SARPY COUNTY BUILDS WITH FUTURE IN MIND

What makes a county thrive? Housing that individuals of all budgets can afford. Strong infrastructure. Access to quality health care. An array of amenities that support a robust quality of life. Sarpy County is kicking those priorities into high gear with livable, multi-faceted work-play areas — now and well into the future.

Jesse Calabretto said Sarpy County has been “really good” to Calabretto Building Group over the last several years. But that may very well be an understatement when one takes a deeper dive at the volume and variety of projects.

“We have quietly developed a very diverse range of land projects and have our plate full with development work in the area for 2022 and well beyond,” said the owner and visionary of the group’s development arm, Calabretto Properties. “We are part of a large team on the Tower District/Papillion project between 90th and Highway 370 to 84th and Highway 370.”

“This community will feature over 900 housing units of different types from single family, multi-family, active senior, cottages and townhomes,” Callabretto said.

Beyond that, there will be several 100,000 square feet of office, retail and medical space available to the market upon the completion of the site work in late 2023.

“We just completed a new 14,000 square foot retail building in the western part of Sarpy County that houses the new Good Life

Sports Bar Gretna location,” Calabretto said.

The building also houses the newly opened Stories Coffee. Calabretto also highlighted Journey Church’s opening this summer in its Burlington Park development in Gretna.

“Every lot in this 64-acre commercial park has been sold,” Calabretto said. “We are also on the very front end of bringing a 45,000-square-foot indoor sports training facility to the Sarpy County and Gretna community, to be located at the old Spikers Outdoor Volleyball property.”

When asked about the implications of each, Calabretto noted how the Tower District project will infuse a much-needed, diverse housing mix to Papillion in its “urban core.”

“Job creation and entertainment, along with other neighborhood uses, will be a big addition to this 112-acre development,” Calabretto stated. “Along with that, this will generate $200 [million] to $300 million in future property tax value to the city and county.”

A tax increment financing project with a 15-year term, Calabretto Properties’ Royal View development was underscored as the success of the project, reportedly, will pay off the TIF in years seven or eight, putting the property on the tax rolls for Gretna “well ahead of its initial projections,” according to Calabretto.

Innovative Health Care Spaces

Sarpy is home to never-before-seen projects in the health care space; among them, the Papillion VA Veterans Community Living Center (CLC), a partnership between VA Nebraska-Western Iowa Health Care System and CHI Health Midlands that opened in June.

CHI Health Midlands President Kevin Miller said that the VA has largely always built CLCs as freestanding facilities — the Papillion CLC at Midlands is different.

With a 34-bed capacity, the center spans two floors that were vacated in 2000 and had formerly housed the hospital’s ancillary supportMillerservices.notedhow putting the CLC within the existing facility, provides many benefits.

“They don’t have to find the land and all of the resources, and the overall cost of the project is much, much less,” he said, indicating the roughly $11 million project is a fraction of what stand-alone locations normally cost — especially in the current inflationary environment.

rehab, skilled nursing and memory care center to this corner of the state — as veterans from the metro and western Iowa have traditionally had to travel to its CLC in Grand Island.

“We were fortunate,” Denton said. “You hear about how there are never enough beds, and all the beds we can staff are full. But we knew we had excess capacity.”

They were able to “retool” or renovate the units/ floors and began serving veterans at the end of June.

“It’s about bringing the VA to people and to the places where they live,” Denton added. “So, they aren’t having to drive across Nebraska.”

As part of the new CLC, CHI Midlands is also raising funds for a “Healing Pavilion,” a major beautification/gathering space for patients, families and employees. Via hospital information, the pavilion will be visible from the fifth and sixth floors occupied by veterans, and will include quiet spaces for reflection and meditation, as well as an active space with a basketball court, flag garden and special events area.

Groundbreaking Center

Slated for an early 2023 opening, the Sarpy County Correctional Center will feature an innovative Behavioral Health Unit to house 28 inmates. Separate from the jail’s main housing area, the unit will support effective treatment for inmates experiencing mental health crises in isolation or within the general population, which can worsen existing crises, according to Sarpy County

Medical Center to create a forensic psychiatry fellowship to assess and treat inmates with mental illness by supporting the new center’s dedicated behavioral health unit.

“This is a game changer for mental health treatment in Sarpy County,” said County Commissioner Angi Burmeister. “This fellowship will assist inmates who are experiencing a mental health crisis and those with serious mental illnesses, and hopefully get them on a path that doesn’t lead back to jail.”Participating fellows will get experience working in a correctional center setting by offering court testimony and competency evaluations.

“This has been a really deliberate process that we’ve engaged in with Sarpy County,” said Dr. Howard Liu, chair of the UNMC College of Medicine’s Department of Psychiatry.“It’sinnovative not only with the fellowship, but in the process, we’re creating and supporting a workforce. This is creating a new pipeline of experts, working right here in our community. This is a tremendous need and will help the quality of care and improve the system.”

Undeniably, it takes a great deal of hard work, commitment and adaptability to reach longevity, and many businesses in the area have been triumphant in this pursuit by uniquely understanding their customer base and delivering reliable and consistent services. For decades, companies like Northwestern Mutual, Sadoff Iron & Metal Company and Mitchell & Associates, Inc. have not only survived, but achieved significant milestones over the years.

Success Over Time

Northwestern Mutual is no stranger to longevity, recently celebrating its 150th anniversary. As a Fortune 100 company with top ratings from all four major ratings services, the financial advising company’s success stems from its core purpose to strengthen its communities by delivering financial security for families and businesses across the country, according to Jennifer Brase, managing partner at Northwestern Mutual.

“Northwestern Mutual has been conducting business in Nebraska since 1864,” Brase said. “Our presence in the state includes over 70 advisers and representatives. In 2021, these advisers delivered over $47 million in death benefits, $3 billion in AUM (assets under management) and $18 billion in

forceSadoffinsurance.”Iron&Metal Co., a scrap metal recycling and buying company, is another example of business endurance and stability with 75 years under its belt. While today’s leadership includes Mark Lasky, Jason Lasky and Bradford Lasky, the company’s story began in 1947 when their grandfather Edward H. Rudoy, who immigrated from Ukraine, identified an opportunity to buy the Block Salvage Co. in Oshkosh. Rudoy convinced a Chicago bank and his wife Belle’s family to finance him, and this bold entrepreneurial course of action set the business on its path, according to Jason Lasky, executive vice president of InSadoff.1964,

Rudoy purchased the Sadoff Iron & Metal Co. in Fond du Lac, Wisconsin. Sheldon Lasky, Rudoy’s sonin-law, joined the business in 1972 and the company bought Wisconsin’s first automobile shredder in 1973. In 1991, Rudoy retired and Lasky took over the business. Today, the business operates six recycling centers in Wisconsin and two scrap metal recycling locations in Omaha and CelebratingLincoln.its75th anniversary

this year, locally based Mitchell & Associates, Inc. began as a real estate brokerage firm in 1947 and transitioned to appraisal services in 1979. The leadership team is headed

by Beth Andersen and Bruce Wilkie overseeing the residential division, and Kevin Hermsen and David Wellsandt overseeing the commercial division.

“It’s been a steady pace of growth,” said Partner Bruce Wilkie. “Now with 11 appraisers, including designated members of the Appraisal Institute, we are one of the largest independent appraisal firms in the Midwest. Having both residential and commercial appraisers in-house has been beneficial for analyzing properties with mixed uses.”

appraisers to be risky as it could lead to training your future competition,” Wilkie said. “For us, we have always strived to have a proper balance of experienced appraisers and trainees willing to learn. If adequately taught, those trainees can become vital keys to growth and continued success.”

In fact, Wilkie said three of the four current owners began their careers as trainees with the firm, and the fourth owner is third generation in the real estate profession.

Once considered one of the most stable industries for its steady demand and wide range of applications, accounting firms are experiencing challenges on many fronts including labor, profitability, the race to keep up with technology and the changing scope of the industry itself.

“The accounting profession is evolving at a much quicker pace than ever before,” said Jeremy Vokt, managing partner with Bland & Associates, P.C. “Firms have been merging at a feverish pace over the last 12 months in order to add complementary service lines or companies.“Mostof that change relates to

technology. Firms are utilizing new technologies to serve their clients, better their processes and increase efficiencies. We are seeing increased demand for data analysis and process automation from our clients.”

moving into more of a consulting role versus the traditional data entry and compliance-only tasks,” said Ryan Cook, audit and consulting shareholder with Lutz. “More and more clients are looking for real-time data to run their business. Financials are still relevant, but with the capabilities of technology, being able to bring data together through data analytics helps tell the story for those decision makers.

“Given the real-time data available right now, business owners are looking at their accountant as being more their business partner versus compliancedriven in nature.”

their service providers. Accounting services per se are still in-demand. Wasp Barcode Technologies reports more than 70% of small businesses outsource their tax preparation, half outsource their payroll and auditing, and 30% their tax planning. But the way they expect that work to be done is much different than in the past.

“[The] big trend, especially as far as small and even medium-sized businesses, is outsourced accounting,” said Scott Becker, managing partner with HBE. “We have a division in our firm where we’re the clients’ empowered accounting sub, which could be a bookkeeper, a controller [or a] CFO.“And the way that we make that

happen is through technology with more services that are cloud-based. We’re seeing more clients using software that’s cloud-based, there’s nothing really new about it, but it’s more prevalent now.”

Relying on technology is also helping firms deal with the labor pinch in which the accounting industry finds itself.“The challenges within the profession currently are attracting talent,” Cook said. “Across the various universities, enrollment numbers have been declining over the years and that’s projected to continue in the future. This has pushed those in the industry to continue to utilize technology to be as efficient

as possible along with looking at offshoring solutions where applicable.”

in the U.S., numbers had been falling due to baby boomers’ retirement and decreasing numbers of students studying accounting in college. In 2015, the Association of International Certified Public Accountants estimated

that 75% of its membership would be eligible to retire by 2020, and college graduates have done little to fill those jobs. Per the AICP’s 2019 trend report, the number of master’s level accounting students in 2017-2018 fell 6% year over year, while the number of accounting undergraduates fell 4%.

Not only is the battle to recruit talent particularly fierce these days but retaining employees is proving just as challenging for many firms. Inside Public Accounting reported in 2020 that staff turnover averaged 13.7% across all accounting firms with the biggest increases in turnover affecting firms in the $10 million to $30 million range.

Various sources blamed multiple issues for the situation. Stagnated earning power, as well as changes in mandatory education were cited

hurdles. Requirements included 150 hours of classroom study to be eligible to sit for the CPA exam.

“The demand for the accounting profession continues to be strong, but many within the profession find attracting talent is a challenge,” Cook said. “Across the various universities, enrollment numbers have been declining over the years and are projected to continue in the future.”

“The numbers are definitely down,” Becker said. “We’ve been fortunate to be able to hire new college graduates basically because we have a great internship program. But overall, I think it’s a tougher market to find people with higher level skills in accounting, those specializing in tax and accounting services, or those who might have a finance degree or a data analytics

degree on top of an accounting degree.”

Opportunity

Even with all of the change and in the face of steep staffing issues, experts generally graded the health of the local accounting industry well, although almost all offered caveats for the“Firmsfuture.locally are growing due to various reasons,” Vokt said. “We have merger activity happening locally, we have smaller firms retiring, meaning their clients are moving on to other firms, and we have firms of all sizes making strategic choices of what types of clients they will be serving into the future.

“The reason for the latter is due to the shortage of accounting talent affecting the ability to serve all those clients. This

is a nationwide issue our industry has been facing and it’s starting to really show within our local market.”

O’Doherty credited an abundance of government programs and other in-demand services.

“Clients still look to us to find solutions to their problems, even problems that they do not yet realize they have,” he said. “However, it is incumbent upon us in this profession to educate those undeclared majors, as well as those in high school, about the benefits of public accounting.

“With the disruption that took place during the pandemic, and seeing how our clients relied on our help to navigate through the myriad of obstacles and opportunities that arose, it showed the importance and value of being that trusted business adviser.”

Business owners are looking more at their accountant as being their business partner versus compliance-driven in nature.

DAN TACKLES CHANGING ENVIRONMENT

While Dan Patterson says he has always been interested in math, it was a class he took his senior year of high school that opened the door to a career in finance.

“I needed one more class to fill my schedule,” he said. “There was an accounting class, and I thought it was just more balancing a checkbook and didn’t think there’d be a whole lot to it. And that was my first exposure to accounting, and I just absolutely loved it.”

In fact, he changed his major to accounting during his freshman year at the University of Nebraska-Lincoln.Today,Patterson is the director of finance for Cobalt Credit Union where he puts his love for numbers to work in a capacity to lead fellow employees.

Patterson grew up in Norfolk, Nebraska, and double majored in finance and accounting at UNL. After graduation, he started working at Fiserv in Lincoln.

He furthered his education by obtaining a Master of Business Administration from Bellevue University as well as becoming a licensed CPA in the state of Nebraska.

“Taking the step to invest in yourself with education I think is certainly critical for a financial role or financial position,” he said.

“Passing my CPA exam, that was something that I wanted to do, and you know, just being able to sit for the exam, you have to have at least 150 college credits, and then the exam itself is certainly not easy to pass.”

With new knowledge under his belt, Patterson went to work at what is now Cobalt Credit Union, where he has been for the last 12 years.

Doing What’s Best

While Patterson originally started out as an accounting manager, he worked up to his current role as director of finance. He aims to be an asset to the credit union and strives to

produce high-quality work.

“My parents always said, ‘you got to do the right thing when nobody’s looking,’” he said. “And I think I’ve kind of got that ingrained into my work ethic, that even if my boss isn’t sitting right here, I want to make sure that I’m doing what’s best and leading by example for my employees or just other people whom I work with.”

Communication has played a key role in Patterson’s position, and he believes it’s an imperative skill for members of the financial world.

“I think no matter what stage in your career, there’s always more that you can be learning, whether it’s new things for regulations, better ways to do things, looking at numbers a different way, or being able to explain them to non-number people,” he said. “I think that’s really important in my role. I can look at numbers and interpret them … and communicate why it’s important.”

Patterson also works to adapt to new changes in the banking industry and bring new, innovative techniques to his position.

“I think I always just wanted to be innovative and try to look at things differently,” he said. “The way the world was five years ago is certainly not the same way that things are operating today.”

Patterson hopes to one day be CEO of a credit union. For now, he hopes to help inspire the people he works with and better the credit union.Outside of the banking world, Patterson stays active in his community as a board member for Habitat for Humanity of Omaha and volunteering with the Nebraska Diaper Bank.

YOUTH LEADERSHIP COUNCIL BLUFFS

Youth Leadership Council Bluffs (YLCB), a program of the Council Bluffs Area Chamber of Commerce, is designed to develop and educate youth to become socially minded, active young adults. YLCB is designed to create a two-fold investment. Community members and stakeholders invest in the development and education of youth by lending guidance to learn about community leadership. In turn, youth become invested in the community because of their experiences and the relationships established during the program.

This 9-month leadership program invests in area students by teaching them about community-minded subjects including leadership, teamwork, government, heritage, health and human services, economic development, education, and more.

“The main goal of YLCB is to provide area youth with interactive experiences that build connections to the community,” said Lori Shields, VP of communications and leadership development for the CB Chamber.
