WOKA LAMPS VIENNA is a Vienna-based

Manufacturer of Iconic 20th Century Lighting Design. Lovers of iconic lamps from the early 20th century were for decades deprived of the possibility of owning some of the most striking pieces by the Wiener Werkstätte and the Bauhaus, which had long fallen out of production. The designers whose work WOKA is licensed to produce read like a who’s who of the Vienna design pantheon. In addition to Hoffmann and Koloman Moser, the manufacturer has reissued striking table, ceiling, wall and floor lamps, as well as chandelier pieces, by the likes of Adolf Loos, Otto Wagner and Carl Witzmann. A collection of very rare antiques of the early 20th century as well as a large collection of chandeliers from the 18th century until the 1960s is completing the business of the

Rachel Winham Queen Anne’s Gate Nestled between the grandeur of Buckingham Palace and the antiquity of the Houses of Parliament lies the restored Queen Anne’s Gate townhouse in the heart of Westminster. Overlooking St James Park, the townhouse has been beautifully restored by the team at Rachel Winham Interior Design. The finished design enhances the exquisite natural features of the 18th century architecture, which encompasses the property, through intricately designed furniture, feature lighting and sumptuous fabrics. The ground floor of property comprises of a grand entrance hall with a stunning Queen Anne’s style staircase, a cloakroom, formal dining room and cigar room. On the lower ground floor, the spacious informal living dining room is adjoined to the kitchen by a summer courtyard, with staff quarters at the front of property. The first floor of the property features a striking drawing room, with a separate games area and gentleman’s library.

This stunning backdrop coupled with the client’s international influences, allowed Roselind Wilson Design to produce a stunning architectural space; modern yet classic and with a focus on rich texture and ambient lighting. Through the use of raw and textured timbers, bronze, antiqued brass and copper, marbles and a monochromatic palette a truly beautiful and welcoming space was created for the client to call home.

Roselind Wilson Design was appointed to carry out the design and complete refurbishment of this 2138 square foot duplex apartment in Belsize Park, North West London. As a blank canvas, the property already demonstrated a spectacular foundation from which to start; with its extraordinary high ceilings, curved walls and door to the Drawing Room, elaborate original cornicing and enormous windows flooding the rooms with light.

The now allocated Kitchen of this impressive stucco fronted property in Belsize Park would have formed the Reception Room when originally built. As a result, it benefits from impressively high ceilings of 3.8m and beautiful ornate cornicing and a ceiling rose, together with a fireplace as the central feature. The client wished to adapt this stately room into a large kitchen and dining area to suit their lifestyle yet still allow this space to feel like a room and not specifically like a Kitchen. In addition they wanted to incorporate their love of modern materials like metal, timber and marble into the space whilst ensuring that it functions efficiently.

The natural progress for Roselind Wilson Design was to allow for a banquette seating area in the beautiful bay window. This would maximise the seating space and allow for a stunning oval marble table set against a strong black and white striped fabric for the bespoke bench. The remainder of the space was designed with a large island to accommodate the hobs and downdraft extractors. A breakfast bar with bronze metal legs is fitted perpendicular to the island allowing for comfortable socialising when cooking. The island unit is manufactured in state-of-the-art laminate to ensure a slick contemporary look that is extremely durable. The units were chosen in a stained charcoal / graphite oak to marry with the bronze and laminate and offset with the Carrara marble. The sink is located in a bespoke unit behind the island and represents more of a freestanding furniture piece than fitted kitchen joinery. This look is intentional to adhere to the client’s brief of ensure the Kitchen had a distinct room-like feel. The Gaggenau appliances and wine fridge are located in the tall run of units on the wall opposite the bay window. Again, the sweeping dimensions of the units add to the over scaled proportions of the room and provide a sense of presence. Roselind Wilson Design designed every detail of this kitchen and worked closely with Kitchen Architecture to ensure a truly bespoke kitchen following the more bespoke detailing and tailoring of the Bulthaup design.

The island itself faces the fireplace, the surround of which was designed and made bespoke for this room using honed Nero Marquina marble. This entire wall was painted in Chalky Interior matt paint in Graphite Grey by Marston & Langinger to create a matte charcoal / black effect to marry with the look and feel. The rest of the rooms are painted in and off white/ grey for contrast. Lighting was essential in the space and the requirement was to have levels of light and allow for all circuits to be dimmable. The oversized ceiling rose required an equally imposing light and the Array pendant by CTO Lighting was the obvious choice. With gold lining to emit a warm glow of light over the island and breakfast bar, it stands as a strong central feature to the entire room. Ceiling spot lights with a 31 degree beam angle and 2700Kelvin light colour made a practical choice for the functional lighting in the space balanced with the accent of a quirky wall light by Buster & Punch to the left of the bay area.


46 Master Bathroom The design of the bathroom was organic, starting with the bath, which was placed by the window to take advantage of the beautiful aspect. Roselind Wilson Design stole space from the hallway to fit a steam/sauna shower, with a generator housed inside the stud walls, leaving the main wall opposite the master bedroom’s entrance for a showcase double vanity. The stripy stone is Honed Ocean Black Travertine was used for its warmth, character and beautifully consistent veining, without being overbearing. Despite its strength in pattern, it is somehow rather understated and timeless. Urban Grey Antiqued Limestone was them chosen to provide a solid contrast to the movement of the travertine. The metals bring the industrial twist requested, without being too cold. Incorporating metal is becoming a bit of a style signature and we like to mix the metals – in this case vintage brass taps with bronze metal mirror, radiator and doorframes – for a more authentic feel. Roselind Wilson Design wanted to create a spectacular focal point with the vanity area that really defined the room’s overall design essence. The design started with strong lines, seen in the chunky horizontal vanity top, offset by strong vertical grey limestone storage niches either side. To balance this, the support bars of the mirror curve gently back towards the wall with further curves provided by the oval surface-mounted bowels. The effect is quietly dramatic. The vanity cupboard doors have a textured surface by Xylocleaf that mimics metal mesh when close up. Guest bathroom The client loved natural stone and was completely trusting of Roselind Wilson Design to marry the look with their style. In this, the Guest bathroom, the walls were clad with Calacatta Gold marble, very luxurious and with a striking warmth to the gold veining. As the ceilings were very high in the bathroom, the marble was clad only ¾ of the ceiling height with the area above painted. The vanity basin is constructed out of the same marble encased in a teak unit to complement the gold veining and the brassware is finished in vintage brass to complete the “sophisticated industrial” look. The bespoke mirror above the vanity reflects the storage unit behind which was carefully constructed of doors using a veneer of the same marble to obtain a seamless look. The shower area extends the entire width of the bathroom which includes the window. This area has been clad in an intricately patterned ceramic tile in gold print supplied by Made A Mano. A bespoke metal frame was designed to run along the edge of the shower screen and between the marble and ceramic tile to provide a clean break between finishes. Roselind Wilson Design opted to paint the window frame in black too to finish the look.

Celine Estates Office I was lucky enough to spend a day with Noor. The day consisted of 3 site visits, each site drastically different to the last. The first in Kensington for a private client, the place completely ripped bare awaiting its transformation. There we met with the client, walked through each room as they thoroughly discussed every feature large and small. The attention to detail was undeniable and she took it all in her stride as if this was as much her secret pleasure as it was her full-time business.

The next, a development in Mayfair, hidden away, on a street you would assume was a mews. To my surprise there were four beautiful grand houses nearing their completion, built to perfection and oozing with glamour and grandeur. I had the chance to walk around the development. It was clear that every aspect of the development was very closely managed by Celine Estates always maintaining constant communication with the developer and with every contractor on site. I had never seen a large contractor seem so happy to welcome their interior designer on site, it was as though she were walking into her own office rather than a large development typically claiming each project as though it were her own personal undertaking.

At the end of the day I was left in awe. When we finally had a chance to sit down and talk she explained to me what she sees for the future for Celine Estates. Well short term, the next thing is to create their own bespoke furniture range. However, in the long run, Celine Estates aims to be a global brand delivering bespoke luxury service worldwide to substantiate her defiant belief that luxury is just as much about excellent service as it is about incredible design and its ability to facilitate luxury lifestyle.

And finally, the last a beautiful 3-bedroom property in the heart of Kensington, an investment of Celine Estates itself. This was a project vastly different to the usual Celine Estates style, the space planning was outstanding, the irony between the classical white wall panels and the mid nineteenth century linear ultramodern lighting affixed on those panels, reminiscent of a Parisian belle maison was just the tip of the iceberg on what was starting to look like one of the most finely designed properties I had yet

119 Ebury Street - Best Global BREEAM Residential Refurbishment Award 2015 Grosvenor Britain & Ireland (‘Grosvenor’) has successfully transformed a Grade II Listed Hotel into three of the most sustainable, energy efficient apartments for rent in the UK, with the expert assistance of Selectaglaze. Located in central Belgravia, the recent conversion at 119 has led to it becoming the first Listed building to receive a BREEAM ‘Outstanding’ rating in the UK for its proposed design. Grosvenor sought to create highly sustainable apartments which feature whole house ventilation and heat recovery. They worked closely with Westminster City Council, David Morley Architects and main contractor Grangewood, to ensure the historical features of the building were retained while creating highly energy efficient apartments. The original single glazed sash windows were hampering the ability to recover heat, which provided poor insulation.

Grosvenor asked Selectaglaze, based on their long working relationship, for an advanced secondary glazing solution. Selectaglaze installed a total of 18 Series 25s which are a vertical sliding system with high capacity spring balances, ideal for treating larger windows that require thicker glass. The units were glazed with Pilkington Spacia, which is an evacuated sealed unit only 6mm thick with a centre pane U-value of 1.0. The secondary glazing treatment dramatically improved the overall U-value and assisted in achieving high airtightness levels. Gismos, Gadgets and Good Design

IT & business innovations from beyond the housing sector Professor Dr Michael Benfield

In the early ‘noughties’ I ran a seminar for ‘Constructing Excellence’ on ‘Safety by Design’, followed a few years later by one on ‘Designing Out Waste’. The purpose in mentioning them is to emphasise the fact that, despite new products and new and updated regulations, like those dealing with high speed electronic communications networks (Approved document ‘R’), the house-building industry has made little progress so far this century. Back then I argued for buildings to be designed via ‘partnerships’ that embraced site constraints, programmed out risk, and ensured good immediate and ongoing communications with present and future stakeholders. I pointed out that to do so required ‘design teams’ who not only knew their legal duties & responsibilities, but who understood how the job would be done. In turn this meant grasping the logistics, getting to grips with handling and ‘Temporary’ works, as well as embracing snagging and maintenance along with the lifetime risks of the building both in construction, in use and decommissioning. Stressing that ‘good design’ is SAFE I also urged participants to accept their responsibility for making others aware of all of these risks. While today it’s pretty easy to specify IT related products for any building, like visual or fingerprint recognition access, remote video surveillance, cell-phone heat and light control, and so on, doing so efficiently remains a major challenge. Indeed, arguably this is more important than these ‘nice to have’ gismos and gadgets themselves. Home buyers and renters alike remain more concerned about the cost and speed efficiency of new home construction, their comfort, running, and maintenance costs. In several respects ‘Designing Out Waste’ was an extension of the earlier attempt to introduce business innovations from outside the construction industry. Techniques and disciplines like ‘Six Sigma’ and ‘Kaizen’ were applied across the whole design and build process to cut out waste in design time, scheduling delays, and prototyping errors, as well as material waste, etc. Once again an important element of this was the acceptance that building design needed to become a collaborative exercise, rather than the God given domain of any one person. As in the motor, aircraft and ship building industries, for example, recognition of the increasingly complex nature of the building enterprise was seen as increasingly important. Designing with partnering in mind emphasises communications, the importance of avoiding delays, and the need to programme out errors. It also recognises the need to really know what stocks & other ‘industry standard’ materials are readily available, how jobs will be done in practice, and the need for a better and fuller understanding of the building and manufacturing tasks involved. Grasping the totality of the logistics involved was seen then, and remains today, of major importance. Getting to grips with transport, ‘Right First Time’ and ‘Continuous Improvement’ processes were and are obvious candidates for expanding the horizons of the design team. Equating the notion of ‘Lifetime Costs’ with the avoidance of delays and the need to programme out errors, along with a sound knowledge of materials, processes and procedures remains vital. Although accepting that good design avoids waste, then and now many ‘professionals’ - used to a more relaxed regime - found and find this an unpopular constraint. Few, it seems are ready even now to accept responsibility for, and bear the cost of, any waste caused by them. As we move further toward ‘factory built’ homes clients and their professional advisors and consultants must understand that, to produce a building in the factory requires all elements to be determined in detail before work commences, rather than muddling through trying to resolve complicated design issues as a project progresses. While this is possible using sloppy ‘wet’ trade building techniques, where adjustments can be made in-situ, complex off-site manufactured elements are much more difficult to alter. Failure to understand this is both prejudicing MMC and costing clients and builders’ small fortunes to correct. Partnering for the whole design, supply and construction chain is a vital process that must be developed to correct this. Consequently, whilst moving with the times to incorporate all that is best and wonderful and time saving and comfortable, and desirable in any building design we undertake, manufacture, or build, I still find myself ‘shouting at the wind’ for fundamental shifts in professional attitudes. However, the ‘winds of change’ are blowing and I do detect small shifts. As construction moves ‘off-site’ into the factory these will greatly improve efficiency, quality, and affordable delivery of all levels of social and private housing.

THE TILE ASSOCIATION HIGHLIGHTS SOME KEY UK TILE TRENDS “Globalization of inspiration” is translating into demand for up-to-the-minute tiling styles. In the UK there is a growing trend towards outsize tiles – 800 x 800 or even 900 x 1200. Anybody visiting international tiling shows will see plenty of evidence of this trend, including porcelain slabs of 1m x 3m in size. There is also a trend towards different shapes of tile – 300 x 600, 200 x 700 and 300 x 500 for instance. The woodeffect look is an important one currently. These tiles give all the aesthetic appearance of timber, but with the durability and hygiene of a modern tiled surface. Meanwhile consumers who want a modern look are going for urban or concrete colourways. Textured wall tiles are also becoming popular, especially for tiling around features, such as splashbacks and fireplaces.
