The Brief

Design Criteria

Kota is an international digital marketing company who is looking to expand into the southern hemisphere by opening up offices in Melbourne and Sydney with expected finishing dates scheduled for early 2023.

The client, Kota, requires an array of spaces to be design in their new office layout. The spatial requirements are:

The office design proposal should embody or compliment the current creative talent and brand of Kota as a company. The design needs to attract, impress and embrace their new clients whilst remaining functional for the daily use of their employees and staff. The office layout and design must show a consideration of ergonomics, gestalt principles, acoustic control, lighting requirements and an overall materials and colour palette which relates to the design concept and Kota brand.

Throughout the design, NSW State Building Regulations must be met in terms of fire, access and health and safety requirements. Furthermore, the proposed design must consider heritage and environmentally sustainable design principles. The design should enhance the Kota brand as a business where clients can feel inspired and confident in Kota’s digital marketing services to promote their own business.

WHITEHOUSE INSTITUTE OF DESIGN

The Poly Centre designed by Grimshaw Architects is due for completion at the end of 2022 and will comprise of 27 storeys and 19,500 gross floor area of commercial space and offices. The building design aims to converge places of work and communal spaces in order to transform the historic neighborhood into innovative and creative commercial district.

The materiality will reflect George Street’s heritage and character. White concrete arches add texture and black granite pavers ground the flooring whilst the double glazed curtain wall is framed by dark bronze metal. The landscaping plants on the terrace will include Australian natives and bamboo screening will be placed along the perimeter between 200 and 210 George St.

Context and Environment

The site will receive both the morning sunrise and evening sunset light from the East side to the West side (refer to site analysis). The Westward facing terrace will receive the most sunset light. This sunset light can be seen in the satellite photo (sixmaps.com).

The site is situated at the center of the Sydney CBD within the APDG Precinct. The site isWestward facing towards George St. Access is granted from this main street. Lightrail runs along George St from the CBD to the South East towards Randwick/Kingsford and Circular Quay. Circular Quay Station is situation to the north. Main sources of noise occur due to this transport and the street traffic.

Significant places of interest in the vicinity include Grosvenor Place to the West and the EY building at 200 George St to the North. Along Dalley St, the existing car park entry and exit points are proposed to be removed leaving all vehicular and service access via Underwood St. Eastward, there is 4 Dalley St which houses a 6 storey building used to house the plant for the development at 200 George St.

Concept

Key Takeaways

Designed by Note Design Studio and TOG (The Office Group). They collaborated to reinvent the Douglas House. Douglas House is a six-floor 4,400 sqm office building on London’s Great Titchfield Street. Built in the 1930s , the space was already being used as an office but lacked character. The building’s post-war architecture was a challenge to work with creatively for both teams. They therefore aimed to design a space with a strong visual and environmental identity which would stand out against its dramatic

The concept was to create an element of surprise at every turn, to engage the brain and thus stimulate people through the environment in order to increase productivity and creativity. Note refers to this a a ‘gentle punch’ (Yellowtrace, 2021). The curvilinear glass wall which runs the length of the ground floor creates light, transparency and openess as well as connects the spaces in materiality and form.

The natural finish material palette with ash stains, walnut and terrazzo works well with the colour palette of warm woods and neutral desert shades mixed with a pops of blue and red. Softer blues are used in areas of concentration and focus. The circlular organic line motif is carried throughout. The multifunctional open plan presenation room creates aopen inviting space. Note and TOG retained many of the existing materials and used products which could be reused such as steel, glass and ceramic. More ESD initiatives include 100%

Concept

Key Takeaways

Designed by Sergey Makhno Architects as a response to the global Coronavirus pandemic. The concrete bunker was envisioned as a post-pandemic conceptual piece of architecture. Based in Ukraine’s Carpathian Mountains and 15m underground, the project encapsulates the idea of a luxury bunker equiped with a helipad for quick access during disaster and reflects the current societal changes in world views, anxiety and need for new solutions to shifts in work and life. Sergey Makhno Architects have used this push towards changing environments as inspiration to design a completely self-sufficient fully contained bunker which can accommodate a number of families.

The concept was to encapsulate life underground and retain a sense of openness and connection to each other and nature whilst being underground. Enabling the inhabitants to retain their normal everyday hobbies will create a sense of comfort and freedom in times of distress. The exterior resembles a modern art museum displaying reliability and a welcoming aesthetic. Creating a cozy functional space was at the forefront of all design decisions:

The material choices of the concrete with woods and highly scuptural forms creates a soft brutalist feel. The intersection and relationship between technology, nature and the human is clearly explored in this design. The lighting design and use of floor to ceiling digital screens create the illusion of being above the surface. How the space will function with the inhabitants has been carefully considered with amenities such as a home cinema, gym and pool ensures the physical and mental wellbeing of the inhabitants. The incorporation of a garden room and undergrounf water treatment system uses technology and nature to ensure the self-sufficiency of the humans using the space. Architecturally, the central circular design creates a sense of balance and flow between the different spaces.

The design translates some of Melbournes distinctive characteristics from materiality, textures and patterns and artwork into designs expressed throughout the variety of different workspaces. Melbournes Hoddle Grid was used as inspiration to define the spatial planning and architectura elements of joinery, glazinf and lighting. Bespoke works by local artists were commissioned to further situate the building into the environmental context. Formoral - Lialawlab Inspired by retro-futurism, this skincare store in Hangzhou, China chanels an otherworldly design for the concept store. The idea of the future envisioned in the past is explored through the relationship of the aritificial and nature. New Lab - Civilivn

This coworking spaces separates public areas and private rentable offices by a glass brick wall. Skylights are used to compensate for the lack of natural light. Burgundy, zinc and fresh hues of mint create a standout aesthetic design. The mostly black furniture is contrasted by the soft velvet burgundy upholstery and chrome planters. Televisions are camouflaged in front of black circlular mirros continuing the circle motif. Hidden all black washrooms contrast against the rest of the interior and add an element of surprise and unexpected. The structure of the existing building is highlighted with the use of off white lime plaster over the exposed brick against ligt grey terrazzo flooring on top of which eyecatching colourful textures sit. CIVILIVN reimagined New Labs coworking space from the interiors of the 1930s former shipbuilding facility in the Brooklyn Navy Yard. A contemporary space was introduced whilst mainting the industrial character of the manufacturing bulding. Large windows framed by floor to ceiling wall coverings soften the boundaries between interior and exterior. The custom designed reception desk made from aluminium and painted plywood tubes add a unique element to the entrance. The art deco pieces of furniture were made with durable materials including Kvadrat/Raf Simons fabrics. The flexibility of the workstations means they can stand alone as individual workstations or grouped together into team pods. Urban HQ - Kingston Lafferty Design

This coworking office is situated in the middle of Blefast, Ireland and incorporates numerous wellness initiatives. With the boundaries of work and leisure becoming increasingly blurred, the studio has added many informal relaxed spaces as well as zones for focused work. ALongside private working booths, open offices and meeting rooms, Urban HQ features coworking areas, wellness rooms and event spaces. Collaborative spaces can be closed off with partitions and the ground floor is an adaptable space that cna be utlised as a variety of collaborative and socialising spaces. The relaxed atmospher is supported by the material palette of stone, leather, slatted wood, velvet and brass which give an inviting homely atmosphere. Transurban Melbourne - Hassell The connection to the urban environment was a key aspect to the design of the Melbourne offices of this transport company. The reflective ceiling mimics a plaza and the curved glass walls encourages exploration. Greenery supports and grounds the metallic architecture much like the surrounding parks. Lilith Games, Shanghai- M Moser Associates Designed over 3 buildings, M Moser Architects created a human-centric state of the art facility for Lilith Games. Art installations on each floor focuses on themes of video gaming, theatre, literature, sculpture and architecture in order to generate a creative energy from the customised environment. User-orientated design draws upon user behaviours, work patterns and organisational culture and includes areas for naps, collaboration , healthy pantries, ergonomic furniture , a music room, gym and cat room. Media & entertainment company, Madrid & Paris - M Moser Associates Designed to be the regional headquarters of this global media and entertainment company , a brand-led approach ensured a culturally genuine experience for users and visitors. The design was culturally infused with Madrid and Paris to signal the company’s focus on these markets. Interlacing Spanish references of plazas and influences of the historic Haussmann-era residential architecture in the Paris office , aligns with the local culture. A number of pitch rooms, screening rooms and event spaces increased the functionality of the spaces. large work zones increase work capacity with future floorplans provided to accommodate expected growth. Fosbury & Sons - Going East

This coworking space for Fosbury & Sons was inspired by the brutalist archiecture of the modernist building designed by architect Constantin Brodzk located in Brussels. The sculptural facade made up of prefab convex oval concrete modules are used to designate the individual workstations with clear views to the outside. The original concrete interiors are exposed against a simple material palette consisting of black steel framing, parquetry flooring and timber joinery. The communal spaces make use of the panoramic views of the Sonian Forest. Sculptural artworks, greenery and the art deco steel and concrete circular staircase are key design features. The space is designed to increase the quallity of life of the workers by encapsulating a design ethos of work and play environments with a touch of luxury. (Photography by Jeroen Verrecht, 2018)

James Turrell

‘‘Blade Runner 2049” (2017) + ‘‘Blade Runner ” (1982)

James Turrell is an American artist known for his works within the Light and Space movement. His light installations deppicted here from his exhibition at Pace Gallery from February 11 - August 14, 2020 inspired the circular light motif in the Kota logo design. Continuing this circlular form throughout the design unifies the office space and conveys the ideology of technology used for creativity which the Kota brand represents. The use of accent neon LED lighting will be integrated into the design, drawing upon the lighting within the existing Kota brand signature which will be offset by the muted colours and grey neutrals utilised in the colour palette.

The Blade Runner films informed the designs understanding of a technological dystopia, the opposite concept of the design in which a utopia is achieved through technology. By examining the cultural repsentation of technological advancement through the lens of film media, a greater understanding of the societal fear of science and technology dystopia was formed. Close analysis of what the utopia is not helped to ascertain what it would mean. Aesthetically, the industrial futuristic material choices of metals, concrete and lighting will be implemented within the space but fashioned within the framework of a utopian society. In this way, the concept of a futuristic utopian society was represented.

Species 2 by Fredrikson Stallard (2015)

“Neo-Utopian Sublime” by Lizza Littlewort (2014)

Species 2 is a sculpture piece made from polyurethane, glass fibre and polyester by Brittish avant garde artists Patrik Fredrikson and Ian Stallard for Momentum exhibition during London Design Festival 2015. Species is a study on evolution through furniture design which looks at the conflicting thoughts of human comfort and the use of inviting natural materials. The stone like materiality was used as inspiration for the organic earth and rocky structure for reception. The deep red wine colour which symbolises both life and death is incorporated into the colour palette with its complimentary green and toned down light pink. In this way, this sculpture was used to convey our connection to the land and the earth by grounding the design within the physical roots of nature.

This artwork by Lizza Littlewort encapsulated the ideology of a technologcal utopia and the positive relationships between technology, nature and human. Lizza’s background in history, fine arts and architecture can be seen in her work. The bright colours and randomness of nature as it surrounds a curved futuristic building form relates to how technology and the earth can coexist and thrive under advancements. The human astronaut suggests an otherworldly view of the narrative, that it in fact depicts another planet. This wonder and awe of new discoveries reflects the human instict to create, experiment and design. Ultimately this artwork was used as inspiration for the designs atmosphere, narrative and ethos; the integration of technology, nature and human which aligns with Kota’s brand identity.

Technological Utopianism In the modern world, there is a social anxiety concerning the fear of technology and its impacts on humans and the word. This has been explored in the media and popular culture. However, there is another train of thought in which technology and specifically advances in science and technology will be the catalyst or at the very least help to bring about a utopian ideal. Techno-utopianism views the consequences of technology as positive allowing mankind to make social, economic, political, and cultural achievements. The relationship between technology, nature and human is at the core of the Kota Office Space. The interconectedness of these three spheres conveys Kota’s commitment to digital technology use, their effects on the world and the greater environment and the importance of considering the human element of the creative process as well as how their work can affect the human psyche. Ultimately, the concept of utopia, a perfect society, is where these three aspects intersect, balance out and compliment each other. In this way, the Kota Office Space design aims to create this sense of flow, unity, creativity and wonder at the future possibilities for the business which aligns with the suggested positive trajectory of the human race under technological advancement.

Proposed Wellness Studio will be situated on the North side of the level with views to the Australian landscape on the terrace. The space will be accessed via sliding doors and visually enclosed with soft curtains. Warm bamboo flooring, mirrored walls with a sand meditation garden will feature in the space. Acoustic insulation, air conditioning circulation and a user firendly sound system will be installed. The Wellness Studio will be a space for employees to exercise, reflect and meditate. The importance of physical and mental health will be a critical consideration in the design of the space which contributes to the overall wellbeing standards of the office space.
