INTELLIGENT CONTROLS FOR A ‘RADICAL’ HOME When Irish architect and farmer, Patrick Bradley, came up with a design for his own home that would be like nothing seen before, he was determined to include as many state-of-the art features as he could. Of the lighting and heating systems, his key requirement was the intelligent control of all of the functions via his iPad or mobile phone. He presented this challenge to contractor, AK Electrical, which installed a system based on controls from electrical solutions and services provider Hager. Patrick’s home was one of the projects featured on Channel 4’s Grand Designs, a
series which sets out to profile some of the most ambitious self-build projects. Patrick runs his architectural practice on the family farm at Maghera in County Londonderry. He had come up with a design that series presenter Kevin McCloud described as ‘radical’. Choosing a stunningly beautiful location on the family farm, Patrick was planning to build his home using four 45ft steel shipping containers, stacked twohigh in the form of a cantilevered cross. As Kevin McCloud said, this was a ‘powerful personal statement about him (Patrick) as an architect’.
Not only was the architectural approach to the design radical, the build programme for the house was nothing less than ambitious. The time allowed for converting the huge metal shells from sea-going container to avant-garde luxury home was just 10 months. The project was well underway when Patrick Bradley approached AK Electrical with his plans for the electrical control systems in July 2014. As an architect, he knew of AK Electrical’s reputation and so commissioned the company to design his intelligent electrical control system.
Aaron Kearney, proprietor at AK Electrical, supplied the project through its subcompany, iControl Homes. He explained: “Patrick had a vision for his home and he was very specific about what he wanted, right down to the smallest detail. Initially, he intended to have only automated control over the lighting system but while this was possible we felt that in practical terms, it would be better to have the option of switches. With the choices available from Hager, we knew that we could achieve the level of technological sophistication that Patrick wanted, together with aesthetics that would complement the visual design of the home. “The other factor was the timescale. We first looked at the project at the point when the house was ready for the first fix of electrics in July. With the build schedule, we had until the end of August
to complete the installation, so speed was a key factor. We also needed to be sure that the system we specified would be simple to install as by the time we were on site, activity was fairly hectic, with up to 35 tradesmen of various disciplines working at any one time.” The Hager system recommended by AK Electrical was the domovea building automation package. Divided into two key elements, domovea consists of a server which connects the KNX bus system onto an IP network, which is then supported by domovea visualisation software which is available across multiple operating systems, including iOS, Android and PC. It is designed to enable building owners to monitor and control their KNX building automation simply through the intuitive control of different devices from PC, laptop, smartphone or tablet. This ticked all the right boxes as far as Patrick’s desire
for automated control was concerned, but it was the additional benefit of speed of installation which secured the deal for AK Electrical. The design of the domovea package enabled AK Electrical to build and pre-programme the central control unit in their own workshop so that all that was needed on site was to fit the cabinet to the wall and connect the appropriate cables. As well as employing sophisticated technology, Patrick was determined to carry his vision through to the aesthetics of design when it came to interiors. Having initially decided against using any form of switches, he found that he was able to incorporate switches from the premium German-designed Berker range from Hager without compromising the standards he had set. The switch he chose was the B.IQ which offers up to four functional elements – temperature controller, information display, tactile
sensor and timer – in a single control unit. B.IQ switches incorporating thermostats were fitted in each room, delivering an additional benefit of providing control over five zones of heating. Patrick Bradley commented on the installation: “When I first approached Aaron I had very little time as it was at a later stage in the project than first planned. There were also constraints on the budget for the electrical installation. When I met with him to discuss my requirements he completely put my mind at rest. In relation to the specification and quality of the systems he was able to provide, he really impressed me. I can honestly say I wasn’t completely aware of the level of technology he could provide. The Berker product range is absolutely first class. It
is simple and so easy to use and really didn’t take me long to get to grips with it. For example when I am away from home and my family visit the house, they have no trouble operating the system. I will definitely be recommending the product range in my future projects.”

Commenting on his recommendation of the systems from Hager, Aaron Kearney says: “We have had a business relationship with Hager for a number of years and I have used the domovea system myself in our own showroom, so I knew exactly what it was capable of. We always keep an eye on the new products that Hager introduce and having met up with the company at the KNX exhibition in Frankfurt last Spring, their products were fresh in my mind. Yeoman Shield Proves to be the Perfect Recipe for Restaurant Doors A staff restaurant run by catering company Gather & Gather in a prominent business centre in Leeds needed to solve the problem of damaged doors connecting the back of house kitchen area with the front of house dining area. The facilities management company in charge of the business centre buildings sourced a solution, to preventing the continual damage that the expensive fire doors were experiencing, from a range of fire rated door protection products from Yeoman Shield. Yeoman Shield’s directly employed fixing team installed 2.0mm thick door protection panels with a FalmouthEx finish to both sides of the double swing kitchen doors in a Buff colour. 1 hour fire rated door edge protectors were then installed to both the leading and hinged edge of the doors which were then finished off with a low level kick plate in a contrasting Brown. Takes To The World Stage Featuring Reynaers Architectural Systems Throughout
A
longside the Swan River in Perth, Western Australia, a stunning new arena has opened its doors featuring Reynaers curtain walling and architectural aluminium systems.
Designed by architects ARM+CCN, a joint venture of ARM Architecture and CCN Architects, Perth Arena is defined by nine unique façades and links the city’s business district with Northbridge. Its vivid colours and dynamic geometry provide a vibrant and eye-catching new international entertainment venue attracting world-renowned artists to the capital of Western Australia. Taking the form of interconnecting polygons the façades feature a bespoke curtain wall solution designed and developed by Reynaers and based on the CW 50 Structurally Clamped system. As part of the development programme the bespoke curtain wall system was extensively tested to ensure its ability to withstand all wind loads, thermal and structural movement as well as the system loads imposed by the building’s diagonal transoms.
Fundamental to the design concept developed by the architects the glazing had to be as one with the other façade materials, presenting a uniform and uninterrupted exterior. Laced with bold colours blue, white and black, the façades merge seamlessly with cladding in bold geometric patterns while parallel sashes of irregular shaped windows appear almost nonexistent when viewed from the outside. Internally, however, it is a different story as the fenestration highlights the design features while bringing in all important natural light, combined with skylights, to vital areas of the arena. This visually stunning achievement led to the building been awarded The Australian Window Association’s ‘Best use of Windows and Doors Commercial – New Construction’ award. As day turns to night a transformation takes place as the arena comes to life with pulsating streaks of light chasing along the clean lines of the building like a huge spacecraft on the landscape it instinctively draws people towards it. Energy efficiency and the environment play a significant role in the day-to-day operation of Perth Arena which utilises mixed-mode natural ventilation aided by the installation of parallel openers in the curtain walling. An expansive roof area accommodates a large photovoltaic array
and low energy displacement air conditioning is utilised throughout the venue. With U-values of approximately 1.5 and a Solar Heat Gain Coefficient ranging from 0.23 to 0.6, the CW 50 curtain wall systems assist the building’s energy efficiency. Contained within the highly complex arena is a concert venue and multi sports stadium with complete flexibility to stage A-listed music concerts alongside international and national sports tournaments, the equal of any venue in the world. In addition to the 15,500 capacity arena topped by a 56 metre by 35 metre retractable roof that opens in just seven minutes, there are five high quality and distinctive function areas, 36 corporate suites, six food and beverage outlets and a 686-bay underground car park. All are interlinked by vast 50 metre high atriums and walkways for ease of navigation throughout the arena complex. SEA CONTAINERS HOUSE UNVEILS £160 MILLION PROJECT REFURBISHMENT Turner & Townsend is proud to see the successful completion of the £160m refurbishment of Sea Containers House, one of the most prominent landmarks on the South Bank of the River Thames, on which the consultancy delivered full cost management services. Turner & Townsend ensured successful project delivery and maximise return. By adopting a cost-focused design process and implementing a robust commercial approach, the building was successfully fully let prior to practical completion and the final account was achieved nine months prior to completion.
The new state-of-the-art office block development, rated BREEAM ‘Very Good,’ includes a cathedral reception space, ground floor cafe area and roof terraces at the upper levels of the building. Within the former car park of the building, a new nine-storey 90,000 sqft2 office has been constructed, providing a total space of 440,000sqft2 grade A office accommodation, including the refurbished space. £11M RESTORATION PROJECT AT LEICESTER CITY COUNCIL HQ NOW COMPLETE
W
ORK on an £11 million project to restore Leicester City Council’s headquarters is now complete. Contractor Willmott Dixon began work last year to restore the 1930’s building in Charles Street to its former glory.
In addition to sensitive restoration of original Art Deco features, the firm has also created new committee and function rooms to allow the city council to hire out spaces at the venue for weddings and functions. Nick Heath, operations director at Willmott Dixon in the East Midlands, said: “This was a really interesting project for us to be involved in as it involved the restoration of a historic building, but also the provision of office accommodation appropriate for the modern age. “As part of the works we have undertaken, we have managed to create areas of civic space in addition to the council offices which opens up the building to the people of Leicester. “Not only that but, following the closure of the council’s New Walk Centre, some 400 staff members have been working in the building since the summer, which presents unique challenges in and of itself as we have continued to work on the lower floors.” The building served as council offices until the authority relocated staff to New Walk in the 1970’s. Occupiers since then have included the Inland Revenue and the former Willie Thorne snooker club – later known as Riley’s. Renovations have included the transformation of the old rates hall, where residents used to pay their taxes, into a function room which can be hired by members of the public, as well as the revamping of an auditorium and conference rooms. Sir Peter Soulsby, city mayor at Leicester City Council, said: “The building has been restored very faithfully to echo how it looked when it was opened almost 76 years ago to the day. It looks amazing, it really does.” Nick added: “We are really pleased to have now handed this building back in its entirety to Leicester City Council, and are certain that this will be a fantastic facility for their staff and the people of Leicester for many years to come.”

THE BRIEF The clients came to Camellia for help as they needed a company that could not only design, but who could also project manage and run it through to completion with all their trusted trade contacts and partners. Whilst the clients returned abroad to their working lives and schedule, Camellia managed this long term project around family holidays and occasions.
THE STORY This is a story of a remarkable transformation; a house that was small and humble with a half built extension, which blossomed to become capacious and worthy of celebration in a glossy magazine. There is something special about being close to the water – wide expanses of sea and sky, living with picture windows and open doors whenever possible in Cornwall. It all brings a sense of escape and that is what Camellia has created. Design Director Elaine Skinner says, “My clients, like many with second homes on the coast, want to live the illusion of a carefree idle life for several weeks in the summer – retreating from their everyday worlds, lasting right up to the plane ride home. They wanted this house to give them just this and we delivered. When they first visited the property they knew that its current layout did not work, nothing flowed and a proposed extension did not fit either. They came to Camellia for help as they needed a design company that could not only design, but could project manage and run the complete project with all their trade contacts and partners, whilst the clients returned abroad to their working lives. They needed someone they could trust and take on their brief. My clients had a clear vision, but needed us to interpret it and come up with the ideas to make it all a reality in time for their summer holiday the following year.
The challenge was to interlink the old building and its small rooms with the proposed extension to make it appear at completion as if it was all built together, we did this and more and gave them realistic timings, we were able to deliver the first phase on time and then during that holiday we planned the second phase outside and the grounds.” Elaine describes the style she has created at this home like ‘a getaway retreat’. “It’s the only style that will make you think of a vacation all year long. It’s all about an airy feeling with relaxed and informal simplicity with its references taken from the outside in. These clients have hectic lives and when they come here I want them to stop, relax and unwind and feel like they are away from it all and by the sea. It does not mean theming it with shells and driftwood it’s about replicating the juxtaposition of texture and colour. I see the Cornish design style as mostly airy with beach tones where large stretches of calmer water suit muted blues, soft greens and subtle turquoises which bring to mind the sparkle of the sun on water and wide, cloudless horizons. Greys work well, reminiscent as they are of windswept water and stormy skies. Other tones like ochre, and teal compliment these hues.”

Now that cold, wintry weather is upon us, we can see only too well what hardship the elderly may have to contend with if they live in cold housing. The trade association for the application of sprayed or injected polyurethane foam, the British Urethane Foam Contractors Association, urges specifiers to increase the insulation levels in these properties to meet today’s standards.
HELP THE ELDERLY COME IN FROM THE COLD DURING
‘COLD HOMES WEEK’ n estimated 18,200 excess winter deaths occurred in England and Wales for the 2013-2014 winter period. Whilst this is the lowest rate for many years (since 1950-51), the figure still shows that 11.6% more people died in the winter months compared with the non-winter months. These provisional figures were released by the Office for National Statistics on November 28, 2014.

On the positive side the figures are coming down, in line with the prevalence of thermal insulation. This does show the huge benefit that properly insulated housing can make. Indeed, it must also have other benefits such as keeping people out of hospital. It’s not just the elderly who are at risk – people with other illnesses can be particularly prone to ill health when they are living in cold, damp conditions. Homes which are well insulated will be far warmer and retain the heat for longer, resulting in lower fuel bills. Spray applied or injected polyurethane foam will provide far better insulation than the equivalent thickness of most insulation materials, whilst stabilising the roof and walls. For superior insulation performance, the foam, spray-applied at rafter level, together with the existing 100mm layer of insulation at joist level, brings the thermal performance right up to today’s stringent standards and even avoids the need to ventilate the roof space. Injected cavity wall insulation provides an insulating barrier and provides stability to the walls, avoiding the expensive job of replacing wall ties. The foam is also beneficial in hard-totreat properties which are unsuitable for other materials, or for homes at risk of flooding, where other products might not survive. Due to the expanding properties of the foam, air leakage, draughts and cold spots are eliminated, providing superior energy-saving insulation and carbon savings. EXCLUSIVE TOWN HOUSE REFURBISHMENT IN BELGRAVIA Focus SB Ltd is pleased to be involved in the re-development of a property at one of the most exclusive addresses in London. Wilton Crescent was drawn up as part of the original plan for the development of Belgravia in 1820. It was built in 1825 and the north side of the crescent, where the property is located, was stone clad between 1908 and 1912 reflecting the growing prestige of the area. Focus SB were involved in the design and specification of all electrical accessories for a property in Wilton Crescent, with Product Consultant Gennifer Ling working closely with John Coughlan of Electrotech the Electrical Contractors for the development.
John Coughlan comments, “The reason I have always preferred to use Focus SB is the company’s facility to produce non-standard accessory plates to any specification or finish. We have continued to use Focus SB as they offer similar products to Forbes & Lomax at more competitive prices.” The re-development involved refurbishment of the town house and joining the mews house, at the rear, to the main building, creating a stunning glass atrium in the process. A pool and spa area was created under ground and the whole property was modernised to the highest specification and attention to detail. John continues, “On this particular project at Wilton Crescent, Focus SB provided a good brochure package and plate sample pack followed up by samples issued to the site.” A range of bespoke plates and switches were subsequently designed including plates manufactured to match the unique bronze bathroom fittings. These bespoke plates were matched to a wide range of standard plates from the Focus SB Horizon Range.
John adds, “As a contractor I need to know delivery times and Focus SB always delivered on time as agreed, this is very important to us when up against tight deadlines.” In the 19th and 20th century, Wilton Crescent was home to many prominent politicians, ambassadors and civil servants. Louis Mountbatten, 1st Earl Mountbatten of Burma (1900–1979) lived at No. 2 Wilton Crescent. Moorland Makes Its Mark On Energy Efficient Homes Cembrit Moorland fibre cement slates have contributed to a £2.1 million social housing scheme in Liverpool cutting its carbon emissions by two thirds and achieving Code for Sustainable Homes Level 4.. Sanctuary Housing Installs Aico Smoke Alarms in New Development Sanctuary Housing, one of the largest social housing providers in the country, has installed Aico’s 160RC series mains-powered RadioLINK alarm systems into all of the 96 flats in its latest £10.4 million development in Newlands Place, Cumbernauld. As a key safety measure the development is being fitted with Aico’s 160RC series mains powered, rechargeable lithium battery back-up smoke alarms. or over 30 years SLIPSTOP, based at Coalville in Leicestershire has been helping to prevent slips and accidents in industry, commerce, leisure and even on luxurious cruise liners. Now the company is campaigning to prevent slippery ceramic tiled floors from being replaced in an effort to help the environment. of ceramic and porcelain floor tiles throughout the UK just because they present a slip problem. Tiles are very durable and offer many qualities not found in other materials. Even so, old tiles are often replaced with inferior products, just because they have become slippery. We have a treatment that is quick, safe and extremely economical as well as being eco-friendly. Our anti-slip treatments eliminate accidents at a fraction of the cost of replacement”. “Effective under dry, wet and even greasy conditions, the SLIPSTOP process, that is guaranteed for five years, also removes most stains and calcium deposits and is approved by the Health and Safety Executive. It is good to see more and more architects and building owners choosing treatment before replacement,” he added. Don’t be too sure about your insurer! SLIPSTOP was recently called in by a company that had to
pay out tens of thousands of pounds for a slip accident, as its own insurance company refused to pay compensation because the problem had been highlighted in a previous Health and Safety Audit. SLIPSTOP was able to make the floor safe for less than £2,000 and since the treatment was carried out there has not been one single accident. KEBONY UNVEILS Villa Melkeveien, Its Latest Residential Project In Oslo
ebony today announces its latest residential project, Villa Melkeveien, in Oslo, Norway. Situated on a sunny hillside in Holmenkollen overlooking Oslo, the floor to ceiling windows provide spectacular views of the city, stretching out towards the Oslo Fjord. A strikingly modern building designed by LOGG Arkitekter, the villa is wrapped in horizontal Kebony cladding and glass and is truly breath-taking in appearance, contrasting and yet complementing to the other villas in the neighbourhood.

> The four bedroom house, consisting of two main blocks in a T-shape formation, occupies 300m², with an additional 50m² garage. The large lounge and kitchen have direct access to the terrace and the spectacular views. The house also has a spa room and a separate guest area with its own kitchen and bathroom. Completed in 2014, after a two year build process, the house has been built on a previously unoccupied site. The modern family house was commissioned by an owner-occupier private client who appointed LOGG Arkitekter. Inspiration for the design was drawn from the spectacular scenery that surrounds the Vettakollen hill. Along with extensive use of stone, slate and glass on the exterior of the building, Kebony wood is used in the building’s cladding. Kebony was chosen for the build due both to its beauty and to its hardwearing qualities, sustainability considerations were also of importance to the owners and architects. Kebony is a Norwegian material, manufactured in nearby Oslo using sustainably sourced soft wood species such as clear and character grade pines. The wood is impregnated with a non-chemical bio-based product, heated and put under pressure, the resulting product is highly durable and maintenance free. As such Kebony diverts demand away from our tropical forests.
