Frog Castle Frog Castle is a grand period property, built in 1860 and situated in the heart of Alderley Edge, Cheshire. The clients' brief was to create additional living space in the form of a contemporary extension, including remodelling parts of the existing house and a basement conversion. The basement now accommodates a games room, cinema room, wine room and ancillary spaces. The original house, both inside and out, has many stunning period features, so any intervention had to be given the utmost detailed consideration. The clients were keen for the interiors to seamlessly coordinate with the architecture, and as such, appointed Scott Donald Architecture (SDA) for interior design. It was clear from the start of the relationship that the clients had a keen eye for detail, and given our passion and drive for detail design, SDA relished the opportunity. The clients’ aspiration for the extension was essentially a glass box. They were keen for the extension to contrast with the solid, brick aesthetic of the original house and for 6 - www.refurbandrestore.co.uk

it to take advantage of the private gardens, both front and rear. This was achieved by an 'open-ended' concept, with tall (3.2m) sliding walls of glass to both ends. Rooflights over the glazing creates additional drama and allows light to penetrate throughout the day. A 'structureless' corner and pocket sliding glass doors creates an expansive opening to the rear garden. The clients were also keen to make a feature of the stone wall which ran along the boundary of the site. It was important that the interior spaces could see and ‘interact' with this stone wall. Though there was some heavy structural intervention to achieve the design, it was crucial that the extension respected the original house. Thus, the new extension sits against the gable of the house, but does not detract from it’s grand presence - it is subservient and respectful of the original house. It is this same concept that was applied to the interior design when dealing with the transition of original and new spaces. Considered attention was paid to allow a smooth, almost unnoticed, flow

from traditional period into contemporary. Floor finishes, architrave / skirting details and lighting were some of the elements considered in this ‘ transition'. Though the interior style is undoubtedly contemporary and somewhat minimal, SDA were keen not to compromise on practicality. This was achieved through clever design of hidden storage throughout the house. The rear entrance hall was designed to contain storage behind the wall. The same wall has a hidden door to wc which allows the space to be open to the hall, providing additional light and views to the garden whilst maintaining the clean lines of the adjacent oak feature wall. Similarly, in the dining space, SDA designed a bespoke feature storage wall with feature display recesses. The back panels of these recesses are pitted bronze, which create an interesting feature when lit from above. This custom-designed storage wall defines the dining area.


A key part of the interior design was the ability for the clients to display their art collection. The clean, contemporary interiors are enlivened by their art with the blocks of colour and texture. To the kitchen, a block of dark red art was commissioned to contrast with the whites and greys. Similarly, a black / blue textured piece of art was chosen for the rear entrance to greet one on entering the house - the 10mm shadow gap around the head of the doors creates a frame for this art piece. These wall positions were identified at a very early stage of the interior design. A feature of the kitchen space is the position of the new stair down to the converted basement. It was designed to add drama to the kitchen and rear entrance hall, and significantly, the clients were keen for the basement to become a key floor of the house - all family members using the basement have to circulate past the kitchen, promoting interaction. From the bottom of the stair, the glass rooflight floods light deep into the basement and provides a view to the sky and tree canopies.

The attention to detail on the interior design is evident on the stair handrail detail. It was very important to SDA that one read the handrail descend as a clean line without any visible support bracket. At ground floor, it is supported via a hidden baseplate, and as it emerges through the stone floor, it was set-out to line through with the tile joint and glazing mullion, thus avoid a cut tile. It is this rigorous attention to detail that has been applied to the interior design throughout the project. Perhaps the most considered element of the project was the kitchen. The clients were very keen to have a unique kitchen that would not be seen anywhere else, so a bespoke designed kitchen was the solution. SDA had the responsibility of designing the kitchen, from space-planning through to interiors of utensil drawers. A specialist furniture-maker was appointed to build. 8 - www.refurbandrestore.co.uk


Though the finished result is sleek and contemporary, there was significant detailed input required to achieve this. For example, picking up the clients original desire to see the stone wall from inside, SDA proposed to frame a view of the wall through the kitchen - the wall would be lit at night to create an interesting feature. It was paramount that the appliances sat to the right of this frame, completing a simple rectangle.. To achieve this, consideration was given to the height of the appliances, worktop height, underside of wall units (in order there was sufficient headroom) and interfaces of marble top with lacquered reveals. The end result is a simple, framed view of the stone wall, but this was the outcome of many design deliberations. Similar to the concept of the dining storage wall, the clients were keen to maximise storage and practicality. As such, SDA designed a pantry area so items like toaster, cereal boxes etc can be easily accessible, yet hidden away to maintain the clean block aesthetic. www.refurbandrestore.co.uk - 9


The kitchen island was designed to contrast the white bank. Statuario marble and tineo-veneered door fronts create a richer aesthetic and allow the island to take pride of place in the centre of the new extension. SDA believes this kitchen demonstrates our skills in interior design and detailing. Only through this and our close relationship with the clients were we able to deliver a unique, statement kitchen which sits effortlessly in context with the rest of the house.

Helifix structural repairs reinstate arches at historic Ally Pally As part of a refurbishment and restoration programme at the world famous Alexandra Palace, structural repair experts, HELIFIX, devised a bespoke repair solution to strengthen an arch window and two adjacent minor arches on the north-west tower. Historic movement of this Grade II listed building had caused loss of compression in the arches, allowing them to relax and move. The Helifix engineered design permanently and innovatively tied the three arches together, addressing both structural and aesthetic requirements, enabling previously added brick and steelwork to be removed and the original window opening to be reinstated. A combination of Helifix masonry repair products and concealed installation techniques were used. HeliBars were bonded into the mortar beds above the arches to reinforce the masonry, create deep masonry beams and spread the structural loads. Fully grouted CemTies were installed up through the arches to secure them to the masonry and support the lintel loads. Once the HeliBars and CemTies had been installed the infill brickwork and steel beam were removed. Careful alignment of two 7m long SockFix bars, virtually hidden from view, were carefully installed through all three arches and positioned in line with window transoms.

Once the repairs were completed, the historic arches were reinstated, the original window frames retained and the tower’s aesthetics and original materials were preserved. The falling price of batteries for diurnal storage of electrical energy further enhances the usefulness of solar PV. The UK’s rich architectural heritage attracts millions of visitors every year, and historic buildings are loved by their owners and visitors alike. The appeal lies not only in the sense of history they convey, but also in their character and interest, and it is clear that these buildings need to be preserved for posterity. Here are three of the best ways to ruin your historic building. 1.

Employ consultants and contractors who don’t specialise in historic building work

Treating historic buildings as if they are modern can cause all sorts of problems, from damp and decay to collapsed roofs. Common mistakes include using materials that don’t breathe, like cement and masonry paint in place of lime and limewash, and adding insulation in a way that traps damp. Few architects and surveyors have any formal training in the conservation of historic structures, and even if the work is specified correctly, problems are likely to arise unless the contractors too are skilled 16 - www.refurbandrestore.co.uk

in conservation. In the wrong hands, a tool for cleaning masonry, for example, can strip away all traces of historic patina and character in an instant. 2.

Delay carrying out essential maintenance work

In order to avoid huge repair bills and to protect historic buildings, owners need to clear gutters in the autumn; slipped tiles and roofing slates need to be re-fixed, flashings maintained, and chimneys pointed and capped to prevent water entering the building. Other sources of leaks include plumbing, drainage and related fittings and appliances such as washing machines and shower basins. If left unchecked, moisture spreads unseen through the building, often causing decay far from the source. 3.

Change the building in a manner which conflicts with its style

Badly designed extensions can dominate the existing building by virtue of their size or style, or a change in material or finish. In some cases, it may be necessary to match

original materials and details exactly, but in others the local authority’s conservation officers may prefer to see new work which respects the original without copying it, so that it is possible to see clearly which bits are historic and which are modern. With each component that is replaced (or ‘restored’ by renewal), a building loses a little of its originality. Taken individually, minor changes may seem inconsequential, but over time their accumulation can affect character and significance dramatically, ultimately calling into question the authenticity and value of the building itself: is this an original or a fake? In addition to the irreversible harm caused by ill-conceived alterations, owners and developers need to be aware that making changes to any part of a listed building, inside or out, without the appropriate consent is also illegal. Penalties include fines and a criminal record, and the culprit usually has to pay for further repairs to reverse the effects. The Farmer’s House acts as the UK base for AR Design Studio’s clients, who return to the English countryside from their travels to tend to their farmstead. Set on a private estate in the most western part of the South Downs National Park, the house’s rural location is its raison d’etre. AR Design Studio were approached by the clients who were looking to add a completely self- contained yet joined annexe, that would be a space for their children and grandchildren to ‘take over’ when they were staying.

Before

The existing house had been subject to a number of previous alterations and extensions throughout the years which had led to it feeling mismatched and sitting uncomfortably on the plot. The team at AR Design Studio proposed an extension and makeover that would wrap everything together in a unified and elegant form. The old and new are joined by a glazed link that sits between the existing house and the new annexe.

The annex, which sits to the east, is surrounded by a large covered alfresco dining and relaxing area. The terrace and pool sat centrally in front of the house are tied in with a large sweeping canopy above. This reaches around the existing house, and continues to the west of the plot, providing an additional sheltered seating space. This canopy incorporates openings for the existing trees and partial shading elements, providing protection to the southern facing façade with delicate timber louvres. In terms of updating the existing house, the traditional geometry has been embraced, using materiality to tie the scheme together. The wrapping gesture is continued with an element of Zinc, beginning on the north elevation of the existing house and continuing over the roof to overhang and provide shading to the south elevation, while the remaining facades of the existing house are now clad in timber to match the extension.

A palette of natural and man-made materials was carefully curated. The zinc has a strong agricultural feel that defines the context and client’s heritage whilst providing a protective gesture. This is contrasted with the linear timber cladding which acts as a contemporary, yet rural material, and the fibre cement provides a cool toned solidity to compliment the warm details of timber. Visually, the extension appears as a single mass placed on the landscape, with the snug, kitchen/living and dining space, utility room, and two of 3 bedrooms on the ground floor. Small punctuations have been made into the timber cladding to introduce natural light, yet their scale kept modest to protect the rooms from the on looking driveway. 20 - www.refurbandrestore.co.uk


The geometry of the façade is clad with fibre cement and provides the dining area with more privacy. The hidden subterranean mass below avoids a visual bulk which could otherwise swamp the existing house’s proportions, and includes a bedroom, plant room and garage space for 2 cars. Internally, the finishes have been kept minimal with cool grey tones, similar to that of the fibre cement cladding. Warm touches are constantly visible through the furnishings and timber cladding. East facing bedrooms catch the morning light and have extensive views over the surrounding South Downs, whilst strategically placed skylights have been used throughout the project to introduce natural light into spaces deeper in the plan. The scheme now stands as a single architectural form that stretches out across the garden setting. Looking at the wider context, the strong geometry sits amongst a structured landscape, which gradually dissolves into the farm land beyond.

Hughes Group The brief called for a complete refurbishment of a three bedroom terraced house in Chelsea. With both light and space in short supply, the client asked for a basement to increase the internal space to enable 4 ensuite bedrooms to be built. The Clients Danish roots have inspired a clean minimalistic look with quirky features bringing the whole house together and creating a beautiful home. The first floor bedroom is light and airy leading via large sliding glazed doors onto an external terrace. In the en-suite shower room we have had Bespoke shower doors manufactured by the window company giving a modern look. Externally the property benefits from a wooden decked terrace with recessed lights, a space for entertaining and cooking. We have built a seating area with concealed storage and planters to enhance the beauty of the external space. The large Master bedroom has a bespoke walk in wardrobe with feature lighting and plenty of storage space. The magnificent master bathroom has been clad in marble which has been delicately book matched to create a stunning effect. Underfloor heating has been installed throughout the property to provide comfortable heating with a ducted A/C system integrating discrete grills providing cooling in the hotter months, creating a seamless look in keeping with the overall theme of the property. To emphasize the light and space large Crittal windows were installed along with large glazed doors in three of the bedrooms with access to external seating areas. The basement bedrooms enjoy access to a small patio with a beautiful large living wall to enhance the enjoyment of the outside space. The property benefits from a heat recovery system, Led lighting throughout, well insulated and triple glazed windows to ensure minimal heat loss and to reduce energy consumption. As you walk into the property you are met with a large living area and a bespoke kitchen seamlessly integrating into this family room. A cleverly hidden utility room behind bespoke doors, leading to a cloakroom. MEDITE TRICOYA EXTREME and MEDITE MR used to remodel private residence in opulent art deco style A luxury home in the prestigious South Kensington district of London has been completely refitted with none other than MEDITE TRICOYA EXTREME (MTX) and MEDITE MR MDF. The opulent interiors of the large town house were designed and created especially for the project by Infinitus Bespoke Interiors, to meet the desires of the client for a completely art deco inspired home. The design brief demanded each room reflect the demure decadence of the 1930s and 40s, and bring a unique character to every space. The brief defined the bedrooms and bathrooms be refitted to incorporate smooth, clean lines, high gloss surfaces, mirror cladding and ambient lighting, while the installation of a bar and cinema room further reflect a taste for extravagance.

“In the bathrooms and anywhere it was likely that the fittings would be in contact with water, we used MTX to ensure the longevity of the installation. We used about 10 sheets of MTX across these areas. Although it may be that the client will want to update her bathroom in the future, it’s not every day that you can guarantee MDF for up to 50 years, even in contact with water. MTX enabled us to do this with confidence.” Aside from their abilities to resist humidity and moisture, MEDITE MR and MTX were chosen for their smooth and consistent qualities, making them perfect for machining into the bespoke shapes required by CNC router.

“We decided on MEDITE MR and MTX as they by far offered the best solution, to be able to achieve a polished, authentic art deco look. About 110 sheets of MEDITE MR were used throughout the house not only to clad the bar structure and create the iconic art deco shapes in each room, but as backing for other features such as the mirror cladding. 26 - www.refurbandrestore.co.uk

As acetylated MDF, MTX can be used in applications where normal MDF panels cannot, and still retains all the design, fixing, and machining flexibility of regular medium density fibreboards. MEDITE MR is a moisture resistant MDF panel designed for use in indoor humid conditions such as kitchen or bathroom installations or furniture, and is a perfect substitute for softwoods or hardwoods where more machining flexibility is needed. Andrew concluded: “As this was an extensive, lengthy project, it was also beneficial for us and the client to use MTX and MEDITE MR as it saved us a lot of time which would have otherwise been spent plaining timber. Instead, many of the decorative pieces left our workshop completely finished and ready for installation.

Although MDF may not traditionally be first thought of when tasked with redesigning a luxury home, Infinitus Bespoke Interiors specified the panels as the best for the project, based on extensive previous work with the products. Andrew Fishwick, director at Infinitus Bespoke Interiors explained: “The original brief was ambitious to say the least, but over the course of the project, working very much hand in hand with the client, it was well and truly surpassed.

It is guaranteed for up to 50 years above ground, and provides architects and designers with an entirely new construction material, for design flexibility and endless opportunities for creativity.

“To look at the house now, it’s hard to believe it’s the same one we started work on, the transformation is so complete.” “We needed a material with no grain structure to be able to achieve a perfectly smooth, seamless finish. This was especially important for the curved shapes featured in the bar and for the bathroom ceiling design, which features tightly curved, egg shaped cladding that is backlit for effect,” explained Andrew. MTX was created as a sustainably produced MDF panel with durability and dimensional stability in mind.

Motspur Park, Surrey A detached 1930’s dwelling in Motspur Park, KT3, underwent a substantial internal make-over involving front, side, and rear extensions. The original layout of the dwelling was typical of its era with two ground floor formal reception rooms, kitchen, utility and even and outside toilet! Upstairs it had 2 double bedrooms, 2 singles and a small family bathroom. The existing space had simply outgrown its requirements for a modern, expanding family. I worked with my client on a one-toone basis taking a detailed brief as to the requirements. I was given a pretty flexible hand at what I could design with the only caveat being the front façade should match the traditional street scene deviating from a traditional form to the remainder of the dwelling. 28 - www.refurbandrestore.co.uk

The proposals added substantial additional floor space over and above the existing. Downstairs; a large garage, formal sitting room, shower room, utility room and of course an incredibly large open-plan kitchen, dining and additional family room. To the first floor 4 double bedrooms with a main en-suite serving the master, a stunning vaulted ceiling above the double bed suspended over the ground floor. To the front of the dwelling the extensions matched the style of the existing doublebay window with new anthracite aluminium windows. A stunning handmade set of garage and oversized main doors helped break up the visual aesthetics of the front façade along with a new dark grey slate roof helping to tie in the colours perfectly. 30 - www.refurbandrestore.co.uk

The rear of the dwelling allowed more flexibility with planning policy thus modern elements were introduced; vaulted glazing, full width bi-fold doors and beautiful Larchwood cladding. The interior finish was kept very simple with tones of grey, off and pure whites. Focal colours were added in the form of interior to exterior slate cladding and feature walls lifted with high-end tiling and mirrors to increase the feeling of space. CLASSIC PITCHED-TO-FLAT ROOF IN DULWICH This beautiful kitchen in Dulwich was extended into the side return to gain space and to create a wraparound extension. Several skylights were created down the side return and in the roof to flood light into the home, and in addition sliding doors were fitted into the back wall to open the space up to the garden. The kitchen has been positioned in the original dining room space to keep it nicely compartmentalised, without obstructing the traffic path on entrance in from the hallway. FORKING OUT ON A NEW KITCHEN

I’d spent a small fortune designing and installing my dream kitchen and couldn’t wait to throw my first get-together. But instead, a calamitous soiree with friends set me on a path to find the one thing missing from the perfect dinner party.

I pictured my new kitchen being a room in which I’d spend countless hours preparing the food I adore for those I love. Creating wonders. Entertaining. Proudly serving up my finest endeavours, course-by-course, to hungry smiles waiting with anticipation.

“I spent months pouring over magazines and designing the perfect kitchen.” I’d paid attention to every last detail; the finish, the floor, the lighting, the hinges and handles, right down the hue of the tile grout. So why did I stop when it came to the crucial job of delivering food from the plate to the palate? I hate to admit it, but I completely overlooked the importance of the one thing we all hold and interact with throughout the entire meal. Cutlery. On the night in question, my £39.99 home catalogue canteen became the centre of much mockery. One pal took up two spoons and began playing them on his knee, while another challenged everyone else to race across the living room while dangling them from their noses. After rinsing them off, I reset the table. After washing the ‘starter’ cutlery and resetting the table yet again for the main course, I could only cringe as I watched another friend hack through his steak with a regular table knife. Then out came a mishmash of spoons in different sizes so people could chase their dessert around the ill-chosen crockery. It was a disaster. So, I set off on a personal journey to find the perfect tools to grace my table. Cutlery that would look and feel the part, and would be as enjoyable to interact with as the food itself. Premium cutlery that wouldn’t break the bank. ‘Perhaps only the most discerning diners appreciate such things’ I thought to myself as I browsed the usual suspects online. The same designs; banal, mundane, void of any personality. A trip to the high street turned up even less. So I decided to look at who supplied my favourite restaurants. After all, if it’s good enough for Blumenthal… am I right? And what do you know? Many Michelin Starred restaurants today use cutlery created by one Great British designer. A name that came up again and again - but only in those cool, trendy circles made up those in-the-know. They spoke of a designer to the

stars, whose sensual culinary forms are, and I quote “stunning in their simplicity”, that they can be found in permanent exhibitions at the Victoria & Albert Museum. WELCOME TO THE WONDERFUL WORLD OF WILLIAM WELCH It turns out that William Welch, Founder of Studio William Cutlery in StratfordUpon-Avon, is unlike any other designer in this space. snell david architects Snell David Architects were appointed to remodel and extend this three-storey semidetached villa in west London to suit the needs of an expanding young family. The property had been extended in the 1980's and 1990's, resulting in a very compromised and awkward plan. Therefore, part of the design brief was to improve the circulation of the existing “maze-like” layout as well as to modernise the internal spaces. The kitchen, the centrepiece of the design, was relocated to garden level to improve access and views and allow daylight to penetrate the main space. An existing mezzanine floor above the kitchen was removed resulting in a spectacular double-height space: this visually connects the kitchen to other spaces to creating a clear ‘heart’ to the home. An existing window opening above the rear extension was expanded to allow additional light into the space behind. 40 - www.refurbandrestore.co.uk

The impressive double height space was further accentuated by the use of a calming sage green feature-wall, whilst modern pendants span from ceiling to eye height to accentuate the height of the space. The original rear conservatory garden room had proved extremely poor in conserving heat in cold weather and keeping cool in the summer months: this was removed and replaced by a contemporary single storey extension. The new extension created enhanced views and access to the garden via full-height double glazed sliding doors with thin-profile aluminium frames on two sides of the extension and so resulted in a spacious, modern dining area. The flat roof to the extension was designed with a ‘thin edge’ in order to increase a sense of lightness and transparency – contrasting with the solid existing Victorian brick house. The polished concrete floor runs flush through to the external terrace area creating and added sense of space.


Elsewhere in the design, a new staircase was inserted to improve the circulation to spaces on different levels and an existing bathroom was remodelled to provide a large family bathroom. At first floor a new contemporary style external sliding doors replaced the dated existing in the Master Bedroom and a glass balustrade on the terrace replaced the existing wrought iron railings. The minor adjustments to the faรงade, as well as the larger structural interventions served to upgrade the house both internally and externally. They also served to preserve this Victorian house for generations to come by rearranging spaces to suit modern family living.

Sadly the contractors appointed to undertake the work went into liquidation mid-way through the project adding spice to the programme and project costs. Fortunately another contractor was able to step in very promptly and managed to complete the project to a very high standard and in good time.

Change is in the air Government departments are pouring over technical data and preparing new directives, trade bodies are examining every aspect of potential market implications. No, this is not another missive on BREXIT, but the reality of the changing world concerning Fire Doors and related risk critical products. Change is in the air and everyone should be aware of the urgent need to specify truly compliant products that play a significant role in the process of safety. Following the tragic events of the Grenfell disaster in 2017, a greater understanding began to emerge regarding the lack of a holistic approach to fire safety and the evident shortcomings of custom and practice, where the cheapest solution took precedence over properly certified and tested fire safe product solutions, such as fire doors and fire door assemblies. The recently published document Building a Safer Future, commits the government to a programme of reform which includes: •

The result of these actions will mean tougher sanctions for those who disregard residents’ safety, and more rigorous standards. In fact the Government has committed to carrying out a full technical review of Approved Document B. This will propose potential changes to a range of technical issues within the current Approved Document. While we all await the inevitable changes to legislation and good practice, it is encouraging to learn that Dame Judith Hackitt’s independent recommendations will form a cornerstone of the changes to come.

220 PVC-U windows approved for historic town hall Essex-based Halo fabricator Masterframe Windows has supplied 220 sash windows for a striking renovation project at Barking Town Hall, for the London Borough of Barking and Dagenham (LBBD). The long-standing VEKA Group customer worked with Asset Fineline to demonstrate that the company’s PVC-U heritage-style sashes were the perfect timber alternative to replace the original windows of this iconic building. Masterframe invited the team from Barnes Construction, architects from LAP, and LBBD representatives to visit the factory and see first hand, the company’s commitment to quality products, performance, and aesthetics. A factory tour allowed in-depth demonstrations and insights into the many features that make Masterframe’s products suitable for prestigious projects such as this. Masterframe’s Managing Director Carol Slade said: “We were delighted that, as a result of the visit, we were successful in persuading all parties concerned in the refurbishment of this historic landmark to specify our sash windows. This is a very prestigious contract for us and we were happy that all stakeholders were convinced that our windows would aesthetically be the perfect replacement for the original sash windows and also satisfied that our windows would provide all the performance factors required in terms of energy efficiency, longevity, security and low maintenance.” It is estimated that one in four commercial windows in the UK comes from VEKA Group and the specified product, in this case, was Masterframe’s Conservation sash window with a cream outer frame and white inner. AR Architecture Brief Our clients, a middle-aged professional couple, appointed us to refurbish their 1900s’ ground & first floor maisonette in Gospel Oak, North-West London with an objective to provide both spouses with personal work spaces. Mrs K, a Japanese graphic artist and cartoonist, wanted a purpose-designed studio in lieu of the existing conservatory, whereas her husband looked forward to his own office upstairs. They also planned to renew the main bathroom, upgrade the cellar, change the joinery and re-decorate the entire house – all on a very tight budget. Solution We aimed to create a harmonious, bright and transparent space, seamlessly interconnected with the garden and the sky. There were, however, a few constraints to be considered. For planning reasons, the footprint of the new extension had to match that of the existing conservatory - just 3.5 x 3m. The height at the boundary could not exceed 3m to prevent overshadowing the neighbours’ garden. The 2m wide Northfacing gap along the other boundary risked becoming just a dark and damp passage. 48 - www.refurbandrestore.co.uk

To achieve our objective and overcome the limitations, we arrived at a rather simple but elegant solution. The studio is comprised of two volumes. One is a low redwoodclad cube attached to the boundary wall, extensively glazed on two sides, with a frameless corner and a large flat skylight on the top. Crowning it is the second volume – a lead-clad, sedum-roofed prism set away from the boundary, with a West-facing window taking in the daylight and conveying it to the passage on the other side. The raised roof and the window of the second volume increase the internal height of the studio and fill it with daylight. Structurally, the studio is a timber frame on a raft foundation. All elements were modelled, optimised and detailed in 3D. Internally, the studio features an L-shaped desk with drawers and concealed cable trays underneath. The third wall is full-width, full-height bookshelves. Above them, three plaster-in wall lights illuminate the sloped ceiling. The artist working in the studio enjoys uninterrupted views of the beautiful garden in front of her. The previously overgrown plot has been entirely remodelled with paved and gravel surfaces, raised decked areas, whiterendered retaining walls, evergreen shrubs and flower borders.

The family bathroom also received a completely new look. We visually increased the tight space by a full-width mirror on the side wall and added character with patterned Victorian tiles and bespoke joinery pieces. Challenges The unusual shape of the proposed extension and its sloped green roof going to be seen from the public road initially raised concerns with Camden’s planning and conservation officers. However, following extensive discussions we managed to convince them that the project would be a positive contribution to the conservation area. The strictly limited funds available to our Clients were another challenge. Despite that, the project was completed on time and on budget.

OB Architecture Paddock House was formerly a charming New Forest house whose character had been consumed by a series of unsympathetic modern extensions. It had been left unloved for a number of years and had fallen into a rather tired state; and its poor condition was sadly highlighted by the beautiful paddock setting which surrounded the house. When our clients approached us in 2014 they tasked us with sensitively extending and refurbishing the house to create a light-filled modern family home that engaged more with its wonderful setting. We set about developing a vision that would re-instate the original character of the house whilst opening it out to the lovely views over the paddock. We started by stripping off the incongruous extensions to the front of the house and replacing them with a 2 storey glazed section set between two white rendered gables. 50 - www.refurbandrestore.co.uk

To the rear of the house we removed the heavy masonry walls overlooking the paddock and replaced them with a glazed extension open on three sides of the house to give all round views of the lovely setting. The structure of the new extension extends out beyond the glazing in the form of a pergola structure; the gesture seeks to connect the internal spaces with the terrace and the fire pit, creating a protective external space from which to enjoy the forest. Internally the spaces were completely gutted and reorganised to create more generous open plan rooms.

By installing a stylish furniture scheme this small flat which was struggling to find a buyer sold in 4 days! It was important to design a neutral scheme so that the property was attractive to a wide range of potential purchasers - as it was for sale - so that the property stood out in a market that is flooded with generically styled properties with unopinionated bland schemes. With an all-white backdrop to the walls and neutral flooring, we had a blank canvas against which to create individuality with a very limited space. The aim was to present a considered, designed space that instantly conveyed a feeling of light, space and sanctuary.

The space throughout has been designed in my signature Mid Century Modern British style with touches of colour and modern accessories and styling items to bring it right up to date.

During the design of this bijou, top floor, single occupancy flat, I drew upon my full arsenal of Interior Design skills, over and above pure interior decoration, to redesign the structural layout of the property and where needed, to re-site walls to ’take extra space’ from the shower room to allow a built in wardrobe in the bedroom.

We flexed our signature Mid Century muscle, by selecting Design Classic chairs by Robin Day for the dining table, which perfectly compliment the dark grey oak kitchen units, accented with antique mirror glass for a touch of luxury. A contemporary side board and set of coffee tables add balance to the living space, that features an original mid-

Flow and use of the space was divided into three keys sections living dining and cooking and while the space is small it does by no means feel cramped or over furnished.


century sofa – selected for the compact, yet comfortable scale that is a typical feature of many Mid Century sofas, making this style of furniture so appropriate for compact spaces. Reupholstered to make it modern and fresh, with yellow, and white accents to lift the palette. The sole bedroom features refreshing pops of blue and green on the simple but comfortable upholstered bed accented with a dash of hot pink in the artwork. The original design did not provide any built in storage, but as built in furniture in furniture is a far more economical way to create storage over and above free standing , this was one of the key changes I made to the internal layout. By re-siting internal walls, surplus space from the shower room was reallocated to allow not only a built in wardrobe, but also the reconfigured shower room provided a far more logical layout. Internally, the wardrobe features double hanging rails to further maximise upon the space. Detail can cramp a space, so the wardrobe has a completely flat door, devoid of any panelling, painted to blend in with the walls. A simple slim line mirror further extends the space through its reflection. The presence of a chair is reserved for rooms that have the luxury of the space to accommodate, which further enhances the feeling of space while providing a quiet corner to sit and enjoy of the view. A view is another key way to create a feeling of space within a property, and this rooftop property with it’s view across the rooftops to the monoliths of the City beyond does not disappoint. The compact bathroom features Victorian style tiles to add colour and pattern, something that is so often shield away from in small spaces, but which should be

embraced as this is often the only way to add personality where you don’t have the luxury of space. The tiles are also a nod to the architectural style of the building During the reconfiguration of the walls, the window that was previously planned to be boarded over, was also brought fully into the space to provide a wealth of light plus much needed headroom. When the unfurnished property went onto the market, potential buyers understandably struggled to see the full potential of the bijou empty shell. Following several months with no offers, Pascoe Interiors was asked to return to furnish and style the flat. Within two days of the installation and styling the property sold, confirming just how valuable good design can be.

Overall, this was an extremely successful project in several ways. The building and its’ residents benefitted from fully refurbished common parts & a new roof in the shape of a new floor; the spaces of the two new apartments was carefully considered to provide spacious single occupancy aimed at modern London life; the project proved to be a wise investment for our Client and it is now a home and sanctuary above the hustle of the Balham streets below for the new owner. Home Swimming Pool Safety A pool in your home is a wonderful feature creating fun for all the family and friends and as long as the pool has adequate safety precautions in place it will remain a safe place. However, it is a fact that a pool can also be a dangerous place particularly for children if there is inadequate supervision, it’s an even sadder fact that the statistics indicate that deaths of children contribute to the highest number. There are many options to safeguard your pool, the best one being to have constant supervision in or close to the pool whilst it is in use, when the swimming session is finished use a dedicated pool safety cover and close access to the pool. Eagle House was the second building to be erected in Wimbledon Village in the early 1600’s, originally a family country house commissioned by Robert Bell, the co-founder of the British East India Company. The house changed ownership and names several times over the centuries, briefly called Nelson, following Lord Nelson’s visit in 1805, and awarded a Blue Plaque as the home of Arthur Schopenhauer, renowned German philosopher, who was educated there in 1803. Finally in 1860, the then renowned Eagle House School took over the building, and the moniker and rooftop statue remained following the school’s departure and subsequent purchases and uses. These included a Military Academy and, more recently, an Islamic Heritage Centre, a peaceful history and culture library, where along with academics and teachers, members of the public were warmly welcomed.

The house has taken four years to renovate and convert by the award winning Bespoke building team at Octagon. Overseen by English Heritage and Octagon Listed Home specialist Stephen Dunn, the handpicked team of craftsmen carefully restored all the existing fine period features, and converted the accommodation into 8 individual homes, of which 6 are now remaining for sale. Through the original Jacobean oak front door, is the main entrance hall, a warm welcoming space furnished and decorated in a country house hotel style, with scene stealers - the ornately carved oak original fireplace and a full height stained glass window bay - vying for equal attention. A rear oak door in the hall leads onto a private courtyard garden which is formally planted and provides a pleasant outlook for residents as well as somewhere to enjoy outdoors in seclusion.


Beyond the entrance hall, linked by a broad internal door, a communal vestibule features an extraordinary cast iron fireplace , positioned midway from floor to ceiling. The explanation being that ceiling heights and floors had changed over the many years of use, but this listed fireplace was carefully retained in its original position.
