Project Description Ben was approached by the client Annette Moody and her husband Alan in 2013 to design an extension to their grade two listed farmhouse on a footprint part of the house originally stood on before being flattened by a very stray bomb during World War II. At the time of submitting the plans to the local council, the client, Annette suffered a severe spinal stroke. This devastating incident left the her permanently paralysed from the neck down, with the exception of limited use of her right hand. The project was subsequently abandoned.

The redesign tackled issues of level access between the old and the new building on all floors, with lift access and exterior connections designed to allow Annette to use the whole of the building. The design was developed with Mid Devon Council and their conservation officer Paul Dadson. We also went through a series of one to one scale experiments with the client as a means of assessing comfort and accessibility.

Architect’s view The primary function of the new addition started off as a service/access tower to enable level entry to the original house on both floors as well as the surrounding landscape. Once we had opened up the old farmhouse the layout of the new scheme would satellite around this core and address other key client needs. Bringing back the farm to the farmhouse set the tone for the look. We wanted to re-establish a agricultural aesthetic that had been lost through previous renovations (and a stray bomb). A contemporary reworking of the traditional attached livestock building referenced many agricultural typologies found locally from the cob linhay to the 20th century ‘Dutch’ barn. Working with a palette of brick, zinc and larch, every detail from the doors to the kingpost trusses with integrated hoists were designed to accommodate Annette’s needs. Delivering a building that is specifically designed to improve a persons quality of life was the key aspect of the brief that we kept returning to throughout the whole process.

The challenge of replacing windows in listed properties By Andrew Madge, Managing Director of Gowercroft Joinery Finding appropriate replacements for old and degraded single-glazed windows in heritage and listed properties can be a challenge, particularly when trying to combine building conservation requirements with modern lifestyle aspirations. When the original wooden window frames are too rotten to be repaired, the traditional approach has usually been to specify likefor-like handmade single-glazed timber replacements, which usually means having to accept a relatively poor level of thermal and acoustic performance or opt for secondary glazing solutions to compensate. In an ideal world, most of today’s owners of old and period properties would like to benefit from modern performance standards, including durability, sustainability and a good level of energy efficiency, in order to create a pleasant living environment
but without spoiling the original aesthetic. Energy efficient double-glazing Although superior energy efficiency can be achieved through standard factory fitted double-glazed units (typically with a 16 – 20mm Argon filled cavity), the giveaway ‘double shadow’ on the glazing and the thicker profiles required to accommodate heavy double-glazed units are almost invariably unacceptable for period properties. This has led to the popularity of ‘low sightline’ slim double-glazing, which aims to combine some of the features of a slim window with better thermal performance. This is achieved by using a heavier inert gas such as Krypton or Xenon to reduce the thermal conductivity sufficiently to create an effective smaller cavity in between the
panes. The sightline, (which is the area from the edge of the glass to the top of the spacer bar), is typically reduced to just 5-6mm to allow thinner window sections. However, this type of window is now the subject of debate, not least within the Glass and Glazing Federation (GGF), because in order to achieve such a slim slightline it is necessary to reduce the amount of sealant and desiccant used in the perimeter of the unit. This can cause instability and increase the likelihood of unit failure. In fact, there is an ongoing discussion as to whether some of these units even comply with the Construction Products Regulations (CPR)1. As a result of these still unresolved matters, striking the right balance between performance and aesthetics has become even more challenging and complicated for specifiers.

Vacuum glazing An alternative option which is now beginning to attract interest in the heritage sector is ‘vacuum glazing’, where all the air is extracted to form a vacuum cavity between a pane of low emissivity (low-e) glass and a pane of clear float glass. With no air or gas between the panes, there is nothing to transfer heat, so the energy efficiency is much greater. The same applies to sound. Originally developed in Japan twenty years ago as a lightweight, energy efficient solution for buildings in earthquake zones, Pilkington Spacia™ is the first commercially available vacuum glazing in the UK, which offers U-values of 1.1 W/m2K on its standard units and as low as 0.9W/m2K on its higher performance Spacia™ Cool units. With a total thickness of 6.2mm, (the vacuum cavity being just 0.2mm), it is roughly a quarter of the thickness of a conventional double-glazed unit and half the thickness of a typical slimline double-glazed unit. It is also approximately two thirds of the weight, which makes it narrow and light enough to fit into most existing timber window frames without any discernible double reflection. However, the vacuum process can only be achieved by creating a hole in the inner pane, which is located 50 mm from the edge of the glass and covered by a permanent 12 mm black plastic cap. For some conservation officers, this can be a distraction, but for many others it is barely noticeable behind the curtain sweep. Similarly, the 0.25 mm micro-spacers, which sit at 20mm intervals to keep the two panes a fixed distance apart, are visible on close inspection, but not in day to day use. The sustainability of a glazed unit imported from Japan could also potentially be challenged, until one considers that the embodied energy required in the production of inert gasses used in the manufacture of most conventional double glazing is far higher than the energy involved in global shipping.2 Despite its imperfections, vacuum glazing technology is now opening up opportunities for architects and specifiers looking to replace the glazing on old windows, whilst preserving as much of the original joinery as possible. It is also being adopted by specialist joinery companies wanting to create traditional looking windows with modern performance benefits for those period homes where the original frames cannot be salvaged. A modern period window As modern methods of fabrication can so easily destroy the overall aesthetic that conservation officers are trying to preserve, it is vitally important that any thin glazing solution is combined with traditional joinery and hardware, and that any modern performance enhancing features are as unintrusive as possible.

Report reveals economic boost of Boroughmuir restoration work The redevelopment of one of Edinburgh’s most iconic old school buildings will deliver an economic boost of over £45 million to the local area.
Philip Hogg, Sales and Marketing Director at CALA Homes (East), said: “We’re committed to developing communities rather than simply building new homes.
Homebuilder CALA Homes (East) will create a development of 87 refurbished contemporary one to four bedroom apartments as it restores the former Boroughmuir High School. In addition, a further 17 mid-market rent apartments will be delivered.
“The construction sector has a pivotal role to play in building and sustaining local communities from helping local trades to thrive and creating jobs through to helping independent shops to prosper.
An indication of the scale of likely benefits to the surrounding area has been set out by independent experts, who assessed the economic impact of the plans laid out by CALA. The report states that the renovation work at Boroughmuir will create 105 jobs per year – 55 construction jobs and 50 supply chain jobs. CALA’s work will deliver a £41.9m cash injection to the local economy through the £20.4m construction value and £21.5m worth of economic output. There will also be £757,000 as part of S75 developer contributions to improve schools, leisure facilities and infrastructure while creating much-needed new homes. “Our track record in the area shows that by engaging with the local contractors and community throughout the design process, we are able to translate our building projects into significant investment in the local area.”
Respected independent consultancy, Lichfields, examined CALA’s proposal in detail and assessed the ripple effect they would deliver in terms of employment opportunities and an increase in money spent at local businesses.
The report also states that 30 full-time jobs will be created in the local area as a result of increased expenditure from those moving to CALA’s development.

The report also found that the median spend on kitchen renovations was £10,000 rising by 11% since 2018. With so many homeowners choosing to invest in this key room, it’s important to get it right, so Houzz has brought together professionals from the site, to share their expert advice, and help ensure your kitchen renovations go to plan. 5 things you need to know before converting your loft By Matthew Currington, Technical Director, The Lighting Superstore Loft conversions are ideal when space is at a premium, but while they’ll free up space in your home, they can be financially draining.

The lofty logistics A loft conversion means more than just knocking down beams, with planning permission, building regulations and shared walls among the considerations. Loft conversions typically don’t require planning permission if you meet certain criteria. However, large changes are required to meet building regulations to ensure the structure is stable and safe. If you’re unsure, your architect or surveyor should be on hand to guide you.
Choosing the right conversion The most common loft conversion is a dormer conversion – an additional space built onto an existing roof. They create more room than other conversions and avoid the slanted walls typical of many conversions. Dormer conversions typically cost upwards of £20,000 but benefit from not requiring planning permission. If you have a sloped or ‘hipped’ roof, a single or double hip to gable conversion is likely the best option. This type of conversion extends outwards from the sloped side of the roof, adding a vertical wall, and can cost upwards of £30,000.
A mansard loft conversion requires the most structural change, spanning the length of your roof and extending it outwards to at least a 72-degree angle. This conversion is the most expensive and needs planning permission but will add a generous space to your home. Design decisions It’s important you decide how you want your conversion to look before beginning work, so you can accommodate your must-haves around non-negotiables like plumbing. Plan for the biggest additions first, like bathroom fittings, built-in storage and large furniture, as these require the most space. You can accessorise after. If you want a dark colour scheme, make sure there’s plenty of natural and artificial light available, like skylights and windows, to make the room feel spacious. If you’re after a cosy atmosphere, avoid floor lamps as these aren’t space-saving. Artificial lighting like the Sabina wood effect table lamp, matching wall light and ceiling pendant adds character and warmth without taking up too much space.
Hidden costs Set a budget before you approach architects and labourers, outlining exactly what you can and can’t afford. Fees quoted by an architect tend to cover sketches, computer aided designs (CAD) and submissions to necessary authorities, but hidden costs like third party fees can creep in later unless they’ve explicitly stated otherwise. The quotes you receive will be for the extension alone and additional costs for materials, labour, furniture and unforeseen problems will be added later. So, before you finalise any paperwork, ask for a quote including potential and
guaranteed additional costs so you’re not left cash-strapped down the line. Conversion character Loft conversions can add around 20 percent extra value to the cost of your home, so make the most of your new-found space. You may be left with low ceilings or exposed beams, so use these as character features for your home by adding lighting or accessories. Also, use any little nooks and crannies as extra shelving storage.

Many of the mills that were built during the era still stand strong in parts of the city centre, as well as further across Greater Manchester and the North West in areas such as Rochdale, Bolton, Bury and Wigan. The Grade II Listed mill on Mather Lane was first built in 1882 but had been derelict for 20 years. I’ve grown up in Leigh – I went to school around the corner and have developed my business in the town centre – so I’ve always known this building. Now, I’ve had the opportunity to give back to the town where I’ve grown up by investing in this property and giving it a new lease of life, turning it into 98 one, two and three-bedroom apartments.
Working on a project of this size and scale is ambitious at the best of times, particularly when trying to keep sympathetic to the building’s heritage. Helifix non-disruptive masonry repairs restore Welsh period cottage
Helifix engineers have designed sympathetic non-disruptive repairs for a Grade II listed period cottage in South Wales which was suffering from a number of defects, including outward movement of the gable end wall, internal cracking along the ceiling lines and cracking over the front door entrance. The Helifix product range and associated Repair Details provided lateral restraint and restored structural integrity to the damaged masonry leaving the cottage’s original aesthetics and materials intact.

Kate’s kitchen before and after
New work surfaces make all the difference in kitchen revamp When interior designer and blogger Kate Young first viewed her new home she knew it was the one. Despite the magnolia walls, brown carpets and the cream kitchen, she fell in love with the rural location, the views, the layout and the living area’s oak floors.
Following the install the repainting of the kitchen units was no longer necessary. The clear white worktops brought out a subtler tone in the cabinets, unlike the old brown worktops, which made them look very yellow. Replacing the dated old metal handles with leather ones was crucial to add to the sleek yet earthy new look and to add texture to the plain shaker style units. The icing on the cake to finalise the minimalist, contemporary design was a matte black tap and a white undermounted cast iron sink, matched with a new ceramic hob and a stainless steel oven.
The kitchen had beautiful stone flooring and was a good size, big enough for a large dining table. However, the kitchen units looked dated and the cheap brown worktops had seen better days. While everything was perfectly useable, Kate was itching to get it updated as soon as she could afford it. As a blogger, Kate had to hold herself back from sharing the kitchen on social media, but after a few months, two things were crystal clear: the units were well made and the layout worked well. It was necessary to find the right aesthetic to make it all work together and tie it with the rest of the house. Kate comments on the final result: ‘Our kitchen is the most used room in the house and the result has far exceeded my expectations. I have a beautiful, practical kitchen which will last for a long time. As with every room in the house, always choose carefully what you invest your money in. If you have good solid cupboards try replacing doors only or just handles. Worktops are the biggest game changer in the kitchen, do your research and order samples!’
