceiling installation is custom laser cut from Drop Paper and is made to resemble a cloud or mountain, connecting the employees and clients to nature within a highly digitised office. The acoustic bamboo ceiling offsets the organic curves of the cloud with linear lines and draw the viewer towards the presentation screen.
The modular Bauhaus Seating by Len Furniture creates a versatile space. The open plan area can therefore be used in various ways such as a general break out space or reaaranged into a presentation style setting. The flexibility of form enables Kota the client to define their own space, make it their own and adapt to the requirements of the company in a flexible and creative way.

Creative Workstations
The Creative Studio space can be used for collaborative thinking and creative brainstorming within a team. The circular walls are made of switch glass allowing for the dual capability of openess and privacy as required. the changes in the materiality can lead to a feeling of openness without disturbance or the ease of privacy at just the touch of a button. The digital wave symbol is continued from reception along the glass wall.

The Creative Workstations are in an open plan space to encourage unity and teamwork. The Thinking Quietly workstations by Thinking Works come with acoustic panelling and numerous accessories. The Agile Wall pin up boards by Schiavello are located between a small lounge and employee lockers.

Meeting Pods
For a more open collaboration, the meeting pods are an ideal option. The curved soft design of the Avion meet pods create a warm inviting booth area. The new walls leave space above for natural light from the Western terrace to enter the area. The mountain texture of the wall design is highlighted by the up lights beneath.

For quiet individual work, the three quiet spaces are offered. Situated against the South wall, they incorporate a number of acoustic and lighting elements. Echopanels from Woven Image are placed along the walls and Soft Cell acoustic panels from Kvadrat are installed on the ceilings. The integrated Node System attached lights, sprinklers and fire alarms to the ceiling panels. Transparent glass sliding doors provide privacy and visibility.

Kitchen
On the opposite side of the Meeting Pod wall is the kitchen joinery cabinets and appliances. The Ruby Marble on the curved island contains the colour palette of the whole design. The rusting red colour of the backsplash from Axolotl breaks up the matte texture of Storm Cloud grey cabinetry. Pops of green and the sheen of the brass fixtures add another layer of depth to the space which leads directly out to the terrace casual break out area.

Proposed Wellness Studio will be situated on the North side of the level with views to the Australian landscape on the terrace. The space will be accessed via sliding doors and visually enclosed with soft curtains. Warm bamboo flooring, mirrored walls with a sand meditation garden will feature in the space. Acoustic insulation, air conditioning circulation and a user firendly sound system will be installed. The Wellness Studio will be a space for employees to exercise, reflect and meditate. The importance of physical and mental health will be a critical consideration in the design of the space which contributes to the overall wellbeing standards of the office space.

Executive Workstations
HR
A circular ceiling curtain helps to distinguish the Executive Workstation zone in the open plan space. LED lighting is diffused through the curtain with wall storage located in the back nook. Avion workstations continue the familiar style language throughout the design. Circular acoustic wall panels by Arper act as wall art, lighting and dampen noise.
The HR Offices contain comfortable guest seating and a warm brown carpet from Ege Carpets to create a welcoming atmosphere.

Meeting Rooms
The two meeting rooms are situated on the South side of the floor plan where most of the closed spaces are also located. Carpet tiles from Interface are used in these areas. The Tokyo style was chosen from their Embodied Beauty Collection as a carbon negative option. The curved modular ceiling light balances out the otherwise symmetrical space.
Utility Space

The East West corridor space will be used as the Utility Space. Printers, copiers, water stations and the fire extinguisher will be located here. The custom cabinet cna be used to store various office supplies, keeping them out of the but easily accessible to the Administration and Executive Offices. The stone like surface from Axolotl adds a textural assymmetry to the perfect circles of the Christopher Boots wall light.

The Conference Room is located on the West side with direct access to the formal terrace area allowing for ease of circulation throughout the space. The Spazio Conference desk from Ownworld has integrated central powerpoints for continual access to power
A kitchentte is provided in the back to serve snacks and llight refereshments to clients and conference members. A digital touch screen enables easy presentations and integrates seamlessly with software to make international video calls to clients or Kota’s various overseas offices.

The Formal Terrace area can be used to entertain clients and celebrate company milestones to the setting Western sun. Large communal dining tables and cocktail bar seating have been chosen in dark neutral colours so that the outdoor plants and Sydney city skyline remain the focal point.

The North side of the terrace will be used as an outdoor casual break out space for the employees or more casual meetings. Lounge seating and long communal bench seating are mixed with curved powdercoated ouotdoor seating from Janus et Cie and outdoor versatile ottomans from Softline.

Dreamland live out your glossier fantasy Inspired by the glass like sheen of their lip glosses, this Glossier pop up store will feature their iconic glosses, balms and lip sticks. Influenced by a feminine pastel colour palette, textural terrazzo flooring and a simple easy to shop layout, The Dreamland will be a colourful eyecatching pop up in the St Margarets Plaza Forecourt. Glossier aims to encourage young women to embrace their natural beauty and enhance their features in a transparent healthy way. Entering The Dreamland will allow customers to explore products and chase their beauty dreams.
