Are your showers ticking time bombs? Despite builders best efforts, leaking showers are consistently listed in the BSA’s top ten defects. Sadly, sometimes this is due to substandard workmanship, but most of the time it is the design of the shower itself which is creating the potential for disaster. Most contractors are at a complete loss as to why, but detailed testing has shown how, by the action of expansion and contraction, water is “pumped” along glue cavities to escape the shower enclosure, no matter how well it is water-proofed. A stance on vaccination

IDENT We have developed a vaccination policy that supports voluntary vaccination, but also recognises the advice that vaccination is one of the main recommended COVID-19 control measures; and that employers have an obligation to all employees, contractors and clients, regardless of their personal view. The policy encourages our industry to get vaccinated, but it also urges employers to balance workers’ choices with meeting their obligations and ensuring those employees who choose to be vaccinated have safe and easy access to proactive incentives, such as paid time off to get their jab, or workplace vaccination hubs. Currently, employers in Queensland can’t force their workers to be vaccinated, but 4 | Master Builder

they can require workers to be vaccinated under specific circumstances. Our policy urges construction companies to take the opportunity to consult with their workforce and develop their own reasonable vaccination policies that consider both the specific requirements of their workforce, their clients, and the work they generally undertake. In the past few months, you may have seen pro-vaccination campaigns run by other Master Builders associations, which have followed the building and construction industry being shut down during lockdowns, with mandatory vaccination requirements introduced as part of the re-opening process. Here in Queensland, we have watched and learned and also heeded the feedback from our members, which covers vast areas of Queensland, and is naturally very diverse in its views on vaccination. While we have developed a firm position on vaccination for our industry, we have made the decision not to run a highly visible public campaign.

From the outset of the COVID-19 pandemic, our view has firmly been that public health policy is the remit of state and national governments. They are responsible for public health education and messaging, the provision of reliable and up-to-date information and setting the rules on lockdowns, restrictions and border closures based on the best advice available at the time. As a building industry association, our domain and area of expertise is building industry policy and being the voice of our members – which involves communicating the impact of these decisions on our industry. We will continue to develop policies that reflect our membership and keep working collaboratively with the Queensland Government to ensure they understand the impact of the ongoing COVID-19 pandemic on our industry and what is required to keep us building Queensland, and supporting economic recovery and growth.

announced plans to open our borders in time for Christmas, it’s still really important to have a plan B up your sleeve. Just as you needed to do when the borders closed and you employed staff or contractors from across the border, you need to think about alternative suppliers and making connections with additional contractors you can call on down the track. While the border announcement has undoubtedly given everyone relief, it doesn’t mean you won’t need these alternatives again in the future. It’s also prudent to consider what your longterm employment base looks like and talk with your accountant about any necessary

actions or recommendations that you should consider to ensure adequate cashflow. To that end, our futureproofing feature in this edition is all about being prepared. We’ve been part of the conversation about changes to accessible housing and energy efficiency for many years, but in 2021, it became clear that these changes will finally come to fruition and be implemented as part of the 2022 National Construction Code (NCC). The Queensland Government confirmed its intention to adopt the changes and is now looking to push through these substantial amendments, without addressing these very real concerns – which will impact home buyers and the building industry. There’s no doubt that future provisions are needed. Whether it be accessibility changes that will provide benefits for the elderly or people with disabilities, or energy efficiency changes that will ensure we have sustainable housing stock into the future. But if the unintended consequences of these changes aren’t recognised and addressed, and the 8 | Master Builder

transition isn’t handled properly, these benefits simply won’t be realised for those they are intended to help. The changes that are being proposed will ultimately equate to a higher cost, so we must also have fair and practical outcomes for Aussie homebuyers who are already struggling with housing affordability, and for the builders and tradies who deliver new homes for our communities. If the changes are going to have the desired impact and genuinely benefit those who need them, we need more clarity, and more time to transition.

and fall short of delivering a practical and workable regulation. We’ve also highlighted concerns about the need for clear and precise definitions, the allowance of tolerances for on-site variables and ensuring builders have the flexibility to exclude costs from the building contract. We’ve flagged the need for a three-year transition period, which will allow builders to adjust their built sales product, and exemptions for a variety of scenarios that would otherwise be impossible to implement.

As a general rule, we don’t support regulation that adversely impacts housing affordability, challenges good design or puts productivity at risk. Despite this, we have supported accessible housing changes in principle, although, our mantra has always been that these measures should not be regulated, but achieved via non-mandatory measures.

On the energy efficiency front, the proposed changes will mean all new houses will be forced to meet 7-star requirements, having a significant impact on the cost to build. The changes will mean higher glazing requirements, increased ceiling and wall insulation, stricter provisions for heating and air-conditioning systems and hot water systems – all which will mean homebuyers ultimately bear the cost.

The changes proposed as part of the NCC 2022 will not only have a significant impact on the cost of a new home, the details that have been provided to date have significant gaps and shortcomings,

We are calling on the government to ensure that they listen to our feedback, and make certain there are as few unintended consequences as possible when the 2022 NCC is introduced.

With international and often state borders closed during the pandemic, ‘holidaying at home’ has become the new norm. This shift in the way Queenslanders live is reflected in the trends our judging panels spotted as they carried out the enviable task of perusing hundreds of homes during this year’s Housing & Construction Awards judging process. OUTDOOR ENTERTAINING & POOLS From wraparound lagoon pools with waterfalls and conceptual lighting, to swim-up bars and outdoor kitchens a Michelin-starred chef would be happy to work in, outdoor entertaining spaces have gone next level. The indoor-outdoor trend is also still a priority, with stacker doors, soaring ceilings, skylights and even indoor greenery fulfilling our love of the alfresco. Mortgage broker and founder of Brighter Finance, Marcus Roberts, forecast this trend would continue across the next six months, with young families in particular trading up for more space. “The size of new houses is growing at its fastest rate in more than a decade, with the COVIDinspired shift of buying preferences expected to be a lasting phenomenon,” Marcus said. “Lockdowns and social distancing requirements made many Australians think the walls were closing in, causing buyers and renters alike to prioritise open space and privacy over proximity to work.”

ZONED LIVING AND RETREATS The days of parents and kids crammed into one lounge room and fighting over the TV remote are no more, with media rooms that would rival the local cinema a fixture in many new and renovated homes visited by our judges this year. Zoned living is still sought-after, with many floor plans now placing the master suite at the front of the home, allowing parents to enter a ‘drop zone’ and sneak in to change and relax after a long day at the office, and opulent ensuites and walk-in robes also a must. The kids also have their own escape, with bedrooms plus playroom or retreat grouped in a separate ‘wing’. Open plan living and dining spaces are where the family comes together, while the home office also remains popular as companies continue to allow employees to ‘telecommute’. Open plan kitchens also lend themselves to entertaining at home, with a butler’s pantry a must-have. “A recent CommSec report showed Australians were building the biggest homes in the world in 2020, growing by 3 per cent,” Marcus said.

Lysaght breaks the mould with condensation management solutions

Condensation build-up in roof and wall cavities can cause long term aesthetic, health and structural problems in buildings if not managed properly.

hard surfaces most often meet, extraction systems are important, particularly those that duct the moist air outside rather than into the roof.

This problem is caused by changes in temperatures – when the surface temperature falls below the dew point of the surrounding air, condensation in the form of water vapour will take place on the colder surface.

While ducted extraction systems do a great job in removing steam from wet areas, installing roof cavity ventilation will further reduce condensation, providing additional peace of mind.

Generally, small quantities of condensation can be tolerated so long as it is given the opportunity to dry out. If the environment remains wet for longer periods though, issues may arise. If not kept in check, condensation causes mould build-up on surfaces and in HVAC systems, can result in plaster deformities, and in severe cases, can cause damage to framing in the form of warping and rotting. New provisions under the National Construction Code (NCC) 2019, have removed ambiguity and have outlined minimal requirements for residential buildings covering how much ventilation is needed and where it should be placed (Clause F6.4 NCC 2019 Volume One and 3.8.7.4 of NCC 2019 Volume Two). A key ingredient in minimising condensation is to provide adequate ventilation to help extract moisture, or allow it to escape naturally. In areas like kitchens, laundries and bathrooms where water, steam and cold

The detailed recommendations contained therein take into account the building location’s climate zone, as well as the type of cladding used – this covers supported or unsupported cladding (i.e. does the cladding need continuous support such as plywood or can it free span between batten or purlin supports?) and whether it’s open or closed profile. ‘Open’ profile claddings are those that allow airflow; ‘closed’ profiles typically have closed ribs that won’t allow easy airflow. Style of roof construction is also addressed: trussed and skillion roofs with self-supporting metal claddings or trussed and skillion roofs with supported metal claddings. NCC 2019 condensation requirements are also applicable to walling cavities as well, with similar principles applying which are also covered in Lysaght’s reference materials.

The Sunshine Coast has quickly become the migration destination, with net internal movement far exceeding the external interstate and overseas numbers we would normally experience, due to ongoing COVID restrictions. Four months into the new financial year, it doesn’t appear things will be slowing down anytime soon for our region, with interstate and intrastate migration pushing market prices up and placing a huge demand on the residential construction sector for those wanting to build their dream home, with some having taken advantage of the home builder grant, as well as low interest rates.

ith building approvals reaching a record $1.9bn on the Sunshine Coast, coupled with the supply, material, and trade shortages we have been juggling along with ongoing price hikes, it is fair to say this year has been a busy and challenging one! We have however, through the lockdowns, restrictions and material shortages remained optimistic about the future.

The Sunshine Coast has one of Australia’s fastest-developing economies, growing each year at rates well above national averages.

year. This includes a spike in residential development applications, numbering 18,500, and a further 2463 new lots were created to meet market demand.

More people are choosing to live and work on the Sunshine Coast, which continues to stimulate the growth of our local economy. Today, our region is home to over 340,000 people. By 2041, it is estimated that number will grow to over 518,000 people.

In 2021, Council marked the completion of the Sunshine Coast Airport Expansion Project which saw the delivery of an international standard runway. The new CBD at Maroochydore is also well and truly underway and is being delivered as a partnership between Council and Walker Corporation. With the region being a key delivery partner for the Brisbane 2032 Olympic and Paralympic Games, Maroochydore will become the “Games City” with the lead-up to that time providing an array of opportunities for the building and construction industry.

As the population grows, so does our need for housing and infrastructure. Given the unprecedented demand for housing, our building and construction industry is thriving. Building approvals in our region reached a record level of $1.9 billion for the 2020/21 financial In one of the most challenging periods in history, the resilience shown by business and local residents has been encouraging. Council has led from the front during this uncertainty, instigating a Business Roundtable to provide targeted economic development support in the response and recovery phases of COVID-19.

Our tourism industry is continually adapting. As we live in one of Australia’s most desirable holiday destinations, I am confident the industry will revive and thrive as visitors return to the region.

Recently, we provided councilowned land in Tewantin to Noosa not- for-profit group YouTurn, for the installation of two Tiny Homes to support young people or those transitioning from crisis accommodation to independent living.

If successful, the three-year pilot could become a model for other councils facing similar housing issues.

To say that the last 12 months have been challenging for our community would be an understatement, but unlike other areas who were impacted by the effects of COVID-19, the Gympie region experienced strong growth in a number of areas, including housing approvals and tourism.

Through Gympie Regional Council’s ‘Back to Basics’ approach we have started the long journey of repairing and maintaining our core infrastructure and continue to plan for the future to keep up with the rapid growth that is anticipated over the next five years.

Housing approvals doubled in 2020/2021, with the majority of new residents choosing to leave the hustle and bustle of big city life to experience the peace and quiet of living in a growing regional area that has beautiful beaches, picturesque landscapes, outstanding restaurants and some of Queensland’s best local produce.

Our planning and development team have been working hard to process all of these new applications and I would like to take this opportunity to thank them for a job well done. As Mayor of the Gympie Region I know there is a lot of work to be done but I am excited to see what the future holds.

Master Builders Queensland launches mental health initiative A

s the pandemic continues to roll on, the number crunchers have proven what most Aussies (and the rest of the world) already knew – its effects are weighing heavily on our mental health.

If you’re nodding your head after reading all of that, you’re not alone.

When asked about emotional and mental wellbeing, one in five said they had experienced high or very high levels of psychological distress in the previous four weeks. Worryingly, that number jumped to one in three Australians aged 18 – 34 years, compared to 18 per cent of 35- to 64-yearolds, and 10 per cent of the over 65s.

The result is the brainchild of Manager – Safety and Environment, Melanie Dawson, and Manager WHSE Services – Workplace Health and Safety, Stephanie Gaylard.

Among some of the feelings that had the most impact - feeling tired for no good reason, nervous, hopeless, depressed, and restless or fidgety. Just 15 per cent of those who experienced such feelings – all associated with anxiety or depression – had chosen to reach out to a doctor or other health professional to talk about them. These sobering stats were also reflected in some of the chats with our members during the 2021 Roadshow. Our teams heard from many people who had experienced mental 20 | Master Builder

With the spotlight shining brightly on all these issues, the Master Builders Board agreed to explore practical measures to tackle them.

Both sought-after and respected experts in their field, Melanie and Stephanie are working on a roadmap that recognises the mental health needs of our industry are unique – and there’s no one-size-fits-all solution. “The construction industry is incredibly tough and hardworking, but one that we know is at higher risk of poor mental health, for various reasons,” Stephanie said. “With an increase in our members reaching out for help in this space over the past 18 months, and Master Builders’ ability to educate and assist such a large proportion of our industry, we knew that we had the ability to do something more to help.” Melanie said the team had been fielding more calls on mental health issues since

the pandemic began, as well as noticing conversations at events frequently turning to the topic. “As the first port of call on most COVIDrelated enquiries, we have definitely been a listening ear for people who we know are doing it tough, or who have workers who are not coping. “They have an oversupply of work combined with trade and material shortages, which is a recipe for stress and distress. This puts pressure on their business, their workers, clients and families, and can result in psychological health risks to themselves and those around them.” “One of the common themes at many of the events I have spoken at this year, has been employers concerned about the mental health of their supervisors and sales staff who are managing the expectations of clients during the pandemic, which at times has led to verbal and physical aggression towards those staff,” Stephanie added. Melanie said education, tools and support mechanisms are at the core of the initiative, designed to be a one-stop online platform when it comes to getting help and accessing useful tools and resources. “Initially our members will see education and information around what psychological health risks are and how they might minimise

people are doing hard work in risky environments in unique contractual and workplace situations or eliminate these. They will see some links to providers of assistance, and in the future, access both electronically and face-to-face to experts, information and networking. “Ours is a high-risk industry…people are doing hard work in risky environments in unique contractual and workplace situations. These need to be considered when looking for workplace-based programs and assistance. Our industry is also made up predominately of men, who are known not to be good at sharing how they are feeling or what they need from a mental health point of view, so it’s important they have services that understand them, and can provide services that meet their needs in their own way.” “My greatest hope for this initiative is to provide a platform that encourages psychological health and associated hazards to be as openly discussed as any other hazard we would come across in our industry,” Stephanie said. Melanie is also hopeful of preventing psychological risk in the first place, by putting discussion on the table in the workplace, and getting people the help they need. “Whilst it is important to have services for those who are psychologically unwell, it would be great if we could prevent people getting mentally hurt altogether. The aim in safety is to look to eliminate a risk before all else - this risk should be no different.” Master Builder | 21

ll Queensland Building and Construction Commission (QBCC) licence classes require current technical qualifications; qualifications that are no longer current may not be accepted, and now is the time to take action. QBCC is no longer accepting qualifications of Certificate IV and above that are older than 10 years - and is enforcing a five-year limit on the Business Management for Trade Contractors (BMC) at application. Master Builders Manager, Licensing Services, Tonia Miron, said this means builders and trade contractors must keep up-to-speed and meet today’s standards and technical qualifications to apply to the QBCC for their licence. “It might be that applicants complete their qualifications, but remain employed with their builder, and decide several years down the track that they want to go out on their own and apply for a licence. Or, it might have been 10 years between them getting their qualification and applying to QBCC. In the worst case scenario, if a licence has been cancelled and they are reapplying; the qualification must be current and meet today’s requirements. “The qualifications change regularly. The Diploma of Building & Construction is currently 17 subjects – the upgraded qualification that comes into effect in November 2022 has 27 subjects. So, someone who has completed a Diploma over 10 years ago may need to do quite a bit of study to meet the current requirements.” Tonia’s advice is for builders and tradies to figure out when they got their qualification and apply to the QBCC as soon as they are eligible, so they are not past the expiration date. Anyone who finds it has been longer than the allowed five or 10 years should reach out to Master Builders’ Licensing or Training teams to find out what courses they may need to complete to get back up to speed. NATIONAL CONSTRUCTION CODE It's widely known that frustrated builders – and their clients – are continuing to suffer the effects of long-running trade and materials shortages, with new home builds now taking twice as long to complete. Our September Member Survey confirmed lead times are continuing to blow out, with some respondents reporting it’s taking them more than 12 months to construct a double-storey home. The cost to build has also skyrocketed by 20 per cent over the last year, with timber and steel prices continuing to climb, and a shortage of sand now added to the list following issues with supply in Moreton Bay, impacting several big-name construction companies.

Accessible Housing GET THE JUMP ON PROPOSED NEW REGULATION The state government has committed to including accessible housing features in the next edition of the National Construction Code (2022). The proposed new rules are intended to make homes easier to access, navigate and live in, as well more cost effective to adapt when life’s circumstances change. They will be based on the Silver Level of the Livable Housing Design (LHA) Guidelines. While we don’t yet know the full shape and form of the regulations nor the exact timing, we do know that there is a lot to get right when including accessible housing features. If you want to get the jump on the new laws or build homes that can work for a wider range of people, these are the key elements to include in your projects: 24 | Master Builder

A continuous, step free path from the street entrance or parking area to an entrance. The path needs to be at least 1000mm wide and have a maximum gradient of 1:14. One level entrance with a clear opening of at least 820mm. This is the tricky one as you will need to also meet the requirements to prevent water ingress and termite management. Include a landing area that is level and at least 1200mm by 1200mm. Internal doors have a clear opening of at least 820 mm and a level threshold (5mm maximum).

Energy Efficiency THE ABCB HAS RELEASED PROPOSED CHANGES TO THE ENERGY EFFICIENCY PROVISIONS OF THE NATIONAL CONSTRUCTION CODE 2022. The intention is for Class 1 and 2 buildings to increase from 6 stars to 7 stars, despite the fact that the costs considerably outweigh the benefits; the net cost in Queensland would be about $330 million per annum. Since 2010, the Queensland Development Code (QDC) has allowed optional credits for an outdoor living area/ ceiling fan and photovoltaic solar to achieve the 6-star housing requirement. The QDC provides reduced glazing requirements and an exemption for insulation under suspended floors in climate zones 1 and 2. The Queensland Government has not committed to retaining the QDC nominal

credits, exemptions for glazing, suspended floor, and reduced star rating. Given the state government’s commitment to net zero emissions, it is highly unlikely they will back away from shifting to 7 stars. WHAT YOU CAN DO TO GET READY NOW Start talking to your energy assessor to review your designs. The energy assessment will be an important part of the design process. Most designs will need tweaking, with a focus on orientation and providing larger overhangs. There will be cost increases that you will need to ensure are allowed for in your contracts. The key design elements that you will need to consider are: • Higher window and glazing performance.

• Increased eave overhangs for twostorey dwellings. • Increased wall, roof, and ceiling insulation R-values • Restrictions on wall and roof colours in various climate zones • Added sub-floor insulation. Ceiling fans to all habitable rooms. New whole-of-house with an annual energy use budget for space conditioning, heated water, lighting, and swimming pool and spa pumps. Measure twice. Cut once. Major changes to the national building code relating to Accessible Housing and Energy Efficiency must be handled right, or we’ll all wear the costs. The Queensland Government is trying to push through substantial changes to the building code, without addressing the very real concerns for home buyers and the building industry. It’s true that future provisions are needed for the elderly and people with disabilities and to ensure sustainable housing stock into the future, but the benefits won’t be realised if not introduced properly. We also must have fair and practical outcomes for Aussie home

buyers who are struggling with housing affordability, and the builders and tradies who deliver new homes for our communities. If this is going to work and genuinely benefit those who need it, we need more clarity, and time for transition planning.

How to structure your business to protect the family home A

ccording to Xact Accounting expert Mick Renton, as many as eight in 10 businesses could be facing the potential loss of the family home in the event of a personal or professional catastrophe. The reason for this is usually two-fold: many builders operate under a dual directorship with their husband or wife, and then to further complicate matters, often both parties sit on the title of the family home. “Having a single director is the recommended approach – having two means you double your risk and you’re both exposed to personal liability,” Mick said. “If the business runs into trouble and is facing insolvency, the directors often face bankruptcy in which case, the family home is likely to be lost.” Mick recommends appointing one person

to play the role of the risk taker who also becomes the director, and the other person becomes the asset holder. With the right structure in place, in the event the business goes broke, the family home remains out of harm’s way. “For already established dual-director businesses, removing one of the directors is a relatively straightforward process. To protect the house, the risk taker can gift their share of the house to the asset holder, or a protective trust can be created which then takes a mortgage over the house to keep it safe. “Structuring this properly by an expert accountant means the banks will see both parties still responsible for mortgage payments,” Mick said. “From a family law perspective, the courts will still view the

asset as part of family assets, but there is protection from liquidators/bankruptcy trustees in the event of business failure.” Many small businesses make errors during setup, so it’s better to get it right from the start - and while it’s a little more complicated, already established businesses can still be restructured to better protect assets. Keeping the family home out of reach of creditors is a legitimate way to structure your affairs and one that all hard-working business people should consider. torm season is well and truly underway – and both builders and homeowners are being urged to keep resilience to extreme weather events in mind when renovating or constructing homes.

The Bureau of Meteorology has predicted an above-average number of cyclones this season, which runs from November to April.

It comes as a Suncorp Insurance survey has revealed 66 per cent of Queenslanders acknowledge they’re responsible for ensuring their homes are adequately protected from natural disasters – but alarmingly, 51 per cent admit they’ve not thought about the necessary action to take.

As reported in the April-June 2021 edition of Master Builder, Suncorp teamed up with CSIRO, James Cook University and Room11 Architects earlier this year to design, prototype and test One House. The home combines regular building materials in a way to help it withstand natural disasters. Head of Suncorp Insurance Paige Vincent said it was vital homeowners take the necessary steps to better protect their homes. “We know that installing cyclone shutters or metal roller blinds, draught stoppers and sacrificial metal gutters and gutter guards helps strengthen a home’s resilience preventing water, wind and fire from getting inside a home and creating further damage to both property and the people inside,” Paige said. “We know from our research and experience that cost, time constraints and competing priorities prevents homeowners from doing the necessary work to strengthen their homes from natural disasters.” Suncorp Insurance has now launched the Australian-first Build It Back Better option, providing up to $10,000 to eligible customers so they can choose from a range of options to improve their home’s resilience if their home is substantially damaged. When it comes to existing worksites, there’s also plenty you can do to protect them if extreme weather strikes this holiday season.

Autism QLD school completion

T

he blue skies overhead forecast a bright and exciting future, as the redeveloped Junior Learning Area was officially opened at the Autism Queensland School Sunnybank Hills campus. Widely respected Master Builders members Armstrong Building carried out an extensive refurbishment on the 1970s-era building, resulting in a stunning transformation which has delivered six modern classrooms. Each features material that absorbs sound, a teaching wall, breakout space and a covered outdoor learning space, providing students and teachers with an optimal education environment, which also maximises safety and engagement. The existing gym was also refurbished and includes a small kitchenette. Half of the funding for the three-stage redevelopment work was received from the Independent Schools Queensland Building

SHOOTING FOR THE W

ith a name like Vanquish, it’s not surprising this stunning home is a master class in sustainability and

luxury.

Perched on a hill at Auchenflower in Brisbane’s west, it’s the largest architecturally designed, certified passive house in Australia to date, and one of just 38 homes of its standard to be built in a subtropical environment worldwide. The futuristic home is the result of more than two years’ worth of research and development and born out of a long-held passion by the Solaire Built team to push the boundaries in the sustainability, energy efficiency and smart homes space, while paying homage to its architectural design. The stunning property wowed this year’s Housing & Construction Awards judges, winning the prestigious Excellence in Sustainable Living category at both the Brisbane and Queensland Awards. Solaire Built Director and fourth-generation builder James McElhenny, along with business partners, brother Paul McElhenny and Harley Weston, set out to create a world-leading 32 | Master Builder

project that would set an industry benchmark – and essentially turn the notion of what a passive house might look like on its head. “The idea came out of shooting for the moon sort of thing, stamping the flag, for doing a certified passive house. Vanquish was part two of a block we’d split; we’d actually started designing the two houses already with (award-winning Brisbane) architect Joe Adsett when the idea came about,” James said. “This was one of the major challenges that eventuated from it…we tried to turn an architectural home into a passive house, which generally isn’t the case. Usually, you start with the idea for a passive house and design it to particular criteria, but we took that as a challenge. “Generally, passive houses are firstly not built in sub-tropical climates, are smaller, and a little more of a butter-box style. So, we wanted to be able to say it was a Joe Adsett design and we transformed it – and that a passive house doesn’t mean you have to compromise on architectural features. It was an adventure from there on.”

The trio began by collaborating with sustainability consultant, Eco Lateral’s John Moynihan, who proved to be an important part of the journey when it came to ensuring it would meet the exacting standards for full certification with the International Passive House Association. A passive house is sealed completely so it allows only the right amount of warm or cool air in and out, to maintain the ideal internal temperature of 23 degrees. “The airtight membrane was quiet an intensive process, being a two-storey home with a lot of cantilevers – it’s got concrete cantilevering out the front – and there’s no guidebook on it which made it pretty hard… we worked closely with the engineers to figure it out,” James said. “Also, not puncturing it anywhere because it was a thin membrane…it was more the fact of working closely with the trades, helping them understand what it was and how it worked – they all jumped on board to achieve it which was great.” The team also used triple-glazed windows and doors, thermally broken aluminium

window frames manufactured in Austria and fabricated in Melbourne, and thermal brake pads made in the USA between the concrete and steel to eliminate thermal bridges.

In its lifetime, Vanquish will produce more energy than is required to run it, and if used the way it’s designed, should never require a grid connection.

To help retain the integrity of the architecture, 8-metre stacking doors allow the entire lower level to be opened, so the home can be lived in the way it was originally designed, or left closed to make it airtight.

The University of Queensland Centre for Data and Energy Innovation is undertaking a year-long project to analyse the data provided by the home, as well as previous Solaire project La Fleur, with the results used to validate the passive house model in sub-tropical environments, and form future design policies.

Adding to the wow factor, the Solaire team worked with hot water and heating innovator Stiebel Eltron to utilise an energy recovery ventilation system, which uses 90 per cent less energy to heat and cool the home yearround, without the need for air-conditioners or heaters. They also installed an Australian-first, prototype Stiebel Eltron heat pump, integrated with an inverter/battery system by Redback Technologies to store solar energy inside an electric hot water unit. Redback’s first-ever installed 3-phase hybrid gateway for the solar and battery system allows for recharge every day, delivering a week’s worth of power in the event of an outage.

James said the uptake on sustainability is on the rise among consumers. “Particularly on the technology side of things with solar and batteries – people love to geek out about that stuff…it comes down to their power bills and having the lights on if the power goes out. “We’ve also found a movement where people are trying to minimise the chemicals around them, which we weren’t expecting when we started out in 2017, so we’re always making sure we select materials and products with no volatile organic compounds where we can, like paint and floor coverings.

“Our pools are completely fresh water, they use UV light to treat and kill bacteria in the water instead of chemicals, so it’s actually drinkable water believe it or not!” As for their next passive house project? “We’re not rushing out to do another one, because we probably invested $500,000 into that home than we would have if we’d just built a ‘normal’ house…so a really substantial amount of money went into it, which means you probably can’t do one every year,” James said. “The next stage will be to move maybe into townhouses, use that same concept of passive house and adapt it into more of a multi-res scenario. “We learnt a lot throughout the Vanquish project, which brings the cost down as well not only for us…we’ve had quite a lot of people approach us to pick our brains on it.” To take a look inside Vanquish, search for Solaire Properties on YouTube. s Queensland’s social housing crisis continues, there are calls for builders to put their skills and knowledge to work to help vulnerable members of the community. Not-for-profit organisation Habitat for Humanity has launched a new initiative called Home for a Home, providing businesses with the opportunity to connect with their clients and customers, all while making a difference. Figures from the Queensland Council of Social Services show close to 26,000 families or households were waiting on the state’s social housing register as of June 2020 – a staggering 65 per cent jump in the last three years. Approximately 22,000 Queenslanders were also experiencing homelessness. Habitat for Humanity’s Head of Partnerships, Zoe Nelson-Carey, said the critical shortage, coupled with record low rental vacancy rates, made programs like Home for a Home even more vital. 34 | Master Builder

“It allows ordinary Australians and Australian companies to come together and do their bit to support vulnerable families. “Homes are more than a roof over head, they provide safety and security, a place for children to study, they improve the health and wellbeing of families and can be a place to start a thriving home business. “Home for a Home can provide businesses with a link to a good cause for customers looking to create impact.” Zoe said the worrying increase in those needing to escape domestic and family violence during the pandemic was also a major factor. “In Queensland, Habitat for Humanity can work with companies to direct their support towards repairing and rebuilding crisis accommodations for women and children escaping domestic violence.

“There would be loads of trade contractors out there who I am sure would love to offer their help. We are seeking volunteers and free home building materials to assist in the building of new homes and repairing and refurbishing of crisis accommodation. “We work with a number of organisations who provide multi-layered support to help more families have access to safe and decent housing.” Metricon Homes is among Habitat’s major partners. With every home sold, built or developed in Australia, companies have the power to build or repair a home for an entire family in need of housing for just $3,000. Funds raised through the campaign will also go towards home building projects for families in Vietnam, Cambodia and Nepal. Weathertex panels tick all the green boxes for sustainability and low-cost construction

Leading architectural timber panels manufacturer and supplier Weathertex was the first choice of the designer in the remodelling a 1970s beach residence on Queensland’s Sunshine Coast that ticked all the green boxes – and met the budget.

Chain of custody certification provided Constructions 161 peace of mind as it tracked the forest-based products … “from a sustainable source through to the Weathergroove hardwood panels, the final product”.

Richard Graves of RG Design Studio, with moderate alterations, raised the new roof to the second floor allowing the existing first-floor bedrooms to retain views north through the new living space void.

Weathertex uses a selection of mixed species including gums, ironbark, mahogany, stringybark and blackbutt brought in as round logs sourced from forests within a 150 km radius of the factory in the Hunter Region of New South Wales and certified to Responsible Wood Standard 4708.

Weathergroove 150 Natural panels were recommended for the project by the builder Constructions 161 as a time and cost-saving alternative. Manufactured from Australian hardwoods certified by Responsible Wood to Australian Standard 4707 ensured that the chain of custody of the timber met a strict and independent accreditation process. Structural elements were defined into overlapping walls, planes and overhangs that “dissolve and exaggerate spatial boundaries.” Extensive natural materials, along with the Weathertex timber cladding, included concrete, stone and glass. The quick and easy installation of Weathergroove panels saved money and delivered naturally textured timber panels of a consistent colour requested by the owner.

Only 100m from Shelly Beach at Caloundra, the Weathergroove Natural panels on the beach house provide the characteristics and look of raw, undressed timber. [The beach house was recognised in the latest Building Design Queensland awards for residential alterations and additions]. Some of the panels were stained to maintain the fresh brown natural timber colouring, while others were allowed to weather naturally under the sun. Weathergroove panels were also an ideal way of connecting indoor and outdoor spaces with continuous use of the same cladding dissolving the lines between two areas, ideal for a beach residence. Not only quick and easy to install, the panels are incredibly versatile, used

Structural timber – is yours compliant? WITH REPORTS CIRCULATING OF STRUCTURAL TIMBER PRODUCTS BEING USED WITHOUT BEING PROPERLY GRADED OR MARKED, BUILDERS ARE BEING URGED TO CHECK THE CLAIM OF COMPLIANCE. Timber Queensland is leading the charge, releasing a new Advisory Note on Structural Timber Product Identification and Traceability. The note provides builders with examples of the brands, labels, stamps or marks required on a product that help ensure it’s compliant. This typically includes compliance against relevant Australian Standards, CodeMark certification, or via a Performance Solution. Strategic Relations Manager Clarissa Brandt said the Queensland timber industry is proud of its record as a responsible supplier of high-quality, fit-for-purpose structural timber products. “By law, builders and certifiers must check that any structural timber product used on a job complies with Queensland’s non-conforming building product (NCBP) regulations,” Clarissa said. “Check the claim of compliance. If it’s not correct don’t purchase the product, or return the delivery to the supplier. Then, you need to notify the Queensland Building and Construction Commission (QBCC) of a suspected nonconforming building product; failure to do so is also a specific offence under NCBP legislation.” Builders and certifiers need to be able to prove structural timber products used on a job have the correct claim of compliance. “We recommend taking photos of products, keeping dockets and maintaining files to ensure you can prove to the regulator that you have ‘done the right thing,’” Clarissa said. Builders are also required to pass on information regarding product use and application, through the supply chain to the homeowner, and keep product identification and traceability information on file to ensure all jobs are compliant. WHY IS A MENTALLY HEALTHY WORKPLACE IMPORTANT?

Most employers understand the importance of providing a physically safe workplaces but it’s also important that you are also providing a mentally healthy workplace. According to an Australian Bureau of Statistics study, 45 per cent of Australians between the age of 16-85 will experience a mental health condition in their lifetime. The estimated cost to businesses annually due to reduced work performance/productivity, absenteeism and presenteeism is $10.9 billion . The most common issues experienced are depression and anxiety, with one in six Australians experiencing either one or both . WHAT IS A MENTALLY HEALTHY WORKPLACE? A mentally healthy workplace protects and promotes positive mental health and encourages people to find help when dealing with mental health conditions. This can be accomplished through building a positive and encouraging culture that is aware of mental health, enabling employees to feel safe raising issues, having staff that are trained to recognise possible signs and have mental health conversations, and regularly promoting where employees can seek both internal and external support. WHAT ARE THE COMMON SIGNS THAT AN EMPLOYEE MAYBE SUFFERING A MENTAL HEALTH ISSUE? Signs that you can look for include: coming to work late or taking days off; not returning phone calls; difficulty concentrating or making decisions; longer hours spent in the office or on the worksite; worry around work performance; conflict or tension with other staff; uncharacteristically irritable or defensive; uncharacteristically withdrawn and unfocused, and concern about availability and work quality. WHAT SHOULD I DO IF AN EMPLOYEE IS SHOWING SIGNS OF A MENTAL HEALTH CONDITION? If you suspect an employee maybe going through a difficult time, then the best thing you can do is have an open discussion and ask them if they are OK. Floor wastes are not required to be installed in residential class 1 and 10 buildings unless specified as additional works under a building contract. Fixtures such as a bath, basin or a shower discharge to a floor waste gully which is not intended to be a graded inlet. It is only a fixture trap providing a water seal to sanitary plumbing. Floor wastes with a graded inlet are required in Class 2 or 3 buildings or Class 4 parts where the floor of a bathroom or laundry is located above another sole-occupancy unit or public space. Building owners and contractors can choose to exceed the code requirements and grade a bathroom or laundry floor to a non-required floor waste in class 1 and 10 buildings. WHAT ARE THE SURFACE WATER DRAINAGE REQUIREMENTS FOR A HOUSE? Surface water must be diverted away from Class 1 and 10 buildings by grading external finishes 50mm over the first 1 m from the building. This may be reduced to 25mm for areas of low rainfall intensity, although most of Queensland exceeds those levels. The ground beneath suspended floors must be graded so that the area beneath the building is above the external ground level. Where a subsoil drainage system is installed to divert subsurface water away from beneath a building, the subsoil drain must be graded with a uniform fall of not less than 1:300; and discharge into an external silt pit or pump. HOW DO I STOP CONCRETE CRACKING? It is impossible to guarantee that concrete will not crack. However, you can minimise it. Plastic shrinkage cracks caused by rapid drying as bleed water evaporates can be prevented by installing wind breaks, dampening the ground, installing vapour barriers, using mist sprays, and applying evaporation retardant Plastic settlement cracks caused by concrete settling under its own weight over reinforcement or deep beams can be prevented by filling deep beams prior to pouring slab, adequately compacting, revibrate if deeper than 300mm below top bar, ensuring formwork is suitable for working loads. Dry shrinkage cracks occur due to moisture loss after the concrete has set and can be prevented by not adding water, vibrating and curing concrete, and installing joints.

WHAT IS A PSYCHOLOGICAL HAZARD?

WHAT IS INSOLVENCY?

A psychological hazard is anything in the design or management of work that increases the risk of work-related stress.

Insolvency is when a business or individual cannot pay their debts by the due date for payment. Insolvent trading occurs when a business is already insolvent when it incurs further debts.

WHAT IS WORK RELATED STRESS? Work-related stress is defined as the physical, mental and emotional reactions that occur when a worker perceives the demands of their work exceed their ability or resources to cope. WHAT ARE SOME OF THE TYPICAL PSYCHOLOGICAL HAZARDS THAT COULD BE PRESENT IN A WORKPLACE? Some of the typical workplace psychological hazards include worry around work performance, high and low job demands, low job control; poor support, poor workplace relationships (includes work-related bullying), low role clarity, poor organisational change management, low reward and recognition, poor organisational justice, poor environmental conditions, remote and isolated work, violence or aggression, and sexual harassment. WHAT ARE SOME OF THE METHODS AN EMPLOYER COULD USE TO IDENTIFY PSYCHOLOGICAL HAZARDS AND RISKS IN THEIR WORKPLACE? •

Reviewing relevant workplace information and records, such as incident reports, workers’ compensation claims data, staff survey data, absenteeism and staff turnover data, and exit interviews Using surveys to gather information from workers, supervisors and managers. Having conversations with workers, supervisors and health and safety specialists Inspecting the workplace to see how work is carried out, noting any rushing, delays or work backlogs Observing how people interact with each other during work activities

WHAT IF I AM SERVED WITH A BANKRUPTCY NOTICE OR STATUTORY DEMAND? When a creditor serves a person with a bankruptcy notice, or a company with a statutory demand, then the recipient has 21 days to either pay the amount owed, reach an alternative agreement with the creditor, or apply to the court to have the bankruptcy notice or statutory demand set aside, otherwise the creditor can apply to have the person declared bankrupt, or the company wound-up. WHAT HAPPENS IF SOMEONE IS INSOLVENT? When a person is declared bankrupt, a bankruptcy trustee is appointed to manage their financial affairs to try to repay creditors. For a company, an administrator, receiver, or liquidator can be appointed to investigate the financial affairs of a company, and sell assets to try to repay creditors, usually resulting in the winding up of the company. WHAT DOES INSOLVENCY MEAN FOR MY QBCC LICENCE? It is of course a minimum financial requirement that a licensee pay all debts owed to a contracted party, or a supplier of goods or services, by the due date for payment. A breach of the minimum financial requirements can lead to disciplinary action by the QBCC, as well as the suspension or cancellation of the QBCC licence. A person will become an ‘excluded individual’ (i.e. unable to hold a QBCC licence or run a QBCC licensed company), if they are declared bankrupt, or are a director, secretary, or influential person within two years of a construction company appointing a provisional liquidator, liquidator, administrator, or controller. HOW CAN I PROTECT MY BUSINESS FROM THE INSOLVENCY OF OTHERS? • • • • • •

Research your clients' and suppliers' financial position before entering into agreements with them Require a client to pay money into the Master Builders Holding Account as security for payment of your works make regular stage or progress claims to prevent large amounts of unpaid works In your contract, state the right be paid interest, suspend works, and terminate the contract if payment isn't received on time Be careful when making large deposits and payments in advance of delivery for supplies and works to be completed, and Register your ownership for prepaid materials not delivered by suppliers, as well as your ownership in uninstalled materials delivered to site, on the Personal Property Securities Register.

So, you think you are getting the Steel you specify? (…AND HOW YOU CAN BE SURE YOU DO)

Australia used to be an easy place to buy steels to build with. Standards were enforced by engineers, local councils, and government departments, and domestic Australian or New Zealand steel producers manufactured world-class product that supplied virtually the entire market. All any specifier had to do was state in their documentation “to Australian Standards” and all any builder had to ask his suppliers was “how much?” Site engineers and checking authorities did the rest. It was really that simple and by and large, it worked – but no longer. A GLOBAL MARKET Today, Australia is part of a highly competitive world market for steel. Materials can and do come from a variety of sources around the globe: Asia, Africa, Europe, dictated by price and availability. This flexibility gives consumers the best price for their products, but it can trip up the unwary when it comes to getting the right “quality”. If we define “quality” as “performance characteristics” (surely our governing concern), then “quality” varies wildly between markets. So, just how does anyone know what they are getting when they place their order? With material coming from diverse sources and manufactured to many different specifications, specifying “to AS/NZS Standards” does not guarantee that what is supplied will perform as intended by the design, unless certain checks are made. Regular site checking of materials is very much a thing of the past. Reliance is almost exclusively on the documentation that arrives with the material supplied. WHAT IS “ADEQUATE OCUMENTATION”? Documentation is therefore of critical concern. What, in fact constitutes

“adequate documentation”? Whilst this differs by Standard there are basically four different means of satisfying this aspect (and one, or more may be required):

Standard. Further documentation and checks are necessary, even if there are “Factory Production Control” (FPC) audits as well;

1. Suppliers’ Quality Management System (e.g. ISO 9001 certification);

• Long-term quality testing of each product provides a much greater level of certainty of quality, presuming that it is maintained consistently and completely. However, the supplier’s own declaration is not sufficient. Samples should be drawn randomly, at a particular quality and timing from a source of “known history”. But, who checks this? And how can it be verified?

2. Statistical sampling (e.g. long-term quality testing results) 3. Product Certification (e.g. independent 3rd-party audit by an accredited certification body competent in the products assessed) and; 4. “Other such means proposed by the manufacturer or supplier and acceptable to the customer” The intent is the consistent delivery of specified materials demonstrably conforming to the Standard, fit for the intended purpose and adequately managing contract risk. So, how does a designer, specifier, or builder know that all the steel delivered to their project meets the minimum requirements? Unfortunately, the simple answer is that it is not easy and all branches of the construction industry have greater responsibilities in this regard than in “the good old days”. APPLES AND ORANGES A quick look at the list above shows that the four options above do not provide equal confidence or outcomes: • A supplier’s Quality Management system, such as ISO 9001 is a quality system that helps ensure consistent processes and methods are followed by the company. It does not in and of itself guarantee that any materials will be manufactured or supplied to the requirements of any particular

• “Other means” puts the entire onus on the customer to determine compliance from the results of testing coupled with the manufacturer’s guarantee of product conformance. Does the customer, or approval body (engineer or building surveyor) really wish to take full responsibility for determining that the supplier has met all the requirements of the Standard? • Lastly, we have independent, expert, 3rd-party product certification bodies that examine all of the above criteria. Being independent of the steel suppliers, they are able to provide comprehensive and effective auditing and certification of performance of certified products. Clearly, independent, expert, 3rd-party product certification is not only the most rigorous system, being independent, means that it also provides the highest level of confidence in the outcome for all parties. Project trust account reform rollout PHASE 2

AS OF 1 JULY 2021

The new trust account framework is being rolled out between 1 March 2021 and 1 January 2023. Delivered over five major phases, the framework progressively expands over time to capture more projects and contractors.

The second phase of the rollout commenced on 1 July 2021. In brief, as of 1 July 2021, the following apply:  The project trust account requirements apply to all Queensland Government contracts (including Hospital and Health Services) valued at $1 million or more (i.e., the upper $10 million threshold has been lifted). State authorities may also opt-in early and require a project trust account for contracts valued at $1 million or more.

1 JANUARY 2022

 Contractors (not principals) who require a project trust account must hold eligible cash retention amounts in a retention trust account. State government and hospital and health services principals are exempt from retention trust requirements.

The third phase of the rollout commences on 1 January 2022. Under this phase the following applies:  The project trust account requirements apply to all Queensland Government contracts (including Hospital and Health Services) valued at $1 million or more. They also apply to private sector, local government, Queensland statutory authorities and government-owned corporations for contracts valued at $10 million or more.  Both the contracting party (i.e., the principal) and contracted party (i.e., the head contractor) to the project trust contract must hold eligible cash retention amounts in a retention trust account. State government, statutory authority and local government principals continue to be exempt.

Pilot program proves popular K

eeping workers’ trade skills up-to-date is critical for business. Being on top of relevant legislative changes, trends and standards is as important as updating practical skills. The Queensland Building and Construction Commission (QBCC) recently ran a voluntary pilot program for continuing professional development to fill this need. The Compulsory Continuing Professional Development (CCPD) Program aimed to increase knowledge and understanding of safety standards and financial reporting. There are currently no compulsory continuing education requirements for building and construction industry licence holders in Queensland. The program provided a chance for participants to refresh their knowledge on legislative obligations of QBCC licence holders, with participants’ feedback used to shape future offerings. Participants who successfully completed all the assessments also gained CCPD points, which may be retrospectively credited towards potential future professional development programs. The CCPD pilot program course started

in April and ran until October with two courses to improve QBCC licensees’ understanding of some of their legislative responsibilities. MINIMUM FINANCIAL REQUIREMENTS (MFR) AND ANNUAL FINANCIAL REPORTING OBLIGATIONS A concise overview of MFR, critical concepts and easy-to-understand guidance on how to meet MFR and annual reporting obligations. Heritage-listed Residential Building Raised, Re-aligned and Re-supported with Teretek® The owner of a 3-storey, split-level block of units contacted Mainmark after detecting large cracks in the building’s internal and external walls. The cracks were visible in most walls and the floors were becoming noticeably uneven. The situation had deteriorated over several months with significant cracking and unlevel floors indicating major structural issues due to severe differential settlement. A significant degree of building lift was required to raise the structure back to within 5mm of its original level. As the building was on the State Heritage Register for Residential Flat Buildings, Mainmark also needed to ensure that the building’s structural aesthetics were not significantly altered. Mainmark’s Teretek resin was injected into the soil beneath the building’s foundations in a process like keyhole surgery, with the solution strategically targeting the weakest points, allowing Mainmark to achieve its objective of raising the

building back to level. The successful lifting and re-levelling process also helped to reduce the large cracks in the walls, with many cracks narrowing to within a few millimetres. Interior repairs were then undertaken to restore the building’s former heritage aesthetic which included structural stitching, rendering, and painting. Despite the project complexities, Mainmark successfully completed the project in three days. Both the property’s owner, and the forensic engineer, Daniel Lee from Fairdinkum Technical Services, were really impressed with Mainmark’s approach to the challenging project.

New resources for hazardous manual tasks

S

prains and strains continue to account for approximately 43 per cent of all WorkCover Queensland workers compensation injury claims in the construction industry. Most are caused by hazardous manual tasks (HMT). While not all manual tasks are classified as hazardous, it’s important to identify if you have HMTs in your workplace, and make sure they are managed effectively. HMT are defined as any manual tasks that have one or more risk factors which may cause a sprain or strain injury. They are preventable but remain the most common type of workplace injury. The six risk factors for HMT include exertion/ force, awkward postured, vibration, duration, repetition, and mental stress/work pressure. To help the construction industry reduce the risks of HMT, you can access a new range of specific construction resources, including a PowerPoint training presentation to share with staff, a training tips sheet for construction, and a work procedure checklist.

The new resources were developed in close consultation with the construction industry and Workplace Health and Safety Queensland (WHSQ). Feedback from the WHSQ inspectorate and campaign findings indicate that ongoing issues for the risk management of HMTs in construction include: • Use of non-compliant HMT training (including generic and non-evidencebased content about ‘how to lift’) • Use of written safe work procedures for core construction tasks with known Musculoskeletal Disorder (MSD) risk which fail to address HMT risk factors. The new work procedure review checklist for HMT risk factors will assist principal contractors and sub-contractors to identify and mark off the key elements in order to address HMT. Terry Welch OAM joined Master Builders in 1976, among a small group of dedicated members, later establishing the first regional office by providing space at his company premises, thereby helping to grow the membership base. His long-term dedication to our Sunshine Coast branch has seen him serve as Regional Chairman, and State Councillor for many years, also winning multiple Housing &

Construction Awards at state and regional level. Terry was Awarded the Medal of the Order of Australia in 2018 for his continued service to the community, including Master Builders, Rotary, and Maroochy Men’s Shed, which he founded. An inspirational leader who puts the industry and community first, Terry is a shining example for future generations. At the Downs & Western Awards, Rob Weymouth was acknowledged for his significant contribution to building and construction over many years. Rob has and continues to play a significant role within the industry, both with his

previous employer and through his longstanding commitment to the local Master Builders Committee of Management. He is well respected not only by his former staff and clients but also by his peers and industry professionals in his new role within his own business. With a significant contribution of over 30 years to Hutchinson Builders and a decade to Master Builders local Committee of Management, as well as a Housing & Construction Awards Judge, Rob is widely regarded and respected. open builder THERE’S PLENTY OF TALK RIGHT NOW AROUND TRADE SHORTAGES DURING WHAT’S ARGUABLY ONE OF THE BUSIEST TIMES IN HISTORY FOR BUILDING AND CONSTRUCTION. According to Construction Skills Queensland’s (CSQ’s) 2021-22 Industry Outlook, the industry is currently working through a $13 billion pipeline of projects. The state’s construction labour force is sitting at around 240,000 – all while being forced to lift productivity by 20 per cent on pre-pandemic levels. While home builders are signing the lion’s share of contracts, CSQ also points to $9.9 billion in non-residential projects approved in the sunshine state in the 12 months to April, with the pipeline expected to keep commercial trades busy for several years to come. Amid this skills crunch, employers are actively looking for those who are future proofing their careers by upskilling. Like many others in the industry, Luellen Burton has progressed up through the ranks, gaining invaluable knowledge and experience along the way. Now in her 14th year at ADCO, the Project Manager was first employed as a Contracts Administrator while at university, with her building background in Queensland Government and Department of Education projects, as well as private retail developments. Luellen recently completed Master Builders’ Open Site Supervisor skill set course which 58 | Master Builder

covers the four units from the Advanced Diploma of Building & Construction required to apply for the Open Site Supervisor Licence. CSQ now is offering funding for those units as a standalone, having previously only funded the full Advanced Diploma of Building and Construction (Management) course. “The opportunity was offered to me by my employer, and after reading up on the course I thought it would be great to expand on my existing knowledge and skills,” Luellen said. “I found the course to be a great refresher in the basic building fundamentals. It also expanded my knowledge of the current building codes and legislation.”

Luellen has since found the course has given her a fresh perspective in her existing role. “The course content discussed some of the issues faced by builders when it comes to delivering a quality project. A problem that we have all faced, at one time or another. It highlighted the need for a proactive approach to head off potential quality issues rather than being put in a reactive or ‘firefighting’ situation. “It has assisted my general approach to quality, and I have recently completed a project which achieved ‘defect free’ status.” Luellen has now been selected to be a part of ADCO’s 2022 National Leadership program.
