lack House is a private new build house in Kent, completed in the summer of 2017 by Winchesterbased architects AR Design Studio. A contemporary
property, Black House draws its influences from both the historic and modern buildings of Kent. A retired engineer and Conran interior designer, the clients, chose to move from a 15th century Tudor house and build a contemporary dream home in their garden. The buildings concept was formed after the design team and clients embarked on an architectural tour in Kent, in search of inspiration from the land and local context. The floating form and massing of Black House was inspired by Sissinghurst Castle Garden, home of writer Vita Sackville-West.

Alumno “tops out” at Pablo Fanque House (formerly known as The Quad) at All Saints Green, Norwich Alumno Developments held a special ‘topping out’ ceremony on the roof of Pablo Fanque House, their brand new student accommodation building in Norwich for the University of East Anglia (UEA) in December 2017 to celebrate reaching the top floor of the 13 storey building. The building is named after the first black circus proprietor in Britain and the reception foyer will contain a poetry wall telling the story of Mr Fanque, in addition to a large neon sign of The Beatles lyrics from the song ‘For The Benefit of Mr Kite’ which mentions Mr Fanque. The opening of the building coincides with Norwich being named one of the ‘Six Cities of Circus’ to celebrate 250 years of circus. MARMOX49 Some 180 Marmox Thermoblocks have been supplied to a regional builder for the construction of a high specification home near Harrogate, with their unique combination of insulating and load-carrying properties being used to tackle cold bridging where the two storeys above ground meet the basement structure which contains a swimming pool and other recreation areas. Extension to a Victorian Family Home

ur clients appointed Croft Architecture to come up with a design concept that would replace the rarely used old outbuildings, garages and dated lean-to at the rear of the property with a modern, light-filled, open plan home extension, creating a design
solution that responds to the needs of the family, at work, rest and play, for now, and in the foreseeable future. Our clients enjoy cooking and spend a lot of time in the kitchen, therefore they aspired for the kitchen to be enjoyable, functional and the focal point on their newly extended home. They also wanted direct access to the new space from the rear of the property to be able to unload their shopping into the kitchen. B Y : W I L L M CAVOY

We requested a Certificate of Lawful Development from the local authority to ensure that the extension that we'd designed could be legally built within the permitted development framework, meaning no planning permission was required. During the initial stages of the building work, a well was discovered between the house and the adjoining property, which were once a large detached home. The foundations were due to be laid where the well was positioned, so we assessed the structure of the well with the local building control manager, and deemed it unsafe to continue. Unfortunately, the owners, who hoped to keep the well as a feature, it had to be filled in with concrete and capped for the building work to continue safely. Following concerns from the building control department that the original extension design included too much glazing and wouldn't have met the building regulations for insulation, we agreed an optimal number of windows that the client was also happy with.

Throughout the build, a close collaboration between the clients, the planners, the building control manager and our team enabled us to deliver the project with very little need for unnecessary communication or site meetings. The owners are very happy with the finished space, and the kitchen has become the hub of the home, which is what was intended from our clients initial brief. here is nothing new about lime mortar, it has been around for thousands of years since before the early Egyptians. The properties of lime mortar have long been recognised for being a strong, flexible and permeable building material, and family run business, Heritage Cob and Lime based in Bideford, North Devon, have seen a steady increase in both clients and other builders wanting to know and understand more about the use of lime mortar. With a client base that stretches from Scotland right down through to Devon and Cornwall, the company’s mortars and bespoke plasters are in great demand. Sarah Rawle heads up the manufacturing side of the business and she explained, “Our non-hydraulic lime (fatty lime mortar) is slaked from premium Buxton quicklime and matured for a minimum of 4 months, and forms the basis for all our pre-mixed lime mortars and plasters.”
The company has a list of famous landmarks that it has supplied mortars to, including Buckingham Palace and Windsor Castle. As well as manufacturing, the company stocks all traditional building materials, including cob blocks and a new, innovative clay and straw block called a Strock. Working alongside Sarah is father David Rawle, senior partner and consultant to the business. Mum Sue Rawle assists with building quotes, consultations as well as the marketing, whilst Sarah’s brother, Frank Rawle heads up the building restoration side. The manufacture of lime mortar has many advantages over cement, already proven by independent research bodies such as the National House Building Council Foundation. Instead of producing large amount of CO2 in manufacturing, as is the case with
cement, lime mortar carbonates (hardens) by using CO2 from the atmosphere. Ideal for restoring traditional buildings, lime mortar lets the structure flex and so prevents masonry from cracking. It also acts as a wick, absorbing moisture and allowing it to evaporate and so keeping the masonry dryer and lessening the risk of spalling (crumbling of masonry). Older houses that have been rendered outside with cement and then inside with pink plaster often have damp problems which can be overcome simply by using the appropriate lime mortar inside and out. pH+ has completed its contemporary housing scheme that follows the sloping topography of Muswell Hill in north London. Divided into three separate sections, Pinnacle N10 is the product of a detailed analysis of the local Edwardian context, with a modular reinterpretation of the surrounding housing stock that has been applauded by the resident Conservation Officer. This response to the characterful neighbouring houses has driven the design, which shifts and changes as the development descends the hill, addressing specific site conditions. The first section of the project is a conversion of an existing building into eight new flats, with a community and commercial space below. This was originally intended to house the CPotential school for children with cerebral palsy, which has now moved to a nearby site and is in the process of fundraising for a new-build timber structure also designed by pH+. In the latter and central part of the scheme, six new modular houses now step down the hill, broken up by a series of deep recesses that form terraces for the occupants. These reveals are lined with metal panels that change colour for each property and the palette continues onto interior details, providing each home with its own identity. In the third and final part of the development, a horizontal block contains 14 apartments and features a distinct sawtooth profile at the rear, designed to extend views for residents and required to prevent overlooking of the neighbouring gardens.
Pinnacle N10 features carefully selected materials that are used in sensitive and pragmatic ways. The detailing had to be of the highest calibre to address the quality of the local context. The brickwork is organised in a Raking Monk pattern and provides a contemporary aesthetic, cascading easily with the stepping profile. No cut bricks were used on site which provided significant cost benefits, while stone banding was made from the largest possible pieces and cut to accentuate the diagonal topography of the site. The overall effect of these devices is to maintain the rich sculptural quality of the neighbouring houses but without resorting to pastiche. Andy Puncher, Director of pH+, said: “We are thrilled to have completed this contemporary interpretation of a classical language. With the support of a great client, we have been able to ensure that high design standards continued throughout this project. It was important that these houses sit well within their urban context and remain part of an evolving streetscape. We have created an appropriate scale for a development that belies its density.

A
rchitect Jonathan Freegard had observed this crumbling warehouse site next to his offices and home in Tredegar Square, Mile End, for over 20 years. He had originally wanted to purchase it for his own
firm’s use as a workspace but when he eventually tracked down the owner and found she did not want to sell, he came up with other ideas for her to develop the site. With the added value clear from the outset it took little persuading to get her to pursue the suggested scheme. But she had never built anything previoiusly and the architects had to guide her through the development process step-by-step to eventual completion. The original warehouse dated from the 1870s and ran along the backs of the gardens of the houses on the south side of this typical late Georgian square. The scheme that gained planning consent in 2015 and completed last year provides a mixture of eight 2- and 3-bedroom houses and replicates the form of the warehouse but is cut away on the south side to make room for private gardens. A garden courtyard at each end of the site gives access to three houses while a fourth house has direct access to the street with a wheelchair accessible garage. In addition to the small private gardens in each courtyard, the four larger houses all have south-facing in-set roof terraces at 2nd floor level off a master bedroom. These are completely private and give fine views over the rooftops and in many cases the occupiers have chosen to make this room their living room. Because of restrictions on having windows on the north party-wall boundary, small lightwells were formed with windows opening onto them, providing natural light and cross-ventilation. Internally the halls, stairs and living rooms have oak flooring with under-floor heating. The composite triple-glazed windows are pine internally and powdercoated aluminium externally. The scheme is rated Level 4 under the Code for Sustainable Homes with solar roof panels, heat recovery ventilation systems and rainwater harvesting. All lighting is LED. The bricks from the warehouse were reused for the external cladding.

David had worked on a previous project and was the natural choice of architect. The barn is a Listed structure and the contemporary refurbishment required lengthy agreements with the local planning authorities. A large component of the renovations consisted of the refurbishment of the roof. Roofing slates and timber materials were salvaged from the other agricultural structures on the site that were too decayed to be usefully renovated. In order to allow the existing structure to be viewed internally but still conform to modern standards of thermal performance, the roof is a ‘warm roof construction’ meaning that all of the insulation is located on the exterior of the roof above a new timber deck. The external walls were insulated with sheep’s wool and clad with larch timber, which has been left to weather naturally. The original openings have been simply fenestrated with glazing set back from the external wall line. Oversized bespoke glazed sliding doors fill the hipped gable porches, allowing views from the courtyard towards open fields. Two three- metre square roof lights allow day light deep into the interior of the eight-metre tall central spaces. It was decided early on during the design process to keep the spaces as open plan as possible. Partitions and screens are designed as over scaled freestanding furniture of birch-faced plywood, strategically located to provide privacy for bathrooms and sleeping areas. A reminder of the barn’s agricultural past, lighting is operated using existing switch boxes and concealed within the existing structure, existing metal grilles and new joinery. Polished concrete flooring flows throughout with 10mm floor joints aligning with the spatial demarcation. A biomass boiler is assisted by a mechanical ventilation and heat recovery system that recirculates warm air stacking in the taller spaces. The vast main space of the original barn has been retained as a gallery space and the owners have hosted local events, dances and art exhibitions. Landscaping and planting reflects the internal spaces and is kept simple with wildflower planting and brick paving salvaged from the existing barn complex.

Some of the original features in the property had been pulled out through the years, so whilst modernising the house, dRAW reinstated many of the traditional features to restore the character of the property.
dRAW have completed many projects around London over the years, a few properties have similar styles but they aim with every new client to bring a discerning edge to the property and make it different to the last. Many design decisions were discussed, all decisions were carefully considered from the schematic stage to when on site.
The ground floor of the property was completely gutted, a key design decision was to move the staircase from the right hand side of the existing hallway to left which then allowed for the front two reception rooms to become one large open space, Moving the Staircase then allowed for a visual connection right from the front door straight through to the garden. The entrance to the cellar was moved as well beneath the staircase with a sleek glass balustrade enhancing the new classic staircase leading up to the first floor.

Woka Lamps WOKA LAMPS VIENNA is a Vienna-based Manufacturer of Iconic 20th Century Lighting Design. Lovers of iconic lamps from the early 20th century were for decades deprived of the possibility of owning some of the most striking pieces by the Wiener Werkstätte and the Bauhaus, which had long fallen out of production. The designers whose work WOKA is licensed to produce read like a who’s who of the Vienna design pantheon. In addition to Hoffmann and Koloman Moser, the manufacturer has reissued striking table, ceiling, wall and floor lamps, as well as chandelier pieces, by the likes of Adolf Loos, Otto Wagner and Carl Witzmann.
A collection of very rare antiques of the early 20th century as well as a large collection of chandeliers from the 18th century until the 1960s is completing the business of the WOKA GALLERY. On request all antiques and pieces of arts are delivered with an expertise made out by a certified appraiser for art and antiques on the commercial court in Vienna. Due to WOKA’s extraordinary achievement, in 2016 the minister for economic affairs and Vice Chancellor of the Austrian Republic Reinhold Mitterlehner, has awarded WOKA LAMPS VIENNA with the right to use the Austrian Coat of Arms in matters of business.

Deep Point Road House
A
1950s ranch house failed to make the most of its 17-acre site overlooking two converging creeks. The owners wanted to enlarge the house and take advantage of the sweeping vistas and light
reflected off the water. The house was torn down to its foundation, which had to be kept in part due to the building’s proximity to the water. (The Chesapeake Bay Act would have required that a new structure shift significantly away from the shore.) A new entry on the east facade divides the original south-facing volume from the den extension to the north, creating a breezeway with a water view and access to a wraparound desk. An exterior stair continues the breezeway sequence, which culminates in a rooftop garden. Inside, the living spaces feature a three-sided, storefront-like glass enclosure offering views to the south, west and north, with large sliding doors leading to the deck.

The open plan of the kitchen, living and dining rooms is punctuated by a twosided fireplace, which separates dining and living areas. Skylights on either side allow light to bounce off the surface of the chimney volume. The L-shaped kitchen has a 12-foot-long island, topped in Namibian white marble—the same material used for both fireplace surrounds. Adjacent guest bedrooms are located at the eastern end of the first floor; each offers sweeping waterfront vistas. The bathroom for one of them doubles as a powder room for guests. The den wing has been extended to incorporate an interior stair leading to the new second floor master suite. In the master bathroom, the tub is raised up two steps in the northwest corner of the bathroom to afford bathers a multidirectional treetop view. A skylight over the bed washes the yellow wall behind the headboard in light. Outside, planted rows of herbs and flowers comprise a “capsule farm” on the rooftop. The flora delineates an outdoor seating area while giving the master bedroom added privacy.

British greenhouse and glasshouse manufacturer Hartley Botanic was recently commissioned by the RHS to create an iconic glasshouse which would form the centrepiece of Hyde Hall’s new edible gardens. The resulting design is a bespoke glasshouse based on an original version of the manufacturer’s Victorian model, in an arresting and unusual octagonal style and with an impressive 14 metre span. From above, the glasshouse’s roof is a perfect octagon, with the shape allowing for an impressive growing volume and light to flood in from every angle. The glasshouse includes two sets of very large doors running from North to South and a feature roof lantern with a 3 metre span. All Hartley Botanic’s greenhouses and glasshouses are made to order.

Jan’s wildlife sculptures are crafted from life in Zimbabwe, where Jan spends the winters, even riding a horse in the bush through a herd of wildebeest whilst working on a wax stuffed with wet newspaper. In the UK hares play an important role, as do horses and dogs. Jan’s passion for sculpting hares was sparked by a friends nightly photographic sessions. Jan even kept a dead hare in her deep-freezer for reference for a short while!

couple with two young children appointed FPA to refurbish a large semi detached Victorian house in Wimbledon Park. The property,
arranged on four split levels, had already been extended in 2007 by the previous owners. The clients only wished to have the interiors updated to create a contemporary family room. However, FPA interpreted the brief as an opportunity also to refine the appearance of the existing side extension overlooking the patio and devise a new external family room, framed by red cedar clap boards, laid to suggest a chevron floor pattern.

The refurbishment of the interior creates an internal contemporary family room at the lower ground floor by employing a simple, yet elegant, selection of materials as the instrument to redirect the focus of the house towards the patio and the garden: light coloured European Oak floor is paired with natural Oak and white lacquered panelling and Lava Stone to produce a calming and serene space. The solid corner of the extension is removed and a new sliding door set is put in to reduce the separation between inside and outside.
