MARKET REVIEW The Okanagan-Shuswap market performance has had a brisk start to 2016 due to a strong 2015, where the market saw rising consumer demand, waning inventories and upward pressure on home prices in many areas. The month of January marked the strongest consumer demand since 2008. Rising employment, upward pressure on wages and healthy population growth signal strong market fundamentals. What’s more, a weak Canadian dollar supports tourism and increases competition for BC products and services in the global marketplace, and in turn positively influences the real estate market.
CENTRAL OKANAGAN Sales of single-family homes were down 1.2% compared to the same period last year.
Year-over-year, active listings on the market are down 13 percent. Okanagan Mainline Real Estate Board (OMREB) president, Christopher Miller, predicts, “savvy home sellers will be listing earlier this year to take advantage of market conditions before the busy spring season”. Overall sales activity improved 10.5 percent and residential sales increased 13.6 percent in January 2016, in comparison to the same period last year. The average number of days on market has decreased to 119, from 122 days at this time last year. New residential listings are up 6.7 percent to 850 compared to 793 in the same period last year. Residential inventory declined 13 percent to 3,146 in January 2016 from 3,614 last year.
The average days on market for single-family homes was 77 days compared to 86 in 2015.
These market statistics indicate a promising upcoming spring season, filled with an increase in home sales activity. DESIGN As a designer and builder I would like to share a best kept secret that is literally hidden behind closed doors. Did you know that door hinges can be concealed, without those ugly pins and barrels protruding into the room? Well it’s true; the hidden door hinge is available and is a great alternative to consider. The concept of the hidden hinge is not new. Joe Soss, the inventor of the first invisible hinge, patented his invention in April 1903. As a young man, Joe arrived in Montréal in 1894 from his native Romania where he started out as a bricklayer, then moved to Cleveland after hearing about a construction boom there. He soon became a contractor, building homes, stores and schools.

I N D U S T RY The snow is almost gone and the days are getting longer, and I sit here writing this with the sun beaming into my office window. I think the last time I wrote I was crying that I had to park my motorcycle for the winter… who would have thunk I’m now just a few weeks to insuring it again? Okay so the grin on my face is now permanent, but onward to what springtime often does for us when thinking about the homes we live in, or the ones we want to build. This question seems to come up more now than ever before. “Do we renovate our home, or do we sell and build a new house?” In consideration of the two options, these are questions that would be common to reflect on, but to reiterate the main points to mull over, here they are: • Do you love where you live now? Your neighbors? Your street? • Will your home and location suit your personal/family needs for the next 10 or more years? • Are you happy with the general functionality/space and style of your home? • Are you prepared to have the disruption of moving or renovating? If you love where you live, plan on staying for a while, are happy with the general style of your home (even though renovating may change that to a degree) and can live through the renovation process, then home renovation using a professional team of consultants and contractors to maximize your return on investment is likely the best way to go. Don’t forget to “get it in writing” before you start!

GRANITE CHATEAU WITH A FAMILY THAT GOES BACK FOUR GENERATIONS IN KELOWNA, IT’S NO WONDER THAT THE KITSCH CLAN AND THEIR CONSTRUCTION COMPANIES WOULD PUT A PREMIUM ON BUILDING THINGS THAT LAST. WRITTEN BY MICHAEL BERNARD PHOTOGRAPHY BY COLIN JEWALL PHOTO STUDIOS INC.
When Trent Kitsch took on the task of constructing a massive 10,000 square foot Kitsch family home on nearly 20 acres of bench land vineyards in South East Kelowna, he turned to concrete and granite - materials guaranteed to endure. “I would say the vision was to build something that was going to outlast us. Something that will become part of history,” says Trent. “A word my dad uses is permanence - the quality of something that will stand the test of time.” The process of building the home, aptly called the Granite Chateau, shows what happens when a family spares no expense in blending the beautiful and the durable, using materials gathered around the globe and crafted by talented local tradespeople. The Kitsch family has no shortage of experience in construction and the use of granite. Since 1973, clan patriarch, Bruce Kitsch, has established a construction business that operates both in Canada and in the Caribbean, building everything from roads and airports, to water treatment plants. Trent and his sister Kelsey soon followed their father into the business. The net result of the “family team project” is that the Granite Chateau garnered two of the development industry’s most prestigious Tommie Awards this February - one for Excellence in Kitchen Design (over $150,000) and the other for Excellence in Single Family Detached Home (between $3 million and $5 million). It becomes apparent why they earned the awards when Trent and others involved in the massive three-year undertaking explain the skilled labour and the various materials used. It starts with the skeleton of the 10,000 square foot building on Neid Road. Trent employed insulated concrete forms (or ICFs), polystyrene forms with built-in rebar that are assembled, filled with concrete and rebar, and left in place to become strong and incredibly energy-efficient walls. The family considered various natural stone products for cladding the exterior walls, Trent said, but ultimately chose granite because it was available domestically, and because some of the best in the world is quarried at Hardy Island off BC’s Sunshine Coast by the Coquitlam-based Bedrock Natural Stone. Gregg Stappler of West Coast Design Group, who worked with the family in designing the home, estimates the family spent more than $500,000 on the granite alone. “It is a full-bed salt and pepper granite,” Stappler says. “The owner said he didn’t like the idea of veneer and wanted the real thing.” Favouring full blocks over veneer inside-and-out had a ripple effect on other costs, such as the additional manpower required to install bigger and deeper doors, windows and other components, says Stappler . Inside the home, the family spared no expense in getting it right. Kelowna interior designer Barbie Ross, a longtime family friend, helped the Kitschs sort through

hundreds of details during the construction period. Bruce and wife Esther, she says, were heavily influenced by the traditional architecture of homes in the Caribbean and the southern United States. That influence is evident in everything from the stately pillars that support the 16-foot high porte-cochére entrance, to the extensive use of exotic woods and natural stones inside the home. She singled out BJ Cycaa, a local finishing carpenter, for producing exquisite work, including the coffered and ornamented 23foot ceiling high above the great room, the hand-crafted interior doors and the intricate, multi-layered 13-inch high baseboards. Equally impressive is the massive reclaimed fir entrance door, produced by another Valley firm, Plexus Woodworks of Naramata. The mammoth door measures an imposing 12-feet high by 7-feet wide, yet it opens effortlessly thanks to Plexus Woodworks’ ingenious system, using weight-bearing pivots instead of hinges. The great room features a fireplace built with granite blocks that surround much sought after White Beauty mitered granite slabs. The fireplace has an 11-foot long and 5-inch thick hearth, hewn from a single piece of basalt, which Bedrock Natural Stone told him was the largest sole piece of basalt they have produced. The finishings, in what Ross dubs the “hearth room”, are just as dazzling. The walls feature Bubinga and Sapele wood, native to equatorial Africa and prized for their dramatic grains. Above the room’s gas fireplace is built a 5 by 6-foot high purple onyx stone mural, illuminated with backlit lighting. On the beamed ceiling above are embossed copper plates, which along with the art deco Tiffany-style chandelier, amplify the room’s warm glow. The only truly traditional element is the oak flooring. The Kitschs chose what they had grown up with: the narrow 1¼-inch wide oak strips over the more contemporary wide planking, and they tapped the local Koeda Forest Products to custom mill the hard-to-find size.
F OY E R ABOVE: A grand house like the Granite Chateau demands an equally impressive doorway. Plexus Woodworks of Naramata crafted the 7-foot wide and 12-foot high front door out of reclaimed fir.The door weighs so much it required several men to manoeuvre it into place for installation, yet it opens effortlessly around the pivot point on the floor on the door’s left hand side. Lead glass transom and piano windows allow morning light to enter the home. For flooring, the foyer features embossed Italian tile. H E A RT H R O O M OPPOSITE PAGE: The hearth room shows the pleasing effects that can be achieved with the use of exotic woods, stones and metals.The bar and fireplace and adjacent cabinets feature the dramatic grain and colours of Sappele and Bubinga woods from equatorial Africa and Brazilian cherry wood. The room’s enchanting glow is amplified by the backlit onyx mural above the fireplace, a Tiffany style chandelier and the embossed metal plate ceiling composed entirely of copper.The bar, which includes leather covering, is Trent Kitsch’s pride and joy.

The kitchen, heralded by a 15-foot wide entrance off the foyer, has its own share of superlatives. An oversized counter of eerily iridescent Labradorite provides seating for 12 people, while the high-end Gaggenau ovens and Thermador counter-depth fridge are a chef ’s dream come true. Bronze hardware in a vine pattern adorns the kitchen and was hand-crafter by Southwest Forge in Summerland. The distinctive hand-honed double sink is crafted from Egyptian “Ramses Gold marble,” says Ross. The kitchen is designed to provide a stunning view of Kelowna’s city lights at night. This year, the family added a swimming pool and is completing the landscaping to finish off the extraordinary masterpiece. And to add to the excitement of the effort’s finale, the property’s vineyard will produce its first vintage in 2017, giving the homeowners a chance to raise a glass and truly toast their grand vision becoming reality.

KITCHEN LEFT & BELOW: The kitchen area, what interior designer Barbie Ross described as “Hotel Central,” features an oversized island counter that seats 12 people. The kitchen measures 18 by 25 feet and includes a unique bronze and zinc hood built in Ontario, bird’s eye maple cabinetry, premium Germanmade Gaggenau gas ovens and cooktop, three dishwashers, two warming drawers, a sink custom carved from a single piece of marble, and a unique grapevine style chandelier purchased through Carrington Lighting in Calgary.The effort earned the kitchen’s design team - Barbie Ross Design, Kati Knorr with Westwood Fine Cabinetry, both of Kelowna, and Pure Granite Rocks of Vernon - a 2016 Tommie Award for Excellence in Kitchen Design (over $150,000).

G R E AT R O O M ABOVE: The great room lives up to its grand name with its 24 by 26-foot space, dominated by an imposing granite fireplace for which extra reinforced foundations had to be built below the floor for support. A single piece of basalt measuring 11-feet long by 5-inches thick serves as a hearth, while multiple pieces of the same rock are used for the mantle and surround. Inside the fireplace is a 4-foot long ceramic log set fashioned as west coast fir logs.The room is given an elegant simplicity through the use of Italian porcelain for its floors, used because of its superior durability over marble. RO O F TO P T E R R AC E LEFT: Midway through the construction, the family decided to capture the 360-degree views that stretch as far as Peachland, to the heart of Kelowna and back again, by building a rooftop terrace, which sent designer Gregg Stappler back to the drawing board. Flooring reveals the more traditional side of the family tastes, with the use of narrow 1¼-inch oak strip flooring with 3¼-inch wide herringbone hallway inset. In early 2013, the team at Sumac Ridge knew it was time for a change. As Steller’s Jay and Black Sage Vineyard™ had evolved into two independent brands, there was a need to create a friendly, yet stimulating atmosphere to showcase the three distinct personalities of wines at Sumac Ridge. The design had to be upscale and affordable, spacious and welcoming. Experts were brought in to incorporate lighting as one of the main ways to showcase the wines. A combination of interesting materials was added to help mix glamour with approachability. By May 2014, approximately $225,000 in new designs, developments and upgrades were unveiled.The new tasting room featured contemporary new tasting bars to accommodate many more guests and staff. The winery has also enhanced two exclusive rooms: the rustic and stylish Black Sage Vineyard™ Hall for private and special events, and the Steller’s Jay Sparkling Cave for paid tours and experiences. It’s been a year since the new renovations were shown to the public and the response has been more than favourable. Winery visitors love the new space, with the most common comment being that it is a great space to learn about the wines, shop and visit. The choice to have three different wine brands in one place and somehow make it three different experiences, has been an out-and-out success. Lynele Picton of Lynele Picton Building Design was responsible for the concept and design of Sumac’s new look. “Having evolved into three distinct brands, there was a need to create a welcoming, exciting atmosphere to showcase who Sumac Ridge is and what they have become,” says Picton. “Each area in the renovated winery now has its own distinct feel and look.”

STELLER’S JAY BRAND Like the bubbles in the wine, the concept here was to “put a little sparkle in your life.” “This area was designed with light and reflection to create a happy party atmosphere to go with the pop and fizz,” says Picton. “We brought in the bianca carrera table, mirrored walls and floating shelves.” Take the tour and enjoy the added atmosphere in the caves. When it rains the water trickles down the natural blasted volcanic rock walls, to the trough specifically designed for this purpose.
SUMAC RIDGE WINES This is where it all started. “Here’s where we showcase affordable great wines that you can always count on,” says Picton. “These wines are located next to the original hearth and home! Chances are, you may have experienced the anxiety of a family member who has sustained a heart attack. If you’re living in the BC Interior, that stress was compounded by a daunting waiting list for treatment that entailed travelling to another city. The tremendous strain both emotionally and monetarily can be devastating - until now. Last year, through unprecedented community, hospital and provincial government teamwork, rigorous fundraising through the Be A Lifesaver Capital Campaign and sheer fortitude, the Okanagan celebrated the opening of the new Interior Heart and Surgical Centre (IHSC). Joined by a glassed-in walkway to the Centennial Building at Kelowna General Hospital, the $180-million dollar IHSC facility is now the most advanced centre within the BC Interior to provide specialty surgical programs such as neurosurgery, vascular surgery, advanced plastic surgery, and thoracic and open-heart surgery to the BC Interior region’s critically ill patients. And, on March 6th, a new perinatal unit opened on the 4th floor, which includes a new neonatal intensive care unit (NICU). For anyone driving past Kelowna General Hospital (KGH) from 2011 to 2014, multiple construction sites and traffic diversions were a daily occurrence. That’s all in the past because the 2016 fully integrated critical care facility, boasting a state-of-the-art inpatient surgical unit and the capacity for 15 operating rooms, is nothing short of amazing! “Up until 2009, patients requiring advanced cardiac care had to wait for available beds in Vancouver, Victoria and Calgary,” says Natalie Walstrom, the dynamic Special Projects Officer with the KGH Foundation. “Patient and family-centred care is the hallmark of the new IHSC,“ affirms Walstrom, “and now, by consolidating and adding state-of-the-art technology, plus the natural beauty of the region attracting doctors and specialists, it has made it a win-win for everyone!” Every year, 1,600 patients will receive cardiac care and up to 600 open-heart procedures will improve and save lives because of the advanced features in the IHSC. One of those specalists is the head of cardiac surgery, adult cardiothoracic surgeon, Dr. Guy Fradet, formerly the head of Vancouver General Hospital’s division of cardiovascular surgery and medical director of cardiac surgery. “I was very excited about this opportunity, rare in Canada, to create this new cardiac surgery program at KGH. My wife and I were living in Vancouver and talking about where we wanted to ultimately retire to, so this worked out so well,” Dr. Fradet explains. “We’ve been able to attract four internationally-born surgeons from Germany, China and Iran who continued their studies in the U.S. and Canada, before moving to Kelowna and KGH. Also, KGH is a very important teaching hospital affiliated with the University of British Columbia, so the IHSC is a fantastic advantage in that respect too.” The 152,000-square-foot IHSC also features a hybrid operating room, equipped with advanced 3D digital imaging technology. This means patients won’t have to be moved from the operating room to another area for imaging. It also allows surgeons to perform minimally invasive surgery, which is better for patients insuring shorter recovery times and hospital stays. While the space was allotted by government funding the actual equipment was solely funded by donations to the KGH Foundation, including the largest donation to

date - a $3 million anonymous gift. It’s not surprising that BBC-TV’s Call The Midwife, is one of neonatologist, Dr. Jill Boulton’s favourite TV dramas. As the medical director of the new Perinatal Unit, she was attracted to the Okanagan lifestyle as well as the opportunity to share her expertise from her field – level three NICU. “My husband and I were looking for the best place to retire,” says Dr. Boulton who has worked in level three NICU’s across Canada for 28 years and was commuting half-time from Alberta Children’s Hospital in Calgary to KGH. “KGH’s level two NICU is a high-energy, extremely active unit. They have a very dedicated team of pediatricians working at KGH, along with some really innovative state-of-the art equipment,” she explains. Since this new unit is under the same roof as the hospital’s new operating rooms, physicians can provide timely urgent C-section deliveries, vastly improving patient care in critical situations. “The incubators are high-tech with tops that come down, allowing for procedures without moving the baby into another area, says Dr. Boulton. Also, soon the perinatal unit will have telemetry so that labouring mothers can go for walks, while they and their babies are monitored. For staff and physicians, this new design will greatly improve efficiency and infection control, increase privacy and isolation, and support KGH’s no restriction visitation policy. The design also takes into account the need for comfort: the enhanced patient and family-centred environment of 9 single postpartum rooms and 4 semi-private rooms are large and bright, creating a warm atmosphere that fosters a sense calm and well-being for new mothers and their babies. In fact, both parents are encouraged to stay overnight with their baby, and the rooms are even equipped with special chairs that fold out to beds for fathers. To support the purchase of advanced equipment needed in the new Perniatal Unit, the KGH Foundation launched the Giving Giggles Capital Campaign. To date, half of the $3 million required has been raised. Says Dr. Fradet of all the services offered at KGH Interior Heart and Surgical Centre: “You know, five years ago our aging population and retirees just didn’t have access to this kind of care. Now we have a world-class facility in one central place that will save more patients’ lives.”

“We really love the coastal feel and the colour palette it evokes, but with three teenage girls, we wanted an urban neighbourhood lifestyle,” says Carolyn Stober of the bustling Pandosy area in Kelowna in which their home was built, just a block from Lake Okanagan. She and her husband Matt of Hauge Construction, collaborated by combining both visions into their home designed by Baxter Design. The charming exterior could take a page out of New England Home Magazine: “The Hardie shakes (shingles), lantern-style lighting, and multiple roof lines exude character,” Matt explains of the traditionally East Coast architecture and classic grey and white colour scheme. “We were so lucky to have mature trees saved during construction, especially a spectacular maple in the front that makes the home a timeless addition to the neighbourhood.” A traditional east coast entry hall with 18-foot vaulted ceiling and aged brick backdrop melts into a west coast open concept, as you walk through the repurposed solid fir door preserved from the 1970s. In fact, Matt integrated reclaimed wood throughout the 3,900-square-foot home including the white-washed beams in the ceiling of the kitchen and dining area to add aesthetic, warmth and a natural flow from one room to the other. “It’s all from an early 1900s homestead in the Fraser Valley and I had it milled in Kelowna,” he explains. The timeless, bright, white-on-white New England kitchen has glass-fronted cabinets punctuated by pewter pulls and a beadboard island painted in a deep maritime blue. “ Carolyn and I really love cooking together, so outfitting the gourmet kitchen was very important to us,” Matt says. Floor-to-ceiling sliding glass doors in the dining area, lead out to the lushly landscaped garden with terrace, mini putting green and a pond with water features. The great room, with its spectacular 18-foot high ceiling, is separated by a wide hallway from the deliberately sequestered master bedroom at the front of their home and Carolyn’s office, all on the main floor. It reflects the couple’s love for coastal living with its jaunty wide blue and white-striped upholstered club chair, nautical inspired throw pillows on comfortable sectionals and sculptural coiled rope coffee tables. “The girls have their privacy with bedrooms upstairs, then we can all congregate in here and put our feet up. It’s great to curl up near the fireplace and read,” says Carolyn.

CURB APPEAL Carolyn Stober and Matt Hauge of Hauge Construction Ltd., specifically chose an urban neighbourhood when planning their build in Kelowna, close to schools and the busy lifestyle of their three teenage daughters. When Matt saw the original property in 2014, an outdated home built in the 50s, it was so obscured by overgrown weeds that a complete tear down was in order. “We were so lucky to have mature trees saved during construction, especially a spectacular maple in the front that makes the home a timeless addition to the neighbourhood,” says Matt. The couple loved the architectural elements of both the east and west coasts, and their combined vision was a winner in more ways than one. They moved into their home in June 2015 and Hauge Construction recently won 2 Silver 2016 Tommie Awards through the Canadian Home Builders’ Association in the Central Okanagan. OkanaganHOME.com

With many clients asking for this built-in feature, “I really enjoy and appreciate high quality home automation,” says Matt enthusiastically. “Our home is considered a ‘smart home’ with integrated home technology. The automation system centralizes the music, TV, lighting, heat, window blinds, garage doors, surveillance cameras and security system by providing easy control via a single app on my smartphone. I love this feature!” Now lest you think the “Billiards Room” on the 2nd floor is a stuffy man cave, you’d be mistaken and not just because Matt is outnumbered by females. “We’re all huge Seattle Seahawks football fans, so all of us pile onto the sofa to watch the game or the girls love having friends over to watch movies and close the sliding barn doors that Matt built out of re-claimed wood, to give them privacy. It’s really sound proof,” Carolyn laughs. Perhaps the home’s salute to a healthy west coast lifestyle is the completely kitted-out gym on the 2nd floor. It’s conveniently located off Matt’s home office, but everyone uses it. Says Matt, “We incorporated that rustic brick used in the downstairs foyer, around the windows in the gym and my office. Our youngest daughter is a dancer so she likes the mirror,” he adds. It appears the couple have the magic touch: the importance they place on spending time with family is so obviously imbued in every aspect of their home’s construction. The room not only reflects the couple’s love for a sophisticated beach look associated with coastal living – a roomy club chair upholstered in a jaunty blue and white-striped fabric and throw pillows with a sailor’s knot pattern strewn on comfortable sectionals – but the importance they place on spending time with family. Carolyn and Matt’s wedding portrait above the sofa, with their girls peeking out between the trees, subtly underscores that sentiment. “We wanted this to be a causal and comfortable room where the whole family can gather and just put our feet up,” says Carolyn. MASTER SUITE TOP LEFT: The master bedroom with ensuite bathroom has a boutique hotel ambiance. It’s truly an elegant hideaway, deliberately designed for main floor privacy away from the girls’ bedrooms and rambunctious billiards room and gym on the second floor. Using a palette of white, taupe and silver, the bedroom with velvet chaise near the French doors leading to a private terrace at the front of their home, is a luxurious respite. MASTER ENSUITE BOTTOM LEFT: The master bath continues the calming sanctuary feel of the master bedroom with stand-alone tub, his-and-her sinks and double steam shower with muted rain shower head and body sprays. River rock in the shower gives a natural spa feel. An adjoining dressing room with built-in cabinetry and separate shoe closet for Carolyn, is conveniently located off the bathroom. Crystal chandeliers add ambiance in both rooms. “My favourite part are our own private patios, off the bedroom and ensuite,” laughs Carolyn.

IT ALSO HAD TO HAVE A FLOW THAT ALLOWED FOR EASE OF LIVING AND WORKING. SHE CONTACTED HER ARCHITECT FOR THE DESIGN AND THEN CONNECTED WITH DONOVAN IMBEAU OF WOODSTYLE HOMES. Building on a lake has its challenges and Rosemary and Donovan worked together to ensure the end result was an elegant, practical home that adhered to the allowable footprint on the property. “I made a spreadsheet of all the things I needed in the home and I sat with him day after day going through the floorplans in order for this to work,” explains Rosemary. “We were very careful not to exceed our footprint, and at the same time, take advantage of the piece of land we had. It was a huge challenge to create what we wanted, while sticking to the rules.” The result was an angular home oriented away from the neighbours, while still taking in the views of the lake and maintaining privacy. The main floor of the home has the kitchen, dining room, breakfast area and living area, all as one large open space with stunning views every day of the year. “I love looking out at the beautiful views,” says Rosemary. “It’s such a great room. It’s airy and homey with a very clean feel to it. There’s nothing to obstruct your view no matter where you stand.” In the planning stages, it was decided to enlarge the mudroom and incorporate a large pantry area off the kitchen for storage. A Thermador freezer and wine fridge were also put into the pantry and mudroom space. The kitchen is a focal point of this home. “I love to cook,” says Rosemary. “We purchased Miele appliances, as they had a better fridge layout for big trays and lots of fruits and vegetables - something we need for entertaining in the summer.” A stand-out feature in the kitchen is the island, which has an induction cooktop, a Teppanyaki grill cooktop, and gas stovetop for easy cooking while entertaining. The fan over the stovetop is a work of art, as well as highly functional. They chose the Zephyr 48-inch hood fan with 600 CFM (cubic foot per minute) blower.” There is so much going on with the cooktops on the island counter that we needed a really good fan so the smell is all removed, but it was a challenge to put in,” explains Rosemary. “The fan had to be stainless steel to go with the room and we made sure that even a tall person could see out the windows without being obstructed by the fan. views of the lake. “The design of the home – with floor-to-ceiling windows – gave us very few walls to support the house. We incorporated quite a few steel beams for strength and made sure they weren’t visible. On the main floor, we worked closely with the mechanical company to create a void between the outside wall and the inside wall for the ductwork.” The lower floor houses the brains of the home. “There is radiant heat and a forced air high efficiency furnace for the main floor and the basement, and there’s a second high efficiency furnace for the upper floor,” explains Donovan. “There’s a high efficiency boiler for the radiant and the domestic hot water, a water softener, reverse osmosis, and controls for the misters on the upper floor on the main deck.The house is totally wired so before you get home you can adjust the temperature, turn lights off and on, turn on the music, raise or lower the blinds, and turn on/off the TVs and the misters. The walk out basement is a great living space as well. There is a media room underneath the garage and a small storage room. There are two bedrooms, each with their own bathroom, and a laundry room. Off the patio doors is a very large beach bathroom with a toilet and sink. The family room comes equipped with a wine fridge, microwave, icemaker and a bar fridge. This home is a multiple award winner and it’s the upper floor where you’ll find the 2016 Gold Tommie Award for Excellence in Master Suite Design. It’s one of two upper floor suites, and it’s where the owners go to unwind and relax.

The master bathroom is its own retreat with a private deck, an outdoor gas fireplace and a 180-degree view of the lake.” She adds, “When you are out at the lake, you always have lots of people in your home. Your friends and family are great, but you need your own private place. The master suite gives us that.”

In the summer of 2014, Wilden team members met with the University of British Columbia (UBC) Okanagan’s School of Engineering professors regarding a research project involving new technologies. Karin Eger-Blenk, Director and Marketing Manager at Wilden explains. “Wilden was looking for new technologies for people who want to build new homes here. We were looking for help from the School of Engineering researchers at UBC Okanagan. After our meeting we decided to build two homes to compare – one with current standards and one with future technologies. We started to plan and saved two lots here in Wilden and thought about what those homes would look like. They needed to have exactly the same footprint, exactly the same interior size, and exactly the same floor plan. The living patterns need to be comparable.” In early 2015, Scott Tyerman of AuthenTech Homes (a designated Certified Residential Builder) was brought in on the project. AuthenTech has been building custom homes in the Okanagan for almost 20 years and are known for being fearless when it comes to embracing new technology and building methods. “I am excited to be involved in such a project,” says Tyerman. “I am not aware of another project of this kind, where two similar homes with different technology are tested in a real life situation. It will be very interesting to know how a home with substantial energy reducing upgrades will compare to a normal home in the real world, with real occupants. I hope this project brings more awareness to the public, of how much of a difference these technologies can make in new home construction. It will be fun and interesting to see the direct comparison between the homes. I think this will attract a lot of interest.” When they break ground in mid-March, Okanagan College students will be on hand to take part in this one of a kind living experiment. Tyler Finley of Okanagan College is just as excited about the project as the 17 students from the Residential Construction program. “This living laboratory constructed on lots provided by Wilden developer Blenk Development Corporation is a unique opportunity for students to take their skills to the next level,” says Finley. “Working on one of the most innovative homes ever built in the Okanagan is a great experience.” Once the homes are built and inhabited by their owners, researchers from UBC Okanagan’s School of Engineering will then monitor and compare the energy use of both homes over the next three years and report their findings. A goal of the project is to illustrate for homeowners how new building technologies can translate to energy savings.

“This is a tremendous opportunity for our students to be engaged in a very innovative build - one that has the potential to generate greater awareness about the latest in sustainable construction in the Okanagan and beyond,” says Steve Moores, Dean of Trades and Apprenticeship for Okanagan College. “The practical experience of being on the jobsite for a very high-end build like this, and receiving mentorship from AuthenTech is invaluable for students. Okanagan College Instructor Angus Wood agrees. “It is very exciting that our Residential Construction class at Okanagan College will be able to assist in building the Wilden Living Lab project,” he says. “In addition to learning some of the latest technologies, students will get the chance to work side–by-side with experienced veteran carpenters and tradespeople from AuthenTech Homes.” “We haven’t quite figured out which technology will go where,” says Eger-Blenk. “We are in contact with companies who want to get their new innovations into the Home of Tomorrow for testing. The vision is to have geothermal, solar energy
and a net metering system – where you can measure the energy you produce with your solar and feed it back into the grid. Rehan Sadiq, Associate Dean and Professor of UBC Okanagan’s School of Engineering is thrilled that the school is involved. “Our school is at the cutting-edge of engineering research and this project offers a wonderful opportunity for faculty and students to apply their research expertise to a real-world situation. More than this, industry and community partnerships represent a big part of our research and teaching activities. And to top it off, it’s fundamentally a collaborative endeavour that benefits the entire community. Everyone gains something.” Once the construction starts, buyers need to be found for both homes with the understanding they will have their energy consumption monitored over a period of three years.
