Southern Builders Are Growing Despite Rise In Costs Construction firms in the south of England enjoyed strong growth in the first quarter of 2018, according to the Federation of Master Builders (FMB) South. Key results from the FMB’s latest State of Trade Survey, which is the only quarterly assessment of the UK-wide SME construction sector, include: In terms of workloads, expected workloads and enquiries, the combined indicator for the performance of South Eastern construction SMEs the balance of responses remained clearly positive at +17%, but fell by 6 percentage points compared with the previous quarter, indicating a slight fall in positive responses; In terms of workloads, expected workloads and enquiries, the combined indicator for the performance of South Western construction SMEs, the balance of responses rose 16 percentage points in Q1 2018 compared with the previous quarter, to +20%, indicating a marked increase in positivity; More construction SMEs predict rising workloads in the coming three months, up from 38% in the previous quarter to 49% in Q1 2018; 90% of builders reported increasing material prices in Q1 2018, this is the highest reading on record.

A more diverse market that encourages SME participation is key to fixing the housing crisis.”

With the share of SME house builders witnessing an 80% decline over the last three decades, the number of home completions went down from 242,360 in 1988-89 to 178,450 in 2016-17.

Housing market sentiment negative for 4th consecutive quarter In research which has been carried out every quarter since June 2008, 2,000 consumers are asked a range of questions including whether now is a good time to buy a property or not. The index turned negative for the first time since the financial crisis in June 2017 and has remained negative in September, December and now March 2018. It shows that more people are negative than positive about buying a new home.

Housing market optimism in Scotland rises The weak economic outlook and continued uncertainty about the impact of the UK’s exit from the EU are factors that are generally driving consumer sentiment about the housing market down right across Britain. However people in Scotland have become a little more optimistic than they were a year ago. People in London are most pessimistic about their prospects of home purchase, closely followed by the North East and the South East of England. Consumers in the North West are the most optimistic in Britain. In research which has been carried out every quarter since June 2008, 2,000 consumers from across Britain are asked a range of questions including whether now is a good time to buy a property or not. The index shows whether people in a region or devolved nation are more negative or more positive about their prospects of buying a new home.


Home improvement figures increase across the South East Home improvement figures across the South East increased through 2017 with more than 94,000 planning applications submitted, rising by 3 per cent.

The ‘Home Improvers of Great Britain 2018’ report, compiled by construction industry analysts Barbour ABI shows that for every 100 private homes, the South East had on average 2.9 home improvement applications in 2017, second to just London regionally and above the British average of 2.1. In this year’s report, South Bucks led all districts across the region with 5.8 applications per 100 private homes (see figure 1.1), keeping its top spot from second placed Sevenoaks despite a fall in the number of planning applications in the borough.

At the bottom of the list of boroughs in the South East for home improvement comes Portsmouth, Southampton and Gosport, which are more urbanised districts with some of the lowest average annual earnings.

It does, however, top the regions for conservatories and outbuildings.

Here these local authorities received less than one application for home improvement for every 100 private homes, compared with South Bucks which receives almost six.

Its strongest showing over the past five years is in rear singlestorey extensions, with growth of 26%.

In terms of the types of home improvement, the South East comes second to London across most types in terms of planning applications proportionate to its number of private homes.

St. John The Evangelist is a grade II listed church on Burnley Road in Bacup. It was built between 1878 – 1883 and was designed by the architect James Medland Taylor. The original features include a spectacular hammer beam timber roof and a sloping floor, as well as two large stained glass windows.

Our approach to the project was to keep the height and volume of the central nave and create living spaces either side with a lightweight steel framework designed to have minimum impact on the existing fabric. The proposed new layout for the church interior is aimed at creating a functional modern home whilst still celebrating the scale and original features of the church itself.

Artform Architects were approached by a private client who wished to convert the church into a single residence. The brief was to maintain the features of the interior whilst

The flow through the building is an important part of the layout and starts from the main entrance which reinstates the southern doorway as the front door, just as the original church design intended. From here there is a generous reception space adjacent the baptistry and font. The route through the building then guides people down the nave with the sloping floor being retained. The main living accommodation is focused on either side of the nave which remains full height and open to the timber hammer beam roof above. Within these side aisles are family rooms separated by dividing partitions and accessed through sliding doors set into glazed screens. The glazing visually connects the nave and the aisle rooms whilst still allowing for separation and different uses in smaller spaces. At the eastern end of the church, the kitchen provides the main focal point and is situated in the chancery in place of the altar. This family gathering space bookends the layout of the building and celebrates its position beneath the large stained glass window. The existing chancery steps are retained which gives the kitchen an elevation position with all encompassing views back down the nave. The kitchen also has easy links to the adjacent living space behind the organ and flows on from a formal dining space at the end of the nave. This arrangement also allows for kitchen services to drop down into the basement level which sits directly below. At first floor level bedrooms and bathrooms are located within the aisles above the living spaces below and are open to the timber roof above with the beams left exposed as feature ceilings. These rooms are accessed via gallery walkways which run around the edge of the nave and entered through glazed screens set within the original stone arches. The glass allows for views out to the nave and borrows light from the central body of the church. Additional natural light is provided to the bedrooms via conservation rooflights. A central feature staircase leads up to first floor level and brings people onto a bridge spanning over the nave below. A secondary spiral staircase provides access up from the kitchen area to the walkway. An open mezzanine level if provided directly above the kitchen mainly to be used as summertime relaxation space with the main stained glass window providing a spectacular feature backdrop. A higher level mezzanine containing the master bedroom is set underneath the rose window at the eastern end of the nave and is accessed via a spiral staircase which connects this level back to the first floor gallery walkway. This high level mezzanine provides exceptional views back down the whole church and will provide close up views of the spectacular roof above.

The existing basement is accessed via the original stone steps to the southern side of the chancery. The basement rooms, which are set at the same level as the garden in front of the church, are to be converted into secondary living quarters, with an open-plan lounge, kitchen, diner and separate bedroom with en-suite. The existing plant room will be re-used as plant space with possible gym and storage area. A key principle which underpins the overall design concept and ultimate appearance of the proposed development is that the new elements of building fabric which are being inserted into the church can clearly be read as being modern and contemporary in nature. This deliberate contrast with the historic fabric and materiality of the building's interior, gives the conversion a clarity and rationale that clearly defines what is new and what is historic. However the new insertions are subtle and sensitive so as to downplay their impact on the interior and to let the original features of the church play a more dominant role in the overall appearance. In this way

the modern interventions avoid visually conflicting with the historic fabric without resorting to a fake pastiche version of what is already there. A simple palette of materials has been selected for the new interior with large expanses of glass balustrades and walls allowing views across the whole nave which maintains the essential feeling of scale and volume. The timber frames to sliding doors and glazed walls compliment the timber roof structure along with timber handrails and walkway flooring. White painted lime based render is applied to sections of the stone walls to brighten the interior, create a more inviting and warmer environment and to emphasis certain stone details. Throughout the design process it was important to ensure that the sizes of new spaces created in the conversion were appropriate to both the scale of the existing building and the requirements of the end user. A key principle of the concept design from the start was to keep the nave full height, so the scale of the church in it’s original form could still be appreciated and enjoyed.


The challenge was then how to marry this expansive volume with a more domestic scale necessary in creating a comfortable and relaxing family home. The various living spaces and bedrooms are therefore much smaller spaces and are contained within the side aisles with the proportions dictated by the setting out of existing stone columns, arches and roof beams. This approach allows the new building fabric to fit in sensitively with the rhythm and symmetry of the existing structure. The proposed development includes two main sources of low carbon energy in the form of roof mounted solar slate tiles and a ground source heat pump. Both of these will assist in providing the new dwelling with the electricity required for heating, lighting and appliances. Solar slate tiles have been chosen over conventional solar panels to reduce the visual impact on the roof when viewed from the street below. Solar slates have been developed to fit in seamlessly with existing slate roofs and can fit a huge range of different types of roof. They are popular on listed buildings where a sensitive installation is necessary and have been successfully installed on listed buildings and within conservation areas. A ground source heat pump will be located in the strip of land immediately to the north of the application site which runs directly along the boundary line between Fern Street roadway and the stone wall of the church grounds. The applicant has purchased this strip of land to install a ground source heat pump which will use a vertical loop to use the heat from the ground to heat the under floor heating system and hot water system in the church. The chosen location keeps the bore hole which needs to be drilled into the ground, away from where the burials and graves are believed to be. It is also adjacent the basement plant room so all pipework can route directly into into the church in the correct location. Once the vertical loop has been installed the grassy bank will be reinstated above to ensure the landscaping here maintains it's current appearance. In its early years, the building accommodated much activity playing host to the local Moira Young Farmers, various Evangelical Missions, Orange Institution events and many local dinner dances. Throughout the course of this project there have been a surprising number of people who have expressed connection with the building throughout its existence.

Increasing running costs led the Institution to relocate and ownership then changed a number of times, which saw the building fall into a state of disrepair with an abandoned appearance to passers-by. Late 2013, a local family, who were keen to investigate the possibility of reinstating the abandoned hall, contacted C3 Architects. Following a feasibility study of the building and a review of relevant planning legislation, the Client purchased the building and working with C3 Architects took their first steps towards creating their new home. Full Planning Approval was obtained by C3 Architects for the conversion of the existing Sir William Allen Memorial Hall into a single two storey dwelling which would secure the building’s upkeep and retention whilst providing a new high quality family home in the countryside. The original brick building was subject to minimal sympathetic alterations externally that reflect the changes necessary for conversion into a family home. The overall character of the building is successfully retained in its original form and scale whilst fulfilling the requirements of both Client and Planning Service. On inspection, the original roof covering was found to contain asbestos, which required removal. A new standing seam zinc roof has been constructed which provides a contemporary appearance whilst retaining a similar form and massing to that of the original roof.

DESIGN OF THE DWELLING In contrast to the exterior, the inside has seen major changes. The original Main Hall space has been replaced with an open plan lounge/ kitchen/ dining area at ground level with a gallery over, providing access to the bedrooms and linking them to the south facing roof terrace area. This living space takes advantage of the existing provision of natural lighting from the large ‘church like’ windows that have ensured the retention of one of the main external features of the building in a way that enhances the internal environmental quality of the house. The private functional spaces of the house bedrooms/ bathrooms have been arranged to reuse existing window openings with slightly altered configurations influenced by the introduction of the new first floor structure in the main body of the hall. One of the intriguing aspects of the completed project is the ability to walk through the various rooms with each providing a different outlook of the surrounding countryside. The quality of natural light provided within the interior successfully adds to the drama of the contrast between ‘old exterior’ and ‘new interior’. The old single storey entrance block adjacent to Lany Road has been retained in its original form with minor modification to the window openings to take advantage of its south facing aspect allowing more natural light into the newly created internal spaces. A new external roof terrace over this block with glazed balustrade just visible above the parapet walls provides unobstructed views to the south along Lany Road. Within the overall layout an integral double garage is provided at the northern end of the block accompanied by utility spaces and a private sheltered rear external space. The main external space located along the western elevation provides an access driveway and parking for vehicles and a family garden to take advantage of the afternoon and evening sun. This garden area adjacent to the main entrance is connected to the building by a new covered canopy with patio door access to the main living area that successfully blurs the edge between inside and outside. The project was completed in August 2016, one month ahead of the planned schedule, testimony to the hard work and cooperation between Client, Main Contractor and Design Team. As the Client’s youngest son has frequently commented they cannot wait to live in their ‘old new house’ !!!!

This house was a chance to be our own clients. It was purchased with the intention of completely renovating, extending and adapting it to the scenarios of our own family life. It presented us with the opportunity to ‘practice what we preach’ to its fullest expression and create the scenario house. The main design challenge was finding a way of connecting the front part of the house, which originally had two separate Victorian reception rooms with the basement level, a full floor height 45


below, both physically and visually, in order to create a sense of single and connected open living and kitchen spaces. Creating a split-level open double reception, connected to the kitchen and garden floor by an angled glazed roof extension and a ‘floating’ library feature leading up to the bedroom floors, solved this challenge. Considerable thought was given to developing our brief both for current and future scenarios and conscious effort was made to use every available space the house had to offer. This included using spaces under the stairs, in the eves, in hallways and limited height areas. One such space was the relatively low ceiling height area resulted by the lowering of part of the reception above. This presented an opportunity for a fun and practical kids area. A storage unit under the stairs complete with a pull out table and bench invites the kids to spend time playing, doing their homework and artwork ina designated but connected part of the home. Our children took a central part in developing both the brief and the design of their own bedroom. Resulting in a climbing wall leading to a ‘secret space’ at the eves of the single pitch original house extension. And what better way to come back down than use the fireman pole! A window on the lake: the very essence of the cottage. A warm, simple wood dwelling open to nature and a peaceful lake. The house stands on the site of an old family cottage, just steps away from the shores of Lac Plaisant in the Mauricie region. Thanks to its simplicity, restraint and refinement, the project embodies the architect’s attempt to capture the essence of cottage life – a wooden home designed for vacations and enabling true communion with nature.

Featuring wood construction inside and out, the house’s single large gable covers all living spaces. Sited in a small clearing, its foundation invisible, the home is a pure, light volume resting on a grassy carpet. Its architecture is restrained and its scale modest, in tune with the clearing and lake. The exterior, both roof and walls, is clad entirely in white cedar boards. Both of the building’s long sides feature three large, tall glass panels, allowing seamless transitions between interior and exterior spaces. The south side is all glass, creating a direct link between the lake and the living spaces, arranged under a large double-height gable extending outward to cover a small porch. The full transparency of the southern façade lets in ample sunlight in fall and winter, while the mature trees standing between house and lake moderate the summer sun and provide a high degree of privacy in boating season. The balloon frame, with its exposed wooden studs and joists painted white, gives the building a unique rhythm of shadow and light. The cottage has a relaxed character. It is a true family cottage that can sleep up to 12 in two ground-floor bedrooms and a large, open sleeping area on the second floor. Envirograf Helps Canary Wolf Crossrail Station

Business meets pleasure at Canary Wharf Crossrail Station

Envirograf® Product 42 (clear intumescent coating and top coat) was applied to achieve one hour fire and loaded floor protection.

The new Crossrail station, located at the North Dock of Canary Wharf’s West India Quay, is due to be one of the largest in the network.

This product maintains the appearance of the natural timber joists and flooring, meeting EN1364-1 and BS476 Part 20. Supporting the structure, all of the load bearing beams, columns and staircase supports were coated with Envirograf® Product 83 (intumescent steel coating), with a special colour top coating to enhance the decorative look of the building.

A deeply complex structure from head to toe, this six-storey building incorporates 100,000 square feet of retail space, a rooftop landscaped park, restaurant and community facility, as well as the Crossrail station itself. The station is set to provide another much-needed link between Canary Wharf and the rest of the city. The building, with its timber lattice roof resembling a ship’s sail, is designed to bring to mind Canary Wharf’s global maritime history.

Product 83 meets BS476 Parts 20 & 22, providing protection, and can be applied to aluminium over existing paint without shot blasting.

This 20-foot-wide wood frame townhouse, located at the end of a row along a narrow side yard, had existing front and rear extensions. The building volume was selectively manipulated—in some cases through addition, in others through subtraction—to improve room sizes, sequences and adjacencies. Generously sized skylights, window walls and glazed corners were employed to make the most of available natural light.

The rotation of the front door—now perpendicular to the street—attenuates the entry sequence (meaning the visitor doesn’t enter directly into the main volume, as in a typical row house). To open up the exposed wall to available light, the stairs were relocated to the party wall. Instead of a straight run, the stairs take a ninety-degree turn and are lit from above, by a large skylight. The corners of the living room and dining rooms were eroded to bring light in and extend views diagonally.

The front extension was carved away at the corner to create a covered front porch, wraparound 77


The rear extension was widened to about 15 feet to create a generous mahogany-paneled kitchen with an island, pantry and home office nook. A deck off the kitchen extends the materiality of the interior living spaces out into the yard. Upstairs, the master suite is located at the front and insulated from the bustle of the house by an airlock of two parallel pocket doors. A windowed

walk-in closet, sky-lit bathroom and west-facing glazed wall bring lots of light inside. In the back, corner-wrapping windows take advantage of the open skies behind the house to bring generous amounts of light into the children’s bedrooms. White oak, used for floors, stairs and built-in shelving and cabinets throughout the house, keep the palette pale and neutral.

In the bathrooms, oak elements mix with cement tile and ceramic mosaics in blue and white. In the basement, which is set up as a family room and equipment storage space, vinyl tiles in a graphic pattern provide visual interest. Outside, tongue and groove white cedar siding, paired with integrated fencing and planters, creates crisp square corners. Rectangles of gray stain wrap the corners and insets to emphasize the volumetric shifts in the facade.

The design of 3no. town houses and 3no. detached houses, to maximise the sea views and sit comfortably in context. We began by carrying out a thorough site analysis, identifying opportunities and constraints for the development. Neighbours were consulted and several concept-stage options were created. 3D modelling was used (Autodesk Revit) to construct the site and surrounding buildings, to help in the design process. Once the concept designs were agreed the 3D models were updated to produce drawings for a full planning application. After planning approval, a full technical design package was started to deliver drawings for Building Control, Tender & Construction. A similar palette of materials was used as those on surrounding buildings and a strong design theme was created across the site, to placemake The Lookout Point.
