We will continue to push through these unprecedented times, as well as continuing to advocate for and support our members to explore ways of doing things better via innovative construction techniques and improving efficiency. We pride ourselves on always being there for our members, whether that means being there in times of need, tackling issues that are important to them, or celebrating their achievements. It’s important to champion our industry, encourage positivity, and praise the quality workmanship and exceptional expertise Master Builders are well-known for. the best of the best building projects across the state. The Awards cater for entrants ranging from apprentices to trade contractors, and from small family businesses to the biggest names in the industry. The efforts of individuals are also an important focus, from our rising stars to women excelling in the industry. It doesn’t matter whether they’ve taken an Award home this year or not; each of our 2023 entrants is a part of the Master Builders family and is testament to why we’re so widely trusted and respected. Our members thrive on innovation and quality; they were the inspiration behind our 2023 Queensland Housing & Construction Awards program, Showcasing Excellence. The projects in the spotlight this year prove that Master Builders members continue to push the limits to succeed in an everchanging industry. Our judges were once again impressed with the incredible projects throughout the state. This year’s entries boasted quality finishes, a high level of detail, and an astounding degree of difficulty in construction. The President’s Award was awarded based on the quality of workmanship within the residential category and considered the builder’s attention to detail and overall craftsmanship. As always, the panel was on the lookout for external appeal, siting, and aspect, as well as amenities and aesthetics, not the styling or interior design. With a diverse field of entries, from beachfront

BUSSQ BUILDING SUPER PRESIDENT’S AWARD – LARC BY GRAYA (BRISBANE)
A STRIKING SILHOUETTE ON THE BRISBANE SKYLINE Since being founded by brothers Rob and Andrew Gray over a decade ago, Graya has gone from strength to strength in the industry. Now, Larc, Graya’s premium project located in Hamilton, Brisbane, has achieved the ultimate success as the winner of the Queensland BUSSQ Building Super President’s Award for 2023.
G
raya’s long-standing reputation of excellence and innovation in the industry will only be bolstered by this win. The Larc project epitomises the high quality and attention to detail that the Graya team endeavours to impart into each of its builds. Larc is stunning architecture with excellent liveability and attention to detail. The house’s unique features, including curved walls and custom joinery, demonstrate the degree of difficulty involved in its construction. Throughout the home, there is a clear blend of luxury, high quality, and unmatched craftsmanship. Larc’s minimalistic and elegant design blends seamlessly with its surroundings. The upper half of the house is clad in aluminium, and the suspended planter box on the upper level adds to the home’s aesthetic appeal. External recessed sun blinds on a timer provide much-needed privacy and shade to the home’s interior. The street appeal of the home is impressive, and the low profile of the structure ensures that it blends in seamlessly with its surroundings.

One of Larc’s most unique features is the number of curved elements present in the home’s design. The majority of the walls in the house are curved, which created additional complexity during construction, requiring a high level of workmanship. The home also features curved stone benchtops and tiles, and the attention to detail during installation is evident. Using 6 millimetre curved plasterboard was another technical challenge successfully addressed during the home’s construction. The curved glass balustrade is another example of the complexity involved in the construction process. The innovative use of curves throughout the home added to the degree of difficulty in the construction process. Another standout feature is the kitchen tap handle, which is made out of stone – a testament to the level of fine detail present in the home. The custom joinery and curved doors also show that no expense was spared when it came to the finer details.
16
Housing & Construction Awards 2023
Over 1,000 metres of strip lighting appears throughout the house, creating a warm and inviting atmosphere. CBUS smart home automation is an excellent addition to the home’s functionality. Mosaic tiles in the steam room and fibre optic twinkle lights in the grout lines are further examples of the workmanship present in Larc. The master ensuite has been crafted with the same attention to detail as the rest of the house, with customer travertine drawer fronts and elegant curved and ribbed travertine tiles. This is matched by the 12-metre-long walk-in robe, which complements the rest of the master suite beautifully. The challenges faced during the construction of Larc were numerous, and their team had to show a steadfast commitment to detail. The gradient of the house posed a significant challenge for bulk excavation, and workers had to use temporary rock anchors into the rock hill to secure the site.
The sheer cliff face added to the technical engineering challenges of the site. Scheduling trades and coordination were critical in ensuring that project milestones were met. Complete with six bedrooms, six bathrooms, a gym, and an expansive wine cellar, the impressive home flaunts premium products and superb craftsmanship. The attention to detail, technical achievements, and minimalistic design make it a worthy winner of this award.
The majority of the walls in the house are curved, which created additional complexity during construction, requiring a high level of workmanship.

The concept is the result of multiple consultative efforts, including a visioning workshop with key stakeholders to establish and guide the design elements of the build. Designed by award-winning Cottee Parker Architects, the City Hall has sustainability at its core and includes features that will reduce environmental impact and embrace the Sunshine Coast climate. The building is intended to fit seamlessly into its built and natural environments and distinguishes itself as a landmark building in the new city centre. The design and iconic tiered façade are inspired by the forms and colours of the unique Sunshine Coast Glass House Mountains, a spiritual place for First Nations people and one of the most defining features of the Sunshine Coast. Due to the design of the façade and the way it tiered to meet the design intent, scaffolding the façade was extremely challenging. McNab had to coordinate scaffolding and complete façade finishes from the ‘top down’ – when conventionally it would be on the ‘way up’.
Building the façade was extremely intricate. With no two floorplates the same, slabs were poured with complex curves. It was a complex activity to get the set out right for the façade glazing and also ensure the highest quality of waterproofing was being applied to the building. Custom window frames were enveloped, and blockwork was modified on arrival of the frames to ensure they fit together perfectly and could be successfully installed. From different aspects, the outlines of Mount Tibrogargan, Mount Beerwah and Mount Coonowrin are visible – three of the iconic mountains that make up the Glass House Mountains. This tiered design is also featured throughout the building internally to remind
Sunshine Coast Council staff that their community is at the heart of what they do and who they represent. The mountain and water themes flow from the exterior inwards to deliver an integrated and holistic experiential journey for residents, visitors, and staff. Sunshine Coast City Hall is a contemporary workspace and a space for the community. Each area’s form and materiality reference the region’s landscape to bring together an interior experience that is truly connected to its heritage past and its contemporary future. McNab is proud to have constructed Sunshine Coast City Hall, which has established a new benchmark in commercial developments not only across the Sunshine Coast, but throughout Queensland.

COLORBOND HOUSE OF THE YEAR – MOUNTAINVIEW BY V-BUILD CONSTRUCTION SERVICES (GOLD COAST)
THE HEIGHT OF STYLE AND SOPHISTICATION Well-decorated construction company V-Build Construction Services has reached new heights with Mountainview, a home that the company constructed in the Gold Coast Hinterland. Boasting exceptional workmanship with quality finishings, Mountainview represents the peak of luxury and is a worthy winner of the Queensland Colorbond House of the Year award.
T
he client’s brief for the home was a combination of a New Zealand mountain home and a USA ranch. The property consists of an 80-acre site, 2,100 square metre home, horse stables, undercover horse arena, basketball court, machinery shed, and kitchen garden. Construction commenced in August 2020 and was completed in March 2023. The entire footprint of the house was excavated into rock. Roads were built to access all components of the estate. New electrical mains and fibre optic cables were bought to power the property. Three home sewer treatment plants were built, and 500,000 litres of water storage was created onsite. The centrepiece of the home is the 10-metrehigh, 19th century-style timber barn that has been incorporated through the use of structural steel and window façades. The barn was constructed from solid Blackbutt timber with mortice and tenon fixings only.

Some of the unique features of this property are that suspended slab construction has been used throughout, the custommade cabinetry in every room (including incorporated bedheads and bedside tables), two elevators, an outdoor basketball court, a gym and sauna, and a machinery shed. The staircases on the property were hand built by boilermakers who were onsite for six consecutive weeks. One staircase is a three-storey spiral staircase and the other is a three-storey dog-leg staircase. Stair treads are Blackbutt and spotted gum.

freezer. A commercial extraction system was also incorporated into main kitchen. The stunning high ceilings in both the upper wings and outdoor entertainment area have been hand pitched, and there is hand-pitched stonework across hundreds of square metres of walls, both internal and external. All of the hand-pitched areas in the house have had custom-smoked and aged French oak lining boards added to them, which adds to the quality feel of the home.
Limestone flooring has been used throughout the home, as have cast-in uplighting and stair lighting. The high level of attention to detail in elements such as this adds to the sophistication of Mountainview.
A heavy focus of the home was on horserelated amenities. To this end a stable building consisting of six standard stables with fans and insect misters, two birthing suites, four wash bays, a custom tack room, a feed room, a laundry, and a bathroom for humans was built on the property.
The house is also equipped with a commercial-capable kitchen, which is spread over four rooms, i.e., the main kitchen, service kitchen/pantry, walk-in cold room, and
Mountainview also boasts a total of six fireplaces. These consist of two outdoor fireplaces, one inbuilt cooking fire, one gas fire in the master bedroom, one firepit, and a

double-sided centrepiece fireplace in both the lounge and dining rooms. A custom-designed pool and separate spa were also built around the sunken firepit. The impact COVID-19 had on the delivery of unique materials and trades used (from both interstate and overseas), as well as record rainfall during this period, was very high. Moreover, the extremely talented designer of the project, Mark Granger, tragically and suddenly passed away when the build was at roof stage.
The staircases on the property were hand built by boilermakers who were onsite for six consecutive weeks.

QUEENSLAND APPRENTICE OF THE YEAR
Luke Maye Reef Coast Constructions (North Queensland) Luke Maye began his journey with Reef Coast Constructions in 2019, doing work experience while he was still at high school. As a result of his commitment to the trade, as well as his enthusiasm, work ethic, and performance, Reef Coast Constructions was delighted to take him on as an apprentice when he finished school. Four years on, Luke is a successful fourth-year apprentice who is an asset to his team. His carpentry skills and commitment to being a team player, as well as his strong leadership qualities, make Luke a deserving winner of this year’s Queensland Apprentice of the Year Award. Feedback from his TAFE instructors has shown Luke to be an excellent apprentice in his offsite training. Onsite, Luke has continued to improve each year, and his ability to take his offsite training and apply it to his onsite work is of a high standard. Due to the wide variety of work that Reef Coast Constructions undertakes, Luke has been able to develop other trade-related skills in addition to those he has developed during the course of his apprenticeship.
In addition to his technical skills, Luke is an excellent communicator and collaborator. He is able to work closely with other team members to ensure that everyone is on the same page and that projects are completed on time and to the highest possible standard. His positive attitude and willingness to lend a hand whenever needed make him a valuable asset to any team. As an important member of the Reef Coast Constructions carpentry team, Luke is always keen to support his peers and new employees of the company. As his skills have grown, he has been able to take on unassisted work and the leadership of other workers in fit-outs and framing works. Luke has a strong work ethic and always leads from the front in terms of maintaining the quality standards that Reef Coast Constructions is known for. His workmanship is of an excellent standard; however, he is constantly trying to improve his skills and experience, which will set him up well for an exemplary career in the industry.

Todd Stolberg Alternative Construction Projects (Sunshine Coast) For as long as Todd Stolberg can remember, he has always wanted to be a builder. From starting out with work experience at a local building company in high school, Todd has gone on to complete his carpentry apprenticeship and is now the director of Alternative Construction Projects. His commitment to the industry, as well as his dedication to fostering new growth and quality workmanship, have culminated in Todd winning this year’s Queensland Xact Accounting Rising Star Award. As company director and builder, Todd has a passion for design and quality carpentry. His 17 years in the construction industry have given him the skills to ensure that all of Alternative Construction Projects’ builds meet clients’ needs and are of a high quality. Todd prides himself on quality workmanship and clear communication. Throughout his work, Todd’s focus remains on ensuring that the client’s needs are met as efficiently as possible. To this end, customer service and clear communication are some of the biggest goals of his business.
26
Housing & Construction Awards 2023
After starting a family, Todd realised the need for work–life balance and mental health support within the industry. Two years ago, he implemented ‘Mental Health Days’ for all his employees, whether they are full time or casual. Following discussions with his team about their needs, this has morphed into a nine-day fortnight, which has greatly increased productivity as well as morale in the business. Something else that Todd is passionate about is ensuring that the next generation of builders are trained well and ready to step into the industry. To this end, he works closely with East Coast TAFE in providing training to his apprentices and has had three since starting Alternative Construction Projects in 2018. Working onsite in his role as builder has always been important to Todd, and this has not been sacrificed during his transition to business owner. He is able to handle both the building side of things and run the business simultaneously and smoothly.

Award-winning luxury: transforming spaces into modern masterpieces Alkira Constructions has been working in the industry since 2018 and, in that time, has continued to strive for excellence in all projects the team undertakes. The business is focused on creating stunning residential designs that are tailored for the unique needs of each of their clients, whether they be residential or commercial. The Alkira Constructions team was thrilled to win the award for Home Renovation Project from $200,000 up to $400,000 at this year’s Far North Queensland Housing & Construction Awards for The MacGregor Residence on Kewarra Beach. The MacGregor Residence project is also the worthy winner of Home Renovation Project from $200,000 up to $400,000 at this year’s Queensland Housing & Construction Awards. The Alkira team was tasked with transforming an outdated house into a modern, luxurious living space. Through meticulous planning and execution, they were able to achieve a complete internal demolition of the existing house and capitalise on the large block to create a stunning, contemporary home. Each bedroom is designed to provide a peaceful retreat, with neutral tones and plenty of natural light. The master bedroom features a large walk-through wardrobe and a fresh ensuite, complete with double vanity and a spacious shower. All bathrooms have taken an approach of being modern and minimalist, with highquality fixtures and fittings that add to the overall aesthetic of the home. Using natural

stone and timber elements in the bathroom has created a spa-like feel which adds to the overall sense of luxury. The design of the new living space is centred around an open floor plan that creates a seamless flow between the living, dining, and kitchen areas. The polished concrete floor throughout the home adds a sleek and modern touch while also providing excellent durability and easy maintenance. The custom rosewood front entry door and accents of timber detail throughout create a warm, inviting atmosphere that perfectly complements the modern design. Louvre windows in the breezeway allow natural light to flood the living areas, creating a bright and inviting atmosphere. The windows also provide beautiful views of the surrounding landscape, blurring the line between indoor and outdoor living.
The kitchen is the heart of the home and was a big focus in creating a beautiful, functional space that is perfect for entertaining. Customdesigned cabinetry and high-end appliances provide all the necessary features for cooking and preparing meals, while the generous island bench provides ample space for guests to gather and socialise. As you step outside to the covered patio, the real showstopper awaits: the western red cedar ceiling. This statement piece is an excellent addition and makes the space welcoming for hosting guests or unwinding for a relaxing evening at home. The contrast of the rich warmth of the cedar against the cool blue waters of the pool is truly stunning. Overall, this renovation is something special. Alkira Constructions is incredibly proud of this project and the way it has transformed the existing house into a beautiful modern home.

Mulitple wins for FDC Construction & Fitout The team at FDC Construction & Fitout is incredibly proud to have taken home three awards at this year’s Master Builder Housing & Construction Awards across two different regions. At the Brisbane Awards, the dedicated team was awarded Commercial fitout over $10 million for University of Queensland Brisbane City. At the Central Queensland Awards, FDC took home the award for Education Facilities up to $10 million (for Central Queensland University School of Manufacturing) and the Charles George Jeffery Memorial Award for Education Facilities over $10 million (for Central Queensland University School of Mining).

quality build within the contracted time frame.
The stand-out features of the CQU School of Manufacturing include virtual reality technologies for specialised welding, a 3D metal printing area, specialised labs for hydrogen processing and blending, and R&D lab spaces for industry partners. The new facility has also provided the local region with a major economic boost, with 114 jobs created during construction.
The precinct’s state-of-the-art facilities include a gantry crane, welding and oxy cutting bays, classrooms, and lab spaces over three floors. The project is bound to provide enormous benefit and support to the local community and its mining industry. The award win is a tribute to the expertise and dedication of the project team that delivered the innovative education hub.
FDC Constructions has also been incredibly successful at this year’s Queensland Housing & Construction Awards, winning the awards for Education Facilities up to $10 million (for Central Queensland University School of Manufacturing) and Commercial fitout over $10 million (for University of Queensland Brisbane City).
CQU’s Vice-Chancellor and President, Professor Nick Klomp said the new facility would provide enormous future benefit to the local community. Manufacturing supports thousands of jobs in the region, and in the longer term, this new facility in Gladstone will further support Queenslanders to get an education that leads to a career in the manufacturing industry and will deliver facilities, resources, and technology to support the education and training of the workforces of tomorrow.
All of these wins are a testament to the hard work, dedication, and high-quality craftsmanship behind all three of these projects. Although all of the projects were not without their challenges, the FDC teams working on them were able to overcome
The CQU School of Mining was also a highly innovative and successful project for FDC. The construction of the building took place over 20 months and occurred during the height of COVID-19, a massive challenge that the team at FDC was able to overcome to deliver a top-
The project at UQ’s Brisbane City campus involved the restoration of the building’s atrium. Restoration was at the heart of this development, with FDC working alongside heritage architect Conrad Gargett to preserve historic elements such as the sandstone façade, expansive glass ceiling dome, and marble flooring. Further enhancements include a new catenary lighting system and diffuser above the dome with custom colour control and acoustic systems, a bespoke metalwork package, and the removal and eventual reinstallation of the Level 5 Plant Room roof. The win is testament to the capabilities, efforts, and commitment of the project team to this once-in-a-lifetime project requiring collaboration, precision, and skill.

A double win for Xceed Xceed was proud to take home both the Individual Home from $1 million up to $2 million Award and the Truecore Best Use of Steel Frame Housing Award at this year’s Sunshine Coast Housing & Construction Awards. Both awards were won for Amaroo in Buderim. Xceed has also been successful at this year’s Queensland Housing & Construction Awards, taking home the Truecore Best Use of Steel Frame Housing, once again for Amaroo. Amaroo is an Indigenous word for ‘a beautiful place’ – this was how the Xceed team approached the build to deliver the best home possible. Buderim’s northern escarpment provides an outstanding position and views, but it also presents challenges demanding unique building solutions. Apart from the geotechnical requirements, N4 rating, slope, and tight logistical restraints, the architectural design, specifications, and innovative building materials only added to the complexity and highly demanding nature of the build. As always, careful consideration went into the architectural specifications and material selections for this project. The bricks used for this project were Bowral 300 – 300x50 solid dry-pressed bricks made to order. The nature of laying drypressed bricks and the need for an additional 20 per cent of bricks over the standard size only added to the complexity. This project has plenty of stone cladding, around 220 square metres. Applied to cored, filled, waterproofed block walls, the cladding includes face and corner pieces. The stone provides a striking streetscape and entry to the property. Abodo with SiOO:x coating was used as timber cladding. Thermally modified plantation NZ timber provides very stable and long-life weathering cladding. The installation of Abodo presented its own challenge, as all cuts and notches required a three-coat sealing process prior to install. This was very time consuming, but extremely important to ensure the integrity of the product. Italian 20mm Terrazzo tiles were used for the walls and floors – they were sealed on all six sides prior to cutting and again prior to laying. These have been matched with Japanese 8 millimetre finger tiles to provide a seamless look with mitred corners. The use of zincalume for the roofing, fascia, barges, and flashing called for skill and patience. The limits for rolling barges and fascia were reached – the install is a credit to
Amaroo is an Indigenous word for ‘a beautiful place’ – this was how the Xceed team approached the build to deliver the best home possible. the Xceed team, as once again all items were installed in-house. The ‘H’-shaped floor plan with internal courtyards, suspended concrete slab, high ceilings, clerestory glazing, industrial-style structural steel, brick, stone, innovative cladding, and the roof design with multiple protrusions and zincalume fascia and barges
provided an opportunity for Xceed Building Solutions to truly exceed and deliver a beautiful residence for Buderim and the Sunshine Coast. The engineering requirements for the footings/ slab were excessive, with over 150 reinforced piers over 2 metres deep, 2 metres wide footings, and oversized internal beams. Due to the N4 rating, the foundation/slab was designed to accommodate over 15 tonnes of industrialstyle portal frames and structural steel. The exposed site, coupled with the open design, high glazing, and limited bracing walls, required unique design elements that needed to be dealt with by Xceed’s team onsite. Incorporating heavy structural steel with the remaining frame components was time consuming. The architectural modernistinspired brick walls at the rear of the property were utilised as bracing. The Amersham Project in Brisbane’s West End was a design and construct project undertaken by 5Point Projects. 5Point Projects was very proud to receive the award for Residential Building (high-rise over 3 storeys) up to $20 million at the Brisbane Housing & Construction Awards this year. This deserving project has also been given the Residential Building (high-rise over 3 storeys) up to $20 million Award at this year’s Queensland Housing & Construction Awards. The project presented a number of unique challenges, including close proximity to a primary school and radio station. The construction process involved working collaboratively with these parties to ensure that their operations were not significantly impacted. For example, vibration works and loud excavations were coordinated around radio station operating times so as not to disrupt their programming going live to air.
The site was also steep enough to present difficulties for the building process. The large building footprint and minimal laydown areas for construction materials and equipment further exacerbated the difficulties.

80 Ann St: The Quintessential Queenslander With breezeways, elevated verandas overlooking lush gardens, and even a set of stairs out the back, 80 Ann St (also known as Heritage Lanes) embodies the true essence of living in sub-tropical Brisbane. Working closely with both Hassell Architects and Woods Bagot, Arden Architectural realised the staircase concepts of both Heritage Lanes’ external hero stairs and the Suncorp internal feature stairs. The building encompasses 35 levels of commercial space touted as one of Australia’s smartest buildings, embracing leading technology, sustainability, and design.
The Suncorp stair installation methodology was a highly complex delivery evolved from a basis of modular construction, where Arden constructed the stairs from several factoryfabricated segments of 4–5 treads towercraned onto the Prestons, rolled into position at the base of each tower, and hoisted by their own custom-designed and made jib crane erected at the top of each stack. The resulting seamless finish impresses all.
Arden Architectural was very pleased to receive the Commercial Trade Contractor of the Year Award for 80 Ann St Award at this year’s Brisbane Housing & Construction Awards. The company also took home the very deserved Commercial Trade Contractor of the Year Award for the same project at the Queensland Housing & Construction Awards 2023.

An overall installation philosophy based on reduced risk and maximum offsite fabrication led to the development of an innovative reusable formwork with accurate cast-in supports for early balustrade installation and prefabricated modular and large-format component installations. The accurate positioning of cast-in anchors allowed for early bolt-together fixing of the permanent balustrade off the formwork floor, alleviating the need for temporary edge protection and the usual live-edge balustrade installation processes.

Director Brett McManus has built this business up over the past 15 years alongside his wife, Erin. They are dedicated to creating a reputation with clients and suppliers that is one of quality construction and outstanding service. Their winning project, Hale Residence, was full of challenges and triumphs. Starting off with a small 186-square-metre block, they went about building a spacious four-bedroom home with amazing precision and detail. The home was designed and built with sustainability in mind. It includes a double garage, two and a half bathrooms, indoor and outdoor living areas, and a large kitchen. This home has it all, open-plan living, great use of space, and design features that really make it stand out from the rest. We want them to feel seen and heard and show them that we can be trusted, right down to the documents provided when quoting the job and the usage of online systems throughout the build,” said Matt, who has gone from strength to strength in the industry after opening his own business (Frameology Constructions) upon his retirement from professional football. Matt’s hard work, experience, and dedication to the job, bolstered by the support of the Frameology Constructions team, saw him win the Procore Rising Star Award at this year’s Brisbane Housing & Construction Awards.
Aside from the quality of their builds, the other major factor that contributes to Frameology Constructions’ success is the ability of their tight-knit team to work together. Both Matt and Candice are extremely driven by the company culture and protecting the high standards of performance within the team. Each member of the Frameology Constructions team has been chosen for their dedication to the work they do, as well as the high standard and quality of their performance. “We are passionate about creating an environment where staff feel valued and inspired to be and do their best. Team culture is so important. We spend so much time together, mutual respect is paramount. We value the mental health of our workers and their lives outside of the workplace,” said Candice. Frameology Constructions’ commitment to fostering growth and excellence in their team culminated in their fourth-year apprentice, Campbell Smith, winning the Apprentice of the Year Award at 2023’s Brisbane Housing & Construction Awards.
Campbell Smith (Brisbane Apprentice of the Year)
Since joining Frameology Constructions shortly after finishing school, Campbell has demonstrated dedication to his work as well as an excellent attitude, which is what prompted Matt and Candice to nominate him for the award. “We look forward to him working with Frameology for years to come, where he will become an even more integral part of the team,” said Matt. The flow-on effect of curating the right combination of carpenters, apprentices, and tradesmen makes for a great environment. This is evidenced by the increasing number of clients and architects wanting to work with Frameology Constructions.
Matt Grieve (Brisbane Rising Star 2023) and Candice Hill
With turnover increasing year upon year and a full pipeline ahead, along with their recent recognition in several industry awards, Frameology Constructions looks like they’re just getting started. Housing & Construction Awards 2023

Ark & Co Projects creates innovative and winning solutions with Podium In the dynamic world of construction and renovation, there’s a name that stands out for its unwavering commitment to excellence – Ark & Co Projects. Established in 2015 as a family business, this Brisbane-based construction company has been transforming the inner western suburbs of Brisbane one project at a time, thanks to the visionary leadership of director Steven Kingston. Podium is the company’s first foray into the prestigious Housing & Construction Awards, and the team was very proud to take home the award for Individual Home from $2 million up to $3 million for the project. With its striking design, flowing curves, and meticulous attention to detail, Podium stands as a testament to architectural excellence, capturing the essence of its north-easterly site and offering unparalleled inner-city vistas. The sweeping arcs also serve as connectors between the main living spaces of the home and the outdoor living areas. The kitchen and dining space adjoins a luscious backyard complete with seating and a fire pit, while the majority of the house overlooks the entertaining area. Complete with a grassed courtyard, pool, spa, deck, pergola, and pool house, the dedicated entertaining area provides the ultimate setting for social connection and relaxation. Whether you’re hosting an intimate dinner party or a grand soirée, this space is your canvas. With expansive stacking doors, the pool house opens to become an outdoor room, maximising full-length city views and the best of Brisbane’s sub-tropical indoor/outdoor living. What truly sets Podium apart is its ability to marry form and function seamlessly. While its terraced design is a visual delight, it also

serves a practical purpose, ensuring that each level enjoys unobstructed views, abundant natural light, and a sense of privacy. Whether you’re moving from the bedroom to the living room or venturing out to the garden, Podium’s design encourages effortless transitions. The house’s eye-catching design is a testament to its unique blend of contemporary aesthetics and traditional architectural elements. This combination breathes new life into the character of traditional building, creating a striking and memorable presence that enhances its street appeal. In the realm of construction, where challenges often arise at every curve, Ark & Co Projects has not only mastered the art of tackling them, but has turned these challenges into opportunities for innovation. This architectural masterpiece demanded an extraordinary level
of precision, attention to detail, and exceptional craftsmanship from those involved in bringing it to life. The complexity of working with curving arcs with varying radii required a high degree of skill and expertise. Every curve, angle, and intersection needed to be carefully calculated and executed to ensure that the final result met the design’s exacting standards. Innovation and specialised solutions were key to tackling challenges in installing traditional materials on the house’s curved surfaces. Whether you’re a homeowner with a dream project in mind or a business owner looking to revamp your space, Ark & Co Projects is your trusted partner in crafting excellence. A winning exercise in meeting clients’ needs A 100 per cent family-owned business, Revamp Renovations prides itself on good old-fashioned service, quality, and price. The business services Darling Downs, Toowoomba, and surrounding areas and is committed to ensuring clients’ renovation projects are completed on time and within budget, all while maintaining the highest of craftsmanship standards. This year, Revamp Reconstructions was excited to win the award for Home Renovation Project from $650,000 up to $1 million at this year’s Downs & Western Housing & Construction Awards for Aracena in South Toowoomba. The project encompassed expanding and renovating the main house, totalling approximately 400 square metres. The extension featured a three-bay garage, bar, pool room, gym, workshop, and covered areas connected to the existing house via a breezeway. Additionally, a new kitchen,
butler’s pantry, open-plan dining area, deck, and laundry were included. Renovations to the existing house involved converting the kitchen into the main family room; modifying a bedroom, walk-in robe, and ensuite; extending the media room and three bedrooms; and transforming the old laundry into a dog wash, entrance, and mudroom. Changes were made to the exterior veranda soffits, cladding, pathway, and driveway. The renovation prioritised entertainment, with the entire house now being centred around the outdoor entertainment area. The kitchen and deck area were repositioned to overlook the pool area. The overall aesthetic was transformed into a Hampton-style home, enhancing its streetscape appeal. The entire house is easily accessible via the breezeway connecting the original house and the extension with the garage, bar, gym, and pool area.
The house boasts a comprehensive smart home system integrated with Google Home. The Hampton style was achieved by employing Hardie’s products and modifying the existing brickwork of the house. Polished concrete was utilised in the entertainment bar to fulful the owner’s preference for a durable flooring option. Innovative construction techniques were employed, such as pitched rafters in the kitchen and workshop spaces to create expansive, well-lit areas with additional storage. The bar was crafted from the existing kitchen, and a custom bottle shelf was designed to align with the owner’s vision. The dog wash area evolved from a simple concept, resulting in a functional and well-designed space. Achieving the Hampton style involved lowering the height of the existing brickwork while maintaining termite protection. A significant challenge was accommodating the family’s need to live and function in the original house throughout the construction process. As a result, the bathrooms and kitchens in the existing house remained untouched until the new ones were fully constructed. Limited access to the rear of the property, due to the land’s slope, necessitated construction progressing from the back forward. Given the house’s size and the integration of a smart home system, extensive Wi-Fi coverage was ensured through the installation of CAT 6 cable for an integrated speaker system and external security system.

Empowering women in the industry Sophie Knauth grew up in a small town outside of Toowoomba. Her father was a plasterer, so she has always been close to the construction industry and knew from a young age that building was where her heart was; however, there were, and still are, few female role models in the industry. Her transition into the industry was helped by her father, who had knowledge and contacts that assisted Sophie on her journey. Sophie was very proud to receive the Women in Building Award at this year’s Downs & Western Housing & Construction Awards. Sophie began her journey in the industry during high school, where she completed a Certificate I in carpentry. Now, as a fourthyear apprentice carpenter with Nicholas Andrew Constructions, Sophie has been gaining knowledge in a wide range of skills in the construction industry. Nicholas Andrew Constructions is a boutique builder specialising in custom extensions and renovations. Sophie thoroughly enjoys this work, as it is forever changing, and no job is the same. As an apprentice for NAC, Sophie has been part of small bathroom
renovations all the way through to milliondollar renovations and projects from profiling footings to intricate skylight work. Sophie is a talented apprentice, quickly distinguishing herself as a skilled and motivated worker with the highest attention to detail. With her exceptional skills, dedication, and passion for carpentry, Sophie has proved that gender is no barrier when pursuing a career in this field. Sophie encourages other women interested to pursue a career in the building industry as it is incredibly rewarding and provides a great sense of accomplishment – she believes every woman should have the opportunity to follow their passions in the same way she has. “I love being able to see my hard work come together. It gives me a great sense of accomplishment, and I encourage all women who think this industry might be for them to give it a go,” says Sophie. “It is important that we, as an industry, continue to recognise and appreciate the work that all women do in the industry and encourage more women to consider a career in construction.”

An innovative and beautiful build Stroud Homes was incredibly proud to take home the award for Display Home from $350,000 up to $450,000 at this year’s Downs & Western Housing & Construction Awards for The Inverell in Highfields. The floorplan of The Inverell is perfect for a growing or established family. The master bedroom is situated at the back of the home, complete with a luxurious ensuite and ‘Hollywood’ walk-around robe. The remaining three bedrooms can be found at the opposite side of the home, with a nearby child’s retreat and media room. A large, open plan living area is central to the home, as is the kitchen and dining area, which opens onto the spacious al fresco area. active. This is something Stroud Homes is extremely proud of. The palate is neutral with green tones to tie in with the native surrounds of the Toowoomba escarpment. The creative use of green begins with the Wattyl Alabaster wall colour, which ties into the Wattyl–Run Forest feature wall and culminates in the established olive tree,
which is the centrepiece of the front yard. The distinct merbau colouring of the signature Stroud Homes Mountain Façade creates a beautiful aesthetic for any passerby. The new Stroud Homes Toowoomba Display Home was constructed in the midst of the HomeBuilder incentive period and wasn’t without its challenges. JS02728AA
The design sits on a corner lot in The Avenues estate, which enabled Stroud Homes to build a wide frontage home, which was a great point of difference compared to the other display homes in the estate. The corner lot enables a generous side yard, fully equipped with a half in-ground ‘Plungie’ Original Pool. The design has been extremely well received, with five of these designs currently under construction since the display home became

Before opening up NorSafe, the electrical testing business she owns in Cairns, Heidi worked across many different industries, including in mining, transport, farming, and retail. This, along with her desire to be a better mother after the birth of her son, has driven Heidi to develop a proactive attitude toward safety systems and procedures.

the diversity of their resources to successfully complete the project, which includes 5,682 square metres (NLA) of office space spread across three levels, facilitating large floor plates, cafe facilities, flexible spaces, activated foyer, end-of-trip amenities, outdoor recreation area, and basement parking.
Located in Helensvale in a popular growth corridor with prime exposure to the M1 Motorway, the project draws on Alder Group’s 20 years of experience in the construction industry, providing an elevated A-grade facility with intricate details and quality workmanship delivered in line with a stringent quality assurance regime.
The architecturally designed office complex utilises high-quality finishes to elevate the design with a captivating entry foyer complete with timber batten ceilings and halo lighting, along with feature entry stairs, full feature tiled floors, and glazed curtain walls.

challenges, the experience and level of scope provided by the team resulted in an outstanding outcome. “The creation of M1 Connect Business Hub highlighted our ability to provide an exceptional level of connectivity within our development and construction teams, bolstered by the fluid momentum created by impeccable project management,” says Mr Cheffers. “This project was delivered during the peak of COVID, which not only saw restrictions and border closures place an immense strain on our contractor workforce, but [also] rampant price escalations. Despite this trying time, our team diligently managed costs and intelligently procured materials to mitigate any significant cost increases. “Due to the large floor plates over 2,000 square metres and overall footprint spanning the extent of the 4,000-square-metre lot, it was vital that detailed consideration was given to the construction methodologies utilised while ensuring crane lifts and concrete pours were coordinated and sequenced perfectly due to the confined space of the site.” M1 Connect Business Hub is a prime example of Alder Group’s capacity to rise to the current market challenges and continue to diversify its offering in line with market demand. With two decades of experience in the construction industry under their belt, Alder Group has more than 100 staff and has delivered over 300 projects spanning the health, education, commercial, and community sectors in Queensland and Northern NSW. As Alder Group continues to refine its position as an industry leader, the company has naturally expanded its geographical footprint, venturing south with the creation of a successful satellite office in Ballina and further north with the acquisition of the highly acclaimed $3 million North Queensland project, Airlie Summit.

DC House is now an award-winning steel frame building company Growing steadily since its humble beginnings on the Gold Coast in 2015, DC House is now a force to be reckoned with. The team services Gold Coast, South Brisbane, Logan, and Ipswich and are now branching into North Queensland and operate with over 50 full-time staff and many more additional sub-contractors within the DC House family of companies. DC House’s main arm of business has been building granny flats/secondary dwellings since 2020, delivering more than 250 projects to assist their clients with three main objectives: investment opportunities, family accommodation, and home office/ businesses. It has also ventured into manufacturing in the last 12 months, supplying themselves with its own steel frames, kitchens, and cabinetry. DC House’s newest venture is supplying all its designs/ builds as kits, which will give them the ability to service people’s needs across Australia. Now based in Burleigh with a large factory and manufacturing setup, DC House is continually growing and evolving, finding new ways to become efficient and most of all helping families and investors with their property, projects, and portfolios. Although their day-to-day business has been delivering affordable accommodation to assist with the housing crisis, DC House’s passion has always been high-end complex builds. Their latest project, the Allawah Estate, was a chance to push the boundaries of design and craftsmanship.

Housing & Construction Awards 2023
The Allawah estate was designed firstly to blend in with its natural bush surroundings. The spotted gum cantilevered soffit wraps the northern and eastern sides of the house, which results in a picture-framed outlook of the bush from the inside. DC House also went with a mixture of timber, black, and concrete on the exterior to make a bold statement as you enter the property. The team went light and bright for the interior, with herringbone oak flooring throughout the top floor and a charcoal polished concrete for the lower floor and garage. Feature Victorian Ash internal screening, paired with Brazilian Super White Dolomite Stone Benchtops and curved custom cabinetry throughout, provides the right blend of elements and creates an organic and sophisticated feel. To add to the 3.6-metre-high ceilings, DC House went with oversized bifold doors and louvres throughout, allowing for natural ventilation and making use of the passive house design.
Keep an eye out for another one-ofa-kind DC House build in the future.
Five oversized bedrooms, three bathrooms, a home theatre, a kitchen with butlers and high-end appliances to keep any chef happy, a 42-kilowatt air-conditioning system, top-ofthe-line solar, and a 40,000-litre magnesium resort-like pool make the Allawah Estate a true ultimate lifestyle property. It took careful planning and engineering to get the spans and cantilevered soffits and decks to work. The DC House team’s skills were also put to the test during the challenging installation. The headaches were well worth it for the end result. An absolute entertainer’s dream of a property, it was definitely hard to pass the keys on to the new owners once Allawah Estate was completed. With designing underway for the next DC House luxury project in Bonogin Valley, be sure to keep an eye out for another one-of-a-kind DC House build in the future.
We are dedicated to your build journey. Each member of the DC House team is proud to stand by our strong set of values and ensure they are upheld across the many moving parts of each project. We have the people power to deliver on both service and quality every time. Together as one, we provide consistent, high-quality outcomes for all involved.

5Point Projects had a close relationship with the client, working with them to purchase the site and then providing a design that was focused on a 'less is more' overall project. The reason for this was that the site had development approval for 40 units; however, the client's vision was to provide a more boutique product and be more in-keeping with the local community. This resulted in nine luxury, single-floor apartments with three standalone beach homes. 5Point's collaborative professional approach resulted in them being engaged exclusively by this client for their next five projects, four of which are already underway.

The design of PERSPECTIVE 488 has still not been replicated, given the width of coastal blocks and most developers wanting to maximise unit numbers. The coordination in both the design and execution of these purchaser valuations was undertaken by 5Point Projects, with all stakeholders ensuring expectations were met and requirements achieved.

In addition, Todd proudly holds five Master Builders Awards (2010, 2011, 2020, 2020, and 2023) and applies his Tier 1 building experience to running Focus Construct. Focus Construct started out as a fitout builder and has never forgotten that unique heritage. This is showcased by the company winning the Gold Coast Commercial Fitout up to $5 million Award in 2023. The company believes in collaborating with clients by offering solutions and always making the decisions that are best for the project. This is evidenced by the company having 82 per cent repeat clients. Recently, the company had to take over the construction of a commercial building when the original builder was liquidated. Large-scale project success Tin Lid Enterprises is a small familyowned metal roofing company consisting of six employees, two qualified roofers, two apprentices, a labourer, and an office manager. The SCG Project was an impressively large-scale project completed flawlessly by the Tin Lid Crew. The small crew embarked on this epic journey, thrilled at the opportunity to have their workmanship showcased on such a large scale.
Due to the small size of Tin Lid’s crew and the large scale of the project, to keep up with the building schedule, their crew put in long hours, starting before sunrise and finishing up after sundown most days. For the duration of the project, members of the crew shared accommodation in Mackay Monday–Friday, going home to their families in Airlie beach on weekends. This project was completed with the team
responsible for installation of full scope of roofing, including 4,314 square metres of roofing; 700 square metres of wall cladding, which incorporated two large awnings and a lower roof section; eight separate, overlapping awnings with 110 linear metres of box gutters; 86LM of vented ridge; all associated flashings (384LM barge flashings and 204LM apron flashings); 75LM of internal box gutters; 206LM of eves gutters; six sky lights; and edge protection totalling 579LM. To load the roof, Tin Lid enlisted the help of another local business, Pioneer Rigging, who were onsite with their crane erecting the steel work. Scissor lifts and boom lifts were also organised and utilised by the crew to assist throughout. The vented ridge alone took the crew five days to build. This project followed on from other successful projects Tin Lid worked on alongside WHF, such as the Shute Harbour Marine Terminal; WHF were very accommodating in providing the materials, enabling Tin Lid’s crew to take on such a large-scale project. The crew showed great ability in working together and with the crew from WHF Group to overcome all obstacles in the construction process.

WINNER PROFILE
A win for Northern Beaches Leisure Centre Jackson Semler began offering benchmark civil and commercial construction in North Queensland in 2013, when it was established by Simon Jackson and Richard Semler. Now, under the leadership of Adam McFarland and Gregory Skellern, Jackson Semler is continuing this legacy of excellence. Although the company is based in Townsville, it has also successfully delivered projects across Regional Queensland, Northern Territory, and Papua New Guinea. Jackson Semler specialises in commercial construction, with clients ranging from the private sector to local and state governments, however, the brand has also had a lot of
success working on projects that involve precast concrete – Jackson Semler even has its own pre-cast concrete manufacturing facility. The company also has a range of experience in the civil industry, in particular working on bridge repairs and constructions. More recently, Jackson Semler was involved with the Northen Beaches Leisure Centre project in Townsville, which involved complete demolition of the existing steel pool and the design and construction of a new 50-metre concrete pool. The scope of the project was wide and varied and included the demolition of
existing modular steel-framed pool and surrounding concourse; architectural site master planning; civil, structural, hydraulic, electrical, and mechanical design, including building certification and access consultancy; construction of a new eight-lane, 50-metre concrete pool with a tile finish, including compliant PWD entry ramp, starting blocks, and associated pool furniture; design and construct of large structural steel and fabric shade structures with integrated lighting and PA; updated and refurbished onsite amenities; and sitewide landscaping and irrigation. The project timeline coincided with a strong La Niña weather pattern in Eastern Australia, and the project team was faced with numerous interruptions from extreme rainfall events throughout the construction period and still delivered the project on time. Designing significant shade structures for a cyclone region within tight space constraints proved a challenge that Jackson Semler was able to overcome. Computer modelling was required for each element (footings, columns, and fabric). The 50-metre pool was built to both FINA Olympic Standards and National Level Competition Water Polo Standards, and lighting installed to Swim Australia Standards. Jackson Semler is proud to share that Northern Beaches Leisure Centre was the winner of the Sporting Facilities Award at the Northern Queensland Housing & Construction Awards 2023.

The Bower House: Inspired by nature Westcon Site Management was very proud to receive the award for Individual Home from $500,000 up to $750,000 at this year’s Sunshine Coast Housing & Construction Awards for The Bower House. The Bower House is situated on a north-facing corner block in Bokarina Beach located on Queensland’s Sunshine Coast. This home was built by Westcon Site Management in collaboration with MRA design, with construction being completed in January 2023. The project name was inspired by the native Australian bower bird, which is known for building intricate nests in natural surrounds using natural materials, which are usually curved in nature.
This home is 315 square metres under roof, featuring four bedrooms, three and a half bathrooms, a double garage, dual livings areas, a study, and a pool with an outdoor shower. Located just a stone’s throw from the beach, The Bower House was built with sustainable materials, incorporating the use of eco-friendly products designed to combat the harsh
Australian elements and stand the test of time. The home features a curved façade that follows the contour of the streetscape, allowing for a strong streetside presence and maximising the natural light and ocean breezes. The exterior of the home displays an innovative use of materials such as curved steel beams, standing seam Colorbond cladding, off-form concrete, finch stone walls, and New Zealand Abodo timber screening. The interior of the house showcases polished concrete floors on the lower level, travertine crazy pavers and micro-cement walls throughout the bathrooms, a matte black powder-coated steel staircase, and Blackbutt timber flooring on the upper level. This home features brushed gun-metal fixtures and fittings throughout, paired with natural or raw materials such as dry-stacked stone walls, stone benchtops, concrete basins and baths, and custom-made Blackbutt timber vanities. Internal features include a 6-metre entry way and dining voids complemented by sky lights and feature lighting sourced from Australian designers. The guest bedrooms incorporate the use of curved walls to reflect the external façade, while the master bedroom and ensuite exhibit floor-to-ceiling windows surrounded by a cantilevered, off-form concrete planter box that wraps the exterior of the home. Designed with indoor–outdoor living in mind, the open plan allows the dining, kitchen, and living areas to flow freely to the outdoor patio and BBQ areas. All aspects of the home frame the pool views and suspended planter box, allowing the landscaping to enhance the feel of the home’s interior. While this project did not come without its challenges, the innovative design and complex construction of The Bower House is something Westcon Site Management is proud to have accomplished.

A pioneer of women in building Linn Batey is the co-owner and business manager of Nyblad Construction, a growing renovation company located on the Sunshine Coast. Her passion for the building and construction industry was sparked 15 years ago when she took on the role of accounts administrator for an insurance repairs builder while completing her Bachelor of Business at QUT. Growing up, Linn always took an interest in her dad’s carpentry business but never imagined it as a career path for herself. “Girls entering the construction industry after finishing school was not ever discussed or offered as an option,” Ms Batey said. While completing her degree, Linn accepted her first job in construction, where she had the good fortune of being encouraged to take her interest and skills even further. “I’m very grateful to my employer at the time, who showed me that a career in construction was possible,” she said. Linn has since obtained her Diploma in Building and Construction, Diploma in Estimating, and Diploma in Project
Management. This year, she applied and was granted her QBCC Site Supervisor Licence (Medium Rise) and is working on her application for her Builders Licence. Linn is also a respected mentor to other women navigating their way through the industry through Women in Building Australia’s mentorship program, as well as being part of various building and construction groups and associations. Most recently, she joined Master Builder’s Industry Champions initiative which aims to attract and keep workers in the industry. “I love this industry, and I want everyone else to know how rewarding a career in construction can be. I truly hope that showcasing women’s positive contributions to the industry through awards such as these will continue to highlight the many career paths available to us,” Ms Batey said. Linn was very proud to win the Women in Building Award at this year’s Sunshine Coast Housing & Construction Awards and hopes this will inspire other women to see the future they can have in the industry.

Furthering the Australia Zoo mission Phoenix Carpentry & Building was established by husband-and-wife team Ben and Robyn Kearney in 2016. Originally working in residential and conducting the business out of their home, it has since grown into a commercial carpentry company with more than 30 permanent staff and an office in Noosaville. Phoenix is driven by quality, collaboration, and innovative thinking. The business was very pleased to take home the Commercial Trade Contractor of the Year Award at this year’s Sunshine Coast Housing & Construction Awards for Warrior Restaurant and Bar, a dining experience within the grounds of Australia Zoo. The development was established to continue Steve Irwin’s vision of creating an immersive wildlife experience for the public.
This was a high-stakes project for a couple of reasons. Firstly, due to the nature of the build program with a pre-sales period, media
release, and functions scheduled ahead of time, the deadline was absolute. Secondly, this was a legacy project with a strong history attached to it. Phoenix approached it with their skill, passion, innovation, and professionalism and delivered a stunning end result that was on program and cohesively blended with all trades onsite.
This project allowed the team to step out of the construction ‘norm’ and showcase the diversity and capability of their craftsmanship. They took on a leadership role onsite, driving the program to ensure goals were met without compromising the client’s vision. Having design input allowed the team to flex their creative muscles and find innovative solutions in real time.
MV01780AA
Phoenix was the main subcontractor onsite and completed the internal and external carpentry works, including hardscape structures, the latter of which required design input from their team.
