oupée Croisée is the extension of a Ville Mont-Royal cottage, the enclosed garden-city of Montreal.
With quality lands of good dimensions, the framework is overshadowed by a neighborhood of residences with poor architectural qualities. In order to build upon the natural qualities of the location while respecting the rigorous municipal regulatory constraints, we adopted a concept that gave its name to the project. The building was cut (coupé) in two, maintaining the street-side half, and completing it with a new half focused towards the yard. The residence is organized by a cross (croisé) pattern.
The existing frontal half was kept in its materiality and tectonic qualities. The rear half was completely built anew. The imposing fenestration opens the living spaces to the garden and the south light. A communal vision shared by the architects and the landscape architect enabled a unified development of this garden-house. The residence is no more enclosed by its built facades but rather by the dark wood perimeter established by the fence. Even the exterior swimming pool, becomes part of the whole and reinforces the link between interior and exterior. The house is articulated by the over dimensioned wooden cross that links the pre-existing and new construction as well as the entrance hall to the swimming pool at the end of the garden. At the crossing point, where lies the real heart of the residence, a vertical shaft spatially unites the living spaces of the ground floor with more intimate ones located on the upper floor. It is the cross outline that ties materials and color, that defines each room in relation to the other and that structures the visual organization into a strong and dynamic space of living. www.yh2architecture.com

Based in the North West, The Print Quarter is a design and print company with a difference. Established in 1983 by Geoff Bailey, it is now headed-up by his two daughters, Julia Gaudie and Claire Bailey. “Unlike many print companies today, we place a lot of emphasis on providing great customer service,” said Julia. “We produce excellent quality design and print and can be relied upon to deliver on time and on budget,” she added. “However, having said that, we don’t aim to be the cheapest printer in the business. We employ very experienced and skilled staff and our mission is to provide an efficient service producing the best solutions that meet our client’s needs. You can’t do that on a shoestring.” In fact when many print companies let you design your own cards and leaflets online, The Print Quarter have not gone down this route. “We’re firm believers in the, ‘horses for courses’ mentality,” said Claire. “Why would you design your own business cards or leaflets when you’re not a graphic designer? After all, you wouldn’t take out your own appendix would you? Customers are often amazed and delighted at what our designers come up with. Great design can mean the difference between your company looking like a homespun start up or professional outfit that people will have the confidence to deal with. Design is an investment that pays multiple dividends just as amateur dabbling in design can potentially lose you business.” The company’s customer base is wide and varied and includes hotels, manufacturing, architects and builders, restaurants, hair and beauty salons and even horse whisperers. “We like to get to know our customers and their businesses” said Julia, “so that we can advise them on what products or design would work best for them depending on what the end goal is for that particular item to achieve.” Print is an ever-changing medium with new products and processes appearing almost daily, so how does The Print Quarter keep up with this? “We invest heavily in the latest software, printers and finishing kit,” said Julia, “Our equipment is top end and well maintained thus ensuring that we can produce great print quality and on time. This is not a business to get into if you’re planning on pocketing the profits,” she said, “the majority of ours go back into the business, but possibly that’s how we’ve survived so long.” Finally, what about the fact that the business is run by women in what is traditionally a very male dominated industry? Has this thrown up any problems? Both ladies smile, “It is quite amusing when customers think that the male members of staff must be the owner or manager,” said Claire, “but between the two of us we have over 48 years of design and print experience and after a few minutes of talking to us, they know that we know what we’re talking about. So no, it’s not a problem. Nothing is a problem here,” she said smiling.

Pick Everard Advises On Kazakhstan School Project

AILEYBURY School has appointed leading independent management, design and construction consultancy Pick Everard to advise on a brand new kindergarten in Kazakhstan. The Herfordshire school established Haileybury Almaty – the first British public school to ever open in Central Asia – in September 2008, adding an additional school in the capital Astana three years later. Work on a new $5m kindergarten at Haileybury Astana is due to start later this year following a strategic review and feasibility study undertaken by the team at Pick Everard. He said: “Haileybury is a very well respected school with former pupils including the likes of Rudyard Kipling and playwright Sir Alan Ayckbourn, and we are absolutely delighted to be working with them to deliver a brand new kindergarten in Astana. “Initially we undertook a strategic review and will be delivering architecture services for the new build school, which presents a number of unique challenges due to its location in Kazakhstan. “Temperatures in Astana range from minus 30 in the winter months and can top 40 degrees during the summer, so the school building has to be able to cope with such dramatic variations in temperature by housing all of the facilities normally required outdoors inside so that they can be used all year round.” Pick Everard has a strong reputation in the education
sector, having worked on hundreds of school and university projects across the UK – a key factor in securing the contract with Haileybury according to director Paul Rothera. Paul Rothera, national director for architecture at the firm, added: “During the last 10 years we have really grown our work in the education sector and now have a really strong track record in both schools and further education; in particular our work for independent schools has significantly increased. “More than 30% of our company’s work is now in the education sector, and it is that excellent reputation and expertise that I am certain played an important part in securing the contract with Haileybury. “This is a very exciting project for us for be involved in as we work with Haileybury to expand

While some structures are demolished to allow for better use of the land; others are spared. Conservation work is an assembly of knowledge which results in incorporating a piece of history within the present by using conventional construction techniques. Best practice from similar projects and up-to-date research is applied, rather than following a strict set of conservation ‘rules’. These guidelines stem from the International Council of Monuments and Sites (ICOMOS) which is the body associated with preservation internationally. Individuals who are Accredited Conservationists, must demonstrate competence within five key areas which are: •
philosophy of conservation
•
site analysis and intervention
•
investigation, materials and technology
•
social and financial issues
•
implementation and management of conservation works
Conservation practitioners must have the ability to identify, determine and understand what is important about buildings and their surrounding areas. They must also understand how the building worked, what materials were used to build it, and in turn make assessments as to how the existing structure will interact with any modern alterations. It is unlikely that one individual or practice will have sufficient expertise to carry out a conservation project without involving another specialist or at least by referring to technical guidance from accepted sources. It is this process of constant learning and sharing of knowledge and resources which assists in maintaining and spreading the knowledge and body of professionals who are capable of appropriately serving our built heritage.
Although there are professionals who carry out conservation work without professional Accreditation, they are not able to apply for funding to carry out projects from certain national bodies* unlike those who achieve CIAT’s Accredited Conservationist status. Therefore professional Accreditation should be considered by those already active in this field as a hallmark of their specialist skills. *CIAT Accredited Conservationists are recognised by Historic England, Historic Scotland, Northern Ireland Environment Agency and The Heritage Lottery Fund to act as lead consultants on grant-funded bodies. Architectural Technology: evolution and education Paul Laycock MCIAT, Vice-President Education & Professor Steve Scaysbrook MCIAT. Architectural Technology is a creative, innovative design discipline rooted in science and engineering which is applied to the design of buildings to achieve optimum functionality, efficient and effective construction and robust, durable and sustainable design solutions that perform over time. It considers health, safety, welfare and ethical issues, quality of life and social wellbeing to ensure that the diverse needs and requirements of everyone are recognised and that all users are able to have the same experience of a building, place or space regardless of their disability, age, gender, or faith. Architectural Technology was first recognised as a distinct discipline when a survey (The Architect and his Office) was published in 1962 by the Royal Institute of British Architects (RIBA). After a consultative period, it was unanimously agreed that Architectural Technicians should be represented by its own institute, separate and distinct from the architects, and in 1965 the Society of Architectural and Associated Technicians (SAAT) was founded. Members of SAAT in its original guise were key members of the construction team and worked in a supporting role to the architect. They were educated to Higher National Certificate/Diploma level, attending college on a part or full-time basis, undertaking a mix of solid construction theory and a little design knowledge. Many came from craft backgrounds, having learnt a trade within the industry. Over time, and in keeping with changes in the sector, the role of the Architectural Technician started to solidify, and in 1986, SAAT become the British Institute of Architectural Technicians (BIAT).
Over the next decade the discipline evolved further, and a higher level profession within Architectural Technology began to emerge, which complemented the skills of the architect. The Architectural Technologist was born and in 1994 the Institute became the British Institute of Architectural Technologists to reflect this academic and professional progression. The evolution of the discipline led to increased recognition, profile and skills, aided in no small part by the development of Architectural Technology Honours degree programmes which sat alongside other undergraduate degrees in the built environment. In recognition of the distinct nature of the discipline, the Quality Assurance Agency (QAA), a former government body for the development of standards in Higher Education, took advice from the construction sector and developed a separate Subject Benchmark Statement (SBS) for Architectural Technology, the first iteration being published in 2000. This document defines what can be expected of a graduate in the subject by the end of their studies. The latest SBS, published in 2014, includes standards for Masters degrees in Architectural Technology, demonstrating the further progression and evolution of the discipline. The development of this document was instrumental in demonstrating the distinction of the discipline and helped the Institute attain Royal Charter status in 2005, becoming the Chartered Institute of Architectural Technologists (CIAT), and the professional, regulated descriptor of Chartered Architectural Technologist was established. As the professional body responsible for the awarding of Chartered status, CIAT also Accredits degree programmes in 22
Architectural Technology. The degrees became the modern route to entering the profession and Accreditation from the Institute has raised the quality of both delivery and content, honing it specifically to the needs of the modern and diverse role of a Chartered Architectural Technologist. There are now over 30 Accredited Honours degrees across the UK and overseas. The degree begins with a solid grounding in construction and the art of communication, in the form of drawing in both two and three dimensions, through traditional and electronic media. Although modern design means Computer Aided Design (CAD) and the use of Building Information Modelling (BIM) software, it is important to realise that sketching and instant site drawing are crucial skills to have for design, detailing, idea development, and of the placement and juxtaposition of materials. This in turn offers the student a medium to visualise materials and how they are used, the way they are fitted together and their position and importance in the overall project. The students continue their journey through the technologies, regulatory requirements, legal frameworks and procedural practices involved in the practice of Architectural Technology. Woven through are the agendas of ethics, client and stakeholder care, professionalism, inclusive design and creation of sustainable and environmentally conscious environments for the future. For those engaged in full-time study, a year in a work placement (or sandwich year) is strongly encouraged which will allow real world practice of what has been studied so far and almost invariably sees the return of a much stronger final year student and future employee.
The final stage of undergraduate educational studies sees a culmination of the skills and knowledge and the galvanising of the whole experience, paving the way for the graduates into the future of the Architectural Technology profession. The completion of a degree in Architectural Technology is not the end, but just the start of a career of learning and continual development in technology, material use, law and the changes that are constantly occurring in the construction industry. There is an increasing number of Accredited Masters degrees in the field of Architectural Technology and these qualifications enable the student to solidify their learning in their chosen specialism within Architectural Technology, be it in acoustics, BIM, conservation or another area. Chartered Architectural Technologists, MCIAT are becoming increasingly recognised on an international scale and graduates from Accredited Architectural Technology programmes are sought after, having an educational qualification which enables them to embark on a career designing and managing all types of project at all levels, from small domestic projects, as a sole practitioner, to very large, commercial buildings in multinational and multidisciplinary practices, up to Director level. his residence located on a large wooded lot near Sutton in the Eastern Townships region is conceived as a bigenerational family cottage for a financier now based in Asia and his parents still living in Montreal sharing it for family holidays in summer and winter. Common areas, kitchen, dining room and living room occupy the ground floor open space as well as the private rooms of the parents on its west end. The second floor is reserved for the son, contains a living room, guest rooms, a terrace and a bedroom offering unobstructed views of Mount Sutton.
The two wings are disposed at right angle to minimize noise transmission between floors for occupants living on a different daily rhythm and having to adapt to twelve hours of time zone separation. The house, sitting on a podium with a swimming pool and a lawn terrace, is clad with black lacquered aluminium panels and white cedar accents. The hybrid structure is made of wood, steel and concrete floors with radiant heating while the glazing of the curtain wall and windows include a low-e coating.

The jury from the 6th annual AZ Awards held in Toronto noticed it’s excellence and awarded ANYWAY doors with a 2016 AZ Award for “Best architectural product”! The invisible pivoting hinge is mounted on the finished floor surface using a compact part, without a floor spring or integrated floor fixtures. The minimum floor anchoring (2 bolts +-4cm deep) allows for easy installation on any type of floor even equipped with under floor heating systems. During the development process, a great deal of attention was paid to installation and user-friendliness so that the pivoting door could be used in new builds as well as renovations regardless of the floor construction! Offset or centrally positioned pivoting doors? The pivoting hinges are designed to create both offset axis and central axis pivoting doors. In an offset axis pivoting door, we use a 1/3 ratio for the pivot point mounting. All Anyway door panels can be equipped with this technology. There is a wide choice of plain, glass and “framed glass” doors with an aluminium frame fitted with clear, matte or even coloured glass. Smart locking technology guarantees a perfect closing unit. All pivot doors close soundlessly by means of patented locking technology integrated in the door as well as in the minimalist frame. The male (convex) part consists of a synthetic profile on the door leaf; the synthetic fitting in the door frame is the female (concave) part. Every Anyway door can therefore be set at an opening of 90°, or 180°/360°. Even with doors swinging at 180°/360°, this guarantees perfect closure and positioning. Looking for a whitewashed floor? Bona White is a new wood floor primer designed to produce an ontrend bleached look when used in conjunction with a Bona polyurethane lacquer. The intensity of ‘whiteness’ is dependent on how many coats are applied. This client wanted a whitewashed look to their original Victorian floor boards to tie in with the soft greys of the kitchen. This was achieved by the application of two coats of Bona White under two coats of Bona Traffic HD lacquer. Before treatment, a few large gaps were filled using reclaimed pine wedges and smaller gaps were filled using Bona Mix & Fill, which is mixed with sanding dust from the floor to ensure the filled areas blend in with the rest of the surface.
To produce a highly durable, easy to maintain finish, two coats of Bona Traffic HD lacquer were applied. Traffic HD is Bona’s toughest lacquer. The very low VOC content and low odour mean there is no need for homeowners to vacate their property while the works are being carried out and there is no lingering smell. Its fast cure time means the floor can be in full use just 12 hours after treatment – making it an ideal choice

Worlds Smartest Office Buildings Has The Edge With Breeam A new office building – dubbed a “computer with a roof” – has set a new benchmark for smart and sustainable office buildings.

he greenest and most intelligent office building ever constructed, The Edge has created a new way of working, thanks in part to sustainable assessment methodology BREEAM, which helped deliver a building based around sustainable technology. The Edge is a 40,000m² office building designed by PLP Architecture for developer OVG Real Estate and main tenant, Deloitte. Located in the Zuidas business district in Amsterdam it achieved a BREEAM rating of Outstanding with a score
of 98.36% - the highest percentage ever recorded for an office building. The ambition of the project was two-fold: to consolidate Deloitte’s employees, previously spread around multiple buildings throughout the city, within a single environment; and to create a ‘smart building’, intended as a catalyst for Deloitte’s transition into the digital age. The Edge creates a radically new working environment which is enabled by sustainable technologies.

Breeam With the world’s highest rating awarded to an office building by BRE, the global assessor of sustainable buildings, The Edge combines numerous smart technologies in tandem to create an adaptable and intelligent working environment. It demonstrates that the pursuit of a vibrant and collaborative work environment can come together successfully with achieving the highest level of sustainability possible for a building. BREEAM helped achieve an office building that is not just energy neutral but even energy positive. It uses 70% less electricity than comparable office buildings. The roof and the southfacing facade incorporate the largest array of photovoltaic panels of any European office building, and an aquifer thermal energy storage system provides all of the energy required for heating and cooling. A heat-pump was applied to the aquifer thermal energy storage system which significantly increases efficiency.
Occupancy, movement, lighting levels, humidity and temperature are continuously measured and through the application of smart technology including ethernet-powered LED connected lighting, the building systems respond to maximise efficiency. But the real outcome of The Edge is not just the reduction in water and energy use of its own users, but the project’s role as a feasible, high quality example of new technologies, new ways of designing, and new ways of working. Each façade is uniquely detailed according to its orientation and purpose. Load bearing walls to the south, east and west have smaller openings to provide thermal mass and shading, and solid openable panels for ventilation. Louvres on the south façades are designed according to sun angles and provide additional shading for the office spaces, reducing solar heat gain. Solar panels on the south façade provide enough sustainable electricity to power all smartphones,

laptops and electric cars. The north façades are highly transparent and use thicker glass to dampen noise from the motorway. The atrium façade is totally transparent, allowing views out over the dyke and steady north light in; and acts as a buffer between the workspace and the external environment. Excess ventilation air from the offices is used once again to condition the atrium space. The building integrates an Ethernet-powered LED lighting system, which combines 30,000 sensors to continuously measure occupancy, movement, lighting levels, humidity and temperature, allowing the building to automatically adjust energy use. Two 129m deep wells reach down to an aquifer, allowing thermal energy differentials to be stored deep underground. Rainwater is collected on the roof and used to flush toilets and to irrigate the green terraces in the atrium and other garden areas surrounding the building.

Chroma-Q Inspire Leds Provide Exceptional Light Quality For Royal Scottish National Orchestra’s New Home
M
ore than one hundred and thirty of the awardwinning Chroma-Q® Inspire™ LED house light have been installed in the Royal Scottish National Orchestra’s (RSNO) new, purpose-built facility in Glasgow, to provide exceptional light quality for both the orchestra and the audience. The new 600-seater home for Scotland’s symphony orchestra, constructed in the centre of Glasgow, is described as a ‘world-class’ venue which has been acoustically balanced to very strict standards. Opened in late 2015, it was built with funding from a number of public and private sector organisations. The RSNO approached professional technology equipment reseller, A.C. Entertainment Technologies (AC-ET) Ltd., to propose a lighting solution for the new venue, with quality of light being a key element of the requirements.
“We were asked to deliver a solution that would be suitable not only for the audience, but also the orchestra, with their need for clean and pure light with no shadows – ensuring their sheet music was easy to read,” says AC-ET’s Ian Ferguson, who led the design of the Chroma-Q Inspire house lights system at the venue. He continues: “The lighting also needed to be tuneable, allowing the colour to vary between cool and warm white. This reduced any reflection off the sheet music, taking away the risk of eye strain. In addition, the venue wanted to be able to add subtle coloured effects to the unused concert platform when small ensembles or soloists performed.” Other key requirements included selecting a fixture that produced little or no heat – to ensure a comfortable physical environment for the musicians – and which was totally silent in operation, to meet the orchestra’s strict acoustic requirements.

Taking all of these criteria into account, Ian was convinced that the Inspire house lighting system would meet the RSNO’s very discerning technical requirements. He then used the DIALux evo lighting design software to model the new auditorium and calculate the type and number of fixtures needed. A 6-month trial was then undertaken with a number
of fixtures, so all members of the orchestra could evaluate the quality and temperature of light, along with the reduction in heat – as well as to ensure that the original light calculations were correct. After the trial proved to be a success, AC-ET then supplied 134 Chroma-Q Inspire RGBW narrow lens (32º output) fixtures, along with Inspire custom snoot / top hat and

ceiling installation kits, so they could be mounted in acoustic baffles. “With the Inspire, there is virtually no forward heat emanating from the fixture, which ensures the musicians’ comfort,” Ian continues. “Following the installation of the units, the orchestra can now practice and perform for longer periods. The Inspires are also convection cooled (no fans), which is perfect for a space requiring the ensemble to be the only audible sound. They also have, as standard, additional protection against electrical and audible noise. When measured, the Inspires had no acoustic impact on the venue, even when dimming.” In addition to the tuneable white, the Inspires also have a rich colour palette that can transform the venue when used for small groups or orchestras. “This Inspire lighting system offers the perfect balance of performance, flexibility and efficiency to meet the exacting requirements of a modern, professional orchestra,” says the Royal Scottish National Orchestra’s Director of Presentation and Operations, Nick Lander. “As our Music Director recently commented, 'we're in heaven!'.” The Inspires are being controlled by the venue’s building management system via a DMX512 interface. However, for events that require more complex effects, the fixtures are controlled by an external DMX512 lighting console. The Inspire is an energy efficient fixture, and this
is one of many measures designed into the new centre so that it can boast one of the best green ratings of any rehearsal / concert venue in the UK. Bringing a 17th century farmhouse to modern standards of energy efficiency and comfort Houlston Manor is an unlisted mainly 17th century box framed farmhouse, which has been substantially added to and altered since it was first built. Originally a single storey building, the building has expanded over the years to include a second storey, double depth bays and a substantial chimney stack. The house was also ‘gentrified’ according to the fashion of the early 19th century when the timberframed front wall was replaced with brick to create a unified exterior. Owned by the same family for generations, the current owner was born in the house in the mid 1950s and has lived there ever since. His long family connection with Houlston reaches back to his paternal grandmother, whose uncle was a tenant of the Manor in the mid 19th century – they even have a very early photograph of him sitting in front of the house!
The Requirement While the basic structure of the house was in good condition, including the roofs (which had been stripped and re-slated in the recent past), the windows were in a worsening state of disrepair. In addition, the southern gable end had been letting in wind driven rain through failed pointing
and, despite having central heating (installed in the 1990s) and insulating the attic spaces, the house was not a warm one. The owner’s aims were threefold: to replace the rotten and draughty windows with new; to insulate the walls, and, finally; to improve the aesthetic appearance of the house by reintroducing the 19th Century symmetry. Lime Green's Warmshell insulation system is able to bring an old building constructed of traditional materials up to modern energy efficiency standards, and to do so sustainably.
The solution After choosing timber casement windows to replace the rotten sashes, a number of wall insulation solutions were considered. The owner decided that external insulation would help resolve the aesthetics issue and deal with both the threat of failing pointing and general poor weatherproofing of the building. Houlston Manor is of solid-walled construction and without a damp-proof course - the risk of moisture condensation within the walls was considered to be of paramount importance. The use of breathable materials, which would allow vapour 54
transfer through the insulating layer, was essential and the Lime Green Warmshell system, which uses wood fibre board as the insulation layer and lime render as a weather-proofer, was judged to fit the bill. When insulating externally, the thicker the insulating layer, the warmer the house will be. The cost of fixing the insulation boards and applying the lime render is the same no matter how thick the boards and so the owner chose a board thickness of 160 mm as a suitable compromise between cost and benefit. For the Warmshell system at Houlston Manor, wood-fibre insulation boards were fixed directly to the brickwork externally after excavating down around the sides of the house at ground level to ensure that there were no cold areas at the internal floor level – a precaution taken as the house had different floor levels internally. The house eaves were also extended to ensure that the roof had significant overhang over the insulation board and lime render. 55
The wood-fibre insulation boards were then covered by two coats of lime render – a basecoat (with reinforcing fibreglass mesh) and decorative finishing coat.
The benefits Houlston Manor is now secure, warm and weather-proof for decades to come. In the first three months following the Warmshell installation (October-December 2015) the property used 2800kWh for heating, compared to 6821 kWh in the exact same period the previous year. This represents an incredible 59% reduction in energy costs! As the original brick walls dry out and warm up over time, the owners expect to see even greater energy cost savings. The owner’s family have changed and improved the aesthetic appearance of the house – far from the first time this has happened in its history – but, importantly, the Manor is now ‘fit for purpose’ for the 21st century and beyond, a warm and cosy family home that will last for many more generations to come.

Comfort Cooling at Tricorn House achieved with Under Floor Air Conditioning Under Floor Air Conditioning has proved to be a flexible and modular approach for a phased refurbishment running over a twelve year period. The iconic 1970’s Tricorn House building’ situated on the Hagley Road in Birmingham, dominates the local skyline and features a highly unusual floor plate. Plenum air conditioning was originally specified in 2004 for the 8th floor as an option that would bring cooling to the inner areas of each deep space floor area; whilst maximising headroom in the building with a restrictive 2.8m slab to underside slab height. The ceiling void was reduced from 600mm to 80mm resulting in a net saving of 450mm. Each floor was subsequently refurbished as tenant leases expired. UFAC equipment has proved to be ideal for this application, easily accommodating new fit out requirements as new tenants secured office space. In 2014, the 5th, 7th Floor and the 9th Floor were completed in addition to fit out supply for the 9th and 10th floors. The specification included the latest slimline fan terminal units incorporating EC Fan technology which are easily accommodated within the shallow 175mm floor void. In 2016, the remaining two floors (3rd and 4th) are about to be commissioned. All ten office floors are now air conditioned using underfloor equipment. Hire your designer Take your time in researching, visiting and scoping out a number of designers. Find a designer who has produced previous pieces similar to the style you are interested in, and one that you can trust. Brief Be clear in your brief. The clearer you are about what you want (or what you don’t want) the easier the design process will be for both you and the designer. It is part of the designer’s role to interrogate your brief, as quite often what is perceived as essential is not in fact what is really needed.

A designer that does not question your specification is doing you a disservice. Make sure that you have prepared a list of what you require; function, ideal size and position in the room. A sketch, however poor, is useful as are images that express a style, colour or feel. It is the designer’s job to extract as much information as possible from you during a lengthy discussion. Design Separate the cost of manufacture from the design fees and be prepared to invest properly in the design process. You cannot short-circuit the design procedure if you truly want something that meets your needs and desires. Designs can be presented in many different ways; the main ones are sketches, watercolours, computer renderings and models. Budget Bespoke furniture is expensive, particularly if you want something that is truly unique. It is essential that you have a sensible discussion about cost at the earliest stage.
Adapting a design at a later stage to minimise or maximise expenditure will cause a number of problems, therefore it is far better to understand all the parameters surrounding costs before starting. Approval Do not sign-off a design without truly understanding it. 3D drawings and models will make technical sketches easier to understand. If you are concerned about any element of your design, get the designer to explain and sketch. If you are still unsure it might be necessary to invest in a mockup. Workshop visits Most craftsmen will encourage visits to see the piece taking shape and you will gain a greater understanding of just how much goes into making a one-off piece. A bespoke piece of furniture is a prototype, it will be the first one of its type and can sometimes present small flaws; this can be avoided by building prototyping into the budget. It is extremely unlikely that you will be able to purchase any piece of craftsmen built custom furniture for less than £1,000. The costs of running workshops are high and very few craftsmen who are running professional businesses will be operating at less than £35 per hour. Quite often it is assumed that material is a major cost-effecting factor. Whilst there are significant differences between timbers, it is quite a small percentage of the actual bill and really a false economy to use cheaper materials, culminating in having something less pleasing to the eye for minimal savings. There are no rich craftsmen; it is a vocation not a career and most undercharge for what they do, working many additional hours without charge. Once your design has been approved, you will have a very happy craftsman and possibly a new friend, keen to show you what they can do. Be mindful when making changes – they are extremely costly in time and potentially materials.

Natural Solutions in Central London CTS Bridges have recently completed schemes at Aberfeldy Village, Tower Hamlets and Kidbrook Village, Lewisham where ecological concerns have driven the landscaping. Timber was the natural choice of material for our footbridges and landscape structures to complement this philosophy and is also an optimum solution for shorter or multi span bridges as it is durable, low maintenance and economical.
In this scheme feature swales were integrated within the hard landscaping and lined with gravels and vegetation CTS were commissioned to provide a number of boardwalk and bridge structures to aesthetically enhance and create pedestrian routes across these areas.
Ekki Hardwood Bridges and Boardwalks at Aberfeldy Village, Tower Hamlets
Having already supplied four footbridges on previous phases at Kidbrook Village, Lewisham, CTS Bridges were approached to design, manufacture and install this four span softwood bridge with matching off bridge parapet for the latest development for Berkeley Homes.
The new Aberfeldy Village in Tower Hamlets is a £250m redevelopment project which will be delivered in 6 phases incorporating different buildings with their own identity to link community and urban spaces. The scheme incorporates a Sustainable Urban Drainage System (SUDS) of green landscaped buffer rainwater runoff from the new development. These systems mimic natural drainage solutions allowing water to be stored, drain slowly and allow sediments to settle out to ensure existing drainage systems are not overwhelmed by further developments.

Twinfix canopy flying high at John Lennon Airport As part of a major redevelopment to the premium car park at Liverpool’s John Lennon Airport, Twinfix have installed a 3m wide walkway that enables continuous under-cover access from the car park into the airport building. The 35m long mono-pitched structure is manufactured from aluminium powder coated dark grey (RAL 7037). Aluminium is an ideal choice in this application as it won’t rust if it gets the odd knock from a suitcase, neither will it require painting again, so an annual wash down means it will keep its good looks for years. Twinfix Multi-Link-Panels glazed with 25mm clear multiwall polycarbonate were used for the roof. These panels meet the non-fragile requirements outlined in ACR[M]001:2014. t Shenfield Mill, a Grade-II-listed Georgian mill house in Berkshire, ecoled was commissioned to design and supply bespoke accent lighting to a highly-modern glazed extension - while the project was remarkably simple, the effect is magnificent. Enhancing the appearance of the extension, without over-powering its design, ecoled’s architectural-grade, flexible LED strip lights (DECOLINE and DECOSTRIP) seamlessly integrate the old and new buildings by sitting flawlessly in recessed channels on both sides of the glass partitions; at the point where the structure joins the main house as well as a central internal coffer. The lighting creates an illuminated frame, highlighting the extension’s striking silhouette.
LED strip light range – which can be supplied in preconfigured lengths - is housed in a variety of different aluminium profiles, which helps with heat dissipation and ensures soft light diffusion. The strip is manufactured using strict LED binning control and high-colour rendering to guarantee perfect colour consistency and reliability - in-keeping with the high-end finish of this project.

He continued; "The important thing is that the lighting acts in support of the overall design of the hotel," and this has certainly been achieved in this luxury venue. All the front of house light fittings, from the reception area, corridors and meeting rooms
through to Eighteen, The Spa and the enormous pillar-free Arora Ballroom, (area 3,200 sq metres) are LED, delivering not only great flexibility but also high levels of reliability and excellent energy efficiency. This project was designed by Aecom of St Albans and LDI, London, who worked closely with Century Lighting, the company responsible for the installation of over 600 Tridonic LED drivers and boards that were required to complete the project. www.tridonic.com

Lining Systems - The importance of Fabrication By R D Mantle FIoR Managing Director of Ampteam Limited Sometimes a spark of clarity will result in a “eureka” or “light bulb” moment and an idea will evolve into a unique product. I don’t know how many people get such moments but it is certainly not uncommon as it is one of the things that makes us Human, our inventiveness! Such was the case many years ago when the idea for the Unifold® hinge was born, only I called it my “beer mat” moment, because at the time I was bending a beer mat and you can probably guess where I was when I was doing it! Since those early days of trials, tests, disappointments and triumphs, Unifold® has become a complete system and this has been achieved through an evolutionary process more by necessity than design, most often encountering a problem on site and returning to the factory and solving it in the workshop, employing fabrication techniques and whatever tests were necessary to prove the solution.
This first photograph shows part of a fabrication that was probably one of our most complex and certainly one of our largest.
Most of the fabricated components which are vital to the Unifold® system were designed in the early years of product development and we had many “light bulb” moments in that process along the way, such as the patented Clip Joint used for difficult and narrow applications. We learned the use of our hinge principle in so many ways to aid the fabrication process and to produce components which would be impossible any other way. From the outset this produced fabricated components fit for purpose and of exemplary quality. We also realised early on that site working inside a gutter cavity could often be very difficult and to expect site operatives to “cut and carve” and then effectively seal a lining system was too much to ask, so our intention was and has been throughout for us to provide all fabrication, factory manufactured with simple gutter joints so the installation is constant and repetitive and as easy as we can make it. We became a “single product company” concentrating on providing

Greenwich turns greener with Aliva UK’s insulated render

An ambitious regeneration scheme at Greenwich Peninsula in London is showing off its green credentials with a sophisticated insulated render façade from Aliva UK.
With speed and ease of installation crucial at the conversion of an old office building in Edinburgh into a new Premier Inn, over 1,500m2 of SikaTrocal Type S provided the perfect roofing solution to keep the multi-million pound project on track for completion.
The development by Wates Construction is one of the largest schemes in Europe, bringing thousands of new jobs, state-of-the-art new homes and a vibrant community to the area on the banks of the Thames near the O2 Arena. Architects Jestico + Whiles asked Aliva, the UK leader in façades and interior finishes for a cost effective yet aesthetically pleasing finish to an eight storey residential block of 240 apartments. Forty per cent of them are affordable housing. Aliva supplied 5,500sqm of white acrylic TermoK8 insulated render to give the buildings a crisp, pared-back look that brought the project in on budget. Homeowner’s Guide Roof Refurbishment - How to comply with Building Regulations In October 2010, the latest revision of Part L of the Building Regulations came into force with the objective of implementing the EU’s Energy Performance of Building Directive. The aim was to reduce energy use in buildings. Part L is concerned with the Conservation of Fuel and Power in buildings. THE KEY REQUIREMENTS: •
The regulations come into effect when 50% or more of the roof area is being refurbished. In simple terms, it means that the whole of that roof must be brought up to the thermal efficiency demanded by the current regulations if it doesn’t meet a minimum threshold standard.

A strip and re-roof or even just the provision of a new layer of waterproofing, for example when striping and re-felting a flat roof, will usually necessitate the upgrading of the thermal performance of the roof. *Remember the so-called “roofer” with a van and a ladder can cost the homeowner dearly if any work carried out is not with the approval of Building Control.*
Eliminating Condensation
F
lexible elastomeric foam (FEF) insulation materials prevent condensation forming on cold, refrigeration and air-conditioning pipes
Condensation on pipework should always be prevented wherever possible. Moisture formation can damage the structural fabric of a building, promote mould growth and either cause or greatly accelerate pipe corrosion. In extreme circumstances corrosion attributed to condensation can even shorten the lifespan of a mechanical system.
Insulation is used to ensure that the surface temperature remains above the critical dew-point temperature so that condensation cannot form. “The properties of the insulation play an important role in preventing condensation and closed-cell materials have a clear advantage,� explains Ralf Springub from the European FEF/PEF Interest Group CEFEP (Celle, Germany). Warmer air can hold lots of moisture as water vapour but this capacity is diminished as it cools.

The surface emissivity describes the potential of a material to give off energy in the form of thermal radiation etc. With a non-reflective, high emissivity finish, black surfaces are well suited to controlling the surface temperature. In this way, relatively low insulation thicknesses can be used for the reliable control of condensation. Keep water vapour out of insulation and off the pipe Differences in partial water vapour pressure force moisture towards cold surfaces. If water vapour is free to pass through the insulation surface it can cause interstitial condensation within the material, dramatically reducing energy saving performance and increasing the risks of pipe corrosion. Eventually cooling air must relinquish some of the moisture it could hold at higher temperatures, creating what we know as condensation. Any surface cooler than the surrounding air presents the potential for condensation but the risks are greater as the temperature decreases, making it a particular issue for refrigeration and airconditioning pipes. Fortunately pipe insulation doesn’t just reduce energy loss – it can also be used to prevent the warm, moisture
laden, air coming into contact with the cold surfaces of refrigeration and airconditioning pipework. Better in black “The properties of an insulation material are important when assessing its suitability for refrigeration and air conditioning pipework,” explains Ralf Springub, “it’s essential to keep the surface temperature above the dewpoint so that condensation cannot form”. Besides the specific thermal conductivity, the surface emissivity of the insulation material is critical. 105
For many insulation materials the only way to prevent this is to apply an external water vapour barrier – usually in the form of a thin and easily damaged Aluminium foil. Closed cell FEF and PEF materials are, however, so inherently effective at preventing the passage of water vapour that they can be considered to possess an inbuilt water vapour barrier and do not require an external foil to be applied.

The nature of this resistance means that surface damage to a closed cell FEF or PEF insulation material is unlikely to significantly impair or diminish its ability to prevent condensation moisture ingress. Maximising flexibility, minimising thickness Because FEF and PEF insulation materials are not reliant on an low-emissivity external water vapour barrier they are able to present a high emissivity surface finish. This can lead to notably thinner insulation solutions for controlling condensation when using FEF or PEF materials. FEF insulation materials are particularly practical when it comes to insulating irregularly shaped pipework elements like valves and flanges. Thanks to the flexibility of the foam and the inherent water vapour resistance offered by the closed cell structure, FEF materials can be easily shaped and cut to size and aren’t reliant on a externally applied water vapour barrier for protection against moisture ingress. The codes can be created with a specific start date and time that automatically expire after a set duration. The ability to offer keyless entry removes the hassle of storing, issuing, and replacing keys. Audit trails allow building managers to keep track of when and where the lock was accessed. The full lock audit trail data can be downloaded and viewed at any time. The CL5510 can also be set in code-free mode at fixed times of the day, for example when access is required for cleaning, maintenance or deliveries. This removes the need for a key to manually unlock doors. Up to 10 different code-free periods can be created, that automatically enable when scheduled.
