New Screed Partnership Reinforces Giacomini UK’s Complete System Warranty Giacomini UK has announced a partnership with a leading screed manufacturer to provide a combined ten year system warranty. This will offer a level of assurance to customers that is not offered by another company within the industry. The partnership allows Giacomini to offer premium, top level cover to its customers. Giacomini’s installed UFH systems already boast a ten year system warranty but this previously had not extended to the screeding. However, thanks to the new agreement, the screed work will be covered through a combined warranty package. The combined warranty is available on Giacomini’s new Spider low profile UFH system, which can achieve a total system height of between 25-31mm. This results in a significant reduction in floor weight and therefore structural loads, resulting in potential cost savings.
The reduction in system height also adds valuable extra space, particularly for multi-storey projects like apartments and hotels. The reduced screed level also allows for quicker reaction times when adjusting room temperatures. This not only boosts system efficiencies, but is also useful on a practical level as it can be used in wet areas, such as changing rooms, to dry floors and reduce trip hazards. Matt Lowe, managing director of Giacomini UK, commented: “Due to the nature of the work involved, screed warranties generally do not span to ten years so we are delighted to be able to offer this in conjuction with our UFH systems. Before doing anything at all to the house Michael and Josephine lived in what he refers to as a ‘leaking wreck’ for eight months to see how they could make it work as not only a home for themselves but as a family friendly space where everyone had room to stay comfortably and this enabled them to plan living, sleeping and utility accommodation to maximise the house’s potential. The result is a beautifully thought out home with a huge upstairs deck which doubles as a dining area, an open plan kitchen and two living rooms at the top of the house which make the most of the views and then bedrooms and a large utility and wet room at the bottom. The rooms flow harmoniously from one to the next and there are private outdoor areas downstairs to read a book or have a coffee undisturbed. Furnishings are a mixtures of classic and contemporary which fit perfectly with both the design of the house and its family feel. Outside the landscaping has been kept very natural. Seagrove House is a wonderful example of just what you can do with even the most unprepossessing building with some vision, insight and professional help. Flexible Interiors Designing the interior space is often determined by the placement of doors and windows. For this project, the clients wanted an open-plan feel but with defined areas. I designed a large open-plan living/kitchen/dining room with each component on a different floor level, to create subliminal zoning and different window treatments to each area. The polished concrete floor runs throughout the room to create continuity. A discrete white screen at half height creates a divide between the living and dining areas but doesn’t affect the spatial awareness.

provided by a large lounge and cosy snug. Set over 3 floors, the large floor plan allowed us to provide a master suite to the third floor. At the second floor there are 2 guest suites and a further 2 bedrooms which share a jack & jill bathroom.

E always seem to need more space in our homes…an extra room for guests, a granny flat or home office. Changing circumstances can mean that creating extra space becomes a necessity. Steeltech’s Sean Brett has been creating high quality garden rooms for over 20 years. “Creating extra space for the family in a garden room has become hugely popular for a couple of reasons,” he says. Years ago, the only options were to convert the loft - which is very disruptive and height restrictions make it an unworkable solution in many homes - or to add an extension, which is expensive and also disruptive. A garden room gives people the extra space they need. “We can deliver and erect on site in under a week, with no disruption to the family home,” Sean Brett adds. “We’ve just delivered a garden office for a man who works from home three days a week. ‘He has two small children and working in the spare room had become impossible with all the interruptions and noise. “Now he has a proper office where he has peace and quiet, with no rent outlay and it only cost him £7,425. “His office is fully insulated. We only use Kingspan insulation because I don’t believe that anything else does as good a job and he has a full timber interior fit-out,” the Steeltech founder says. “We did all the electrics for him and all he had to was bring in his furniture. He sent us a selfie sitting at his new desk and the smile on his face said it all.” Steeltech is an Irish company, started by Sean Brett 23 years ago. The business is nationwide in Ireland, with 16 branches and a further six planned. Five months ago Sean expanded the business to Britain and there are now Five Steeltech outlets across Britain with many more planned for the very near future. What makes Steeltech so successful? Sean says it all down to the quality of the product. “I’m a perfectionist,” he says. “The tiniest detail just has to be right. We use only the highest quality steel, highest quality insulation. “That’s what makes the difference” What is the most popular use for a garden room? “As well as the home office, we see a lot of people creating an extra room for a parent or adult child,” Sean says. “They have their privacy but it’s still close by. And they can be designed exactly to the customers specifications, so people get a space that really works for them.
