eil Dusheiko Architects have completed a beautiful and very personal renovation of a Victorian terraced house in Stoke Newington. The house was designed for the architect’s father-in-law, just around the corner from the architect’s own house where he lives with his wife and family. Neil Dusheiko said: “My wife wanted her father to be closer to us so we could easily pop in and out of each other’s homes. We found a house in the road parallel to ours but it was a bit dark and damp. I wanted to make it into a light and airy home where my father-in-law could live comfortably and easily in a really beautiful space."
One of the priorities was to make sure that there was plenty of room for to display his collection of art and ceramics. The kitchen wall is lined with bespoke, oak shelving, where ceramics and glassware are displayed. The materials in the kitchen have been carefully chosen for their texture and warmth, complementing the numerous objects d’art. The floor is paved with brick pammets and the worktops are wood, as are the floors in the adjoining sitting room area.

The kitchen was very important as the client is a keen cook. It is a light filled space with a skylight over the dining table, a large, glass door leading into the garden and a comfortable window seat, the perfect place for visitors to sit and chat to the cook. In the sitting room there are simple, bespoke wooden cabinets but the design has been kept simple as the walls are filled with the owner’s collection of paintings and prints. Art works also line the walls on the landing and in the bedrooms throughout the rest of the house.

Neil Dusheiko, Director of Neil Dusheiko architects said: “It was important in the design to strike a balance between bringing in light but also creating a private and intimate space that felt very personal. We wanted to modernise the house and make it a more comfortable place to live but retain a feeling of warmth." A new loft has been added, which is light and bright with skylights, and large windows through which you can see the spire of the local church in the distance. It is also cosy and private, with wooden cupboards and floors and dusty red walls which complement the client’s kilims and textiles. Practice Director Neil Dusheiko said: “We wanted the house to feel light and to be comfortable and modern but at the same time to be very personal. By designing the house around all of my father-in-laws beautiful things I hoped to make the move from the old family home a little easier.

My wife and I and our daughter are always in and out of the house and every time I visit there’s another picture up or another ceramic dish on the shelves. I’m really enjoying seeing him settle into the house." Product Description. The materials were carefully selected to create a unified palette that would help exude a warm calm atmosphere, tying the contemporary design into the existing historic fabric of the home. Materials work well together due to the inherent relationships between natural and reclaimed materials. Reclaimed Brick We used reclaimed brick tiles for the new kitchen and dining spaces which provides warmth and texture to the newly created space. We used the same material outside on the patio to create a sense of connection between inside and outside.
Glass A large pivot door and fully glazed roof over the dining rooms maximise light ingress and create a strong connection between the house and the garden. Tall sliding glass panels allow for framed views from the house to the outside. Oak Joinery Bespoke oak joinery provides lighter textured infill areas for storage and display for the client’s ceramic and glassware collection. The joinery also houses the heating storage containers, handrails and plenty of space for the client’s personal effects collected over his lifetime. Zinc Cladding We chose black anthracite zinc cladding for the loft structure as we wanted to use cladding in large sheets to give a more monolithic feel to the roof extension. This included creating large panels of solid metal with simple clean openings framing up views from the roof to key local attractions. www.neildusheiko.com 6

here is nothing new about lime mortar, it has been around for thousands of years since before the early Egyptians. The properties of lime mortar have long been recognised for being a strong, flexible and permeable building material, and family run business, Heritage Cob and Lime based in Bideford, North Devon, have seen a steady increase in both clients and other builders wanting to know and understand more about the use of lime mortar.
With a client base that stretches from Scotland right down through to Devon and Cornwall, the company’s mortars and bespoke plasters are in great demand. Sarah Rawle heads up the manufacturing side of the business and she explained, “Our non-hydraulic lime (fatty lime mortar) is slaked from premium Buxton quicklime and matured for a minimum of 4 months, and forms the basis for all our pre-mixed lime mortars and plasters.”
The company has a list of famous landmarks that it has supplied mortars to, including Buckingham Palace and Windsor Castle. As well as manufacturing, the company stocks all traditional building materials, including cob blocks and a new, innovative clay and straw block called a Strock.
Working alongside Sarah is father David Rawle, senior partner and consultant to the business. Mum Sue Rawle assists with building quotes, consultations as well as the marketing, whilst Sarah’s brother, Frank Rawle heads up the building restoration side. The manufacture of lime mortar has many advantages over cement, already proven by independent research bodies such as the National House Building Council Foundation. Instead of producing large amount of CO2 in manufacturing, as is the case with cement, lime mortar carbonates (hardens) by using CO2 from the atmosphere.
Ideal for restoring traditional buildings, lime mortar lets the structure flex and so prevents masonry from cracking. It also acts as a wick, absorbing moisture and allowing it to evaporate and so keeping the masonry dryer and lessening the risk of spalling (crumbling of masonry). Older houses that have been rendered outside with cement and then inside with pink plaster often have damp problems which can be overcome simply by using the appropriate lime mortar inside and out. Schöck and Marble Mosaic team up for 345 precast balconies Horizons is a recent addition to the skyline on the north bank of the Thames adjacent to Poplar Dock. It offers 190 private apartments with one, two and threebedrooms, plus six penthouses. There are a considerable number of balconies involved on the development, so minimising any possible thermal bridging problems was crucial. The Schöck Isokorb structural thermal break comfortably met the necessary specifications and precast balcony specialists Marble Mosaic had a big part to play as well. Marble Mosaic specialise in precast concrete cladding panels and structural units for new buildings. Joint MD Dennis Vittle comments: “We have been associated with Schock projects for many years and Horizons required the balcony units to be integral with the main structure, insulated and fire-stopped from it. The Schock Isokorb type K was the natural solution. There are 345 pre-cast balconies on the project which posed a number of challenges. There were standard insulated balcony-to-slab connections and a number
of downstand and upstand connections required. Also the precast columns were supported off the balcony slab at one end only, so there was a heavy eccentric shear load transfer. The agreed design called for a combination of Schock Isokorb types K and Q to ensure structural integrity with the frame, whilst avoiding any clashes with the concrete frame reinforcement”. The Isokorb type K is a load-bearing thermal insulation element for concreteto-concrete cantilever balconies, which transfers bending moment, stress and shear forces. The Isokorb type Q serves as a shear force transfer element for loggia's or column supported balconies with relatively low load expectations. 1 Styling And Colour Although white may be considered by some as bland and unimaginative it does make the perfect blank canvas for setting off the main feature of the wardrobe, namely the clothes. In fact not only will it set off the garments it will also create the illusion of space in a room where space is often limited. If you use this in combination with mirrors then you are really opening things up. If on the other hand you have the luxury of a larger space then dark woods or dark lacquer colours can inject mood and accents to the room, and coupled with clever lighting can also produce beautiful results.
Of course doors can be removed completely in a walk in wardrobe situation, but this can be challenging in terms of keeping things visually clean on the eye. 4 Accessories Shoes, belts and jewellery can be set and displayed in a variety of ways including bespoke shoe racks, drawers, or shelving. Consider these items as signature display items using particular shoes and jewellery as pieces of ‘art’ in their own right. n extensive redevelopment of an Edwardian semi-detached house in north London, dramatically reordering rooms and extending the house to the rear to meet the evolving needs of a couple and their teenage children. This large period house required significant untangling from its congested internal layout in order to rationalise and re-configure its interior spaces. It also had a lack of connectedness to it’s generous outdoor spaces and an underexploited loft area. The original living and service areas of the house were dark, cramped and restrictive to family shared spaces.
Our solution was to reconfigure the layout of each floor and expand the house to create a spacious living area to the rear of the ground floor with a large glazed structure that frames the newly landscaped garden and terrace. The re-configured floors have given the family generous sized rooms with an interesting play of level changes and volumes that can now be fully shared and enjoyed. These are connected by a new helical staircase with a ribbon-like handrail that curves as it ascends in parallel with the central double-height void. The new loft bedroom is the proud possessor of its own private recessed terrace that has cleverly and discretely been carved into the pitch of the roof.

Product Description The bespoke timber staircase was designed in close collaboration with designer-maker, Fowler & Co. It was conceived as a single object stretching between the ground, first and second floors. The central form comprises a solid helical balustrade that ‘hangs’ down the middle of the void with the stair wrapping around it. The elegant lacquered balustrade is capped with a continuous moulded handrail, hand carved from oak to match the fluid underside that follows the curves of the staircase.
Throughout the house, the warmth and texture of the wood grain used for the staircase has been emphasised in floor finishes and worktops elsewhere.
It was made in Fowler & Co’s workshop and then assembled on site, with the handrail made from pieces of laminated wood pressed into a curved mould. The underside is clad with timber with each piece acting like a propeller blade, twisting in two directions. The result is a sinuous shape that is given continuity by the use of treated hand carved oak for both the underside and the ribbon-like handrail. •

’New CPD from Aluprof’ ‘Thermal Design Choices for Aluminium Fenestration Systems’ is a new RIBA approved CPD from leading commercial systems supplier, Aluprof. The CPD aims to give specifiers the knowledge they need to specify the correct systems and their thermal characteristics on a ‘per project’ basis. Aluminium systems have evolved from the solid profiles of the 60’s and 70’s through the resin ‘fill and de-bridge’ methods of the 80’s and 90’s to the sophisticated polyamide thermal breaks of today. Whilst thermal calculation can determine a particular U value, does the structure it is being fixed into retain the high performance of the product or will it cold bridge and potentially cause issues? How do you best interpret a thermal simulation graphic to choose the best product? Is solar gain, ‘friend’ or ‘foe’? These are questions the CPD will seek to answer. UFAC at 20 Soho Square on Track to Improve User Wellbeing AET Flexible Space has recently completed the supply and commissioning of underfloor air conditioning equipment at 20 Soho Square in London’s West End. These can be easily re-positioned to suit individual tenant needs for heating or cooling, or when the interior layout may require change. Instead of a rooftop chiller providing chilled water, the building uses Daikin heat pumps to maximise space in the shallow roof space above the top floor. The 6000 m2 neo-classical building has a stunning Portland stone façade; the most prominent in Soho Square and the iconic colonnade extends across the ground and first floors. AET has supplied a total of twenty five CAM-C (DX) downflow units along with associated Daikin heat pumps and around 360 TU4-EC fan terminals; with the underfloor system installed throughout most of the building’s seven floors. The recent refurbishment was a speculative re-development, however the property achieved notoriety in Q1 2016 by being rated the fourth biggest property transaction by size when Palantir Technologies UK Ltd acquired the whole 64,606 ft2 on a ten year lease at an average rent of £74 per ft2. The incoming tenant has opted to finalise the fit out of the interior finish. With underfloor systems, the whole plenum under the building’s raised access floor becomes the duct, or ventilation zone and each floor is divided into separate zones; ideal for multi-tenancy occupation or corporate division.
Each of these zones is supplied with fully conditioned (chilled or warmed) air, which is fed into the plenum by the zonal downflow units (CAM), and then supplied into the workspace via Fan Terminal Units (Fantile). The Fantile units feature integrated controllers where users can personally adjust fan speed and temperature to suit their own comfort; which can have a positive impact on user wellbeing. Systems can be configured with underfloor or high level return and can easily integrate with passive or other ventilation systems. Working with architect Buckley Gray Yeoman and consultant Hurley Palmer Flatt, the system specified at 20 Soho Square is a CAM-C Direct Expansion system. The under floor void is split into supply and return air plena using easily relocatable, airtight baffle and air travels back to the CAM for re-conditioning via the return plena. The Fantiles supplied are standard TU4 fan terminals with EC motors for enhanced energy efficiency, fitting neatly into the 270mm floor void.

Metal beams were used to create a safe and fully supported glass link.
From afar, using a frameless glass link creates the illusion of a gap between the home and conservatory which is often a preferred method of extension for planning consultants and English Heritage.
Incorporating slim metal beams with the large glass panels creates an almost completely open space, maximising the natural light intake and views of the surrounding area. The Summer House
The Summer House The Summer House, an addition to a well-loved family home set behind a beautiful wild planted garden in picturesque Devon, in Southwest England.
The main house was historically extended from a small dwelling to the modern family home. The growing household required additional space to allow the current accommodation to adapt to their changing family dynamic. Further space was essential in maintaining the function of this wonderful family home. The brief for the proposed ancillary building was to be in the style of a small summer house, with a coastal feel to reflect the house’s proximity to the Exe Estuary and that would sit naturally within the extensive rear garden of the main house.
Architectural details such as slate tiling the roof to match the existing house harmoniously ties the two structures together. In order to build upon the natural qualities of the location we sighted the proposed building in the garden with a slightly sunk placement into the ground minimising any obtrusiveness on the neighbouring gardens and landscape. Allowing the Summer House to blend into it’s surroundings. The building is a single storey traditionally styled timber frame house, made up of a simple rectangular shape with a hipped roof.

Although designed to feel like a separate space it was important for the Summer house to allow the occupant a sense of independence whilst still being connected to and incorporated into all the family activities in the house. Seabrooke Rise flats were constructed in 2015 as part of Thurrock Council’s promise to build 200 affordable homes a year over a period of 5 years. Long Rake Spar were pleased to be involved in the scheme which was proposed with the secure future of local residents in mind; building long lasting, new homes for young families. A total of 53 new flats were built, with three quarters of them available to current Thurrock Council tenants and the rest open to everybody on the council register.
The contract was awarded to Wilmott Dixon, who immediately implemented their ethos of supporting local neighbourhoods during their work by employing local workers, offering training opportunities and hosting bricklaying students from a nearby college. With strong community spirit being at the forefront of the development, as well as using environmentally sustainable materials to help bring down living costs and prevent flooding, Wilmott Dixon were keen to promote this vision throughout,
including the exterior surfaces of the complex. Long Rake Spar, the UK’s leading supplier of decorative aggregates were the natural choice for the supply of dried aggregate granules which were used extensively in the permeable resin bound surface, across the various communal areas throughout the site. Nestled in the woods of Hudson Valley, this house was conceived as a car-lover’s dream retreat. A generously sized garage is the locus of the design, generating space for car storage and maintenance as well as a spacious wine cellar and a furniture workshop. The rectangular form of the house, which is partially embedded in the hilly landscape, emerges from the lower-level garage and creates an open plan living space ideal for entertaining, relaxing by a cozy fire, or creating a home cooked meal.

We researched the Japanese technique of charring wood called shou sugi ban and decided that it was something we wanted to tackle on our own. Working with premium cedar siding, we charred and finished the wood prior to installation,

The cantilevered roof from the front entry extends through to the rear of the house to shade an exterior deck. The furniture-finish

St James Gets An Overwhelming Reception A range of custom Spectral Lighting products have created a spectacular lighting solution at a mixed-use development in the heart of London. The company’s H-PROFIL and TURUS luminaires are combined to innovative effect to create a stunning centrepiece in the building’s reception area, while STORA completely transforms the lift lobby area. The development is located at 55 St James’ Street’s and consists of 32,000 ft² of office accommodation spread out over five storeys, and at the top of the building, five high-end one bedroom apartments offering spectacular panoramic views across St James’s. Working alongside EPR Architects, and with lighting design by renowned lighting guru Miles Pinniger, Spectral has produced a completely bespoke solution, mirroring the unique design of the space. A 5.9 metre diameter ring using Spectral’s H-PROFIL 150 system offers a central focus of the lighting installation. The ring was constructed using the all new aluminium extrusion and features an opal diffuser for direct lighting and RIDI L-TUBE segments in the top for the indirect component. This allowed the lit effect of one single fixture to cover a large reception area while also creating a beautiful halo effect on the ceiling.

Alright, so your key motivation is probably not to make a huge return, but instead to create yourselves the dream forever home, but it might be nice to know that should you look to sell in the future, that you could see a strong return on your investment. Most self-builds around the capital are built on plots with an existing house that is demolished to make way for the new one. As a rule of thumb, for the build to be profitable you will require planning consent for a house that is larger than the 78
original (so it is worth more than the cost of the plot and building it). Assuming you have been able to obtain planning consent for a house twice as large as the one you are replacing, we ranked the top 10 towns within an hour commute of London by their potential return on investment. However, I will caveat this by saying that while our research can give an indication of the return on investment, it’s important to be aware that some local authorities are more pro-development than others and areas with previous precedents for replacement dwellings are more likely to be accepted in planning.
As well as ensuring you don’t lose money when they come to sell, locations that produce the highest return on investment are key for financing the build. Most lenders restrict the loan amount to 60% of the final valuation and stipulate that it does not exceed 90% of the total cost of the build and land. If the project is loss making, it will be impossible to secure finance without a substantial injection of equity.

Find a plot with an older house that isn’t restricted by listed buildings and conversation areas. 1930s houses are ideal because of their large gardens and comparatively lower prices per square foot.

Hire a RICS surveyor to value the price per square foot of your proposed house.

Discuss your proposals with the local planning authority and a planning consultant before purchasing a plot.
•
Put in a planning application for the biggest house that you can a) afford and b) the local authority will permit.
•
Employ a professional developer – this can save a huge amount of stress and money.
