s soon as we enter John Pastoriza Pinol’s one bedroom apartment , we are entranced with the visual mix of colour, pattern and texture. We agree that his living space is best described as a fusion of New York Styled apartment, seedy gentlemen’s opium den and oriental curio. John has painted his walls in a bright lipstick red, a colour he has promised himself if he ever had his own place.

we enjoyed the overt nature of the baroque rococo themes in the Versace home-wares and furnishings which are spread throughout the unit. Pieces have been collected over the years from overseas trips, which evoke fond memories of travel. Where possible John displays his own artwok and work by other artists he admires. Interestingly he is drawn to artwoks which explore brutalist architecture, so seperate from the organc flowing forms he works with. 4

This space is stylish clever living. We love the drawers under the table for storage of the silver. A dinner invitation from John is a visual and sensory delight, the table settings are supurb, Taitu “Mare” fine bone china, embroidered hand rolled linen napkins, etched glass stemware both antique and Versace of course. The dining chairs are upholstered in Pierre Deux and the pattern is Pondicherry Ecru. His Grandfathers arm chair has been reupholstered with fabric by Manuel Canovas style in “Bengal Tiger”. The kitchen takes over a corner and is the epitome of design and functionality. John pushes the boundaries of interior design concepts with different furniture styles and fabric patterns, despite this the space presents as a wonderful baroque sanctuary it shouts good taste, a love of beautiful things and reflects the personality of an urbane urban gentleman.

The familiarity and pleasure we derive from looking at a depiction of a beautiful plant or flower is somewhat challenged, and the artist suggestively urges us to look beyond the aesthetic and move into slightly more uneasy territory. There are much deeper themes being explored here, along with a tradition that spans back through centuries. The art of botanical illustration is highly specialised, where plant portraits combine finely observed detail with artistic expression. Traditionally, as a form of scientific representation fundamentally for the purpose of identifying and classifying plants, botanical illustration has the ability to transcend the borders between art and science. This makes it difficult to categorise – as a field of study that dates back to antiquity it cannot be isolated from the social and cultural milieu in which it is produced. A more concentrated reading reveals it to be rather uniquely intertwined

Botanical illustration is a scientific discipline that portrays accurately the minute details of the plants. For clarity and simplicity, the plants are set against stark negative space, leaving little room to improvise. I can only think of Marianne North and Raymond Booth whose work went to incorporate the subject’s habitats and Robert Thorton who took stylistic liberties to convey a romantic mood in the Temple of Flora. How do you surf between scientific precision and your personal creative touch?

The centuries-old art form of botanical illustration is highly specialised - where plant portraits combine finely observed detail with artistic expression. Today, botanical art is experiencing a resurgence of interest, and artists are adopting more contemporary interpretations, pushing the boundaries. Rich luminous hues and gorgeously exotic and rare botanical specimens epitomise John Pastoriza-Piñol’s work, however these are more than mere flower paintings. Closer inspection unearths a certain ambiguity of form and intent towards a dark Castanea sativa Iris Anthurium and complex narrative. The familiarity and pleasure we derive from looking at a depiction of a beautiful plant or flower is somewhat challenged, and the artist Artist’s Palette suggestively urges us to look beyond the aesthetic and move into slightly more uneasy territory. The artist himself says he aims to engender an appreciation for contemporary botanical art and accurate realism, however critical to his creativity is the exploration of an elaborate narrative in the deliberate choice and composition of his subject matter – he cites the unusual and macabre as enduring influences. How do you cajole the horticulturists into giving you the rare plants to paint? It’s hard to part with a rare or unusual plant one has devoted to propagating and growing. My primarily focus is rare and unusual plants. Re-introducing less commonplace plants and unusual species certainly engages the audience. I find if yYou ask nicely and you most often you get the whole plant not just the bloom! Most plantsmen are very proud to have their treasure immortalised as a piece of fine art. Watercolor is the primary medium through which plants are depicted in botanical illustration. There is no doubting its ability to impart a special translucence or ‘liveliness’ to plants. Have you explored other media besides watercolor? Not as yet, I would love to work with glass, maybe in my retirement.

to paint. Why is this fruit a chosen one?

Punica granatum L., pomegranate, is an ancient, mystical, unique fruit borne on a small, long-living tree which is native to the region of Persia and the western Himalayan range, and is now cultivated throughout the Mediterranean region and elsewhere. Pomegranates are considered an emblem of fertility and fecundity, and have a strong affiliation to women. The pomegranate features prominently in myth and religion as a symbol of the seasons of death and rebirth.

ack for its second year the Williamstown Heritage Beer and Cider Festival is moving location. This years event will take ‘hit the road’ and move about 1km down to Seaworks, 82 Nelson Place, Williamstown. Seaworks is truly unique site covering some 2.7 hectares and includes historic buildings recognised by Heritage Victoria and the National Trust, piers, jetties, slipways and large open spaces. The precinct is open to the public for educational, tourism and recreational activities that, celebrates and preserves our maritime history. “Moving to Sewaorks in our second year allows us to provide an event no matter what the weather. There a number of festivals around the state, some indoors, some outdoors, but none will have the option of providing both, coupled with an unparrelled views of the Melbourne city skyscape”, stated Festival Director Scott Meager. With the move to Seaworks has allowed us to partner with Lantern Ghost Tours to be able to provide tours at the event to significant historical locations around the Seaworks site, such as the Opium Den and Williamstown’s first Morgue. “Given our location, we wanted to highlight some of the aspects of the historical significance of the area in a fun environemnt.” Mr Meager added. Lantern Ghost Tours run sell out tours through Williamstown, Melbourne City and Pentridge Prison every week. (http://www.lanternghosttours.com)

There is some great musical entertainment planned for this years event. Many local acts and artists have agreed to come on board, with Dave Larkin from Dallas Crane confirmed as our feature act. We will have some roving entertainment including a ‘one man band’. Some of the Breweries, Cider makers and Wineries that have already agreed to take part in the event are: Little Creatures, Mountain Goat, 2 Brothers, Trumer Pils, Golden Axe Cider, Two Birds Brewing, Tooborac Brewery, Napoleone Cider, Holgate Brewery, Stone and Wood, Three Troupers Brewery, Thunder Road, Kelly Brothers Cider and Beers, Mornington Brewery, Otway Estate Beers and Rochford Winery, are among some of the names already confirmed. “With some of the names we have already secured gives real creditibilty to our festival” Mr Meager added. Hobsons Bay City Council and the Williamstown Chamber of Commerce are providing support to the event as well as some local sporting clubs being involved. The festival is also raising money for the EJ Whitten Foundation through donations that guests contirbute during the event.

The festival was born out of a reason to celebrate the 150th anniversary of the Steam Packet Hotel in Cole Street. The hotel’s licence dates back to the 7th January 1839, but the current building has been in tact since 1863.

cover story

CAROLYN Cresswell Our very own home grown success story, Carolyn Creswell is celebrated for her contribution in bringing all things muesli into our homes and lunch boxes around the globe. A mere 20 years ago, Carolyn purchased a small muesli business, operating out of a garage in outer suburban Melbourne for a paltry sum of $1,000 and has turned it into an mega muesli corporation with, at last count, 32 different products on our supermarket shelves, to 32 countries around the world. It has been considerably demonstrable hard labour with many hours spent sweating the small stuff, however Carolyn can see the fruits of her hard word and long nights which have led to a number of accolades. In 2012, Carolyn was awarded the Telstra Australian and Victorian Business Woman of the year, winner of Ernst & Young’s Young Entrepreneur of the Year Award in 2007 and has just this year, at the age of 40 made the 2014 BRW Young Rich List. Carolyn counts Richard Branson as a personal friend and is a participant of his ‘entrepreneurial think tank’ along with other past visitors such as Oprah, Prince Charles and Google founders Larry Page & Sergey Brin! With all her success Carolyn’s greatest love is for her husband and 4 children who keep her grounded each week with all the daily who-ha such as school runs, sporting events and packing lunch boxes, no doubt with Carmen’s Kitchen muesli bars for added flavour and goodness! Carolyn speaks fondly about her first date with her now husband Peter. Carolyn had just received a large order and came close to cancelling, but Peter who loves a challenge and happy just to lend a hand spent their first date packing 100’s of boxes of muesli over a bottle of wine and many laughs.

Carolyn is very conscious of her work life balance and devotes her weekends to family and cooking. Most weekends are spent on their rural property and encouraging the children to get out and have a go at things. “During the week the children will sit with us while at dinner time and share a sparkle of the day.” “We do not accept social engagements and it’s all about family time.” Carolyn had appeared on our screens for the last two seasons in Network 10’s hugely popular Recipe to Riches. Carolyn is known as ‘The Entrepreneur’, guiding contestants through the maze of requirements necessary to launch a new product using her caring nature and years of wisdom in the food industry. Carolyn is also involved in B-School, an online university degree, teaching a course called “The Product”. This is an exciting new collaboration with other young high achievers, each in their chosen fields. Public speaking is high on agenda. It is not uncommon for Carolyn to travel interstate for a conference only to return in the evening to another room full of knowledge hungry enthusiasts. Carolyn has managed to grow Carman’s to become the number one selling muesli brand on Australian supermarket shelves, while at the same time maintaining a great relationship with her husband and raising four kids ages nine and under! Over the past two decades, Carolyn has focused on producing quality products using whole foods. From humble beginnings where Carolyn used to park her tiny Daewoo alongside semi-trailers in supermarket loading docks. As a proud mother, Carolyn understands the importance of producing nourishing foods for herself and her family and applies this to every Carman’s product. Carolyn’s commitment to a healthy work-life balance is also reflected at the Carman’s office where her employees, many being mums working flexible hours, are encouraged to take time out of the office to attend their kids sports days and special assemblies. Each day, the team comes together to eat lunch around the boardroom table and do the daily quiz from the newspaper. On Fridays, staff that have less than ten emails to action in their inbox can leave mid-afternoon every fortnight. Carman’s warm environment ensures a truly enjoyable place to work with a low staff turnover. Carolyn is an active board member for Stephanie Alexander’s Kitchen Garden Foundation, which works to get kids into the garden and the kitchen, so they appreciate the origins of fresh food. She is also a graduate member of the Australian Institute of Company Directors. Carolyn’s passion for healthy food made from real ingredients that don’t need to be hidden in fine print has cemented Carman’s reputation as a food brand that customers around the world can trust to be natural, healthy, and delicious. Carolyn must be commended on her achievements to date. Her biggest piece of advice…. “If you have an idea go for it. Start small; sell products to friends or at farmers markets. Just give it a go.” Well Said Carolyn!

ISTANBUL: WHERE EAST MEETS THE WEST P reviously known as Constantinople, Istanbul is a vibrant city that captures the imagination and fills the senses with colour, sound, flavour and aroma; and a city of vast historical significance, serving as the capital of the Roman, Byzantine, Latin and Ottoman Empires. The Bosphorus, which connects the Sea of Marmara to the Black Sea, divides the city into a European side—comprising the historic and economic centres—and an Asian side. Therefore, Istanbul is known as the meeting place of East and West.

Historically, the city if filled with magnificent monuments which are dotted around the old city of Sultanahmet including The Obelisk, Topkapi Palace, the Grand Bazaar, Spice Bazaar, the Basilica Cistern and the iconic Hagia Sofia; and are best visited by foot as these are all within easy proximity of each other. However, reserve a whole day as queueing is frequent and touring the individual sites is time consuming but well worth it. An accredited guide is also an essential component of touring Istanbul so as to get a good handle on the voluminous history lesson that will unfold as you make your way through each site. The old city of Sultanahmet is a vibrant and eclectic precinct of small shops, cafés with tables and chairs along the streets, boutique hotels 12

and curio shops filled with assortments of antique jewellery, rugs, shawls, musical instruments, brassware, furniture and other interesting items, so shopping is an intriguing outing as you never know what you might find. Keep plenty of time to explore the Grand Bazaar which is beautifully clean and orderly but very busy so it’s easy to loses not only oneself but also whoever you’re with! This bazaar evokes everything about the Middle East – from the huge array of edible delicacies such as dried fruits and nuts, Turkish delight, baklava, marzipan, nougat and spices to the beautiful selection of painted glassware, brightly coloured ceramics, fine Turkish rugs, pashminas, luxurious silks, brassware and dazzling gold jewellery. You will not come out of there without having sampled some of the finest sweets available, mouth-watering kebabs and umpteen cups of delicious and highly addictive sweet apple tea. It’s easy to get swept up in the romanticism of the city, especially when the people are warm, polite and friendly and eagerly ask where you come from in perfect English. But we were warned to be careful of artful dodger types who will lull you into thinking they are friendly locals while relieving you of your holiday cash.

travel A Place to Call Home: Istanbul offers a wonderful array of accommodation from eclectic bed and breakfasts located around Sultanahmet to stylishly opulent hotels such as the Four Seasons Sultanahmet which was once a jail! Venture over for sunset drinks on the rooftop. There is plenty of choice and the Taksin Square precinct also offers some great hotels including the Grand Hyatt and Movenpick Istanbul. A Culinary Gem: You will never go hungry in Istanbul. Everywhere you go around Istanbul - and Turkey for that matter, there are cafĂŠs, kebab shops, small eateries selling gryos, baklava, Middle Eastern sweets, nuts, dried fruits and cakes. The aroma of delicious food is all around and you will be spilt for choice. A true stand-out for dining experience can be experienced at Mikla, located in the The Marmara Pera Hotel in Beyoglu. The menu offers fusion dishes of fresh Aegean seafood, beef, garden vegetables and Anatolian raw milk cheese.

BUSH

CHRISTMAS

T

’ was a sunny Friday afternoon when Hasanti (our travel writer extraordinaire) and I joined more than 70 professional women under the trees at the Buninyong paddock of Gorgi and Simon’s Country Property, for the inaugural “Top Bird’s” networking luncheon.

Our gracious and generous hosts were Gorgi Coghlan (Project-. Channel 10) her best friend, neighbour and business partner Claire Molesworth. We also celebrated the launch of their events management project “Monteith and Bermingham” hi@monteithandbermingham. com.au Both ladies met through their husbands who were lifelong school friends, with Gorgi’s husband Simon , a trained chef and restaurateur food is never far from the topic of conversation. They quickly became dear friends sharing a love of the country, gardens great food and home styling. It was with this strong foundation that they came up with the concept of Monteith & Birmingham, a business of styling and events, using the maiden names of their dear Grandmothers. We walked through the paddock to The tables under an arbor of gum tress providing dappled 14

shade on the white linen tablecloths and flowers. The temperature was warm enough to be pleasant and cool enough to keep the flies away. The setting was best described rustic, chic.

The Buffet Menu was an absolute delight the combination of flavours from the varied menu was sublime. Piece de Resistance was Claire’s Smoked Pheasant. We loved the fact that Claire shot the pheasants in Tasmania. She has graciously shared her recipe with us, if I can get my hold on some pheasant I will certainly be attempting this recipe. The desserts were out of this world a visual and taste delight was the Knicker Bocker Glory a lovely centre piece for the Christmas Table. Gorgi’s and Clare’s passion for food developed from growing up on properties in Western Victoria and seeing fresh produce enter the back door with treats such as crayfish, quail, wild duck and pheasant a passion for tasting and helping in their mothers kitchens developed a love of amazing food. Simon and Gorgi’s restaurants are :- Fu Man Lou - Dumpling Bar, Camp Street Ballarat The Western Hotel - Sturt Street, Ballarat Clifton Springs Golf Club - Clifton Springs, Bellarine Peninsula.

CHRISTMAS BARBECUED GLAZED HAM In my book a garnish is something that should be eaten, except for any ingredients you use on a Christmas ham to make it look pretty. The ham is already cooked, of course, so all you are doing is making it look drop-dead gorgeous – the star of the Christmas table.

Preheat all the barbecue burners to medium, with the lid on to create a hot-oven effect.

Half fill a large roasting tray with water. Sit the ham on a cooking rack and sit this on top of the tray. Brush some of the pineapple glaze over the ham and put on the barbecue. Cover with the lid. Now you simply have to cook the ham until it looks good. This will take about 11⁄2 to 2 hours, brushing more glaze over the ham every 20 minutes or so and making sure the water doesn’t dry out, until the pineapple rings are almost dark caramel in colour and some of the fat and juices of the ham have dripped down forming toffee stalactites around the sides. Allow to rest for 30 minutes before carving.

16

ALS

To remove the skin from the ham, cut a line through the thick rind a few centimetres from the shank end with a sharp knife. Run your thumb around the edge and carefully pull back the skin, leaving the fat on the leg. When the skin is removed, lightly score the fat in a diamond pattern (if you score too deeply the fat will fall off during the cooking process). Start to arrange the pineapple rings on the fat, starting at the shank end. Secure the rings with one or two cloves then secure a glacé cherry in the centre of each ring with a clove. Repeat so the ham is covered all over with the pineapple and cherries.

4/07/14 3:09 PM

Drain the pineapple and measure the liquid. You will need 500 ml (17 fl oz/2 cups) of liquid. If you don’t have enough pineapple juice, make up the rest with water or orange juice. Slice each pineapple ring through the centre to give two thinner rings. Put the juice in a frying pan with the sugar and mustard and cook over medium heat, stirring, until the sugar dissolves. Boil for 5 minutes so the liquid thickens a little. Add the rings and toss them to coat in the juice, then cook for 5 minutes so the rings darken just a little. Set aside to cool.

ustralia has been producing world class wines for decades and in the past 15years our craft beers have cemented Australia as amongst the best producers of alcoholic drinks in the world.

Recently, this trend has been continued with spirits, a new emergence of local distillers are once again showing the world that Australians can and are producing the best in the world. Amongst these new Australian spirit producers, there is a world-class producer who is standing out from the rest. a White Light Vodka is a pure premium vodka that stands proudly amongst the best brands in the world. White Light Vodka is triple distilled and only uses locally sourced renewable ingredients and using environmentally friendly techniques. It is also triple filtered whilst at 0째C through highly compressed hardwood filters to produce a smooth delicate velvety textured vodka. White Light Vodka has evolved out of a want and need to use and support Australian Made products. Its the brainchild of a melbourne-born chef and restauranteur, Brendon Mitchell. Having been in the hospitality industry for 20 years and working with local farmers and producers for paddock to plate style venues, he found that there was virtually no locally made spirits. Having been an avid home brewer of beer he studied and learnt the process of distilling, a few years of trial and error and a new venture has been born.

HOW TO SELL THE $7 GP CO PAYMENT FEE

By Tom Elliot

Of the three most controversial elements in Joe Hockey’s 2014 Budget, two – the Deficit Levy on high income earners and the reindexation of the petrol excise – will be passed by the Senate. Unfortunately, the $7 charge for attending one’s local bulk billing GP is opposed by Labor, the Greens and even Clive Palmer. As a result, in its current form the fee is dead in the water. Here’s what Mr Hockey has to do to sell his new healthcare charge: First, despite the 2014 Budget being several month’s old it’s still unclear who will continue to pay the $7 charge if they see their doctor more than ten times per year. My advice? Cap the fee at ten visits for all children, pensioners and anyone on disability support. Most other people can probably bear the cost in the unlikely event they require a GP more than once a month. Second, Mr Hockey should rethink just how he intends to spend the money raised by the charge. Right now the funds in question will be deposited into an account at the Future Fund, where they’ll be left year-in, year-out, until

WHAT IS PINTREST

Pinterest is a web and mobile application company that offers a visual discovery, collection, sharing, and storage tool. Users create and share the collections of visual bookmarks (boards). Boards are created through a user selecting an item, page, website, etc. and pinning it to an existing or newly created board – Wikipedia – The free encyclopaedia - en.wikipedia.org/wiki/ Pinterest 1. How does Pinterest work? Pinterest allows the user to create their own stylised mood boards to post images that interest them. This can be from the perspective of aspirational, things that they like, or even just from a collection of items that they desire. The individual’s followers and friends can view and repost the images that their friends have, and can share them around the internet onto different platforms. Once you have found an image or article that you like, you can categorise it and Pin it to your wall, or into separate folders which you can personally name, and restrict to whom you let see it. These folders can be named anything like; Places I’d like to visit, Cars that I love, Architecture that I crave, Favourite Views etc. 2. Why would I use Pinterest? Pinterest is exciting and intoxicating at the same time, as it lets you create a brand profile on you and your desires and wants, and really speaks a lot about what contributes to your make up. You can create Personal and Business platforms for different moods and feelings; however I prefer to keep it all the same, as I am what you see and this is what you get. Businesses today are using Pinterest a lot more as it allows the consumer to feel 22

they total $20bn (a colossal sum of money). At this point the annual investment earnings from the account will be directed towards medical research. While such a goal is admirable, it fails the basic political test of linking a new tax to a perceived and immediate public benefit. At the best of times medical research is risky, expensive and unlikely to yield dividends in the short term. For its sins the Australian voting public demands results right now, not in ten or 15 years’ time when today’s obscure plant compound evolves into the wonder drug of tomorrow. In every Australian state hospital waiting lists grow and grow as the health system struggles to deal with an ageing population. If Joe Hockey wants his $7 GP Levy to pass the Senate, he should promise to funnel the money raised not into long-term research, but rather towards frontline hospital services. Think new MRI scanners, more emergency doctors and enough nurses to deliver adequate patient care. Not even contrarian Labor Leader Bill Shorten would oppose such a plan. Tom Elliot can be heard every week day afternoon on the 3AW Drive Program

comfortable about a brand without the Brand selling itself and advertising a slogan or message that they want to brand you with. Pinterest becomes more like an extension to the brand, and an informal way of communicating what you want communicated about yourself or your Brand. 3. Is it hard to use? No, it is easy to use, and today you can find little Applets that sit on your preferred browser, and if and when you are browsing the internet, and you come across something that you like, you can grab it with your Applet, and post it straight to your Pinterest Board without having to open up Pinterest. A really simple way of sharing thoughts, wants and desires, and aspirational items, a bit like having an interesting bookcase at home, with all different titles of books that you enjoy, however you can share it right here on the internet with your friends. 4. No one will be interested in what I am interested in? You would be surprised about what people are interested in, and once you invite your friends to come join you on Pinterest, you can find out a lot about what you have in common without having to ask. In fact it is a bit like finding out on Facebook that a friend of yours is a friend of another friend of yours, and you didn’t even know. Pinterest allows everyone to share in a positive and easy way, to gain insights into family and friends, and to share ideas about everything that we think about everyday however never have the chance to discuss it; like bug collecting, knitting, or racing cars….it is a fun platform, that provides great insights into your life without having to tell the world……. Cheers, and see you on the net…. John

Con IIipoulos SUMMER BRIDES F

rom a young age, I had always been interested in fashion. As a European, there were many weddings to attend, and at least one on every fortnight. I grew an obsession with the actual wedding celebration but mainly I loved the wedding gowns. As a creative soul, I started by creating costumes for my sisters and cousins out of anything I could get my hands on, items like plastic bags, bed sheets and even scrap pieces of fabric. I learnt the very basic principles of sewing fabrics from both of my grandmothers. They taught me how to thread a needle and sew fabric together manually. Over the years I learned my craft and progressed to make more elaborate items, which required the illustrious sewing machine. My mother and my aunty would let me watch them use the sewing machine and eventually my mother gave in and said I could start using the machine. I studied textiles throughout high school and started taking sewing classes where I honed my sewing skills. At the tender age of seventeen, I had developed the art of pattern making. I remember my first sewing class. The teacher asked me to create something basic, where my crafting skills could be displayed, something like a pillow or pyjamas. A light bulb went on in my head and I raised my hand and said, “no way, I am making a wedding gown. And so I did. After finishing year 12 I commenced studying modelling at Victoria University. I wanted to put myself into the industry. Once I had taken a break from designing garments and focused primarily on modelling, my new passion had begun. My mother modelled when she was sixteen and from a young age I remember looking at her photographs, countless times, amazed by her beauty and style. It made me realise I wanted to pursue a career in modelling allowing me to still be in the fashion industry in some way. 26

fashion

It allowed me to grow as a designer and also gain the ability to model and walk the catwalks. For four years I was up and down I would only focus on one and not the other. It was either I was modelling and not designing, or I was designing and not modelling. What a crazy world I am living in I thought. Watching my mother, be the strong woman that she is, I soon realised I didn’t have to focus directly on one career pursuit, and that I could actually do both at the same time. So here I am today. Balancing modelling and designing throughout my career. And also working full time on the side in order to fund the beginning of my brand, Con Iliopoulos.

The brand Con Iliopoulos currently designs and makes to measure. I like to use most fabrics and I don’t have a preference or style that sways me one way or the other. I find inspiration when searching for fabrics. I like to incorporate a lot of beading, lace and silk in my gowns. My inspiration for the brand is Marilyn Monroe, Jessica Rabbit and of course, my mother. These three women represent strength, beauty and sophistication. In my opinion I think the current trend in bridal is sheer, beading, lace and natural white.

real estate Buyers priced out of some of the West’s most sought-after suburbs – for example, Williamstown, where the median price of more than $1 million continues to grow– have been seeking out previously working class suburbs with good transport links which are now embracing the city’s cafe culture. The latest REIV data showed Melbourne’s median house price is now $649,000, but the median for the city’s inner suburbs is more than $1 million. However, in the inner west median prices are about 40% lower on average, despite consistent growth, making those suburbs an attractive and affordable option. For instance, even with Maidstone’s strong growth of 19.0%, its median price remains $607,000, with some houses selling for less than $545,000. In desirable Yarraville, while the median house price was $710,000, the lowest 25 per cent of had a median of just $634,000, while for Kingsville that figure was $605,000. Melbourne’s inner west has had a strong year, driven by low interest rates and strong investor interest. Suburbs from Altona to Maidstone have seen extremely strong growth – delivering very good results for many sellers this year. The standout suburbs in the 12 months to 30 September have been Braybrook with growth of 22.8% and Maidstone with an increase of 19%. Altona recorded growth of 15.9%, closely followed by Sunshine with an increase

of 15.5%. Prices in Seddon have surged 13.3% over the year, while adjacent Footscray grew 11.8%. Meanwhile some suburbs have seen more recent growth. While Kingsville and Yarraville increased 6.2% and 2% respectively over the past 12 months, they both saw substantial growth in the September quarter with median prices increasing 8.1% and 6.4% respectively.

While the west may not be as accessible in price terms as regional Victoria, where the median house price is just $324,000, it still offers good value given its proximity to Melbourne’s CBD. The property prices in the inner west mean it is still possible for first home buyers and those on a limited budget to find an attractive home, in a growth area, with access to the sought after amenities and lifestyle of inner Melbourne. WE SELL HOMES OTHERS CAN’T

We’re that good. Take 2/33 Afton Street, Aberfeldie, for example. The property was first listed with another agent in October 2013. Several stressful months passed, with no luck. Finally, we were appointed. And 1 day later, 2/33 Afton Street was sold. The vendors were thrilled and relieved. If you’re looking to sell your property, call us first.
