Hello and welcome to issue 31 of The Art Of Design magazine. The Art Of Design has been fashioned for the person who understands what true design is and this issue is no exception we have a superb article from II BY IV DESIGN on pages 52-58 who speak on the impact that Brexit has had on international interior design firms being hesitant to enter the UK Market. Being one who has an eye for striking images, on pages 10-16 you will see some stunning content from Touched Interiors who are market leaders of the world's most luxurious furnishings and interior design. Winning numerous accolades including 'Interior Designers of the Year' Just when you think this issue is coming to a close, from page 105 you will find our Art Of Luxury supplement where we have a fantastic interview with Roland Noser sharing his knowledge on how to buy a diamond and what you should be looking for when buying this prestigious stone. At a time when many international firms are hesitant to enter the UK markets, II BY IV DESIGN is expanding their global influence and targeting visionary clients in prime luxury markets. London’s future has been cast into doubt following the wake of Brexit; newswires and agencies around the globe from the BBC, to the Guardian, from the Harvard Business Review to the Financial Times and even the New York Times express a largely negative sentiment with attention grabbing headlines like “Figuring Out Which Companies and Industries Will Be Most Damaged by Brexit” and “Will London Fall?” There are more questions than answers at the moment and no solid exit strategy that explicitly addresses the pressing issues of trade, financial costs to separate from the European Union or the ability and rights of the international community to travel and work within a post Brexit Brittan. The Canada based design studio, II BY IV DESIGN is mitigating the challenges ahead with the immense potential they foresee in the UK market; they are so confident in the opportunities that lie ahead they are expanding their firm’s influence and as of September 2017 opened an office in the fashionable Marylebone district of London. This may seem like unusual move, especially during such an uncertain time for the UK but for II BY IV DESIGN Partners, Dan Menchions and Keith Rushbrook the timing couldn’t be more right. The design duo who first opened their practice in 1990, in addition to their new London office, operate from three studios: two located in a brick and beam warehouse in Toronto’s Liberty Village and a third amid the hustle and bustle of the Creative District in New York City. They have a solid reputation in North American markets and are the recipients of over 400 design awards that include a growing list of notable European accolades.

The month prior, The Residences of 488 University Avenue were honored for its design and engineering ingenuity at the 2017 ABB LEAF Awards (Leading European Architecture Forum). Gismos, Gadgets and Good Design IT & business innovations from beyond the housing sector Professor Dr Michael Benfield In the early ‘noughties’ I ran a seminar for ‘Constructing Excellence’ on Safety by Design followed a few years later by one on Designing t aste . The purpose in mentioning them is to emphasise the fact that, despite new products and new and updated regulations, like those dealing with high speed electronic communications networks (Approved document ‘R’), the house-building industry has made little progress so far this century. Back then I argued for buildings to be designed via ‘partnerships’ that embraced site constraints, programmed out risk, and ensured good immediate and ongoing communications with present and future stakeholders. I pointed out that to do so required ‘design teams’ who not only knew their legal duties & responsibilities, but who understood how the job would be done. In turn this meant grasping the logistics, getting to grips with handling and ‘Temporary’ works, as well as embracing snagging and maintenance along with the lifetime risks of the building both in construction, in use and decommissioning. Stressing that ‘good design’ is SAFE I also urged participants to accept their responsibility for making others aware of all of these risks. While today it’s pretty easy to specify IT related products for any building, like visual or fingerprint recognition access, remote video surveillance, cell-phone heat and light control, and so on, doing so efficiently remains a major challenge. Indeed, arguably this is more important than these ‘nice to have’ gismos and gadgets themselves. Home buyers and renters alike remain more concerned about the cost and speed efficiency of new home construction, their comfort, running, and maintenance costs. In several respects ‘Designing t aste was an extension of the earlier attempt to introduce business innovations from outside the construction industry. Techniques and disciplines like ‘Six Sigma’ and ‘Kaizen’ were applied across the whole design and build process to cut out waste in design time, scheduling delays, and prototyping errors, as well as material waste, etc. Once again an important element of this was the acceptance that building design needed to become a collaborative exercise, rather than the God given domain of any one person. As in the motor, aircraft and ship building industries, for example, recognition of the increasingly complex nature of the building enterprise was seen as increasingly important. Designing with partnering in mind emphasises communications, the importance of avoiding delays, and the need to programme out errors. It also recognises the need to really know what stocks & other ‘industry standard’ materials are readily available, how jobs will be done in practice, and the need for a better and fuller understanding of the building and manufacturing tasks involved. Grasping the totality of the logistics involved was seen then, and remains today, of major importance. Getting to grips with transport, ‘Right First Time’ and ‘Continuous Improvement’ processes were and are obvious candidates for expanding the horizons of the design team. Equating the notion of ‘Lifetime Costs’ with the avoidance of delays and the need to programme out errors, along with a sound knowledge of materials, processes and procedures remains vital. Although accepting that good design avoids waste, then and now many ‘professionals’ - used to a more relaxed regime - found and find this an unpopular constraint. Few, it seems are ready even now to accept responsibility for, and bear the cost of, any waste caused by them. As we move further toward ‘factory built’ homes clients and their professional advisors and consultants must understand that, to produce a building in the factory requires all elements to be determined in detail before work commences, rather than muddling through trying to resolve complicated design issues as a project progresses. While this is possible using sloppy ‘wet’ trade building techniques, where adjustments can be made in-situ, complex off-site manufactured elements are much more difficult to alter. Failure to understand this is both prejudicing MMC and costing clients and builders’ small fortunes to correct. Partnering for the whole design, supply and construction chain is a vital process that must be developed to correct this. Consequently, whilst moving with the times to incorporate all that is best and wonderful and time saving and comfortable, and desirable in any building design we undertake, manufacture, or build, I still find myself ‘shouting at the wind’ for fundamental shifts in professional attitudes. However, the ‘winds of change’ are blowing and I do detect small shifts. As construction moves ‘off-site’ into the factory these will greatly improve efficiency, quality, and affordable delivery of all levels of social and private housing. Michael Benfield

STUDIO MORTON + HAMPSTEAD APARTMENT The brief was to completely redesign and rebuild the interior of this Victorian duplex apartment in Hampstead. We were asked to remodel the space to enable more light to flood into the apartment and pay particularly attention to the design of the Kitchen and Bathroom that needed to be functional, luxurious and work within the limited space available.
We were also asked to redesign and remodel the roof terrace adjacent to the property. The Design Concept Clare designed a gorgeous light filled apartment which complemented the Victorian building, made reference to the local, “Hampstead� aesthetic and touched upon current trends in interior design.
The kitchen gave a nod to a Victorian pantry with its tongue and groove paneling, bespoke “shaker style” kitchen units, open shelving and metro tiling. A key design detail was to make the most of the sash window that had previously been partially covered. Clare did this by designing an integrated window box behind the double butler sink that the residents could grow herbs in, their very own miniature kitchen garden! For the bathroom, clare specified a highly desirable roll top bath, Victorian style WC and designed and had made a bespoke “wash stand” which was painted sea green to add a pop of colour to the room. Geometric Patterns were used throughout the apartment. Geometric tiles from Fired Earth were used in the bathroom and on the terrace adding a dash of graphic modernity.
Clare chose to use one of her favourite shades of grey, Down Pipe by Farrow and Ball to paint the fireplace wall in the living room and bespoke shelving and cabinetry that she design and had made. This deep, dark grey was complimented by the use of the lighter F&B Lamp Room grey in the kitchen. Build The project took 8 weeks to complete beginning in May 2017. End Result The clients were ecstatic at the results which they could not wait to show off to their friends and family.

Moduleo flooring ‘Transforms’ 46-bed student accommodation scheme A six-floor student accommodation complex, situated opposite St James’ Park in Newcastle, has provided a Scandinavian escape in the city centre thanks to luxury vinyl flooring specialist, Moduleo.
