Lake Wendouree House Porter Architects When Tom and Meeghan McInerney bought a 1940s house in Lake Wendouree it was, despite its age, anything but a renovator’s delight. Previously owned by two sisters who had lived there for 60 years, the property had been extremely well looked after, even coming with a maintenance record that detailed such upkeep as biannual repainting. The original timber paneling and ornate plasterwork on the ceiling were also in pristine condition. Nevertheless, the

couple was keen to create a light, modern space within their new family home, and Ballarat architect Nathan Porter shared their vision. “It was very dark and underwhelming (and) one of the things Meeghan and Tom wanted to do very early on was have a glimpse of naturally lit spaces as soon as you enter the building,” says Nathan. “We kept as much original as possible, but there were some helter-skelter areas at the back that needed a good tidy up.”

The plan was to create two architecturally delineated zones, the original front with bedrooms, bathrooms and a study, leading to a contemporary, naturally lit extension. The existing hardwood floors that were in perfect condition at the front of the house were matched with recycled floorboards in the rear extension, creating a common thread which works for both zones and unifies the new and the old.

The bedrooms have been treated to contemporary en-suites, with on-trend black tap fittings and classic wall tiles sourced by the couple. Generously-sized windows look out onto the north facing backyard, this larger living space where the family has spent plenty of time since moving in at the end of March this year. “What we found as we put the glass in was it opened up to all these vistas of other beautiful details in houses around town,” says Nathan. A small courtyard created by two little zones gives clear surveillance over the backyard and lets Tom and Meeghan supervise their young daughters without hovering over them. Timber paneling breaks up the expanse of brickwork on the facade, while reclaimed 1940s bricks were laid in a contemporary pattern to continue the union between the old and the new. Meghan’s favorite aspect of the renovation, however, is the naturally light-filled kitchen. “It’s a beautiful kitchen to work in,” she says. “I just love how we’re living in the house. It’s exactly how we envisaged having the kids playing here, and we’ve had some nice dinner parties.” She looks to Nathan who nods and says, “It’s probably exceeded our expectations.”

Nevka Art Gluck Design Group The project represents a reconstruction of 19th-century cotton mill’s building. The first task to be undertaken in designing was finding a trade-off decision, taking into account historical features of the building and necessary functionality of contemporary business center. The project was implemented in 2017. As a conceptual basis, the rhythm of weaving loom’s filaments was taken. Interiors of public spaces in the building have a dynamic composition of intersecting lines. Business center’s navigation and its corporate identity were also made in general style. Many pieces of furniture and illumination are made according to individual drafts. Multipurpose flat roofing represents a terrace, equipped with glass windshield. This was necessary due to the proximity of the building to a quay. In addition to interior solutions in the building, an enhancement of adjacent area and façade lightening’s system was made. At the entrance, there is a small bicycle parking, while vehicle area is marked with lighter granite modules. Fence construction defends against traffic and road refuses with the aid of repeating lamellas, rotated at 45° angle. This provides a perfect area view without disturbing historical façade.

Middle House Restaurant Reverberant Noise Problem Thermacoustic Ltd was pleased to be involved in solving the noise problem of the beautiful period restaurant Middle House in Mayfield. Recently extended, and to make the most of the stunning panoramic views of the surrounding countryside, the owners incorporated a wall of sliding glass doors. The visual effect was spectacular but on completion of the new extension, it was found to be ‘live and reverberant’ due to the hard surfacing of the walls, floors and ceiling.

Colours for the wall sound absorbers were chosen that complimented the existing cushions and table napkins and white ceiling absorbers were matched to the colour of the existing ceiling. Moling 9 Workshop TR ARCHITECTS Moling 9 Workshop, transformed from Niu Shou Industrial Park that was built in the 1990s, is located in Jiangning District, Nanjing City. After this transformation, it becomes a Creative Park of Culture and Science with “Internet +” as its core and with a total of nearly 40,000 square meters. The base is rectangular in the east-west direction, and the short side at the western end is the only part that interfaces with external roads. With regard to the shape of the base and the order of its development, the western end of the block serves as a start-up area, consisting of two U-shaped buildings and temporary houses scattered on the street. Designers persuaded its proprietor to abandon the initial blueprint of constructing the park’s identity through large-scale renovation of the facades of the two factory buildings along the street. Instead, they suggested to set up an open transitional zone between the closed park and the city where the park and the city can interact with each other through rearranging the venue between the factory buildings and the outside world with the transformation of the space instead of facade renovation, in order to change the previous senses of alienation and unpleasantness of the most Industrial Park to the city, and thus create identity of 9 workshop identity. In the process of site arrangement, the temporary houses along the street will be demolished while retaining the little houses with a relatively complete and brick-concrete structure in the northwest corner. And based on the dimensions of these houses, we would plant in the vacated ground 4 “industrial huts” made up of steel frames, weathering steel, steel mesh, glass and steel scaffolding. The “industrial community” consisting of five huts replaced the construction of fences and gates, representing the openness of the park. The space inside these huts make things easy during rush hour for a large number of pedestrians are completely separated from the traffic when entering and leaving the park. Because of the materials applied for the new huts will not only block the view of the park from the outside but will create an overlap of sight with the old factory, creating a mixing effect of old and new buildings. We hope that the five huts in this open space will serve as a catalyst space with uncertain functions in the early stage where we envision people in and out of the park can wait, meet up and chat pleasantly leaning against the edge of scaffolding, and even bask in the sun and read books. In the

www.xmtr.net.cn Images: Fangfang Tian later stage, because of the business needs, the huts along the street can be transformed into florist, coffee shop, bookstore and so on with commercial functions, so that the park will be provided with more diversified functions and greater urbanity. In the transformation of the two U-shaped factory buildings, on the basis of retaining the style of the original buildings, the interbuilding space will be added the space of intercalated office taking advantage of building height, while the central open space of each U-shaped building was transformed into a green-filled courtyard. The new truss and glass roof, covering part of the courtyard, creates an ambiguous zone between the indoor and the outdoor. The zone is expected to extend the human activities as far as possible to the courtyard in addition to connecting the two sides of buildings. Two U-shaped factory buildings will be transformed along the interface of the park central road. We have chosen the way that could erase the most traces of transformation. In this interface, we added another layer of structure, which does not only create external space for placing the outside machine of refrigeration equipment but also highlights the entrance to the building. At the same time, the bridging piece applies for inclined plate design at the bottom, reducing the light distraction indoor. This layer of additional structures, come in tune with the original style of the factory buildings, entering finely into the integration of the original building as much as possible.

THE IMPORTANCE OF THE FIRE DOOR INSPECTION SCHEME

A survey conducted with people with formal responsibility for fire safety in their organisations, were asked if they were fully aware of their legal obligations. Nearly half of those surveyed said they either did not know or admitted they were unclear. This worrying statistic reveals that despite the Regulatory Reform (Fire Safety) Order being introduced in 2005, many organisations and individuals who are deemed the Responsible Person under this legislation, do not follow the necessary procedures to produce a Fire Strategy for the building or buildings under their control. This has led to large fines being imposed, and in some cases, custodial sentences given to people falling foul of the law. Undertaking a Fire Safety Audit in a building can be a formidable task, when one considers the amount of potential fire hazards that might arise when attempting to put a strategy into place. Fire alarms, fire extinguishers, clear means of escape, sound fire compartmentation, are

just a few topics that need to be addressed. One area that appears to be constantly overlooked is the condition and working function of fire resisting doors. This problem was recognised in 2012 by the Guild of Architectural Ironmongers, and the British Woodwork Federation, so they formed and launched the Fire Door Inspection Scheme. This scheme is the first of its type in Europe, with its initial aim to transform people’s knowledge about how and why fire doors work and the potential dangers of getting things wrong. The scheme has since progressed, and now has 40 Certificated Inspectors situated around the UK, who can carry out on- site inspections of doors in existing or new buildings. This is an essential part of any fire risk assessment. Certificated Inspectors carry out detailed inspections of each door and prepare written reports to assist and advise building owners and managers as to the condition

of the door. As part of this, they can also advise on remedial action that might need to taken.

Salmen House Office S&M

Bookending a mid-century terrace in Plaistow this three bed, three bath house makes effective use of a tight corner plot. Office S&M designed Salmen House to be built and let by professional landlord My Property & Home, who had purchased an end of terrace garden suitable for a two-storey infill house. The client’s brief was to produce a low cost house, which was to be her first new build development after having previously focused on refurbishing flats. She started her development career after a serious skiing accident put her in a coma for 5 weeks, and she used her compensation to get on the property ladder, and into development. During the process of design, we proposed cost effective, but high quality materials and design solutions to propose something special on a budget. The house is generous to the street, rather than being overly polite to its mish-mash context of late Victorian, mid-century, and post big-bang housing. The millennial pink exterior breaks away from the traditional design and biscuit-colour of rented accommodation. The complimentary external colours, salmon pink and lush green, visually push apart to create a feeling of greater volume - the pink moving forwards and the green stepping back. The seamless stippled render and textured terrazzo have a material richness to them, catching changing shadows on the long flank wall throughout the afternoon. Surrounding the windows, polished terrazzo reveals bounce additional light inside, as well as mirroring the window details found

along the mid-century terrace. Though rented, the house is designed as a unique home, so that tenants feel ownership of the property. The acute angle of the corner site is celebrated throughout the design, in both plan and section, to give spaces that accentuate their volume, while disguising their efficient footprint. Each space has natural light and views from two directions, and views from, into, and through these corners create multiple outlooks within

each room. The horizontal circulation is one continuous view from the cranked front door through to the rear garden, while the staircase opens into a generous triple height space that pulls your gaze upwards. This generosity has not come at a price. The house was built for £205,000 and to a lasting specification. While clearly opposing the New London Vernacular, the solid wall construction with a single skin of blockwork

meant that the superstructure was erected rapidly, and the entire project took just over six months to complete. By working closely with the structural engineer, Structuremode, to take structure away, rather than adding it in, space was maximised to create fourmeter-tall bedrooms, exposed beam ceilings, and a triple height staircase. From the front door, a ground floor bedroom and accessible shower room occupy the front of the house, with an open plan kitchen, living

and dining room facing the rear garden. On the first floor are two more bedrooms, one with an en suite, and one next to the main family bathroom. This flexible layout, with an ample bathroom for each bedroom, can easily accommodate young professionals on a room by room basis, or a nuclear or intergenerational family. Hugh McEwen, partner at Office S&M, and project architect for the house explained “This new build-to-rent house is a study in generosity for its inhabitants and context. With our background in social and private housing, we brought the best of both worlds to this project. By taking a bespoke approach to the site we were able to make the most of the space through careful planning of how the house could be used in the future. We don’t produce quiet architecture, and this house revels in colour and materiality, which makes it a representation of the contemporary age in which it has been built”.

With all of this said, the Samsung unit is like all the others; you must buy lots of accessories, pumps, valves, etc to get it to go. Our team spend our days on the phone and skype explaining to the poor engineers on site what goes where, how to wire it up and how to set the unit up so it works properly.

Brunswick West House Taylor Knights Brunswick West House is a small-scale, 50-square-meter alteration and addition to a Californian Bungalow home. The addition forms a low-volume, compact intervention on the project’s site, that aims to re-engage the home with the generous north-facing garden beyond. The modest nature of the project called for simple, incisive moves that would sidestep the need for an arduous and costly reconfiguration of the existing home. In turn, our strategy looked to repurpose an ivy-lined sideway, creating a new, central entry for the home. This approach enables the home to operate succinctly in two halves: the original rooms now accommodate more private activities, while the addition forms its new social heart. These new living spaces are arranged in and around three sculptural masonry walls, creating nooks and reveals within the open plan – spaces that could offer a place to sit and share with family or retreat within at other times.

St Kilda Extension FINNIS ARCHITECTS Located in St-Kilda, one of Melbourne’s most rapidly evolving suburbs, the St Kilda Extension is a modern addition which celebrates the home’s traditional beauty whilst creating a tranquil retreat. Entering the property from the street, it was crucial to maintain the contextual relevance of the building as to not detach it from its immediate and broader surroundings. In this way, the humbleness of the entry is typical to its neighbouring houses as the classic terracotta roof tiles and red brickwork emulates the character of the street. What greets you on first entry into the home is a stark contrast as the contemporary interiors, designed in collaboration with Kylie D’alessandria from Huntress Interiors hint at the sleek modern nature toward the rear of the house. The distinction between what is old and new is gestured through the light hardwood floorboards which juxtapose the front entrance and transition to a darker polished concrete. This textural creativity marries with the dark finishes of the kitchen joinery and stone island benchtop. Perhaps the home’s greatest achievement is its recognition of the existing house and its materiality which isn’t lost but rather celebrated through the extension process. The client came to us with an almost definite idea of what he had in mind for his new multi-purpose garden office. After one of our experienced sales advisors had discussed their requirements we were sure we could be of help.

Once our build specifications and foundation specification had been approved we were ready to set the installation start date and process the clients order.

The Low Energy Buildings you’ve always wanted… Intrigued by the claims of this ‘full service’ company we decided to investigate their approach a little more. Value Engineering: First, we wanted to know what was meant by ‘Value Engineering’ (VE).
