MARKET REVIEW The warmer summer months in the Central Okanagan drove large numbers of buyers to seek and purchase properties. In many cases, there were significantly more buyers than sellers in the region, particularly for homes priced below $400,000. The lack of inventory in this price range, as noted by the Okanagan Mainline Real Estate Board (OMREB), has caused a sellers’ market in the lower price range and a buyers’ market in higher price ranges.

An increasing number of direct flights from Kelowna to Alberta’s oil worksites have resulted in a growing number of people working in Alberta and residing in the Okanagan region. OMREB notes that this cohort has contributed to the number of sales of higher priced homes. Buyers seeking lower-priced homes still have the opportunity to enter the market, with prices of single-family homes remaining fairly stable in the majority of areas, paired with mortgage rates remaining at historic lows. With fall typically being a busy time in the real estate market, it is expected that sales will continue to increase in both lower and higher end price ranges.

DESIGN It’s hard to believe how fast technology has changed in such a short period of human history. I learned drafting in high school and university using pencils and erasers with simple hand tools such as scales and T-squares. Mechanical drafting machines came along only a few decades ago, which greatly helped productivity and accuracy of hand drawing; but virtually every building in existence prior to the invention of computers was drawn by hand, including the pyramids and the Eiffel Tower! All architectural drawings were drawn in 2D and only the designer or architect really knew what the structure would look like (in their head) until after completion. Two dimensional elevation drawings were used to illustrate what the building would look like. With the advent of computers came computer-aided design (CAD), which is the use of computer systems to assist in the creation, modification, analysis, or optimization of a design. While most designers and architects are using some form of CAD today, the majority are still only using 2D programs. Cutting edge designers and architects are now working with 3D modeling capabilities, which allow them to collaborate with their clients, truss companies, engineers and trades over the internet. Three dimensional line drawings can be created for fast sharing of information, while detailed 3D renderings can be created for realistic photo-like illustrations.

Condominium living used to be the quintessential definition of being in your 20s and early 30s; living on your own downtown enjoying café lattes and late-night dinners. MODERN ELEGANCE ON LAKE OKANAGAN’S SHORE WHEN THE OWNERS WERE DREAMING UP THE TYPE OF HOME TO BUILD ON THEIR LAKEFRONT PROPERTY IN SHEERWATER, THEY DECIDED ON A MODERN EUROPEAN ELEGANT DESIGN. THE FINISHES WERE KEPT MINIMALIST WITH ALUMINUM, GLASS AND CONCRETE AND THE HOME BASED ON SIMPLICITY OF DESIGN, ALLOWING THE ARCHITECTURE TO SPEAK FOR ITSELF. The home was truly a team effort with Carl Scholl designing the home’s concept before bringing in Kim Larson and Stephan Ams of All Elements Design.Manage.Build to bring this incredible contemporary design to fruition. Before construction commenced, the homeowners and All Elements agreed to a dynamic collaboration between the 4 of them in order to not only build this home, but to create their own sculptural landmark. The homeowners were very involved in the day-to-day activities and in the overall design concept from the inside out. “This is the most incredible project we have ever worked on,” says Larson. “The home was intended to be gallery style contemporary. The monochromatic backdrop allows the architecture to stand out on its own, which also puts emphasis on the feature design pieces throughout.” She adds, “It’s been an honour to have been selected to help create a project of this calibre. Even after the years of daily work at this site, not a single day goes by that I am not floored by the beauty of this home.” This home is a true reflection of the professionalism of all trades, suppliers, engineering professionals and City officials involved in the project. Despite its sheer size, this home is as welcoming as the owners. With multiple lounging and entertaining areas, inside and out, this home creates a warm, social atmosphere for all to enjoy.

ADDITIONAL FEATURES »» The roof design of this home with extreme overhangs was created to ensure energy efficiency, taking advantage of the sun’s path. »» Environmental considerations were also taken seriously within the home, where very little went to waste. Stephan Ams of All Elements took the remaining off cuts of structural Parallam posts used to build the home and re-purposed them into a beautiful contemporary take on a wine cellar. Glulam beams were also re-created as custom handmade furniture for the office desk and dining room table.

G R E AT R O O M BOTTOM: The flow of the floor plan is evident the moment you step into the home. Despite the large space, the furniture grouping coupled with amazing views make this part of the home warm and inviting – a reflection of the welcoming personalities of the homeowners who love to entertain. RO O F TO P D E C K BELOW: Living amongst the rooflines of the home, this rooftop deck is as beautiful as it is functional. The butterfly roof of the family and living rooms provide protection from the elements on a windy evening. With the synthetic turf under your toes and a fire to surround, this space is a tucked away paradise to spend the night watching the stars.

»» The home has 3 levels; the lower is adorned with polished concrete floors, while the main and upper levels shimmer with polished porcelain Italian tiles. »» The master suite is situated on two levels and is wrapped around a 4-tonne basalt rock water feature, surrounded by polished pebbles. »» The roofline shape referred to as a ‘knife-edge’ is featured throughout the home with subtle repetition around the fireplace surrounds and again accented in the countertops and floating ceiling details. »» The open concept feel was critical to the design and flow of the home.The minimal use of interior doors helps to accomplish this, along with the use of barn doors for a streamlined design. »» The front of the home features a reflection pool with a floating concrete bridge, making for a dramatic entrance.

W I N E RO O M LEFT: The homeowners gave Stephan Ams of All Elements complete design control of the wine room. With that he created a contemporary take on traditional wine bottle racking. By re-purposing off-cuts of the structural Parallam posts, Stephan spent countless hours with the rough wood material, turning them into beautiful finished pieces. Each piece was strategically drilled to expose the label of each bottle for easy searching.The racks were then mounted with structural redi-rod to achieve a floating display. Horizontal redi-rod was also doweled into the sides of the timbers, connecting each one. This design acts as more shelving for the horizontal placement of additional bottles. MASTER SUITE BOTTOM LEFT: The two-storey master suite was designed to take advantage of the panoramic views with wall to wall, floor to ceiling windows. The architectural butterfly roof provides a dramatic ceiling shape, while the fireplace maintains a warm environment. GYM BOTTOM RIGHT: Much thought went into choosing the location for this full service gym.The homeowners are very active in fitness and felt it crucial to optimize their workouts with the inspiration of breathtaking views. S TA I R C A S E BELOW: The striking oculus staircase is the centre point of the home. Using unconventional framing methods to build this breathtaking feature, the radius was handmade using layer upon layer of laminated wood to ensure structural integrity.The crocodile leather composite covering the stairs are a sharp contrast to the stark wall finishes and provide texture within an otherwise sleek environment.

At 6-feet in diameter, this mirror had to be installed during the framing stage in order to be structurally supported and it is the background for the floating mosaic glass and marble wrapped vanity. LOUNGE MIDDLE: The flexible layout of the lounge area accentuates the feature 8-foot by 8-foot custom-built Bengal tiger wood barn doors. Natural wool and sheepskin rugs soften the space and provide a welcome contrast to the polished concrete floors. S PA BOTTOM: It is difficult not to relax within the master suite spa. While music and concert series are de rigeur at every winery throughout the Okanagan - from local talent serenading on the patio to Grammy Award winners like Tony Bennett performing at Mission Hill Winery’s Amphitheatre, public art, including sculpture, art exhibits, even film, is a growing trend among wineries to attract patrons. ‘Treat Your Senses’ is the tagline that couldn’t be more illustrative of the newly established Liquidity Winery in Okanagan Falls. “If you look at wine sensibility in Europe, it enhances all things artistic from horticulture, landscaping, food and art,” says Liquidity President and Proprietor, Ian MacDonald. A passionate art collector, he also designed the modern tasting facility built by Nicholas Hill of Ritchie Custom Homes. Sculptural installations, paintings and photography abound throughout the 4,000 square foot winery and grounds. They include Shattered Sphere and Sentinel by North Vancouver’s Brent Comber who creates tactile magic in wood; Dandelion by Boise, Idaho sculptors, Mark Baltes and Ken McCall, is a delightful 15-foot metal dandelion gone to seed, positioned in the chef ’s garden. “Stephen is very concerned about the environment and has one of the biggest hearts in the world, so when we had an opportunity to collaborate again recently on a new Robert Bateman artist’s series, The Grasslands Collection of three limited edition premium organic reds (with $2.00 from each bottle going towards the new Nature Education Programme for Young People at the Robert Bateman Centre in Victoria), it was a win-win for all of us. Stephen chose three of my paintings based on prairie themes of creatures threatened in southern Alberta, for the signed labels.” The series includes a 2010 single vineyard Cabernet Franc, a 2010 Merlot and a 2012 Cabernet Sauvignon/Syrah blend. It’s hard to miss the gigantic bottle pouring wine into a goblet seemingly suspended in mid-air over Lake Okanagan. “That’s the work of 82-yearold fibreglass artist, Peter Soehn who has created these kinds of almost cartoon-like pieces all over British Columbia”, says Cipes. NK’MIP CELLARS Nk’Mip Cellars (pronounced in-ka-meep) is Canada’s first aboriginal owned and operated winery and is located in Osooyos between The Nk’Mip Desert Cultural Centre and Spirit Ridge Vineyard Resort And Spa, in partnership with the Osooyos Indian Band and Vincorp International. The Nk’Mip Desert Cultural Centre designed by architect Bruce Haden of Hotson, Bakker, Boniface Haddon, is a semi-underground sculptural structure and a spectacular example of rammed earth construction, in which striated layers of earth and colourful mineral pigments are mixed with cement. Chief Clarence Louie has commissioned several permanent sculptures by Colville artist Virgil ‘Smoker’ Marchand throughout the centre, winery and resort; Chief on a Horse is the dramatic metal sculpture that dominates the rugged desert terrain silhouetted against the startling blue skies of Osoyoos. P O P L A R G ROV E W I N E RY TA I L G AT E PA RT Y Brylcreem and saddle shoes were mandatory when the Naramata Bench Wineries Association hosted a sold-out Tailgate Party for 500 at Poplar Grove Winery in Penticton this month. In celebration of the 30th anniversary of the iconic Canadian film, My American Cousin written and directed by Naramata native, Sandy Wilson. The film was actually shown on a big screen in the vineyard as revelers dressed in ‘50s outfits sampled wine from the 24-member wineries and Naramata chefs. “Many of the guests were actually extras in the film set in the ‘50s, when it was shot in Naramata in 1985!” says enthused Wineries Association Marketing Director, Tina Baird. “They got to rub shoulders with Sandy who still lives in Naramata and with Margaret Landrick one of the young stars of the film.” In 1985 the film won 6 Genie Awards, including best film, screenplay, director, Sandy Wilson, actress Margaret Landrick and actor John Wildman. I was almost tempted to add a Spiderman costume,” laughs Ingo Grady, Director of Wine Education speaking of Mission Hill Family Estate’s provocative corten steel sculpture exhibition, Encounters With Iceland by Steinunn Thórarinsdóttir. “Anthony’s (Proprietor, Anthony von Mandl,) European education, travels and reputation as an art collector and patron of all the arts, began many years ago. Our extraordinary setting at the winery in Kelowna with incredible architecture, grounds and breathtaking views, makes it so conducive to showcase these magnificent sculptures. Steinunn travelled here before the exhibition to confer with Anthony in selecting each outdoor space to make sure that the figures would really resonate with the public,” explains Grady. “Eight have already been sold to private collectors.” Do public art exhibitions at wineries actually increase wine sales? “Let’s put it this way,” says Grady, “wine paired with food and art give a return on the good life - not necessarily monetary. “I’m hoping to start a trend,” says Basran. “My vision for Kelowna really sees us densifying our town centres. I’m not talking about stopping sprawl, because you’re never going get everyone living in a townhouse or condo, but drawing people to the town centres who want to be there.” It’s a carrot versus the stick approach from the young realtor and politician who aligns himself with the many North Americans, keen on developing a more sustainable lifestyle. And as a sitting city councillor and candidate in November’s mayoral race, Basran’s preference for funky, functional neighbourhoods over traditional lawnand-garden suburbia could very well set the pace for the Central Okanagan’s future. “Nowadays both parents work and we don’t have time for yard work,” he explains. “We can live close to parks, so we don’t need big yards, and we care about the environment, so we’re walking more and driving less.” He sees new recruits to technology companies and healthcare professionals, like his wife, skipping the frustration of finding downtown parking or paying for a hospital stall to take a stroll in the sun. A nurse might meet her friends at a local restaurant or do some shopping in a boutique when her shift ends. A front-end software developer might grab a coat and coffee and spend the evening cycling the Abbott Street corridor with friends. This is a Kelowna that University of British Columbia Okanagan’s (UBCO) students will aspire to join after graduation - a bugaboo in his books. “There’s a myth here that once people graduate from UBCO, they disappear; 60 percent are actually staying in Kelowna,” he says. The figure comes from work the Okanagan Young Professionals Collective commissioned. Created by the Central Okanagan Economic Development Commission and regional district, Basran’s influence has been key from the start as they look to attract young professionals, and their families, to the area. In 2013,

So hockey-enthused was Colin as a teen, he switched high schools in his senior year to graduate from K.L.O. Secondary with his teammates. And while he was busing tables and playing host in his aunt and uncle’s restaurant as a teen, it was no shock when he caught the broadcast journalism bug and was hired by CHBC. Then homing in on the sportscaster dream, he met Leanne, a small-town girl from Terrace, and suddenly the dream changed. With his roots planted firmly in the Okanagan, he’s now very excited about the entrepreneurial niche he’s found in real estate, watching his young family grow and shaping a city where businesses flourish and growth doesn’t come at a cost to the region’s innate beauty. “I ran for council because, having grown up here in Kelowna, I didn’t feel like we were tapping into our potential and I felt like by getting involved I could help our city move forward,” he says. The Kelowna he aspires to has a hip, urban vibe where young professionals can thrive, while enjoying the outdoors and agricultural base of the Okanagan.

Kelowna was the fastest growing community in the country, in terms of households, suggesting their work is paying dividends. “We’re starting to see young families moving back here due to our growing tech economy, the hospital, and boomers starting to retire and needing to sell their businesses,” he says. Improvements to downtown, and development along the South Pandosy corridor have made Basran’s own haunt a real estate hotspot, but from his perspective, the lake might be the biggest draw. With two-year-old son, Keenan, and four-year-old daughter, Nyah, in tow, the Basrans are at the beach all week long on summer evenings. Weekends, after all, can get hectic. In addition to playing on a highly competitive hockey team in the winter alongside ex-NHL players and players who went professional in Europe - he organizes a charity golf tournament. This year was the fifth such event and proceeds from what’s known as the Basran Charity Open went to the Canadian Mental Health Association and the Kelowna General Hospital Foundation. “I wanted to do something that brought my friends together for a good time, and raise some money in the process,” he says. Hockey, slow-pitch and golf are pretty staple pastimes in the Okanagan, and Basran is well-versed in the Kelowna lifestyle. His family was one of the first Indo-Canadian families to move to the area over a century ago. The Basran roots are in orchards, but George Basran, Colin’s father, branched out to run Basran Trucking and his mother, Donna, established a career with the Royal Bank. OkanaganHOME.com

The first unique touch you will see is the garden in the front yard. The owners wanted a house that was set further back on the lot, away from road. By creating garden beds out of galvanized steel and using gravel between the beds, the garden area is easy to work in and easy to keep weed free. In addition, it was designed for minimal maintenance and low water usage and uses indigenous plant material. The planters were made to look like livestock troughs to fit with the linear, repetitive architectural elements created by the galvalume metal siding on the upper portion of the house. The brick front is carried through to the inside of the home and combines with the oak wood floors for a warm and inviting feeling. Ross Anderton inspired the red accent colours in the home by adding the red bar stools in the kitchen – the interior’s very first splash of colour! Suzanne Anderton continued the trend by adding to the home’s bright hues. She has some of her artwork hanging in the home and the colours in the home compliment them perfectly. “I choose the landscape around me as subject matter because the natural beauty of what I see on my travels lends itself to my desire to take essential elements from the shapes and colours of the land and translate it back to the canvas as an abstract form,” says Suzanne. Anderton has an amazing eye for colour, as is evident in the splashes of red throughout the home and in her paintings. “I sometimes like using more vibrant colours than in the natural state in order to enhance the art piece. Trees can be blue or purple; I don’t need them to appear real.” she says. “I do not paint pieces to suit décor – my work is what is waiting in my mind and needing to be expressed.

The red in the house comes from a love of colour and just happened naturally. When the movers brought in the red cupboard I forgot I had it as it had been in storage for years, but it fit right in.” Suzanne always paints with acrylics and has a love for loose and colourful brush strokes. “It is difficult for me to sometimes get what is in my heart onto the canvas, so painting has become a discipline for me. I work hard to get what I want. There are usually at least three layers under what becomes the final image.” When it comes to the home, the Andertons wanted to create a comfortable ambience reminiscent of a rescued loft or old Montréal walk up. “Hence the brick wall threading through the home,” says Suzanne. “Our contractor and architect got it perfectly right for us!” As Chris Thomson explains, this home was designed for aging in place. “The only rooms upstairs are a bedroom, the studio and a bathroom. The shower in

the master ensuite is sunken so there is a curbless entry,” he says. “There is only a small transition from the outside to the inside of the home. The covered terrace in the back has no steps leading from the house. Even the hot tub was dropped to the lowest level for easy in and easy out from the deck.”

A stainless steel kick around the island and all the cabinets add a subtle touch of industrial feel to the room.

One unique feature of the home is that all of the trellises against the house are supported by metal turnbuckles in order to minimize upright posts on the back deck. “The terrace area itself is a perfect mix of timber, metal and brick,” says Thomson. “Galvalume siding was used to surround the master suite, while the back of the home continues with the red brick feel. The concrete deck has a light power trowel finish to give it the well-worn warehouse floor look.” Suzanne Anderton and the Impressions group are having a show at the Rotary Centre For The Arts in May 2015. She is presently amassing a series on the Okanagan orchards.

The island top has an induction cooktop with a retractable fan and is made from one solid piece of locally sourced granite. OPEN CONCEPT TOP RIGHT: The view from the kitchen island through to the front yard is unobstructed. The twin 12-foot by 12-foot windows bring in a massive amount of daylight and give a feeling of being outdoors without having to brave the elements. TERRACE BOTTOM: Brick, metal, power trowelled concrete, and timber create a relaxing back deck complete with deck entry hot tub. The terrace doors to the master bedroom provide an alternate entrance onto the deck for easy access to the hot tub. This yard was created for minimal maintenance with underground timer sprinklers, drought tolerant plants and raised garden beds made of galvanized steel.

”Looking at the trends outside of the province, you can usually get an indicator of what’s coming,” says Bellamy. From Vancouver to Calgary, modern has been big for years, but with the major developments in the region setting a different tone with their design guidelines, architects and designers, for the most part, have not had a chance to play with a modern contemporary feel in the Okanagan. “I think it’s time. Three years ago, I would have never considered contemporary was going to be so dominant. And I would have never put up a contemporary show home,” he says. But with a customer-base primed for change, Bellamy took a chance, mixing contemporary elements with a hint of traditional comfort. Stationing the show home in the Woodland Hills neighbourhood, with the living room at the front facing north to capture the lake view, it is a one-of-a-kind fusion product completely its own. “We call it Kelowna contemporary,” says Bellamy. “People are asking for contemporary, but when it comes to the inside, they’re not quite there yet.” Marrying the long, clean lines of inspiration from Frank Lloyd Wright’s contemporary designs with a gabled-roof off one side, the home has a natural, yet formal feel with heavy doses of stone and cedar to add a West Coast appeal. Once inside, the home screams luxury with a three-car garage, a flat screen television rising from the hardwood floor of the great room and a kitchen bar conjuring the Guggenheim’s curves. “The problem with a bar is that the people on the ends never get to talk, so when I designed the kitchen I rounded the bar ends…Function has got to be number one,” Bellamy says. Sapele hardwood warms the rooms with a natural deep red hue and Bellamy broke from the curtain walls of window one might expect in a home of this nature, adding light with smaller, stacks of glass, each carefully placed as though hanging a collection of fine art. Largely an open-concept home, the galley kitchen is nonetheless separated from the dining room with a wall, adding a hint of formality. It is one of the only breaks in a space designed, inside and out, to meld with the surroundings beyond its walls. “The living room has these bi-folding exterior glass doors. It’s a glass wall, 12feet wide, completely connecting the inside to the outdoors,” says Bellamy. “So it carries right through to the outside.” Perhaps the most liberal use of window extends from the dining room, along the patio to the master suite.

“Hallways are always hard to draw up. They’re utilitarian. This way you feel like you’re walking by a patio not walking down a hallway to the bedroom,” says Bellamy. Up the solid Sapele floating staircase, with its standoff glass railing, an open-concept, 12-foot by 12-foot den is fully wired and offers views to give the mind a generous break. Automation is a given in a higher-end home, but the Control4 included in the Woodland show home is the gold standard. Set up to program just about every automated or electronic function on the property from an iPad, it makes lockup a breeze and takes the stress out of commuting for those living off site. This may be Bellamy’s first contemporary project in Kelowna, but it will by no means be his last. Lakestone, a nature-inspired oasis in the Okanagan Centre marketed under the slogan “Come home to the lake” already has Bellamy Homes signing clients in a similar vein. “Truly, we’re a custom home builder and we’re geared up to work with the style the customer wants; but for me, as a designer, it’s great to be creative,” says Bellamy.

Passionate about their work - influenced by their travels to Europe, the Caribbean and South America and avid readers of architectural styles and design, Heidi Noble and Michael Dinn appear to be a pairing made in food and wine heaven. In the ‘90s, Noble, a classically trained chef and sommelier, who worked previously at Montréal’s Toqué and Agora at the Art Gallery of Ontario in Toronto, moved west to Vancouver where she met Dinn a sommelier, at C Restaurant and Cin Cin. They both decided to leave the grinding Vancouver restaurant trade and began working in the wine importing business. Engaged in Naramata in 2000, the couple, on a whim, asked a realtor to show them around and they purchased a rundown farmhouse on a 5-acre property. Noble and Dinn frugally renovated it to open a B&B, cooking school and winery that also served as their home. Experimenting with Alsatian and Burgundy inspired grapes that thrive in the cool mountain desert climate of the Okanagan; their first vintage in 2002 was a trial by fire made in a rented space at a friend’s winery. They sold-out 800 cases and continued to do so with subsequent crushes. Twelve years later, JoieFarm Winery produces about 14,000 cases annually and has earned many awards and kudos. A Noble Blend became a cornerstone for their expanding business while their wine importing expertise and intuition were spot-on with ‘Re-Think Pink’ Joie Rosé made in the dry Loire style - it revolutionized the industry. Rosé was in vogue again. By 2007 the JoieFarm Winery brand’s success necessitated a dedicated custom-built winery building. But it wasn’t until their son, Theo was born in 2011 that they realized the cramped farmhouse was just not conducive to a growing family. They

Michael wanted the interior structure to be entirely post and beam, so Hill took Noble to a Coquitlam timber yard to hand-pick salvaged Douglas fir from the West Coast for all the beams and window frames.

purchased a 12-acre property with a house ready to be torn down, at the beginning of the Naramata Bench, with spectacular views of Munson Mountain and Okanagan Lake. “We had been percolating ideas for the design of a new home for years,” reminisces Dinn. We’ve taken many trips to Palm Springs in the past and just loved their mid-century, post and beam homes in neighbourhoods like Racquet Club Estates – in fact Heidi’s parents have bought there.” They immediately called designer Lucia Sakhrani of Design Studio 8 (DS8), a small collaborative in West Vancouver, shared by Sakhrani and Architect, Tina Hubert. Friends for over 20 years (“her husband Chris was my best man at our wedding,” says Dinn), she knew exactly the style and feeling the couple envisioned. “Modern, rustic barn combined with functional,” laughs Sakhrani. “Heidi had done a great deal of research on Japanese farmhouses called minkas with expansive courtyards and breezeways and we all loved midcentury modern ranchers. I spent so much time on-site just to calculate the directions of the sun and light - both beautiful and oppressively hot at times. Heidi and Michael love to cook and entertain al fresco and in their old farmhouse that meant passing through the living room, dining room with plates of food, with an added flight of stairs. Picking herbs required a trip around the house. So the new home was to have none of that!”

Heidi loved the design of Japanese farmhouses called minkas with their open courtyards and breezeways. Sakhrani created a roofline that consisted of low-slung gables connected by flat roofs with glass windows at the top that open for ventilation. Noble and Dinn were clear that they didn’t want air conditioning throughout so ceiling fans were installed. OPEN AIR DINING ABOVE: A moveable dining area in a breezeway separates both sides of the home with stunning views for guests regardless of where they are seated. KITCHEN TOP (OPPOSITE PAGE): Sakhrani knew that getting the kitchen right was crucial. Noble and Dinn love entertaining and the open kitchen is the epicentre of their home.To accommodate their heights - Noble is 5-feet and Dinn 6-foot-1 (Theo uses a step stool), Sakhrani actually spent a lot of time sequencing out the various parts to preparing a meal with them to map out exact adjustments for counters and the island (2-inches lower where Heidi works) so that there is a flow to prepping, cooking and storage. “I wanted to mix high and low costs so the kitchen cabinets are actually from Ikea wrapped in customized elements of stainless steel, says Sakhrani.” Custom maple countertops, stainless steel appliances, eco cork floor with wood veneer and pops of ‘Joie Red’ from the bar stools to gadgets and mixing bowls, complete the look. DEN BOTTOM (OPPOSITE PAGE): The den or “chill-out” room as it’s known, boasts a comfortable Montauk sofa and Ikea bookcases, with a little hit of red, that showcase the couple’s design, architecture and cook books. Sakhrani created a roofline that consisted of low-slung gables connected by flat roofs with glass windows at the top that open for ventilation. “Heidi and Michael were clear that they didn’t want air conditioning so ceiling fans were installed.” “The positioning of the new kitchen was critical,” explains Sakhrani “because it’s the epicenter of their home. I love cooking with Heidi and we actually spent a lot of time sequencing out the various parts of preparing a meal to map out everything. This is definitely a ‘function follows form’ space. Heidi’s height at 5 feet differs significantly from Michael at 6-foot-1 and Theo has a step stool, so we made adjustments in counter and island heights to follow a logical flow for prepping, cooking and storage. I actually mixed Ikea cabinets wrapped in customized elements of a steel framed raised bar, maple countertops and wood shelves stained to match the other wood elements throughout the home.” The master suite and Theo’s bedroom were deliberately positioned in another wing to off-set noise; both resplendent with wonderful views of the lake and Munson Mountain. The pièce de résistance of the 3,600 square-foot, four-bedroom rancher that took about 18 months to build, is a stunning floor-to-ceiling natural stone fireplace in the great room. “Heidi and I had actually gone to Vancouver to take a one day course in Italian stuccoing for the surround of the fireplace,” relates their affable builder, Nicholas Hill of Ritchie Custom Homes in Penticton. But the couple changed their minds shortly after I introduced OkanaganHOME.com

them to local Finnish stonemason, Moe Kuoppola. He hiked the surrounding Carmi Mountain and brought back lichen-covered rocks to build the fireplace.”

BOTTOM: Maximizing the indoor/outdoor concept of entertaining was a vital component to the farmhouse’s design. Sakhrani created accordion glass doors that open onto a concrete teak wrapped patio divided into informal seating areas.There is a full kitchen with fire pit and Forno oven. A hot tub and a charcoal gray-tiled pool - the latter actually cooled with solar power, which makes for divine evening dips with spectacular views over Lake Okanagan.

“We really focus on lifestyle when we are building for clients and I knew that Heidi and Michael wanted to use reclaimed salvaged fir from the West Coast, so Heidi and I went to a Coquitlam timber yard to hand-pick wood for the beams. It was a real adventure!” The exterior terrace, pool and landscaping designed by Sakhrani is a tribute to the couple’s joy of outdoor entertaining: accordion glass doors open onto a concrete teak-wrapped patio with fire pit, full outdoor kitchen with Forno oven, hot tub and a charcoal gray tiled pool - the latter actually cooled with solar power.

MASTER SUITE BELOW: “Heidi and Michael wanted a quiet ‘Zen’ wing for themselves and Theo’s bedroom, away from the lively entertainment areas. A short hallway with convenient pull-out shelving and substantial closet space, precedes the entrance to the simply furnished master bedroom. An airy Caribbean vibe, no doubt influenced from their travels to the islands, pervades the wing.The ensuite bathroom features an oval soaker tub and walk-in shower with 180-degree views of the vineyards and lake.

Both Noble and Dinn are yoga buffs and DS8 created an out building studio/ cabana that can do double duty as an extra bedroom in a pinch. Every design detail has been scrupulously thought-out yet doesn’t look contrived: from the pops of red in the simple interior décor that tie-in with the “Joie Red” of the industrial car paint Heidi and Ritchie Custom Homes coordinated to use on the doors to keep them scratch resistant from the couple’s dogs going in and out, to - yes - the chicken coop. Noble really does love chickens so Sakhrani designed their modern abode with a roof that mimics that on the main house! Says Dinn, “Our son Theo looks after the chickens and collects the eggs.
