The Covert House Architects: DSDHA www.dsdha.co.uk From the architect. DSDHA has completed a family home, known as the Covert House, which lies hidden from view in the heart of a conservation area in Clapham Old Town,London. Set in a pastoral landscape of mature trees and gardens, the house acts a case study for testing several hypotheses. These span from interrogating the idea of the ‘domestic’ at the beginning of the twenty-first century, through to how sustainability might be integrated into high quality design without compromise. In addition, at a strategic urban scale it asks how a global city like London might provide new housing within its fiercely defended low-density backlands, close to the historic centre. As a modest family home, the house is designed with a few simple rules; to use the most sustainable design principles possible whilst deploying a limited material palette, yet creating a sense of domesticity within a concrete armature, that does not disturb its sensitive setting and the 23 neighbouring properties adjoining the site. Materials are either concrete - cast on site, left raw and unfinished, or precise and highly
articulated - read against ‘whiteness’, be it in the form of natural light, controlled and carefully calibrated to bring animation and delight deep into the plan, or represented though the use of white as a finish for all the remaining surfaces beyond the concrete. The resultant design is precise and sculpted; materially rich yet calm as a place in which to live. Set partially into the ground to limit its height and provide thermal mass, the house has lower floor lightwells and an elegant white concrete stair that effortlessly mediates the spatial experience between levels within a double height space. The clarity of the architecture echoes the carved forms of the artist Chillida, and is predicated on an engagement with craft and specificity, at a time when standardisation and off-site construction are widely promoted. The project represents an insistence on combining everyday needs with a search for new forms of beauty. The house has been shortlisted for an RIBA London Award 2015

Passive House simPly enHanced. The home of Colin Usher, director at John McCall Architects, has outperformed expectations by exceeding Passivhaus standards and the superior Swiss Minergie level. The £240,000 house in West Kirby, Wirral proves that eco homes don’t have to be expensive or need to be conspicuously unconventional in appearance. Jenny Usher (Colin’s wife) acted as the client throughout, setting the brief and maintaining a close interest throughout the construction and completion process. The 4-bedroomed property is powered by the same amount of energy as is used by a 150w light bulb. No overheating occurred during the summer months this year and the house is performed over 2 times better than the
Passivhaus standard it was designed to meet. It was constructed using an exceptionally well insulated masonry and concrete structure and has triple glazed windows.
“It is a comfortable house to live in with high ceilings and generous spaces and its appearance is not incongruous with surrounding houses.

significantly change their lifestyles in order to live in such a building. This house is flexible, comfortable, it has high quality design features and includes the spaces and volumes which many modern homes omit. Yet it is eminently affordable to construct and to run. The building does not look out of place in its suburban setting, but is bold and responds carefully to its site location. Internally the spaces feel generous without being excessive and the varied volumes of the rooms makes living there an enjoyable experience. Natural light pervades the home. This house is ground breaking by being simple and economical to build, comfortable to inhabit and by having low running costs and a tiny carbon footprint of just 11Kg/year. Any small house builder could construct a house like this with very little extra skill being required. Attention to detail is needed, particularly in relation to the air tightness, but thin joint blockwork lends itself to this as a matter of course. Yet no part of the aesthetics have been sacrificed to the functional brief. By addressing all of the ways that buildings waste energy, exceptionally low energy bills for the householder have been accomplished. The 5 main issues of orientation, insulation, air tightness, thermal mass and volume were carefully considered along with heating, ventilation and energy generation to maximise the thermal performance of the house. Orientation: The house is located on a plot which has an open aspect to the south, but due to
the Planning constraints this is a short façade; nevertheless, the architects have maximised the window openings to gain the most solar energy gain in winter. Overhanging eaves and soffits provide shading in summer to limit overheating. Along with this a series of roof windows allow light and warmth to penetrate reducing lighting loads and provide heat gains and natural ventilation control. Insulation: The house is exceptionally well insulated to achieve a minimum U value of 0.1W/ m2K. There are no traditional foundations, with the ground floor raft floating on 200mm of insulation. Windows and doors are triple glazed with a U value of between 0.7 and 1.0 W/m2K. The insulation on the walls wrap round in front of each of the window and door frames preventing cold bridging. Air tightness: There are no draughts! The house is hermetically sealed so a whole house ventilation system is used – see below. No draught equals comfort! Thermal mass and volume: This house is largely built of concrete to retain heat in winter and maintain a stable temperature in summer. The volume of the 3m high south facing rooms allows the hot air to rise and stratify, transferring the summer warmth to the 200mm concrete first floor structure. The stair void in the centre of the house rises 8.6m drawing warm air through the house and out through the roof windows in summer. Heating: The air to water heat pump (COP of 3)
delivers warm water very efficiently to the underfloor heating which serves most of the ground floor rooms. There is no heating to the upper floor as the house is kept at a constant temperature with the upper rooms achieving the design intent of 2°C lower than the ground floor rooms. Ventilation: As the house is sealed against wasteful air leakage a heat recovery ventilation system has been installed, gently extracting warm moist air out of the wet rooms and input fresh air into all the living spaces, through a heat exchanger. Generation: Using the south facing PV panels which generate 3,380kW hours/year, electricity is fed back to the house to run appliances, the heating and hot water production. Excess electricity is sold back to a green energy supplier, reducing the carbon footprint of the house to 8Kg/year when utilising the green electricity supplier, Ecotricity. This amounts to 3% of the carbon produced by an average UK house of the same size with the same supplier. The running cost of the house is £0.00. Cost: The cost of constructing the house was £240,000 which includes all the fixtures and finishes. This equates to £1,340 per m2, which is comparable to the build cost of a one-off high spec ‘traditional’ property with much lower environmental performance. However this includes the cost of the PV array and associated installations. Without this the build cost would have been closer to £1,250 per m2. www.johnmccall.co.uk

A recent project for the company involved converting a two bed flat in a Georgian terrace in London’s Earls Court into a more flexible living space. It involved knocking down the wall between the living room and the second bedroom to open up the space and let in more light. The owner still wanted the option of closing it off so the decision was made to install custom 3.4m x 8m panel doors – three sliding and one pivoting. The doors were made by a local joiner
and installed using Brio’s top hanging Single Run Zero Clearance hardware system. According to Enrico: “Brio was the only manufacturer that provided kit that suited the requirements for such heavy doors – they weight 100 kilos a panel. You can see the tracks but they are very discreet, set into the ceiling and the floor. It has been so successful we are now using the system on another project in the same building”. Enrico found Brio when researching the project online. “The Brio website is very good. All the details we needed were there and easily accessible plus technical drawings. I also spoke to Brio HQ about some details and the technical department was very good and obviously experienced.” Because these floor to ceiling door projects can present their own challenges when it comes to sliding door hardware, Brio has designed and manufactured its Single Run top hung system with a Zero Clearance option. The Zero Clearance option, available across Brio’s Single Run 80 – Single Run 250 product portfolio, successfully achieves the modern minimalist look with hardware that is discreetly hidden from view.
Single Run Zero Clearance hardware allows minimal gaps between the door panel and hardware, offering a pleasing aesthetic finish to floor to ceiling installations. With no hanger plates or screws protruding above the top edge of the door, Single Run Zero Clearance has been designed to achieve clearances of 3mm between the track and the top of the door. And, to go with the discreet top, the new spring loaded guide and bottom rail can also be concealed within the bottom edge of the door thereby extending Zero Clearance to floor level. “The new Zero Clearance option has already proved popular with architects and specifiers as only 3mm clearance is required between the top of the door and the track. The track can be installed into the ceiling so the door looks as though it is floating as the hangers are difficult if not impossible to see. It is a very aesthetically pleasing effect,” says David Newton, General Manager at Brio UK.

from the architect. This new beach-side house replaces a 1970’s bungalow with a house that engages with its dramatic coastal location and aims to enable its occupants to luxuriate in the special views over the Firth of Forth.
Wrapping zinc roof planes and timber-boarded screens sit on and inside more massive whitewashed masonry walls, which also extend away from the house to create pockets of shelter and some privacy on what is a very public site.
The building form is broken in to parts to tie it in with the scale and massing of its vernacular neighbours, with a range of living space with a horizontal sedum- covered roof tying the parts together.
Internal materials are simple and utilitarian with a timber OSB lining to the children’s bothy and smooth concrete screed throughout the ground floor. Part of the main roof is formed in fully integrated solar PV panels which also form the weathering layer.
The main entrance to the house from the landward side is between the two main sections of the house, which frame a view through to a lighthouse on the far side of the beach. The largest two-storey section accommodates the kitchen, utility and bedroom spaces, and the smaller bothy-like section is dedicated to a four bed children’s bunk-loft with its own living space and shower room. The living space linking these is largely glazed, with open plan sitting, dining and TV spaces. By contrast, the landward side is deliberately more closed down and protects the privacy of the house. A palette of timber boarding and zinc was chosen to reflect the feel of sea-side boat sheds.
Moving louvre panels enable some control over solar gain at the southern beach frontage. First floor bedrooms look out over the sedum roof, bringing the landscape and seascape right up to the window sills.

MODUS HOPS TO IT IN CONSERVATION AREA Derbyshire-based Wheeldon Homes has become the latest housebuilder to specify the innovative new Modus window and door profile system from Eurocell. Appropriately enough, Modus was specified on 47 properties in a Conservation Area of Middleton, near Wirksworth, a beautiful Derbyshire village in the same county as the Eurocell manufacturing and recycling facilities. Wheeldon has a policy of employing local suppliers wherever possible, something exemplified by the Hopton Rise development. Modus® is the UK’s first fully integrated window and door system, available with three stunning sash design options. The standard rebate, slim rebate and fully flush sash styles offer developers like Wheeldon Homes a much wider range of design aesthetics. All 47 of the properties at Hopton Rise feature Modus windows with the flush sash option, in a White Ash woodgrain finish. The fact that the windows are then subsequently fitted in properties in the local area helps Wheeldon Homes achieve an exceptionally low carbon footprint on this development – a total of just 53 miles travelled. The post-consumer recycled material is concentrated in the central core of the profiles, where it is completely invisible in an installed window or door. Complementing the low carbon footprint on these properties is the unique 75mm Modus® multi-chamber profile system that locks heat inside the properties to deliver optimum energy efficiency performance for the homebuyers. This innovative design is capable of achieving a U-value as low as 0.7 from a triple glazed window and 1.1 from standard double glazed units.
Being in a conservation area meant that planners had to agree on all external elements of the 47 properties, including the windows. The Modus flush sash was specified because the planning authority felt that the windows offered a genuine alternative to timber, which helped to retain the traditional aesthetic integrity of the village. “The planners had a clear vision of creating traditional-looking limestone homes and of course the windows had to complement this,” said Louise Greenhoff, Quantity Surveyor at Wheeldon Homes. “Timber windows were considered, but we were conscious that these would leave homeowners with maintenance issues in the long-term.” “As soon as we presented the Modus flush sash to the planners, they agreed that it was suitable for this development,” Louise continued. “The planners liked the fact that Modus retained traditional aesthetics that complemented other properties in the village.” “The woodgrain finish was approved by the planners, as it works really well with the limestone exterior. The properties have managed to achieve a great balance between contemporary performance and traditional looks.” Modus is available in nine solid and woodgrain effect colours. All standard colours are available with white internal finishes to create a light and airy living environment. A further range of 30 solid and woodgrain effect finishes are available, plus colour both sides. The Lantern / Fraher Architects â&#x20AC;&#x2DC;The Lanternâ&#x20AC;&#x2122; project involved the complete basement, ground and first floor extension and refurbishment of a Locally Listed Residential Building in South West London. The Client asked us to transform the existing building into a series of spaces that had a strong reference to Eastern Design influences whilst manipulating daylight and threshold conditions. All the existing floors and walls were removed with the building being stripped back to the existing external walls. The building was essentially rebuilt from the inside out, as well as being extended down and outwards.

First Floor Plan A feature American Black Walnut staircase wraps itself up through the building, connecting the habitable spaces through its tree like presence. Half landings, internal openings and unusual apertures encourage the notion of creating internal courtyards of living spaces that are all strongly connected to one another. At the top of the house sits a roof top study for the client, over-looking the four storey central staircase. At the bottom of the staircase the tree like form wraps itself onto the ceiling of the basement rooms as the roots of the staircase in plywood ribbons, thus connecting this vertical building thematically as well as spatially. The planning process was complex for this building due to the sensitive nature of the site (building of townscape merit), leading to months of negotiations with the local planning department eventually agreeing with a limit in place to the height of the extension. The brick cladding pays respect to the existing building, whilst be separated away from the historic fabric of the building by a glass slice. Section The robust sustainability strategy for the building integrates an MVHR system, internal thermal insulation lining, replacement double glazed fenestration, air tight application and increased glazing to benefit from passive solar gain. As such the existing building’s carbon footprint has been dramatically lowered. All the joinery for the project was designed to compliment the design approach for the building. Materials used were natural where possible, with the presence of timber central to the design of the bespoke cabinetry. Elements float, nestle into recesses and reference back to the staircase. As you climb the building, the joinery and finishes become lighter to reflect the transition towards the sky. This is capped off with the study at the top of the building, where the joinery is darker to reflect the ‘tree house nature,’ of the room. All the joinery was designed, fabricated and installed by Fraher Architect’s sister company (Fraher and Co).

Our latest fit-out for new global skincare brand Élevatione, in Westfield shopping centre London Salvador Dalí, the prominent Spanish surrealist painter was the inspiration behind premium skincare brand Élevatione. GB Projects Ltd were proud to be given the task of producing a range of bespoke furniture that reflected the stores Salvador Dali theme. The project required a variety of production processes and materials. A particularly exciting piece included the fabrication of a white Corian till desk, supported on white mannequin legs. The till desk has touch release drawers removing the need for handles and giving the unit a seamless finish.

An assortment of oak veneered storage units were also manufactured. These included made to measure oak cupboards to display products, sink units with storage and illuminated shelving systems. Every element of the project reflected our client’s eye for detail, internal shop doors were finished in a white two pack P.U with planted astragal moulds. Final touches such as floor to ceiling spiral oak shelving and two large white CNC machined pods made the store stand out even more. In conjunction with the ‘Making Africa’ exhibition at the Vitra Design Museum, a pop-up project designed by the architect Diébédo Francis Kéré has opened on the Vitra Campus in Weil am Rhein as a joint venture between Vitra and Camper. The project also enables the project partners to explore experimental ideas for new retail concepts. On 18 June 2015, Vitra and Camper jointly launched a pop-up project for three months (until 30 September 2015) in the Dome on the Vitra Campus in Weil am Rhein. The Burkina Fasoborn, Berlin-trained architect Diébédo Francis Kéré was commissioned to design the space. He has attracted considerable international attention in recent years with numerous innovative building projects – one of which is featured in the ‘Making Africa’ exhibition at theVitra Design Museum. Bisca gives a new meaning to library steps Bespoke staircase experts BISCA were briefed to design, make and install a two flight staircase in this North Yorkshire farmhouse renovation with a layout to include space for the owners’ extensive library on the wall adjacent to the staircase. It was imperative to let as much light as possible into the stair area as there is only one small window. The two helical staircases, connected by a new first-floor landing have timber treads and risers on helical steel stringers. Curvaceous sculptured soffits in white enhance the underside of the staircase and help with the light effect.

52m (7span) x 1.5m wide FSC Ekki hardwood, Ladies Bridge, Cruden Bay, Scotland CTS Bridges Limited were appointed by Aberdeenshire Council to design, manufacture and install a replica of Ladies Bridge in a tidal location at Cruden Bay. The original bridge was constructed in 1922 but had recently been closed following severe storm damage. CTS carried out a photographic and dimensional survey of the existing bridge and its support trestles. A new structural design was prepared to current design codes whilst maintaining the principles of the original structure. The new bridge adopts the distinctive diagonal paling for the parapets and the entire structure is manufactured using FSC Ekki hardwood, a naturally durable timber, well suited to the coastal environment. The footbridge has FSC Ekki Hardwood Hi-Grip Excel deck boards with non-slip inserts toprovide a safe, slip resistant surface on the bridge deck. For the site phase CTS acted as sole contractor. The tidal location limited the works that could be undertaken each day. Early on in the design phase site dates and tide times were identified in order to determine the installation sequence and in-turn the level of prefabrication of each element to be undertaken at CTSâ&#x20AC;&#x2122;s factory. The result was an efficient execution on site with all superstructure works being completed in less than 2 weeks.

ECS CONTINUES FLOOD PREVENTION WORK IN SOUTH YORKSHIRE The Department for Environment, Food & Rural Affairs (DEFRA) has continued to award funding to local councils across the country to help with improving flood prevention measures. For Rotherham Borough Council this has enabled them, with the help of the Environment Agency (EA) and ECS Engineering Services, to install new trash screens as part of a series of flood alleviation schemes. Protection measures, such as flood doors are the last line of defence in flood events; it is better to remove bottle-necks in the watercourse and, where possible, prevent the flood conditions. Following two major flood events in 2007 and 2009, the EA has been working with local councils in South Yorkshire to reduce the likelihood of future events with the installation of new trash screens.

Many smaller watercourses often transit through built-up areas in culverts which are designed to cope with high water flows, however the entrance to the culvert can become partially blocked with debris. Under normal flow conditions this poses a low risk but flood conditions not only bring high volumes of water but also a great deal more debris. In each case the screen bars were manufactured in sections using the bar spacing specified by the EA, and then bolted together on site. All of the steelwork is welded in accordance with BS EN 1011 before it was galvanised to BS EN ISO 1461. All of the support structures and open grid flooring sections were designed to support a fully loaded screen, while the cranked hand railing makes the task of clearing the debris much easier.

Device proliferation and ‘Nomophobia’ aren’t just consumer problems; they also represent big challenges for business. Frustrated by the lack of properties in Bedfordshire that lived up to their expectations, Adam Harrison and wife Amanda decided to build their own home. Six years earlier, the couple had failed to get planning permission but were determined that - this time - everything would go to plan. So, they quickly enlisted the help of Jewson. Adam says: “The location was the first thing that attracted us; it is on the outskirts of a Georgian market town where land is hard to come by. The sloping nature of the site was also a big draw to us – whilst it presented a huge challenge, it also allowed us to build a unique, architecturally interesting property.” “Jewson were recommended to us early on” says Adam. “One of the main selling points was that we would have our own relationship manager, Tom Dicks, to support and advise us from start to finish of the build.
“We developed a good relationship with Tom, long before I started buying materials.” “Tom visited the site when we drew up the initial plans and right through the challenging 18 months of revising plans and waiting for permission to be granted, Tom helped us to understand the different materials and quantities that we needed, and worked with us to source them at the best price.”
“Jewson understood what we wanted to achieve and helped us with everything we needed. As Jewson caters for the mass market, we had access to the widest possible selection of general building materials, which we bought at competitive prices. When it came to more specialised items they did not supply, Jewson introduced us to relevant suppliers, explaining what we wanted to achieve and negotiating trade discounts on our behalf. This helped us dramatically in terms of time and cost savings.” Adam comments: “I found in the past that many merchants do not have customer service, integrity and reliability in their vocabulary, but Jewson is different. To me, one of the most important factors is that a company does what it says it will do. Jewson always delivered what it promised which counts for a lot. Inevitably we came across some problems along the way, but unlike many other traders Jewson recognised them and went out of their way to help resolve any issues.” As well as supplying materials, Jewson helped in other ways: “The local Jewson branch manager visited the site to formulate delivery plans to overcome problems caused by limited site access. For example, the shape of the site meant that we couldn’t take bulk deliveries of materials such as sand. So, the delivery driver took the time to deposit sand bags strategically around the site, allowing us more room. Bricks were also delivered in manageable chunks and the remainder of the order was held at the Flitwick branch. This help was invaluable to us in the building process.”
To date, Jewson has supplied the couple with bricks, stonework in keeping with the surrounding area, 110 cubic metres of concrete, steel bars, re-enforcing materials, insulated concrete form blocks, joists, breeze blocks, as well as copious amounts of sand and cement.
Now able to turn his attention to the interior of his home, Adam is looking into the possibility of purchasing a Jewson bathroom. Adam concludes: “The property is at the watertight stage in the build process, so we are anticipating that we will be able to move in by the end of the year. Building a property from scratch whilst carrying out a full time job is not for the faint hearted. However, developing a good relationship with Jewson ensured that we’ve benefited from professional guidance and have been able to share knowledge and learn with Tom along the way. We are very much looking forward to moving into our property and settling in to a quieter life for the coming years.”
