New £30 Million Science Teaching & Research Centre Completed In Lincoln THE ISAAC Newton Building – an historic addition to the University of Lincoln – has been completed, transforming the university’s science offering. The building was delivered by Pick Everard – the independent property, construction and infrastructure consultancy – Maber Architects, BAM Construction and Yonder, and has marked a significant milestone in the university’s STEM investment. Pick Everard’s services were procured under the Scape Project Management and Quantity Surveying framework, which has since been superseded by the Scape Built Environment Consultancy framework. “This project was completed in two phases and has created a new home for the University’s

8 - www.refurbandrestore.co.uk

schools of computer science, engineering and maths and physics – transforming the site and creating a modern, state-ofthe-art centre for generations of students to benefit from,” said Shirley Ashford, associate at Pick Everard. The second phase features new engineering, testing and research facilities including EMC (Electromagnetic Capability) rooms and semi anechoic chambers as well as laser labs, virtual reality spaces for computer sciences, robotic teaching spaces, and a 500 seat lecture theatre. “We delivered quantity surveying services to complete the 8,000m² building – which sits as a major extension to the existing Engineering Hub at the Brayford Pool campus in Lincoln city centre.

RIBA responds to Grenfell Tower Inquiry terms of reference Responding to the Grenfell Tower Inquiry terms of reference, RIBA President Jane Duncan said: “The RIBA is supportive of the aims of Sir Martin MooreBick’s inquiry. It is right that the terms of reference includes an examination of the adequacy of building and fire regulations, as well as other areas relating

to the construction of Grenfell Tower and other high rise residential buildings. “It is disappointing however that the terms of the Inquiry do not explicitly mention the overall regulatory and procurement context for the construction of buildings in the UK. We consider this examination crucial to understanding the

often complicated division of design responsibilities and the limited level of independent oversight of construction. These pervade many current building procurement approaches prevalent in the public and housing association sectors. Such regulatory and procurement concerns should not be dismissed as they would

have helped set the full context for the decisions that were made at Grenfell Tower and at other residential buildings. This is the missing piece of the puzzle and we will continue to make this case over the course of the inquiry, and to UK Government and others.”

De Montfort University Building Named Best In The East Mids DE MONTFORT University’s (DMU) newest addition to its Leicester campus – the Vijay Patel building – has been hailed as the best educational building in the East Midlands at the LABC Awards (Local Authority Building Control). The £42 million centrepiece to the university’s campus, which is home to Leicester’s art and design courses, beat off stiff competition from across the region and will now be judged at a national level to be in with the chance of being named the best educational building in the UK. “This is a huge honour and we’re delighted to have been recognised at such a high level for the fantastic work the teams have put into creating such a spectacular building,” said Nick Gregory, director at CPMG Architects – which designed the Vijay Patel building. A new six storey building engages with the redeveloped 11-storey tower and CLASP (Consortium of Local Authorities Special Programme) buildings, creating a stunning new home for the art and design faculty.

EXPERIENCE

The Villa is located in Trnovo within the city center of Ljubljana, Slovenia. It is renovation of a small existing house dating from 1934. Old house was designed by architect Emil Navinsek, known for inovation space concepts of a school non-corridor plan. He designed the house next to his residence for his two unmarried eldery sisters who lived together in a small surface of only 50m2 per floor. The street where the house is situated was mostly built in the 60s and 70s with

typical one family residential houses made in combination of white plaster render and dark wood cladding. The extension is creating different intersection between old and new part on each floor ... is composed of 3 cube volumes, each in a proportion of a shoebox like existing house floorplan. Boxes are stacked with 90 degrees shifts creating overhangs and terraces. The volumes

are claded in dark wood – spruce vertical lattice - in the context of the street architecture. The structure is combination of a concrete base, metal frames and wooden substructure. Interior of the new part is formed mostly by wall cladding creating integrated wardrobes and walls. The old house is simply renovated keeping all the existing textures and materials. Interior of an old

house and new extension are connected in different ways – new extension perforates through the old walls creating associated facilities: groundfloor as a living area, first floor with kids rooms and guest room, top floor with master bedroom and living. The heart of the house – intersection of volumes and connector of old and new is a staircase attached to a main vertical concrete wall. Inspired by Adolf Loos interiors forms elevated podiums, niches, wardrobes, small sitting areas and is partly extended into small spaces in the existing part of the house creating private living areas on each floor. www.ofis.si

Size Really Does Matter! As part of a £23.75m re-development project to provide visitors with an enhanced museum experience, James Latham recently supplied a number of Moralt 54mm FireSmoke door blanks which have been used in the radical transformation of the National Army Museum in Chelsea. International architectural practice BDP - who were commissioned to carry out a complete upgrade of the existing museum – specified the door blanks, appointing the main contractors Gilbert-Ash, who in turn appointed Essential Designs, Doors & Joinery of Castle Dawson in Belfast to carry out the internal joinery work.

Steven Dennard, Group door manager for James Latham explained, “As you would expect, within the specification, there were a number of fire safety requirements to be considered. Large areas of glass characterise this modern building, enhancing the high ceilings and spacious exhibition rooms and these required correspondingly large internal fire doors.

The museum was officially re-opened in March 2017 by Her Majesty the Queen and Prince Phillip, Duke of Edinburgh and has been transformed into five bright thematic galleries - Soldier, Army, Battle, Society and Insight - that provide a space to explore and discuss the British Army and its relevance to society from fashion and films to flood defences and conflict.

“Moralt’s Laminesse FireSmoke 54mm door cores proved to be the perfect solution offering the architect the ability to attain the requirement of high and wide double doors which were also fire rated to 60 minutes. “

The refurbishment, which took three years to complete and included £11.5 million from The National Lottery, has also given the museum a front door directly on to the road and it hopes the changes will increase visitor numbers from the 247,000 before it closed to 340,000 a year.

Warehouse of Time www. fta.gotohp.jp/ Images:- Shigeo Ogawa www.ogawa-studio.com

This architecture is a renovation of a brick warehouse built in 1896. It was designed and built 120 years ago by Shimizu-ten (currently one of the biggest construction companies in Japan) to storage cocoons, which were high-end products and uses the latest technology at that time. It could be seen in the high-quality bricks and laying of it, the large column-free space of 9m by 36m achieved by a king post truss and the window fittings that could ventilate and control humidity. This was the first time in Japanese history that a brick building achieved the same quality built in the western countries. Eventually it became a national listed building as a valuable industrial heritage and a preservation and renovation project was planned to transform it to a community center for the city of Honjo.

A preliminary research was conducted by a team of Waseda University across various fields, such as history, structure, material, urbanism and disaster management and several things became clear. The existing architecture’s brick wall and timber truss were still acting as structural elements even today, but the yield strength on the short side was insufficient. Another thing was that, there were no detailed drawings when it was completed existing and several renovations were conducted since it was privately owned. The information gained from the research were fragments due to the warehouse being 120 years old. However, it became a valuable clue to determine the direction of the renovation. Through the collaboration of this research team and us architects, 2 themes for this project were

22 - www.refurbandrestore.co.uk

determined. One is the seismic reinforcement not interfering with the existing space of brick masonry and timber truss as much as possible and another is the spatial design where we deal with the traces of the conversions pragmatically, as representation of the past events. The seismic reinforcement was done by steel structure, in order to clearly distinguish with the existing architecture and we aimed to have the same seismic performance as a contemporary architecture. The insufficient yield strength of the short side was reinforced with the horizontal elements such as the floor of the upper storey and roof, where it becomes completely unseen when completed. The vertical elements such as columns becomes the minimum size by mutually depending on the existing brick wall and appears as a contrast to the brick space. Scrap and build is the dominant culture in Japanese architecture and even if we were able to preserve old buildings, the existing structure is usually only used as a façade. It was innovative for us in Japan that we were able to structurally evaluate and utilize the existing architecture. The existing architecture was built in the eclectic period of the new Western tectonics and the traditional Japanese tectonics, resulting in the mixed use of Japanese and Western order (dimension system). For instance, the beams are built in the Japanese traditional module “Shaku” whereas the columns are built in the Western module “inch”, and other elements are built in different modules, thus a gap occurs

between them. The seismic reinforcement is carefully inserted in these gaps of different orders, so it is possible to detach them in the future. The traces of the conversions are the results of the gap between the change of the function and the space. We thought of them not as defects but as the representation of the accumulated events of the past. This doesn’t mean to leave the past renovations as it is. We removed the unnecessary and repaired the broken parts, but didn’t try to imitate or restore them to the original. This skillful handling was the most important point in the spatial design of the renovation. Sometimes it might become grotesque but we kept in mind more of the pragmatic firmness of them. We would be glad if people could think of this architecture as a prototype for preservation and renovation projects where there is few documents and little construction budget. It is not about reversing the flow of time, but reconstructing its history by connecting the historical fragments left through filling the gaps with imagination and connect them to the future. This is an archaeological way of thinking in architecture and here stands the meaning of architects to participate in renovation projects of old architecture. When you actually visit the warehouse, it would seem that the architect didn’t do anything. However, that is the most fortunate thing for this architecture.

1st Horizon opens new purpose-built HQ A leading surveying and engineering company has invested £500,000 in a new purpose-built headquarters in Yorkshire. 1st Horizon, which specialises in 3-dimensional laser scanning of buildings and surveying for underground pipes and cables, has turned a former fizzy drinks factory into its new home. The company will officially open ‘The Old Pop Factory’ on 6 July where it will invite customers to see the new premises and watch demonstrations of its full product range in action. The company was one of the first in the UK to invest in 3D scanners which are used in anything from sewage works and reservoirs, to supermarkets and schools. It has recently completed a large survey for the M1 Smart motorways scheme – one of the largest survey projects in the UK currently. Jim Garside, 1st Horizon’s managing director, said: “We have always placed a

strong focus on the use of the very latest technologies and techniques available and continue to invest in our staff and facilities to enable us to apply the most efficient, versatile and cost-effective service for our clients’ survey requirements. “Over the past few years we have rapidly grown our client base and team which has seen us outgrow our previous office space.” 1st Horizon has spent the last two years restoring the former Beardsall Bros soft drinks factory in Barnsley and has retained the history of the site by formally naming the building ‘The Old Pop Factory’, as it was known locally. Jim said: “Purchasing the old pop factory site allowed us to design and construct our own, purpose-made facility – it just seemed to make sense! “It’s taken two years of hard work to sympathetically restore the 18th century barn into a bespoke and contemporary office

space which will enable us to develop the 1st Horizon brand and expand our service portfolio, while providing an inspiring workplace for employees. “Our new location in Dodworth, Barnsley also provides excellent local facilities and better recruitment opportunities, with good links to nearby towns and cities.” Set up in 2006, 1st Horizon employs 30 staff including five apprentices who now work at the state-of-the-art facility. The company offers a complete survey, 3D laser scanning and engineering service - providing expertise for anything from simple reduced level surveys, to detailed laser scans and intelligent 3D modelling. 1st Horizon is able to provide both nationwide and global support for construction, design, development and infrastructure. ÂŁ2.4 million restoration and redevelopment project

EXPERIENCE

KETLEY BRICK

www.ketley-brick.co.uk

Langtons Estate In 2015, the Langtons Estate in Hornchurch and some of its buildings became part of a £2.4 million restoration and redevelopment project jointly funded by the Heritage Lottery Fund, Havering Council and Veolia Havering Riverside Trust. The house, overlooking the Grade 1 listed landscaped gardens and lake is now the town’s registry office and the gardens are an important backdrop for weddings, events and informal recreation. Improving the onsite facilities, access to the estate, enhancement of the Gardens and restoration of the Stable Yard were a key part

of the project with particular emphasis on the historic nature of the listed buildings and the setting in which they stand. The Ketley Staffordshire Blue pavers were used in a particular way to help define spaces and break up what is essentially a large space. Different brick styles, sizes and bonds were used to aid this approach. The diamond chequered pavers were used in areas close to the buildings to define pedestrian priority spaces, the 2 panel pavers were used in the central area which is used for vehicular access and these were separated with the

use of a plain paver band. Drainage channels used the Ketley drainage unit specials and the Ketley boot kerb was used to emphasize the central planted space. The Ketley patterned clay pavers not only shed water rapidly and provide enhanced traction, but their traditional designs also give this outdoor space a long established look and a strong aesthetic appeal. The use of contrasting patterns demarcates different uses within the area and also adds visual interest and texture.

EXPERIENCE

The Glasshouse Glen Thomas Architecture's latest project, 'The Glasshouse', is a radically contemporary development of a stunning three-story Victorian house in a Welsh conservation area, for a couple and their two children. Although the clients brief was to preserve much of the original elements of the property, their main desire was LIGHT. In a dark, damp old Victorian structure, this was a big task to undertake. Working closely with the Structural Engineer, many of the load bearing walls were

demolished, allowing for an open plan interior, whilst allowing a flood of natural light into the core of the house.

views of the sky and the tree lined avenue adjacent to the property, which can now be seen from anywhere on the ground floor.

The more recent addition of a double height flat roof extension was removed and replaced with a 9m long structural glass roof which had to be made in Germany and craned into position.

Throughout the house, full height sliding pocket doors emerge from open spaces, allowing for rooms to be secretly sub-divided, creating a flexible spatial environment for its inhabitants. The new Anthracite aluminum clad, flat roof rear extension, formed a seamless internal continuation of the open plan Kitchen / Dining space, framing the garden. The

Increased demand for renewable building product

Demand for Plaswood is on the increase as specifiers, architects, landscape designers, construction companies and many more realise the benefits of the sustainable, eco-friendly substitute for non-renewable materials such as wood, concrete and steel. Plaswood is strong, durable, waterproof, maintenance free, versatile and 100% recyclable - it sounds almost too good to be true. Made in the UK from 100%

recycled plastic, the product supports the circular economy and is not a wood composite like many other plastic wood products on the market. Plaswood’s roots date back to the 1980’s. Today it is manufactured by RPC bpi recycled products, Europe’s largest recycler of waste plastic, at its dedicated factory in Dumfries, Scotland.

Pick Everard Reaches High Point On Landmark Build For Lancashire Police A MULTI-million pound scheme to deliver brand new, state-of-the-art facilities for Lancashire Constabulary reached a key milestone last week (12 July). A topping out ceremony, which recognises reaching the highest point of the build, was held at what will become the force’s new headquarters for its west division in Blackpool with guests including police officers, police staff and Lancashire Police and Crime Commissioner Clive Grunshaw. The project is being delivered through Scape Group’s national Major Works framework as part of the Police and Crime Commissioner’s capital programme.

largest ever investment and will replace the current Bonny Street Police Station, which is no longer fit for purpose. “Pick Everard is responsible for project delivery from start to finish, which has included navigating a challenging twoyear period to develop the brief, undertake extensive stakeholder engagement and develop designs with full constabulary and stakeholder sign off,” added Jon. “Working together, we have overcome numerous obstacles by implementing strong project governance and communication, helping to steer the project forward to the point we are at today. Furthermore, we are on target to complete the build by 2018.”

Jon Parry, regional director at Pick Everard, said: “The topping out ceremony has marked an important milestone for this project and we are excited to have reached this point in the scheme, which will provide state-of-theart facilities for Lancashire Constabulary.”

Anthony Dillon, Willmott Dixon managing director for the North, said: “We have taken our learning from other police force projects we’ve been involved in and applied our experience here.

The new building, located close to the M55 on Clifton Road, represents the force’s

“Through the contract with the Police and Crime Commissioner's Office we are also

ensuring that the work carried out benefits the local economy and have set a target that 75 per cent of the project spend will be with local SMEs, with 20 per cent spend coming from companies located within a ten mile radius, rising to 75 per cent spend within 40 miles.” Ian Cosh, director of resources at Lancashire Constabulary, said: “It’s great to see the new headquarters, which will drive forward policing in the area, really starting to take shape. I firmly believe that the building will help us to provide a better quality of service to the public.” PCC Clive Grunshaw, added: “The new headquarters will no doubt be a landmark building once complete and it’s exciting to see it take shape. Through my Social Value Policy I am committed to ensuring that this project has a positive impact on the community and the local economy and I’m pleased to see that the majority of the spend for the new build is taking place within Lancashire.” www.pickeverard.co.uk

Lumena Lights Ltd ‘Bright Innovation’ is the concept behind Outdoor and Garden Lighting specialists Lumena; suppliers to Contractors, Developers, Landscapers, Designers, and Architects. Many products are exclusive, and ranges include spotlights, recessed lighting, wall lights and path lighting crafted from durable materials such as Marine Grade (316) Stainless Steel, Natural Copper and Solid Brass. These visually impressive lights are versatile enough to look elegant in any location, including interiors. Lumena’s Hilospot twin spotlights will enhance any premises; they decoratively shine up and down, with the fantastic choice of 6 different finishes. Lumena also stock one of the largest ranges of professional path and bollard lights in the U.K. Photocell bollards have an inbuilt sensor to illuminate from ‘Dusk to Dawn’. This automated system means lights are

never left on in daylight, and ensures safety at night. Alongside their immense selection of illuminated bollards, an exclusive range of heavy duty Radiata Pine lights are available. The ‘Radiata’ Pine is sourced from South Africa where the dry weather increases its density resulting in low splitting properties. The wood is chemically treated and kiln dried to give a guaranteed life of up to 15 years. Similar Pine is used in Children’s playgrounds and nature reserves. Solid Brass lights in 12v or 240v are incorporated into machined orifices in the timber posts to create a naturally unique path light. Radiata are available in two heights, designed for 300mm - 400mm secure in-ground mounting. Two cutting-edge alternatives to heavy-duty bollards are ‘Airlite’ and ‘Litetower’, crafted from strong 3mm ‘Anodised Aluminium’ – a weatherproof, non-corrosive material well-

suited to coastal environments. A protective layer is formed over the polished surface which lasts indefinitely. It looks like highgrade Stainless Steel, but costs a fraction of the price. The Airlite’s solid resin 'bubble-effect’ head (pictured opposite) looks great in daylight, and beautiful at night. It acts as a path light and an uplighter - if placed beneath trees the effect is amazing! LED bulbs are accommodated, and dichroic coloured lenses create amazing colours! The Litetower’s specially designed head accommodates LED bulbs from candle size, up to large 20w LED bulbs for areas where bright light is required. There is an internal mirrored reflector and frosted glass diffuser to soften the light. The knowledgeable Lumena team are always ready to help, and a visit to their Daventry showroom is always welcomed.

NATURALLY FEELING GOOD...

Get inspired by our Healthy Residential Comfort® Renson is innovation with a clear vision: ensuring the occupant’s health and comfort, whilst taking energy efficiency and the added value of aesthetics into consideration. How can you optimise your design aesthetically and functionally? Thanks to the combination of ventilation, nightcooling, sun shading and outdoor solutions, Renson is creating healthy and comfortable living and working spaces, whilst energy consumption is reduced to a minimum. Healthy indoor air quality The continuous supply of fresh air and the extraction of contaminated air through a demand-driven ventilation system enables to breathe healthy air at all times. First, it is important to extract polluted air from rooms and ensure it is replaced with fresh air. As people themselves are not able to detect changes in air quality or too high concentrations of CO2 or VOC’s, it is important that the ventilation level can be automatically adapted. Through integrated, intelligent sensors in a central demand-controlled ventilation unit, the ventilation will only go to a higher extraction level in those rooms where higher ventilation levels are required. This automatic adaptation saves 30 to 50% of energy as compared with a permanent ventilation flow. Ventilative cooling and a controlled indoor climate Ventilative cooling, also known as ‘nightcooling’, is the principle where cooler outside air is used to naturally cool down the house. Large natural air flows are conducted into the house via louvres. Outside sun control guarantees comfort at 3 levels: thermal, visual and aesthetic comfort. Exterior window blinds allow the warmth of the sun to enter when required, but prevent unnecessary

Healthbox® 3.0

cooling costs on warmer days. Large glass panels are frequently chosen in contemporary architecture, while excessive sunlight can cause overheating, disruptive reflections on screens and discoloration of the furniture and decor. An efficient outdoor sunscreen – sun control blades for the frame, brisesoleil above the window, sliding panels or wind-resistant screens – enables the occupants to enjoy the sun at any time of the day. The systems stop the sun rays from heating the interior, without disturbing the garden view. Architectural unity Aluminium blades provide striking facades with straight continuous lines. The ventilation and sunscreen systems are hardly noticeable from the inside, while invisible door systems ensure that closed doors and walls appear as one, without any disruptive frames and hinges. Outdoor climate in style Whatever the weather, people like to spend as much time as possible outside. There you need to consider nature’s elements. Renson offers a complete range of aluminium pergolas as a solution for that. All the systems are based on a sturdy aluminium structure, combined with a fabric sun protection

roof that easily slides open and shuts (Lagune & Lapure), or with a louvred roof with aluminium louvres that can tilt 150° (Algarve & Camargue). By incorporating wind-resistant screens, glass sliding doors, wooden or aluminium Loggia sliding panels, these pergolas become extra outdoor spaces that offer protection against sun, wind and rain. Thanks to these pergolas, the terrace can be used from early in the morning ‘till late at night.

Another House of the Neighbourhood They ask us to extend the house, to live intensely the garden and to dispose of the attainable landscape; Nothing that has not done almost all the neighbours from this cheap houses neighbourhood of the fifties. But in these popular refurbishments, selfconstruction and simplicity of resources

have traditionally outweighed the order, the foresight, or the hand of an architect. We look at the project respecting the values of chance and its diversity of materials and solutions, but also being faithful to rationality; We read the place and propose two extensions and a reform.

The renovation of the existing house is based on the connection of spaces, optimization of circulation and, above all, the recovery of the original structure: an interesting system of a four-point turns supported on the partition walls, always bearing.

The expansion to the north allows a new polyvalent volume that usually acts as a garage on the ground floor and gym at the top. To the east, we extend a building arm like a kitchen / porch that spins the house around the garden. And we understand this external element as the great room of the house, and we conceive the new growth as a strategy to locate the new center of gravity. The sum of small things close to our clients what can not be paid with money; Nothing that almost all the neighbours of this neighbourhood have not looked for. We built another house in the neighbourhood. www.arnauestudi.cat

GOVERNMENT HOUSE WELLINGTON, NEW ZEALAND www.dreadnought-tiles.co.uk BACKGROUND Government House Wellington, the official residence of the Governor General, is an historic, 100 year old building in an awardwinning landscape and forms an important part of New Zealand’s heritage. Athfield Architects were engaged along with a number of other consultants to provide an analysis of the existing building fabric and review its functionality. The result of this analysis was a concept plan to meet the future needs of Government House while retaining and conserving the heritage features of the building.

www.dreadnought-tiles.co.uk

CHALLENGE The original roof tiles on the roof of Government House were supplied in 1910, they were manufactured in the UK by Tunstall Tileries of Thomas Peake Limited, a North Staffordshire manufacturer that ceased trading over 50 years ago. A sample of these existing tiles from the roof was sent to Dreadnought by Athfield Architects, where it was established that the tile was single cambered, made from Etruria marl clay with a predominantly deep red colour. However, the tiles also exhibited a limited amount of subtle colour variation from tile to tile and a bluer colouring around the tail and the bottom of the sides of the tiles, a phenomenon known as “picture framing”. This occurs when the iron rich Etruria marl clay is exposed to a mild reduction atmosphere in the kiln, particularly in the areas where the tiles were in contact with one another. It also confirmed that the tiles were naturally coloured without the use of any surface pigments or stains. SOLUTION To reproduce the original colouring of the roof as closely as possible it was suggested that a mix of Plum Red tiles together with a small proportion of Brown Antique tiles would best match the original appearance of the roof. To test this on site a selection of samples were sent to Wellington to establish the right proportions of the mix. Following the creation of this mock up a ratio of 80% Plum Red and 20% Brown Antique was settled on to introduce the original subtle colour variation on the roof and recreate a limited element of blue around the tails of some of the tiles. Dreadnought advised against the repeat of the inappropriate use of fittings on the original roof. Arris hips for a 35º roof pitch were recommended and adopted for the re-roofing; they provided the same visual roof profile, were greatly more robust, and were easier and more economical to fit.

RESULT The painstaking specifcation by Athfield Architects and the high level of workmanship by the main contractor and roofing contractor have yielded a refurbishment of exceptional quality which is not only faithful to the buildings historical context but which has also introduced the degree of structural upgrade required in many areas. The refurbishment carefully balanced the responsibilities of reinforcing and celebrating the heritage attributes of the house and grounds while incorporating a level of contemporary amenity, and acknowledgement of contemporary cultural place and time in New Zealand. With a 100 year design life this conservation project has successfully drawn on the strengths and beauty of the existing spaces and structures of high profile building and introduced the subtle interventions that will improve the experience and functionality of the environment for both visitors to the house and grounds for generations to come.

DESIGN MASTERCLASS FROM LIFTON HOMELIFTS Premium HomeLift brand Lifton offers homeowners an easier way of travelling from floor to floor in the home with its luxurious and stylish domestic lift. High-tech and prestigious, the Lifton HomeLift is a lifestyle product aimed at users who are looking to enhance their home environment at the touch of a button. The blueprint for this lift is way ahead of its time. Its self-supporting design means it has no need for noisy hydraulics and does not sit in a lift shaft or pit or even require load bearing walls. There is no major building work either as the Lifton HomeLift just requires a small ceiling opening and then slots right in.

62 - www.refurbandrestore.co.uk

Styled and engineered in Germany, it has curved lines and a soft, warm grey aluminium finish with a matching glazed lift car. It features soothing blue LED lights at the top and bottom of the car for ease of use at night. Light years away from unsightly stairlifts and bulky square domestic lifts, the Lifton HomeLift give homeowners the chance to fully enjoy their beautiful home without having to downsize to a bungalow or perhaps build a downstairs extension when stairs become prohibitive. It is the ultimate upgrade for any home and can add value to your property. The added advantage of the Lifton HomeLift is not just its graceful design but it is also the easiest domestic lift to install in the marketplace, typically taking just one day to fit.

One Lifton customer, Tony Hamilton from Oxfordshire, said: “Our architects were astonished at the engineering absence of hydraulics and the simple installation process. The lift is a definite feature, and we find friends are fascinated with its elegant simplicity, and all want a ride in it!”. Bruceshaw Completes Ryder Court Bruceshaw announce the completion of Ryder Court, a 70,000ft2 building located in the London St James conservation area. The project involved the refurbishment of the landlord’s Shell & Core and CAT A together with a tenant CAT B fit-out. The cost planning of the project was particularly challenging due to constraints on the construction works, including limited space for storage of materials outside the building as the property was surrounded by residential parking. Further challenges were presented by the replacement of the

70 - www.refurbandrestore.co.uk

base build air-conditioning system whilst the offices were occupied. Bruceshaw worked closely with the M&E engineers to establish the site constraints and phasing requirements for the project to ensure that the initial budget fully reflected the planned works. Daniel Wright, Senior Associate at Bruceshaw said: “With the number of constraints that this building presented, the delivery of this

project within budget and programme is a testament to the hands-on collaborative approach that the team adopted from the outset and continued through to final handover.” Bruceshaw was appointed by TH Real Estate as Quantity Surveyors and worked in collaboration with other members if the project team including GVA Project Managers, MCM Architects, Long &Partners and Robin Low Francis, completing this complex project in 85 Weeks.

Floorcraft Ltd Diamond polished concrete is one of the most economical floors you can have in your warehouse or home, once the process has been completed all it takes is a weekly clean as with any other flooring. Pictured to the right is a completed polished concrete floor. At the start of the process the 30-yearold warehouse floor had numerous coats of floor paint, the floor was dull, the paint was peeling and was not a very pleasant working environment, but under all that paint was a beautiful concrete floor waiting to be polished. Now after a 6-stage dry diamond polishing process, the warehouse is bright and a much nicer place to work, all work is 99% dust free. Why pour a new floor when you can diamond polish the one you already have?

How Benfield ATT help you create

The Low Energy Buildings you’ve always wanted… Intrigued by the claims of this ‘full service’ company we decided to investigate their approach a little more. Value Engineering: First, we wanted to know what was meant by ‘Value Engineering’ (VE). Professor Dr. Michael Benfield, their CEO, explained: “By focusing on the various ‘functions’ of a client’s building and its components, we aim to identify and remove unnecessary costs while at the same time maintaining - even enhancing - its performance.” Comprehensive Knowledge: This approach blends their extensive and rather unique knowledge of all forms of timber structure, building science, regulations, and state of the art products with individual client’s design concepts. “For us, value engineering starts with environmental planning and regulatory impositions as part of our analytical and technical design processes.” he explained. “These feed our drive for, and commitment to, sustainable development through into waste reduction, recycling and lean manufacture. It embraces a ‘Pride in the Job’ and a ‘Right First Time’ mentality that is applied to all our Design & Build (D&B) operations.” Focus on End User: Paying attention to end user demands is central to Benfield ATT’s approach (the ATT stands for Advanced Timber Technologies, by the way). They believe it enables them to deliver highly effective, quality buildings for projects large & small. This includes providing solutions for difficult to develop sites, like soft ground, steeply sloping land and potential flood plain areas. Product Selection: Self-evidently, to value engineer design & build solutions, the selection of the most appropriate products needs the services and methods used to be an integral part of the process. Working closely with architects, building designers, engineers and quantity surveyors, Benfield ATT helps select and specify those which are most functionally appropriate and cost effective. In turn this encourages the delivery of high quality products to be protected, and results in saving time for on-site build operations. All of this, they claim, reduces costs, enhances client’s projects and helps to make them one of the most competitive full service timber engineering design and build firms in the UK. Fabric First: In the current business climate it is perhaps not surprising to find Efficiency, Performance & Cost Effectiveness to be included in their key current considerations. This is most clearly evidenced in their ‘Fabric First” approach to designing really effective building envelopes. “There is a crucial need to deliver highly energy efficient structures with optimum levels of insulation, minimal thermal transmission and appropriate airtightness for floors, walls, roofs, windows and doors.” explains Prof Benfield. Unsurprising, therefore, that in their drive toward Zero Carbon and minimal heating requirements, they offer factory Insulated Panels, SIP’s, Green Oak, Post & Beam, Glulam and Hybrid structures all orientated to achieve what was Code for Sustainable Homes levels 4, 5, 6 and Passivhaus Standards. Specialist Builders’ Merchants: Potentially, the procurement of design specific components can create unforeseen difficulties, for example locating the source of supplies, avoiding delays in delivery lead times, quality assurance, and securing ‘best value’ products and terms. Here Benfield ATT’s long established connections, access and volume buying capabilities as manufacturers and selective builder’s merchants, enables them to secure and supply such requirements in the most timely and competitive manner as part of their value engineered, design & build methodology. Catalysts for Quality: “We believe that our approach to helping you create the ‘Low Energy Buildings you’ve always dreamed of …’ is distinctly different” says Benfield. “We welcome collaboration with other construction professionals in our drive to achieve this.” In doing so, his company aims to help enhance the professional construction team of architects, other designers, engineers, quantity surveyors, contractors, house-builders, developers, et al, facilitating the delivery of the high quality buildings they and their clients both need and want. And, if end user clients like self-builders and home improvers lack any of these skills, to be the catalyst drawing in those that are most appropriate for each individual project. To compliment this they offer a selective part or full project management service. Professional Partnerships: While they are happy to engage in ‘one off’ projects, Benfield ATT see the greatest benefits to industry and end user occupiers as coming from the establishment of long term ‘partnering’ style arrangements with other construction professionals. This can include Joint Venture arrangements for specific developments, which may be of interest to land owners and those who wish to fund, say, housing schemes, but lack the technical knowledge and industry experience necessary to make them successful. In such cases they believe that their comprehensive team approach can be highly valuable.
