Medal for Architecture, which is approved personally by Her Majesty The Queen. All 2019 RIBA Regional Award-winning

housing projects that meet published criteria will be considered for the inaugural Neave Brown Award for Housing.

Speaking today, RIBA President Ben Derbyshire said: “It is an honour to announce a new, very special RIBA award dedicated to the late

Neave Brown. Neave’s contribution to housing will not be forgotten. He was a passionate pioneer who sought radical housing solutions to improve the lives of the local communities he served, and much can be learnt from his work.

According to RIBA research, in some parts of the country, just 1 in 5 people would choose to live in a newly built home. Architects, developers and local authorities must design and build homes that people want and this country desperately needs. I have high hopes that this new award will play a role in raising the bar and recognising good-quality, sustainable housing that will meet the needs of current and future generations.”

the south of England (balance figure -6) were also cautious about the medium-term outlook. The balance

figure for practices in the Midlands and East Anglia joined them in negative territory, falling from zero to -3. In contrast, the north of England

remains by far the most optimistic location, returning a balance figure of +26 - up from +15 last month. In terms of practice size, large practices (with 51+ staff) fell

sharply into negative territory, returning a balance figure of -40. Medium-sized practices (with 11 to 50 staff) seemed much more upbeat at +15, but small practices (with 1 to 10 staff) remained nervous, returning a balance figure of -5 down from +1. The picture remained mixed in terms of different work sectors. While the private housing sector workload forecast recovered a

little from its dramatic fall last month (+3 up from zero) and the commercial sector saw a modest

rise (to -1 from -2), the public sector workload forecast remained in negative territory (at -2), and

the community sector forecast (-4) experienced another slight decline. RIBA Executive Director Members, Adrian Dobson, said: “There is no doubt that practices of all sizes are cautious about

increasing staffing levels due to the current climate of political and

economic uncertainty, however this month’s findings show that larger practices in particular feel far

more vulnerable and warier than they have of late. The employment market for salaried architects certainly looks to be somewhat more challenging for applicants over the next quarter.

The decline in workload confidence for larger practices compared to

their more rosy outlook at the end of 2018 is a cause for concern. Lack of clarity about the Brexit process and the likely end destination was

cited by many correspondents as the most significant source of their caution and apprehension, alongside a growing reluctance to commit to projects on the part of some clients.”

In collaboration with the NHBC, the Association of Brickwork Contractors (ABC), and CITB, you can now book fully funded Brickwork Masterclasses directly for a limited time.

Improve standards for brickwork with our 90 minute Masterclass

Delivered by NHBC Building Inspectors, the course will discuss practical guidance on improving quality and standards and how to promote awareness of good practice on site.

Having a skilled workforce is essential in maintaining standards onsite and delivering high quality homes.

Sessions are available across the UK and can be delivered on or near your site provided that a suitable room is available to seat the attendees, such as a large site office, canteen, nearly completed property, show house or another venue close to the site.

With increased pressure to complete housing projects on time and on budget, costly remedial work is an issue no home builder wants to be faced with.

Government’s Right To Build policy proves a postcode lottery as 40,000 join council registers for a self build plot New research by the National Custom and Self Build Association (NaCSBA) has found that, since 1st April 2016, over 40,000 people have now signed up to Right to Build registers across England to secure a plot to design and build their dream home. Over 10,000 new registrations have been added, many via NaCSBA’s Right to Build Portal. While NaCSBA is happy to see the number of people who have registered growing, it remains the case that the numbers remain far short of the real underlying demand.

Strong Q4 boosts building society 2018 performance Lending and savings figures published today show that building societies lent £68.9 billion in mortgage finance in 2018, up 7% on 2017.

Over the same period savings balances increased by £14.3 billion, well ahead of the £8.5 billion increase for the previous year. Building society mortgage lending 2018 •

Gross lending totalled £68.9 billion, up 7% on 2017 (£64.1bn)

Net lending totalled £17.9 billion, up 12% on 2017 (£16.0bn) - 39% of market growth

476,803 new mortgages were approved, up 8% on 2017. This represents 31% of all mortgages approved last year.

More than 12,500 new homes registered in January, reports NHBC

Around 1 in 3 mortgages were to a first time buyer.

23% of all outstanding mortgage balances are held by building societies - £322.3 billion up from £298.7 billion at the end of 2017.

The UK’s housebuilders and developers registered 12,677 new homes at the start of the year – an increase of 9% compared to January 2018.

Building society savings balances 2018

NaCSBA believes this is because of a lack of promotion of the registers by

many local authorities and increasing action by many authorities to make it harder for individuals to sign up to the registers.

8,931 were registered in the private sector (9,214 in 2018), with 3,746 in the affordable sector (2,469 in 2018). For the rolling quarter, between November and January 38,611 new homes were registered compared to 37,990 a year ago – an increase of 2%. During this period there were 26,668 new homes registered in the private sector (28,509 in 2017: -6%) and 11,943 in the affordable sector (9,481 in 2017: +26%).

Savings balances rose by £14.3 billion, well up on the £8.5 billion increase in 2017

Societies hold savings balances of £281.7 billion, 5% up on balances at the end of 2017 (£268.8bn)

Cash ISA balances grew by £9.9 billion. Banks saw cash ISA balances decrease by £3.0 billion. Societies hold 37% of all cash ISA balances.

Shearwaters Shearwaters is a replacement dwelling in the Pembrokeshire Town of Tenby. It is located on the southern side of the Pembrokeshire Coast National Park. The site is located at a cliff top boasting panoramic views from Tenby to the west and the Bristol channel to the south. The brief was to create a contemporary 5-bedroom dwelling that was unique but complementing of the typical pitched roof vernacular of the area. The design developed out of a series of detailed studies into the local roof forms, pitches and relationships between geometries.

The plan spreads east and west to the boundaries of the long and narrow site to maximise the size of the front and rear gardens. A ground floor form containing the dining and living spaces reaches out to the back garden to respond to the view. It continues back through the main house and reappears to the front garden housing the garage. A double pitched roof form evolved in response to the width of the house with a larger gable positioned to the north and a smaller gable next to the neighbouring house. The roof drapes over the gabled form hugging the house and giving it a protected and welcoming feel. 8

9

The plan was to benefit from open-plan living with the option of separation for quiet and focused activities.

The solid flanking walls frame a completely glazed wall which provides for far-reaching views over the cliff.

The internal arrangement is focused around a centralised stair void that provides a heart to the house, allowing fluid connectivity of the open-plan and formal accommodation.

The roof form is clad in light zinc which gives an aesthetically robust appearance in recognition of the stormy winds that sweep through the cliff top site.

The stair benefits from floor to ceiling glazing to capture the views over the Bristol Channel and roof lights to allow daylight deep into the building. A terrace and generous landing provide a moment to admire the view. The main bedroom accommodation is orientated south to take further advantage of the views. The master bedroom benefits from a vaulted roof capturing the drama of the roof geometry.

The gables are infilled with cedar left untreated to react and weather naturally in contrast to the zinc. At ground floor, heavy slate walls run through and around the house appearing to protect against the weather and provide a strong support to the encompassing roof form.

New staircase impact sound insulation system from Schรถck Since its formation in the 1960s Schรถck has been developing product solutions that make a substantial contribution to building physics. In the UK the company is best known for its market leading Isokorb structural thermal break range (thermal insulation); but in Europe, insulating stairs and landings against impact sound (acoustic insulation) has been a high priority as well. This is largely due to the historical differences in dwelling types. In the UK only 14% of the population have traditionally lived in apartments, one of the lowest Euro percentages. Whereas the average for apartment living across the Euro area is 48% and in many cases even higher. However things are changing in the UK. Apartment living is dramatically on the rise, resulting in a marked increase in the density of residential living. And in the interests of noise health protection, exisiting mandatory soundproofing standards, of which common stairs and impact sound is an important feature, are coming under ever-increasing scrutiny. The Tronsole soundproofing system As a result, Schรถck has developed an integrated impact sound insulation solution for all structural subsections

on both straight and winding staircases Known as Tronsole, it is a system that combines dependable sound insulation with straightforward installation. Providing optimum standardcompliant soundproofing in apartment blocks and multi-use buildings. With conventionsal solutions, such as an unsecured individual elastomer support under the stairs, any displacement can result in a broken concrete edge due to incorrect support.

ensure optimum acoustic insulation and low deflection. Compared with conventional strip supports, Elodur assures an impact sound level difference of approximately 32 dB, which constitutes an improvement of around 10 dB. The Tronsole system is suitable for emergency exits and complies with the requirements for fire resistance class R90 (subject to appropriate on-site additional reinforcement of the landing).

This in turn means the risk of dirt and gravel getting into the gap between staircase and floor slab, or landing, which can easily reduce acoustic insulation performance by around 10 dB. Schรถck Tronsole, by contrast, is a system that envelopes the entire staircase, totally minimising the risk of acoustic bridges. On-site or in the prefabricating plant The system consists of seven main product types that can be mixed and matched to form a fully integrated impact soundproof system either on-site, or in the prefabricating plant. Central to the performance of the Tronsole system is Elodur, an elastomer support formulated to 11

For comprehensive information about the Tronsole system contact Schรถck on 01865 290 890; or visit the website at www.schoeck.co.uk The full Product Brochure is available. Also, online installation videos are available that demonstrate the individual steps for installing elements for both straight and winding staircases and landings.

A TRULY SUSTAINABLE PRODUCT Diamik is a manufacturer of innovative, unique and beautifully handcrafted surface materials. Our products are created from a desire to produce a high quality, sustainable surface from waste material that would otherwise go to landfill. Diamik is the key name in sustainable work surfaces, all manufactured in the UK, by Diamik Glass. The team at Diamik have worked with recycled glass for many years, striving to produce high end decorative surfaces, that offer something entirely new to a vibrant market. Manufactured from 100% recycled glass, our core product, is the only one of its kind to be manufactured on a commercial scale in the UK. With a wide choice of finishes and options this top of the range material makes a stunning worksurface and with the addition of LED lighting we can offer you a different coloured worksurface every day of the month with just a flick of the finger.

This new surface provides developers and installers with an ethical alternative to the many imported work surfaces that are available today. At its heart is a core of 85% recycled glass and other recycled aggregates that are sourced from post-consumer, construction or manufacturing processes. The product longevity will deliver years of active use, then when you wish to have a design makeover, worksurfaces can be taken back and recycled into aggregate for new Ecofriendly work surfaces. Diamik products are manufactured using the latest digital CNC machines giving an industry leading level of finish and quality. The material is compatible with modern and traditional features, from profiled edges and drainer grooves to undermount sinks and flush mounted appliances.

Following the product teaser launch at the Surface Design Show in 2018, our constant investment in new plant and equipment has raised production levels to meet the ever-increasing demand.

Recycled glass material is non-porous which makes the surfaces highly resistant to staining, and during its manufacture, an antimicrobial agent can be added to the surfaces. It never washes away hence it fights the growth of bacteria and germs for the lifetime of the worktops.

More recently, Diamik have seized on the opportunity to produce a sustainable, recycled, UK manufactured work surface for the main stream.

Diamik worktops are tough, hardwearing, scratch and heat resistant but above all are just beautiful to the touch and very appealing on the eye. 12

We manufacture surfaces for both domestic and commercial use and our materials have been installed in kitchens, bars, reception areas, serveries, retail counters, bathrooms and also fabricated into tables, vanities, wall panels and tiles. We are delighted that recently Diamik products were selected by BREEAM https://www.breeam.com/store/ to provide plaques for developers to showcase buildings that have attained a high level of ecological integrity. This underlines our firm belief that UK developers can now use sustainable products in place of imported mined surfaces and achieve very high standards in an ecological manner. Even so it’s just not all about the product, Diamik have invested in installation technology to ensure that the finished article meets the same exacting standards. We use the latest digital templating technology to make millimeter accurate measured drawings, which are converted directly into CNC machine language to cut the customers worktops perfectly. We even video the manufacturing process as a keep sake for our customers. For more information info@diamikglass.co.uk www.diamikglass.co.uk

Safe Heating Transforms Children’s Ward

Solus Launches Wood Effect Range

Contour worked on providing a coloured heating solution to one of the children’s wards at Leighton Hospital in Crewe. The ward was completed in two stages, allowing for minimal disruption to staff and patients throughout the project.

One of the UK’s leading tile suppliers, Solus, has launched a range of sophisticated wood effect tiles that capture the natural and organic aesthetic of real wood.

Hospitals can be intimidating environments for young children. Leighton Hospital wanted to create a space that provide a safe heating solution while maintaining the jungle themed aesthetic they had created to make the wards feel more comfortable for patients and their families. Contour Heating, specialist heating experts, were keen to help Leighton Hospital in their mission to bring a heating solution to the space that wouldn’t upset the measures already put in place for their patients. Contour supplied DeepClean LST radiator covers in RAL Green 6019.

Mortar Repairs With Europoint

The simple fact that solar PV energy generation peaks during the daytime when many homes have low demand has seen the rise of innovative hot water diversion devices and battery storage additions to residential PV arrays.

Have you been putting off mortar repairs to a wall or paving? Whether it’s the bad weather or the prospect of trying to trowel mortar into a joint, it may seem like a job for another day. But with Spring on the way, now is the time to plan that pointing repair. The traditional method of trowelling mortar may seem fiddly or messy but this is not the only way to carry out a repair. Europoint is a pointing mortar specially formulated to be piped or gunned into mortar joints. Manufactured as a component of Eurobrick’s brick slip cladding systems, it is an ideal product for mortar repairs to existing masonry walls and paving. The speed and ease of application will save time and help to achieve a good finish. Europoint is a drypack mortar available in eight colours. This sand and cement based mortar is ready to mix (just add water) and comes in 25kg bags.

The makers of the market leading Solar iBoost, Marlec and Varta Batteries have successfully co-operated in tests to ensure that their respective excess energy capture technologies work in harmony. Both systems prioritise home energy use of the solar generation but then divert any surplus to minimize feeding into the grid at very low benefits. With Feed in Tariffs set to end on March 31st the future of solar energy rests in self consumption and the ability to store the energy for use when it is needed has never been more key to getting a return on the solar investment.

Hughes Group The brief called for a complete refurbishment of a three bedroom terraced house in Chelsea. With both light and space in short supply, the client asked for a basement to increase the internal space to enable 4 ensuite bedrooms to be built. Camilla’s Danish roots have inspired a clean minimalistic look with quirky features bringing the whole house together and creating a beautiful home. The first floor bedroom is light and airy leading via large sliding glazed doors onto an external terrace. Bespoke shower doors have been manufactured by the window company giving a modern look to the ensuite bathroom. Externally the property benefits from a wooden decked terrace with recessed lights, a space for entertaining and cooking. We have built on a seating area with concealed storage and planters to enhance the beauty of the external space. The large Master bedroom has a bespoke walk in wardrobe with recessed lighting and plenty of storage space. The magnificent master bathroom has been clad in marble which has been delicately book matched to create a stunning effect. Lighting effects have been utilised to create a calming enjoyable space for relaxing. Hughes Group have taken the concept and ideas from Camilla and turned

this into reality. From the bespoke joinery integrated lighting in each of the bedrooms reflecting the needs of the client to the luxury bathrooms chosen by the client and brought to life by Hughes Group. Underfloor heating has been installed throughout the property to provide comfortable heating with a ducted A/C system integrating discrete grills providing cooling in the hotter months, creating a seamless look in keeping with the overall theme of the property. To emphasize the light and space large Crittal windows were installed along with large glazed doors in three of the bedrooms with access to external seating areas. The basement bedrooms enjoy access to a small Moroccan themed patio with a beautiful large living wall to enhance the enjoyment of the outside space. The property benefits from a heat recovery system, Led lighting throughout, well insulated and triple glazed windows to ensure minimal heat loss and to reduce energy consumption. As you walk into the property you are met with a large living area and a bespoke kitchen seamlessly integrating into this family room. A cleverly hidden utility room behind bespoke doors, leading to a cloakroom. The floor layout has been planned to make full use of the space provided with features to ensure 22

essential items are easily accessible but hidden from sight. The staircase was a special request from the client and the result is spectacular making a feature from functional staircase. The ground to first floor staircase leads to a small landing with natural light from a light tunnel whereas the staircase to the basements leads down to a study area with the walls clad in Penguin book wallpaper supplied by Osbourne and Little. Throughout the property we have installed a Sonos system and control 4, with sleek ceiling speakers and a centralised control ipad with the additional functionality on each of the resident’s phones. It is a simple and easy to use system providing the residents with Audio visual control for each room. At Hughes Group we love working with our clients and bringing their ideas to life, making a home to be proud of and live comfortably in. 01344 299889 info@hughesgroup.co.uk www.hughesgroup.co.uk

Expanding market for brick slips The rising popularity of brick slips is evident from the growing number of companies now selling them. Once considered a niche product, the speed and flexibility brick slips offer has made them a popular choice across the building industry as a whole and has resulted in a rapidly expanding market. Eurobrick has been supplying brick slips independently and as part of their own cladding systems for nearly 30 years. In recent years, they have noticed an increase in enquiries for larger projects from construction companies who are now opting to use brick slips and systems. Director Richard Haines tells us more, “The on-going housing crisis along with construction skills shortages, have resulted in a move towards modern methods and off-site construction. Companies are actively looking for ways to do things quicker, meet challenging deadlines and hopefully save on costs, without compromising on build quality. The brick shortages experienced a few years ago forced the building industry to look for alternatives. At the time, we were able to maintain our supply chain, as historically, brick slip manufacturers formed a small, specialised market and were generally less prone to the pressures being experienced by the industry at that time. However since then, those companies have realised the many advantages that come with brick slips and cladding systems, they have returned time and time again, even when brick shortages were becoming less of an issue. As a result, here at Eurobrick, we have just had our best two years trading ever. Whether it’s a new build, refurbishment or interiors project, there are flexible solutions that can be applied to different substrates and installed on- or off-site. Application in a factory environment has the appeal of allowing for greater quality control and increasing the speed of installation, and means the weather is no longer an influencing factor.

Many systems can also be applied using semi-skilled labour, which helps with any issues related to skills shortages too. People may not always think of brick when they think of modular building or modern methods of construction, and yet brick is still a highly sought after and popular finish within the UK building industry. While modern methods may not necessarily work so well alongside traditional brick building, brick slip cladding provides an alternative that is fast, flexible and easy to transport and we believe the sector will continue to expand in the coming years. Retrofit or refurbishment projects can also benefit from an ever evolving range of brick slip colours and finishes. Whether you want to blend in with an existing building or have to comply with a planning requirement, brick matching or sourcing can help. Older buildings may need insulation and this can be added by retrofitting an insulated system to dramatically improve the thermal performance of a building. 26

Leisure and retail markets have long recognised the benefits of brick slips and cladding systems for interiors too. Whether applied directly to the substrate or as part of a system, the slimline profile minimises loss of valuable floor space and provides a finish that is characterful and indistinguishable from traditional brickwork. Just to be clear, our brick slips are still real bricks. Some of our slips are manufactured as slips (extruded slips) using natural clay and fired in the same way as traditional bricks, and some are cut from whole bricks. They provide a real brick finish with the same low maintenance and durability benefits. Eurobrick was first to introduce a comprehensively designed brick cladding system to the UK in 1990 and include a 25 year guarantee with all of their systems. After undergoing various extensions over its lifetime, planning permission within the Highgate Conservation Area was obtained to retain the original façade whilst creating a more rational and contemporary language towards the rear of the site. The scheme maintains the Arts and Crafts style in a traditional language and hierarchy whilst adding a heavily glazed rear façade that takes advantage of the wonderful views across the extensive garden. Internally, generous room sizes are evident across all four floors, which includes the new basement. A mix of formal and family communal rooms make up the ground two floors with a large master suite and kids rooms locate above. Notable features include the split level pool, open living and dining area, outdoor BBQ pit, car stacker, home cinema and bar, as well as a detached summer pavilion adjacent to the sports pitch. www.shh.co.uk 32

Connecting Cross-Laminated Timber With cross-laminated timber growing in popularity across the UK and Europe as a practical, sustainable and attractive construction material, leading connector manufacturer Simpson Strong-Tie has released its all-new ‘Connectors for CLT’ catalogue.

Complex bespoke repairs reinstate arches at historic Ally Pally As part of a refurbishment and restoration programme at the world famous Alexandra Palace, structural repair experts, HELIFIX, devised a bespoke repair solution to secure an arch window and two adjacent minor arches on the north-west tower. Historic movement of this Grade II listed building had caused loss of compression in the arches, allowing them to relax and move. The Helifix engineered design permanently and innovatively ties the three arches together, addressing both structural and aesthetic requirements. Helifix used bonded HeliBars to reinforce the masonry, grouted CemTies to secure the arches

and a pair of 7m long SockFix tie bars, virtually hidden from view, being carefully installed through all three arches and positioned in line with the window transoms.

Featuring a host of new products including heavy duty angle brackets, hold-down connectors and structural screws, the catalogue represents a complete set of solutions for the assembly of CLT buildings, as well as steel and chemical mortar products designed specifically to connect the entire structure to concrete.

Previous remedial work had involved a brick infill and steel beams that had rusted causing further brickwork damage. The Helifix solution allowed these unsightly remedial measures to be removed and the original window to be reinstated. Full details can be found at helifix.co.uk/blog/ally-pally. Contact Helifix on 020 8735 5200.

Sales Director Jon Head explains: “We have drawn together a huge variety of products from across our

European operations to produce a comprehensive range of performance tested connectors and fasteners to enable CLT constructions from floor to ceiling – the CLT designer need look nowhere else.” To further support the design and construction of CLT structures, Simpson Strong-Tie also has a team of engineers based at its manufacturing plant in Tamworth, offering technical support and assistance. Sto Solutions Help Create Stunning New St John’s Wood Residential Development One of the most prestigious residential development projects in the UK has recently been completed using a number of different products from Sto. StoTherm Classic external wall insulation and StoDeco profiles have been used to provide high levels of thermal insulation and an outstanding external appearance for the 11 new properties which make up the development in St John’s Wood, London, close to the world-famous Abbey Road Recording Studios. Created by the Dwyer Property development group, the Hamilton Drive scheme includes a terrace of 10 homes – each with three storeys above ground and two below - plus a separate larger property. The houses were required to achieve a very high standard of architectural finish and detailing, plus a BREEAM Excellent rating for construction sustainability. Sto solutions were selected for this project as they offered a unique combination of speedy construction and outstanding

quality of finish. “Building the properties with traditional methods and using stone detailing for the façades would have taken considerably longer, and the client was looking for a fast-track solution,” explains Sto’s Regional Sales Manager, Pete Bishop. “Our StoTherm Classic system was specified as it provides outstanding thermal performance and can be installed quickly and easily. StoDeco Profiles were chosen for the intricate ‘stone’ architectural detailing, providing the same look as stone, but in a material that is both lightweight and easy to cut and shape.” The StoTherm Classic external wall insulation used on the 70,000sq ft project was installed onto an NHBC-compliant pvc rail system, using a drained cavity designed to ensure that water and moisture is excluded from the main wall structure. The cement-free StoTherm Classic EWI System offers market-leading impact resistance, being able to withstand impacts of up to 60 joules - up to 10 times more than a cementitious system - and as it needs no additional expansion joints the system

How To Add Value To Your Home Do you move or improve? It’s the age-old quandary faced by home owners across the country. But with stamp duty at an all-time high and the property market proving unpredictable, to say the least, the argument for staying put is proving more and more persuasive.

So where to start? We look at the key areas of the home to focus on with a view to adding value as well as creating a stylish update you and your family can enjoy for many years to come.

But if you do decide to invest in your home, it’s important to make the right choices to create a stylish update which will be reflected in the value of your property.

It used to be that the kitchen was the focal point of any home renovation, but remodelled bathrooms have now come to the fore, representing a chance to create a stylish refresh featuring unusual materials and bold colours. “Using natural materials and textured finishes can completely transform a traditional bathroom into a cool, contemporary space radiating elegance and luxury,” says Roselind. “To create a finish with real character, delve into the dominant trends for statement wallpaper, bold sconces, graphic tiles and matt black fixtures to add drama and sophistication.”

“It’s important to think very carefully about any renovations you intend to carry out,” says Roselind Wilson, Owner and Creative Director of Roselind Wilson Design. “If you get it right reflecting the latest interiors trends while creating a timeless look - you can revive your space and add serious value to your home.”

INVEST IN YOUR BATHROOM

42

For Roselind Wilson Design’s Antrim Grove project, the owners were keen to redesign their bathrooms to reflect a modern, industrial style with an emphasis on luxurious textures. “Using natural stone, textured finishes and industrial style light fixtures, we were able to transform the bathrooms into cool, contemporary spaces radiating elegance, warmth and character,” says Roselind. The guest bathroom features silver honed travertine flooring and a bespoke basin made from Pietra d’Avola, a rich, chocolatey limestone. The matt black tubular lights complement the modern black faucet and the crittall-style shower screen. “Our clients were so happy with the end result,” says Roselind. “It was exactly the kind of timeless, industrial-luxe style they wanted to achieve.”

43

UPDATE YOUR KITCHEN The kitchen remains the heart of the home and as such this room will always benefit from a carefullyplanned update. Reflecting the latest trends for stone finishes, clean lines and dark tones is a surefire way to create a new look which will make a real statement while also appealing to potential future buyers. “Increasingly, the kitchen is about much more than just cooking and eating,” explains Roselind. “Our clients often want to create a space which they can really cherish and enjoy, because they know they’re going to be spending a lot of time in this space, socialising and hanging out as well as preparing meals. “In the case of our Belsize Park project, our clients wanted to create a contemporary look while celebrating the room’s incredible period features - high ceilings, ornate coving and an incredible marble fireplace. The beautiful bay window felt like a natural choice for banquette seating, and we decided to restrict the cabinetry and most of the appliances to just one wall to helps retain the room’s dramatic proportions.” The dark brown oak veneer doors create a ‘gentleman’s club’ vibe, while the strips of bronze in the handle recesses give a pleasing metallic touch.

CREATE AN EXTENSION OR A LOFT CONVERSION Loft conversions provide the perfect opportunity to add value to your home by creating an additional room such as a bedroom suite, home office or even a kids’ play room. And if you have the space, why not consider adding an attractive extension such as an orangery? “An orangery is a win-win solution providing a sense of the outdoors with the advantage of it becoming an additional room within the home,” says Roselind. “Like any other kind of extension, it adds to the square footage of your home which will increase its value. But the advantage of an orangery over a conservatory is that its structure incorporates more brickwork which gives increased privacy as well as providing improved insulation.”

In the case of Roselind Wilson Design’s Belsize Park project, the stunning master bathroom was created by transforming an existing bedroom and stealing space from a hallway. “Our brief for this project was to create a sophisticated bathroom with an industrial look, steam shower, bath, double vanity and lots of natural stone,” says Roselind. “The stripy stone we used on the vanity unit and walls is Honed Ocean Black Travertine which provides real warmth and character. The taps and basins were very carefully chosen. The Watermark taps have a vintage brass finish which really complements the overall palette. The result is a scheme which is completely personal to the clients’ requirements yet also has a distinctly hotel feel.

REPURPOSE A ROOM Another great way to invest in your home is by repurposing a room. The creation of an additional bathroom or ensuite is an effective and relatively inexpensive way of increasing your property’s value while at the same time adding a fresh injection of luxury. 44

The clients were absolutely delighted with their new bathroom and it has no doubt added value to their beautiful home.”

Unbricked House The brief was to transform this brick Victorian home, situated on a main road, into a tranquil family residence capable of accommodating the lifestyle of the occupants for many years to come. The features of the original home were to be retained wherever possible, however the challenge was to introduce an abundance of natural light, and create a more livable environment that performed well thermally year round. By utilising the functional layout and large proportions of the front rooms, spaces that were perfect for bedrooms, a study / den and bathroom, there was minimal cost to resolve half of the brief which helped to keep the project on track with a limited budget.

The addition of hydronic heating, carefully placed skylights and a small, concealed, ensuite pop-out for the main bedroom completed the internal transformation of the original house. At the rear of the house was a series of lean to additions, resulting in a dark and disjointed layout. The brief was to open up the rear creating a bright, open plan living space, with ample storage and utility areas for day to day convenience. It was determined early on that a garage would compromise the integrity of the Victorian facade so internal storage and easy access from the driveway was essential.

48

49

The design response was to create a second, distinctly modern entry off the driveway leading straight into a large mud room with storage lockers for each family member, laundry and wine store. This space leads to the main living area, kitchen, dining and semi-open study nook directly off the lounge area. Having young children, this place is ideal for easily accessible toy storage and in later years a supervised study zone. With both parents working from home regularly and two young children, the renovation and extension had to be practical and stand the test of time as they grew up. The clients wanted the new addition to have a strong connection to the original home they fell in love with, while establishing a living zone directly linked to the garden and

new pool. Early discussions about materiality lead to a combination of recycled red brick, black steel framed windows, blackened blackbutt and black metal trims. Contemporary yet sustainable materials; solid and everlasting just like the original home. The Victorian facade had been rendered and painted a dull cream, so it was decided to strip back the render and paint to reveal the bricks behind. The original red bricks were in excellent condition and completely transformed the facade into its former glory, while establishing a distinct connection between the new red brick contemporary addition and the original home. This unveiling of the original house's red bricks was a stand out moment during the construction phase as we could all see it suddenly coming 50

together as one cohesive design. Internally, we wanted to create warmth and softness to contrast the hardy exterior material palette and establish a seamless transition between the old and new. Internal steel framed doors mark the transition threshold which is further enhanced with a floor finish change from timber to a hydronic heated, concrete slab. Soft blue and contrasting dark blue/grey tones were teamed up with light timber joinery to create an interior colour palette that emanated a sense of calm and tranquility from the hustle and bustle of daily life, and the busy main road location.

A Place to Act The Dulux ColourFutures™️ 2019 Act palette is encouraging professionals to capture the mood of the moment in their design. Now in its 16th year, the Dulux ColourFutures™️ palettes are selected to help professionals make choices for a wide variety of buildings with more confidence, providing support on all steps from inspiration through visualisation, product choice and application. Based around the Dulux Colour of the Year, Spiced Honey™, the Act palette colours are a collection of bold, energising colours that symbolise a ‘can do’ attitude. Crisp and fresh, they have an optimistic appearance that encourages creative thought and action. The thought process for Spiced Honey™ and the Act palette is about creating a positive, proactive mood where people are empowered to ‘do’, to act and to take a stand. As people tire of looking to governments and corporations to do the right thing, they do not want to be the silent majority any more. There is a growing sense of individuals and communities taking responsibility, getting involved and taking action at grassroots level. On issues that matter to people, big and small, the mantra is think global, act local. Small acts can make a big difference. This applies to families choosing to buy sustainable produce or swimmers taking action against the plastics that threaten our oceans. Communities are harnessing social media to come together with like- minded individuals to start and share campaigns and petitions on the issues that matter most. Often, the most exciting plans can begin close to home and people need a place that supports them in their endeavors and spurs them on. Our built environments can be that support base, acting both as a testing ground and a springboard for action.

The idea of a honey toned neutral struck a chord with the experts during the forecasting workshop to select the Colour of the Year. Honey is associated with nourishment and energy and the imagery of bees themselves perfectly captured the idea of a caring, thriving community.

growing demands on our daily lives. The future of building design requires a fresh look at interior spaces, and the Act palette fulfils the need to push the brief beyond aesthetics to create environments that inspire us to take action, making the changes we want to see.

The brightness of the Act palette makes it ideal for education and office designs, as well as social spaces where people interact. Alongside these exuberant tones, Spiced Honey™ acts as the ‘sensible adult’ in the room, keeping order and stopping things from getting too crazy.

To decide on the Dulux Colour of the Year and ColourFutures™️ palettes, Dulux assembled a global panel of top design professionals to research trends, insights and consumer behaviours.

Dulux Creative Director, Marianne Shillingford, says: “There’s a desire to reach out, engage with others, to make things better and ‘be the change’. “That change can be anything from marching for women’s rights and fishing plastic out of the ocean, to small acts of neighbourly kindness. People are ready to seize the moment - it is time to act. “This palette can help to create spaces that encourage dynamism. It’s a collection of colours that are ideal for energising occupants and to encourage them to adopt a positive, exploratory outlook.” We are encouraging design specifiers to take the time to consider how the undeniably powerful human connection with colour can be harnessed within design; to create spaces that enable people to thrive and feel productive, despite the ever 51

There were some incredible examples referred to by our experts during the trend forecasting process of people coming together and crossing divides to make a difference. One of the most poignant was the story of a Palestinian mother and an Israeli mother. Both had lost sons in the bloodshed, but came together to find understanding and reconciliation in each other. They, along with many others, are hoping to change hearts and minds so a resolution can one day be found - starting at a local level to create wider impact. The Dulux expert panel married art with science to decide on the annual colour, which is versatile and contemporary and complements a wide variety of interior styles with its optimistic range of four supporting palettes. Structural Concrete Alliance announces 2018 award winner The Structural Concrete Alliance has announced Volkerlaser Ltd as the winner of the 2018 Structural Concrete Alliance Award for Repair and Refurbishment for its repair and strengthening of a marine quayside at King George Docks, Hull. The award was presented by broadcaster, Huw Edwards, at the Concrete Society Awards Dinner held at The Royal Lancaster Hotel, London on Wednesday 21st November 2018.

The repair and strengthening works to 12 Quay at King George Docks in Hull presented an extremely challenging project for Volkerlaser. It involved the use of concrete repair, sprayed concrete, cathodic protection and Carbon Fibre Reinforced Polymer (CFRP) strengthening, to provide a unique solution. Access to the quay was restricted by various factors, including; weather

conditions, port activity, tide times and most importantly water levels. The water level to the beam soffits was only 500mm, increasing to 900mm at the deck soffit, requiring the development of a bespoke access craft. Since standard CFRP solutions were not feasible, Volkerlaser worked with Curtins to develop a design that used a combination of CFRP wrap, plates and rope (known as fiocco) to replicate the structural workings of a truss beam. Hand placed and sprayed concrete repairs were undertaken and galvanic anodes were installed within the repairs to provide long term protection. Second place was awarded to Kier Design Services - Highways for its innovative delivery solution to complete extensive concrete repairs, re-waterproofing and resurfacing of the A38M – the main link between the M6 ‘Spaghetti Junction’ and the centre of Birmingham.

54

To minimise travel disruption Kier developed a ground-breaking weekend closure scheme, with the entire junction shut for 58 hours at a time over each weekend. This offered considerable travel benefits, with weekday access maintained throughout. Currall Lewis and Martin was awarded third place for its collaborative work with Kier Highways to identify new fast-curing materials and implement a weekend closure delivery model to complete concrete repairs and re-waterproofing to the North East Spur & Rushall Canal bridge deck. The concrete repair and traffic management solution adopted

ensured that disruption was kept to a minimum and delivery was achieved over five weekends, instead of the original 24 week programme. Announcing the winner, the Alliance judging panel declared: “The annual Structural Concrete Award aims to highlight the most innovative structural concrete repair and refurbishment solutions. Volkerlaser is a most deserving winner. Its detailed planning and collaboration provided a highly inventive solution to a very logistically complex problem. We also congratulate Kier and CLM for their multidisciplinary approaches which 55

resulted in collaborative solutions and innovative rapid repairs within extremely tight constraints. The winners were chosen from entries received from members of the three trade associations which make up the Structural Concrete Alliance: the Concrete Repair Association (CRA); Corrosion Prevention Association (CPA); and the Sprayed Concrete Association (SCA).

Curtains and blinds

GC

Gilly: Some bi-fold doors fold inwards or half inwards. These doors can be difficult to dress with curtains as they can snag when the doors are opened, and the leading edge can get dirty with traffic into the garden. It’s also possible for curtains to get ‘sucked out’ through the door, again causing them to get dirty. For these reasons I wouldn’t personally recommend curtains, but a sheer could work or sliding or shoji blinds.

SR

Steve: Integral blinds within the glazing are a good option as the clean lines created by a glazed wall are not compromised by curtains.

HW

Hannah: When dressing your bi-fold doors my advice would be to keep it minimal—avoid curtains or anything too fussy. There are a variety of blinds or shutters designed to fit individual panels on bi-fold doors, which is a discreet and effective way to keep out heat and light on a sunny day without taking away the beauty of the doors.

R

Ramsey: Automatic roll-up blinds systems can now be controlled via an app, and can also be programmed to lower at different times of the day. Make sure you leave the right amount of space in the window reveal to accommodate the blind systems. Don’t forget to get power to these locations if you want them to be automatic.

EP

Elaine: Bi-fold doors are made and designed to look like a statement piece and are all about the look. Many people choose to leave them curtain-free, making the most of the light beaming in to the room. If, however, you would prefer curtains for warmth and privacy, think carefully about where they are placed so that you can still fold back the doors.

RD

Rebecca: When planning for your bi-fold doors remember to leave enough space for curtains to stack back either side so as not to impede the view. If you’re thinking of having blinds, consider whether your bi-fold doors fold outwards or inwards.

SB

Steph: Don’t ‘make do’—hire a professional to design and install your window coverings. Look for someone who has worked on bi-folds before and suits your style.

58

Furniture

GC

Gilly: Keep furniture minimal and of a neutral colour. Don’t place upholstered furniture too near to the doors if fading from sunlight could be an issue.

SR

Steve: Lightweight, pale-coloured furniture is normally helpful near glazed walls to continue the open feel created, although this very much depends on the room and views.

HW

Hannah: I love to see bi-folds with a big comfy armchair. Make the most of the wall of glass you’ve had installed and take in the view of your outside space.

R

Ramsey: If you have a kitchen island in your design, make sure you have enough clearance around the furniture and the open bi-fold doors to comfortably work at the island.

EP

Elaine: Avoid heavy dark furniture which detracts from what you’re trying to achieve by putting in bi-fold doors in the first place. If you’ve put in the bi-folds to make the best of the view over the garden, don’t block the view with big furniture. Equally, if you’re going to open the doors on a regular basis, make life easy and don’t have furniture in the way.

RD

Rebecca: When bi-fold doors are opening into the room, think carefully about where you place the furniture as you don’t want to be moving it to draw curtains, operate blinds or open the doors.

SB

Steph: Be aware that additional light can affect your furnishings—leather will fade in direct sun. Also, pale colours can get lost if sat next to a riot of colour in a summer garden. If in doubt, go for neutral textures which will complement your outside space.

Room décor

GC

Gilly: Bi-fold doors make the outside space the feature, so detracting from this isn’t the way to go. The scheme should take into consideration both areas, outside and in—if the inside is over-busy, then this detracts. A minimal design with neutral shades is best.

HW

Hannah: When it comes to décor I would keep the colour neutral and keep any patterns to a minimum. I would avoid wallpaper and instead opt for a nice, warm neutral-coloured paint that complements your chosen frame colour for your doors.

R

Ramsey: If it’s a small room, avoid dark colours—they will only make the room feel smaller. The lighter colours will reflect the sunlight and make the room feel bigger.

EP

Elaine: Keep the wall colours light to make the room feel big and use artwork and soft furnishings as a way of adding bursts of colour into the room. Mirrors placed on the wall opposite the bi-fold doors are a wonderful way of reflecting light.

RD

Rebecca: To make the most of a view it’s best to choose fabrics or patterns that frame it rather than compete.

SB

Steph: With the additional light bi-folds provide, you can be a little bolder than usual with colour. Consider using stronger colours and look at what’s outside—do you want to blend in with the view or contrast and complement? 60

Lighting

GC

Gilly: Bad lighting can ruin any scheme. Lighting is often forgotten but it shouldn’t be. Depending on what you’re using the space for, a layered scheme is best, incorporating task and decorative lighting. Have a lighting scheme in the outside space as well—lighting various features in the garden looks very good at night.

SR

Steve: Reflection in glazed walls is a consideration and can be used to enhance the feeling of depth. Similarly, external lighting can be utilised to avoid the “black wall” effect at night.

HW

Hannah: Having bi-fold doors fitted is going to create a huge amount of light and a sense of space. Therefore, lighting is very much down to personal taste rather than a necessity. I favour spotlights because they are minimal and do the job. However, it’s important to always add a lamp—whether a table lamp or floor lamp—after dark they help to add a sense of ambience and warmth to a room.

R

Ramsey: Plan your lighting in advance and make sure you have the right amount of ceiling, task and mood lighting. It’s very difficult to add lighting after the room is complete, so plan ahead.

EP

Elaine: Keep lighting as simple as possible—i.e. stick to plain ceiling lights—as it’s all about the bifolds and the view.

RD

Rebecca: You will hopefully have gained a lot of natural light but will still need good task lighting for the evenings.

SB

Steph: Lamps and candles work well for soft lighting to complement the natural light the bi-folds provide.

Room Shape

GC

Gilly: Big open-plan spaces work best with bi-fold doors.

SR

Steve: You need to consider each project on its individual merits as to whether or not bi-fold doors are appropriate for the space. Full height glazing is not always practical if it’s necessary to place furniture in front of it.

R EP

Ramsey: Make sure the doors have enough space to open without fouling on furniture. Plan your room layout in advance to avoid any surprises once the doors are fitted. Elaine: Many people feel you must have a perfectly square room for bi-folds to look great, but this isn’t always the case. Work with the space you have available and make the most of it. Bi-folds work well in any room so will still have the same great affect. The width of the panes and the number of panels are flexible and also the position of where you would prefer the door to stack back depending on the layout of the room.

Practicalities

GC SR

Gilly: There are a lot of different finishes for bi-fold doors, from wood to powdered aluminium. The finish of the doors should be taken into consideration as part of the scheme. Steve: Bi-fold doors create a modern and clean architectural solution both internally and externally and allow the creation of totally clear openings to the outside in the summer months. It’s imperative that structural openings are properly considered and incorporate properly designed lintels over as any movement or settlement will result in binding.

EP

Elaine: Style is very personal but needs to be based on the use of the room, i.e. whether it’s been designed as a sitting area or a dining space.

SB

Steph: Do consider the use of the room, layout of furniture and where you spend most of your time. If it’s a kitchen, which direction do you face most of the time? If it’s a sitting room, play around with different layouts of furniture. What works best in summer may not be best for the winter months. 64

In fact today, Touch can supply a wide range of finishes including Brass, Satin Brass, Polished Chrome, Satin Chrome, Polished Nickel, Satin Nickel, Copper, Bronze -solid and plated, BMA, Antique Brass, Black, Pewter, Ceramic, Leather, Stainless Steel, Satin Stainless Steel, Gun Metal, and the list keeps growing. The range of products supplied by Touch date from circa 1640 French (Louise XIV) and cover all subsequent periods (Georgian, Edwardian & Victorian), art deco and contemporary pieces also make up the product ranges. In addition, Touch showcases the very best of British manufacturing; the best ranges are still produced in the Midlands by craftsmen in factories dating back 200 years or more. Touch also sell European manufactured goods

which is considered to be of a very good quality and in recent years they have introduced some of the far eastern made products, albeit in a limited range but cost effective. With trends continuously evolving, new innovative products are constantly under development. Touch understand that keeping up with the fashion-shifts is imperative in order to provide every customer with the best solution for their requirements. Ironmongery can be a difficult and complicated aspect of a building project, as a result Touch aim to take this awkward aspect and make it user friendly and clear to understand by offering an onsite service where they carry out a detailed door by door, window by window, room by room Ironmongery schedule, highlighting all requirements and identifying any items that can be refurbished. Steel windows and doorsets complete four-storey tannery conversion

Project Specification Group adds inspirational architectural ironmongery to its offering

NEW RAINSTOP SEAL DELIVERS TOTAL ACCESSIBILITY

Steel Window Association (SWA) member, West Leigh, has won the gratitude and admiration of a client local to its south London premises, for the quality of the firm’s W20 window and door package which completed the renovation and re-configuration of an old Victorian tannery building. Dating from 1850, Number 3 Tanner Street in Bermondsey was purchased by Sanjay Sharma ten years ago with the intention of turning it into a permanent home for himself and his family. Despite the property having undergone a 1980s refurbishment which concealed many of the property’s original features, Sanjay and his architect could see the potential for opening up and extending the building while restoring its character.

When creating a room designed to enthuse, invoke and impress – every detail matters. Project Specification Group, a unit of ASSA ABLOY Opening Solutions UK & Ireland understands the importance of quality and attention to detail and has therefore launched new ranges of design-led ironmongery to complement any project.

Door seal specialist Norseal is launching RainStop, a seal which delivers total protection against rain and weather combined with completely zero-threshold, barrier-free access.

For further information on the Steel Window Association, please visit www.steel-window-association.co.uk or call 020 8543 2841

Architects, specifiers and designers across the UK can now opt for unique and inspiring ironmongery from a range of premium brands including Elmes, Fusital and Valli&Valli, as well as benefit from industry expertise from Project Specification Group’s nationwide team of consultants.

To find out more, please call 0845 071 0882 to speak with an experienced ASSA ABLOY Project Specification Group consultant, email ukspecification@assaabloy.com or visit www.assaabloy.co.uk/specification.

RainStop eliminates wind and rain penetration around doors, improving thermal efficiency, increasing comfort, and reducing energy bills. This is achieved while maintaining a completely flush threshold since the seal selfadjusts, coping automatically with frame gaps. Norseal RainStop reliably delivers tightness against wind, and driving rain while its zerobarrier design helps specifiers to meet the accessible threshold requirements of Approved Document M.

Nether Cowieswells by HYVE Architects announced as the Winner of the 2018 VELUX Roof Window Award Nether Cowieswells in Crawton, Aberdeenshire – designed by HYVE Architects – has been named the winner of the 2018 VELUX Roof Window Award. Judged by a panel of some of the UK’s leading architects, this exciting competition sought to reward inventive, modern designs that use VELUX roof window products. HYVE Architects will receive £2,000 in prize money and a VELUX curved glass rooflight to use in their next project. HYVE Architects’ beautiful bothy conversion in Crawton was the unanimous favourite of this year’s judging panel. Using VELUX roof windows in the original structure’s gable, HYVE Architects were able to achieve maximum light deep into the converted space.

Jane Duncan, former president of the RIBA, said Nether Cowieswells is “the most simple and elegant of remodelling projects which subtly introduces the wonderful local light through VELUX roof windows to enhance the clarity of the spaces.” The 2018 VELUX Roof Window Award attracted entries from across the length and breadth of UK and Ireland. It has demonstrated a real drive by architecture and design firms to create better living environments by bringing daylight and fresh air into people’s homes. At VELUX, we are very proud to have been a part of them all. For more information on the 2018 VELUX Roof Window Awards, please visit designcompetition.velux.co.uk. 69

Rainguard Aluminium – The Perfect Match for Grade II Listed Church Needing to replace an old cast iron rainwater system, Hatherlow Church’s list of “must haves” was not a small one. Elder of the Church, Mat Simpson explained “Hatherlow Church is a grade II listed building, and as such we were looking for a system that would be in keeping with the mid - 19th century building, as well as matching existing gutters and downpipes already installed. The product would also have to cope with the vast amount of water that flows from the pitched roof when it rains. “Being budget conscious, we also required the lowest cost possible, for an aesthetically pleasing, long lasting and highly functional system. Yeoman Rainguard managed to tick all the boxes.”

To accommodate the large water flow levels from the pitched roof, 130 x 100 mm Deep Flow XL Aluminium Gutters were installed to the front side of the Church. These were complemented with the addition of 100mm dia. XL Aluminium Downpipes, sufficiently wide enough to cope with the amount of water captured in the deep flow gutters. The installation, carried out by Yeoman Rainguard’s team, was completed with attractive Bellvue cast aluminium rainwater hoppers to either side of the Church’s porched entrance. All of Yeoman Rainguard’s XL Aluminium products have a durable powder coated finish which not only looks stylish but offers 30 years plus maintenance free service.

How to insulate an older home There is a common misconception that older homes, especially those built before 1920, cannot be as thermally efficient as a new home. The reality is that they can be but it is a question of how deep your pockets are and/ or how much effort you are willing to put in. The date is important as before then houses were usually built with solid walls, with no cavity, and houses worked in a different way. But there is quite a bit that can be done, relatively cheaply, that will have a big impact: 1. Chimneys and fireplaces – the point of a chimney is to draw air out of the house. And with it will go the heat that you have poured into the house. If the fireplace is not being used then pop in a flue blocker. An internet search will find many, many options, all under £50.

2. Draught proofing – First invest in a smoke pen (looks like a pen, gives off smoke) available from the likes of Toolstation for around £30. On a reasonably windy day walk around your house with your lit smoke pen and the direction the smoke travels will take you to the source of a draught. Then visit you local DIY shed where you will find a huge array of draughtproofing products. 3. Doors – Doors can be draughtproofed as above and it cannot be over-emphasised how important this is. Doors in older homes tend to not fit terribly well – age can do that; not just the door to the frame, but the frame to the wall as well. And don’t forget the letter box.

72

4. Windows – Treatment will vary with the window; whether it is single or double-glazed, sliding sash or side hung. Check for draughts, as above, and if the original windows have been replaced with double-glazed units it may be a matter of simply replacing the rubber seals. Usually a relatively simple, and cheap, DIY job. If we have single-glazed windows, then think about secondary double glazing. It is less than a quarter the price of replacement double glazing and almost as good. 5. Loft – Put in more insulation than you might think. At least 300mm mineral (or sheep) wool and make sure it is pushed right out over the top of the walls. 6. Ground Floor – Most pre-1920 houses will have a suspended timber floor and treatment is as much to do with draught-proofing as insulation. If the floor can be accessed from below, use a semirigid insulation cut slightly wider

than the gap between the joist and push it in tight against the underside of the floor boards. Put in a few tacks to make sure it does not fall out. If that can’t be done then a thin insulator, Sempatap or similar, can be fixed on top. This is only 8mm thick so it will have no impact on skirting boards but doors may need to be trimmed down. 7. Walls – Insulating the walls will be the most expensive, and most difficult task. But 35% of the heat is likely to escape through the walls so it is worthwhile addressing. External insulation is the best and will genuinely improve thermal efficiency, but is not always possible. Equally, thick internal insulation seldom meets with unalloyed enthusiasm. An internet search will find many thin wall insulation options. These will work, but mainly by making the wall feel warmer than any significant improvement to the performance of the wall.

73

The one piece of advice you might want to take is to start at the top of the list and do as much as you can afford. Every pound you spend will be repaid many times over, in reduced bills as well as in a more comfortable house. Rinnai trio of low nox, one-person lift, high-performance continuous flow hot water heating for all applications Rinnai’s Infinity range of 11i,17i &17e ErP A-rated continuous flow gas fired water heaters are specifically designed for low NOx domestic/light commercial use and guarantee the highest efficiencies and lowest running costs at consistently accurate temperatures 24/7 compared with any other method of hot water delivery. The Rinnai Infinity range of continuous flow – sometimes referred to as ‘multi-point’ - water heating units are being specified and installed for domestic/ residential sites including: cafes, pubs, restaurants, offices, shops, hairdressers, commercial units, caravan parks and leisure facilities as installers and end users become increasingly aware of their energy saving benefits. The increase in uptake is because Rinnai’s low NOx continuous flow heater systems are proven to be more energy efficient than storage systems and as such are becoming the experts’ preferred method of hot water provision. The word is out that the Rinnai units easily cater for projects that need high volumes of water at intermittent times of day delivered at accurate temperatures to ensure user comfort and safety. They are also easy to operate and simple to install and maintain. Plus, they are all low NOx satisfying the Eco-design regulation. Rinnai’s Infinity 17i unit, for example, eliminates fluctuations in water temperature, so, no more cold showers or scalding hot baths – the water temperature you set is the water temperature you get. So, if somebody is happily showering at 42°C and a tap is turned on to draw a bath elsewhere in the property, the

temperature does not vary, and there is no chance of either user running out of hot water. The Rinnai Infinity 17i interior model measures 675 x 370 x 139mm and weighs in at just 18kg. The room sealed unit has a temperature range 74

of 35°C to 60°C with direct electronic ignition. Gas consumption ranges between 4.7kW-34.9kW for Natural Gas and 4.9kW-36.8kW when using LPG. Hot water delivery flow is an impressive 16ltr max flow and 2.4 ltr/min minimum flow.

Nominal operation pressure is 1-7 bar and it uses a 230V AC 50Hz 1ph power supply with an electrical consumption of 68W. Meanwhile, where an external installation is required, the Rinnai Infinity 17e external continuous flow water heater offers greater flexibility at the design stage and delivers a viable solution where flue runs are problematic or internal space is not available. Capable of flow rates reaching 510 litres per hour at a 50°C rise, the 17e is suitable for multiple

applications and can be specified for use with Natural Gas or propane. The 17e has full frost protection and is available with a range of external ancillary items, including pipe cover box – and security cage where necessary. The Infinity 11i interior unit differs from the 17i as it weighs 2kg less at 16kg and consumes 6.10kW - 21.60kW of Natural Gas.

Under the ACOP L8 (Legionella guidelines), continuous flow water heaters are favoured as the units are normally positioned close to the outlets, in restaurants for example, where the system turnover is frequent and store volumes are small meaning legionella risk is minimal. All three models are available exstock in either natural gas or LPG.

Beautiful New Period Style Radiators for your Refurbished Home or Office! If you are renovating a period property, what better way to heat it than with beautiful, new, efficient Cast Iron Radiators to match the style of your property? Many customers have commented on the better heat output within their homes since cast iron radiators replaced their modern panel radiators. Cast iron radiators are energy efficient radiators and a good energy saving radiator choice. Cast iron is far denser and heavier than steel, so the cast iron holds the heat for a far longer length of time once your boiler has been switched off. The cast iron radiator will gradually cool down whereas the steel radiator will lose its heat quicker, meaning a room space will cool in a much more quickly. You’ll find all types of new radiators on our website, although we have some beautiful electric radiators and dual energy ones too, including electric Cast Iron! Frequently, people buy new radiators because they need them: it’s often cheaper and certainly easier to buy new ones than to

Artus™ Hybrid Fan Coil – a revolutionary approach to air conditioning

The Mini Eurocowl

Thomas Edison once said: “There’s a way to do it better - find it.”

Building within an area; in reach of a coast line? susceptible to high winds? Surrounded by trees?

Why do we put up with products that don’t work properly? After years of designing air conditioning units, we know that traditional ceiling-based air conditioning units just don’t work properly. Reflecting on more than 30 years of designing air conditioning units and the inherent challenges, Arup engineer Roger Olsen realised there was a need for a new type of heating and cooling system. In partnership with Airedale International, Artus™ was born - A hybrid low energy fan coil that combines the flexibility of a fan coil unit with the low energy consumption of a chilled beam.

Global 55XT cavity wall gas fire

Cavity wall fire external flue

New TruFlame gas fires from DRU DRU, based in the Netherlands, is a leading European manufacturer of contemporary gas fires, wood stoves and bioethanol fires. The Global by DRU range is a selection of modern, high efficiency gas fires that offer many of the features of DRU designer fires but at prices that are affordable for most households.

DRU Global 55XT BF This is a compact and versatile balanced gas fire solution with great flexibility of installation. Its slimline design frames an impressive log effect fire bed with realistic flames, a choice of mirrored Ceraglass or classic brick interior finishes and the option of Clear View anti-reflective glass that replicates the appearance of an open fire.

An essential component of these new models is the innovative new DRU TruFlame速 burner. Rather than a simple line burner, as found in ordinary gas fires, the TruFlame速 burner follows the contours of the logs, creating a flame pattern that is much more authentic, with higher, denser flames underpinned by realistic glowing embers.

With its exclusive DRU Global Truflame速 burner it generates beautiful high flames with an impressive glow. DRU Global 55XT BF cavity wall gas fire Recently shortlisted by the Build It Awards as Best Stove or Fire, this unique gas fire is designed to fit neatly into a brick wall cavity, as found in most homes that have been built since the 1960s. The compact nature of the design allows it to be combined with a slimline contemporary or classic fire surround, which creates an impressive fireplace that takes up very little floor space.

DRU Global 70XT BF This is an elegant and expansive gas fire, also available in balanced flue, that is designed to be the centrepiece of any living room. Whether or not your home has a chimney, this glass-fronted masterpiece is easy to install and will give many years of warmth and comfort.

81

All the new Global TruFlame速 gas fires have high efficiency ratings and are Eco Design ready in line with the latest European energy saving regulations. DRU is currently inviting applications for new Global by DRU dealers in selected areas of the UK. For further information visit: www.drufire.com

Culford Gardens The brief called for a complete modernisation of a two-bedroom 1980s basement apartment in Chelsea. With both light and space in short supply, the client asked for a piece of architecture that possessed the spirit and sophistication of traditional and contemporary Japanese architecture without reverting to pastiche. As the building is located at the lowest level of a 6 story Victorian terrace. The decision was made to strip the apartment back to the structural frame in order to optimise the design in terms of ceiling heights and construction tolerances, which also included removal of the existing screed. To make the most of the south-facing courtyard garden, the windows were made full height and the rear French doors enlarged to bring the outdoor spaces into the flat.

To further emphasise the fluidity of space between inside and out, the kitchen run continues into the garden. The courtyard itself has been conceived as a series of rooms suitable for entertaining. For example, the lounge area features an external kitchen complete with a barbecue and up lit bamboo planter in lieu of a hearth. The outdoor dining area has recessed lighting, the outdoor bathing area is equipped with a timber-faced hot tub, and a contemplation space is anchored by an Acer. A poured resin floor unifies the entire apartment with a seamless finish between the rooms, and combined with ultra-slim acoustic linings in the ceiling, maximises the ceiling height. In addition, doors are full height so that ceilings are continuous between the rooms. 82

83

The oak slatted ceiling that spans the open-plan kitchen, living and dining space allows for lighting to be easily reconfigured to suit different layouts. In a small apartment such as this, it was vital to make use of all available nooks and crannies in order to maximise on room sizes and reduce visual clutter. In the heart of the plan, the utility cupboard, media centre and walk-in master wardrobe are grouped together, to avoid dead corners that waste precious storage space. Both the utility cupboard and walkin wardrobe are concealed behind frameless doors. The media centre and the client’s record collection are housed in a recess in the living room wall that can be hidden away by sliding/ folding doors that align flush with the wood panelling and door from the hallway when closed.

There is also a full height storage wall which is concealed behind the oak panelled bedhead in the master bedroom. All of the services are hidden in areas where storage was not possible. The flue and ventilation extracts to outside are located above the external stainless steel shelf detail a the head of the rendered walls so that it is discrete as possible. The kitchen extract is hidden behind the splashback of the external kitchen. All of the materials we chose form a palette of muted, natural colours that reference the Japanese aesthetic of Zen palaces. The materials are colour true with a matte or satin brushed finish, so that as the apartment ages the finishes will develop a patina from use, ageing gracefully over time. 84

We have installed the latest home technology within the apartment but have taken care to hide it away as much as possible. As new kit becomes available, the flat has been designed so that it can be completely rewired without damaging the internal finishes. All of the existing fabric has been dramatically upgraded in terms of thermal performance, including the installation of a new energy-efficient boiler, whole house ventilation with heat recovery and below ground rainwater harvesting. It is our hope that by rethinking the flat in this way, it will ensure that it’s lifespan will be extended for at least another 100 years.

Seven Interior Design Trends Dominating 2019 Lifestyle Interiors (www.lifestyleinteriors.org) is responsible for creating stunning show home interiors for many of the UK’s biggest names in property development, as well as interior schemes for many high-end private clients. Gemma Schofield, Design Director for Lifestyle Interiors, share the team’s latest insights into this year’s interior trends, highlighting seven key themes for 2019. Trend #1 - Human Nature A bold trend inspired by untouched landscapes, this is all about reconnecting humans with nature via colour and materials with a move towards more sustainable products and manufacturing practices. Celebrating imperfection and combining materials such as wood, metal, leather and stone are married with a rich colour palette of terracotta, indigo and deep greens. Trend #2 - Sonic Youth This trend is dynamic and expressive, re-writing design rules by using bold colours, big prints and slogans to make a statement. Modular furniture creates adaptive spaces, and it’s perfect for a child or teenager’s bedroom. Opaque textures are another key feature of this theme combined with monochromatic elements with graph paper style grids on furnishings like rugs or a statement piece of art. The colour palette of blues and teals can also be softened to bring in hues of mint green and millennial pink.

Trend #3 – Switching Off Switching Off is a minimalist trend about striking a balance between connected technology and relaxation in people’s living spaces. Calm, serene and stripped back interiors which use light, simple shapes and materials to create texture are a focus. Contrasting materials with differing textures create movement between rooms in an urban open plan space. The colour palette is pink, blue and pastel tones combined with materials including stone, wood and natural raw textures. Furniture and accessories are simple with clear lines, yet super engineered and refined. Trend #4 - Nocturne Dark, rich, dramatic and opulent – Nocturne merges industrial, luxe and more natural stripped back elements to create a contrast between light and dark. Colours are rich deep blues and azures and materials are plush velvets, brass, smoked glass, arched shapes and high-end finishes. Statement lighting is also key as well as layered, statement back lit mirrors that bring light into the darkness. Trend #5 – The Way We Live The Way We Live is all about the modern demand for bigger open plan living spaces and smaller, more functional bedrooms using multi-use furniture to fulfil this need. Taking inspiration from plants and greenery there’s a strong use of greenery, teamed with muted pastels of pinks, greens, blues and yellows set against natural and raw wood finishes as well as woven seagrass and bamboo. Bespoke and individual accessories also feature heavily. Furniture is ‘New Modern’ scaled to suit smaller living spaces and 90

open plan, new build designs, allowing the space to be opened up and adapted depending on its use. Trend #6 – Off The Grid A weathered and worn look, combining the old and new of industrial and reclaimed furniture with concrete, wood and highly polished reflective surfaces. Hues of denim and blue and white tribal influences are also really important, alongside a colour palette inspired by rustic nature – foraging, lichen and earthy soil. Bringing this to life in a space is all about connecting the inside and out – through colour, texture and material combinations as well as placing a real focus on quality in manufacturing and incorporating locally sourced and handmade features where possible. Trend #7 – Soft Industrial With a slightly nostalgic or retro vibe, inspiration comes from heritage prints and a 70’s colour palette overlaid with a modern twist featuring a bold use of colours such as mossy greens and paprika reds. Soft Industrial sees colour go beyond the walls to floors and ceilings for a grown-up and individual look. Furniture is industrial with a slightly softer and more refined design scaled down to suit the size of modern living spaces. Completing the bold look, black marble is incorporated into finishes and geometric shapes are used in furniture and light fittings.

Statement Ceilings How to ‘Get the Look’ with Wallpaper Look #1. Bold Tiled Ceiling

Things are looking up for homeowners wanting to apply one of 2018’s hottest interior trends. The interiors experts at www.iwantwallpaper.co.uk have these fantastic ideas for creating a STATEMENT CEILING with wallpaper.

“’Ceiling tiles’ may throw up the notion of crumbling tiles in a neglected classroom corner, but ‘tired tiles’ have a new look for 2018. The key to this look is to ‘BE BOLD’ – a daring monochromatic wallpaper can transform a white living space from ordinary to incredible. “Tiled-effect paper with ‘tribal’ or ‘Moroccan’ influence is really on-trend this year. A word of warning though, keep walls plain and floors even plainer to avoid creating an overbearing ‘pattern sandwich’. Best wallpaper to ‘get the look’: Muriva Aztec Diamond Wallpaper - £12.49 per roll, Arthouse Brasilia Tiled Effect Wallpaper - £13.99 per roll, Rasch Ceramic Tile Wallpaper - £16.99 per roll.

“Searches for statement ceilings are ‘on the up’,” says Alex Whitecroft, head of design at www.iwantwallpaper. co.uk. “According to Pinterest there has been a 310% increase in saved pins for this theme. “Homeowners are definitely getting braver with pattern on the wall and on the floor, with feature flooring and rugs, now it’s just a matter of turning that idea on its head. Using wallpaper can achieve stunning effects and it’s a really easy way to make a ceiling to shout about. “Take a top-down approach to decorating with one of our six key looks.”

92

Look #2: Patterned Ceiling “Graphic geometric or trellis designs look fantastic on the ceiling. A paper with a touch of sparkle will catch the light and illuminate darker rooms; dazzling in every sense of the word. Use subtle colours if the ceiling is low to stop the room from feeling top-heavy.”

Wallpaper to get the look: Holden Metallic Pembrey Stripe Wallpaper - £15.99 per roll, Holden Geometric Sequin Wallpaper - £23.99 per roll, Erismann Fascination Geometric Wallpaper - £15.99 per roll.

Look #3: Wooden Ceiling

“Exposed beams are on the wish list for many homeowners. For those who aren’t blessed with original features or the budget to install an all-wood ceiling, wallpaper is an affordable way to give the impression of real wood. There are all sorts of realistic looks from traditional timbers, distressed driftwood, gnarled and natural tree bark and woodblock surfaces. “White with dark wood is a classic combination or for those craving colour, try subtle weathered blue or warmer red tones.” Wallpaper to get the look: Rasch Authentic Wood Beam Wallpaper - £10.99 per roll, AS Creation Distressed Driftwood Panel - £16.99 per roll Rasch Textured Tree Bark - £16.99 per roll, Rasch Realistic Tree Bark - £18.99, Muriva Bluff Wood Blocks - £16.25 per roll all from www.iwantwallpaper.co.uk 93

Look #4: Cross Borders and Merge Boundaries “Striped wallpaper continued across walls and ceiling makes a room appear taller as it’s harder for the eye to pick out where the wall ends and the ceiling begins. “An alternative to wallpapering all surfaces is to take a wide panel of patterned wallpaper up one wall and across the ceiling to create a bedroom canopy. A vine-like flowing floral design without an obvious ‘right way up’ will work best. Or get an edgier ‘industrial’ look with a 3D metallic trellis paper.” Best wallpaper to recreate this look: Arthouse Capriate Floral Wallpaper - £20.99 per roll, Grandeco Marino Floral Pattern - £13.99 per roll, Iron Trellis Wallpaper - £17.99 per roll.

Look #5: Tonal Scheme “Pick a vibrant patterned paper (either on all walls or as a feature wall) and pull the look together with a flat block of the same colour on the ceiling. Paint is great but to cover imperfections use a plain, textured wallpaper. A coloured paper with a “sheen” also looks ‘glamazing!” Wallpaper to get the look: P&S International Striped Wallpaper - £11.99 per roll, Rasch Faux Tile Wallpaper - £14.99 per roll, Holden Sparkle Star Wallpaper - £10.99 per roll, Arthouse Sophie Conran

Wallpaper to get the look: Marburg Lyra Textured Wallpaper - £17.99 per roll, P&S International GMK Damask Swirl Wallpaper - £14.99 per roll, Piedmont Stone Effect Wallpaper - £22.99 per roll.

Balustrade Wallpaper - £30.99 per roll. Look #6: Metallic Ceiling “Raise the roof with a gorgeous and glamourous metallic ceiling!”

stone outsell the traditional tones of gold and buff. All three products provide an on-trend colour pallet that complements the wide range of grey and charcoal paving currently used extensively within landscaping designs. The three new products are Graphite Chippings 14mm as well as Heritage Quartz gravel and Ocean Blue pebbles; both available in 10mm, 14, and 20mm sizes. Our Graphite Chippings are stunning silver granite chippings with flecks of blue/grey tones which deepen when the product is wet. New build garden, Oxford Working with a new build garden is always a pleasure, as the space rarely requires more than a quick clear out. This garden belonging to a new build three storey home was designed by Sarah Naybour and took approximately three weeks to complete, with a budget of approximately £20,000. The initial stages of this project involved organising the different garden levels and preparing the base for the raised beds and the patio. The paving used is Black Granite from Hard Scape. Sometimes a dark paving can be overpowering in a smaller garden, but here it worked fantastically. Sarah and the client envisaged the garden to be an extension of their home, with the patio doors from the kitchen diner opening out onto an outdoor calm oasis. The garden also features white rendered raised beds containing tropical plants and palm trees. The beds were one of the more challenging elements of the garden to complete but they were definitely worth it once they were finished. The artificial grass used is Easigrass Mayfair, making the garden as low maintenance as possible.

The screening surrounding the garden is painted softwood. The subtle grey colour further adds to the modern and sophisticated feel of the space. Finally, we added a superb selection of lights which compliment the garden beautifully and allow the client to continue to enjoy the garden long into a summer’s evening. An introduction to J. Drewe Landscaping and Maintenance Ltd: J. Drewe Landscaping are a proud member of the Association of Professional Landscapers and are renowned for creating gardens which exceed expectations and provide sophistication, beauty and charm. With a team of 10 landscape gardeners and maintenance operatives, they proudly combine creativity and an extensive knowledge of materials to create and maintain a striking outdoor home, tailored to you. Making Waves at Rossall Coastal Defence Ecology Park Three bridges with unique ‘wave’ style parapets were installed by CTS Bridges Ltd in the Mythic Coast inspired Ecology Park as part of the Rossall Coastal Protection Scheme. Artist Stephen Broadbent was responsible for the design of the design of the ‘Mythic Coast’ inspired park and the wave effect bridge parapets were part of his concept for the scheme. CTS Bridges’ Structural Engineers and in-house timber specialists worked closely with main contractor Balfour Beatty and Broadbent Studios to develop the concept into a buildable solution. The final bridge designs use 12No unique spindles to create each ‘wave’ bay. The spindles themselves are FSC Ekki – a sustainably sourced hardwood timber species that is both strong enough to permit the slender spindle sizes whilst maintaining structural adequacy and naturally very durable to suit the marine coastal environment.

The deck itself uses CTS Bridges Hi-Grip Excel FSC ekki deck boards spanning on to a galvanised steel frame. All three bridges were fully assembled in CTS’ Yorkshire factory before being craned into position on site under the supervision of CTS’ own installation team in a 2-day visit. CTS’ joiners followed building complementary ekki parapet approaches to the bridges.

The three bridges were manufactured by CTS at their factory in Huddersfield prior to being delivered and installed on site in time for the opening of the Coastal Flood Defence scheme carried out by Balfour Beatty for Wyre Council in partnership with the Environment Agency. CTS Bridges Ltd specialise in the design, manufacture and installation of footbridges in timber, steel or FRP. Smart and sophisticated decking solutions with Trex composite 88x132_Advert.indd 1

Trex is the world’s number one brand of premium decking and railing. Made from 95% recycled materials, it is eco-friendly and guaranteed to look like new for decades. Offering designers and homeowners alike the opportunity to create a truly unique and customised outdoor space, Trex Transcend composite decking combines a finish that resists stains, scratches and mould with a distinctive and natural-looking, wood-grain pattern in deep, saturated colours inspired by the great outdoors. With its CustomCurve decking solution, Trex boards can be bent to create dramatic shapes, sweeping curves and a harmonious flow to suit every space no matter the size or shape of the garden. Gone are the days of simple square decks and basic slab patios, as Trex CustomCurve raises any outdoor living project into a work of art.

The newly launched Trex RainEscape drainage system offers homeowners the chance to maximise their outdoor living environments and create a useable space beneath an elevated deck. Installed above the joists of the substructure, this innovative system drains water away from a deck and protects the area below from rain, sun, snowmelt and other elements. As a result, homeowners gain bonus space for storage or an added living area. With Trex RainEscape, homeowners can safely outfit the area under a deck. Unlike wood, composite decking resists fading and won’t rot, warp, crack or splinter, regardless of daily wear and tear. The boards will even retain their good looks after years of wet British winters and summers. Available in a variety of shades, there is one to suit every outdoor space. Visit www.trex.com/uk for more information on Trex products

Frankel House Mrs Frankel has built a cosy eco-friendly home in her hometown in the British county of East Hampshire. She wanted a contemporary open-plan living space and chose Baufritz to help her create it. Surrounded by a large garden, the house reflects nature with a façade that is all natural, made of organic and mineral plaster. The upper floors have Rondo wood planking which matches Mrs Frankel’s welcoming wooden entrance area and wooden front door. White bow fronts shape the building and a gabled roof and varying window sizes provide the house with a certain charm.

Elegant wooden floorboards and woodbeamed ceilings contribute to the cosy atmosphere. The rooms are very bright thanks to their large glass windows. The open living and dining area is very stylish and comfortable, with large windows to the garden bringing nature within reach. A large master bedroom suite is on the first floor alongside two children’s bedrooms and a guestroom. The German builder Baufritz provides an electro-smog coating, solvent-free and thoroughly tested materials such as non-toxic paints, unpolluted wood from spruce and larch and eco-friendly finishes for a sustainable wooden home, a low-energy passive house. To 110

capture passive solar energy and to avoid heat radiation to the north, the architect maximized the windows facing south and west and reduced the number and size of north facing windows. At the same time, he planned a natural insulation in the roof; the solar radiation slowly picks up high outdoor temperatures so that the underlying living rooms are not heated up uncomfortably. All rooms have a floor heating system.

111

Opting for a pre-fabricated house meant that Mrs Frankel did not have to take care of the project very much herself. Working with German builders and skilled professionals turned out to be unique. The main difference between a Baufritz home and a conventional UK build is the superb quality. The components are fully recyclable– strictly following the philosophy of cradle to cradle. www.baufritz.com

La Serena

David James Architects & Partners David James Architects & Partners Ltd, an award-winning Architectural firm based in Dorset, has designed this spectacular house nestled amongst the trees. The site is located at the end of a quiet cul-de-sac, with fantastic views over the Championship Parkstone Golf course. Mature maritime pine trees and boundary screening ensure that the site feels part of the golf course with optimum privacy. Although the site has a number of trees, the sun moves around the site with a variety of

areas bathed in light at different times through the day. The design explores a mixture of floor levels, views and settings to maximize the usability of the site, whilst enriching the occupant’s lifestyle. The original house was a 1970’s splitlevel house, with a very tight driveway and accommodation over 2 floors, the architecture was unremarkable with a layout that did not explore the setting or the views on offer. The concept for the remodeling was to create a house that embraced the setting 114

Photographer - Tom Burn Media

whilst floating above the landscape. The architectural language needed to be crisp and clean, with a layout that flowed for modern living. The clients brief called for a dynamic four bedroomed house that would tie the various levels together, with an open plan modern layout interspersed with intimate rooms. The house was to be versatile too; possibly a party house, a family home or an ideal retirement house for the couple that wanted something quite exceptional.

Due to the sloping nature of the site, on arrival the house appears to be a two-storey dwelling. The natural fall in the topography allows the design to cascade down the slope and evolve into a three story dwelling, featuring in / out living to the large rear terrace. The final design integrates the three levels. On arrival the large entrance hall spills into the formal lounge and study, which overlook the double volume space. Two separate staircases lead either to the top floor master suite and bedrooms or down into the double volume living space and kitchen. The house revolves around this magnificent double volume living space, which has a two-storey wall of glass facing the garden and golf course. Externally it was important to create a landscaped garden, from which one could enjoy the fantastic views over the golf course, whilst retaining ones sense of seclusion. 115

Facilities were needed for multiple vehicles, with a private drive and electrically operated gates, with audio/visual door entry system. Whilst being a contemporary design, the external finishes of basalt stone, Grespania wood effect ceramic cladding, and charcoal grey metal, complement the natural, sylvan setting. The house has been finished to the highest standards, creating a luxurious, private retreat, with bespoke interior architecture and state of the art intelligent home technology and climate control. La Serena epitomises modern, luxury living, in a stunning, unique setting. La Serena has been the winner of several industry awards since it’s completion. Recently, at the International Property Awards 2018-19 La Serena won the award of ‘Best Architecture Single Residence UK’, having also won the award of ‘Best Architecture Residence South West England’ at the UK Property Awards. La Serena was also shortlisted at the 2018 International Design & Architecture Awards, for the Residential £2.5- 5 million (property by value) Award, and was also Highly Commended as Single Unit Development of the Year, for developers Belhaven Homes, at the Premier Guarantee Awards 2017.

These profiles become the key component to a lighting concept. Options being for a flat ceiling or a corner detail the aluminium trims form a sharp edge perfect for plastering to. The aluminium also acts as the perfect heat sink for LED keeping the running temperature low. For the LED strip, simply select the colour temperature and output, whether it is single colour, dim to warm or colour changing the options are many. After selecting the LED, select the driver, either switched, triac, DALI, 1-10v, DMX, 12v or 24v, the choice is yours. Typical applications are washing light round cornices, coffering, roof light wells,

light panelling, beam edges, skirtings and wall recesses. When switched off the edge trim blends into the interior almost unnoticeable. When on, the room is washed with soft reflected light, the perfect way to illuminate a room and to avoid the error of too many down lights.

Available in 3m lengths for ease of transportation and installation, these trims will transform the way you see light being used to enhance a room giving it added value and exclusivity. david@ald-edge.com 07725 560653 www.ald-edge.com

Think New Work - Rethinking The Office thinknewwork.com

The office environment has already been under strong pressure to change for quite some time. Digitisation has brought about new, highly mobile forms of work; companies are responding to the needs and expectations of new generations of workers with flexible work models, flat organisational structures and offices designed in a cosy living room style. In addition, globalised competition in many industries has caused enormous pressure on boosting efficiency. Communication requirements have increased sharply as a result of all these changes. It’s time for a rethink! New technologies, increasing mobility, new generations of employees as well as changed organisational principles generate dynamic pressure for change in the office environment. We work between the expanding poles of digitisation, productivity and emotion and are increasingly moving further away from conventional deskbound thinking. This is leading to the emergence of many different office areas such as coworking spaces, silent rooms, highly technological communication

organisation. In the process, we only integrate concepts that are truly relevant for individual client customers.

spaces or creative spaces. Activitybased working is the order of the day: Companies provide their employees with differentiated, changing work environments which offer a supportive setting depending on the specific task. In design terms, anything goes – providing that employees like it – and as long as it is suited to the company. By coming up with our ideas for this New Work approach, we are creating an innovative framework for different tasks in the working and living environment of the office. Given the right office architecture, our experience shows that staff motivation and commitment increases over the long term – and that as a rule, motivation also boosts productivity. For us, the right office concept means that we create a suitable, creative solution for each 120

New work offices offer employees and business partners differentiated, changing work environments which facilitate the achievement of specific tasks. While young companies are emerging “generically” as networkbased businesses with an activitybased environment, more and more established companies are also embracing the New Work philosophy of recently established start-ups by installing areas for coworking and by generating creative areas for collaboration. In our new ThinkNewWork.com office blog, we take a close look at all the aspects of New Work. We collect and publish trends, gather expert opinion and conduct interviews. The office blog invites you to browse and enjoy a good read while offering you valuable information for your office of the future.

‘Modularisation - The Future of Facade Installation’ Time on site is costly, the provision of equipment, services and people all add up to a considerable cost. Add the non-productive time or loss of revenue for the client during the construction phase of his project, and we can see how important a tight programme is. So anything which helps speed up the process would have a direct implication on build costs. Offsite construction technology continues to advance and, with modern techniques, both structure and finished envelope can be assembled in a matter of days rather than weeks. Exponents of this technology claim that build times can be reduced by up to thirty percent.

This modular approach can include finished, fitted, weathertight windows and facades. Modularisation on this level works particularly well when there is a repeat in the structure or envelope, such as offices or apartment design. The recently completed, Plot 24 residential apartments at Royal Wharf, London, utilises a modular construction, consisting of a concrete, on-site assembled structure with brick faced facade panels which include fitted aluminium window systems from Aluprof. The precast system was designed, manufactured and installed by Byldis of the Netherlands. 126

Managing Director of Aluprof UK comments, “Great to see completed building with glazing system supplied by Aluprof and incorporated into precast elevation panels by Byldis. A truly revolutionary approach which we hope to work in close collaboration on future projects in the UK.” Plot 24 was designed by Glenn Howells and delivered on site by TODD Architects Limited. The completed build at Royal Wharf

now releases almost two hundred apartments into the London city housing Market. Contractors on site were the Ballymore Group and project management undertaken by Acumen.

Renderplas PVC colour beads complement beautiful West Wales landscape The psychological and physiological effects of colour on the human psyche are well documented. Throughout history colour has been incorporated architecturally to boost public morale and improve the impact of development on the surrounding landscape. For the first residents of a new, affordable housing development, Parc y Cefn, in Fishguard, South Wales where the houses are being rendered in shades of cream, blue, pink and green the future is bright indeed. The main contractor for Wales & West Housing’s £4 million development, Morgan Construction Ltd, sourced the Weberpral M through-colour renders in Cream, Azure Blue, Rose & Sage Green from Jewson in Fishguard, who also supplied Renderplas PVC corner, bellcast and stop beads in Ivory, Sky, Salmon & Willow to match the renders. Morgan Construction Ltd Site Manager, Mr. Mike Jones, highlighted

the “availability and excellent customer service from both supplier and manufacturer” as key aspects to the first 12 homes of the project being delivered ahead of schedule in November 2018. Jewson Fishguard Branch Manager, Adrian Vaughan, agreed saying that regular

128

communication between his branch and Renderplas meant that tight delivery deadlines were consistently achieved. “This is a complex development to supply; the different building phases require specific colour beads and render at precise times.

Renderplas offer a next day delivery service direct to site which has been invaluable on this project.” Airless Plastering Wales Ltd, the rendering sub-contractor on site, are a company with 15 staff specialising in rendering and liquid screeding. Co-owners Luke Jamieson and Richard Medlin, who have over 20 years’ experience managing such projects said “for us, working with the Renderplas PVC beads has been the best part of the project. The beads are strong and less flexible than cheaper alternatives making them easier and quicker to install. They are quality beads with no defects ensuring a fantastically smooth finish, perfect for use with a one-coat render system.” Parc y Cefn, is a development of 30 houses and bungalows situated in an idyllic coastal location overlooking Fishguard Bay. The coloured renders have been chosen to reflect the surrounding natural landscape; Azure Blue represents the sea and sky, Sage Green the hillsides, Rose the beautiful 129

West Wales sunsets and Cream the clouds. When asked to comment on this project, Renderplas Managing Director, Daniel Leedham-Green divulged that “when developing the Renderplas range of 9 natural colours, it was always my intention to ensure that whilst the beads would complement popular ranges of through-colour render, they would also sympathetically blend with the surrounding environment”. Renderplas have a permanent supply of all nine colours in stock in a wide variety of profiles, ready to be dispatched on a next day delivery service. As well as the colours used on the Parc y Cefn project which reflect the rural and coastal landscapes, we also stock the earthy colours of wheat and terracotta and the more urban tones of white, dove grey and slate grey. dwell design “This five bedroom contemporary family home situated on the North East corner of Hayling Island provides stunning views across Chichester Harbour and the Solent. This spacious, environmentally sustainable, and energy efficient luxury house comprises two elements. A first floor timber-clad cantilevered box provides a glass balcony to the master suite. This sits on a white-rendered base providing the spacious ground floor accommodation. Our clients loved their huge garden but were not keen on the design of the house they had bought which was mock- Spanish and showing signs of

real wear even though it was only ten years old. We analysed what they had working in their favour with the size of plot and which parts enjoyed sunshine at what part of the day and set to work. The arrival at Ivory House was changed completely with the new west- facing vestibule providing access into the double- height staircase area that was lit from the south- facing roof windows. Now, internally, the generous ground floor open plan living areas include: a feature staircase, double height space and grand entrance. Extensive glazing on both floors creates a light contemporary space, but we avoided directly 132

south- facing windows. Carefully positioned sliding doors provide strong connections between the internal spaces and the extensive garden. The reception rooms are accessed from this central volume. The kitchen space has carefully planned and discretely located pantry and utility areas. A simple palette of vertical timber and white render complement the building’s bold form and this was seized upon early in the design process and carried through. An extensive remodelling and extension of the existing Spanish-style property created a stylish, contemporary house the clients wished for. In

addition to the attention paid to the look of the home we also wanted to future- proof the house and minimise its environmental impact. For this reason the photovoltaic cells on the roof terrace are hidden from view. This feature, in addition to the high insulation levels, means that the home costs less to run and is cooler in the summer and warmer in the winter despite the expansive areas of glass. Our attention to detail did not stop here. To provide the clients with their perfect living environment we designed for them a bespoke kitchen island and a master suite wet- room with every aspect of the space drawn for them before work started. We worked with the clients to ensure that all their fixtures and fittings were exactly as they would like and that the interior of the house was crisp and clutter free with concealed routes for the wiring and electrical fittings. This was all done before the project was sent for pricing. Arguably this home has become the work most recognisable and most associated with the practice as one of our earliest projects. Our aim was to create a sensational experience upon arrival at the home and link the new and existing spaces together in a more communicative and exciting way. The house is now unrecognisable and has been completely transformed into something of a local landmark.

New flame-retardant membrane for the construction market Walki is launching a new flameretardant membrane. Walki®Wall Tight FR G A2 is a unique vapour barrier that ensures fire safety for construction assets and people in case of rescue or evacuation operations. “We identified the need for a more flame-retardant material a few years ago. Then the terrible fire accident at the Grenfell tower happened in the UK, and fire regulations were intensified”, says Pierrick Girard, Business Line Manager, Construction Membranes at Walki. The building regulations amended by the UK government, that came into force in December 2018, bans the use of combustible materials in the external wall of buildings. The construction of the external wall, along with specified

attachments, must be investigated by the Local Council Building Control and, where necessary, work must be carried out to ensure they only contain materials achieving European Class A2-s1, d0, i.e. it must be non-combustible. “The Walki®Wall Tight FR G A2 underwent extensive testing in December last year, and received 136

Euroclass A2-s1-d0 standard. In other words, the membrane has been proven non-combustible”, says Girard. The Walki®Wall Tight FR G A2 can be used in walls and ceiling as a construction membrane, preventing heat radiation and moisture transfer. www.walki.com

How To... Specify a staircase Unless you are a serial self-builder, building or re-modelling your own home can be one of the most challenging, stressful, time-consuming, but ultimately rewarding, projects you undertake in your entire life. At the very beginning you have a blank space, white paper and a hundreds of ideas all vying for a place in your property; arranging these ideas on paper to optimise your space and create a home that works for your family is the tricky part. Richard McLane, Founder and Design Director of Bisca, explains why

consulting a staircase specialist is as important as consulting a kitchen or bathroom specialist. Regardless of how much it costs and how it looks and what type of property it is going into, there are some fairly standard points to consider and understand when choosing your new staircase:

BUDGET; if you have your heart set on a bespoke staircase, it’s always worth allocating a budget for the staircase element rather than lumping it in with main project costs as your budget defines what you type of staircase you can have. Prices for a complete staircase and balustrade vary 138

from as little as circa £400 for a DIY store MDF option to a fully bespoke design from specialist staircase manufacturers starting around £20,000

SPACE; consider the space as

a whole, not just the hallway or immediate vicinity of the staircase. If you have an open-plan configuration, remember the staircase is on view from other areas of the property. Think about direction of traffic – how do you approach the staircase - would a curved staircase, or directional bottom treads be an option?

TIME; don’t underestimate

the amount of time it takes to commission a bespoke staircase. To avoid backing yourselves into a compromise situation its worth getting the staircase specialist involved as early as possible to get some layout ideas and outline costs. Bisca are able to give you a guide price based on drawings and their Concept Design Services provides layout schematic, sketched visuals, samples and a budget cost based on a survey and materials of your choice.

TREADS; open treads are a great way to let light into the area, and glass, timber, stone, Sertave, marble or even Corian are all materials you could consider. Most bespoke staircase manufacturers will try to match existing timber in the property if this is important to you. Without question brash and bling has made way for tactile and timeless. Innovation in floor finishes has revolutionised timber available for staircase components.

139

Bisca now offer a wide variety of washed, raised grain and pigment finish for timber treads and handrails.

BALUSTRADES; roughly speaking you have the choice between glass, timber, steel or plaster. Position, family requirements and budget are all important factors in making the right decision. It’s important to consider any landing or galleries when obtaining quotations not just the staircase itself. Glass is not perhaps the best option if you have a young family – unless you relish the chore of regular cleaning to remove tiny handprints! Timber spindles will give you a more traditional effect and are a cost effective option, whilst forged or machined steel balustrades can be as simple or as ornate as you desire. Finally, comparing quotations for any bespoke item on paper is always open to interpretation due to the variable nature of the item and its method of manufacture.

It is really worth doing your homework to understand exactly what you are being quoted for so you can make an informed decision.

For example •

G l a s s – are you being quoted for standard glass (with a green tint), or premium low iron (reduced tint and superior optical quality)? If you have asked for a quote based on an image or previous project, be clear on what type of glass was used in the project against that quoted H a n d r a i l – softwood or hardwood? Is it of a continuous design or cheaper angular sections bolted together? – sections are much cheaper than a continuous

uprights, the process of manufacture – machined or forged and how they will be finished.

run, but can spoil the overall look. •

T r e a d s – type and provenance of timber and finishes all vary greatly in price – make sure you are comparing like for like. G l a s s f i x i n g s – companies offering a 24hour replacement service and lower cost options generally rely on visible fixings and clips from stock for reasons of speed and cost. A carefully designed bespoke glass balustrade does not need visible fixings as it can be designed without the need for them. Steel Uprights – ensure all parties are quoting for the same material and the same design. You need to understand the diameter and shape of the

Fixed or not fixed - It’s also worth asking how they will be fixed to the handrail – the cheapest option is to include a ribbon rail top and bottom, but this is not to everyone’s taste and may come as a shock if it’ not what you were expecting.

In short, if there is anything you do not understand about a quotation, ask and ask again until you are clear what is included for your money and more importantly how it will look.

One Man One Lock Procedure Hazardous energy needs to be safely isolated from equipment prior to any maintenance or cleaning work taking place. The process of safely isolating equipment is lock out tag out, whereby energy sources are safely locked with the correct device and then tagged with an identifying label. As part of this procedure it is important to consider unauthorised removal of lock out devices. The one man one lock procedure ensures that accidental reenergisation of equipment does not occur by the removal of these locks. Each lock is attributed to individuals with their own key and a personalised tag which displays who has applied the lock and when. The one man one lock procedure should be considered as part of any lock out procedure to greatly reduce the likelihood of accidents occurring.

DEWALT’S Positive Commitment To UK Manufacturing • • • •

Two new assembly lines in South Yorkshire producing outstanding results New DEWALT drill now produced every 62 seconds Demonstration of workforce skills, dedication and teamwork Potential for further investment into DEWALT’s UK production facilities

At a time when many want to see the UK’s strong manufacturing heritage revitalised, DEWALT is investing in plant and people at its Hellaby manufacturing and assembly plant in South Yorkshire. As part of its ongoing ‘Make Where We Sell’ campaign, DEWALT has selected the location as the lead global production and assembly plant for two key global products. It has resulted in significant investment into both the plant’s facilities, as well as the creation of enhanced career opportunities for the local community in and around Rotherham. Following a major overhaul of the plant’s assembly layout, the two new assembly lines were created in 2017, and thanks to the dedication and expertise of the workers, within six months each line is already producing outstanding results. A DEWALT combi drill is now assembled every 62 seconds at Hellaby, while results for the impact driver are even better, as a new one is created every 45 seconds. With over 140 parts used for the assembly process across the two products, it is a major feat of planning, logistics and teamwork. Extensive testing, including a 15-step application based reliability (ABR) process through the assembly, supports the quality-driven approach witnessed across the whole plant. It ensures that every DEWALT product leaving the factory has

passed a number of strict performance tests to meet the Guaranteed Tough status. The pride behind made in the UK As well as facilities, DEWALT has also invested in the staff at Hellaby. Prior to the new lines starting production, existing staff from the site were chosen to travel to the Czech Republic to be trained on the new assembly lines. They were then charged with training fellow workers and overseeing the line’s performance once they were up and running. Chief among the trainers was Leslie Wood, who says: “I have helped to train everyone on the new line and my main objective is to ensure that all staff fully understand that quality is everything.” John Steel, Plant Manager at DEWALT’S Hellaby site, comments: “DEWALT’S UK investment into the two new strategically important assembly lines is testimony to the skills and dedication of our workforce. Every staff member takes great pride in creating DEWALT products which go on to represent the UK in markets across the globe. “The fact that existing staff were given the opportunity to undergo extensive training abroad and then bring back their newly acquired knowledge to share with their co-workers, means our staff take real ownership of their roles

and responsibilities. On a daily basis, they demonstrate great pride in the work they carry out. This certainly helps to maintain the high standards we are seeking. “Our teams employ a variety of skills such as precision assembly, electronics assembly, software upload and testing, as well as quality control – all of which go into creating the quality products for which DEWALT is famous. “The success of what we have achieved so far could well help to bring other DEWALT products to the UK for assembly, which would be great news and open up even more employment opportunities and further expand the site here at Hellaby.”
