The Cottage The Cottage is the culmination of over 5 years work by Guy Hollaway Architects’ Principal Partner to realise his own family home. Based on a lifetime of experience, the house features a collection of spaces that transform an 18th Century Cottage into a 21st Century family home. Set within the Kentish countryside this is a house of two sides, a quintessential cottage to the front and an uncompromising kitchen, dining, living space to the rear. 6 - www.refurbandrestore.co.uk

Before the retrofit the Cottage was already a picture of Kentish Charm, however, by modern standards it did not suit the aspirations of today’s living. The project’s aim sought to fully renovate and adapt a non-listed cottage to bring it into the modern era and extend the life well into the next millennium - a juxtaposition of old and new was deliberately captured and a harmony between the two was fastidiously worked on.
A key concept behind the functionality of the living space was to challenge conventional thresholds between internal and external. In contrast to the front of the house, the rear glazed façade slides to merge with the external living and pool area, resulting in a fusion of internal and external environments to become one larger, coexisting space.

The garden, outbuilding and pool make the transition from the approach to the private garden seamlessly and strengthen the architectural intent of a limited material palette, reflecting the highest standards of craftsmanship and execution. Without the usual constraints of client, contractor, budget or programme this project has allowed for each specific item to be considered in situ and developed to its most beautiful, practical and ultimately effortless resolution. Allowing the design solutions to evolve through a collaborative and inherently flexible approach to building has allowed for this unique design led resolution to a complex and challenging brief. ‘The Cottage’ provided the opportunity to experiment within the role of Architect, by blurring the conventional boundaries between Client and Professional.
This fluid approach to delivering Guy’s family home, ultimately allowed for innovative solutions that could not be achieved through more traditional design processes. This project exhibits a contrasting, yet harmonious architectural language that embraces the relationship between old and new and is expressed through a series of carefully considered glazed interfaces that have demanded the highest levels of craftsmanship to realise the end product. Through this process GHA were able to test ideas and embrace the opportunity of a constantly evolving project, the product of which is an example of GHA’s passion and ability for delivering complexity and executing precision.

Community centre heralds a New Beginning, thanks to Armstrong Ceilings A year after it won Armstrong Ceiling Solutions’ competition for an admirable cause to win a new ceiling, a community centre in West Yorkshire is heralding a New Beginning for local residents. The Space Field Lane is a £480,000 renovation project using Armstrong’s ultra-green Dune eVo ceiling tiles. The community centre had lain empty for almost seven years, on the Field Lane estate in Rastrick near Halifax. Dune eVo is the next evolution in ceiling tiles. Fully recyclable, it provides class-leading aesthetics and improved acoustic performance through a new surface which is both brighter and smoother. It is also the first ceiling system in the industry to gain Cradle To Cradle accreditation. The project was entered for Armstrong’s eVoNewBeginnings competition by the project’s coordinator Neil Hardaker of Pickles Architecture in Brighouse.
The competition for up to 250m2 of Dune eVo tiles and grid plus up to three days of free installation by a member of Armstrong’s national network of approved Omega installers was promoted through Armstrong’s social media sites (LinkedIn, Twitter and Pinterest). Open to any non-commercial project in the UK and Ireland that serves a community, it was judged by two internal and one external judge, with the winner being the project they thought most deserved a charitable helping hand. Over 13 Schöck product variants at Hendon Waterside Minimising energy use in buildings, by improving thermal performance of the building envelope, has become increasingly important in the drive for sustainability and energy efficiency. And the prevention of thermal bridging is critical with structural attachments such as balconies. Ineffectual insulation at the connection points means local heat loss, with more energy being required to maintain the internal temperature of the building. And while this is an important aspect of thermal bridging, there are other issues. Low internal surface temperatures in the area of the thermal bridge can cause condensation. Leading not only to structural integrity problems with absorbent materials such as insulation products or plasterboard, but the potentially serious occurrence of mould growth. So for any large-scale project involving a variety of different balcony types, the prevention of thermal bridging is particularly important. Challenging variety of balcony types One current project with a challenging variety of balconies is Hendon Waterside in North West London, a mixed tenure development. Situated alongside the Brent Reservoir (known locally as the Welsh Harp after a public house which used to stand nearby), the scheme involves the regeneration of a 1960s housing estate being built in six phases and scheduled for completion in 2027. The masterplan will deliver around 2100 new homes consisting of social, affordable and private housing. These are being constructed in twenty-three blocks, varying in height from three to twenty-three storeys – along with an imposing tower building of twenty-eight storeys. Also planned are new public parks, a primary school, community centre and commercial space for small cafes or shops.

A contemporary extension in Buckinghamshire An extension to a large family home in Buckinghamshire was completed this Summer which featured various contemporary SiegerÂŽ Systems installations. The extension was designed with the original proportions of the home in mind in order to create a subtle addition that blended nicely with the existing building fabric. The spacious family home benefitted from many existing large window and door systems, including a patio door arrangement to one side of the property. However, the homeowners sought to build a stronger connection to their garden through a tasteful and subtle extension at the rear of the property. Internally, the ground floor living spaces were extended to create a large open-plan kitchen/ dining room and living space that benefitted from a beautiful influx of natural light from the newly installed SiegerÂŽ glazing systems. To further enhance the levels of light within the property, a Sieger速 40 roof lantern was installed. The slim design of this aluminium roof lantern enables the home to benefit from a contemporary feature that is in keeping with the whole home extension project. During this project the Sieger速 contracts team worked closely with the builder to overcome the challenge of installing aluminium sliding doors with uneven sliding panes meeting each other; because with this design, there was a two-track sliding door meeting a three-track sliding door. With the Sieger速 Slim Sliding Door, uneven numbers
of sliding doors can be designed to meet each other at a corner joint to suit the design of buildings that have an opening with one side wider than the other. The Sieger速 Slim Sliding Door boasts an outstanding sightline of only 20mm, one of the most minimal sightlines available on the market. Slim sightlines like these enable the occupants to enjoy outstanding views of the garden and surrounding landscape with minimal visual obstruction. Alongside the slim sliders, 2 slim framed windows arrangements were installed. The window configurations were varied, with one set featuring fixed panes and the other with top hung aluminium windows. This architectural design successfully continues the existing finish of the property while injecting a sense of modernity. Helifix non-disruptive masonry repairs restore Welsh period cottage Helifix engineers have designed sympathetic non-disruptive repairs for a Grade II listed period cottage in South Wales which was suffering from a number of defects, including outward movement of the gable end wall, internal cracking along the ceiling lines and cracking over the front door entrance. The Helifix product range and associated Repair Details provided lateral restraint and restored structural integrity to the damaged masonry leaving the cottageâ&#x20AC;&#x2122;s original aesthetics and materials intact. Deep masonry beams were created across the full width of the gable wall by bonding pairs of stainless steel HeliBars into slots cut above and below the first and second floor joists. These stabilised and reinforced the masonry and addressed the cracking over the front door. SockFix stainless steel anchors were then inserted into clearance holes drilled within the Helibeam zone, through the rubble-filled wall and the first two parallel floor joists. The concealed repairs were completed quickly and caused minimal disturbance to the property fabric, the inhabitants or neighbouring properties. Hackney Residence When London based architecture studio, Loud. Architecture & Interior Design, was approached to transform a run-down property in Stoke Newington, its founder Kate Clare jumped at the chance to not only bring the property’s construction and design into the 21st Century, but to also pay homage to Hackney’s industrial history. The Victorian-era property located in the centre of the leafy green borough of Hackney had been left in ruin for a number of years, requiring dire need of modernisation to transform the space into a bright dwelling with captivating design features for a young, growing family. An extension was added to both the rear and side of the property to align with the neighbouring property’s extension and was angled from the neighbour’s wall back to meet the house in a sympathetic way. Speaking of the build, Kate Clare Managing Director at Loud. Architecture & Interior Design said: “Our brief was to design a property that had a hard appearance on the outside, which was in keeping with the dark extensions that have been erected along the rear elevations of Kersley Road, whilst also creating a softer more playful feel inside that maximised the amount of natural light available.” The thermally broken dark grey doors blend into the charred timber cladding of the extension to create a visual unity when the on-trend Crittal style steel doors are closed, whilst also being a nod to Hackney’s industrial past. 32 - www.refurbandrestore.co.uk
This manufacturing influence can be seen throughout the exterior and interior of the home, delicately balanced by the influx of soft lighting that inundates the property to offset the bold dark appearance of the rear façade. This was achieved through the specification and installation of windows and rooflights throughout the extension to not only maximise as much natural light into the property as possible, but also provide adequate ventilation. Three Roof Maker Luxlite® roof windows were installed in the rear extension, as well as a Fixed Flat Rooflight for the corridor between the extension and existing property. Kate commented, “Roof Maker’s Luxlite® roof windows were chosen for the extension due to the sleek design of the rooflights as they offer maximum glazing with a minimal frame, offering a flush appearance when facing the property from the garden. The rooflights offer an impressive U-value, combined with aluminium frames to offer exceptional heat insulation, whilst the mechanical opening helps with ventilation, which is ideal for a kitchen area.” In total the project took eight months to complete, with Kate and the owners working closely together throughout the entire process to create a unique family home designed to meet the wide ranging needs of modern day life. The contemporary, quirky interior touches add a sense of the owner’s personality, from the chequerboard encaustic entrance tiles to strategically placed pocket doors to capitalise on all available space.
Kate concluded: “This was a really unique project to work on and it was a pleasure to be part of transitioning the home from a tired, dilapidated property into a modern, fun family home. It was essential that we offered a balance between the harsh materials and style of the industrial influences, which was perfectly offset by the abundance of natural light and nature inspired designs.”

Listed building can breathe again After more than 60 years as a school Grade II Listed Moreton House in Bideford, north Devon, has been returned to family ownership. The 100 room property will offer both holiday apartments and function rooms.
Claypaint is a unique, clay based emulsion. Its advanced technology maximises the natural properties of clay to create a high performance, highly breathable paint that covers exceptionally well and gives a distinctive, ultra matt finish.
Cement repairs and vinyl paints had caused a lot of damp to build up inside the walls, damaging the plaster and wood. In many places moisture was trapped behind the paint.

The previous owners limewashed it inside and out, but current owner Simon Clarke said: “The house is built of Devon cob, a clay soil based building material. It’s important that these old, natural walls can breathe, to prevent damage caused by moisture build up. So I needed breathable paints, but I didn’t want to use limewash again. I wanted to create a more contemporary feel, use a wider palette of colours and avoid the regular repainting that’s needed with limewash.” Simon’s research drew him to Earthborn paints, which can be used straight over existing limewash.

Spectus windows help transform iconic hotel into luxury seafront apartments 204 bespoke Spectus windows, which included a mixture of arched top vertical sliders, bowed vertical sliders, circular windows and standard vertical sliders have been manufactured and supplied for the sympathetic landmark refurbishment of Cliff House, an iconic former hotel in Felixstowe, into 24 one and two-bedroom luxury seaside apartments. Cliff House was built as a 100-room hotel in 1906. It sits in a prominent position on the seafront in a conservation area in Felixstowe and is one of the town’s most iconic and well-loved buildings. Although it started life as a hotel, more recently it had been used as offices but had started to fall into disrepair. Developer Dragon Wood Homes secured the conversion of the building into 19 two bedroom flats and five one bedroom flats under permitted development rights. There were several factors that made the window requirements of the conversion particularly complex. The standard required – Dragon Wood wanted to create luxury seaside apartments that would attract a premium price tag by retaining original features wherever possible and maintaining the feeling of the building with its high ceilings and sash windows. The location of the building – because Cliff House was in a conservation zone in a seafront location, the choice of materials was crucial to meet both aesthetic and weathering requirements. The history of the building – Cliff House had been the subject of several controversial planning applications before the conversion and local residents were particularly keen for any new use of the building to be in keeping with the surroundings.
The bespoke nature of the windows – with a mix of 204 arched top vertical sliders, bowed vertical sliders, circular windows and standard vertical sliders required, the selected window systems needed to have exceptional versatility. At the same time as the aesthetics needing to meet exacting requirements, the technical requirements were also stringent. As a building being redeveloped to offer comfortable modern living but also sited on the seafront, the windows needed to achieve high standards of thermal efficiency and weatherproofing. The windows specified were the Spectus Vertical Slider and Elite 70 window systems and were manufactured by specialist Spectus fabricator Mercury Glazing Supplies Ltd of Gloucestershire. The Spectus Vertical Slider system is the market leading PVC-U vertical sliding system and is approved by planning officers even for use in conservation areas. The system achieves a Window Energy Rating of Band ‘A’ with 24mm sealed units and has pile seals to the sash and outerframe to prevent draughts, making it an excellent choice for a seafront location. It also offers authentic heritage features and design versatility, which was required in this case. The Elite 70 window system offers a full range of colours, decorative finishes and ancillaries, so was capable of delivering the heritage aesthetics required. At the same time, it can achieve Window Energy Ratings of Bands ‘C ‘ to ‘A+’ and coextruded bubble weather seals ensure the performance meets the requirements of BS 6375-1, meaning the system was capable of delivering modern day thermal performance levels and protection from the seafront elements.
All windows on the build were produced in white woodgrain foil finish on both sides to enhance the heritage aesthetic. The finished result is an exceptional example of how PVC-U heritage products can enhance heritage refurbishments and redevelopments while also delivering modern day thermal efficiency requirements. How to Re-Design your new Kitchen Space Many older homes feature smaller kitchens which often don't suit modern life. These awkward spaces can be difficult to work with the rest of the house, especially when homeowners are looking to create a large, open plan living area. So how should homeowners proceed when looking to redesign their kitchen? James Bernard, director of Plus Rooms, a London-based design and build company which has completed over 1,000 extensions, shares his expert tips. 1. Start by identifying where you will spend the most of your time Typically that space is located at the rear of your property towards the garden, because this is where you would enjoy eating and relaxing the most â&#x20AC;&#x201C; and where you are most connected to the outside. Because of this, you want to have the area further away from the garden dedicated to more functional use, leaving your living and dining space with the most natural light. 50 - www.refurbandrestore.co.uk
Often this means the kitchen is located in a darker zone of the space, but that can be easily be countered with well-designed lighting. 2. Consider what type of kitchen would fit your space best Gallery kitchens are flush against one wall and have less units, which means that they don't take up as much space as standard kitchens. This can make a big difference if you have a limited space and wish to squeeze other things into the room. On the other hand, if you have a larger space consider angled kitchens, especially if your space is rectangular as in often the case in terraced properties. This will help cut the linear design and help the space feel less long and narrow.
3. The â&#x20AC;&#x153;Working Triangleâ&#x20AC;? might not always be the best option for your kitchen This depends on the layout of your kitchen and on traffic paths. Ideally, you want to keep right angles and zones of space away from the line of flow, because that is how you will cut down on traffic. This will help you gain in efficiency in the use of your kitchen space as it will be easier to compartmentalise the kitchen away from the line of traffic. 4. Play with the design to retain a distinctive kitchen space in an open space When designing your new space, keep in mind that you can play with several aspects of the design to create distinction and have clearly defined areas in your open plan.
Positioning the kitchen underneath the slope of the roof or section of the ceiling, for example, can really help define its space as separate from other zones of the interior. 5. Keep storage near the centre of your home Redesigning your new kitchen space offers the perfect chance to create additional storage, but think carefully of where to put it so it doesn't disturb the traffic paths in your new space. As a rule of thumb, we try to keep it outside of the main kitchen / dining / living area and as close to the hallway as possible because it makes it much more easily accessible to the whole house. By keeping it in a darker zone of the space, it also means that you don't have to sacrifice natural light for functional use.

Tasou Associates Breathes
New Life Into Historic Hackney Almshouses Tasou Associates, the Islington-based architectural practice, has announced the completion of its latest residential project: the full refurbishment of the Bishop Wood’s Almshouses in Hackney. Working with its client, Noble House Properties, Tasou Associates has refurbished and restored five historic almshouses on Lower Clapton Road, the heart of one of London’s ancient ‘villages’. The beautiful collection of Grade II listed buildings includes what has been referred to as ‘Britain’s smallest chapel’. The original design dates to the late 1600s, and the site has been home to Hackney residents for over 400 years. Guided by a philosophy that celebrates the special character of the site, Tasou Associates’ team focused on making as little 56 - www.refurbandrestore.co.uk
change to the historic fabric of the buildings as possible. The design works harmoniously with the attractive redbrick exteriors, high pitch tiled rooves and the Gothic revival windows of the chapel. As part of the restoration, Tasou Associates reinstated chimney stacks, repointed brickwork and landscaped the central courtyard. The result is a development of bright, modern one and two-bedroom homes, arranged in their original setting around a shared courtyard. Each new home features additional bedroom or living space within the loft area, filled with natural light from conservation rooflights. The fresh layout included the addition of a bathroom, kitchen and staircase to each property, whilst the chapel space now features a mezzanine level with a first-floor reception room, overlooked by the stunning 19th century tracery window.
The successful renovation means the almshouses, previously identified as vulnerable, have now been removed from the Historic England Heritage at Risk register. Commenting on the design, Tom Tasou, director of Tasou Associates, said “We’re proud to have played a role in restoring such a special historic site, which faced an uncertain future. The Bishop Wood’s Almshouses is a great example of our ability to sensitively incorporate modern design techniques whilst respecting the traditional elements of heritage buildings.”

VALCHROMAT SERVES UP AWARD WINNING KITCHEN DESIGN A bespoke furniture manufacturer has created two spectacular kitchens using Valchromat, the innovative and awardwinning engineered fibreboard which is available in the UK through James Latham. In what is a unique and spectacular project, Sheffield based Kerf Works were commissioned by twin brothers, Nik and Jon Daughtry, to design and install the kitchens in their near identical family homes - which are also next door to each other - and were created from scratch after the pair realised their dream of building their own homes on the dilapidated industrial site of a former corn mill. The results were so outstanding, they have won a top design award and recently featured on Channel 4’s Grand Designs. In total, 58 sheets of Dark Grey, Black and Yellow Valchromat were used in the two kitchens, all treated with a clear lacquer. Nik’s kitchen features a long run of tall black units as well as housing larder units which were made using Black Valchromat. The kitchen also features worktop sections, a fridge, a freezer, as well as a tall drawered unit and a bookcase.On the opposite wall there is bank of low black units, also produced from Valchromat, some drawered and some doors. This includes a striking black up stand, housing some surface mounted electrical points.
In the middle of the room there is a large, high-impact, bright yellow island which has also been made using Valchromat, and this has been covered with a ceramic coated stainless-steel worktop. This has the hob, sink, dishwasher and lots of storage, making a fantastic centre piece. In Jon’s kitchen, which uses Dark Grey Valchromat, the contemporary handles are designed to be in the carcasses rather than the doors or drawer fronts. The drawers or doors are designed to be inset within the carcasses, showing the edge of the carcass including the handle cut-out, producing a sleek clean space. Also manufactured from Valchromat, the symmetrical tall units include a fridge, freezer, two drawered larder units and a pair of microwave and convection ovens in the centre. The long run beautifully faces into the living room, creating a great space to cook, socialize and enjoy. Available in 10 striking and vibrant colours, Valchromat is completely unique, in that the colour runs throughout the entire board, enabling almost limitless decorative applications.
Valchromat also boasts a number of time and cost saving features and benefits; It’s easy and quick to finish - no edging is required - and being moisture and UV resistant, non- toxic and load resistant, the applications are endless. Plus, scratches and marks on the finished product go largely unnoticed because the colour runs evenly throughout the board. Plus, all the wood used is FSC® certified and is sourced from forest waste, residue from timber mills, pine and recycled pine. Makita Launches New Compact 12Vmax Inflator CXT Featuring Makita’s CXT technology, Makita’s new MP100DZ 12Vmax Inflator is a compact and lightweight tool, ideal for many applications. The Inflator includes a range of accessories and boasts a number of features designed to improve ease of use. The new MP100DZ has a maximum air pressure of 830kPA (121 PSI) and can discharge as much as 10litres of air per minute, making it a powerful tool suitable for tasks such as inflating vehicle and bicycle tyres, as well as inflatable beds, loungers, sports balls and toys. The tool comes with a range of adaptors, to fit every need – which can be stored in the tool’s in-built storage section. The MP100DZ includes a digital pressure gauge, which can be set to bar or PSI, and an auto-stop
function, which will stop the tool from inflating an item past the preset target pressure. The inflator also includes a thermal cut-off, to protect it from overheating.
