SHH completes new-build West London House with stunning pool and leisure facilities SHH has completed a new-build, detached, seven-bed, five-storey house in west London (with retained front façade), which features one of the largest pools of any property in the area (measuring 14m x 4.5m and located behind a sunken rear courtyard). An original Victorian property on the site had been split into four flats in the post-war period, which the current owner had purchased piecemeal over time, before coming to SHH with a vision of converting the entire property into a single, luxury family home, based on the principle of lateral living, with high ceilings and extensive living spaces, as well as a very generous pool and leisure complex below ground, to include a spa, sauna, steam room, gym, bar area, changing rooms, toilets, walk-in wine cellar, playroom and cinema/media room.

rchitectural Overview:

“The new house’ commented Project Leader and SHH Associate Director Guy Matheson, “has a similar above-ground footprint to the one we replaced. A former 1950s flat-roof extension to the left of the property has been replaced in the same style as the retained façade, with the new roof covering both sections. The brickwork of the retained front façade has also been tuck-pointed, which is something of a lost art-form and gives the building a very crisp aesthetic.” Gardens and External Layout: To the front of the house is a paved area for parking, with four small sculptural trees in large, off-white stone pots adding punctuation to the front elevation. Noise from the road has been abated by insulating behind the retained façade and replacing all the windows with acoustic glass double-glazed units without trickle vents, all of which works together to deaden the impact of any external noise almost completely. As the property is located on a bend in the road, the site naturally fans out to a very generous west-facing garden, which was re-designed by Chelsea Flower Show gold-medallist garden designer Kate Gould. >>

Design Principles and Credits:

double-height lobby (lit from a skylight above) and cloakroom area, which connects, via 2.4m tall glazed doors, with the home’s formal reception area.

The unusually extensive garden is a focal point of the new house and much of the space planning was based on maximising and integrating views out onto the garden, with all principal living quarters and bedrooms rearfacing. The designation of a formal front-of-house area for receiving guests and relaxed contemporary living to the rear and in the lower storeys for everyday use for the family occupants is expressed by the use of traditional cornicing and skirtings in the front-ofhouse area and highly contemporary finishes for the rest of the house.

As well as being architects on the scheme, SHH also planned all the interiors and designed all the joinery, lighting design, ceiling, wall and floor finishes.

The new house is now made up of five storeys: the lower-ground level (housing the pool and leisure areas); the family-orientated garden level (which opens directly out to the garden space and barbeque terrace at the rear via bi-folding 2.4m x 4.5m glass doors leading out from the main family living space); the upper garden level, which includes the formal reception room and roof terrace and a first and second floors, where most of the bedrooms are located.

it, that house a dumb waiter system (hidden behind a sliding panel) and fireplace respectively. The feature wall has inset cavities for the display of sculptural white vases. For the room’s lighting scheme, lamps are used to create a sense of intimacy (and to keep the ceilings clean), with the exception of two stand-out pendant fittings. A set piece relaxation area of sofas and arm chairs with cushions in greys and limes, forms the third zone to this elegant three-part room.

The stair leading up to the bedrooms at the first and second floor levels is quite traditional, reflecting the other formal touches to the front of the house, with white-painted timber spindles and a French-polished oak handrail. of theatre in an area that is often overlooked. At the first floor level, a glass balustrade overlooks the lobby area to ensure as many sightlines are kept open in the house as possible. This floor houses the master suite to the rear of the space, facing onto the garden. Currently there is a guest bedroom also on this floor, which features built-in joinery (created by Hannah Contracts) and wallpaper by Tektura and an en suite bathroom with curved walls made of calacatta oro marble mosaics (also used on the floor), but there also is the capacity for the master suite to extend over the whole floor once the kids have left home. Both walk-in wardrobe spaces are lined in maple veneer with walnut lipping, with ‘his’ space dark-stained and ‘her’ space a little lighter in tone. The two spaces are united and divided by a shoe display area, created in walnut and glass with fibre optic lighting. There are sightlines through to the other space from each side, but both are also acoustically sealed off from one another. ‘Her’ walk-in wardrobe features a make-up table additionally, with a backlit mirror (which conceals a TV screen) and integrated joinery for hairdryers, make-up and plugs.

Garden Level: The more contemporary aspect to the house is announced by going down the stairs from the main entrance to the garden level. The thin, sculptural stair is cast in concrete and clad in stone and the lightbox at the top of this stair indicates the beginning of this more contemporary treatment. The first level down is the garden level, where the main family living areas are located in an open space created

The space is comprised of the main Bulthaup kitchen (supplied by Kitchen Architecture), with units created in walnut with an aluminium finish, along with a stainless steel island and a hidden dumb waiter system set behind the Bulthaup units, which links to the formal reception room on the upper ground floor. Immediately beyond the kitchen area is a breakfast table and chairs and then, within the extended glass box section of the rear elevation, an informal family seating and television area with sofas, tables, lamps and easy chairs. Italian limestone flooring leads outside through the bi-folding doors to connect to the barbeque terrace. A further guest bedroom and en suite toilet are also on this floor at the front of the house, as well as, set within the side extension, a staff kitchenette, bedroom and en suite bathroom. These all have their own dedicated entry, so that the live-in caretakers are free to come and go, but also have a good view at all times of the front of the property to look out for the >>

arrival of guests or family members. Lower Ground Level: Going down the stairs one more level leads to the final storey and the home’s exceptional leisure area. This begins in the stair lobby section, with a feature walnut spine wall at the base of the stair and a wine display unit in walnut opposite, bespoke-designed by SHH’s Guy Matheson in a diamondshaped grid, with triangular slots for individual bottles and larger storage spaces below for cases of wine. The unit is set behind bronze-mirror-clad glass doors, with the back of the unit formed of a single LED panel and with controls protecting the wine’s storage temperature level at all times. The flooring, in large (900 x 600 mm)

slabs of grey basalt, is instantly cool, understated and contemporary and continues throughout this floor (with the exception of the cinema and playroom spaces). The pool can also be accessed directly from a sunken courtyard area at the rear of the house (surrounded with a glass balustrade), with cantilevered white concrete steps leading down from the garden level and a stainless steel handrail and planting set into a bed beneath. Across the courtyard, via sliding glass doors, the pool area is easily accessed, with the courtyard also ensuring that plenty of natural light gets into the lower storeys. Alongside the pool sits a glass box gym area, with Bolon flooring and a rear

wall in oiled cedar slats. A stand-out corridor links this area to the sauna, steam room and changing rooms, bordered by a fretwork wall, which was chosen for the shadows it creates from the natural light coming into the corridor and which is made up of fire-rated glass screens with fretwork panels in front of them. The sauna room has a hemlock and cedar finish, whilst the steam room is a deliberately dark and moody area, clad in a light grey to charcoal mosaic tile and lit by a single light to catch the steam.

Going down the stairs one more level leads to the final storey and the home’s exceptional leisure area. Also on this floor are two further standout rooms. First, the ‘playroom’, which borders onto the sunken courtyard with an outer glass wall. The room also features a side wall with fretwork panels, whilst the wall opposite has a bespoke joinery wall in shades of white and grey, replicating modules of the pool’s tile wall. Inset into this wall are a fireplace and a chimney breast in a dramatic red leather covering (by Dentro), plus an inset television screen. Secondly, the cinema and media room, which has iPad-based Savant controls for lighting and music (which can also be used for all other rooms in the house) and an almost-invisible projector, set into the air conditioning grille accessed from the room behind, so that only the lens is visible. Further lighting is from one feature standard lamp. A kitchen area at the rear allows for the preparation of drinks and snacks.

lients are willing to spend money on expensive furniture or a beautifully finished kitchen but give very little consideration to the lighting element. The most expensive materials & interiors are never shown to their fullest without a good lighting scheme behind them. Incorporating the lighting as part of the scheme considering how the light works with the materials & finishes & creates different moods within the space is essential to a successful interior. The lighting design should always be considered as early as possible as part of the overall scheme.

I always find that the lighting design is much more successful when integrated within the overall interior scheme such as insetting lights into a bespoke piece of furniture such as a TV unit or to a headboard of a bed or highlighting the curve of a wall by insetting LED around the bottom. Lighting is also something that needs to be considered for artwork and I always speak to clients at the beginning of a project about where they are thinking of hanging art or displaying a sculpture so we can cast adequate light in that area as its very costly to try to integrate lights after a project is complete.

I also like to illustrate to clients through light samples the amazing effects that can be achieved and show them how colour and light can transform a room I also like to create art through the use of lighting and we have completed many projects for clients where we are created sculpture bespoke chandeliers or art pieces behind beds using fibre-optics or even combining canvases with inset lighting. Lighting projects can vary greatly from designing an overall scheme to one specific bespoke feature & from internal to external projects. The external space can be integrated with the interior through the use of specialist lighting. I have illuminated fish tanks, water walls with edge side lighting, designed internal pool lighting to colour wash the water as the client goes for an evening swim lighting. Lighting adds an element of excitement & vibrancy to a scheme. Lighting can be used to great effect to add character and different moods to a space by the use of different colours red to invigorate to a relaxing blue for chilling in the evening. One of my favourite projects was a cinema room where the client wanted me to bespoke design the whole room from the curved love seats to the Audio Visual system & lighting. I used textured black wallpaper, rich purple velvet fabrics and installed a fibre-optic star ceiling as well as vibrant glowing LED strip lights inset between the steps & blue LED fittings to highlight the client’s artwork. The whole room is a cocoon away from the stresses of everyday life.

RADO KIROV Mirrored Steel

Rado Kirov will be exhibiting a major collection of works in his solo exhibition at Albemarle Gallery in London | 6 February – 1 March 2014

R

ado Kirov was born in Bulgaria in 1955. Over the last 15 years, he has gradually shifted his creative focus to product design and functional art working extensively with interior designers and architects. Rado’s passion and skill in copper, shifted to silver and gold during his years of employment with the Pagliari Group in Cape Town. During this time, Rado had the privilege of hand crafting numerous prestigious pieces, including a silver Chalice presented to the late Pope John Paul II by former President Nelson Mandela on behalf of the South African Government in 1998, a silver Rose Bowl presented as a wedding gift to the Japanese Crown Prince Naruhito and his wife by the SA Government, and the Alfred Dunhill Challenge Cup Trophy for golf. Rado was also responsible for the creative design and fabrication of unique collectors’ coins in 1000g pure silver and 1000g 24 carat gold. Rado had the privilege of hand crafting numerous prestigious pieces, including a silver Chalice presented to the late Pope John Paul II Rado’s talent received the ultimate recognition by the SA Government when he was commissioned to craft the new parliamentary People’s Mace and the Black Rod mace of the South African Parliament using 18 carat gold. In 2006, drawing on the inspiration of the Panagyursko

Treasure, Rado created the Rhino Rhyton, a traditional wine vessel in the shape of a rhinoceros, hand crafted using 1250 g of 22 carat gold. This was a tremendous personal achievement for Rado and an absolute validation of his craftsmanship. Searching for a new creative outlet and complete freedom of expression, Rado embarked on a new artistic venture at the beginning of 2012 drawing on his extensive knowledge of silver smithing and years of experience in working with various different metals. Rado developed a unique technique of manipulating a sheet of stainless steel by hand, using the inherent physical properties of the metal to create a striking three-dimensional surface that dynamically mirrors its surroundings and draws the observer into the magic of its reflection. Rado’s new-found passion for sculpture and his mastery of stainless steel are expressed in this new medium, which he has called the Mercury Effect.

His award winning sculptures are held in numerous prestigious collections and he is regularly commissioned to produce large and small-scale sculptures and installations. The stunning works he produces are commonplace in some of the most luxurious hotels in the world.

Korean contemporary art has for some decades now revealed a very special sensibility – neither Chinese nor Japanese, but containing elements that are reminiscent of both. Lee Jaehyo’s work shows immense respect for natural materials, but also the will to dominate what nature has provided. One is immediately struck by the perfection of his craftsmanship, and led to reflect on the many long hours of hard physical labour that must have gone into the production of these immaculate, yet also intricate works.

The stunning works he produces are commonplace in some of the most luxurious hotels in the world.

No longer content to produce only quasi-geometric or, alternatively, biomorphic shapes, many of his sculptures imply functionality – couches, a chair, a table, a chaise longue. This development is in step with something that is happening in the art world in general. The fine arts and the so-called applied arts, having maintained a respectful, if in some cases also rather disdainful distance for years – in the West, you could say for centuries – are slowly starting to come together again.

Frances’ initial foray into furniture design was borne out of necessity. “The market for Oriental furniture is buoyant and growing but outstrips supply so we needed to address the shortfall”, says Frances. “We started to experiment with ideas, colours and design – to replicate the look but challenge the perception of contemporary Oriental”. The result is a range of beautiful, premium quality pieces designed to create and leave a legacy that takes Oriental style to the next level. All the furniture is made using stable and seasoned wood, where possible reclaimed timbers. Local craftsmen are employed who work with traditional carpentry methods. ompleted in May 2012 and located on the fashionable Avenue Montaigne, this generously proportioned lateral apartment has been extensively remodeled to exacting standards. Brief The private client is an international, multi-generational family who wanted a home away from home, a sanctuary within the City of Lights. They requested a glamorous interior that drew inspiration from traditional French style, but melded with modern elegance and high-tech performance and security. It was of particular importance for the family to have separate, defined entertaining areas and personal spaces. The four generous reception rooms now serve the former purpose, while the four en-suite bedrooms are the epitome of comfort and relaxation. The clients asked that the focus of the project be creating a completely bespoke and unique interior, which was reflected in the project cost. Rather than being constrained by timelines and budgets, the team at Louis Henri was given free rein to use the best possible materials and craftsmen to create this high-spec home. Description Louis Henri started from scratch with this project, changing virtually every room in the apartment to create a fresh layout which feels both spacious and intimate. The space was stripped back to the bones before being rebuilt using the finest finishes. The completed space is an inspiring blend of traditional French elegance and contemporary style. The vast amount of marble in the scheme

is entirely hand-polished, with some bathrooms taking over two months to install due to the exquisite detail. The guest cloakroom even features a solid, aluminum-framed marble door that blends seamlessly with the wall. Styling the space took just as much attention and time. The breakfast nook features hand-painted silk walling, while the adjoining corridor boasts a deepetched, LED-lit glass wall which brings light into the kitchen. Nearly everything in this apartment has been custom designed to suit the environment. Louis’s brother, a master cabinetmaker, crafted the key pieces of furniture in South Africa, including the three-tiered walnut bookcase in the sitting room, which is inlayed with églomisé and finished with solid walnut detailing. The bespoke lighting, which features in the principal rooms of the apartment, was also designed in-house, and created >>

“Having worked with so many dedicated craftsmen on this project, I’m more certain than ever that quality will never go out of style.” using the combined skills of artisans from Murano, London, Paris and the United States. The sitting room chandelier alone has nearly 200 components, each meticulously created to achieve a singular statement which complements the sweeping curves in the room. Even the door handles were designed by Louis Henri, developed from a sketch and brought to life over the course of eight months by a foundry in New York. With so many family members to design for, one of Louis Henri’s more difficult tasks was the blending of individual styles, and the seamless integration of classic French ambiance with 21st Century comfort while maintaining a cohesive style. Especially challenging was incorporating high-end technology throughout the space. The apartment features an

intuitive, custom-developed program for controlling every aspect of the environment; climate, audio, lighting and security are controlled via iPods that dock discreetly behind every door. Nowhere is the juxtaposition of new and old more apparent than in the media room, which at first glance could be a formal French library. Hidden behind its silk-covered walls are top-end speakers, and the wall of faux books, constructed of leather by a traditional British company, conceals a myriad of home cinema equipment. The apartment also boasts many bespoke product details. Particularly successful is the stained-glass window in the entrance hall, which acts as both a focal point and a room divider, separating the public and private areas of the apartment. In a second home, it’s not always practical to have fresh flowers every day, but Louis Henri wanted visitors to the apartment to be greeted by colour and life. He envisioned a design that would create a statement in the entrance hall any day of the year, as the first thing one sees when entering the home. In addition to the visual impact it creates, the glass wall serves a functional purpose by carving out an extra eating space from the large hallway, achieving space and privacy without sacrificing the amount of light in the entry. The production of this centerpiece was a feat of logistics in itself, combining the efforts of skilled tradespeople in three different continents.

The Interiors Group teamed up with LSM as designers for the offices and CBRE as Project Managers to deliver a sophisticated design which builds on the sleek interior components of the Gulfstream fleet, carrying those elegant concepts into the sales center for a complete experience. Here, clients are able to review interior finishes and apply them to digital representation of selected planes in a focused and highly sophisticated environment. Conference and resource rooms equipped with digital technologies and a complete collection of interior décor samples available in Gulfstream’s jets work to paint a complete picture of the finished product without ever having to leave the showroom. Gulfstream selected the 5,400-squarefoot space for its location, which offers stunning views of London. The large window bay at the entry allows clients

Downward-sloped mirrors on some of the original dormers served to accentuate the light streaming in from the adjacent windows and highlight display items on the credenza built just below it. Rene Dekker Designs

Kensington M a n s i o n Fl at Set on one of Kensington’s smartest garden squares, this listed mansion flat received a complete refurbishment, breathing new life into its tired interior. Upon entering one is immediately struck by the textures and finishes which tease the senses. Exquisitely lacquered doors as smooth as glass, textured polished plaster expertly applied to expansive walls and delicate wall coverings abound throughout the interior, a common trait that runs through schemes commissioned to René Dekker.

O

riginally one very large home, the building was transformed and subdivided into apartments many years ago when space was not the premium it is now. The apartment has been sympathetically laid out across 3,000 square feet, it has a spacious entrance hall leading in one direction to the principle rooms and in the other to the bedrooms. At the front of the residence and facing the square is the reception room with an adjoining eat in kitchen and a further study. To the rear are three bedrooms all with en-suite bathrooms, a guest cloak room and a lobby. Built around 1850 and despite the subdivision, the flat retains many of its period features. The challenge was now for Dekker to add the magic. No major changes were made to the layout and Dekker worked closely with the architect and project manager to ensure that the finished product exceeded the client’s expectation yet kept English Heritage agreeable. The entrance hall is warm and inviting, and although classical in its detailing, it is refreshingly contemporary in its use of finishes. It flows off in two directions, fluidly linking the bedroom wing with the reception room through the use of a seamless pitted plaster finish on the walls and the random width and length oak planks that make up the floor throughout the apartment. The reception room is resplendent with its luxuriously finished walls,

skilfully painted to look like aged silk. Dekker worked closely with renowned specialist decorators DKT to create this sumptuous blend of taupe, gold and pearl. The room is dominated by the dark panelled joinery, designed with classical proportions within a contemporary idiom. To ground the scheme and keep it in context, Dekker used heavily gilded lamps from Porta Romana which all sit squarely on a contemporary silk and wool rug. Despite the amount of future, there is still plenty of space around this seating area. Whilst the dÊcor in this room is undoubtedly glamorous, chic and grown up, it has been cleverly interwoven with original artworks and objÊts owned by the client to make it feel whole and uncontrived. Adjoining the reception room is the family eat-in-kitchen, separated when required, by full height oak and glass panelled doors. A far more modern affair, this room is the heart of the home, again with ample space, housing an eight seater table and chairs which do not encroach in any way on the flow of the room. The study is a modest but well-proportioned room just off the hall. Panelled in dark oak, this bespoke arrangement was designed with the client’s every need in mind. One of the subtleties that one picks up while getting the grand tour is the attention to detail, especially in the ironmongery. The Art of Interiors handles with polished chrome as the central theme. Each one is unique and beautifully crafted in a different design, some with leather while others have mother of pearl, adding that extra layer of design to complete the work. The guest WC is tucked away just off the entrance hall and created a bit of a design issue admits Dekker. Whilst building was underway, Dekker and the project manager agreed to completely mirror one elevation, formatting the design to suit the architectural ambiguity of the wall. The outcome is a cleverly designed storage unit, hidden away and creating the impression of extra space. It was here as well that Dekker and the project manager rationalised the design to help eradicate the view

In an age of instant gratification, this home is a Homage to subtlety. of the light well by hiding the original window behind stone and frosting the angled skylight. At the end of the corridor just off the hall is the master suite made up of a generous bright bedroom, two walk in wardrobes and an en suite bathroom. The bed is centrally located opposite the fireplace and sits elegantly within an architectural folly that had to be kept due to the listing. In order to fit a padded headboard disappoint. Creating a bedroom for a young 16 year old girl, who is keen to study fashion design, was a challenge to avoid predictability. ‘I like children’s into the niche, a series of individual panels were created and upholstered in taupe nubuck, as was the client’s original bed base. A pair of custom designed bijoux bedside tables was created to fit into the remaining space. Both walk in wardrobes make use of the same dark oak finish that has been used throughout, to create spacious and well-designed clothing cupboards. There is storage for every conceivable accessory. Integrated lighting, seemingly emanating from nowhere, completes this room to the highest specification. At the other end of the bedroom is the en suite bathroom which is bright and refreshing with its large window and marble cladding to the floor and walls. This is the ultimate escape with its large spa bath, walk in steam shower and double vanity. When it comes to the children’s bedrooms, Dekker is somewhat of a seasoned veteran and these do not

Understated elegance would not be a clichéd term when describing this home. rooms to combine the vitality of youth and an element of fun with adult sophistication. The boy’s room is also a dream blend of masculine ‘Ralph Lauren’ tones translated into a boyish scheme. Shades of charcoal, smoke and gun metal scatter cushions, not usually associated with a boy’s room, combine well with the faux fur throw and dark linen headboard. In an age of instant gratification, this home is a Homage to subtlety. Delicate textures, restrained tones and luxurious finishes eagerly wait to be discovered, and woven into the very fabric of the design are the private treasures that make up the clients life. Understated elegance would not be a clichéd term when describing this home.

They liked the product and the technical back-up provided by SIMONSWERK and expanded the specification to include the majority of the en-suite bathrooms and dressing room doors.” The doors were supplied pre-mortised and the hinges fitted on site by joinery contractor Houston Cox. FINSA COMPACMEL : better than compact laminate

FINSA says that their mission is to produce solutions in wood and arguably their high-tech COMPACMEL products is one of their best examples. Diego Correa How Inspiration and Ideas Shape the Interiors of a Home Josh, a successful young entrepreneur, bought this one bedroom flat in a contemporary block of apartments in the Dalston area, with a desire for a home that expresses his life style: dynamic, informal and incorporating elements of his background not just in terms of his hobby and interests but those of his favourite period. Diego Correa Interior Design was given the task of putting all these pieces together, choosing the finishes, the furniture layout, the lighting, free standing and bespoke furniture, and soft furnishings to create a flat that is full of individuality and captures the client’s essence and character: a masculine but relaxed environment where he can feel comfortable either on his own or when entertaining guests.

n our first meeting to discuss the brief, Josh gave me very precise information about what he wanted, not just in terms of visual reference but how he wanted to enjoy the space: Feel: Masculine. He likes dark colours and wallpaper. Visual References: TV American series: Mad Men and Californication; The Thomas Crown affair, 69’s movie and Rock and roll, Jim Morrison Functionality: The social aspect is important as he plans to invite friends regularly for parties; storage space as he does not like clutter; He plays guitar so an area for this activity is very important; a very comfortable sofa and a wall mounted unit for the TV. Modern look; table for terrace and lighting, wall mounted heaters; for his bedroom he wants a big wardrobe; bathroom: additional storage space and change colour scheme; bicycle to be hung in the hallway and improve lighting. Pieces he is bringing from his previous home: bed and guitar There were certain elements I had a clear idea of when I started to

I suggested having an island as the element that would connect the kitchen with the living room. This would increase the amount of storage space and the dining table would be attached to it. The material I chose for the dining table surface was glass in order to give a lighter, more modern style. Another decision that was taken with the client, even before developing the concept, was to use venetian blinds in dark wood to create a practical and masculine ambiance. All these elements came to me at once. Next came the colour, which was going to play a key role in the creation of the atmosphere of the flat. I wanted to use a very strong wallpaper in the hallway since first, the area is of a good size, and second, I wanted it to be so bold that, in contrast, the colour scheme of the open plan area, although dark, would be perceived as a lighter and warmer. For his bedroom I wanted to use

I would not use white and the furniture layout was extremely important as in the living area I had to create 4 areas that were visually/spatially connected but independent of each other: kitchen, dining room, living area and guitar area. I had to integrate certain retro elements from the 50s and 60’s but did not want that to be overdone. So I kept them to a minimum using arm chairs and colour. The furniture layout was organized taking the flat’s floor plan into consideration: the living area

dark wood and grey, picking up the grey of the wallpaper in the hallway. Because Josh likes 50s and 60’s features I chose a geometric pattern wallpaper for the wall where the bed was going to be. I did not want to use it all around the bedroom so I chose a striped wall paper in grey, white and cappuccino for the other walls to achieve connection with the other wallpaper. The curtain was to play an important role as it needed to connect both wallpapers. I chose a striped fabric in dark reds and toasted cappuccino. The multicolour rug brought life into the bedroom. Bedside tables were chosen in walnut, table lamps in

grey, and shades in black. On the wall opposite the bed, a floating shelf was installed. The shelf and wardrobe doors are in the same finish. Above the bed, a print of a Hopper painting was chosen. For the living room I chose an L shape sofa in grey as I did not want to use too many colours. The client had mentioned he wanted a red Persian rug so I incorporated that into the living area. A vintage armchair in a yellowish-green colour complemented the composition with the sofa. A coffee table in walnut matched the other pieces. The TV unit was chosen in dark wood, matching that of the blinds. For the guitar area, I proposed a modern version of a Persian rug in grey in order to create a connection in colour with the sofa and in style with the rug. For the terrace, a table and chairs in a fusil fibre colour were proposed with 2 pendant globe lights above it in black, retro style. To add a contemporary detail, 2 rows of LED lights were added on the deck, on the long sides of the terrace. In the bathroom, the colour for the walls was a darker hue of than that of the floor tiles. Above the long side of the bath, a lighter tile was chosen, in the same design. A wall mounted unit for storage was proposed, similar in colour to the vanity unit, and accessories were suggested.

SKI CHALET BUYERS RETURN TO FRANCE IN FORCE After a 25% fall in France-wide property transactions following the appointment of Francois Hollande in 2012 and the introduction of his tax changes, sales are increasing, especially in the high-end ski chalet market. Athena Advisors reports that sales of French ski chalets above €1.0m are up 32% on last year’s figures.

icholas Leach, Partner at Athena Advisors comments: “There has been an unusually high amount of single-dwelling development in the alps over the last year. At least three times the number of chalets have been built compared with recent years. This is largely due to the pent up demand as a result of a large volume of buyers sitting on the fence for so long and now jumping off. This rush to the market has created a lot of demand for a limited supply.” “The big popular resorts have seen most development. For example in Val d’Isere normally just two or three properties are built each season, yet last year eight were built in one project alone and we’ve sold all but one of these already.” The requirements of a modern day ski chalet “Hot tubs, après-ski bars and wellness facilities are now simple musthaves, its things like exterior under-floor heating, alternative sports facilities and behavioural lighting which are the new desires.” “It’s not all simply about personal enjoyment and satisfaction, top end buyers understand that a more luxurious property will command a higher rental for bookings. The chalet rental market is extremely demanding and only a few properties in each resort can compete >> at this level.”

ISG Delivers Flagship Regent Street Store for Hackett London

ISG has successfully completed the £1.8 million refurbishment of the former Ferrari merchandise outlet on London’s Regent Street, creating a new flagship store for aspirational men’s clothing and accessories brand Hackett London.

T

he project is the continuation of ISG’s partnership with the quintessentially British luxury brand, which has seen the contractor deliver over 40 projects for Hackett London across continental Europe and Asia over the past four years. The new three-storey outlet, opposite Hamley’s toy store on Regent Street, was delivered following a transformational, 13-week fast-track fit out programme, which included the creation of a magical woodland themed kids’ department in the building’s basement. Adding to the technical complexity of the project, the design incorporated a feature steel and stone staircase with oak handrail running through the centre of the store from basement to first floor level. The distinctive and high quality fit out reinforces Hackett London’s British brand spirit with wood flooring and stone feature walls, traditional cornices, high skirting boards and exquisite wall coverings. The first floor sales area features a bar adjacent to the cash desks and a giant LCD screen is visible from the staircase as customers make their way up through the building.
