MARKET REVIEW According to the Okanagan Mainline Real Estate Board (OMREB), the end of 2014 saw the strongest housing market end in 7 years, since before the market correction of 2008. After accelerating demand for most of the year, an early cold snap reduced sales activity in the Okanagan region in November. However, despite this slowing of pace, Okanagan-Shuswap home sales in 2014 outperformed 2013. While the number of active listings had declined for the last eight months of the year, supply of new listings was not made available fast enough to keep up with the demand. As a result, according to OMREB, average home prices have increased and with a shortage of entry-level homes in some areas, some buyers have had to look to purchase homes in higher price ranges. Declining inventory, specifically in the availability of entry-level homes in the Board’s Central Zone have caused this category to remain largely a sellers’ market, whereas other regions, including the North Okanagan and Shuswap remain more balanced. In the new year it is expected that sales will regain the upward momentum that was seen earlier in 2014. It is important to keep in mind that to remain competitive, sellers must continue to price properties attractively from the start of the season.

DESIGN You’ve heard the expression “there is more than one way to skin a cat,” and nothing could be truer when building a house. The traditional way to have a home built is to hire an architect or designer and a general contractor. In this model the homeowner has to search for two separate professionals, each competent in their own field. While this method has served well it can have its drawbacks for the homeowner. The most significant issue is timeline. Besides the onerous task of researching and interviewing multiple companies, scheduling the availability for each discipline can be problematic. More importantly the sequence of design and construction each takes a set amount of time in a linear fashion. First the design process must start from a broad concept and be developed to a complete package, ready for permit; then come the fine details for construction. The owner can then send the drawings out to bid to prequalified builders. The more detailed the drawings are, the more accurate the bids will be. If the costs come in over budget then, like snakes and ladders, the owner needs to go back to the architect or designer to make modifications and re-bid.

A more efficient project delivery system to consider is to hire a single entity known as the design-builder or design-build contractor. This design-build method reduces the delivery schedule substantially by overlapping the design phase with the construction phase simplifying the process to: Design + Build. The design-build method is sometimes compared to the “master builder” approach, which is one of the oldest forms of construction procedure. From a historical perspective the so-called traditional approach is actually a very recent concept only having been in use for approximately 150 years. In contrast the design-build concept of a “master builder” has been reported as being used for over four centuries.

After the builder is selected he can then submit for permit and finally start construction once everything is approved. The complete process time wise

WHAT IS A CONTRACT REPRESENTATION? A statement made by one of two contracting parties to the other, before or at the time of making the contract, in regard to some fact, circumstance, or state of facts pertinent to the contract, which is influential in bringing about the agreement.

THE TRUTH & CONSEQUENCES OF REPRESENTATIONS Almost all real estate contracts contain representations by the seller and the buyer. Some of these representations may seem small and unimportant, but it is often these representations that cause most of the problems experienced on or after the closing of a transaction. Should the seller make representations at all? Some representations will be important and necessary to make a deal with the buyer. Things like “the seller owns the property and will give clear title to the buyer,” will be fundamental to the agreement and therefore will need to be included. Many other representations will not be so important and should be made only after careful consideration of the possible consequences. Maybe they should not be made at all. One such example is, “the seller represents that the appliances will be in proper working order on the closing date.” In this case, the buyer is primarily concerned about the house they are proposing to buy and likely not too concerned about the appliances. They already know they are used. It is most likely that the seller could refuse to make this representation and the buyer would most likely still complete the purchase.

His real estate clients include lending and mortgage work to conveyancing, leasing and development transactions.

What can happen if the seller agrees to make such representations? If the seller does give representations, they will be wise to give very careful thought to it, as they are required to give correct and complete disclosure. If they fail to mention that something is not perfect, there can be consequences. It is common to see a representation such as the one mentioned above, even in cases where the appliances are not in good working order. For example, the timer or the self-cleaning cycle on the oven doesn’t work. The seller may not have used these functions and everything else works fine, so they never considered it to be in disrepair. If the seller is to make such a representation, then they are required to disclose these defects. A better option is to require the buyer to do an inspection upon taking possession and stipulate that that they have only 24 hours to make a claim if something isn’t working at that time. This however still leaves the seller open to paying for the repair or the replacement. An even better option would be to make it as condition that the buyer will take the home and all inclusions “as is”. Failure to do so may result in the seller having to pay for the repair or even purchase a replacement appliance. The cost could be significant and this expense could be avoided.

Assiduously overseen by Heirloom Custom Homes site manager, Brian Chomyscyn, the 8,000 square foot home situated on two acres of prime waterfront property with Kettle Valley stone walls, stucco exterior and weathered grey (fiberglass) shingle-roof, took nearly three years to complete. That necessitated the owners to live in the luxuriously appointed post and beam carriage house with loft that they had built previously on their property. It later became a guesthouse connected to the main home by a covered breezeway. Irregular rooflines, charming oval criss-crossed windows and even a stone turret (harbouring the interior spiral staircase) were all incorporated into the elegant design of the classic Hamptons home. The unique features have garnered some industry attention, as Heirloom Custom Homes has recently been awarded a Silver Finalist Award in the 2014 Tommie Awards for the Rychjohn home. This also lands the home in the running for the coveted Gold Tommie Award, to be announced and presented February 14th. As in true American Hamptons style, the interiors reflect a neutral palette of white walls offset by wood tones. In this case, custom alder wood floors using 8-inch wide boards throughout the open plan were stained ebony, then slightly distressed and sanded off. Says interior designer, Lynn Archibald of Lynn Archibald Interiors, Kelowna, “I worked with the most amazing finishing carpenter, Robert Dejong [Dejong & Sons Construction Inc.]. He brought drama into the Rychjohns’ home with his incredible arched and coffered ceilings, detailed wainscoting and spiral staircase leading to the second floor mezzanine.” Like Michelangelo lying on his back atop scaffolding to paint the Sistine Chapel ceiling, Dejong and his sons, Ben, Aaron and Jeremy, had to construct staging 23 feet high and 20 feet wide as well as a false floor, to implement his extremely complicated design over the sunken living room above the immense arched window. “Known as a ‘radius ceiling’ in which a compound curve is bowed, in this case towards the lake, we actually start working from the centre of the ceiling outwards, continuing from left to right to determine the angles,” explains Dejong. It took a month to construct.

It simulates false beams sloping down to 60 feet of wall-to-wall glass overlooking Okanagan Lake. Interior designer, Lynn Archibald chose exquisite light fixtures and sconces throughout the Rychjohn home, including the crystal and gilded dining room chandelier by Schonbek, suspended from the 23-foot high ceiling.The hand-woven silk indigo carpet is from Jordans, Kelowna. KITCHEN BELOW: Designed by Carolyn Walsh, the airy kitchen overlooks an open concept breakfast area ,with table made of herringbone alder wood inlaid with granite. The open concept allows the eye to take in the expanse of Robert DeJong’s incredible hand-hewn coffered and vaulted ceilings, which extend from the kitchen, to an informal dining area and to the family room beyond. The kitchen’s granite island with ample storage, boasts a prep sink by Kohler and raised 2-inches above the island, it resembles a highly polished mirrored sculpture. The hood fan with metal detailing was a collaboration with Phoenix Kitchens and Global Surfaces. The backsplash is made with stone-washed glass in oyster by Ploutos Enterprises, Vancouver. Elegant matte pewter drawer and cabinet pulls add subtle glamour to the kitchen. A full walk-in butler’s pantry leads off to one side.

MASTER SUITE LEFT & BELOW: The master suite is an elegant escape unto itself on the main floor, designed with the ebony stained alder wood floors, built-ins and and coffered ceilings found throughout the rest of the home. Archibald used travertine tile in the ensuite floor that beautifully reflects the shimmer of Schonbek crystal sconces over the his-and-her sinks, gracefully curved chandelier suspended above the round bathtub and crystal knobs on the dark built-in dresser. All fixtures by Kohler. A wall of mother-of-pearl shell adds beautiful texture. The large marble double shower boasts an unusual square rainhead, offering variant ‘weather’ and colour therapy.

The ceiling over the sunken formal dining room is another tour de force by Dejong simulating false beams sloping down to 60 feet of wall-to-wall glass overlooking Okanagan Lake. “Hanging that exquisite crystal Schonbek chandelier was a feat in itself,“ laughs Archibald.

B E AC H F RO N T BOTTOM: Overlooking 267 feet of Okanagan Lake beachfront, the property’s spectacular variety of windows and doors from Grand Openings by Kolbe & Kolbe, allow for ultimate light exposure inside and the ever-changing views of the lake all year round.The master suite located on the main floor is just steps to the 3,600 square foot Pennsylvania bluestone terrace and infinity pool with hot tub. Interior designer, Lynn Archibald designed the uniquely shaped pool with black tiles. Another terrace (not shown) with pergola made of Douglas fir, outdoor kitchen, gas fireplace and built-in BBQ is located off the family room.

The board and batten vaulted ceiling above the family room also proved a creative challenge for Dejong because of the home’s open plan and 8-foot peak. The perspective had to meet at exactly the correct angles with both the coffered ceiling in the kitchen and above the informal dining room area. Once again he designed and built intersecting false beams to balance the continuity of those on the ceiling at the other side of the home. “The striking spiral staircase in the foyer leading to the second floor mezzanine, in-home theatre and guest bedrooms, is another tribute to Dejong’s talents,” enthuses Archibald. “To add a Baroque touch to the solid steel spindles, he assembled 202 ‘knuckles’ at different heights, that resemble beautiful beaded bracelets made of solid nickel.“ Says Dejong, “I knew that Lawrence didn’t want a cookie cutter design for their home. He really wanted something different. What they did get was a ‘WOW’ element when you step inside the front door. That comes from the synergy of many really creative people working together on this build.”

The Okanagan abounds with culinary talent that rivals the gourmet capitals of the world. You can experience this talent and the divine tastes right here in your own backyard. Top chefs, winners of the Gold Medal Plates (GoldMedalPlates.com) competitions across Canada, converged on Kelowna February 6th and 7th for the national title at the Canadian Culinary Championships. Founded in 2004, Gold Medal Plates raises funds for Canada’s high performance athletes. Since 2004 it has generated a combined net total of over $9.5 million for Canada’s Olympic athletes. Judy Burns, Chair of the Canadian Culinary Championships, has been a chair or co-chair since it’s inception. “These chefs go flat out for the competition.The pressure is intense and it shows in the final results,” says Burns and notes the Canadian Culinary Championships have sold out every year. “Our corporate tables were up this year too,” says Burns. “It’s a really cool way to bring client’s to a unique event.” The two-day event started with the Mystery Wine Pairing at the Delta Grand Okanagan Friday night. Chefs are given a mystery bottle of wine and must create a dish with local ingredients that best complements the mysterious vintage, in a set amount of time, within a set budget. The guests taste and vote and the winner is given the People’s Choice Award for the best wine and food pairing. Saturday is a full day, which starts at the Okanagan College Culinary Arts Department with the Black Box Competition. Chefs get ten minutes notice, and a black box containing a small assortment of varied foods before having to produce, and plate, a spectacular dish for the national judges. “They have to do all this in one hour,” explains Burns. “It’s like an Iron Chef type competition. Only the judges taste their creations.” The Grand Finale is Saturday night at the Delta Grand where anything goes. Chefs create their best dish for guests to sample, paired with a great wine from their regional winery partner. By evening’s end, Canada’s Champion Chef will be crowned and a victory celebration will be staged including a show produced by National Entertainment Advisor, Jim Cuddy. “We maxed out at 600 or 650 guests, due to space limitations,” explains Burns. “Besides, it is unrealistic to have the chefs serve more than that many people in a limited amount of time.”

James Chatto is the National Culinary Advisor and Head Judge. He is also a journalist, senior editor for Food and Drink magazine and has written seven books about food, including, The Man Who Ate Toronto. When asked, “Why Kelowna?” this is his answer. “In the early years we always changed the venue for our national championship. It was an awful lot of work. Kelowna was the perfect choice, as it is easily accessed from across the country via car and plane. We were made very welcome by the community and had such a good time, so we decided to make it our permanent base and build on that from one year to the next.” “It’s fascinating to see really, really good chefs under the gun and working so hard to make delicious things for us to eat,” says Chatto. “The theatre of it is fascinating as you get to watch them exercise their abilities and talents. There’s also the party with the fantastic athletes.” Winners of the Canadian Culinary Championship have gone on to great success. “It’s a life changing experience,” says Chatto. “Our first year winner went on to open restaurants in Bejing and Hong Kong and Vancouver. When Mark St. Jacque won in 2012 he was taken over to cook in Canada House [at the Vancouver 2010 Winter Olympics]. Last year our champion got a BMW. You’ve got about a month to recover and then it’s time to dive in again at Devour Kelowna on March 7th 2015. This culinary showcase for social foodies was a sell-out last year, and is sure to be again this year. It’s a spirited competition with the guests doing the judging for their favourites in the categories of Best Bite, Best Pairing and Best Sip. Holly Dober is the event director for Devour Kelowna. “I started my event company – Social Magnet Productions – with the intention of focusing on Devour Kelowna. The culinary industry in the Okanagan is really growing and it is a celebration of that here in the Okanagan. We do great wine events in the Okanagan; however, Devour has its focus on the chef and our culinary culture. It’s the perfect time of year for the chefs as well, a time to shine the spotlight on a down time of year.” Basically, Devour Kelowna is a culinary stage for Kelowna’s best chefs, mixologists and purveyors of fine food and drink. The venue is the Centre for Learning at Okanagan College. There’s plenty of space, up and down, with two staircases that allow for easy flow of movement. The white walls are the perfect modern backdrop for adding the décor and feel for the event.

“Our first year we sold out with 500 people attending,” explains Dober. “We had 50 presenters/exhibitors: 30 restaurants and 15 wineries, three distillers and two breweries. It was a good 10 - 1 ratio so people could talk to the chefs and the winemakers and distillers and brew masters. I’m going to shoot for that ratio again this year.” Last year, Devour Kelowna brought in celebrity head judge, Chef Vikram Vij. “My goal is to have a featured chef and some food writers as judges,” says Dober. “Having food writers from across Canada helps spread the word outside Kelowna and draw some attention to the culinary scene here. Having Vikram here was great, he had that expertise of judging the culinary side of it as well as being on Top Chef Canada and Dragons Den, plus he has his restaurants.” Devour Kelowna supports the Okanagan Chefs Association, one of the largest chef associations in the country, made up of Okanagan chefs, some wineries and event planners. They support young chefs that are going through training or just starting their career, as well as several other charities (OkanaganChefs.com). As Dober explains, Devour Kelowna is a social night out. “Once you walk in the door it’s time to indulge in the whole culinary experience. It’s a great opportunity for a relaxed client hosting or to show your appreciation for employees, or just a night out with friends. It really is a great social night out - it’s a culinary showcase for foodies.” Then there is the highlight of the evening… the winners. The judges choose their winners, and the guests chose theirs as well. “The people in attendance can text their choices that night and the results are tallied at the end of the night.” ENCOUNTER The sculpture, Encounter from the Encounters With Iceland exhibition, leans precariously on a base of Icelandic granite at the base of Mission Hill’s 12-storey bell tower.

A GARDEN OF NEW BEGINNINGS A KELOWNA COUPLE MEETS THE CHALLENGE OF TAMING A STEEP SLOPE WITHOUT LOSING THEIR MAGNIFICENT VIEW OF OKANAGAN LAKE. WRITTEN BY SUZANNE ANDERTON PHOTOGRAPHY BY ADAM GIBBS PHOTOGRAPHY

“After years of living in an Edmonton condominium, memories of my parents’ lush country style garden in England began to tug at my heart strings, and I yearned to find a place to get my hands into the soil.” This homeowner had no idea how quickly those words would become reality when in 2005, she decided to take a road trip to the Okanagan to see the damage a devastating forest fire had caused two years earlier in a Kelowna residential area where she had once lived. “I stumbled upon one of two lots left for sale, and marveled at the stunning southeastern vista - 180 degrees of lake and mountains. The house and garden had been completely razed by the fire, leaving the raw contours of the land exposed. It was painfully obvious that the one-third acre lot was incredibly steep, and my dream of a sprawling front lawn and bungalow-styled home could not happen in this location. Within the week I‘d abandoned the idea of a lawn and bought the lot for the view, believing that a good measure of determination would somehow create a marvelous garden there.” As a businesswoman, this savvy homeowner has an enormous reservoir of determination and she’s used to making quick decisions. By 2007, a new home was built, and landscaping started in earnest. Conquering the difficult dry and bare slopes that now grow a small terraced forest, was a task her husband was also willing to get determined about, despite the fact that he had no previous gardening experience. His good strong back was certainly a valuable commodity as the couple committed to bringing life back into the garden. Guidance from Dogwood (a well respected, local nursery) helped the couple establish the first priority: terracing the steep slope with rock walls, which created pathways and level areas for planting trees. “We wanted evergreens that would grow quickly along the sides of the house to give us privacy,” explains the man of the home, who enjoyed perusing the Dogwood Nursery’s bargain section for trees to fill in spaces between the Austrian pines and blue spruce the nursery owner recommended. The pines are now healthy specimens, about five meters tall and important elements in the canopy that creates a cool enclave cut through with winding pathways. Strategic tree placement has meant no lake views have been compromised, even though the pines are now interspersed with good-sized maples, mountain ash (sorbus), Saskatoon bushes, gleditsia, alder, spirea, lilac, and unfortunately, poplars. Five years after planting, the poplars must go due to their invasive nature and the spruce need some urgent professional pruning at

the tops of the trees, due to damage caused by tussock moth. The landscaping has not been without its challenges, as deer regularly munch on new growth, destroying birches originally planted there, and they continue to be a menace to the numerous roses growing on the higher levels near the home. The home’s visitors arrive via a south facing steep driveway leading to the front of the house. It’s edged with a large sloping perennial bed and ends at a koi pond close to the front door. Large koi meander lazily under a net that keeps heron at bay, and the vertical sides of the pond eliminate ledges on which raccoons can get a foothold. “Until we got rid of the ledges around the pond, raccoons created mayhem, and now we never have any problems,” says one of the homeowners.

STORING DAHLIA TUBERS Left in the soil, dahlia tubers do not survive the winter in the Okanagan. Follow these steps to store your dahlias indoors until spring: »»Cut off the green growth and the last precious blooms near the time of the first frost and dig out the tubers carefully. They will be much larger than when first planted so be careful not to damage them by being too aggressive with the garden fork. »»Shake off the soil and leave the clump to dry for a day or so in a protected area. »»When the clump is dry, place in a cardboard box with a light cover of peat moss (wrapping loosely in newspaper also works). »»Store the box in a garage or basement where there is no threat of freezing or overheating. Do not enclose the tubers in plastic, as this will cause rotting. »»Uncover in the spring and divide the clump by pulling apart into smaller clumps or use a sharp knife to do so. Remove any decayed areas. »»Plant in the garden once the danger of frost is past, or pot up early in the season, place in a sunny indoor spot for later transfer to the garden.

“The lake view is constantly changing and I want the garden to be like that too,” says the lady of the property, who starts the season with masses of bulbs, aubretia, rock cress, periwinkle, lilacs, primula, irises, candytuft, peonies, snow-insummer, and fragrant dianthus followed by roses, hydrangeas, spirea, clematis, Russian sage, gaura, huchera, just to name a few. In 2013, dahlias were given a trial run and put on such a good show in a sunny spot near the house, that the task of storing the tubers indoors over the winter seemed a small price to pay for the glory of the late summer bloom (see side bar for notes on winter storage). A favourite shrub at the entrance to the driveway is what the homeowners fondly refer to as the Molly Bush. Their spaniel Molly was buried there, trading a sad loss for a new joy in the form of large white heads of Hydrangea Annabelle. There’s no doubt that these homeownrs have achieved the English country garden atmosphere in the front of the home where the riot of colour and texture gives way to steep rock steps down both sides of the house through a cooler enclave of hostas and ferns nestled under pines and columnar hornbeams. A compliment of pink tournament of rose - rose bushes now tall enough to provide their own form of privacy, grace the eastern border. If one dares risk raising the eyes from the rock steps for a moment, a cascade of annuals drips from enormous hanging baskets will come into view. Colour from a balcony perch high above is a surprise, but allow only a moment of inattention! The rock steps require careful negotiation if the goal is a descent into the forest at the rear of the house and further down into a fenced vegetable garden which was a new venture in 2013, and one that required more time than the couple had planned on. Squash and zucchini ran rife, and vegetables sometimes ripened before there was time to use them. “There’s always next year I’m told,” laughs the homeowner. The sense that the garden is as changing as the lake, provides the couple with renewed energy for each project they tackle. They’re not afraid to make mistakes and laugh when they do, for they’ve learned a lesson each time, and are never afraid to admit that making a garden is not about making a conquest of their difficult terrain, but about having fun with plants and sharing that joy with others. Nestled at the top of Kelowna’s exclusive Sheerwater development, shouldering Knox Mountain Park, the stone, wood and glass masterpiece was a real estate enigma from the outset, a near impossible combination of hillside views and lakefront vistas with boat access and a 10-minute drive downtown. And yet, when the lucky owners snapped it up from Luxury Auction House, which purpose-built the home to be sold on the auction block, they set the bar even higher, asking the original builder to execute an addition and renovation to accommodate more privacy. “The owners do a lot of travelling with family and friends, and they wanted to have a space for themselves,” explains builder Scott Ross, of Timberhaven Homes. Ross joined forces with Calgary-based architect Michael Shugarman and, together, they executed a complicated renovation to add a third floor to the house without altering the look or feel of the home. The task meant peeling off the roof, adding new floor joists and opening up the main floor as structural supports were added to buoy the new sixth bedroom, workout space, sitting room and two ensuite baths. Accent Custom Furniture, in West Kelowna, milled a 500-pound, rounded panel door to separate the small sitting room from the sleeping area in this new thirdfloor bedroom, and a power-actioned, curved glass door echoed the design element in the gym, creating a distinct, open-concept space where the homeowners can get away from the bustle of a busy life. This is a home where luxury is the bottom line. On the ground floor, it boasts its own wine cave, carved into natural rock, and the renovation allowed for a venetian plaster finish to be added on the second and third-floor walls for a European flair. Added to the infinity pool and private pool house, it is certainly a structure worthy of its prime location and a bit of a dream-build for the team executing the job. “The only requirement was we had to keep to a tight schedule. We started on December 17th and we were finished on June 28th. It was a really fun project,” Ross explains. No expense was spared to ensure the home met the bar.

Shugarman hand-selected all stone imported from Europe, including the onyx for the stone-panelled walls of the new lady’s master bath. Each panel was mapped, cut and carefully book-matched for installation so the veins of the stone flow seamlessly from panel to panel. Paired with a leather-finished travertine tile and a glass room for the toilet, it is a bright, inviting space to fully prepare for the day in, with shower and bath options, a wardrobe and vanity.

Very little was added to the main floor, save a new big-screen television on the stone-column fireplace and the wall finish, so the focus could remain on getting the details right upstairs. Designed to replace a 400-square foot glass room and rooftop patios, the third floor offers generous slices of outdoor space, such that a breather from a tough workout can still include fresh air on the patio and time to enjoy the view on a new floor that looks and feels completely organic to the original build.

Having a house on Okanagan Lake is one thing, turning that house into a well designed and welcoming home that gets the most out of the Okanagan lifestyle is another. After enjoying three summers in their lakefront home, the owners decided it was time to truly make it their own. They enlisted architect Mark Tremmel of Tremmel Design Group in Colorado, Kelowna designer, Nicole Begrand Fast of Begrand Fast Design Inc., and contractor Jason Brears of Heirloom Homes. Nicole Begrand Fast explains the owners’ vision. “The existing house was on the contemporary side and they wanted to take all of that to a different level of finish and detail, as well as add the additional garages and guest suites. There were lots of Skype and site meetings and the team brought all their strengths to the table. This really shows in the house. “People often comment on my contemporary design style, while being very cleanlined and modern, my design aesthetic is always warm and inviting,” says Begrand Fast. “That is certainly the case with this home.” One look at this home and you can tell it’s all about the details. “As you come up the 100 foot driveway, the first thing you notice is a 50-year-old apricot tree,” Begrand Fast points out. “It’s a focal point of the front yard. Then the exposed aggregate driveway blends into flagstone walkways leading to the courtyard. Troughs were created in the flagstone for planting grasses and bamboo.” The wood finish chosen for the home is batu, also known as Brazillian walnut. This beautiful wood was used on the street side of the home and carried through to the courtyard and the lakeside covered patio.

Aluminum and frosted glass garage doors kept things very airy and modern and create a warm inviting look at night. The breezeway side of the garages are clear glass, allowing plenty of natural light into the space. The owner, a car aficionado who races, had a lift installed into one of the garages. As you enter into the home your first impression is one of openness. The grand foyer encompasses the second level, which allows light to pour through the two-story windows. Two focal points of the home are the wine room, which is incorporated into the design of the dining area, and the stone fireplace. “The stunning fireplace stone in the living room is original,” says Begrand Fast. “A custom millwork piece was added to the right and the fireplace was refaced with a stainless steel surround.” The homeowners love to cook and entertain so the kitchen was designed with that in mind. From the pass through window to the full outdoor kitchen with outdoor entertaining area, this home was built for Okanagan sunshine, lazy days by the lake and welcoming friends and family to share it all.

BEVERLY HILLS ESTATE A COUPLE RELOCATING FROM ACROSS THE COUNTRY FOUND THE PERFECT COMBINATION OF OUTDOOR LIVING AND COZY RUSTIC CHARM WHEN THEY TOOK A CHANCE AND BUILT A HOME IN VERNON’S BEVERLY HILLS ESTATES SUBURB. WRITTEN BY DARCY NYBO PHOTOGRAPHY BY COLIN JEWALL PHOTO STUDIOS INC.

Chuck and Trish Gabruck wanted to build a custom home close to a lake, near the mountains and with a great climate. They decided on Vernon and found designer Graham Townley of Hillside Design and Drafting Inc., who recommended they contact Donovan and Leann Imbeau of Woodstyle Homes. “Donovan showed us some homes in Beverly Hills Estates and we really like them so we chose him,” says Chuck Gabruck. “It was mostly Trish that designed the home. She came up with the colours, the wood and the styles; then Graham incorporated it into the final design. It was a combination of all the things we liked about homes we’d lived in.” “We move around a lot,” says Trish Gabruck, “and we really wanted somewhere warm to live. We ski in the winter and the summers here are so beautiful. We also wanted real wood fireplaces, because electric or gas just don’t compare to a wood fire. It’s rustic and gives a bit of a cabin feel.” The biggest challenge they faced was building their dream home while they were in Ontario. Chuck credits Donovan with the relative ease of the build. “The owners came out three or four times over the course of the build,” says Donovan Imbeau. “They met with the various trades, got their ideas and then corresponded via email and photos. They made their choices in batches, and we’d set up appointments for them to make the best use of their time while they were here.” In some instances, materials for the build could not be found in BC. Owner, Trish, faced quite a challenge in finding the limestone she wanted. “I first spotted it in a magazine, then found out where it came from and then had samples shipped to the build site,” she explains. “Then we tried different colour combinations. It took a few tries, but we got what we wanted.”

Once the limestone was acquired, it was time to build the fireplaces. “With wood burning fireplaces you need a certain size of venting,” explains Donovan. “The vent pipe dictated where we could put the fireplaces. If there was a truss in the way, we had to bump the fireplace into the room a little more. Both fireplaces stack on top of each other, so venting has to then get offset and run beside the fireplace upstairs to get out through the roof chimney.” Patience paid off and in the end, the home was perfect, with a few added pluses. “Paradise Kitchens and Woodwork did an absolutely fantastic job,” says Trish. “We couldn’t find a hood fan we liked so they created one, out of wood, above the stove. It’s beautiful!” When it came to the exterior of the home,” says Chuck, “we couldn’t be more pleased. Jeff Homer of Blue Haven Pool and Spa Ltd., and Michael Jodoin of Chinook Landscapes Ltd., brought the whole look together for us.” In the end, the Gabrucks created a house that was exactly what they wanted – a warm and inviting home to enjoy for years to come.

DANIELLE HARSHENIN THERE ARE TWO SOLID TRUTHS ABOUT DANIELLE HARSHENIN; SHE’S NOT SHY, AND SHE DOESN’T SHY AWAY FROM TRYING NEW THINGS WRITTEN BY DARCY NYBO

This contemporary abstract artist is a bona fide, born and raised Kelowna gal. She lives in Lake Country with her two children, now 7 and 4 years old. As she tells it, she was always a little artistic, but it was during her first pregnancy that she decided to pick up her long abandoned brushes. “I was pretty young when I had my son,” she explains, “and I made a choice to stay at home and be with him.” When asked how those first paintings turned out, she doesn’t mince words. “My first paintings were crap,” she laughs. “They were flat and boring. I tried to do detailed stuff, but I lost interest right away. Then I started making more textured stuff with less detail.” Her family supported her endeavour and she applied to ArtWalk 2007. “I was accepted,” she says, “and I sold two paintings, Chances and Elements, for about $500 each. It was the motivation I needed to get going and paint more and try new things.”

Several art walks and a few Kelowna and Lake Country shows later, Danielle’s art is in demand. Most of her clients come from word of mouth, the rest from looking on her website. When a client wants a painting commissioned, Danielle is up for the challenge, even if that means creating something for a home she’s never seen. “If a client is here in the Okanagan, they invite me over to see the space. If they are too far away to visit, like Vancouver or Calgary, I can Skype with them. I get them to walk around the house with their laptop or smart phone and show me the space where the art will go.” Size is not an issue either. “My largest pieces are actually accent walls in people’s homes, and the smallest pieces are about 10 by 10 inches. Danielle gets her inspiration from pretty much everything. “I like to follow home décor trends and sometimes it’s just things I see in nature. There’s a spot between Vernon and Lake Country where they blasted out the road and the rock is just amazing. My painting, 55 Carts, was inspired by that rock.” She’s quite resourceful when it comes to finding items to work into her paintings. “I had a bunch of spray paint, which is an oil based product, and some left over house paints and then I built up texture with acrylic mediums. I ripped up an old Russian book and incorporated the lettering in there as well.”

Her recent works are highly creative and miles away from her 2007 paintings. “A lot of my recent inspiration has come from maps, road lines, license plates, postal codes, post mail and military influence. I’m into bar codes and skulls and mug shot type paintings now.” Anything Danielle’s created in the past year can be printed out for a minimal cost. “I print on any type of paper from photo paper to bamboo, or metallic or canvas. I want to make my art affordable for everyone.” Finding time to paint can be a challenge for the young mother of two. “I stopped painting last year and I noticed my moods becoming more negative. I needed the creative outlet. Now I paint when the kids are out of the house or asleep. I’ll always keep painting.
