Happy summer to all of our Okanagan HOME readers! This is one of our favourite times to be at home in the Okanagan Valley. Brag worthy weather, loads of seasonal events and the buzz of a never-ending supply of visitors to our region have us excited to be entering the summer months. We would like to open with a huge THANK YOU to our photographer Byron Kane from Legend Photography & Design for his photo shoot that captured the portrait of us on this page. It was taken on a very busy day in downtown Kelowna, and Byron was exceptionally patient as we ran back and forth across the crosswalk we are pictured on; attempting to avoid motorists and pedestrians, all the while striving to strike the perfect pose and appear to be relaxed for the camera. Our great friend and stylist, Canadian country music artist, Cash Crawford was also on the scene to make sure we looked our best as we frantically ran into position for each shot. So again, we would like to express our gratitude to these two for their part in making our jobs as publishers so much fun! With that said we would like to turn the fun over to all of you. We hope you find enjoyment in what we have put together this issue. Be inspired to get out and participate in some of the great social and cultural events just outside of your doorstep this summer. And as each long day of summer comes to an end, take some time to enjoy a perfect Okanagan sunset with a great glass of wine in your hand, from your favourite private - or public - outdoor living space. In the Okanagan, we know it will be hard to choose. Until next time,

MARKET REVIEW The Okanagan-Shuswap market continued to remain strong overall throughout the spring season. As we progress into the summer months, local buyers are prevalent in the marketplace, sales activity has increased, average days on market has decreased, and in certain areas and price points, demand outpaces supply, resulting in a sellers’ market. Currently trending in BC is activity fuelled by pent-up demand; the Okanagan follows this trend seen in confident local buyers. Sales activity improved 10% in comparison to April 2014, and 13% year-to-date over this time last year. The average days on market has decreased to an average of 96 compared to the average of 103 early this spring. These two factors indicate a sellers’ market, and the especially encouraging result is listing and selling in a more timely fashion.

Overall sales in April 2015 improved by 10.5% compared to 2014, and were up by 15.8% compared to the prior month.

Active listings declined 8.8% to 7,145 from 7,838 last year at this time.

The Central Okanagan, Shuswap and North Okanagan is comprised of three diverse market areas that can be seen within the Okanagan Mainline Real Estate Board (OMREB). Based on the trend of each market, desirable and well-positioned homes are selling quickly. It is in markets such as these that a real estate team’s expertise in anticipating ebbs and flows within the marketplace is of particular value.

TO M S T R AT TO N

SELLERS CONTINUE TO GAIN THE UPPER HAND Total residential sales 23.4% for April 2015 increased by 13%.

Average number of days on the market for single-family homes was 77, compared to 102 days in the same time period from 2014.

DESIGN I am often asked, “How much does it cost per square foot to build a house?” Unfortunately I am unable to answer that question with a definitive answer, as there are too many variables that impact the overall cost of construction. It is only after a house is built that you know what the cost per square foot is. Square foot construction cost is the total cost of a given project divided by the total number of square feet of finished space, including the garage. Therefore a 3,000 square foot home with a 600 square foot garage, costing $720,000 would cost $200 per square foot to build ($720,000 divided by 3,600 square feet). This number is only useful for rough budgeting purposes. Ask a designer or builder who has built a house of similar size and finish that you like and they could give you an idea of the cost per square foot. The range is significant. Entry-level homes in the Okanagan are rarely lower than $150 per square foot, and luxury homes can easily reach $500 per square foot and higher. The only way to get a more accurate cost before you start construction, is to have a site specific detailed set of drawings with as many specifications of finishing materials as possible. With this information the builder may get quotes from all of his or her sub-trades and suppliers. These prices are then firm, unless unforeseen issues arise such as weather, theft, damage, site conditions, strikes, shortages, currency exchanges, freight costs, etc. or if changes are made during the build.

VILLA SOGNO AMIR KHAJAVI AND HIS WIFE NAZE HAD A DREAM. THEY WANTED A HOME THAT SUBTLY REFLECTED THEIR HOMELAND CULTURE, WHILE TRULY REPRESENTING AN OLD-WORLD STYLE. WITH THAT IN MIND THEY CREATED VILLA SOGNO - WHICH TRANSLATES TO DREAM HOME. WRITTEN BY DARCY NYBO PHOTOGRAPHY BY LEGEND PHOTOGRAPHY & DESIGN

It took over a year, but when it was complete, the dream was real. The moment you step through the doors of Villa Sogno, you are transported to a place where artisan pride and old world craftsmanship are reflected throughout. Custom-made solid knotty alder doors open to a 26-foot tall domed tower on floors made from custom, jumbo cut Turkish travertine. “This style and size for the travertine was custom cut for this home,” explains Amir Khajavi, who is also the proprietor of Pars Construction in Kelowna. “It may be the only home in Canada with this size of travertine tiles. The brick on the entryway wall was used to give it some of the style that we had back home in Iran. Back there we use a lot of bricks, concrete, steel beams, travertine and other stones. This home reflects the culture of Iran and the Tuscan feel of the Mediterranean.” One of the first things you’ll notice is the light reflected off the copper foiled domed ceiling by the 60-inch wrought iron chandelier. Take a few steps into the foyer and you can turn right down the hallway to the office and guest bathroom, walk up the stairs to the top floor, or step into the Tuscan inspired courtyard. “When we decided to build here, we knew we wanted a proper Tuscan courtyard in our home,” explains Naze Khajavi. “It is very unique, and aside from two of our other projects, I’ve not seen anything like this anywhere else in the Okanagan.” The 300 square foot suspended courtyard can be accessed by 16-foot sliding glass in the living area or from an 8-foot glass and steel French door from the hallway. As the courtyard is open to the elements year-round, they installed in-floor heating. “This way we don’t have to shovel if it snows,” says Amir. “There is a sensor that is triggered when snow falls on the courtyard floor and the heat turns on.” The focal point of the courtyard is the fountain. “Back home, nine out of 10 houses have a fountain in their backyard. It’s an area where the whole family can be outside and have 100% privacy. Often they take their meals in the back courtyard. The fountain is calming and tranquil. We chose the blue tile to enhance the calming water feeling of the space.” Should you be able to tear yourself away from the relaxing courtyard, there’s another 6,000+ square feet to explore. The stair treads leading up to the 1,300 square foot top floor are solid 1.25-inch travertine, with knotty alder used for the railings. The upper floor has a relaxing loft area, a master suite, a full bathroom and two guest rooms. If you get tired of using the stairs, simply press a button and the Hybrid Elevator will take you back down. The great room on the main floor can only be described as magnificent. Oversize solid timber beams, 20-foot ceilings and larger than life fixtures somehow create a cozy feeling in this expansive space. For more room, the sliding glass doors open out onto an outdoor living area, complete with a built-in fire pit and views to take your breath away.

ABOVE LEFT: The doors were custom made from solid knotty alder wood with a custom size of 10-feet high with 2-foot transom all around. Custom ironwork was inserted into the transoms with a speakeasy installed on both doors to easily see who is knocking.

ABOVE RIGHT: The ceiling dome was framed on the main floor, had copper foil applied and sealed, and then installed using scaffolding. The three different heights of windows were chosen to reflect a medieval tower look. Brick accented openings were put in during construction in order to see the beautiful courtyard below.

The frosted glass in the transom was custom designed for the home. The ceiling beams are structural and made from solid 10-inch by 8-inch by 14-foot long Douglas fir beams. The light fixture in the entryway is an orbital sphere pendant made of solid iron and is 36-inches in diameter. The entire foyer was created to reflect a true Tuscan entryway into a courtyard. Floors are made from jumbo, custom cut Travertine ordered directly from Turkey. The brick on the entryway wall was used in keeping with the rustic theme. Knotty alder was chosen for the majority of the wood in the home. Even after staining it dark, you can still see the grains and the knots, thus achieving the Tuscan feel.

The wrought iron maintains the theme of the home, while allowing lots of natural light into the upper hallway. The wrought iron light fixture is a 60-inch chandelier with 16 candle lights. Special bracing was needed to hold the chandelier safely. This cast iron fixture gives a rustic elegant look and the feeling of being in a castle.

BOTTOM RIGHT: This four-person Hybrid Elevator runs on batteries so if the power goes out, you can still use it. It goes to all three levels of the home and was created with frosted diffused glass to ward off any feelings of claustrophobia. If you ever get stuck, the elevator has a phone built into the wall. The casing of the elevator was custom made with the same knotty alder used throughout the house.

The cast iron, oil rubbed, bronze ceiling fixtures blend in with the theme of the home. The stove is a Thermadore commercial range with double oven, pot filler, and a grill. Stone columns on either side of the stove have built in spice niches. The range fan is built into the same Douglas fir style beams as the fireplace. The copper foil above the fan matches the top of the dome in the entryway. The dropped ceiling has rope lighting and was outlined to match the outline of the kitchen. The backsplash is glass with travertine mosaic accents.

MASTER SUITE THIS PAGE: This southwest facing master bedroom has exquisite views of Okanagan Lake. It was custom made onsite of knotty alder. The owners wanted the ensuite to be part of the master bedroom. With the barn door, they have a view that flows when the door is open and gives privacy when needed. His-and-her vanities are located at the end of the ensuite and opposite the shower. All drawers and cupboards in the home are soft close. Cabinets are all knotty alder antique finish, with the countertops made of leather finished Canadian marble. The master suite has its own private deck with hot tub. The deck covering was created with paving bricks and a faux finish was placed on the walls.

2015 BC BEST OF VARIETAL AWARDS THE BRITISH COLUMBIA BEST OF VARIETAL AWARDS WERE HELD IN APRIL TO KICK OFF THE 2015 SPRING OKANAGAN WINE FESTIVAL. TWENTY WINE EXPERTS FROM ALBERTA AND BRITISH COLUMBIA GATHERED TO SIP, SWIRL, SAVOUR AND SPIT FOR HOURS ON END IN ORDER TO PICK THE BEST WINE VARIETALS ACROSS 25 CATEGORIES IN THE OKANAGAN VALLEY. WRITTEN BY DARCY DYBO PHOTOGRAPHY BY BRIAN CHAMBERS PHOTOGRAPHY

There is a tremendous amount of work and preparation that goes on behind the scenes. Marjorie King is the judging manager for the Okanagan Wine Festivals Society. She started over 20 years ago at the original winemakers competition, has trained judges for about 15 years, and also sets up tasting panels for the VQA. “The first thing I do is check what the wineries sent us, compared to what they said they would send,” explains Marjorie. “Once all the wines match what was entered, the wine bottles are numbered, put into flights on the panel sheets, and matched to a glass number. The bottles are placed in order in the back room and are double checked again before they are opened and poured for the judges. It takes about 3 – 4 months of planning and preparation to put the operations together. The importance of integrity and professionalism distinguishes our Society and has created a strong respect for our judging competitions.” On judging day, several tables are set up with four judges at each table. “We’ve brought in judges that have more of a direct interface with consumers,” says Marjorie, “people who are chefs, sommeliers, restaurateurs, and those involved in the direct sale to consumers.” The judging begins at 9 a.m. when the first flight of the day is placed in front of the judges. They discuss, sip, swirl, spit, take notes, then sip and swirl again. In the back room a dozen people get ready for the next flight of wines for each table. Panels, colour-codes, and numbers are crosschecked before the wine is poured, and then checked again before it enters the judging room. The judges never see the bottles of wine. All they are told is the variety of wine, the vintage and a number. “We try and keep the flights small, as they are easier for the judges to taste at one time,” she said. “When you have multiple flights in each category - the judges decide which ones to keep for the final round. In some instances up to 30 wines could be in one category. In total about 2,000 glasses of wine were poured.” Back at the tables, judges put forward their choices for each varietal. Once the entire varietal has been tasted, the judges then go back and choose the ones that exhibit the best varietal characteristics. “Everyone can have their own personal favourites; however, the judges must make their decision based on recognized varietal characteristics,” says Marjorie. “The panel leader then records the best of varietal as well as other finalists. The number of finalists varies depending on the number of wines in a category.” Meanwhile, back in the wine room, Rod King makes sure the whites aren’t poured too

soon and that the reds are opened in time to let them breathe. When he sees one panel of judges is almost finished a variety, he lets the back room know. At the end of the day, each judge has tasted approximately 100 wines. Finalist sheets are handed in and the judges are provided a safe ride home. Behind the scenes, the work continues. Volunteers check the final results against the bottles again, and then enter the information into the computer against the original entry list. “The results are printed out and checked against the bottles one last time,” says Marjorie. “Then the Best of Varietals are taken away and photos taken. All of the winners and the finalists are poured at the Best of Varietal Wine Awards, which serves as the launch event for the Spring Okanagan Wine Festival.” Okanagan wine lovers may never know the amount of work that goes into choosing the Best of Varietals, but they do love the results. For a list of this year’s award winners and to see a video of how the judging works, visit TheWineFestivals.com.

THE COMPANY YOU KEEP HOW INNISKILLIN MADE IT ONTO THE LIST OF THE WORLD’S BEST WINERIES. WRITTEN BY DEVON BROOKS PHOTOGRAPHY BY STEVEN MIFSUD & ALLISON KUNN

Although started in Germany as eiswein, Canadian wineries have now become the world’s de facto ice wine champions thanks to the pioneering work of Inniskillin. Canada’s wine industry was initially launched onto the world stage through the efforts of Karl Kaiser and partner Donald Ziraldo, cofounders of Inniskillin. Back in the early 1980’s, they started making ice wine at their estate winery in Ontario. It only took five years from Inniskillin’s first ice wine offering until the 1989 Vidal vintage, which took the Grand Prix d’Honneur at the 1991 Vinexpo in France. In the early 1990’s Inniskillin took their talent to the Okanagan to expand their offering of quality ice wine across the country. Ice wine may have been the knock on the door, but the strength and breadth of the broader high quality selection of Vintners Quality Alliance (VQA) wines have since taken them well past the threshold. In 1988, with the introduction of the North American Free Trade Agreement, wineries in Canada realized there was significant opportunity to expand the high quality offerings of wines to the world across a number of varietals, and top quality vinifera varieties were planted in vineyards across Canada. In the Okanagan, Inniskillin moved to a number of varieties, including some unique offerings which became known as the “Discovery Series”. Over the years, Inniskillin continued to represent efforts to put Canada on the world stage and today, Inniskillin sells wine in 80 countries. For all of its international success, Inniskillin depends upon domestic sales for revenue and the chance to grow and improve its offerings. Inniskillin Okanagan offers four ice wines, four table wines under its Okanagan Estate series, three in its Dark Horse Vineyard series and four in its Discovery series. Stephen Ward, Manager of Inniskillin’s Oliver wine experience centre explains the Discovery series as a chance for wine makers to show something new to adventurous customers. Malbec, Chenin Blanc and Tempranillo varietals may be common in other corners of the world, but here they are rare and special. Inniskillin Okanagan is also a member of the first sub-appellation to be created in the Okanagan - the Golden Mile Bench appellation in Oliver, through the Dark Horse Vineyard. Ward says it’s not just the wineries that have grown up. He notes, “Today’s customers are more educated. They come into the tasting room knowing what

they want to purchase.” And come they do, close to 25,000 a year into the Oliver tasting room, which was recently expanded and renovated. Although many visitors come from across Canada, we also see our share of international ones. Recently USA Today magazine readers voted the Okanagan as the 2nd top wine destination to visit in the world! In Oliver the darker traditional looking tasting room has been livened up by renovation and expansion into a brighter, modern theme. It is now really two rooms, since it can be divided to host private tastings without shutting down the room to casual visitors. It is also perfect for hosting two food-pairing events that Ward is excited about.

Inniskillin is extremely pleased with the result. Says Ward, “We are thrilled about what this represents to Inniskillin in regards to the company we keep. If you look at the other companies on that list, it’s phenomenal that we are there and we are proud to be recognized for our commitment to quality and excellence in all that we do” For more on Inniskillin and their wines, visit them online at Inniskillin.com.

From May to October ‘Perfect Pairing’ is a chance for eight people at a time to combine seven different food items with four different table wines and an ice wine. The cost is unbelievably good at only $20. The second event is slightly more expensive at $30. At the ‘Extreme Ice Wine Experience’ guests try six different foods along with different ice wines, including an aged ice wine and an ice wine martini using frozen grapes for ice cubes. Says Ward, “I want to make the tasting experience more casual, fun and relaxed.” To that end, he adds, “We will have an outdoor place for people to bring food and buy wine for a picnic lunch.” Too often Canadians only recognize something as truly great once it has achieved world standing. Ice wine is undoubtedly there already, but as it turns out, so are Inniskillin’s table wines. Drinks International is an English publication with worldwide distribution. Each year it runs several award programs including The World’s Most Admired Wine Brands. The world’s top 50 wineries get onto the list with all the debate and heated defence you’d expect from 200 judges. Inniskillin first made the list in 2011, came back in 2014 and again this year. Wineries hail from Europe, North America, South America, Australia and Africa, but Inniskillin is the only Canadian showing. OkanaganHOME.com

VENICE BEACH VIBES WHEN A KELOWNA CLIENT WANTED DIGS TO REFLECT HIS BACHELOR LIFESTYLE AND LOVE OF OUTDOOR WATER SPORTS, ‘CALIFORNIA DREAMING’ BECAME A REALITY WITH A MODERN BEACH HOUSE REDESIGN. WRITTEN BY LAURA GOLDSTEIN PHOTOGRAPHY BY COLIN JEWALL PHOTO STUDIOS INC .

“I always wanted to go to college in California,” confesses Kim Larson, director and owner of the award-winning construction company, All Elements Design.Manage. Build. And it wasn’t for the surfing. Larson, who grew up in Penticton, was obsessed even as a child, with drawing neighbourhood homes. She completed her education in Architectural Technology in California in 1999 with an additional Certificate in AutoCAD technology and a minor in interior design. After working there and in Australia and Vancouver, she returned to the Okanagan and formed All Elements in 2009 with co-founder, Stephan Ams. When Larson’s client, a former builder and former Calgarian, Bob Drunkemolle who already owned a waterfront property in Kelowna, was shown a 6,000 square foot potential gem on the Pritchard Canal, he knew the setting had the potential to give him what he was looking for. Drunkemolle also realized that such a large home would provide him with much more space than what he needed. While taking in the view from this home’s balcony, Drunkemolle and Larson’s gaze landed on the house next door - a smaller home with a pool and water on all 3 sides. With such close proximity to water in almost all directions, Larson knew she could create the minimalist, yet luxurious open-concept beach home he envisioned. Although the smaller home was not listed for sale at that time, Drunkemolle didn’t let that dissuade him. With the help of a realtor, the titleholder was identified, and a week later Drunkemolle was the proud new homeowner. With the home in his possession, it was now time for some planning. “By tearing down the original house that had a terrible floor plan, building on the existing footprint and streamlining the modern design to 2,500 square feet, I recognized Bob could have a home that was functional with many cutting-edge finishes, and without wasting space,” says Larson. But before the teardown, Drunkemolle was so excited about the new build that he actually lived in the old house for a year in 2012, tacking the blueprints up on a wall to follow Larson’s progress. “Maybe that’s why the new home was built so fast - it was ready in 5 months!” laughs Larson. “The front of the house faces Okanagan Lake, but the backyard on the canal was a mess,” Larson explains. “We decided to keep the 20-foot by 40-foot pool, but designed the multi-level backyard in a T-shape so that the master bedroom has its own private entrance to a deck with great views of the canal. Bob, who travels the world diving in some of the most spectacular spots and is an IDC Staff Instructor,

doesn’t do a whole lot of entertaining here. But easy access from the dock was essential for his diving classes and much needed storage for paddleboards, surf board and scuba equipment,” Larson explains. Says Drunkemolle, “There are some amazing wrecks in Okanagan Lake including an old school bus and old-fashioned milk truck that make for interesting diving sites to explore with my students.” California and the Okanagan share more than a beach culture and access to great wineries. Larson’s objective was to capture the changing light and spectacular scenery from every room in the home and she created some very ingenious methods of doing so. “I designed the home specifically to bring the outside - inside, with floor-to-ceiling windows and a wraparound roofline, adding transom windows for architectural interest, ” she says. A glass and steel garage door was installed at the edge of the dining room area and when manually opened, the swimming pool is just a few steps and a plunge away! It also enables lake breezes to circulate the energy efficient open concept home, decreasing the need for excessive use of air conditioning in the hot, arid Okanagan summers. The interior uses a neutral palette of black, white and grey throughout the home, with an invisible floorplan designated by the 13-foot ceiling in the living

OPEN CONCEPT LIVING LEFT & ABOVE: The client really liked the sophisticated look of black leather, so Larson cleverly used it as an accent above the kitchen cabinetry, then for continuity and texture throughout the home; a grey leather sofa in the living room, black leather Eames and Barcelona chairs and even the upholstered bed in the guest room and sleigh bed in the master bedroom. Argentinian granite fabricated by Stonequest, tops kitchen counters and the island surface with abstract cutout shelving below for Bob’s deep-sea diving treasures. Pull-up iron-forged custom-made bar stools make for casual entertaining. Stainless steel kitchen sink and faucet by Blanco. The comfortable living room with 13-foot ceiling, gas fireplace, and floor-to-ceiling glass windows at either end, enables guests to enjoy water views on both sides of the home.

S I T T I N G RO O M ABOVE: Larson created this contemplative open concept reading / sitting room as a quite respite between kitchen and hallway. The black glossy photo of a propeller and wing reflects Drunkemolle’s interest in planes. Eames leather chair and cowhide rug. KITCHEN LEFT: The interior’s open concept design boasts a neutral palette of black-brown, white and grey throughout. The custom-built black walnut kitchen cabinetry with recessed handles (built by Wall To Wall Kitchen & Bath) is a playbook for de-clutter because all the appliances are cleverly built-in and hidden away.

room. This creates a grand scale and with imaginative furniture placement, allows an airy flow-through into principal rooms. The custom-built, black walnut kitchen cabinetry with recessed handles is a playbook for de-clutter because all the appliances are cleverly built-in and hidden away. Accent cabinetry is contrasted in edgy black leather; its use repeated throughout the open plan’s built-in closets, classic Eames and Barcelona chairs and even the bed in the guestroom and sleigh bed in the master bedroom. Argentinian granite tops the kitchen counters and the island surface, with abstract cutout shelving for Drunkemolle’s deep-sea diving treasures below. The garage was very important to Drunkemolle - isn’t it for all men? A sort of man-cave with a twist because not only does it shelter his vintage 1973 Ford Bronco and Jeep Wrangler, but there is art hanging on the walls. The floor is made of snap together sports court that drains water easily. Best of all, Larson designed two interior glass windows so Drunkemolle can peek in anytime from inside the house to admire his collectible! Good thing the versatile Larson has access to her company’s big trucks. She took away 2 Gold Georgie Awards at the recent Canadian Home Builders’ Association BC presentations and 7 Silver Tommie Awards at the Okanagan’s 2014 Tommie Awards, plus won Gold for ‘Home of the Year’ for the stunning futuristic 12,000 square foot Sheerwater private residence profiled in Okanagan HOME’s Fall | Winter 2014 issue.

Cement tile flooring throughout, Ploutos Enterprises Ltd.

OUTDOOR LIVING ABOVE : Designed with privacy and simplicity in mind, Larson created a cozy and informal lower level seating area around a gas fire pit that overlooks the canal. The steps on the side of the home lead to a convenient storage area for outdoor furniture and pool equipment, hidden behind louvered doors. Designed and built by 4 Boys Manufacturing. EXTERIOR STEPS LEFT: The perforated aluminum steps look like metal sculpture, but actually lead from indoors out to the pool area. Designed by 4 Boys Manufacturing. CURB APPEAL BELOW: Kim Larson’s sleek modern design and build for Kelowna client Bob Drunkemolle, definitively captures a Venice Beach state-of-mind on Pritchard Canal, Lake Okanagan. Larson created an award-winning functional 2,500 square foot home with cutting-edge finishes that is completely compatible with her client’s lifestyle.

LINDON HOUSE HOMES ALWAYS HAVE STORIES, IF WE COULD ONLY HEAR THEM, AND LINDON HOUSE, STANDING FOR 110 YEARS IN KELOWNA HAS ITS SHARE. CURRENT OWNERS, THE AMIABLE DON MCDONALD AND LINDA SCOTTMCDONALD ARE EQUALLY FULL OF FUN TALES. WRITTEN BY DEVON BROOKS PHOTOGRAPHY BY DAWN MEIER PHOTOGRAPHY

One story is about their current business in the house, which was never meant to be. Back in 1905 the foundations for this sprawling four-square symmetrical home were laid down by Billy Lloyd-Jones, who arrived here in 1901. Lloyd-Jones sold it to the Ritchie family (of auctioneer business fame) who lived in it until the 1960s. Before making its way to the McDonalds in 2010 a huge sunken living room was added on the back, the upper back deck removed and the wrap-around front deck closed in. The sunken living room was then converted to a dance studio, while a 1,200 square foot carriage house was added in the backyard, mirroring the look of the original home. The McDonalds ran an assisted living group home and they eyed the Lindon House as a better home for that purpose. But during the renovations (Linda describes the old decor as “dingy and ugly with heavy gold textured ceilings”) a funny thing happened. The contractor’s daughter toured the house as it was undergoing $200,000 worth of renovations and was so taken she wanted to get married in it. Word spread. Another young woman showed pictures of the location for her wedding to her grandmother, who was astonished to learn the wedding was happening in the house she used to live in. The grandmother was a Ritchie. About then a light came on for the McDonalds. Suzanne Petti designed the house, room by room, giving the home an elegant, luxurious style suited to its Edwardian era beginnings. Petti also purchased periodappropriate furniture and wainscoting. The facilities were ideal for the newly born event-hosting business. There are two kitchens, a magnificent dining room, and various side rooms ideal for business meetings and of course, the banquet room, which can handily host up to 50 people for dinners or dancing. Lindon House is officially designated a B&B, but they don’t do breakfasts except for brides who stay the night before a wedding. A gazebo at the end of a long winding walkway through the tree-lined backyard becomes a surprisingly intimate venue for exchanging vows. Word of mouth helped spread news about the business, but Don’s self-admitted addiction to outdoor Christmas lights also put Lindon House on the Hot Holiday Homes tour. In the spring they traded lights for a brilliant spread of flowers, which landed them on the Flower Power Garden Tour. Both of these brought in hundreds of visitors who have hosted business retreats, weddings, celebrations of life and parties like a themed Downton Abbey event. It seems Don inadvertently created his own link to Downton Abbey. He ordered a bell for the front door, but was put off by the English manufacturer twice. The vendor finally admitted he was swamped because he had been producing period pieces for the show and it had caused him to fall far behind on his regular orders.

BUILDER PROFILE

ALIGN WEST HOMES PUTTING THE PERSONAL TOUCH ON YOUR HOME BUILD PROJECT. WRITTEN BY DARCY NYBO PHOTOGRAPHY BY LEGEND PHOTOGRAPHY & DESIGN

David Pfuetzner wanted to do something different with his life. After many years with Acorn Communities, in September of 2013, he started Align West Homes. “I wanted to do something more personal and hands on,” explains Pfuetzner. “I had some of that with Acorn, but not to the extent I have now. I get to deal with every client on the design right through to the end – start to finish.” While Align West Homes does have employees, Pfuetzner prefers to be an integral part of all of his new builds and renovations. “When you are in a bigger corporation you don’t get as much hands-on time with a project. Now, I can be involved as much as I want. When I do a renovation, I’ll strap on the pouch, build walls, build stairs, and all that stuff. We have a new home project in Revelstoke where I am going to frame it and put in the foundation with my crew. Because I’m onsite I get to deal with the trades directly. I know the design intimately, so when the client comes onsite we get to walk about and discuss the plan and possible changes.” Pfuetzner has 26 years of experience in construction, 22 of them as a Red Seal carpenter. He’s a Certified Housing Professional (CHP), the president of the local Canadian Home Builders’ Association, Central Okanagan (CHBA-CO) and presidential appointee for the provincial CHBA-BC. He’s also a preferred builder at Blue Sky at Black Mountain Golf development. Align West Homes creates a variety of designs and styles for their clients. “I’ll do what the client wants. I want to incorporate their wishes within the design guides of the subdivision and within their budget to get the size and type of home that they want. I really enjoy that part - working and meeting with them, figuring out all the details.” Pfuetzner generally starts with a design contract. “I work hand in hand with the client and Evan Gilbert Drafting and Design. He’s a younger guy with lots of experience and has done some really great work. We sit down and create something that is within the client’s budget. After that is complete, and the client wishes to continue on with Align West, we build their home designed for their lot. I make sure everything is to their specifications, budget and design. I’ve done quite a few builds over the years, so I have a realistic idea of costs and time lines.” Align West Homes is an Energy Star builder and registered through EnerGuide Canada. “I love thinking about the energy consumption of the home and dealing with it as a complete unit,” says Pfuetzner. “It may cost more to build a home that is energy efficient, but in the long run it is going to produce a more efficient home with payback. I talk to my client and

74

OkanaganHOME.com

educate them on the pros and cons. For example, if they spend $8,000 more to do a solar hot water house, they won’t see the payoff for 15 - 20 years; however, it is a personal choice because you have less of a carbon footprint. I like to provide the options and details to my clients and from there they make their own choices.” When he’s not on site, or with clients, you can find David Pfuetzner at Okanagan College where he is a part time / substitute carpentry instructor. “It’s cool for it to be the same college where I graduated from the Red Seal Program in 1993,” he says. Align West Homes also supports the efforts of Hope for the Nations working alongside the church Hogar d’Amor in Colima, Mexico, since 2010. They have contributed time and skills to building a new children’s home that was part of the Las Golondrinas Project started by Greg and Carmen Bird. “The best part is seeing children filling the rooms, laughing and smiling, and of course always giving big hugs,” says Pfuetzner. The organization continues to support and seek new opportunities, building children’s homes in Colima and the surrounding areas.
